Mantri Developers has outlined their plans to launch new real estate ventures in Bangalore (six), Chennai (two) and Hyderabad (two) during the course of this year. The company, which has set up one of the country’s largest malls in Bangalore, Mantri Square, is looking at launching two more of them in Hyderabad and Chennai. “We are finalising plans for these two malls. Typically, each mall will entail an investment of about Rs 600-700 crore,” said Snehal Mantri, director (marketing), Mantri Developers, Bangalore.

“Even during downturn, we have not stopped investing in projects. Every project we start is announced only after securing all necessary clearances,” Mantri added. The Hyderabad project, Mantri Celestia, which entails an investment of about Rs 350 crore, will have six towers of 24 floors each with 1,152 apartments. The project located in a 11-acre site, will serve as a new residential landmark for employees in the Financial District with a large catchment area. They now can buy a property which will enable them to walk to their work place.

“The company has launched an innovative no EMI scheme till delivery of the possession of the apartment to boost sales,” she said. Under this offer, a potential buyer can book a flat by paying Rs 3.5 lakh upfront. He need not bother about instalments till the delivery of the possession. Once the apartment is handed over by December 2011 and March 2012, he begins payment of instalments to the bank. These apartments have been designed to save on stamp duty and concessions offered for apartments less than 1,200 sq ft.

BBMP projects to go to BDA

The transfer of Bharatlal Meena from Bruhat Bengaluru Mahanagara Palike (BBMP) to Bangalore Development Authority (BDA) would virtually make the Palike almost jobless as all the ambitious projects worth Rs 32,000 crore will now be shifted to the BDA.

The Palike will now be reduced to do garbage disposal and repair works as the government, according to sources, will be transferring the execution of mega projects of road widening, and construction of underpasses to the BDA.

Although Meena maintains that he was not aware of his transfer until the orders were published, the sources in BBMP said that he was well informed about it earlier. The sources said Meena, a favourite of the City incharge ministers R Ashok and Katta Subramanya Naidu, was their choice to head the BDA.

We dont want big projects under petty corporators of BBMP... They can now concentrate on pothole repair :lol: BDA always done good job.

MAHINDRA & Mahindra (M&M), the diversified business group, plans to set up a 250 acre special economic zone (SEZ) catering to the aerospace sector near the Bangalore International Airport. According to a state government official, the M&M group has shown interest in setting up the SEZ, which is going to be built under a public private partnership (PPP) model.
Anita Arjundas, CEO, real estate sector, Mahindra & Mahindra said, “Mahindra Lifespaces, the infrastructure and real estate arm of the $7.1 billion Mahindra Group, is in preliminary dialogue with the Karnataka government for developing the aerospace SEZ. The company has strong experience in this kind of industrial development zones being the pioneer in the space with its Mahindra World City at Chennai and Jaipur.”
M&M, which recently forayed into the aviation sector with the acquisition of two companies in Australia to manufacture aircraft, recently opened a new component making facility at Malur on the outskirts of Bangalore.
The Karnataka government has plans of setting up the second SEZ focused on the aviation sector. The first facility has already come up in Belgaum which is an aerospace engineering and manufacturing SEZ by QuEST Global. According to the official, the state government has already identified close to 1,200 acres for setting up aerospace SEZ at Devanahalli and it is estimated that each company would require a minimum of 250 acres to set up their facility.
Besides M&M, other companies have also put in a EoI for the aerospace SEZ but their names could not be ascertained. The Karnataka government during the recently concluded global investors meet (GIM) signed MoUs with a couple of companies who have shown plans of investing in the aerospace sector at the SEZ in Devanahalli.
BEML is planning a Rs 316 crore facility in the designated zone to provide design & manufacturing services in aircraft components, sub-assemblies and MRO activities.
Dynamatic Technologies plans to invest Rs 465 crore to set up aerospace component unit and Starracheckert Machine Tools also plans to invest 127 crore for the same.
The Karnataka government is expecting the aviation sector to be one of the state’s key industries.
The eco-system of public sector units engaged in aircraft manufacturing & development, large number of IT companies and presence of precision equipment manufacturers makes the state an attractive destination for aviation companies.

June 21: The city railway station is being expanded with the state government having agreed to allot the 30 acres occupied by the now defunct Binny Mills to the South Western Railways (SWR) for the purpose.

Bengaluru is also set to get a third passenger station at Byappanahalli, with the existing station here being remodelled with world class facilities on 176 acres being acquired from NGEF.

Speaking to Deccan Chronicle, divisional railway manager, SWR, Akhil Agrawal said the government had promised to give the land in question for both stations to the railways. “Once all the formalities are completed and the procedure of transferring the land is completed, we will begin the work on the stations,” he said.

At the cost of a few thousand people's lives (Which will get shifted - not destroyed as these people claim) - millions of people over the years will benefit from these projects.

And widening roads = cutting of trees. There is no "God Equation" here. They still think this is the bangalore of 30 years ago - and think all solutions can be obtained magically. Seeing the flying car is a good 20 years away at the least - Bangalore has not option but to widen the roads - by demolitions if necessary

It is not "god equation" that road widening = good. This particular case is simply unwise. Between Jayadeva and Banashankari 2 parallel wide roads are there,(actually 3 parallel roads) once Puttenahalli underpass is over in 2 months there wont be any traffic left.
Instead they can acquire corner sites in all signals to make it "free left", which will speed up movement near signals.

It is alleged that the signatures of Assistant Revenue Officer of the zone had been forged and the approvals issued are thus stands cancelled in Mantril Tranquil apartments at Gubbalalu, on Kanakapura Road. It is said, that there are over 1000 apartments built and the documents are appeared to have been forged. The allegation was based on the RTI responses from BBMP and the opposition leader in the BBMP Council, Mr.Nagaraj, demanded an enquiry and action against the builders. Mr.Nagarajau, alleged that the builder has cheated the BBMP to the tune of several crores. But the builder denied the allegation. Mayor, Mr.S.K.Nataraj assured the council that enquiry will be conducted and action will be taken against the concerned, if found to be true.

The news appeared in TV9, and there are more woes to the residents. It is also reliably learnt that there are other discrepancies exists and many residents are not aware of it. The case may be handed over the COD for investigation and till the completion of the investigation and report, the Katha`s issued, might stands cancelled or invalid, due to forgery. Even, some of the title documents are under scrutiny, said a BBMP, official. There were rumors that some of the politicians are also involved and are washing their hands off with the project. The builder is feeling the heat and his replies/response appear to be unbelievable. Ultimately, the buyers are affected.

Karnataka moves to set up IT investment region at Devanahalli
Bangalore, July 15 (IANS):

The Karnataka legislative assembly on Thursday passed a bill to set up an Information Technology Investment Region (ITIR) at Devanahalli near Bangalore in partnership with the central government, a move aimed to boost exports and create jobs.

The ITIR Act, 2010 will enable the state to attract a whopping Rs.2 trillion (Rs.2 lakh crore) global investments in the knowledge sector, boost exports and create 3 million jobs in a decade.

As India's tech hub, Bangalore accounts for about 30 percent of the country's software exports and over 90 percent of the state's IT exports.

"The ITIR will be a self-sustainable integrated investment region housing IT, ITeS (IT enabled services) and hardware parks, supported by residential townships, a mini airport, high-speed railway network, shopping malls, hospitals and educational institutions among others," state IT & Bio Technology Minister Katta Subramanya Naidu told reporters later.

The bill was passed without debate amid pandemonium due to the stand-off between the ruling Bharatiya Janata Party (BJP) and the opposition Congress and Janata Dal-Secular (JD-S) who are demanding a Central Bureau of Investigation (CBI) probe into illegal mining activities in the state.

Competing southern states like Andhra Pradesh and Tamil Nadu also propose to set up such hi-tech regions for attracting global investments and create millions of jobs.

To be spread over 10,000 acres in two-three phases near the Bangalore international airport at Devanahalli, about 40 km from the city centre, the investment region will be developed with the private sector playing a large role in its infrastructure development.

"Top three Indian IT bellwethers - TCS, Infosys Technologies Ltd and Wipro - are among 55 IT firms which have shown interest in setting up their software development centres in the region. Notification to acquire 2,080 acres has been issued," Naidu said.

According to state IT & BT principal secretary A. K. Manoli, a management board will govern the region and the state empowered committee under the chairmanship of the chief minister will act as an apex body on all project-related issues.

"The central government has adopted a policy resolution May 28, 2008 to set up ITIRs across the country to promote investment in IT, ITeS and electronic hardware manufacturing units, which will be economic growth engines," Manoli said.

When developed, companies in the region will avail similar tax benefits applicable to the special export zones (SEZs). Though global consulting firm Deloitte prepared the project report for the region, it is awaiting central government approval.

If this Space City comes up in North BLR, I'll personally go and do a dharna out there.
Why can't anyone concentrate on South?
You built E-City, ditched it, and went North because of your Airport.
South is neglected, one arm of the metro comes here, that too barely, and god knows if they will even do it.
Otherwise the STATE hasn't done anything.
BETL was built by NHAI. BMIC was built by NICE.



South Bangalore has been f...d by all kinds of builders and developers , be it big or small, it has extended beyond anekal ,Jigani etc..there is hardly any scope for further improvement .
So, its time for north and western Bangalore to grow, may be in a systematic way unlike the south. I only hope that the developments should happen considering the environmental mpacts.

I support development towards the north of Bengaluru. South has been overburdened due to IT. We need to move away from South now.

Except Manyata there is no big IT setup in North as of now.

Accenture/IBM or Oracle didn't refuse North star because of location it is still among top 5 work places in the country ,they dropped out because brigade was quoting a bomb (too high price) for North star .even now brigade says 67 rs rentals

BBMP making efforts to keep all markets clean and hygienic

Bangalore: Vendors and traders often complain about the lack of basic amenities in the Bruhat Bangalore Mahanagara Palike (BBMP) markets. The BBMP has now woken up to the need of providing better facilities and has taken up a slew of projects.

As per the provisions of the Karnataka Municipal Corporation Act, 1976, the BBMP is obligated to construct, maintain and regulate all public markets, including shops or stalls, for the sale of essential commodities and other needs of citizens. The Act empowers the commissioner to have control over the public markets, collect licence fee and take action for resumption of the market shops/premises.

According to sources, the BBMP has been making efforts in keeping all markets clean and hygienic and is endeavouring towards modernising some of its major markets to provide better facilities to citizens and augment adequate resources by way of collecting license fees, rent.

Sources added that recently, the development of four markets was handed over to the Bangalore Development Authority, while BBMP will develop seven. The proposal is part of the Rs. 2,000-crore projects approved recently by the BBMP Council.

The seven to be developed by the BBMP include, Gandhi Bazaar Market, Lakkasandra Market, Mavalli Market, More Market, Yediyur Market, Johnson Market and Cox Town Market. The development plans include provision for basement parking and commercial space for the vendors.

A global study boosts the idea of Bangalore but creates a route map for big, fat civic improvements

There's good news and disconcerting news. For the cheerleaders of road-widening and quickie urbanisation, here comes a list of inspiring guidelines for Bangalore's future. Wince before you widen.
Let's fight the Monday morn blues by looking at the upbeat aspects first. Bangalore, if the plain truth be retold, is playing a pivotal role in the way the West perceives India. The city, says a study conducted by a Harvard professor, shows how an urban cluster can bring prosperity to a poor country.
There's little the city doesn't already have. It's a world leader in IT; it makes the most intelligent investment in education; it has the best minds networking on innovative ideas; it is also home to the rich and famous. Bangalore is directly responsible for the development of India, says the study, Making Sense of Bangalore.
Now come the big bloated concerns. The author of the report, urban economist Edward Glaeser, says we must rid the city of its infrastructural weaknesses asap: congestion, unclean water and sewage. Don't feel bad about it. Feel guilty. Feel sorry that, as an informed citizen, you haven't been able to influence the influentials.

The IT success story
Blast the blues. Step into a brighter sunny Monday by reading Glaeser's tech profiling. Bangalore's success mantra lies in its commitment to new industries, says his study. Leading the way is IT with bellwethers Wipro Technologies and Infosys re-imaging Brand Bangalore. In a nutshell: high quality software at low cost.
With IT's growth, people have grown too. "Real incomes grew by 73% between 1998 and 2005. This growth was much faster than the growth of India as a whole. In 1998, Bangalore incomes were 24% higher than the Indian average. Today, Bangalore incomes are nearly 70% higher than the Indian average," the report states.

A good science base
After IT, it has to be education. Institutes like IISc (Indian Institute of Science), play a very important role in making Bangalore one of India's top cities. Investment in education is the most important means of enabling city-led growth. Engineering is the most preferred choice and Bangalore's success is a reminder that education is the most important economic development policy a state can have, says the study.

A networking capital
Bangalore is an ideas hub. The city's success has come from its human capital. After all, the urban advantage at sharing ideas is far more valuable when people have more ideas to share. "Certainly, it is possible to write code on an isolated hill-top, but the writer doesn't learn much in isolation. Instead, ingenuity is maximised is by working together and then bringing the knowledge of one company to a new employer," Glaeser writes.

A city of millionaires
There are 10,000 millionaires in Bangalore. The per capita income in the urban centre is twice that of the Indian average. Yet, the city certainly also faces major challenges. "Parts of Bangalore do indeed feel like a prosperous Silicon Valley office park, but the city is still in India, and poor people will inevitably flock to an economic engine," says the study.

MYSORE: The ambitious plan of the Government to set up Karnataka-Kannada museum to showcase the rich cultural heritage of the State and language is slowly taking shape with government releasing funds and allotting land for it.

The museum is one of the poll promises of the Bharatiya Janata Party (BJP). Chief Minister B.S. Yeddyurappa, who holds the Kannada and Culture portfolio, has assigned the task to the Department of Kannada and Culture and the Department of Archaeology and Museum.

According to B. Jayaramaraje Urs, Secretary, Kannada and Culture, the Government had released Rs. 3 crore initially for setting up the museum.

The Bangalore Development Authority (BDA) has allotted 1.4 acres of land in Visvesvaraya Layout near Bangalore University. Of the Rs. 3-crore released, Rs. 1.50 crore had been paid to the BDA to acquire the land.

