Bangalore: In order to build a strong research team and to promote science and technology among teachers and students and The Indian Institute of Sciences (IISc) has decided to setup a Talent Development Centre in Chitradurga (Challakere) district. The centre is about 100 acres and will have a synchrotron centre. The government has granted 2 crore for the centre and has handed over 32 used government buildings for the purpose. The first batch of the training is likely to begin January or February.

B.N. Raghunandan, senior scientist at the IISc said that "For this, the institute has decided to set up a full-fledged campus in Chitradurga, where training will be offered to teachers who, in turn, can pass on the knowledge to their pupils." He also said that the IISc had been conducting such training programmes for 35 years in various districts, but it had now decided to set up a permanent campus in Chitradurga.

Synchrotron is an electron accelerator which produces high intensity light to study the structure of the atomsin matter. It is a powerful tool that enables scientists and engineers to probe the fundamental nature of matter.

The IISc is said to focus on research works in the core sectors such as renewable energy, space science, aerospace, water resource technology, ecology and environment. The development centre is expected to provide job opportunities for research students of various departments.

The facility at Chitradurga is expected to be similar to the facility in Geneva. Also coming up in the district is the Bhabha Atomic Research Centre (BARC) where research students of atomic science will get opportunities to work. The facility will be setup in the 1,800 acres of land given by the government.

DHNS (http://www.deccanherald.com/content/121342/piped-gas-flow-city-homes.html)

I felt very odd that why the gas line has to come from kochin to bangalore. that to a pipeline run to mangalore. when mangalore has a Big port and already pipeline exist between mangalore- hassan ( need to only extend).
Joly well you can get the gad directly there and then distribute.

Mangalore is a big petrolium hub also with MRPL and MSEZ presense

^^ I agree with u in bangalore-guntakal-wadi line that goes parallel to karnataka border.. we should use bangalore-hubli-pune line for west india destinations if not north india destinations..

but in south border of karnataka it is forests and terrains that are making things difficult. that is wrt line bangalore-salem-coimbatore-cochin line, which is perfectly ok. and that gas pipeline through coimbatore

KOCHI: A revolutionary change will be witnessed in Kochi city with the Petroleum and Natural Gas Regulation Board (PNGRB) giving priority to the first phase of the City Gas Distribution (CGD) project which will be implemented in 2013.

Speaking at a function organised by the Kerala State Industries Development Corporation (KSIDC) on tapping the possibilities of developing natural gas infrastructure to fuel economic growth in the state, L Mansingh, chairman, PNGRB India, said that by 2013 residential buildings will be provided with piped cooking gas.

Apart from this, vehicles plying in Kochi will also be using gas as it will be available at a cheaper cost than the fuel used now.

He urged the government to make it mandatory for all commercial vehicles to use compressed natural gas (CNG) and identify the geographical areas for CGD network.

Initially, it will be served to housing colonies and apartment buildings. The company is entrusted with the task of laying 1,114-km pipeline from Kochi to Mangalore and Bangalore via Kanjikode which will facilitate the distribution of piped gas in the city.

Kochi city will also be the first green city in South India when greener and cleaner technology is used as an alternative to the existing fuel which is causing damage to the environment.

BANGALORE: First of its kind, a laughter university is going to launch soon in India in Bangalore. It will be the World’s first International Laughter University and will offer courses on laughter yoga therapy.

The university will be the first to teach basic principles of living stress free life. On the university campus, students will learn how to cope up with stress and hard times and how once can remove stress from their life.

Madan Kataria, a physician from Mumbai, is a person behind such a wonderful thought and the Tech city Bangalore will house the university, the city where several IT engineers work for late hours and leading a stressful life. The university will be about five kilometres away from the city on the road to Mysore.

Laughter Therapy

“If all goes well, then by April-May 2011, I will start my first certified Laughter Yoga teacher training in the university complex,” Madan Kataria told reporters. The University will be called Laughter Yoga University.

Kataria has earned a name by popularising ‘Laughter Yoga’ therapy that combines unconditional laughter with yogic breathing or ‘pranayama’. “The concept of Laughter Yoga is based on a scientific fact that the body cannot differentiate between fake and real laughter. One gets the same physiological and psychological benefits,” he said.

“It is a huge project. In the first phase, we will have an auditorium for conferences and conventions, training rooms, stay facility for 200 people, library, dining hall, meditation rooms, administrative block and staff residence,” he added.

As per the information gathered from sources close to the development, the project may take 18 months to two years for completion. However, the training programmes will be started by next three months and further construction will go on.

Really!! It would be delight to learn how to be happy rather to mug up the same routine course books!! Just wait and watch what is in store for students in the University for Greater Benefits of mind and body!!.

True..the rail infrastructure of KA is poor compared to the neighbouring states. The onus is only on the successive people representatives. I think with an independent zone (SWR) for the state, things should improve.

The only fully doubled & electrified section is Bangalore-Bangarapet-Kuppam section which leads to TN & Kerala. I think the track km within KA would be around 100km.

I had got some info regarding railway electrification sometime back. As per that;

KA: 4.2 %
AP: 46.5%
TN: 28.4%
MH 47.3%
KL: 51.4%.

Kerala would be having close to 100% electrification soon. The Shornur-Mangalore section in Malabar has already been taken up for electrification. I think only lines left would be the Kollam-Punalur-Shencottah/TN border line as well as Pallakad-Pollachi(TN). Same with doubling also, with the main trunk lines doubled or being doubled.

Metro Work In CBD Areas Slashes Prices,Residential Units In IT Areas Are Up By 18-20 %

Shilpa Phadnis | TNN

Bangalore: Sunita Koppar,an IT professional with Oracle, never expected her flat owners random talk on inflation would come with a rider. He dropped a hint on passing on any price hike to her.His yardstick: anything from onions to foodgrains going through the roof. This year,he raised the rent by 20%.But that didnt quite match the hullabaloo created on commodity inflation.
He sprung another surprise one more round of substantial hike when the agreement comes up for renewal. The hike in rent has been significant in the past one year. But I will hang on till we move in to our new apartment, she said.
As IT/ITeS firms are back on the growth track, companies are going fullthrottle on their hiring plans. This has attracted a lot of talent from outside Bangalore, hence a pent-up demand for apartments around the IT hub.Rentals have gone up by 15-20 % at Marathalli,Sarjapur,Whitefield and Outer Ring Road compared to last year.Rentals in pockets of North Bangalore have also moved up, said Sunil Simon, proprietor of property consultancy firm Aaron Associates.
Post-slowdown,the market witnessed a correction in residential space. The recovery was felt in luxury and mid-sized apartments, lending itself to a moderate increase in re n t a l s.Rentals in h i g h - e n d apartments like Epsilon,Palm Meadows,Prestige Bougainvilla and others have seen a revision.Newer developments, especially gated communities, have witnessed an increase in capital values.Thats also reflecting in the rentals, said Ram Chandnani, deputy managing director,South India, real estate consultancy CB Richard Ellis.
The citys rental graph has moved up in traditional IT hubs like South and East Bangalore too.Residential layouts in Koramangala,Hosur Road,Bannerghatta Road,Sarjapur Road,Jayanagar,J P Nagar and Banashankari have witnessed 10 to 15% jump.A similar trend is seen in pockets of East Bangalore, including parts of Indiranagar,Airport Road,Fraser Town,Cooke Town,Lingarajapuram,Marathalli,HRBR Layout,Banaswadi,Old Madras Road,K R Puram,Brookefields,Hoodi and Whitefield.
But the reverse happened in 2009.IT firms froze recruitment plans. As a result, the job market was shaky and spending power shrank.Oversupply in Sarjapur,Outer Ring Road,Whitefield and Marathalli forced apartment owners to press the panic button. They offered steep discount on rentals to combat weak consumer sentiments.Prices during the slowdown tanked by as much as 35%,said real estate brokers.Apartment owners in Palm Retreat or Brigade Metropolis expected 6 to 7% return on investments as they had purchased flats at a premium. They only got 3% return then. But things are looking better now, added Chandnani.

