z0rg May 16th, 2007, 05:46 PM This project has been on hold for too long. The former version (260m) was terrible, they ruined the cute 388m. I like the newest one very much anyway, so futurist.
After being on hold for ages, I think this should be started soon. According to this (www.hkconstruction.com/press_releases/PR%20Announcement/epr300407.pdf) release, HKC Holdings has just bought the land. Plus, they announce the project as their newest one on the cover of their website (where you can download the video). The project is also listed (http://www.som.com/content.cfm/white_magnolia_plaza) on SOM's website. The new name of this project is White Magnolia Plaza I think, not North Bund Tower anymore. Notice that SOM's page doesn't list many of their projects if they haven't many chances to become real.

The whole waterfront area is becoming a wall of 100-180m towers within 2010-2012.
When built, this tower should be Shanghai's fourth tower by roof (after SWFC, Jin Mao, Wheelock Square) and fifth by spire (adding Shimao International Plaza) excluding all other 297m+ proposals which haven't been approved yet.

It seems like they wanted to make a cheaper building or something. Now it looks a bit like Lilium Tower in Warsaw, only with an ugly boxy top.

I know the site is still silent from a photo taken weeks ago, and the building you pointed to actually belongs to the cruise terinal project (integral to the five low buildings, but a bit higher).

The Magnolia Building 白玉兰大厦 is an office tower being built by Shui On Land in Taipingqiao, Luwan District (where Xintiandi is located).

I looked into it a bit more and aparently Gingang Square is part of the overall development for the north bund international cruise terminal. Aparently the plot fot the White Magnolia Building is vacant and the design hasn't be finalised yet, but i haven't been to have a look myself so i could be wrong. I don't know if that picture showing construction is this site, there are more than 10 buildings going up in the overall project so it could be any one of them.
jlb July 31st, 2008, 10:27 AM Just to make things more confusing there are actually two projects with the name 白玉兰大厦 (White Magnolia Building). News articles last year referred to the north bund version that this forum is about, but there's also another one with that name in Luwan, which should probably also be in the supertall section. At 68 storeys it should break 300m because the high standard will require at least 4m between floors and it is likely to have trading floors which have much higher ceilings and raised floors than normal. The curtain wall will also go higher than the roof height. There's a bit on it here, including a picture.

In just an area of 500m x 500m, they will have: houses, lowrises, highrises, skyscrapers and a supertall.
Maybe they will demolish the houses in that area, but this trend I see all across the city. Even in Pudong, Where in the same 500x500m area, it will have:
Supertalls: Shanghai Tower, SWFC, Jin Mao.
Skyscrapers: 21st Century Mansion.
Highrises: Skyline Mansion and Yanlord Garden rezidential towers.
Lowrises: "The Red Roofs" :) (all new, is not like they remaind from a "different era").

Maybe, but for all the urban planners there are in Shanghai I think its chaotic. Too bad because it takes away from the effect of modernism that I believe they are attempting to achieve. Aside from the individual buildings, it SEEMS very third world (sorry if this PERSONAL assessment hurts anyone's feelings).

I think this is really cool. I wouldn't go so far as to call it organic, because it isn't, but I believe that it is far superior to strictly demarcated residential/commercial/whatever zones.
Though the "Red Roofs" do suck :-/.
I would very much like to see a neo-colonial take on the lowrise architecture.

"White Magnolia Plaza is on a key site in the North Bund District, a newly energized urban center in Puxi along the Huangpu River and across the Suzhou River from The Bund. While the initial plan called for five towers, SOM's final design simplified the program, calling for only three: a landmark office building and two smaller hotel towers. The massing of White Magnolia's central tower visually connects the historic Bund District with the highrise Pudong District across the river, balancing the city skyline. The two smaller crescent-shaped hotel towers complement the taller office tower, integrating the complex with the scale of the neighborhood. On all three buildings, perforated aluminum sunshades reduce solar heat gain by day and reduce light pollution by night. After dark, the organic rhythm of external louvers is accentuated by curving lines of LED light.
Ross Wimer, SOM Design Partner for the project added, "White Magnolia Plaza represents a powerful new direction in High Rise Architecture. The complex, curved surfaces of the building were designed and engineered with software used by the aerospace industry. This technology allowed us to create an efficient architecture that has a unique sculptural presence on the Skyline of Shanghai."
Balancing environmental sustainability with landmark status is also a top priority for the developer, Shanghai Jingang North Bund Realty Co. Hm, well, since there are only two skyscrapers which are higher than WMP at the moment - three when shanghai tower is finished (or has reached half it's height :D:D), I think 319m is pretty high - even for Shanghai :)
(I haven't forgot Shanghai Shimao International Plaza, but it's just spires :P)

Too bad because it takes away from the effect of modernism that I believe they are attempting to achieve. I strongly disagree. It's good to have normal street-life mixed in with high-rise office towers to have local places to eat and shop. Local neighborhoods may have less density, technically speaking, but they feel denser and more communal because the streets are narrower and distances less far apart. They are more pedestrian friendly because the distances are not as great as with high rises where you have to go far to cross the street (and the street is 6-8 lanes wide).

Yes. I believe that is International Terminal Station on Line 12, which is scheduled to open at the end of 2012.

None the less, the piling is completed on the main tower, and they are excavating the site, similar to the way the Shanghai Tower started. Yes, it appears that they are using the same method to build this as the Shanghai Tower, top-down. I'd say they'll be digging for another floor or so before they do piling and pour the raft.

People's Square will always feel that way to me. Nothing wrong with Lujiazui, just has so much more ground to cover.
Anyways, back to the topic, this tower is very interesting but renderings are notoriously misleading :P Will it actually be this translucent do you think?

travelworld123 September 4th, 2011, 06:26 AM hey, i missed quite a bit of this thread/the progress, so what was the big delay before this building started the real construction? Like there was a big period where nothing was going on and on hold right?