R. Gopal, Director of Archaeology and Museum, has been given the responsibility of setting up the museum. He has visited Kerala, Mumbai, Bhopal, Kolkota and Delhi to study the pattern, design and concept of heritage museums.

Meanwhile, it has been decided to constitute a High-Power Committee, headed by Mr. Urs. Rashtrakavi G.S. Shivarudrappa, historian Suryanatha Kamath, scholars Chidanandamurthy and Hampa Nagarajaiah are among the names under consideration to nominated as advising members of the committee.

Dr. Gopal told The Hindu that the museum would showcase the heritage of Karnataka from the Paleolithic age to the 20th Century. It had been planned to request various institutions, which have artefacts representing Kannada and Culture, to share them for display at the heritage museum.

There would be different galleries in the museum to display artefacts in thematic order. Each gallery would have a kiosk where comprehensive information about that period would be provided in the form of pictures, videos and documentaries. “Artefacts of the Mauryan period to Wadiyars will be displayed in one gallery”, he said.

A gallery will sport replicas of Jnan Pith Award-winners, renowned writers, religious leaders and Chief Ministers on the lines of Madame Tussauds in London. Another gallery would showcase art and painting tradition, Mr. Urs said.

DLF to buy out Dubai World in JV for Rs 200 cr

NEW DELHI: DLF is buying out the property arm of Dubai World, its foreign partner in the 50:50 joint venture to make Bidadi Knowledge City. A wholly-owned arm of DLF will buy out the stake owned by Limitless Group, which is a part of Dubai World, for around Rs 200 crore, a person with direct knowledge of the transaction said. Dubai World is the investment vehicle of the Dubai government. When contacted, DLF spokesman declined to comment on the development.

DLF will buy the 50% held by two Limitless Group entities for a price less than the net worth of the shares, as per the deal. The discount would amount to Rs 10 crore for the entire block of shares held by Limitless.

One person with knowledge of the development said Limitless is likely to be paid around $42.8 million, compared with its investment of $50.5 million. Limitless will get less in dollar terms, due to change in forex rates during the past three years. In rupee terms, however, it would be paid almost the same money it had invested.

The Bidadi project was to come up in 9,178 acres. “The project shall generate value in excess of Rs 50,000 crore ($12.5 billion),” DLF had disclosed to the exchanges in October 2007. This was months before the financial crisis stuck the Indian stock market, hitting corporate and real estate asset valuations, and shortly after DLF was listed.

The project that was to have office complexes, shopping malls and entertainment space, besides housing facility for over 7-lakh people, never took off. On getting access to the land, the JV was to start construction work during the first half of 2008 and complete it by 2016 end.

The Karnataka government was to secure the land for the project, but, couldn’t initiate the acquisition process and last year returned the Rs 400 crore that was funded equally by the two partners. The JV then tried to acquire land on its own, but failed and that prompted the exit of Limitless.

Another reason Limitless’ exit is the financial crisis leading to losses that gripped Dubai. This has also forced restructuring of Dubai World and, in particular, Limitless’ global real estate investments. Early this year, another investment arm of Dubai World, Istithmar, sold off its stake in Indian budget carrier SpiceJet. The deal will also free up money currently blocked. Post the transaction, DLF can use the funds for
other projects.

However, one stumbling block could be the three-year lock-in clause for foreign investment in real estate sector. Foreign direct investment (FDI) norms do not allow repatriation of original investment up to three years from the time of minimum capitalisation of realty projects, but foreign investors have a window of exiting before the lock-in period ends if the Foreign Investment Promotion Board (FIPB) allows it.

DLF Limitless Developers has approached FIPB, the nodal body for clearing FDI in the country, for getting a green signal for the proposed transaction, one of the persons with knowledge of the development said.

The abandoned mining area in Kudremukh is set to not only house the much-delayed commando training centre of the state police, but will also figure prominently in the state's tourism map as a mining and eco-tourism spot.
The proposal to set up a commando training centre for the state police was taken in the aftermath of the 26/11 Mumbai terror attack. However, the plan got delayed since a suitable site for the centre could not be found.
The state government had decided to make the best use of Kudremukh's flora and fauna. Mining has been stopped several years ago in the area. The tourism project had already been granted Rs5 crore.
"The centre had agreed for developing Kudremukh into an eco- and mining tourism hub. Now the state government will send a detailed project report for the central government's approval," home minister VS Acharya said.
Kudremukh Iron Ore Corporation Limited (KIOCL) had mooted the proposal of developing the area into an eco-tourism destination a year ago. The corporation is now developing it into a toursit destination.

BANGALORE: Tier-III city Shimoga is set to become a business process outsourcing (BPO) hub with the State Government on Wednesday entering into a memorandum of understanding with the U.K.-based global business processor Xchanging for building a state-of-the-art high-end business processing centre.

The agreement envisages joint development of six acres of land in a Special Economic Zone in Shimoga on which the business processing centre would come up.

Xchanging CEO David Andrews, who is part of British Prime Minister David Cameron's business delegation to India, and Chief Minister B.S. Yeddyurappa were present when the MoU was signed.

Mr. Andrews told The Hindu his company would invest $ 120 million over five years on the Shimoga project. The proposed centre would initially employ 1,000 people, which could be increased to 2,000 later.

The proposed building would be a green structure with energy-efficient design that would exploit natural ventilation and lighting, he said. This building, which would not have air-conditioners, would create a low carbon environment.

The construction of the building, set to begin in the next two months, is expected to be completed within 18 months, he said.

Asked about the choice of Shimoga, his company's local officials said Shimoga had a pool of untapped potential, especially with the Shimoga University producing 4,000 graduates every year. In a press release, the British Prime Minister, who visited Bangalore on Wednesday, welcomed the signing of MoU and said his government was keen to lay the foundation for an enhanced relationship between Britain and India for the decades to come.

Power plant

Meanwhile, Malaysia-based Tanjong Energy Group on Wednesday made a proposal to set up a 700 MW gas-based power plant in the State with an investment of Rs. 5,000 crore. Mr. Yeddyurappa said the company would choose the location which could be either in Belgaum or Davangere, or Gadag.

Mr. Yeddyurappa also said that the Government would provide Rs. 1 crore to the Sanskrit Research Centre at Melkote for creating facilities.

Every 30 or 40 feet along this road, there are ornate Victorian wrought iron benches, the kind you get in parks. Next to them are designer lamp posts, gold stripes on a black background, the lamps themselves curved artfully like flowering fronds. With pavements laid in black and Sadhalli grey granite slabs, and big trees fronting the neat square houses, this road has already become the envy of the rest of Bangalore.
All thanks to Chief Minister Yeddyurappa. He has a house here. Though he stays at his official residence at Race Course Road, every day he makes it a point to spend some time at his private residence Maithrayee in Raj Mahal Extension.
Just two years ago, this road, located in the vicinity of M S Ramaiah Medical College and Hospital, was an eyesore. It was littered with potholes and there were makeshift structures everywhere. It started changing after Yeddyurappa became CM. He first ordered the illegal tenements to be removed. That was enough cue to the BDA. Its officials, who had not bothered about the illegal encroachments for over two decades, swung into action. Soon, bulldozers and JCBs had done the needful.
After this, the BBMP took over. They decided to give it a completely new look. The road was tarred over, the pavements were levelled and special street lamps were bought from Gujarat. “We are spending over Rs 2 crore for beautifying this road. Malleshwaram MLA Ashwathanarayana is taking special interest in this project. Work is on full swing,” said Rajanna, the BBMP contractor who is in charge of the work here. Wish it were the same elsewhere in the city too.

Palike approves nine projects without debate

Amidst chaos the BJP-led Bruhat Bangalore Mahanagara Palike (BBMP) Council on Thursday approved nine more infrastructure related projects, worth Rs 28.34 crore, without any discussion.

For the third time in as many months at the Council sessions, the BJP appeared to have taken “advantage” of the opposition storming the well demanding the suspension of the ruling party corporator over a statement offending the controversial corporator from Yeshwanthpur, Munirathna.

The opposition leaders termed it as a “stage managed” session by the BJP and blamed the BBMP Mayor S K Nataraj for playing partisan politics. “They have been time and again using the opportunity to approve the agenda without any discussion when the House has not been in order,” alleged opposition leader M Nagaraju.

The agenda tabled at the Council was not shown to any of the opposition members nor their own partymen, including the Chairman of the Standing Committee for Taxation and Finance, P N Sadashiva.

Speaking to the media, Sadashiva stated that while the members of the Standing Committee were not aware of the agenda to be approved, he had given the green signal to table the nine items in the agenda orally to the Mayor. “He (Mayor) termed them as emergency matter and hence I gave the approval,” said Sadashiva.

Opposition leader and corporator from Hanumanthnagar, K Chandrashekar claimed that as per the Karnataka Municipal Corporation (KMC) Supplementary Act, if there is no prior notice, of seven days, to the Council on the agenda to be discussed then the Mayor had the provision to call upon only one agenda and not nine of them.

While the House was still grappling with the approval of the agenda without any discussion, Mayor S K Nataraj made a quiet exit to attend a function elsewhere in the City. The Congress Party corporators who after the adjournment of the House met the Commissioner appealed to him not to implement the projects approved.

But there was no seemingly positive reaction from the Commissioner, Siddaiah. Speaking to the media he said: “There are a certain set of precedents and rules which have to be followed. As a Commissioner my job is to implement those plans which have been approved by the BBMP Council.”

Bangalore: After more than two years in operation, Bengaluru International Airport (BIA) will now go on an expansion mode.
The immediate focus will be expansion of terminal 1 (T1) to handle passenger traffic of 17 million per annum from its current capacity of 10 million. The process will happen in three phases, with the third involving construction of a second terminal building — terminal 2 (T2) — expected to handle 51 million passengers annually.
After the Joint House Legislature Committee (JHC) found a few lapses in BIA, the Bengaluru International Airport Ltd (BIAL) decided on expansion plans at its board meeting. The proposal was submitted to chief minister B S Yeddyurappa on Thursday.
“Immediate changes inside the terminal building include additional security checkpoint at both domestic and international terminals; rationalization of commercial space inside the airport to provide more seating area; exclusive lounge for government and VVIP dignitaries, lounges for various airlines and toilets,” Yeddyurappa said.
Nearly Rs 1,000 crore will be invested in the expansion plan. Sources in the infrastructure development department said the T1 design and expansion layout has been finalized. Work will begin in September.
T1 will be expanded by 70%, with additional passenger space of 50,000 sqms. Work will be completed in 18 months. While global architectural firm HOK will design the project, construction partners will be selected through a bidding process. T2 will initially be built to handle annual passenger traffic of around 15 million, which would be scaled up to 36 million.

The height of a building has always contributed to the construction’s status, besides giving an opportunity to developers to one-up on their competition. While India may be far behind when it comes to elevated constructions, such as New York City’s Freedom Tower (540 metres) and Dubai’s Burj Khalifa Tower (828 metres), the country is making a slow and steady ascent with a number of towering structures planned for several cities.


Commercial towers


After already having approved two tower projects with around 50 floors each, Bangalore is now also deliberating a proposal for a structure with over 110 floors. Hyderabad has approved a tower project with over a 100 floors.The southern city has also approved a 90-storeyed tower as well as two constructions each with 40-45 storeys. Kolkata has a couple of projects with 40 -45 floors under construction and the same number of 50-plus storeys being approved. Gandhinagar in Gujarat has also joined the race be approving two tower projects that will have over 85 and 70 storeys each. Pune, Ahmedabad, New Delhi and Chennai are in the fray with a number of proposed towers awaiting approval. However, Mumbai would be the frontrunner with about 20 commercial projects each with over 50 floors.

South Bangalore has been f...d by all kinds of builders and developers , be it big or small, it has extended beyond anekal ,Jigani etc..there is hardly any scope for further improvement .
So, its time for north and western Bangalore to grow, may be in a systematic way unlike the south. I only hope that the developments should happen considering the environmental mpacts.

Actually North bangalore is improving in many terms.Atleast Dasarahalli constituentcy has improved leaps and bounds.The mud roads is a rare sight in dasarahalli nowdays.

BANGALORE: The Indira Gandhi musical fountain park premises on Raj Bhavan Road is abuzz. If all goes well as promised by the government, the National Military Memorial (NMM) should be ready in a year's time.

BDA commissioner Bharat Lal Meena said work resumed on the site soon after CM B S Yeddyurappa's announcement in the legislative council on July 16. Meena hoped this long-standing project would be completed by December 12 this year - a day which also marks Vijay Divas.

"We are following the same work plan as decided earlier. However, keeping in mind environmental concerns, we'll be focussing on minimum construction work. There'll be no unnecessary tree-cutting exercise," Meena said.

Had the agency received any written communication from the government to continue work? "No. But the chief minister has made his decision very clear in the announcement. So, we have no reasons to halt work, considering there's no change in plan."

Jagjivan Ram Nagar residents say the project will affect places of worship

The mood was festive, almost. Schoolchildren lined the streets while the entire 1.8-km stretch from Jagjivan Ram Nagar Junction to Vijayanagar Pipe Line Junction was cordoned off. Thousands of people gathered in the streets eagerly awaiting the arrival of Mayor S.K. Nataraj and MLA Zameer Ahmed Khan.

The Mayor visited the thickly populated area on Tuesday to review the road-widening proposal. Residents of the area claimed that the proposed widening would eat into the old prayer house (mosque), a church and a temple. They told the MLA and Mayor that the road-widening proposal could be realigned so that the places of worship remain untouched.

Currently, the nine-metre wide road sees a lot of traffic. Bruhat Bangalore Mahanagara Palike (BBMP) officials claimed that road-widening was inevitable. As per the proposal, the two-lane road would be widened to a four-lane one. Over 200 properties had been identified, they said.

Speaking to presspersons later, Mr. Nataraj said that he had discussed the issue with the BBMP officials and directed them to take up realignment of the road-widening proposal. “The road-widening can be taken up on the left side of the road, which is government property. Also on the left side are the police quarters, which I am told, is currently vacant. We will widen the road as much as possible without inconveniencing the people,” he said.