INFRASTRUCTURE WOES

On the flip side,Metro rail work and congestion in the central business district of MG Road,Richmond Road,Residency Road and Lavelle Road,to name some areas, has pushed down rentals by 10-15 %.Villas demanding rentals close to Rs 1.5-2 lakh have dropped by 20% compared to a year before, said regional director (south) of Knight Frank India,Naresh Dandapat.

A Knight Frank research estimates that the city will witness a residential supply of 38,000,translating to 72 million sqft between 2009 and 2011.Around 53% of this supply will be 3-BHK apartments and 30% will constitute 2-BHK ones.

One greatest reason for KSRTC emerging as the best Transport corporation in India :okay:

Not true to the fullest. KaSRTC rose during the recent days. I still remember the red dabbas of KaSRTC till the 1990s. And you cannot compare rail traffic with road. Rail traffic is very much important for the 'equitable' development of all places in a state, also it holds an important role in freight movement also, including oil and gas.

KaSRTC's turnaround should be a model for other public transport corporations. They have infused modern management and best practices which others should emulate.

KaSRTC's turnaround should be a model for other public transport corporations. They have infused modern management and best practices which others should emulate.

there is no need for government to run such public transportations, esp. long distances. i don't see any merit for government to run such services even for poor.

and it's only a matter time before any such government run organizations become poorly managed. it's impossible for them to compete with private sector in long term.

BBMP pushes for revising city plan
TNN, Dec 29, 2010, 05.39am IST
BANGALORE: With ground reality not tallying with the blueprint, the city corporation has decided to do the sensible thing and go in for a 'serious' revision of the existing Comprehensive Development Plan (CDP). This process is expected to unfold in 2011.

Confirming this to TOI, H Ravindra, chairman of the corporation's major works committee, said that the revision will be based on the Revised Master Plan (RMP) 2015 that was approved by the government in 2007 when there was no elected council in place. Also, a few proposals from the CDP like the road in the GKVK campus met with stiff public opposition and now lie abandoned.

"We definitely need a revision considering the rapid expansion of city limits since then. All 216 roads now earmarked for widening were jointly identified by BBMP and BDA five years back, based on this CDP. But now, executing the works on ground has become a problem,'' he explained.

In the last few months, the city has seen a spate of protests over decisions to widen roads and the consequent transferable development rights (TDRs) which are meant to be the compensation for losing property for road-widening. Lack of a liquid market for TDRs has been a big grouse. Many home owners, in fact, don't want TDRs at all, preferring to keep their property intact.

But, can the BBMP now revise a masterplan that was formulated by Bangalore Development Authority (BDA) which is the planning authority for the city? "Definitely we can initiate the revision process as we have been facing a problem. There's no rule that says the BBMP cannot participate in CDP. We will be approaching the urban development department (UDD) shortly. BDA is also part of UDD,'' Ravindra added.

The palike also hopes to make the road-widening exercise and TDR policy workable through this revision. According to urban experts, a major flaw in existing RMP has to do with the Floor Area Ratio (FAR) that needs to be modified for sale of TDRs to be attractive.

BBMP engineer-in-chief A K Gopalaswamy also admitted that the corporation was not being involved in the revised masterplan 2015 though it has to execute some projects under it like the road through GKVK campus."

Though major works standing committee has stopped the work in GKVK campus, the final authority rests with the commissioner to take a call on the project. Again, it goes back to the CDP,'' he explained.

BU wants IIT tag for UVCE, plans proposal
TNN, Jan 1, 2011, 03.59am IST

Bangalore: The Bangalore University will submit a memorandum to the Union law minister on January 2 to upgrade University Visvesvaraya College of Engineering (UVCE) into an IIT.

"The HRD ministry has announced 10 more IITs for the country. UVCE has the necessary infrastructure, expertise, faculty and students. This can be converted into an IIT with a campus at Mudenahalli," vice-chancellor N Prabhu Dev, told reporters on Friday.

The memorandum will be submitted at the mega reunion event of UVCE alumni from January 1 to 3 on the occasion of Sir Visvesvaraya's 150th anniversary.

"UVCE might remain a constituent college of BU. Even if we have to let go of the administration of UVCE when upgraded, we will not mind," he added.

The UVCE will have placement cell for companies from different countries. The alumni who have their own companies will absorb students from the college. An investment of Rs 100 crore is mooted for the college in the coming 10 years. A national skill development centre, new buildings, smart classrooms, hostels of international standard and more is being planned.

Around 1,500 people have already registered for the meet. The function will begin with a candlelight march on Saturday evening. The alumni meet that will be held at Gayathri Vihar and UVCE campus will feature keynote address by eminent people, panel discussions and entertainment.

Political unrest stalls Infosys' campus plans in Karnataka
(http://www.moneycontrol.com/news/cnbc-tv18-comments/political-unrest-stalls-infosys-campus-planskarnataka_510016.html)Published on Mon, Jan 03, 2011 at 20:46 | Updated at Mon, Jan 03, 2011 at 21:12 | Source : CNBC-TV18
While the latest political crisis in Karnataka may have blown over, several corporate projects have been affected by the uncertainty. Sources have indicated to CNBC-TV18's Sunanda Jayaseelan that Infosys' second campus in the state, which was being planned as its second largest, has not yet received final clearances for land conversion.
The IT major had signed an MoU with the state government in June 2010, which assured them of speedy land conversion approvals. However, the approvals haven’t come through yet over the past six months. The second campus was to be their second largest, after the Mysore campus.

The company, CNBC-TV18 learns has already acquired 365 acres at Sarjapur and was to invest about Rs 2250 crore and have a seating capacity of nearly 18,000 employees. Sources have also indicated to CNBC-TV18 that they could look at other states, including Kolkata, where they have just received approvals for a 50-acre campus. Infosys, however, has been very tight lipped on the development.
Karuturi Global is another company that is facing similar problems. Karuturi had won bids for three mixed cultivation farms spread over nearly 1500 acres in August of last year. The Karnataka government had invited bids for nearly 18 farms of which Karuturi won bids for three farms.
The process of formally awarding it to the company should ideally have been completed by November or December. However, sources within Karuturi said that there has been no movement on that project. Bids were invited for 18 projects and companies such as Jain Irrigation and Harrisons, amongst others, had expressed their interest. But political instability really proving some sort of a road block to these projects.
thanks to hd kumaraswamy.. :bash: any updates about nearby wipro kodathi project?

