DMCC ordered the all developers to cleaning and leaving the lake place by end of December because next year they will start to prepare the lake.

Some people on the JLT mentioned a few times that "it might be a good idea that we have parks instead of the lakes". Nothing serious though; the main reason is the contracts with the developers: they were promised lakeside properties that's why they paid for them so that's what they are going to get.
How on earth did this become a rumer?!! :nuts:

No status update on the lake yet? I hear 4th quarter and it looks as though the it might be even beyond that all the AC cooling units are still in the lake area.

You can also see how lake is coming along nicely, should look great when lake's, and land scaping is finished.

The one-way, circuitstyle road network of Jumeirah Lakes Towers (JLT) is here to stay.
Last week, at the Dubai Multi Commodities Centre's (DMMC) launch of the first water-filled lake in the mixeduse precinct, it was confirmed that the development's roads would remain in their present form.
Bryan Wilson, executive director – properties at DMCC, said that the one-way roads at JLT would remain after the development was completed."The road system was modelled on a population of 170,000 people," he said.
"Studies showed that it would be safer to implement a four-lane, one-way road network to avoid a left-lane crossing system."
At present, many residents of the area have to drive an additional 2-3km every day just to exit the development, which has a circuit of looping roads configured like number 8.
Despite this, access to Shaikh Zayed Road is considerably better than nearby areas such as Dubai Marina, The Springs or The Greens.
Wilson explained that when the project is completed, the roads will be linked to two interchanges on
Shaikh Zayed Road in addition to the Western Parallel Road, providing excellent road access for residents. "Once things stabilise, location will ontribute a lot to property values here. In addition to the good road access, the area will have two Metro stations and will be close to the new upcoming airport."
Ahmad Bin Sulayem, executive chairman of DMCC, confirmed the roads were here to stay. "People may not like the roads now, but they will thank me in a few years time, when they compare it to other areas," he said.
Bin Sulayemalso confirmed that JLT would be fully completed in 2011, noting that most developments were on schedule.
"Most of the developers are moving as fast as they can, except for two of them. It's moving well."

that's why I was mentioning proper exits.. as a minimum they have to let me go out through the 5th interchange.

dude that is not pain! pain is leaving @ 6:30am in the morning from sharjah and reaching office at between 8:00 to 8:30am
I will be living in V3 i think entering that cluster is easy from Main SZR and then metro station is also there :) :cheers:

I'll see if you are of the same idea when you have to drive over 100 speed humps a day, and note that 100 is not an exaggeration... to reach V3 and go out to SZ there are more than 20 very high humps.

I remember initially when JLT access was opened for public and traffic increased slightly , one would have to wait at EVERY delivered cluster for cars from two way traffic to enter the cluster. Believe me stopping at every cluster is WORST than driving smoothly and reducing speed at speed hump. With so many clusters occupied now , believe me one way traffic is a blessing :)

I remember initially when JLT access was opened for public and traffic increased slightly , one would have to wait at EVERY delivered cluster for cars from two way traffic to enter the cluster. Believe me stopping at every cluster is WORST than driving smoothly and reducing speed at speed hump. With so many clusters occupied now , believe me one way traffic is a blessing :)
I'm not debating the one way, even if JLT was not planned for it as you can easily tell, but the speed humps must be removed completely. In other civilized countries humps are illegal since they damage cars and prevent emergency vehicles to drive at full speed if needed (can you imaging being in an ambulance in a life threatening situation and being slowed down on your way to the hospital by stupid humps?). Also, I'm not asking for access to SZR every 30 mts. but I don't want either to be forced to make 3 Km every time.

Well said about the Emergency vehicles pregnant women might deliver between humps. why not write to gulf news and then to DMCCA or either way

Now it's useless, I believe. I'm just waiting for the first association of owners and then will see what DMCC has to say about it. I'm also curious to hear how they spend the 1.50 AED per sq ft on maintenance since we don't even have lights on the roads. An I hope they are planning some tiling work on the lake... the black waterproof sheets are ugly, look cheap and will melt down in summer.

I'm looking to buy a few apartments in JLT for my employees and for investment reasons. I seem to be hearing a lot of complaining going on about property managers, delays, hidden fees, up-charges etc, concerning JLT.
Could someone give me some advice on what building to stay away from, what developer I should not trust and what to expect. Also tell me some good news and suggest a good building in JLT. We're opening an office there and I could really use the feedback.

The new shape has changed, now there is less water and more open space as a green area or walkways. I can see great progress, I am guessing, that it should be filled within 2 months or maybe by 9-9-09 ;-)

JLT, K1-2-3 plots
podium-road structure done but still nothing there.
Good news , I met with an investor there , we had a nice chat :)
The Al Attar told him that the mobilisaton has started behind the plot , next to the Goldcrest Views 2 and the contractor (Goldline) coming soon.
I thought that is the mobilisation of the mosque , we will see soon , its time to start something there. :)
If they start , only the M2 plot left hole (+Anantara , ON HOLD + few at the JLT extension)

Imre September 17th, 2011, 12:57 PM It seems NEVER BUILT, landscaping done around the plot if they want to build it will be difficult as there is no access road, storage area etc...