He also said that BBMP was making efforts to conserve heritage buildings, wherever possible. “However in some places, like the one in 8th block in Shakambari Nagar, a temple had to be demolished to make way for road-widening,” he added.

Mr. Khan urged the Mayor to direct the officials to look at alternatives. “Fortunately, we can still take up road-widening on the left side, without affecting the people,” he said.

ANGRY MOBS

Even the heavy police security could not control the thousands of people who had gathered in the streets. There were a few anxious moments when the mob got unruly. A few local leaders formed a protective cordon around the MLA and the Mayor. During the chaos, a photo journalist who took photographs of weapons found in a four-wheeler was reportedly threatened to delete them. The police arrested six persons during the pandemonium. Police used their canes to disperse the crowd.

The stretch of the area from the Hebbal flyover upto Devanahalli is abuzz with plans for many commercial projects. The recent Global Investors’ Meet, brought this area into focus. Many industries have evinced keen interest in the three industrial parks that are coming up on 3,000 acres of land in this region and will be ready to occupy by the end of this year.

The widening of the Bellary Road and future connectivity through the planned Peripheral Ring Road (PRR) has also made this area a sought-after one. The PRR is aimed to connect Tumkur Road, Hosur Road, Mysore Road, Magadi Road, Bellary Road, Old Madras Road, and improve accessibility to Devanahalli. This is also spurring interest in residential options around these areas.

According to findings from real estate firms, there are certain locations like north Bangalore that are buzzing with activity. This is because of infrastructure developments like the new international airport, the metro project, flyovers, underpasses and roadwidening activities, which are encouraging developers who anticipate a growth in demand. “Presently, north Bangalore is undergoing rapid transformation due to commercialisation. Also, it is noticeable that the region has significant residential real estate activity, along with commercial developments,” says Karun Varma, Managing Director, Jones Lang LaSalle Meghraj.

FACTORS DRIVING DEVELOPMENT

The availability of land parcels for commercial development is one of the main factors driving development in this location. The demand is growing with no corresponding supply in the pipeline, apart from the existing tech park here. Other significant factors are the proximity to the airport, road projects and upcoming residential and hospitality developments.

Over 3,000 acres of land, hardware, IT/BT and aerospace parks will be coming up near the international airport. There is also provision to develop residential facility for people working in those industrial plants in about 250-300 acres of land. Some of the leading developers of Bangalore and Karnataka Housing Board (KHB) have been provided land. 100 acres have been allotted to the KHB and 25 acres to private developers. Some of the projects have already been approved and some are under consideration. While 90 percent of the space will be allocated for industrial and commercial activities, 10 percent of the space is reserved for housing.

“North Bangalore is a future commercial hub. Having said that the speed at which this will happen depends on the infrastructure projects that the government has promised. There are plenty of land parcels in this corridor that can be commercially exploited to make North Bangalore a future commercial hub of the garden city,” says Shrinivas Rao, CEO, Vestian Workplace Services.

According to him, the key factors are the airport and the connectivity that the government has promised. “Social infrastructure has developed in this micro market compared to
other micro markets of Bangalore where social infrastructure developed post the commercial development and hence there was a longer turnaround time in acceptance of the micro market as a good commercial destination,” he says.

There are land parcels in excess of 10 acres available in this micro market.The commercial development in Nelamangala and the Greater Peenya project coming up will also have a significant bearing on the development in this region, owing to the connectivity factor. Commuting from Nelamangala has been drastically reduced via the Outer Ring Road and NH 207 that will speed up the commute to Devanahalli.

ROAD IMPROVEMENT PROJECTS

Development of infrastructure is taking high priority in this area. For example, there are plans to look at the proposed high speed rail link to the International A i r p o r t , Mono Rail, and development of ring roads on public – private partnership model.

A 4 km-elevated highway will come up between the Hebbal flyover and Yelahanka bypass. There will also be flyovers at Yelahanka bypass and Vidyanagar, two pedestrian underpasses, one vehicular underpass, and a cattle crossing. Totally, there will be 26 bus bays till the airport.

Along with connectivity, the KIADB’s Hardware Park, Aerospace Park, and the ITIR planned here will give a push to residential development around. Localities around Yelahanka, Jalahalli, Doddaballapur Road, and IVC Road along with the BDA’s Dr Shivaram Karanth Layout are some of the areas that will benefit from better connectivity.

Better connectivity will serve residential catchment areas around Hebbal-ORR, Hennur-Banaswadi Road, and Yelahanka-Doddaballapur Road.

Realty sector on shaky ground

Upcoming festivals could boost volumes, but higher prices, interest rates are stumbling blocks.

The June quarter results of listed realty players have been a mixed bag. While it reflects a gradual pick-up in demand in select regions, led by an improving economy and increased hiring and salary revisions – especially in the IT/ITeS sector – key markets like Mumbai have seen demand contract due to a jump in property prices.

Given that over half of the demand in the property sector comes from the information technology (IT) and IT-enabled Services (ITeS) space, analysts say volume growth is likely to continue, unless property prices rise sharply. Thus, even as the sector underperformed the broader markets last year (it, however, outperformed since early July), they expect select companies to deliver decent returns.

Southern push
Residential demand growth may be visible across Tier-I and -II cities, but the reasons for it are different. CRISIL Research Head Ajay D’Souza believes, while the revival in demand for homes in Bangalore year-on-year is to a large extent due to increased hiring and wage hikes for IT employees, growth in Mumbai is attributable to the economic stability.

However, realty firm Jones Lang LaSalle Meghraj’s MD (Bangalore & Kochi) Karun Varma believes the revival in such markets as Bangalore began with a pick-up in the commercial real estate as larger corporates are once again in expansion mode and leasing activity has increased. For example, while 2.5 million square feet of space was leased in the current quarter in Bangalore, the entire year of 2009 saw only 1.2 million square feet being absorbed, he says. A report by research firm Macquarie says, except for the Mumbai market where prices have moved too, fast too soon (20-25 per cent over the last one year), residential volume growth should remain intact in most other big cities, provided prices do not move significantly from here on.

The other key factor impacting demand is interest rates. Analysts say if interest rates go up 1.5 percentage points or more, it could make the monthly payments (equated monthly installments, or EMIs) difficult to bear for customers.

Profitability
A demand increase, higher prices and produce mix have led to growth in profitability of listed realty players in the June quarter.

Yelahanka lake to be groomed

BANGALORE: Mayor S K Nataraj on Tuesday announced that rejuvenation work of Yelahanka lake will be taken up at the cost of Rs 104 crore.

After an inspection of Yelahanka zone, Nataraj said the lake will be developed in 14 months. " BBMP has plans to acquire 22.07 acres of private land in the vicinity of the lake for this project. We are hoping to make provision for toy train, boating, eateries, parking facility, and fountain to attract visitors."

The BBMP further plans to build an island in midst of the lake. "This can be done with the financial support from the BDA," he said.

Besides, a 1.8 km necklace-shaped road will be laid along the lake, he added.

Inspecting the solid waste processing unit established at Yelahanka, the mayor said that similar units will be replicated in each ward and this would be proposed in the upcoming budget.

Raja Housing Ltd, Bangalore-based realty company, on Wednesday, announced the launch of its new residential project 'Raja Aristos' at Bannerghatta Road in South Bangalore.


Raja Dutta, JMD, (L) Raja Housing and Raja Suchindra, CMD The complex will comprise of 312 apartments and have amenities like an amphitheatre, commercial block, skating rink, tennis court and swimming pool. The 4.75 acre plot will have both two and three bedroom apartments measuring 1255 sq ft and 1875 sq ft and priced at Rs 45 lakh and Rs 80 lakh respectively.

The Rs 110 crore project will be funded by internal accruals and long-term debt from banks. It will be completed in 30 months. Briefing reporters, Raja Group CMD Raja Suchindra said “We are very optimistic about the project and I expect the market demand to go up by 25 per cent this year.”

The company plans to tap Tier II cities in Karnataka as the Telangana issue in AP is forcing investors to target other markets like Karnataka and Tamil Nadu, he added. The company has recently signed up with Karnataka Industrial Area Development Board for setting up software park project at ITPL worth Rs 500 crore with built up area of 1.6 million sq ft. It is also bidding for infrastructure projects in Karnataka.

BBMP has no money even to pay the outstanding bills from contractors. So where's the Mayor going to find money to build a fancy necklace road, etc. It's just one of those spur-of-the-moment that politicians all over India promise, more frequently than they breathe even, but never ever fulfilled. This mayor is a lapdog controlled by other ministers, so he's allowed to make statements like these, but not really has no power to spend on anything.

You are wrong. He wasn't a Chinese guy; that guy was shown as a Japanese guy because Japanese people bow down when greeting someone. Indian filmmakers shouldn't show Japanese in a bad light as they are very polite and never disrespect anyone outside their country. I have read a little bit of Japanese language and I can tell you with absolute certainty that there are lots of words and phrases in Nihon-go (Japanese language) that denote different levels of politeness. Japanese people are very polite. Don't trust Bollywood movies and believe whatever they show you blindly. Besides, Bollywood movies don't really show you the truth about anybody anyways. So, don't fall for it.

‘Expedite Kempegowda Layout formalities'

Officials told to complete land acquisition for PRR

Kempegowda Layout is planned on 4,815 acres of land in Kengeri

Bangalore: Chief Minister B.S. Yeddyurappa on Tuesday reviewed the progress of works taken up by the Bangalore Development Authority (BDA) and directed the officials to expedite all infrastructure works.

The Chief Minister, who was briefed about the status of various BDA works by Commissioner Bharat Lal Meena, directed the officials to complete land acquisition for the Peripheral Ring Road (PRR) at the earliest.

On the formation of Nadaprabhu Kempegowda Layout, the Chief Minister asked the officials to work out an amicable solution and expedite the acquisition of the disputed 600 acres of land. Some farmers have agreed to accept land in respect of 700 acres while some others in respect of 746 acres have agreed for monetary compensation, a top BDA official told The Hindu after the meeting.

Tipped to be one of the biggest BDA layouts, Nadaprabhu Kempegowda Layout is planned on 4,815 acres of land in Kengeri at an estimated cost of Rs. 2,639 crore. Land in 12 villages including Bheemanakuppe, Challaghatta, Kodigehalli, Kannahalli, Soolkere, Sonnenehalli, Ramasandra, Kenchanapura and surrounding villages is to be acquired. The proposed layout is located adjacent to Visvesvaraya Layout, off Bangalore-Mysore Road.

Being taken up on a public-private-partnership (PPP) model, this layout will have farmers as private players. Farmers will get 40 per cent of the 60,000 developed sites. They are being given the option to take money as compensation, or developed sites or both.

Routine review

Mr. Meena said it was a routine review of works. “The Chief Minister has asked us to ensure all works are completed within the stipulated deadline. He also took stock of the lake rejuvenation work,” he said.

The officials also discussed with the Chief Minister the modalities of mobilising the organisation's finances.

Sapphire, the city’s first toy shop and a landmark on Brigade Road, has decided to shut its doors after 38 years in business.

Once frequented by the late Kannada matinee idol Raj Kumar and which commands an impressive clientele such as former chief ministers Ramakrishna Hegde and Dharam Singh and Bollywood celebrities Feroze Khan, Hrithik Roshan and Lucky Ali, the shop will close because the owner has decided to enhance profits by renting out the premises. The spot on Brigade Road will now house an apparel brand.

BANGALORE: The funding for the proposed High Speed Rail Link (HSRL) project, which will connect the city centre and the Bengaluru International Airport (BIA), is still uncertain as two members of the Bangalore International Airport Limited (BIAL) consortium are unsure of investing in the project costing Rs 5,700 crore.

The state government, which is planning to commence work on the 34-kilometre rail link from MG Road to the airport at Devanahalli by next year, wants the members of the BIAL consortium to be equity partners. But two members have already said that they do not want to bear the project costs.

GVK Power and Infrastructure Limited, which has 29 per cent stake in BIAL, said that the state government had asked it to bear some part of the project cost. But it had said that it would do so only if it got some returns.

G V Krishna Reddy, chairman, GVK Power and Infrastructure Limited and vice-chairman of BIAL Board, said that the government had placed a proposal before the company and that it was willing to be part of the project, if it could get returns from the investment it made on the project.

“We have asked the government if we will get returns for the investment. But the government does not have an answer to this,” said Reddy.

The state government had also asked the Centre to pitch in for the project through the Airports Authority of India (AAI). However, this was rejected, as the Centre has already promised to give a viability gap fund (VGF) of 20 per cent on the total project cost. It also cited that AAI was already involved in other projects.

For the record, AAI and the state government’s Karnataka State Industrial Investment and Development Corporation Limited, hold 13 per cent stake each in BIAL.

The HSRL between MG Road and BIA will have stations at Cubbon Road, Hebbal, Yelahanka and the airport terminal.

Five firms — Pioneer Infratech Private Limited & Siemens Project Ventures GmbH, Lanco Infratech Limited & OHL Concesiones SL, L&T Transco Limited, Reliance Infrastructure Limited, CSR Nanjing Puzhen Rolling Stock Co Limited and ITD-ITD Cem Joint Venture — have been shortlisted for participation in the bid process for the construction of the HSRL.

The winner of the bid will execute the rail link project.
We have some existing railway track, we can make use of it... Just for use of 1% we need not have a new railway, i dont think private parties see enough returns here... Hope they will back off.

The Embassy Group is planning to rope in J P Morgan and Baring PE to invest Rs 180 Cr in a 14- acre residential project SPV in Bangalore.

The group has also filed for an IPO with SEBI to raise Rs 2,400 Cr through Embassy Property Developments Limited.

Edelweiss Capital, Nomura, UBS Securities and Citigroup Global Markets are the lead managers to the issue.

Embassy may also look at a pre-IPO placement of up to Rs 1,175 Cr.

THe company plans to utilize the funds finance its projects and pay off a part of the debt.