This is such a silly statement.

Whlile I am not at all a fan of Infosys/Wipro and I do not admire these companies, and personally would not join Infy/Wipro, you need to look at the number of employees in these companies.

How many employees does Google employ in Bangalore? What about Yahoo? Microsoft? (And btw, the MS building on Inner ring road employs call center agents for Microsoft GTSC - Global Technical Support Center, whose salary is around as much as the entry-mid level guys in Infy/Wipro/TCS).

And what about the immense support services required to run the campuses of Infy, Wipro, TCS and such companies? The dozens of buses, hundreds of cabs, tons of food and drink, security, housekeeping? How much secondary employment of this kind do the Google and Yahoo type of companies generate in Bangalore?

Give me Google/Yahoo for myself, personally, but give me Infy/Wipro/TCS anyday for the Bangalore economy!

infy now may not be as important for bangalore as it is for kolkata, where real estate prices doubled the day infy announced campus a month ago. the above report mentions kolkata campus was hurried up because of this delay. good if infy goes to kolkata as many biharis and bengalis IT migrants will go back which is good for us and them both

Gas pipeline from Dabhol okayed
TNN, Jan 4, 2011, 03.21am IST
BANGALORE: Gas connectivity to your kitchen through pipelines is closer to reality. The state cabinet on Monday gave approval to pipeline connection from Dabhol in Maharashtra to Bangalore.

A joint venture (JV) company involving Karnataka State Industrial Investment Development Corporation (KSIIDC) and Gas Authority of India Ltd ( GIAL) will be formed to distribute gas in Bangalore.

Initial investment has been pegged at Rs 100 crore, where KSIIDC will invest 24%, GAIL 26% and the rest by private companies. "Distribution is likely to start from June 2012,'' higher education minister V S Acharya said.

GAIL has taken up the Dabhol-Bangalore 16 million metric standard cubic meter per day ( MMSCMD) gas pipeline passing through Belgaum, Dharwad, Gadag, Bellary, Davanagere, Chitradurga, Tumkur, Ramanagaram, Bangalore Rural and Bangalore Urban, at an estimated investment of Rs 5,000 crore.

In addition, gas supply to Karnataka will be augmented by another pipeline being laid by GAIL through Kochi-Koottanad-Mangalore-Bangalore city, with estimated investment of Rs 3,300 crore. Further, the Krishna-Godavari line promoted by Reliance is also in the pipeline.

Slums to go vertical
Space-strapped Bangalore will see slums going vertical in future. The cabinet has approved the slum redevelopment scheme - to construct multi-storeyed buildings for slum dwellers.

This means, 28,118 dwelling units will be built in 152 slums which will benefit 1,40,590 people. The parliamentary standing committee on urban development had recommended that slums go vertical so that more number of people can be accommodated in less space.

Of the projects approved under JNNURM scheme, 17.60% is reserved for basic services to the urban poor.

Once multi-storeyed buildings are built, the government will give 15-year occupancy right to beneficiaries and later it'll be converted to absolute ownership.

I myself work for Infosys i am paid 18k (take home is 13k ) .Guy working in mid tier IT firms earn more than what i do ,Even those in BPO start ups earn more .While my frz who are working in Microsoft (GTSC) are paid 6.5 L PA which is 54,400/ month
It's just that people think Infy Pays very high salaries looking @ buildings they have built, btw Wipro pays 16k /month take home is 10k (man even a KSRTC driver earns 25k/month )

no one is denying that salary of infosys is lower than say microsoft/google. but then everyone cannot land a job in such companies simply because there aren't too many such jobs.

software services companies both indian as well as mnc's such as ibm services/accenture pay less.

BANGALORE: Growing cities are always challenged with sustainable and balanced growth issues. The IT city has spent a considerable amount of time and thought on waste management which continues to be one of the major topics of discussion.

But a private company, Cerebra Integrated Technologies Ltd, will be setting up a unit that will be one of the biggest in the county.

Speaking to Express, V Ranganathan, Managing Director said, “We intend to set up India’s largest e-waste recycling facility in Bangalore. This will be a major step towards greener growth.”

Added to this, the Government of Karnataka has extended its invitation by signing an Memorandum of Understanding (MoU), during the Global Investors’ Meet and has allotted land for the same in Bangalore to facilitate its growth, he said.

Ranganathan said the unit would be capable of handling 90,000 tonnes of e-waste and that the state government had agreed to earmark 10 acres of land and 100,000 sqft of factory and building to set up the unit in Harohalli in Bangalore.

“The plant will enable all e-waste to be processed and there would be outlets of harmful chemicals into water bodies or landfills,” he said and added that the plant would pollution-free.

Ranganathan said all the metals would be recovered, processed and sold as Copper and precious metals smelters, aluminium smelters, local ferrous markets and plastic extruders and injection molders.

He also stated that plastic components would be processed to make fuel that would also be sold in the markets. The company shared that nearly 8,00,000 tonnes of e-waste is produced every year and an estimated 30,000 computers become obsolete every year from the IT industry in Bangalore alone.

18K is sad, but well - if you work for even one year in Infy, you can join Accenture/IBM or even TCS/Wipro, and then you'll get around 30K. Within 5 years in the industry you'll be earning around 6.5 - 8.0 lakh per annum, don't worry.

Infy offers less to freshers but things change as the experience level increases. I know for a fact that Infy was willing to offer around 9.2 lakh per annum for a guy with 5 years experience in 2009 - it all depends on the skill set, project requirements, urgency, and so on...

10lacs in India = 100k going by 1$-10Rs per purchasing parity
100k in west coast or eastcoast is not upperclass salary it is middle class salary
But considering 95% of the people in India earn less than 10lacs i would say its a good salary.

Karnataka, Gujarat "role model states" for investment: US

WASHINGTON: Gujarat and Karnataka are the "role models" of a competent and transparent government and a progressive leadership that can attract investors in the coming years, a leading US business forum representative has said.

"Competent, transparent, and progressive leadership are key attributes that will attract investors. Karnataka and Gujarat are two states that exemplify such progressive leadership," Ron Somers , president, US India Business Council, said before he left for India.

"There is a reason why Essar, Torrent, Reliance, Shell, Tata, Adani and some many others are thriving in Gujarat.

Effective governance and administration, business- friendly policies, superior core knowledge infrastructure and an entrepreneurial culture combine to make Gujarat the premier business destination in India," he said.

During his week-long trip to India beginning Friday, Somers would be travelling to Karnataka and Gujarat, which he believes should be the "role model" for other states for attracting investors and converting themselves into a business friendly destination.

"In 2011, USIBC (US India Business Council) will feature such exemplary leadership in hopes of attracting investments to well-governed states, while spurring other states to become more business friendly," Somers said, adding "There is a reason Bangalore is the Silicon Valley of India, he said.

Somers said he was looking forward to meet the Karnataka Chief Minister Y S Yadiruppa and the Gujarat Chief Minister Narendra Modi .

