Thank you very much! I just updated it.
TheBellevueBoss May 29th, 2007, 05:38 PM construction is "scheduled" to start in May 2008 and be completed by November 2010.....
mhays May 29th, 2007, 06:41 PM And 8th & Seneca is scheduled for March 2008.
hello345 November 18th, 2007, 09:04 PM is this project still alive? Any news about it?

The latest DPD Information Bulletin has been released today and it appears that the Icon Tower is continuing through the permitting process.

"Land Use Application to allow a 32 story building with 283 residential units above 4,103 sq. ft. of retail on ground floor. Twelve floors of below grade parking (automated parking system) for 314 vehicles will be provided. Supersedes previously approved Project #3003699."
I'd like to see this one get buit. :)
Black Box March 6th, 2008, 08:53 PM ^Nice!
Mr.Blonde March 6th, 2008, 08:55 PM FWIW, there is a new Notice of Proposed Land Use sign up on the site.
For months the old sign was laying on the ground, being propped up by a couple of oil barrels and getting warped in the rain.
CityView Jim March 6th, 2008, 11:00 PM I'm naive. Can someone explain how the automated parking system would work. I almost crapped my pants when I saw 12 levels of parking. Then I saw the automated part.

SeaGuy March 7th, 2008, 12:40 AM Mhays, what is the project at 8th and Seneca?
CityView Jim March 7th, 2008, 12:45 AM http://www.automotionparking.com/video.php
Thanks for the info, but OMG!! This looks so complicated. And what if there is a line up for everyone to get their car? Not to mention if there is equipment malfunction or breakdown.
Appears they can fit many more cars in a much smaller area though. Articles say it takes 2 1/2 minutes to get your car from a garage of 67 vehicles. Icon's lot will be 5 times that size. It just sounds like a nightmare to me.

Here's a the thread (http://www.skyscrapercity.com/showthread.php?t=455117).
WESTSEATTLEGUY March 7th, 2008, 04:50 AM I love this proposal. I hope it gets built!
Dancer March 7th, 2008, 07:04 AM This is a much better rendering

WESTSEATTLEGUY March 7th, 2008, 08:04 AM When is Icon supposed to begin construction or digging?

These Automated parking garages are very common in asia. They work great for a building with a small population, if there is one lift. If the building was larger they would have multiple lifts.
CityView Jim March 7th, 2008, 04:42 PM I'm intrigued! Hope it works for the residents sake.
Seattleguy March 9th, 2008, 11:56 PM I finally saw a sign has been put up for the Icon Tower this past week.
testdrive March 10th, 2008, 05:37 AM That is the same set up they have for the European Tower in Bellevue........if the project goes through
jirgens May 10th, 2008, 07:48 PM i think about this tower once a week or so. i want it to happen more than any other, i think. looooove triangle lots, triangular buildings.
CrazyAboutCities May 11th, 2008, 03:00 AM Will Icon Tower break the ground later this year or on hold?
TheBellevueBoss May 11th, 2008, 03:50 AM it depends on the condition of the housing market....
CrazyAboutCities May 11th, 2008, 03:59 AM ^^ Hope it will improve. I really want to see this awesome tower to get built!
BellevueBoy August 6th, 2008, 02:08 AM Per the DJC today, it looks like this building -along with 8th & Seneca - will be switching to apartments. Hopefully this means they'll break ground sooner than later.
NW Mike August 6th, 2008, 05:55 PM I have been really looking forward to this one, Maybe you are right and they will start soon.

it's still a fuction of financing......they have missed the market on class A in city apartments.....they will have a tough time securing money for this as well....they were down in SF pitching this deal not too long ago looking for $$$......lenders up here are tapped out.......it sounds like they want to build, stabilize, and convert...not exactly an easy path to walk down...either that or continue to hold the land and bleed from carrying costs (which are very high).....I'm staying tuned in on these two developments.....
mokocoko August 9th, 2008, 11:50 AM When is Icon supposed to begin construction or digging?
Sign's been there a while (saw it just today). I guess automated garages are out of fashion with the mortgage crisis.
CityView Jim December 31st, 2011, 04:50 PM As we're talking about this one. Th epics haven't really changed, or the plans I assume. This is the one that was beng designed with the auto car parking system. It's such a small parcel, there would be little option if the parking were to remain on site.
CrazyAboutCities December 31st, 2011, 06:12 PM I thought this project is dead? Last time I heard that land were on sale but didn't know if it got sold yet.
CityView Jim December 31st, 2011, 07:06 PM I thought this project is dead? Last time I heard that land were on sale but didn't know if it got sold yet.
LCIII says there was mention of starting this project after they start 8th/Seneca (noted in that thread). I didn't read anything myself on it so I'm not certain of the reference.
LCIII December 31st, 2011, 07:27 PM DJC article about 8th and Seneca.
Pretty exciting!
LCIII December 31st, 2011, 08:07 PM Exact quote:
"The company has another site in downtown Seattle at Sixth and Wall where it's planning a residential high-rise. Weber Thompson is the architect of record on that project. Menzies said his company is focusing on starting construction of the Seneca project before resuming work at Sixth and Wall."
CityView Jim December 31st, 2011, 09:11 PM Hmmm. "resuming work?" I wonder work has been done in the last 4 years.
LCIII December 31st, 2011, 10:31 PM It's better than a flat out statement saying it's dead or that they've moved on.
InlandEmpire January 6th, 2012, 03:23 AM Not holding my breath for anything to happen soon, but I've always really liked the design of Icon Tower, and I think it would add a lot to what is a quickly densifying part of downtown.
LCIII January 6th, 2012, 09:23 AM Well according to the owners/developers as per that quote there aren't any plans for 'soon' at all. It's second fiddle to their other project. It's just exciting that he didn't say they moved on.
InlandEmpire January 7th, 2012, 04:42 AM Yup I read the quote and understand it, thanks. I've been here long enough to see when that proposal was twice the building Icon tower currently is proposed as. It's been a long time coming.
LCIII January 7th, 2012, 08:20 AM I didn't mean to explain the quote so much as say why I find it promising/exciting.
Any links to what you reference as the original proposal?
InlandEmpire January 9th, 2012, 05:03 AM Hey LCIII - here's a link I found, there is the older original render to the right of the newer one. Not sure which I like more - the original building was a bit taller. Maybe not 'twice the building', but you know....

LCIII January 9th, 2012, 06:06 PM Thank you! I hadn't seen that one.
Well perhaps since he went back to the drawing board literally and had 8th and Seneca designed taller maybe he'll do the same here!