Not sure Brindavan hotel can be replaced by a high rise commercial complex. Read somewhere that the FAR allowed for the space will only be 2 instead of the 4 that is available on MG road because of it having a 27 ft wide approach road leading to it rather than being adjacent to MG road. Looks like instead of the 140K sqft they will end up with buildable area of only around 72K sqft because of the narrow approach road. That should be enough for 15 to 18 story residential building instead of a possible 30+ story commercial building

Bangalore: Brigade Group,a publicly held real estate firm,is talking with private equity players on a possible 25% to 50% stake sale of its World Trade Center (WTC) building located in the heart of Bangalore.
The company,which recently obtained a license from the World Trade Centers Association to classify and manage their 1 million sqft office tower,North Star,as the WTC in Bangalore,hopes to raise $100 to $200 million via the stake sale.This is the second WTC in India,after the WTC in Mumbai,which opened in 1970.
Brigade North Star is a 30-storey commercial building,with a helipad,located within Brigade Gateway,a 50-acre mixed-use project in the Malleswaram-Rajajinagar area.
The company plans to hive off this mega commercial building into an SPV,from where the stake sale would be executed.At the expected stake realization,Brigade is valuing its WTC at around Rs 2,000 crore.Speaking to TOI,M R Jaishankar,CMD,Brigade Group,said,We are having discussions with many private equity players.
Jaishankar added that the company is also talking to PE players on a possible stake sale of its 8,00,000 sqft retail project Orion Mall,also located within Gateway.If the talks with PEs fructify,we could see a deal within the next 1 to 2 m o n t h s, said Jaishankar.
A PE part i c i p at i o n may also bring down the size of the companys planned QIP (qualified institutional placement) to raise Rs 750 crore.The QIP size could come down by 30-40 %.
Jaishankar said the QIP was on track.The appetite for real estate is not that great at the moment,hence we are waiting for an appropriate time to go ahead with the QIP.We should conclude it by the end of this year, he said.
Brigade North Star has been in the news for a while following reports that global tech giant Oracle was planning to take up the entire 1 million sqft of space.However,that deal fell through after which Brigade got the WTC license.

BANGALORE: Bangalore, known as the silicon capital of the country, has joined the global network of World Trade Centres with the establishment of a World Trade Centre, a global hub for international business in the city.

The Bangalore-based leading developer Brigade Group, today announced that it has obtained license from World Trade Centers Association (WTCA) to classify and manage their one million square feet office tower here as the World Trade Centre (WTC).

With this, Bangalore becomes the second city in the country to have a WTC with the first being located in Mumbai and joins the global network of World Trade Centres currently located in 100 countries.

The WTCA, headquartered in New York City, was established in 1970 as a non-profit organisation to promote growth of international trade by establishing WTCs throughout the world.

"A World Trade Centre is a symbol of International Trade Services like trade information, global networking with WTC clubs, exhibit facilities, consulting services, administrative support, export/import assistance, teleconferencing facilities, translation/interpretation, trade mission office service," Robert J Frueh, Director of Member Services, World Trade Centres Association told reporters here.

A WTC certification is awarded after rigorous assessment and scrutiny by the WTCA, whose primary objective is to promote prosperity through trade, he said. One of the criteria for the certification was it shares the vision for global trade and have the support of the community.

The WTC was expected to be operational in the first quarter of 2011, said M R Jaishankar, Chairman and MD of Brigade Group.

Seven multi-level parking slots, white topping (cement coat) for main avenues, tree parks, fencing of major open drainages are among the plans to improve the tech hub envisaged in the Rs.8,488 crore 2010-11 budget of the Bangalore civic body.

The budget makes it mandatory for all Information Technology firms to set E-waste disposal facility.

In the first budget presented by the Bharatiya Janata Party-ruled Bruhat Bengaluru Mahanagar Palike (Greater Bangalore City Corporation), no tax has been levied on the Bangaloreans.

This is also the first budget of the BBMP, formed after incorporating several areas into the city. Earlier the civic body was known as Bangalore City Corporation.

Among the populist measures are free distribution of 20,000 cycles to the poor self-employed and labourers, P. N. Sadahiva, chairman of BBMP's tax and expenditure committee, said presenting the budget to the 198-member civic body.

The budget promises building of several modern shopping complexes in the city.

Elections to BBMP were held for the first time in March this year and BJP won 112 seats, with Congress getting 64 and Janata Dal-Secular managing just 15 seats. The rest were won by Independents.

Bangalore: The cranes whir noisily, laying the foundation for India's first National Military Memorial.

The location - seven acres next to the Indira Gandhi Musical Fountain Park - has been opposed by Bangalore's environmentalists who asked the Supreme Court to stop the construction. Instead, the court has agreed that the memorial is in public interest.

"We are not against the memorial, we too are patriotic. We are against cutting of trees for the memorial," said Bhanuprakash, the petitioner.

The memorial is scheduled to be inaugurated on December 15 to mark India's victory in the Kargil war and to salute its martyrs. The ten crores being spent on it will deliver an amphi-theatre, an underground museum, a giant stone structure in honour of India's soldiers who have died in service.

After screening various locations in Bangalore, the National Military Memorial Trust, headed by the Karnataka Chief Minister, BS Yeddyurappa, picked this location in 2008.

Those in charge of the memorial reassure the city that they will not compromise the environment.

"Bangalore is green today because of the Army. Look at the cantonment area. All the city's green parks are here. The Army plants trees everywhere it goes. It is a habit with us," states Colonel Sreedhar, a member of the steering committee in charge of the memorial.

New Delhi, Sep 16 (IANS) The government Thursday approved 11 new special economic zones, five of which are related to information technology and based in Karnataka.
Wipro has got the approval to set up two SEZs, one in Bangalore and another in Mysore district.

Infosys has got the government’s nod to set a SEZ in Bangalore.

Formal approval has been granted for setting up 10 SEZs while in-principle approval has been given to a chemicals and pharmaceuticals SEZ by Vivimed Labs in Srikakulam district of Andhra Pradesh, an official statement said.

So far 577 formal approvals have been granted for setting up of SEZs, out of which 363 have been notified.

According to official data, Rs.1,66,526 crore have been invested in the SEZs, which are providing employment to 5,50,323 people.

During the financial year 2009-10, total exports of Rs.2,20,711 crore was made from SEZs. The exports in the first quarter of financial year 2010-11, has been to the tune of Rs.58,685.46 crore, registering a growth of 68 percent over the exports of corresponding period of the previous financial year.

The other SEZs that have got the government’s approval include Poornimadevi Tech Park Private Limited in Bangalore, Lepakshi Knowledge Hub Private Limited in Ananthapur district of Andhra Pradesh, Suryo Infra Projects Private Limited in Bhubaneswar, Orissa, and Jawaharlal Nehru Port Trust in Mumbai.

The Board of Approval of the Special Economic Zones (SEZs) met here today to consider proposals for setting up of Special Economic Zones and also to approve other miscellaneous requests pertaining to SEZs.

Addressing the Board of Approval members, the Chairman informed that so far 577 formal approvals have been granted for setting up of SEZs out of which 363 have been notified. He further informed that over Rs. 1,66,526 crore have been invested in the Special Economic Zones and direct employment of the order of 5,50,323 persons has been generated in the Special Economic Zones. During the financial year 2009-10, total exports of Rs. 2,20,711 approx. crore has been made from SEZs. The exports in the first quarter of financial year 2010-11, has been to the tune of Rs. 58,685.46 crore approx. registering a growth of 68% over the exports of corresponding period of the previous financial year.

I was skeptical at first too.

But look at the incredible employment SEZ's have generated in India (and these are 2008 figures)

Total employment in SEZs: 3,36,235 persons
Total incremental employment generated in SEZs since Feb., 2006: 2,01,531 persons.
With 8%-14% growth rates at 2008 time lines - these numbers are magnificent!! Employment vs Govt revenue is the question. I have no proof of this - but the indirect revenue from exports itself has exceeded the loss in revenue from Tax Breaks!!! (If someone can find a source for this - I'll be grateful - I read this in India today!!)

BANGALORE: The Engineering, Procurement and Construction (EPC) contract for the much-awaited Bidadi Combined Cycle Power Project is likely to be finalised in a month, Karnataka Power Corporation Ltd. Managing Director S.M. Jaamdar told The Hindu.

The tenders for the EPC contract of the project were opened on August 16. “Evaluation of bids has been going on for the last 10 days. Normally this process takes a long time as clarifications will have to be sought. But if everything goes well, we should be able to finalise the contract in a month,” he said.

As many as nine firms had shown interest in taking up the EPC contract. Of them, seven were shortlisted and three have submitted the papers, he pointed out. The exact cost of the project would be known after finalising the contract.

Envisaged capacity

The project, proposed to be implemented about 30 km from Bangalore, at Bidadi, is the first gas-based power project in the State. It will have a total capacity of 1,400 MW in the stage-I with four generating units of 350 MW each.

Physical infrastructure for the project is already in place as 170 acres of land have been acquired through the Karnataka Industrial Areas Development Board. All the statutory clearances have also been received for the project.

The project is banking on the gas pipeline to be laid by GAIL from LNG terminal in Dhabol to Bidadi. Already, the State Government has entered into a memorandum of understanding with the GAIL regarding the supply of gas. GAIL officials, who participated in the Global Investors' Meet, have expressed confidence that laying of the pipeline will be completed by March 2012. The proposed power plant is also likely to commence generation in 2012 itself.

The proposed plant is expected to generate 9,841 MUs of power a year at a plant load factor (PLF) of 85 per cent.

The Bidadi project had been pending for more than a decade owing to the delay in firming up gas supply.

BANGALORE: Circa 2000, the Outer Ring Road (ORR) was not even conceptualized. There were just vast tracts of agricultural land melding into the landscape. Now, the entire world looks at ORR as the fastest growing IT hub in the country.

There is a rush among developers to build properties here before 2014, for which they must obtain land from SEZs before 2012, and also benefit from any further tax burden. The study, which was completed early this month over three-and-half months, has shown that 18.6 million sq ft of land on either side of ORR is operational already, while 3.3 million sq ft is under construction. Vacancy level is just 5% of total land area, and is expected to drop further by 2010-end, the study says.

According to the report, ORR is the only stretch which has seen enormous growth in a decade, compared to any IT hub. In a couple of years, it will see about 2.8 lakh professionals directly employed. BBMP's proposed signal-free corridor can bring more development along ORR, it says.

REAL ESTATE IMPACT
However, according to real estate research, after the implementation of Direct Tax Code, this micro market might see certain challenges. "Uncertainties on the future of a tax holiday for SEZ units post implementation of Direct Tax Code in 2011, may have an adverse effect on ORR, at least in the short term, as most of the office space is scheduled under SEZ," says Srinivas Rao, CEO of Vestian.

There are 14 IT parks on this stretch, including key players such as Manyata Embassy Business Park, Bagmane World Technology Centre, RMZ Ecospace, and Pritech Ecospace. There are four more IT parks coming up. Under the Revised Bangalore Master Plan 2007, certain stretches have been designated 'mutation corridor' — a stretch providing plots with frontage equal to or more than 12 metres, eligible for conversion of land use to commercial.

Bangalore: The annual property tax filling government coffers from commercial establishments along the ORR amounts to a whopping Rs 57 crore.But hold your breath: this is expected to go up to Rs 126 crore by 2015.
But how citizen-friendly is this road,proverbially paved with gold,stretching from Hebbal to Silk Board Junction It is scary.Theres nothing good other than the road and workplace.I have had many bad experiences on flyovers and lonely stretches.There is no water supply,no drainage.Ironically,we outsource the best citizen-friendly services to western countries, claims Sharadhi Sinha,a techie who works in a multinational located on the ORR.

NO COPS,NO WATER

Lack of infrastructure comes as a bad surprise.Not a single police station on the entire stretch of 31 km! Not many hospitals.No Cauvery water supply.With 2.8 lakh professionals directly employed by mushrooming companies on ORR,not less than 1.5 lakh cars ply here.
ORR is already facing a chaotic traffic jam near Iblur flyover and Agara junction,and the condition is going to worsen in the days ahead.With a huge number of apartments,shopping malls,five-star hotels,serviced apartments and international schools coming up,safety needs to be ensured.But the government is yet to think about it,say researchers who have studied ORR growth.
It is just impossible for a pedestrian to cross Outer Ring Road.There are no subways or skywalks,except for the KR Puram skywalk, says Dhara Dalal of Vestian.ORR craves for social infrastructure which must be fixed before growth doubles,say office-bearers of Outer Ring Road Companies Association (ORRCA).
According to Viswanath S,general secretary,ORRCA,security has been ignored here.We have had dialogues with the police department to establish a police station anywhere on the main road.But availability of land is an issue.There is only one Cheetah on patrol by the HSR station cops, he said.

POLICE STATION A MUST

ORRCA is mulling providing an office on a 20x30 sqft area and also a workforce for the police.ORRCA is holding talks with various companies on the issue.A signal-free corridor from Hebbal to Silk Board Junction is coming up,and the crime and accident rate is likely to increase with this project.
To tackle traffic,ORRCA has employed private personnel to man traffic from Sarjapur Road to Marathalli.

HEFTY WATER BILLS

According to ORRCA,each company spends about Rs 45,000 to buy water,as there is absolutely no Cauvery water supply.Many companies also recycle water.For this purpose,they still have to buy water to buffer the treated water,which costs about Rs 30,000, he said.

Bangalore: Retail rentals in Bangalore's MG Road have fallen flat at Rs 180 per sft (monthly ) with the Metro construction adding to the logjam and Brigade Road moving up in the pecking order as a favourable location.The league table drawn by real estate consultants Cushman & Wakefield in a survey -- Main Streets Across the World 2010 -- provides a global barometer of the retail sector,tracking rents in the world's top 269 shopping locations across 59 countries.
While New Delhi's Khan market moved up three slots to become the 21st most expensive retail high street in the world topped by New York's Fifth Avenue at $1,850 sft per year.This was followed by Hong Kong's Causeway and Ginza in Tokyo took the third position overtaking London,Paris and Milan in the 2010 survey.
As consumer confidence is back with gusto,rental value in Delhi's Khan Market saw a 15.8% jump at Rs 1,100 per sft (monthly) as of June 2010 compared to the corresponding period last year.However,other retail high street destinations in New Delhi/ NCR did not see the same fervour and locations like Greater Kailash I (-10 %) and South Extension (-12 %) continued to see a downward trend.
On the flip side,rentals on Bangalore's MG Road have stagnated despite lack of supply,feels the executive director of Cushman&Wakefield India Kaustuv Roy."The perception of main street is changing.Transaction activity on MG Road is not much.Brigade Road is seen as a better location with more options to choose from.It will at least take two quarters before we can see a recovery in rentals."
Brigade Road has seen a 6.70% appreciation in rentals at Rs 400/sft (monthly) as of June 2010 over the corresponding period last year.On the positive side,New Delhi's Khan market moved up three slots to become the 21st most expensive retail high street in the world topped by New York's Fifth Avenue at $1,850 sft per year.