Besides meeting Yediruappa, he would also meet the leadership of top companies in Bangalore -- Wipr0, Infosys, IBM , Lanco, Biocon , and Suzlon .

"I am interested in assessing progress for business on the ground - gauging the forward-thinking of various State's leadership," he said, adding that the administration in the states of Karnataka and Gujarat were of particular interest.

From Bangalore, Somers would be travelling to participate in Vibrant Gujarat business forum.

Somers said in 2011 USIBC will feature exemplary leadership, in hopes of attracting investments to well- -governed states, while spurring other states to become more business friendly.

"USIBC' ultimate objective is to advance US-India commercial ties. Some states are doing this better than others. This year we will focus on those states," he said.

Bengaluru gets a new space for theatre, at Whitefield
Bengaluru's theatre lovers get a new space in Whitefield this weekend. Arundhati and Jagdish Raja are the creative minds behind ‘Jagriti'.
Aakanksha Singh Devi , 07 Jan 2011
After almost three decades of nurturing their dream, theatre personalities Arundhati and Jagdish Raja have finally seen it turn into a reality. Their dream was simple - a centre for the performing arts.

Jagriti, which means awakening, aims to be a hub for the performing arts when in people have the opportunity be participate rather than just be an audience. Jagriti is located in Whitefield.

The theatre intends to be a community centre where you can become involved, not just as audience, but be it as a participant in special workshops and lectures; an usher for shows or even as a host for visiting companies.

Not only is it a platform for artists but a space where performers can grow and develop. In addition to the auditorium itself, the arena also houses an outdoor theatre for readings, workshops, practices, a book reading corner and a restaurant - all of which will be reminiscent of a walk along the Seine in Paris with artists at work on either side.

Upcoming programmes at Jagriti, Whitefield

For Arundhati, who has juggled performances on the Bangalore stage from 1977, with a career in teaching and the running of Artistes' Repertory Theatre, the new theatre is the extension of the existing art space in Bangalore. She says that despite there being other platforms, few integrated dance, music and drama. With over 30 major productions under her belt as the Artistic director of ART, she feels that a place like Jagriti will, due to its relaxed yet stimulating atmosphere, hopefully promote younger people of the city to take up the arts.

"In addition to performances, we plan to encourage the learning of the arts with workshops and talks so that people are more aware of technique, so the quality of Bangalore's artistic outcome is on par if not at a higher level than other places."

All through her endeavours and success, Jagadish Raja has stood and supported from the wings. Together and individually, the Rajas have worked in India's English language theatre and those abroad as well. And their shared focus is collaboration through community; a vision that has given birth to 'Jagriti'.

Mahesh Dattani, playwright, stage director and film maker, commended the efforts of the founders, for not only having this vision but more so for seeing it through to the very end. "Any city the size of Bangalore ought to celebrate the creation of more intimate performing arts spaces. Jagriti could not have been more timely. We have an exclusive theatre and allied arts space with a 'Welcome' mat firmly placed on its threshold. Truly an awakening for Bangalore theatre!"

The 8th of January will see the launch of the theatre with Prithvi Theatre's Sanjana Kapoor and Rangashankara's Arundhati Nag showing their support. Renowned sculptor and painter Yusuf Arakkal, is expected to unveil of a mural created especially for JAGRITI.

Following the opening, Jagriti will host the world premier of the stage adaptation of Anita Nair's book, Mistress. The play, Nine Faces of Being, is directed by Arundathi Raja herself and will see actors Prakash Belawadi, Shashank Purushotham, Sukhita Aiyar, Akhil Iyer, Abhijeet Shetty, Anuja Vaidya and Harish Seshadri take centrestage starting on the 12th of January, until the 23rd of January. Tickets are available through the Jagrithi website.

The space has already been booked for other upcoming events including a music festival, Reservoir Dogs by Dramanon, Hamlet the Clown Prince by Mumbai's Company Theatre and workshops related to the arts.

BANGALORE: The good news is that the water project to supply Cauvery water to newly added Bruhat Bangalore Mahanagara Palike (BBMP) areas is almost 60% complete. The bad news is that people have to wait till March 2012 for water to flow through their taps.

BWSSB officials said they hope to complete the Cauvery IV Stage II Phase project by October 2011, ahead of the target of December 2012.

The project funded by the Japan International Cooperation Agency (JAICA) has four components -- water, sanitary, slum and human resource development.

The water component consists of 13 packages and includes preparing and laying of pipelines, works for pumping stations and reservoirs, laying of clear water transmission lines and construction of ground-level reservoirs.

There's also a proposal for reduction of unaccounted-for water (UFW). BWSSB sources said this project would include replacement of corroded pipelines and defective meters to bring down UFW to 20% from the almost 40% in Bangalore. "This project will be taken up in all six divisions of Bangalore, starting with South division, at a cost of Rs 279 crore," officials said.

Water component works

* Civil and electromechanical works for pumping stations and reservoirs at TK Halli, Harohalli and Tataguni is 71% complete

* Fabrication and laying of clear water transmission main from TK Halli to JK Doddi is 51% complete

* Fabrication and laying of clear water transmission main from JK Doddi to Harohalli is 66% complete.

* Fabrication and laying of clear water transmission main from Harohalli to Tataguni and Vajarahalli is 87% complete

* Civil and electromechanical works for reservoirs at Kadlu, JSG and Uttarhalli, three reservoirs of 72 million litres, is 58% complete.

* Civil and electromechanical works for reservoirs at GKVK, OMBR, Hudi and Narayanapura booster pumping, three reservoirs of capacity 80ML is 60% complete

INFRASTRUCTURE STEPS INTO THE LIMELIGHT (http://epaper.timesofindia.com/Default/Scripting/ArticleWin.asp?From=Archive&Source=Page&Skin=TOINEW&BaseHref=TOIBG/2011/01/07&PageLabel=39&EntityId=Ar03900&ViewMode=HTML&GZ=T)
The various infrastructure projects planned around the city promise to change the skyline over the next few years, writes
B S Manu Rao