Bangalore: After the status quo ruling of the Supreme Court till the next detailed hearing of the Special Leave Petition (SLP) which is likely to come up only next year,the Bangalore Turf Club (BTC) is gearing up to conduct the Winter racing programme while also making efforts to initiate a dialogue with the Chief Minister BS Yeddyurappa to gain a suitable land in their effort to compromise and shift out after building the new race course.
BTC chairman Harindra Shetty made it clear that if they get the land and the time and space including a tax holiday for five years to build a new course,BTC is willing to shift out.
The 90-acre Chikkajala land is good.The catch is that it is a tank bed but we will preserve the water body and that should not be an issue.It is dry lake which is closed for the last 10 to 12 years but we can give it a shape and preserve it as a water body, said Harindra Shetty pointing that that a couple of international racing tracks are built round small lakes.
Harindra Shetty who was instrumental in initiating a dialogue with the government after the high court verdict that the government is not obligated to give land to the BTC and that the club needs to shift out on or before Sept 22,is confident that the racing industry will overcome the crisis.
I understand that BTC needs to graduate to a higher level.I have asked the government to allot 150 acres of land keeping a golf course also in mind and that will help tourism, said Shetty pointing out that the chief minister was not against racing and that he will certainly help promote the sport.
When posed with the question what BTC next plans to do in the interim period,wait until the next hearing or strike out a favourable compromise formula with the government,Shetty disclosed that Chikkajala is what they are looking at taking into account that the Sonnehalli land which the government has promised to allot is a little too far and away.
Chikkajala is well connected and it is only 20 kilometres from the existing premises and thats our first choice,said Shetty.
Most members are satisfied with the efforts made to hang in after the high court ruling and hopefully the new committee will continue the good work done after the elections on Monday, said Harindra pointing out that the onus will be on the new committee to gain a favourable verdict both in the Apex court and with the government.
Harindra Shetty,who came into the sport as an owner,disclosed that in this hour of crisis all the sections of the industry should unitedly address the issue.The horse owners from this centre need to play a big role and it is important that they extend a good hand in the effort to make the task of BTC easy.

TML Had Signed MoU With State For Proposed Plant

TATA Metaliks (TML),a Tata Steel subsidiary and a leading producer of pig iron,is gearing up to undertake a feasibility study for its proposed 15,000-crore steel plant in Karnataka,which is likely to be taken up by Tata Steel with TML holding a minority stake in it.
However,the project's capital structure will be finalised only after the feasibility report is ready.
"It is a large project and somebody has to carry the risk.We have not yet taken any decision on it.The proposal is yet to be taken to the Tata Steel board.We will take a call on the project's capital structure,configuration and product mix only after getting the feasibility report,"Koushik Chatterjee,chairman of TML and Group CFO,Tata Steel said.
He was speaking to the media after TML's 20th annual general meeting on Friday.
Incidentally,TML's annual report for 2009-10 states,"It is estimated the total (Karnataka) project cost would be about 15,000 crore and the company will undertake the same along with Tata Steel and TML would be a minority player in the project.
Earlier this year,TML had signed an MoU with the Karnataka government for setting up a steel plant.
The move,yet to be finalised,could have been prompted by the need to impart muscle to TML's proposed steel project.As part of the Tata Steel group,TML can easily draw strength from its parent company.
The Karnataka government has initiated hearings for land requirement and will have to take a view on these applications.
"We are satisfied with the progress so far,"Harsh K Jha,MD of Tata Metaliks,said.
While TML has applied for 2,000 acres in Haveri district for its proposed project,Mr Jha denied reports that there were problems related to land acquisition for the plant."It will be the first major project in the area.And,the people are supportive,"he added.Land acquisition for large projects has always been a major hurdle in India.
On the mining front,TML has already complete first phase of the prospecting in at Sindhudurg in Maharashtra and is now in the process of estimating reserves before seeking mining licenses.
TML is on the lookout for newer areas of diversification,following its foray into ductile iron pipes with Kubota Corporation.

Commenting on the draft mining Bill,which recommends miners should share 26% of profits with local project-affected people,Koushik Chatterjee said it should be considered as part of a company's cost of operations,a point earlier made by Tata Steel vicechairman B Muthuraman,reports Our Bureau from Kolkata."It is also important to find a mechanism of collecting and disbursing the money among the local community in and around the mines,"he said.

Bangalore is on the top, whether it is the number of persons suffering from cardiac problems or as the best place to fix your heart, especially with regard to paediatric heart operations.

Bangalore doctors conduct the highest number of paediatric cardiac surgeries in India — at least one-third of the total number. This trend has been persisting for the past five years, says Indian Association of Cardiac Surgeons. The reasons are not too far to seek: best surgeons, challenging cases, unique financial model of doing surgeries, making it one of the cheapest in the country.

But why should Bangalore be the heartcare capital? It all started a couple of decades ago when some hospitals began specializing in paediatric cardiac care in huge volumes. Last year alone, of 12,400 peadiatric surgeries, 4,000 were done in Bangalore.

"The city also conducts the highest number of adult cardiac surgeries, but not many people are aware of this. In 1984, Bangalore was yet to be a medical destination. People would go to Vellore or Chennai. Some young doctors swung into action and started upgrading facilities. Newer institutions came up, which were dynamic and made financial injunctions. The Sai Baba institutions, which do surgeries on a large scale, also pioneered the same process. Because of the high volume, prices came down. Manipal alumni also helped in providing high-quality services," explained Dr Vivek Jawali, chief cardiothoracic surgeon, Fortis Hospitals, and president of Indian Association of Cardiac Surgeons.

MEDICAL TOURISM
Bangalore has also emerged a hub for international medical tourism. "There is no other city that does heart surgeries of infants below one year like we do. It is an extremely specialized area. In Maharashtra, there is only one hospital for peadiatric cardiac surgeries. We get patients from all other states. The most important reason for Bangalore to grab this prime tag is that heartcare is affordable here. It is economical in not just government hospitals like Jayadeva Institute, but also in some private hospitals. Charity initiatives are also very high," Jayadeva Institute of Cardiovascular Sciences and Research director Dr C N Manjunath said.

Bangalore: The Karnataka government has commenced discussions with the Ministry of Railways for implementing a commuter rail system to link the metro and the monorail with urban towns situated up to a distance of 50 km from Bangalore.

The State capital will be linked with Anekal, Hosur, Hebbal, Yelahanka, Devanahalli, Doddaballapur, Kengeri, Bidadi, Ramanagaram, Krishnarajapuram, Whitefield, Malur, Bangarpet, Nelamangala, Tumkur and other areas, which form part of the railway network of South Western Railway.

The common push-pull trains will be operated in all these sectors on rail tracks dedicated to the commuter rail system.

Sources in the State government told The Hindu that Chief Secretary S.V. Ranganath, along with Principal Secretary, Infrastructure Development and Revenue, V. Madhu will make a detailed presentation on the project to top officials of the Railway Ministry, including the chairman of the Railway Board, and the Planning Commission shortly.

The Karnataka government is keen that either permission be granted to enable it to independently undertake the project or the Railways undertake the project with the participation of the State government.

Under the commuter rail system, people residing in the urban towns adjoining Bangalore can reach their workplaces in any part of the city within an hour. The system will terminate at metro or monorail hubs and passengers alighting at these stations will have to travel by metro or monorail.

Optimum use of tracks

The Railways has reportedly conveyed that the present rail tracks in all these sectors are now being put to optimum use and that dedicated tracks have to be laid for the new project. The State government has agreed to acquire nearly 1,000 acres along the present rail lines which should suffice for laying two additional lines of a length of 204 km.

Within the Bangalore Metropolitan Regional Authority, approximately 120 km of rail system of the Indian Railways exists basically for long distance passenger and goods trains. This system currently is not being utilised for intra-urban movement within the BMA. According to the State government, the total cost of the commuter rail system has been estimated at around Rs. 4,000 crore and the State government will also share the cost, if need be.

MUMBAI: A Real Estate Intelligence Service ( REIS) report prepared by Jones Lang LaSalle Meghraj says the total market value of under-construction projects in India has crossed the $100-billion mark.

The market value and costs of development have been estimated at prevalent property prices and costs of construction, considering the variance in asset classes and geographical locations, it added.

The residential component contributes 66% ($66.5 billion) of this $ 101.3 billion, while the rest is contributed to by commercial office and retail space combined. The premium segment comprises only 4% of the saleable area being developed, but to 24% of the market value. "While NCR- Delhi leads in terms of volume of residential properties being developed, Mumbai contributes a larger share to the market value," it said.

On the other hand, the market value of commercial office and retail under construction has remained range-bound during 2006-2010 due to the effect of an increase in construction activity offset by a fall in capital values. "However, the contribution of residential has amplified due to a confluence of increase in construction activity and rapid recovery of property prices," the report said.

The market value of commercial (office and retail) real estate under construction is $34.8 billion and commercial office space under development contributes to 74% of the estimated market value being developed in the commercial sector.

"As of 2Q10, Tier-I cities of Mumbai, NCR-Delhi and Bangalore contsribute to 70% of the market value of under-construction commercial office space, while Tier II cities of Chennai, Pune, Hyderabad and Kolkata contribute to 21% of the pie. Other investment grade developments in Tier III cities contribute to a mere 9% of the pan-India market value being developed in India today."

The tiers are mostly subjective. The top IPCs (International Property Consultants) viz Jones Lang LaSalle Meghraj, Knight Frank etc consider NCR, Mumbai and Bangalore only as Tier I. The cities like Kolkata, Chennai, Pune, Hyderabad fall in Tier II and then cities like Trivandrum, Kochi, Mysore, Coimbatore, Chandigarh etc fall in Tier III. This ranking is generally based on the availabilty, quality and cost of real estate.

But in general parlance, or broader perspective, Tier II gets added with Tier I and the other cities I mentioned become Tier II. Then cities like Salem, Thrissur, Hubli, Ranchi etc will be Tier III.

Bangalore leads the country in demand and supply of office space, followed by Mumbai and NCR. But the CBD rates of Mumbai and NCR are much higher, followed by Bangalore. When it comes to hospitality sector and retail also these three cities top the list.

I am working in the commercial real estate sector in Bangalore. We treat Mumbai and NCR as our competitors and not cities like Hyderabad, Chennai or Pune. So our road shows and promotional activities for commercial real estate would be targeted mostly at those two markets.

As for blore CBD rates, metro should boost, roads below should be cleared of debris.. And phase 2 iimb-mg road-nagavara also should help. CBD is now not as attractive coz of traffic jams.

Five firms shortlisted for quoting financial bids for the prestigious project

Procurement documents prepared as per the model suggested by the Union Government

BANGALORE: The State Government has said that a special purpose vehicle (SPV) has been set up to take up the high-speed rail link project envisaged at a cost of Rs. 5,767 crore to connect Bangalore with the Bengaluru International Airport (BIA) at Devanahalli.

The SPV — Bangalore Airport Rail Link Ltd. (BARL) — has been set up by the Karnataka State Industrial Investment and Development Corporation (KSSIDC), which was given the task of taking up the project.

The KSSIDC, the State Government said, had set up the SPV for effective and expeditious implementation of the project which would commence from BRV Police Parade Ground and terminate at the BIA.

It said that apart from setting up the SPV, the KSSIDC had ensured that all reports on the project, including a revised detailed project report (DPR) prepared by Delhi Metro Rail Corporation Ltd. (DMRCL), which is the official consultant for preparing the project report, are handed over to BARL.

It also said that five firms had been shortlisted as having technically qualified for quoting financial bids for the prestigious project. It said Reliance Infrastructure Ltd. and CSR Nanjing Puzhen Rolling Stock Co. Ltd.; L&T Transco Ltd.; Italian Thai Development Public Co. Ltd. and SOMA Enterprises Ltd. (ITD-SOMA); Pioneer Infratech Pvt. Ltd. and Siemens Project Venture GmbH; and Lanco Infratech Ltd. and OHL Concesiones S.L., had been selected to participate in the process of finalising the project.

The State Government said the procurement documents were prepared as per the model suggested by the Union Government. The State Government made these statements in an affidavit filed before the Karnataka High Court.

Principal Secretary, Department of Infrastructure Development, V. Madhu, said in the affidavit that DMRCL had prepared a draft request for proposal, draft concession agreement and manual of specifications and standards along with a revised detailed project report.

Approved

It said all these draft documents were recently approved by the Board of Directors of BARL and subsequently by the State Government.

These reports are now with the Union Government for final approval.

According to sources in the Department of Infrastructure, the Union Government is expected to clear these documents for issue to the five applicants who would then respond with their financial proposals.

‘Rail line will be 50 metres away from lake'

BANGALORE: The State Government has sought to allay apprehensions of environmentalists and nature lovers by clarifying that the high-speed rail link would not touch Hebbal Lake.

The State has made this point clear in an affidavit it filed before the Karnataka High Court detailing the steps it had taken with regard to the project, the project cost and the proposed alignment.

In the affidavit, Principal Secretary, Department of Infrastructure Development, V. Madhu, said the rail line at Hebbal would be at least 50 metres away from the edge of the lake.

He said Bangalore Airport Rail Link Ltd. (BARL), which has been entrusted with the project, has said that the alignment now marked does not touch any portion of Hebbal Lake.

The rail link and even the station planned at the area would be situated at a minimum distance of 50 metres from the edge of the lake.

Samarpana, a non-governmental organisation (NGO) of Bangalore, has alleged that the project would not only destroy the sanctity of the lake but also lead to massive pollution and destruction of the fragile eco-system.

Samarpana, represented by its advocate G.R. Mohan, has alleged that BARL will construct a check-in station on six acres of land belonging to the lake.