The second decade of this millennium promises to change the face of the city, and with it, the dynamics of its real estate sector. If the 1990s saw the advent of the IT industry, and consequently a booming property sector, the 2000s were a mixed bag. The global economic slowdown was perhaps the most significant event of that decade. The property industry took a beating, especially with the IT sector slowing down and the threat of retrenchment looming large. But the strong domestic demand and the fundamentals of the emerging economy that is bringing in foreign funds dragged the economic growth rate into healthy territory again, and even a year before the turn of the decade the slowdown was written off as 'behind us'.
The last decade witnessed the commissioning of the international airport in the city and the planning of broad arterial roads. The seamless Outer Ring Road project gained momentum and many once-distant localities came closer to the heart of the city thanks to upgraded roads.
The new decade holds much promise for the growth and development of Bangalore as a commercial nerve centre in the region.
Some developments that promise change:
Metro Rail
Connectivity is the key to development. The Metro Rail project being complete will make it possible to cross over from one end of the city to the other in less than half an hour. This is the biggest-ever infrastructure project planned for the city.
The project has a unique commercial angle to it. Through the decade, as its different phases progress, the connectivity promises to carve out 'core corridors' of high density development. Retail and commercial ventures in these corridors will fuel demand for property and push prices. Office blocks, especially service-oriented businesses and those where clients visit often - advocates, consultants etc - will pay a premium to be located in the corridor, especially in walking distance to a station.
Coffee shops, convenience stores and special formats too will find potential in the Metro Rail corridors thanks to the connectivity and floating population it promises.
The rousing reception being accorded to the Metro Rail at every milestone is an indication. The exhibition of the coach on M G Road is drawing visitors every day. The recent test run along Old Madras Road drew cheers along the way. This is a convenience that the snarl-weary Bangalorean is just waiting for.
Seamless Outer Ring Road
This project, over the first few years of the new decade, will add another dimension to the localities in the vicinity. The Outer Ring Road created many belts thanks to the connectivity it entailed in the beginning of the 2000s. The stretch between Marathahalli and Sarjapur Road where both residential and IT-specific development changed the skyline is one. Premium residential neighbourhoods along the Hebbal Flyover - Old Madras Road stretch came up on the other side thanks to this road's connectivity.
A seamless Outer Ring Road makes it possible to live in the south and work in the northern parts of the city or the other way around. It will therefore push localities around such as Yelahanka or the neighbourhoods around Hennur Road that will find enhanced connectivity. The time taken to come from the south to the north using the Outer Ring Road, especially after the Metro Rail project is complete, will be a lot lesser. This is another significant project on the anvil.
Elevated road to
Nelamangala
This is yet another case of one road changing the fortunes of localities. Peenya to Nelamangala in 20 minutes makes it possible to look at setting up small scale industries in Nelamangala where the land values will be relatively lower.
Nelamangala is a potential hotspot this decade. Just as the towns along Mysore Road - Kengeri, Bidadi etc - have benefitted from the Mysore Road connectivity, this town too will have entrepreneurs making a bid. Commercial development in turn will fuel demand for residential space.
Nelamangala promises to be on the radars of investors this decade.
Six-lane Mysore Road
This project is a boon for all those industrial belts along the Mysore Road. While peak hour traffic increased commuting time closer to the city significantly, a six-lane road will make the commute easier to locations even further away.
Mysore Road already has a host of industrial belts and hotspots. The widened road will lead to more land parcels opening up for development.

DECADE OF ACTION (http://epaper.timesofindia.com/Default/Scripting/ArticleWin.asp?From=Archive&Source=Page&Skin=TOINEW&BaseHref=TOIBG/2011/01/07&PageLabel=43&EntityId=Ar04300&ViewMode=HTML&GZ=T)
Some significant happenings in the real estate sector - past and future tense

The growth of real estate in India over the last decade can only be described as an 'adult in the making'. India is emerging as an important business location, particularly in the services sector. India's favourable demographics and strong economic growth make the country an attractive place for investors, given that demand for property is determined mainly by business development and demographic trends.
Historically, the real estate sector in India was unorganised and characterised by various factors that impeded organised dealing, such as the absence of a centralised title registry providing title guarantee, lack of uniformity in local laws and their application, non availability of bank financing, high interest rates and the lack of transparency in transaction values.
So what has really led to this change?
Land, that too at the lower cost, constitutes an important element in growth of the real estate sector. Repeal of Urban Land Ceiling Act in 1999 can be considered as one of the major steps taken by Government of India (GoI) which has led to availability of considerable parcels of land that were earlier frozen.

http://epaper.timesofindia.com/Repository/getimage.dll?path=TOIBG/2011/01/07/43/Img/Pc0430600.jpg

FDI draws major investments
One of the most pressing requirements of the real estate sector was availability of adequate funds from different sources. Considering this need, the Government of India opened its doors to Foreign Direct Investment (FDI) in March 2005 by issuing the first Press Note 2 of 2005. Presently, FDI up to 100 percent is permitted under the automatic route in townships, housing, built-up infrastructure and construction development projects (which would include, but not restricted to housing, commercial premises, hotel, resorts, hospitals, educational institutions, recreational facilities, city and regional level infrastructure). Since the opening up of the window for investment, the real estate sector has attracted a total investment of USD 8.9 billion. It is expected that the market size will increase to USD 180 billion by 2020.
Similar to the FDI route, the Domestic Venture Fund route has also attracted significant amount from domestic investors for investments in the real estate and infrastructure sector.
Thrust on housing
Another major challenge for the government was to have a slum-free India. If statistics are to be believed, the number of people living in slums is expected to double by 2030. To address this challenge, the GoI announced the 'Rajiv Awas Yojana' in the Union Budget of 2009 with the objective of a slum-free India by 2014. It is estimated that India has a huge deficit of houses and in order to meet this expectation and achieve the vision of 'housing for all', the Jawaharlal Nehru National Urban Renewal Mission (JNNRUM) launched by the GoI is gaining momentum.
Besides policies and regulations, the GoI has also provided income tax incentives depending upon the nature of project. Affordable housing projects (including slum redevelopment and rehabilitation projects) approved before March 31, 2008 are eligible for profit-linked incentives under Section 80-IB(10) of the Income Tax Act. The tax incentive is 100 percent of profits earned from the business of developing and building specified housing projects subject to certain conditions.
The three land-mark legislations staring at the door step of the economy - Direct Taxes Code 2010, GST and IFRS - will change the rules of the game and hence these legislations should be crafted as also implemented carefully.
Way forward
Growing real estate needs supported by strong macroeconomic fundamentals will necessitate additional amount of liquidity into the system. Encouraging small investors to invest and mopping up large sums through REITs (Real Estate Investment Trusts) and REMFs (Real Estate Mutual Funds) is essential. This will facilitate the much-needed supply of funds for the real estate sector to provide housing to 1.2 billion people at the rate of providing almost 10 million units annually. SEBI has already issued draft REMF regulations in 2008, but will have to accelerate the roll-out after careful considerations.
Granting infrastructure status to some of the critical priority projects in the real estate sector is vital for the sector's growth as building integrated townships, mass housing colonies, special residential zone etc are more or less the same as building large-scale infrastructure facilities. If it is accomplished, banks could extend loans to the industry on similar norms as they adopt for infrastructure companies. This will also attract investments from foreign investors. Needless to mention, such projects should also be provided tax incentives as are eligible to the infrastructure projects.
Apart from these reforms measures, there are several other measures that the Government can consider taking on a priority basis to support the sector in maximising its growth. Single window clearance should be introduced at the earliest, while eliminating the need for environmental clearances, if the plan is as per zonal requirements.
Finally, if GoI were to make affordable housing a success story, the developers should be provided incentives in the form of land at concessional rates along with other tax incentives, provision of surrounding infrastructure, loans at concessional rates to the buyers and the like.

RWH bill gets cabinet nod
TNN, Jan 14, 2011, 12.42am IST

BANGALORE: The legislative assembly on Thursday passed a bill mandating rain water harvesting (RWH) facility in buildings standing on an area of 2,400 sq ft and future construction on land area of 1,200 sq ft.

The government will fix the timeline for property owners to put the system in place and the Bangalore Water Supply and Sewerage Board (BWSSB) will formulate the guidelines.

In 2009, the government had passed a bill giving nine months; time to house owners to put the RWH system in place. As many house owners did not meet the deadline, an amendment was made to the bill -- the BWSSB (amendment) Bill, 2011 -- was moved in the assembly, with minor changes.

RWH applies to residential, non-residential, commercial and government structures. A roof-based rainwater system should be harvested through a storage tank or recharged through an open well or a borewell in the building. The land-based system should harvest water from open spaces around buildings, gardens and parks using appropriate ground water recharge structures, depending on the nature of the sub-soil.

The setting up of the organisation, the first in theIndian subcontinent and the 29th Wikimedia chapter to beestablished the world over, coincides with the tenthanniversary of Wikipedia tomorrow.

The setting up of the Chapter follows an announcement in September 2010 by the Wikimedia Foundation declaring India asits next focal point and its interest in setting up a Wikimedia Chapter and an office in the country.

Wikipedia, Wikimedia''s parent organisation is a free,web-based, collaborative, multi-lingual encyclopedia projectsupported by the non-profit Wiki Foundation.

The India chapter has been approved by the WikimediaFoundation and the process of registering as an NGO wascompleted earlier this month, according to Tinu Cherian,Wikimedia administrator.

"The Wikimedia Chapter is driven by volunteers who arekeen in promoting the use of Wikipedia," he said, adding the headquarters of the organisation would be based in Bangalore.

Like the Wikimedia Foundation, the Chapter aims to empowerand engage people around the world to collect and developeducational content under a free license or in the publicdomain, and to disseminate it effectively and globally, hesaid.

The Chapter, which has seven members, would aim to act asan umbrella oraganisation promoting wikipedia and organisingoutreach programmes to promote its uses, including events likewikimania, to get the community closer, Cherian said.

"The objective of the chapter is not to control ormonitor the editorial content", he said, but "to focus onpromoting Wikipedia in Indian languages.

"Currently, we have Wikipedia in 20 Indian languages andthere are 20 more in incubation, including Konkani, Mizo,Tulu", he said adding while language Wikipedias had around100-200 contributors, the Indian contributors for Englishcould run ito hundreds. .

Wikipedia to push vernacular content
TNN, Jan 16, 2011, 12.31am IST

BANGALORE: Free online encyclopedia, Wikipedia, is providing a fresh impetus to drive the growth of regional language content. This is a big focus area for Wikimedia, the foundation that runs Wikipedia project.

As part of their 10th anniversary celebrations, Wikipedians launched various online and offline initiatives on Friday. Some 95 events were held across the country to celebrate the spirit of the free ready reckoner. Around 80 volunteers participated in the celebration at the National Institute of Advanced Studies ( NIAS) on Saturday.

Wikipedians have chalked out various outreach programmes to revive Indian languages dating back to 1500 BC. Several volunteers are working with Sanskrita Bharathi, a Sanskrit Advocacy group, to connect language enthusiasts and technophiles. "We are encouraging technology adoption to promote Sanskrit. There are close to 1,500 articles in Sanskrit and 2.58 lakh page views per hour," said tech enthusiast and Wikipedian Arun Ramarathnam. The result has been encouraging so far. From a mere 39 articles in August 2010, the number has shot up to 328 in September. At present, there are 20 regional language wikis, including Kannada, Bangla, Marathi, Malayalam etc.

Kannada wiki has also been instrumental in content innovation. It has created a discussion page to improve the quality of articles being uploaded.

However, regional languages still do not enjoy the patronage that English wiki does. They still have a lot of catching up to do. Initially, absence of language software was a big entry barrier. Moreover, there were browser and rendering issues.

"People didn't know that regional language wikis existed. We did many events offline to create awareness. We also released a dedicated CD with select articles using a software called wiki2CD. We tied up with the Kerala government to distribute the CDs to 60,000 school teachers," said Shiju Alex, contributor to Malayalam and English wiki. Malayalam wiki has 16,300 articles and close to 90 editors/contributors supporting the encyclopedia.

"The Karnataka Knowledge Commission has designed Kanaja similar to a Kannada wiki. But they are not supporting the existing platform in any way," said Hari Prasad Nadig, a volunteer with Kannada wiki.

But again, some people don't respect the spirit of free content. "Contributors have to keep in mind that Wikipedia captures factual details and takes a neutral point of view. It's not a soapbox or an ad platform," said Srikanth, a volunteer with English wiki.

"Also, we don't have a national archives unlike the US as a reference point. Contributors end up bringing in their views into the article that defeats the spirit of wiki. They end up exiting on a bad note," he added.

English wikipedia has more than 83,000 India-related articles. But only 1,500 of them score high on quality.

BANGALORE: Devanahalli, a godforsaken place before the Bengaluru International Airport (BIA) took shape, is all set to have an infrastructure investment explosion to the tune of more than `11,000 crore during the next five years.

Located on NH7, three ambitious projects in the pipeline (see box) is all set to see light in 2011, according to sources in the state's infrastructure development department (IDD).

"Three projects in the pipeline the Devanahalli Business Park, a Logistics Park and a Tourism Convention Centre have been proposed on a publicprivatepartnership (PPP) basis," said a source in the government, adding that NH7, leading to the BIA, could emerge as a future corridor to a selfcontained hitech city.

It may be recalled that the state government had in August this year announced that fresh tenders would be called for the Devanahalli Business Park project as the promoter who had been awarded the contract in an earlier bid had backed out, after the Bangalore Iternational Airport Area Planning Authority (BIAAPA) refused permission to construct any building in excess of 32 meters height in a 12 kmradius of the BIA.

The business park would comprise an international convention centre, a central business district, finance district, aviation academy and amusement and theme parks.

"All the three projects are moving forward and are progressing as per schedule. We are likely to have the Request for Qualification called for the project, while a feasibiltity study and detailed project report (DPR) is under process for the Logistics Park project," said a source. "Bids for the convention centre has also been completed."

Hundreds of wikipedia volunteers in Bangalore contribute articles regularly

As wikipedians around the world grow into strong community every day, despite the occasional glitches and contoversies, India and Bangalore figure highly in the scheme of things. For one, Wikipedia will soon have its first office outside the US and that’s going to be in India (we are still guessing which city). Secondly, the Wikimedia India chapter just got registered last week in Bangalore. So there’s lot for the community of Wiki volunteers to rejoice about. Wikipedia administrator and Wikimedia volunteer here Tinu Cherian says that its is important time in the Wiki history especially for those in this part of the world.

The India chapter of Wikimedia foundation has been set up in Bangalore. How do you think we scored over other cities?
One of the unique strengths and advantage of Bangalore is the huge presence of tech savvy crowd in the city who have access to both technology & internet. With its cosmopolitan nature, it also has people who speak different languages. Possibly this is one of reasons of huge concentration of Wikipedians and Wiki enthusiasts in Bangalore.

What are the objectives of the Wikimedia chapter here ?
Wikimedia chapters are independent organizations founded to support and promote the Wikimedia projects within a specified geographical region (country). In June 2010, Wikimedia India became the 29th chapter of the Wikimedia Foundation by a resolution of the Wikimedia Board of Trustees. By Jan 2011, the formal registration in India was also complete, with office in Bangalore. Soon the membership will be open to all Wikipedians and Wiki enthusiasts in India.