Mr. Mohan says the project would sound the death knell to the water body.

Countering these allegations, Mr. Madhu said in the affidavit that Hebbal Lake is situated on two survey numbers — 37 of Kodigehalli comprising 99.33 acres and 38 of Hebbal comprising 92.26 acres.

The check-in station will not be located in any of these survey numbers. Besides, HSRL corridor passes through survey numbers other than those on which the lake is located.

The hebbal flyover design was changed to have a huge loop just to avoid going over the lake. Such measures have to be taken where Environment and Development Co-Exist.

BANGALORE: North is where Bangalore appears to be heading -- at least some part of it. Thanks to Bangalore International Airport, residential and commercial activity along the six-lane highway is picking up, with high-rise buildings, apartment complexes, villas, malls and resorts dotting the road to the airport.

The area, which was once deserted without any basic infrastructure, has boomed with both residential and commercial buildings coming up. Some of the occupants are software engineers, employees of Bangalore International Airport Limited (BIAL) and frequent flyers. Besides, many offices are also shifting their base north.

Irshad Ahmed, president, Bangalore Realtors' Association of India, and secretary, National Association of Realtors (NAR) India, said there are a number of 5-star hotels in the pipeline, beside a 3,000-acre industrial park, and reputed builders like Sobha, Prestige, Hoysala, Godrej, Karle Group, Hiranandani have many residential projects along this belt.

"Worldwide, the trend is for cities to be built around airports. Since a lot of commercial activity is being planned in North Bangalore and many offices are also shifting there due to proximity to the airport, residential activity will obviously follow suit. That is why there is a preference today among customers towards residential properties in North Bangalore. Also, both short-term as well as long-term appreciation will be high in North Bangalore, which is attracting both builders as well as individual investors," he said.

INFRASTRUCTURE GETS A BOOST

Infrastructure projects planned there are another reason why builders and developers are making a beeline for North Bangalore. Proposed infrastructure projects are the BDA Peripheral Ring Road, High Speed Rail Link to BIAL, the monorail, elevated expressway between Hebbal and Yelahanka and of course, the Metro. "The entire stretch from Hebbal to Devanahalli is seeing a lot of commercial and residential activity," he said.

T S Sateesh, chairman and managing director, Hoysala Projects Private Limited, said that software companies like TCS and Infosys have planned for offices at Devanahalli. Soon, a 5,000-bed Narayana Hrudayalaya will also be built. "Air City is also coming up here. Besides, even Nandi Hills is close by. We are seeing tremendous growth in this area and are planning to bring in the work-live-play concept in our residential blocks in Hoysala Corpus. Already, 40% of our apartments are sold out. Demand is mainly from airport employees, and 10-15% of them are frequent flyers," he said.

H C Sathish, manager-sales of Preeti Developers, said it is mainly software engineers who are buying villas in North Bangalore. "We have sold 38 of 59 villas. The cost is likely to go up by 45% in the coming days," he said.

Irshad added that BIAL is one of the prime reasons for the booming real estate in North Bangalore -- residential built-up area is being quoted anywhere between Rs 3,000-4,500 per sqft, depending on the location. Land prices are at Rs 4,000-8,000 per sqft upwards.

THE COST OF DEVELOPMENT

Though a lot of land has been acquired for the projects, development has not followed suit. Apart from huge villas and apartments, there is no industrial growth here.

Murthy A N, who lost his land to the airport in Devanahalli, said: "Apart from a few residential complexes, there has not been much growth as was expected. We lost our land to the airport and were paid very low compensation. There is no job security for farmers who have lost land for huge projects. Many farmers have been cheated in the name of acquiring land for major projects, and are working as daily wage labourers in Bangalore."

BIAAPA SEES NO GROWTH

Authorities at the Bangalore International Airport Area Planning Authority (BIAAPA) have a different version. "When the airport proposal was announced, many had acquired land for projects. There are many projects that have not started off. It is just an illusion that there is a boom in North Bangalore. It will take at least another 10 years for development," BIAAPA chairman HA Shanmukhappa said.

According to statistics available with BIAAPA, only 349 projects have been cleared since 2004. A total of 2,979 acres of land has been acquired for various projects.

Sources in BIAAPA added that acute shortage of water supply was one of the reasons for low growth.

High-tech companies can't employ these farmers. At best, they could work as guards, cleaners or other menial jobs. So this promise of jobs for land is bogus and a lie. Somebody must drill into the heads of these farmers that they're really not qualified for the new economy. At best, they can take the compensation and spend it on themselves.

The Mahindra group recently completed the acquisition of two Australian companies — Gippsland Aeronautics, a manufacturer of small aircraft, and Aerostaff, an aircraft component manufacturer. It is now working on a strategy to emerge as a significant player in small turboprop aircraft.

Sources said the SEZ would be a part of the same strategy though it is not clear if the group would manufacture aircraft in the facility. It is also expected to help the group foray into related markets using the offset opportunities.

Meanwhile, aviation related activities in Hyderabad are expected to move to the next level with Sikorsky’s first helicopter cabin getting ready for export on November 23 from the existing aerospace SEZ at Adibhatla on the city outskirts.

Bangalore will soon have its tallest tower: A 46-storey residential complex that includes a helipad.


It is being constructed behind Meenakshi Mall on Bannerghatta Road by Mantri Developers Private Limited. At 153 metres, it is expected to be the tallest housing complex in south India.

Though a formal announcement about the project is yet to be made, the buzz in Bangalore’s realty market is that it will turn out to be a landmark both in terms of magnitude and the cost. With each flat expected to cost over Rs 1.25 crore, the developers have already launched a silent blitzkrieg aimed at upscale buyers. A prototype of the residential tower, named ‘Mantri Pinnacle’, with details about the project has been put up at Bangalore International Airport.

It will have 133 apartments some with three bedrooms and the rest with four. The apartments will come in two sizes: 2,190 square feet and 3,550 square feet.

All the flats will be centrally air-conditioned with personal controls and come with concierge services. The tower will offer a breathtaking view of the city from a sky lounge that will be constructed on the 41st floor. There will be an observatory on the 42nd floor and a helipad on the 46th floor. It will be one of the few residential complexes in the city to have a helipad.

“The helipad is a pointer to the profile of the occupants,” a source in the real estate sector said.

The tower is in close vicinity to J P Nagar, Jayanagar and the IT corridor. “The complex is surrounded by top IT companies, educational institutes and hospitals,” a source said.

Apart from the regular features like sports arena, a mini-theatre and health club, the tower will boast of an aqua gym — a swimming pool that can be transformed into a water gymnasium.

Kiran Kumar V G, vice-president, Mantri Developers, said, “We are getting a lot of inquiries about the project. Right now, we are showcasing the prototype. We will make a formal announcement shortly.”

The project is likely to be completed in the next two years, sources told Bangalore Mirror.

MANGALORE: If Dubai can boast of the world's tallest building Burj Khalifa which opened amid much fanfare earlier this year, Mangalore will soon have bragging rights to the state's tallest residential building, the premium apartments near Karnataka Polytechnic at Kadri.

Promoted by Shashi Kiran Shetty, MD and chairman of Allcargo Global Logistics, and architect Sanath Kumar Shetty, the building, 125 metre tall, will have 38 stories and three basements for parking about 350 cars. It'll have 200 apartments, each of minimum 3,000 sqft. Work on the project will start soon and be completed in about 40 months from the date of commencement. Spread over 4.25 acres, the complex occupies 9% of the total area and total built-up area will be 6 lakh sqft.

Sanath Kumar Shetty told TOI the building will incorporate intelligent building technology and have amenities like swimming pools, waterfalls, putting area for golf, tennis and badminton courts, apart from a helipad atop the building. Shetty said details of the price per sqft rate and a scheme to avoid the monthly maintenance charges by collecting a one-time deposit are being worked out.

The building will have seven high-speed elevators. This project is just three floors shy of the 40-storey residential building by Choice Group, Kochi, and five more than Tata Aquila Heights at Bangalore and 13 more than Bearys Habitat.

The building, being built according to the National Building Code of India, has received a No-Objection Certificate from the fire department.

Brigade Group to build tallest homes in Bangalore

Bangalore-based Brigade Group plans to launch a 3 and 4 BHK apartment project -- Brigade Exotica -- on NH4, 8 kilometres from KR Puram Cable Bridge on Old Madras Road in Bangalore. Exotica will comprise a total of 474 units in two towers, with 237 apartments in each tower. Each tower will be a 35 storeyed building, which according to the company will be the tallest building in Bangalore. Upon sanction, it will commence the project in the first quarter of 2011, and plans completion by 2015. Priced at Rs 4,000 a sq ft, Brigade Exotica will feature Balinese landscaping.

Many residential projects are being launched in Old Madras Road stretch due to wider roads and consequently, quicker access to the airport. The peripheral ring road is expected to further enhance connectivity between areas in the east, north and south.

Jaishankar, chairman and managing director of Brigade Enterprises, said, "Brigade Exotica is the location of the future. One should go for it now for a great deal on price. A home in Brigade Exotica will be upgrading to the clouds."

Amenities in the project will include clubhouse with pool badminton, indoor games, café gym, sauna, retail space with department store, restaurant, and party hall. The clubhouse will include a café, gymnasium, swimming pool, billiards room, and indoor games room. The site would be well landscaped with focal courts, pavilions, pathways, water bodies and ample greenery, according to the company.

Other upcoming residential projects of Brigade include Brigade Crescent at Nandidurga Road, Brigade Sonata on Palace Road, and Brigade Orchards in Devanahalli. The land on which the defunct Binny Mills is located has been much coveted over the years and the Indian Railways and the Karnataka Road Transport Corporation (KSRTC) are the latest suitors.

DH photoThe Bruhat Bangalore Mahanagara Palike’s (BBMP) ambitious Rs 115-crore Traffic-Free Corridor connecting Okalipuram with Fountain Circle depends on which of the aforementioned two departments succeed in convincing the government to part with the land.

The Railways have been nursing hopes of major expansion plans for the City railway station owing to the need to cope with the increasing traffic, using its land behind the station.

However, in the backdrop of the BBMP project requiring bits of Railway land, the latter has proposed a straight swap. It has sought three acres of the Binny Mills land in exchange for its land required by the BBMP. Sources in the Railways told Deccan Herald that if the deal goes through, the service yard/line in the City station, along with the coach yard near platforms 4 and 10 will be shifted making room for more platforms.

Traffic-free corridor

The BBMP sources said the swap of lands is the only way the Central Government would budge to make way for the traffic-free corridor.

“The BBMP is looking at bits and pieces of Railway land between Okalipuram and Fountain Circle. Overall, the Palike needs three acres of the Railway land for the construction of the corridor,” informed the source.

Accordingly, the land which used to host the tents of the Venus Circus in the days gone by, the Railway Quarters which has been home for many Railway employees and other portions of the area would make way for flyovers and underpasses for easy movement of traffic on that route.

On whether the deal would involve money too, sources said the Railways needed land, not money, as they are in dire need of land for their expansion plans.

The corridor intends to cut across the Railway land between Rajajinagar entrance and Fountain Circle (Khoday's Junction) in Majestic area with a series of flyovers and underpasses. Under the proposed scheme, the corridor will have one underpass and two loops of flyover apart from a ground-level grade seperator.

Also, the project is going to feature two RUBs, one below the Bangalore-Chennai railway line and another below the Bangalore-Tumkur line.

Meanwhile, the KSRTC has also been eyeing the Binny Mills land to construct a terminal owing to loss of space due to Metro construction.

Sources in the KSRTC said with the Metro construction beginning in Majestic, the KSRTC buses are left with no parking space and are being diverted to Shantinagar, NGEF and Mysore Road.

The country's first-ever genetic test to check the risk of heart disease will roll out early next year.

Dr Sanjay Kakkar, trustee of Bangalore-based Thrombosis Research Institute, said: "Though this test is in vogue in the US and Europe, our test is specifically designed for the Indian population, using Western technology." Kakkar is developing and launching a service to provide the genetic test. Once the test is done and the risk is known, preventive action can be initiated to reduce the risk, like reducing weight, adequate exercise and proper diet.

"There are two types of factors — modifiable and non-modifiable — that determine the risk. If someone is genetically prone to CVD, it is a non-modifiable factor. What we are trying to do is determine the risk, considering the genetics of a person, and offer lifestyle and behavioural changes to reduce the risk," Dr Kakkar said.

IN BANGALORE FIRST

In India, the test will be rolled out first in Bangalore, before it is offered in other cities. The institute has successfully tested over 500 subjects and confirmed that the test can estimate CVD risk. "Though anyone can take the test, we do not want to create mass hysteria with everyone rushing to know their risk. Therefore, we will offer the service responsibly. Initially, the genetic testing service will be offered for CVD. In the longer term, we are also looking at markers defining the risk of diabetes and other chronic non-communicable diseases," Dr Kakkar said.

Asia's first bloodless bone marrow transplant in B'lore

BANGALORE: Whether it is for religious reasons or to avoid infection, bloodless bone-marrow transplants are now possible.

Doctors at Bangalore-based Healthcare Global Enterprises (HCG) performed the first such transplant in Asia recently on an American patient suffering from Non-Hodgkins Lymphoma of mantle cell type in the bone marrow.

60-year-old Curtis Carpenter was not keen on undergoing blood transfusion as he is a follower of Jehovah's Witness. He had undergone chemotherapy in New York and decided to consult HCG because he couldn't find any other place that could help him with a bloodless transplant.

According to HCG chairman Dr B S Ajaikumar, even while autologous bone-marrow transplant is common, the unique thing about this case is that it has been done without blood transfusion. "Our organization started specializing in bloodless chemo and surgeries, and has now forayed into transplants too. Chances of infection in this are less," he said.

DONORLESS PROCESS

Head of the bone-marrow transplant centre at HCG, Dr Radhesham Nayek, said there has been a lot of medical advancement in the bone-marrow transplant sector. Earlier, needles were used to inject into the bone marrow, and it was a painful process. Now no transfusion is required until the platelet count drops to less than 5000. The benefits of this process are that there is no need for donors, less chances of spreading infection, reduced cost and no chances of severe diseases that are otherwise possible in blood transfusion.