BDA wants site owners to build homes
Aarthi R, TNN, Jan 27, 2011, 02.01am IST
BANGALORE: It is a piquant situation for BDA site holders in the newly-formed Anjanapura, Sir M Visvesvaraya and Banashankari 6th Stage layouts. The BDA wants them to start fencing their sites, building houses and moving in, though basic facilities like water and sewage pipelines are yet to be installed.

The few who were brave enough to build houses, dig borewells and soak pits and settle down here, declare that the layouts are "unlivable". Though Sir MV layout was formed in 2002, barely 450 of the approximately 20,000 sites are built up. The remaining are vacant fields of overgrown parthenium.

Now, the Bangalore Development Authority is cracking down on those who have allowed their sites to go to pot, and be used as litter yards. BDA plans to issue strict notices to site owners, instructing them to clean up their sites, and also start using them. "Both public and individual notices will be issued. In case they fail to respond, strict action will be taken. In the worst case, we will acquire the land from them and use it for our own projects. No land should remain vacant for very long,'' BDA commissioner Bharat Lal Meena told The Times of India.

As site allotment conditions specify that the site must be put to use within two years of allotment, BDA is well within its rights to crack the whip. But Meena admits that occupancy in Anjanapura layout is less than 50% because of a lack of facilities. "Water and UGD lines were a problem, but now it is being addressed. People can start living here."

He also said that a majority of vacant sites were in the Anjanapura, Sir M Visveswaraiah and Banashankari 6th Stage layouts. Though formed at least seven years ago, occupancy here is low.

ON THE SPOT

In Sir MV Layout, it is not that site owners don't want to build homes. They are frustrated with the long wait for water and UGD lines, and the work could take at least a year. Road work has also come to a halt, as the pipelines have to be laid first.

The pioneers here are living with drying borewells and ancient soak pits, and making do with erratic power supply from Magadi. The power station is still to be completed, with unconnected cables and wires jutting out. As a result, nobody wants to move in, and just cherish it as an investment. Worse, they cannot even sell the sites, though the land value is soaring at Rs 1,600-2,500 per sqft.

H K Gowdaiah, 41, was among the few who braved the elements and moved in six years ago, buying a 30x40 sqft site for Rs 18 lakh. Later, he invested on a windmill to generate power. "It's absolutely unlivable but we have no option now as there are no buyers,'' he laments. The only ray of hope is that civic work is in progress.

Ironically, the adjoining private layouts formed later have better infrastructure. "BDA's plans to issue notices is good. But, they must ensure the layout is first livable. We will not allow them to take over the sites unless they develop the layout as planned,'' layout association president D S Gowda said.

BBMP inks deal on waste management (http://www.deccanherald.com/content/132904/bbmp-inks-deal-waste-management.html)

The Bruhat Bangalore Mahanagara Palike (BBMP) has signed an agreement with a Mumbai-based company, Organic Recycling Systems (ORS), for scientific disposal of garbage and generating 10MW power using green technologies.

On the second day of “Municipalika 2011” here on Friday, the BBMP announced that it had awarded tenders to recycle 1,000 tonnes of municipal solid waste using ‘Urban Waste to Energy’ green technologies. The Palike has allotted 25 acres of land in Mandur near Hoskote to set up the plant at a cost of Rs 110 crore. ORS chairman Suhas Bhand said recycling will be done incorporating patented Anaerobic Digestion technology. “Bangalore generates 5,000 tonnes of solid waste every day and BBMP pays Rs 66 per tonne to contractors to transport and process the waste. But ORS will buy the waste at Rs 27 per tonne and process into a recycling unit. The BBMP can expect more than Rs one crore revenue from the power plant,” he said.

Demonstration plant

ORS has already established a demonstration plant at Solapur and a separate commercial plant to process 300 tonne solid waste per day. The plant is expected to operate from May 2011. Work at Mandur is expected to begin in early February. ‘Municipalika’ on the second day covered issues including waste water management, solid waste management, renewable energy and integrated urban transportation. One of the speakers at the event, Amrendra Kumar, founder and missionary of Clean Credit, explained the monetary incentives in waste management system. “Unless you add value to waste, it will not be considered important. Clean Credit conducted their experiment at the IIM’s Business Festival where trash was not only segregated but also deposited into the right bins to redeem the amount by the consumer,” he said. Basically, Clean Credit assigned significant residual monetary value of Re one to every unit of waste by tagging them with a sticker mark. So, every consumer deposited waste to redeem the amount at the event, he added.

Latest technologies

Various private companies involved in manufacturing civic equipment such as garbage collection trucks, solid waste processing units and water filtration process units, showcased their latest technologies at the symposium. All the civic agencies under the Urban Development department had set up impressive stalls displaying their nature of work.

BWSSB's new proposal to recharge water table (http://www.hindu.com/2011/01/31/stories/2011013165030700.htm)

Treatment plant proposed on Jayaprakash Narayan Park premises in Mathikere

Scope for such plants in Koramangala, Challaghatta, Vrishabhavathi, Hebbal valleys

Exploring ways to recharge the water table in Yeshwanthpur, Mathikere, Muthyalnagar, Jalahalli and surrounding areas, Bangalore Water Supply and Sewerage Board (BWSSB) proposes to construct a sewage treatment plant on the premises of Jayaprakash Narayan Park in Mathikere here. BWSSB Minister S. Suresh Kumar, who inspected the site, told presspersons that the treatment plant could indirectly help solve the water scarcity faced by residents of these areas.

Borewells

This decision follows a proposal by the Jayaprakash Narayan Park Ward councillor B.R. Nanjundappa, who said. “More than 1,500 borewells in these areas have become dysfunctional. If the water table is recharged, they can be rejuvenated. The plan is to set up a treatment plant with a capacity of 3 to 5 million litres of water per day (mld) at a cost of Rs. 3 crore. The treated water can be used to maintain the park and also restore water bodies in the 85-acre park.” Noting that the BWSSB was supplying 10 mld water to the Defence and the Railways from the combined jewel filters (the oldest reservoir in Malleswaram), the Minister said that the park's maintenance took up nearly one mld water. “We can supply tertiary treated water to the Defence and the Railways and divert the potable water supplied to them for domestic use. I have directed the officials to discuss the issue with these departments and submit a feasibility report by February 20,” he said. Pointing out that there was scope for setting up such plants in all the four valleys of Koramangala, Challaghatta, Vrishabhavathi and Hebbal, he said treated water could be used for industrial purposes.

Unsure of response, govt chokes water reuse plant (http://www.deccanherald.com/content/133722/unsure-response-govt-chokes-water.html)

The Bangalore Water Supply and Sewerage Board (BWSSB) may have the technology and the will to treat waste water and reuse it for meeting the growing demand for water.

But a government not sure whether people can indeed purge their minds of the aversion for treated water, has put the project on hold. The BWSSB had proposed the 'Integrated Water Resource Management,' some time ago. If approved, it can provide 135 million litres per day (MLD) to the city, 18 per cent of its daily need. The project is estimated to cost Rs 471.33 crore and the Centre had chipped in with 35 per cent of the funds (Rs 165 crore). But the BWSSB returned the funds, with the government stuck on the point of the people’s ‘psychological notion’. The government had asked the Board to conduct a 'public outreach' programme to create awareness about using treated waste water, proved to be safe in all aspects.