Stem cells take 15 to 20 days to reactivate the bone marrow during which the patient needs utmost care.

The patient was charged almost $100,000 for the procedure elsewhere, approximately Rs 45 lakh. However, he only paid around Rs 15 lakh at HCG. Such reduced medical costs is making India a more favoured destination for cancer treatment as well.

BANGALORE: When 12-year-old Allen John Venzon Barraza fell from the terrace of Imperial Court on Cunningham Road on Thursday, his death was particularly tragic. He was just a kid looking for place to play, and he was forced to go to the rooftop. The space below has been taken up for commercial purposes.

With space at a premium, BBMP officials say apartments increasingly have rooftop recreation facilities. In such cases, they cannot ensure safety of residents. While access doors to terrace may be kept open or shut, rules stipulate that some guidelines and norms must be met for such facilities.

"There is no rule barring such facilities, provided some norms are met. Having these facilities may or may not have anything to do with space below, but people prefer facilities above. In the West too, it's a feature in apartments," Thirukana Gowdar, BBMP official, said.

Rooftops can be used for any purpose as long as the parapet wall is 1.5 metre high and is topped by an iron railing, irrespective of the size of the apartment. While nets are not compulsory, they are recommended. There's no clear idea how many apartments in the city have these facilities.

Gowdar said according to BBMP records, about 130 high-rises come up every year. Before issuing occupancy certificates, BBMP checks for fire safety measures, bye-law violations, changes in original plan and construction, if any. The civic agency doesn't inspect safety measures included later. He said these rooftop facilities usually come up after occupancy certificates are issued.

Toyota India To Launch Its New Sedan Etios In December

Toyota announces its new car, ‘Etios’, specially designed for the Indian roads and customers. ‘Etios’ is one of Toyota’s much awaited cars in India, as it is said to be priced around Rs 5.25 lakhs.

According to sources, the Etios will prove to be a competiton for the models like Tata Indigo, Honda city and the Maruti Dzire. With a 1500 cc engine, Toyota will also launch a diesel version by the end of next year. “It will be placed around this price point as Toyota wants an aggressive stance in the market,” said a source.

New Delhi, Nov 26 (IANS) The Karnataka government will soon build two more electronic driving tracks in Bangalore for skill tests and issuing licenses to ensure safe driving, a senior official said Friday.

"We will soon build two more driving tracks in the northern and eastern suburbs of the city for testing a learner's driving skills and issuing license, as the first track in the western suburb is operating at full capacity," state transport commissioner Bhaskar Rao said here.

Participating in a two-day conference on 'Institutional Arrangements for Reduction in Road Fatalities', organised by the International Road Federation (IRF), Rao said that all the 10 regional transport offices (RTOs) in the city would have modern driving tracks to ensure licenses were given only to those who pass the stringent tests.

"We plan to extend the electronic driving tracks to all the 10 RTOs in the city as many learners avoid skill tests by applying for license at other RTOs without such tracks. These modern tracks have eliminated the role of traffic police inspectors, as tests are done electronically," Rao told about 400 road safety experts from across the world.

The various skill tests include driving reverse, uphill, parking and other movements required in the city and highways. The results are given on the spot along with a videographed CD.

"The new initiative has also eliminated the role of touts and check corruption. Though drivers are blamed for most of the accidents, the quality of roads and poor planning are equally responsible for the growing number of mishaps on our roads," Rao said.

According to IRF chairman K.K. Kapila, India accounts for 10 percent of global road accident deaths worldwide every year, as revealed by a World Health Organisation (WHO) study.

Institutional coordination for road safety, a dedicated road safety fund, changes in the Motor Vehicle Act, vehicle design for safety, road safety through engineering measures, safety on high-speed corridors and vehicle safety devices are among the topics being deliberated at the conference to reduce fatal road mishaps.

25 multi-level parking lots to come up in Bangalore

In a city strapped for vehicle parking space, the way forward is to go multi and mechanized. The city will soon get multilevel parking complex that will ease the parking situation in Bangalore.

The parking woes in Bangalore will soon come to an end. The city's first multilevel parking complex is set to take off on small sites offering parking for about 40 four-wheelers in each location. H Ravindra, chairman of BBMP major works committee, said that BBMP plans to set up 25 small mechanized multi-level parking centers at locations across Bangalore. At least 10 of these are expected to be taken up in the first phase.

“The exact locations are still being finalized. Jayanagar and Gandhinagar are on the tentative list. We will be finalizing them in consultation with the traffic police and local corporator. The DPRs are also being finalized’’ he said. According to him, even a 30ftX40ft site should be enough to park a minimum 30 cars. “With the hydraulic system, it should not be a problem. Tenders will be floated once the locations are finalized. It will be a three-month project,’’ he added.

The long-planned multi-level parking lot at Jayanagar shopping complex is still waiting for a way out. It’s a project worth an approximate Rs 100 crore, jointly taken up by BBMP and BDA. “The design and DPR are ready but nothing has progressed beyond it,’’ said local MLA B N Vijayakumar. ‘Financial crunch’ is among the main reasons cited for the hitch in project start. This time, it’s from the BDA. “With no proper funding pattern still finalized and no grants from the government side, it may take another month or two to finalize it,’’ said BDA officials.

BANGALORE: Realty major Embassy Property Developments has entered into a joint venture with MK Land Holding , a Malaysian company that specialises in pre-fabricated affordable housing, to build projects in the affordable housing segment. The proposed project entails an investment of over Rs 5,600 crore.

Under pre-fabricated housing, the shell of an entire home can be constructed from concrete poured into as many as 1,000 interconnected pieces of aluminium moulding. Once the concrete hardens, the moulds can be dismantled and reassembled later. The method is believed to generate less waste, reduce material cost and save construction time.

“The joint venture is aimed at developing affordable homes to help meet the acute shortage of housing for the masses in India. We plan to roll out a pilot project in North Bangalore, depending on the success we will launch more affordable housing projects,” said Gopi Krishnan, director and CEO, Embassy Property Developments. The proposed development will come up on 185 acres in North Bangalore and will comprise 14,400 residential units with two million square feet of commercial space. The first phase of the project totalling 5,000 units will be launched in the next nine months. Spread over 650-700 sq ft the apartment will be priced at Rs 15-17 lakh.

The proposed development will be carried out by MK Embassy Land , which is a joint venture (JV) between MK Land, that holds 47.5% in the JV; Star Dreams, a subsidiary of Embassy Group that also holds 47.5%; and MKN Embassy Development , a subsidiary of the Emkay Group that holds the remaining 5%.

“The project will be funded through foreign direct investment and MK Embassy is also in discussions with local banks especially Ex-Im Bank of Malaysia to finance the development of the Bangalore project,” said Mr Krishnan.

MK Land is a vertically integrated home development company focused on affordable housing and high-end condominiums. It is also the largest home builder in Malaysia, based on the number of homes sold, revenues and net income. It has so far delivered around 40,000 housing units.

Volvo sees $1 bn revenue in India in 5 years

Swedish bus maker Volvo Bus Corp expects to grow revenue to $1 billion at its India unit in the next five years as it prepares to make Bangalore a manufacturing and product development hub, a senior company executive said on Monday.

"When I am talking about an industrial hub, we are talking about not only production, we are talking about product development, we are talking about sourcing as a global hub, that means India will be a sourcing hub for the rest of Volvo buses," said Rune Lundberg, senior vice president at Volvo Bus Corp.

"India is the second largest bus market in the world, so if we would like to establish ourselves somewhere, we should not go to a very small market, we should go to a huge market," he added.

Volvo agreed to buy out a 30 per cent stake from its joint venture partner Azad Group on Monday, dissolving the partnership. The company did not disclose how much it paid for the stake.

Volvo Bus Corp also said it would double its investment to about $44 million in the next two and a half years to ramp up capacity from 1,000 to 5,000 over a five-year period, said Akash Passey, managing director of Volvo Buses India.

The bus maker expects to generate revenue of about $110 million in 2010, and growth of 10 to 20 percent in 2011.

The Indian bus market is expected to grow 11 to 13 percent in fiscal year 2011, according to the Society of Indian Automobile Manufacturers. Tata Motors and Ashok Leyland are the market leaders in the country's bus market.

"Over a period of ten years of being in India, India has become one of our most important markets in all terms so we have potential here to further increase our position," said Lundberg, pointing out that India would only be Volvo's third global hub, after Europe and Mexico.

Exports out of India, currently only one to two percent of total production, will account for 25 to 30 percent of volume in a few years, Lundberg said. The company will start exporting to Africa later this year, and to the Middle East in 2011.

It was in 2005 that construction of the new Bengaluru International Airport (BIA) started in Devanahalli, and in May 2008 the airport became operational. Real estate activity in the north Bangalore region where the airport is located practically took off along with the first flight.

When the construction of the airport started, the city ended near Hebbal — Nandi Hills and the aero-show were the most notable attractions in north Bangalore 10 years ago. The region's catchment area for the real estate market was limited, and choices of residential products far and few. Buyers were not keen on this part of the city, and developers stayed away despite large parcels of land being available at comparatively cheaper rates. The exception were a few projects in Yelahanka New Town and closer down towards Hebbal, says Mr Krish Murali Eshwar, Chief Operating Officer, BCIL Zed Homes, recalling the North Bangalore region of the past.

Changed landscape

However, the landscape has changed considerably in the past few years and north Bangalore is expected to see a lot of commercial development in the next one-two years.

In fact, the region has witnessed a migration rate of over 3 per cent in the last one year, and this is likely to increase dramatically as infrastructure develops , say industry experts.

Mr Eshwar puts the number of upcoming residential projects — big and small — at 33. These, when completed, will significantly add to the supply of residential units . Residential properties are available to suit any budget ranging from the Rs 15 lakh to Rs 20 lakh . Provident Housing, the affordable housing arm of Puravankara Group, offers to the multi-crore villas in Prestige Golfshire, an integrated township project. Some of the big projects coming up in this region include Sobha Lifestyle in Devanahalli, presidential villas from Sobha Developers; Tata Housing's Aquila Heights in Jalahalli; and Brigade Orchards in Devanahalli.

“The entire stretch from Hebbal to Devanahalli is now witnessing a lot of residential and commercial activity,” says Mr T. S. Satheesh, Managing Director, Hoysala Projects, a residential developer. The company has two apartment projects in Devanahalli — Broxia, at the foothills of Nandi Hills priced at Rs 15 lakh upwards per unit, has been nearly sold out, and Corpus, a residential-cum-commercial project priced at Rs 45 lakh upwards, has generated very good enquiries, he adds.

Mr Anshuman Magazine, Chairman and Managing Director, CB Richard Ellis India, says that the first tech park building became operational around 2006. “Today, it is one of the prominent locations with quite a few operational facilities and a host of them under various stages of execution,” he adds.

With Hebbal as the epicentre, he points out that the region has witnessed a spurt of activity. Currently, commercial developments around Hebbal Junction have been the catalyst to the residential developments in the northern vector. Developers are anticipating growth due to the planned infrastructure development, including hardware/aerospace/IT/BT parks which are coming up near the airport, he says.

Post-completion of the airport, the State government has given emphasis to this region which has resulted in large-scale infrastructure projects taking shape.

The projects to come up in the region are: Metro rail, mono rail to the airport, airport expressway; Outer Ring Road, Intermediate Ring Road, Peripheral Ring Road, Satellite Town Ring Road, and an international convention centre at Devanahalli.

The total investment is about Rs 21,000 crore. And the region also attracted major investments during the Global Investors Meet in June .

These infrastructural projects are expected to result in a spurt in residential projects, and “once the residential market picks up there, commercial activities will follow,” say industry experts. Some of the localities popular among buyers and builders alike include Yelahanka, Devanahalli, Jakkur, Sahakar Nagar and the Yelahanka-Dodaballapur Main road.

In fact, Mr Eshwar points out that most of his company's projects are located in Bangalore primarily because of availability of land, and the uptake. The company is planning its biggest offering, a 20-acre project — Zed Earth, in this region.

The growth of north Bangalore is purely an instance of real estate development around an airport. Though plans of developing an ‘airport city' around the airport complex have been doing the rounds for some time now, it will be some time before the plans turn into reality.

But before the airport city takes off, the region with the attention that buyers and developers are showering now would be comparable with other developed regions in Bangalore such as South Bangalore or Outer Ring Road.

Land price

But what makes this region a favourite among developers? The infrastructure in place and those announced by the government are reasons why this region is a preferred destination among developers, say real estate analysts.

Mr Eshwar also adds that the cost of land comes at a reasonable price and “therefore products can be priced reasonably well,” he explains. Open lands automatically attract customers to consider the space, and there is not much of competition even as of today, according to him. For buyers, of course, it is the plethora of choices available that makes the region among the most sought after. In fact, more than 85 per cent apartments of the first phase of Provident Housing’s Provident Welworth City, located on Yelahanka-Doddaballapur Road, has already been sold out and the second phase has been opened for booking, said Mr Jackbastian Nazareth, Chief Operating Officer, Puravankara Group, recently. This project is set on 42 acres of land and comprises of 3,360 units, and apartment sizes range from 845 sq ft to 1,180 sq ft, with a mix of two-bedroom and three-bedroom apartments. “Since the demand for residential properties is huge, supply should also catch up,” says Mr Satheesh of Hoysala Projects.

Social infrastructure too is catching up with many hospitality and healthcare projects coming up in the region, in addition to those already developed .

Some of the big hospitality brands setting up shop or in the pipeline include Four Seasons Hotel, Trident, and JW Marriott, among others. And once the infrastructure projects get completed, realty experts expect property prices to escalate even further.

JSW to develop Football Stadium

The Bangalore Football Stadium has been chosen by the All India Football Federation for major renovation work that is expected to transform it into a world-class venue.

At its Annual General Body Meeting in New Delhi on Thursday, the national federation tied up with JSW Steel Limited to renovate the BFS and Rabindra Sarovar stadium in Kolkata.
“JSW, which is owned by Sajjan Jindal, will take over the stadiums in the next three-four months,” AIFF president Praful Patel told reporters after the AGM. “By next year we will be having two-three good stadiums owned by the state bodies or the AIFF. Jindal has also been appointed the chairman of I-League.”

Hailing the decision, AIFF vice-president AR Khaleel told Deccan Herald that project was part of a wider plan to improve the infrastructure in the country. “India has hardly any world-class footballing venues. It is one of the primary reasons why the national team trains in Dubai.

“To start with, we picked facilities that are owned by State associations. The plan is to have world-class structure that includes permanent bucket seats, floodlights, media centre etc. The coast of rebuilding each stadium is estimated between Rs 100 and 125 crore.”

“Similar to the ongoing FIFA Goal Project work at Bangalore, the project will be funded by JSW while AIFF will be involved only in the construction part. JSW has shown great interest in revamping the image of football and AIFF is happy to co-operate,” added Khaleel.

Asked if the FIFA Academy will be affected by the renovation, Khaleel said there is no reason to worry. “The Academy as well the artificial pitch will be untouched. Samples were taken to check the strength of the other three wings -- northern, eastern and western. Once the sample results arrive -- expected in the three week’s time -- decision will be taken on whether to raize or rebuild on the existing structure.”

Patel also said that Mukesh Ambani had shown his interest in developing infrastructure at Mumbai’s Cooperage stadium, which is embroiled in a public interest litigation (PIL). “The PIL is nearing its end and Mr Ambani has personally shown interest in developing infrastructure at the Cooperage.”

Meanwhile, AIFF sold its telecast and marketing rights to Reliance Industries Limited (RIL)-International Management Group (IMG) for Rs 700 crore for a period of 15 years.
“We are confident that this deal will contribute to the development of Indian football. I have spoken to Ambani and he is personally interested in developing infrastructure for the game in the country,” he said.

With major infrastructure projects lined up next year, the civic body plans to rectify the mistakes it made in 2010.

As the year draws to a close, the civic body is taking stock of its hits and misses. Though the Bruhat Bangalore Mahanagar Palike (BBMP) admits to making mistakes, it is all set to redeem itself over the next year, with major infrastructure overhaul on the cards.

This year, the BBMP had to deal with widespread protests from citizens over road-widening and tree-felling projects. A spokesperson from the BBMP admitted that the civic body had "made mistakes". However, the BBMP plans to change the way it approaches infrastructure issues and better utilise the annual Rs 2,500 crore infrastructure budget, he added.

The changes include tackling road widening on a case-by-case basis. This is because after the announcement of a vast number of roads to be widened led to "agitation and awareness campaigns from citizens," said a senior spokesperson for the BBMP.

Apart from road widening, the BBMP also has some major projects planned to help alleviate the traffic strain on the city, which it described as "only getting worse."

The civic body plans to build India's largest flyover, stretching from the City Market flyover to Kengeri. The flyover will be just under 13 km long, which eclipses the 11.6 km flyover that opened last year in Hyderabad, and is expected to cost Rs 700 crore. A steel bridge from K G Road to Corporation Circle is planned at a cost of Rs 120 crore, as is a flyover from near St John's Hospital in Koramangala to Mysore Road.

These projects will be worked on alongside 10-12 underpasses that are currently before the government. With the Namma Metro expected next year, the city is looking forward to spending fewer hours in traffic.

A K Gopala Swamy, BBMP's engineer-in-chief, was pleased with the progress made in 2010, but said he looked forward to a positive 2011.

"We will be concentrating on water infrastructure, road works, increasing the number of street lights and fixing the lakes next year. The budget is delayed at the moment, but the tenders are being processed, and we expect some big new works to begin in December end and early January," he said.

He added, "I have been happy with what has happened this year and think it has been very successful."
Other plans

Aside from improving Bangalore's traffic, Gopala Swamy said that water infrastructure, an increase in street lighting, a more streamlined waste management system and the repairing of 56 lakes around the city are also on the agenda for 2011.

The BBMP plans to have a waste management station in every one of the 198 wards of the city to be able to segregate dry waste. They has also teamed up with a German firm in a Rs 350-400 crore project to turn waste into energy after a presentation by the company on November 18.

A BBMP source said, "The purpose is to segregate garbage at the source and to create awareness among the public. The project will cost us nothing, as the company will foot the bill and then sell the energy back to us. All we have to do is provide the land."

Century Group, a Bangalore-based integrated, full-service real estate development company, is currently in talks with private equity (PE) players to raise Rs 750 crore to fund its planned developments, and also take existing projects to their next stage.

“We are currently in talks with PE players, and there would be better clarity in about a month,” Mr Ravindra Pai, Managing Director, Century Real Estate Holdings, told Business Line. The company recently raised Rs 100 crore by way of non-convertible debentures and another Rs 100 crore as term loans from public sector banks, he said.

The company plans to launch five projects in the next six months. Currently, it is developing 1.2 million sq ft and “we will be adding 1.7 million sq ft this year,” said Mr Pai. The plan is to develop 98 million sq ft in the next 10 years, of which 20 million sq ft will be through joint development, he added.

One of the five planned developments is a 60-acre integrated township near the international airport at Devanahalli, to be launched next month. The company is in the process of identifying and signing up partners for the hospitality component in this project.

There are also plans to open up large parcels from its over 3,000-acre land bank in Bangalore for master planning. “We plan to develop residential plots, specialised asset-class like hospitals, for which we will tie up with existing players with the knowhow of that segment/sector,” said Mr Pai.

According to sources, the company will also start work on its hospitality project in the near future; they add that the company will partner with the renowned hospitality major Four Seasons Hotel to Bangalore.

Come 2012, Bangaloreans may just say goodbye to the hassles of procuring LPG gas cylinders by getting piped gas in their homes.

Bangalore will be among the few cities in the country including Delhi and Mumbai to get piped gas supply to domestic consumers once the Cochin-Mangalore-Bangalore trunk gas pipeline is laid.

L Mansingh, chairman of the Petroleum and Natural Gas Regulatory Board (PNGRB) said the Board was all set to lay the pipeline which would enable the agency to roll-out city gas distribution network, supplying Piped Natural Gas (PNG) for households.
The domestic consumers in the city would then be able to buy piped gas by shelling out only a third of what they are spending now. The chairman also noted that piped gas would be safer to use when compared to LPG.

According to sources, the Board would soon start the bidding process to set up trunk pipelines from Cochin to supply natural gas to consumers of Bangalore and Mangalore.
This is part of the national gas grid, an ambitious project of the board, which comprises a network of gas pipelines that would connect various states. “This network would facilitate supply of natural gas for consumers across the country. Gas is a game changer. The supply of natural gas can galvanise the local economy in many ways.

The city gas distribution network would cover the domestic market. Citizens would be freed from the tension of replacing their gas cylinders periodically,” said the chairman, who was speaking at a conference on Disaster Reduction in Industries here on Thursday.

CNG solution

“The pipeline can also solve the fuel woes of the denizens, as Compressed Natural Gas (CNG) is a cheaper and environmentally clean fuel. Further, it could be used to generate power for households and knock out diesel generators. Even industries can use CNG,” noted the chairman. The Board would also adopt best international practices to ensure safety norms.

“To avoid accidental break of pipeline, common ducting with a single administrator should also be introduced. Further, the state government must proactively prevent supply of spurious CNG kits available in the market. Electronic surveillance of pipelines would also be the responsibility of the state government,” he noted.

The regulator would also ensure that the bidding companies stick to the safety norms listed by the agency. Meanwhile, Labour Minister B N Bachegowda noted that the state would invest Rs 25 crore to set up a disaster management institute in the city, which would come up in three years.

The Bruhat Bangalore Mahanagara Palike (BBMP) has for the last two years, been in the process of conducting a massive exercise to map the 13.87 lakh properties in the 198 wards in the city. Geographical Information System (GIS) has proven to be an effective tool for analysing and displaying thematic maps of all the roads for proper evaluation and correction of zones.
As of now, 11 lakh properties have come under the tax net. The aim of this programme, which is perhaps the first such exercise being conducted in the country on such a large scale, covering 800 square km, is to bring all properties under the tax net and ensure that the BBMP has accurate information pertaining to the properties' dimension, built-up area, land use and classification. "The process of validation of GIS maps will be completed in January 2011 and we are hoping to meet our Rs 1,500 crores target for property tax by March 2011," says D L Chandrashekar, Deputy Commissioner (Revenue), BBMP.
Geo tagging
The process uses satellite digital maps of the BBMP area to generate a vector map from the information obtained. These high resolution satellite images are then used to extract details of roads, plots and buildings. "The aim is to update the tax paid information in relation to GIS maps," says an official from the IT wing in BBMP. "We are identifying each property in the respective zones. With this information in hand, the BBMP officials will visit each house and check if the details are accurate. We are ensuring 100 percent coverage survey and have till date covered 78 percent of the properties in the city," he adds.
However, the challenge will be to tag properties in zones that do not have an orderly maintenance of records, and to demarcate tank bunds, government lands and slums. The old BMP area constituted 225 sq km of area and with all the wards and numbers having been changed to include them in the 800 sq km new BBMP area, the ward boundaries have also changed and these changes will have to be incorporated.
"This is a welcome move from BBMP," says Sumathi Rao, Founder Member, Malleswaram Swabhimana Initiative. "There are many who have not paid property tax for years and we have pointed this out and brought it to the notice of BBMP officials. Yet nothing has been done. Hopefully, with the mapping, the officials can instantly generate a notice to
such defaulters," she says.
Property identification
The new property identification numbers (PIDs) will be a complete identity of your property - not just updation of ward numbers. They will be 'geo-tagged' with the exact spacial dimensions of your property and have the latest photograph of your house.
After January, one can access details on the BBMP website about any property in the city using the PIDs.
According to BBMP sources, there are two teams assigned per ward. Each team comprises engineers, a tax inspector and revenue inspector. These teams have been going around the ward, mapping properties and taking their photographs. They will be equipped with selfassessment scheme (SAS) property tax data collection and verification sheet. Special notice will be issued instantly to those who have not paid tax. For this to happen, the BBMP officials will be working together with KEONICS for immediate updation in the database.

As on December 9, 2010, BBMP has collected a total of Rs 904 crores from 10.12 lakh properties across the city. This is its highest collection with the revised tax under the self-assessment scheme (SAS) The cost for the base map preparation is around Rs 2 crores
What the GIS map will show
Each ward is divided into grids. These grids are then blown-up individually to show up the properties
Each plot will show GIS number, plot number, SAS application number, number of floors, and land use

BBMP IS IDENTIFYING EACH PROPERTY IN THE RESPECTIVE ZONES. TEAMS HEADED BY REVENUE OFFICERS WILL VISIT EACH PROPERTY AND VERIFY THE TAX PAID DETAILS. THE OFFICERS WILL BE EQUIPPED WITH SAS PROPERTY TAX DETAILS OF THE PROPERTIES ACCURATE INFORMATION – SITE DIMENSION, BUILT-UP AREA, LAND USE AND CLASSIFICATION OF THE PROPERTY – WILL BE PROVIDED THROUGH THE GIS THROUGH THIS PROCESS, DETAILS OF EACH PROPERTY WILL BE GENERATED IN ELECTRONIC FORMAT AND PRINTED PROPERTIES FOR WHICH TAX HAS BEEN PAID WILL BE SHADED ON THE MAP A SPECIAL NOTICE WILL BE ISSUED ON THE SPOT TO THOSE WHO HAVE NOT PAID PROPERTY TAX

Manipal to invest Rs 150 cr on expanding its clinic arm

Manipal Health Enterprises (MHE) today announced plans to invest close to Rs 150 crore to expand its clinic arm - Manipal Cure and Care (MCC) to its existing ones in Bangalore. Meanwhile, it will also explore opportunities to expand in other Indian cities, through direct investment.

Manipal Health Enterprises, the holding company, is optimistic these clinics will further accelerate its market penetration and reach. MCC clinics provides a range of preventive, curative, wellness and beauty services under one roof, driven by healthcare professionals.

Announcing the initiative, Rajen Padukone, CEO, Manipal Health Enterprises, stated, “We hope to reintroduce the erstwhile ‘family physician’ in the neighborhood clinic where an individual could get medical care at nearby polyclinic.”

Dr S C Nagendra Swamy, President, Manipal Health Enterprises, added: “We plan to integrate our skills and expand our presence in preventive, curative, wellness and beauty care categories as there is a substantial demand in India. With these clinics we will be able to offer medical services and unmatched convenience and comfort to our patients in their nearest neighborhood.”

Dr Sudarshan Ballal, Medical Director, Manipal Health Enterprises, further said, “The concept of the friendly familiar family physician is gradually fading away and now a neighbourhood multi-specialty polyclinic like Manipal Cure & Care Clinic will ensure the patient gets the necessary diagnosis as well as a consultation from an experienced physician.”

MHE had earlier put on hold expansion of MCC when the economic slowdown began to bite, and the “wellness clinic” model under which MCC was based, did not show much success. Similar efforts by other healthcare providers too had failed to catch on then, and most of them abandoned their plans altogether.

BANGALORE: First of its kind, a laughter university is going to launch soon in India in Bangalore. It will be the World’s first International Laughter University and will offer courses on laughter yoga therapy.

The university will be the first to teach basic principles of living stress free life. On the university campus, students will learn how to cope up with stress and hard times and how once can remove stress from their life.

Madan Kataria, a physician from Mumbai, is a person behind such a wonderful thought and the Tech city Bangalore will house the university, the city where several IT engineers work for late hours and leading a stressful life. The university will be about five kilometres away from the city on the road to Mysore.

Laughter Therapy

“If all goes well, then by April-May 2011, I will start my first certified Laughter Yoga teacher training in the university complex,” Madan Kataria told reporters. The University will be called Laughter Yoga University.

Kataria has earned a name by popularising ‘Laughter Yoga’ therapy that combines unconditional laughter with yogic breathing or ‘pranayama’. “The concept of Laughter Yoga is based on a scientific fact that the body cannot differentiate between fake and real laughter. One gets the same physiological and psychological benefits,” he said.

“It is a huge project. In the first phase, we will have an auditorium for conferences and conventions, training rooms, stay facility for 200 people, library, dining hall, meditation rooms, administrative block and staff residence,” he added.

As per the information gathered from sources close to the development, the project may take 18 months to two years for completion. However, the training programmes will be started by next three months and further construction will go on.