Ultrafiltration plant

The BWSSB wanted to set up an Ultrafiltration (UF) plant at Tavarekere near Magadi Road. As per the plan, waste water flowing from Gannalu near Vrushabhavathi Valley to Tavarekere, was to be discharged into an underground reservoir. The waste water then gets pumped through pressure sand filters, passes through the UF membrane and then through activated carbon (AC) filters. Waste water is thus free from all kinds of contaminants like fine particles, heavy metals, chemicals and pathogens. The problem of clogging of the UF and AC filters is taken care of, by cleaning them through the backwashing process using high lime, second stage recarbonation and slow sand filters.

A small quantity of the treated water can also be used for gardening purposes at the Ultrafiltration plant location. The remaining treated water is allowed to flow into the course of the Arkavathy river, to be harnessed naturally. The water flows for seven km, eventually reaching the Tippagondanahalli (TG Halli) reservoir. The water from the reservoir is further treated in the conventional water treatment plant for the removal of enteric pathogens and hardness, before it is supplied to the City. Similar concepts of UF membranes and carbon filtration are being used at the Windhoek Plant in Namibia, Occoquan in the United States of America and Singapore. If the UF plant comes up in Bangalore, it will be the first such facility in India. But whether the government can overcome the fear factor is the moot question.

The Towers are spaced out - in terms of acreage. Its not exactly condensed - with large swathes of green spaces between the towers themselves. However, the tower DO stand close to the villas - giving it kind of a Downtown-> Suburban city like look - hence a mini-city!! It's not bad really!! There are Six towers in total...they're constructing tower 4 now - tower 5 and 6 are due for 2012!!

Setting a ‘precedent’ of sorts, the Bruhat Bangalore Mahanagara Palike has awarded projects worth Rs 122.89 crore to contractors whose credentials it has no information about.

According to the report of the Technical Vigilance Committee Cell (TVCC) of the Palike, no documents were available with the BBMP on the eligibility of as many as 17 contractors who had been awarded projects. The recent audit at the civic agency had revealed a larger-scale irregularities that were responsible for the poor financial health of the Palike. Commissioner S Siddaiah had asked the TVCC to look for the ‘porous areas’ from where the funds drained out. The Cell headed by chief engineer Devaraj submitted its report recently.

Arkavathy farmers to get 40 pc developed land (http://www.deccanherald.com/content/136988/arkavathy-farmers-get-40-pc.html)

Ending the impasse over payment of compensation to those who lost their land for the Arkavathy Layout project, the government on Friday agreed to give 40 percent of developed land to the farmers and get their properties registered at a nominal cost.

A struggle of almost eight years has thus come to an end, with the government deciding to fulfill a majority of the farmers’ demands. The standoff began ever since the government decided to form the layout in 2003 and the land acquisition process began in 2004. At the instance of Chief Minister B S Yeddyurappa, a meeting to resolve the dispute was conducted at the chief minister’s home office, Krishna, but Yeddyurappa was not present at the meeting. Home Minister R Ashoka, Housing Minister Somanna, Energy Minister Shobha Karandlaje and D B Chandre Gowda, MP, heard the farmers’ case before coming up with the formula to resolve the deadlock. The government had agreed to pay a compensation of Rs 15 lakh per acre at a time when the land prices in the area had touched Rs one crore an acre. The farmers were not satisfied with the compensation amount and had fought a long legal battle. From time to time, they staged demonstrations at Jakkur.

Against the demand by the farmers for 60 per cent of the developed land, the government has agreed to give them 40 per cent of the developed land. This way, the farmers will get at least 9,583 square feet of land for each acre surrendered. The farmers were assured that they would be given substantial concession in the stamp duty at the time of registration of the properties. The government also promised the farmers that it would consider sympathetically the demand that the lands be allotted near the villages where they resided currently. Those possessing one or two guntas of land would get a site measuring at least 600 sqft.

Infra firms in race for Rs 1,300 cr intermodal transit centre

Source (http://www.business-standard.com/india/news/infra-firms-in-race-for-rs-1300-cr-intermodal-transit-centre/425282/)
A dozen infrastructure companies are in race to bag the Rs 1,300 crore project to build an intermodal transit centre (ITC) on a 40-acre plot at Subhashnagar in the heart of Bangalore city.

The Karnataka State Road Transport Corporation and Bangalore Metropolitan Transport Corporation are jointly developing IMTC on a design, build, finance, operate and transfer (DBFOT) basis. The request for proposal (RFP) would be issued next week, Gaurav Gupta, managing director, KSRTC, said.

The shortlisted companies are: L&T, Hindustan Construction Company, Nagarjuna Construction Company, Gammon India, GMC Projects, Gayatri Projects, Shriram Properties, Soma, IVRCL, Essar Projects and Ramky Infra.

“The ITC is to be developed on a commercially viable basis with private participation. The state government will provide the land, while the selected bidder will have to invest money to build the project. It envisages bus terminal facilities for KSRTC and BMTC with passenger amenities, integration of the terminals with Bangalore Metro rail system, parking facilities and commercial area,” Gupta told reporters.

Infrastructure Development Corporation (Karnataka) Ltd is the project advisor. The proposed ITC will have a 45-storey commercial tower with parking facility for 3,000 cars and bus bays for BMTC and KSRTC apart from an underground connectivity between Metro station and city railway stations, he said.

The successful bidder will be selected within two to three months and the construction would start by 2011-end and completed within the next five years, he said.

Earlier, BMTC and Bangalore Metro Rail Corporation Ltd (BMRCL) signed a memorandum of understanding with each other for issue of common day Metro Bus Transit (MBT) passes and feeder services to Metro stations. MBT provides for a seamless integration of bus and Metro rail transport through a single pass. These passes are a precursor to a comprehensive common ticketing system which will be introduced after the introduction of the automated ticketing system in BMTC.

Speaking after the launch of MBT passes, state transport minister R Ashok said that the commercial operations of Bangalore Metro would commence from April 4, 2011 as an Ugadi festival gift to Bangaloreans. The trial runs are presently being conducted and the certificate from the commissioner of railway safety would be obtained before the launch, he said.

These passes will be made available at all the Metro stations, all feeder services and with other select BMTC service conductors. There are two categories of MBT passes, Saraag and Saral. The Saraag pass is priced at Rs 70 and entitles a commuter to limitless travel in all non-AC buses along with Metro services in a day.

The Saral pass is priced at Rs 110 and provides same travel facility in all BMTC buses, including Vajra but excluding Airport services along with Metro services.

The cost of first phase is estimated at Rs 11,609 crore. In addition to a common pass, BMTC has also identified feeder routes for the six Metro stations on the first reach of the Metro project. The BMTC will introduce feeder bus services specific to each Metro station, Ashok added.

8 firms shortlisted for IMTS project
Bangalore, Feb 15, DHNS:

Work to begin in Dec on the 45-storey structure that links railways, BMTC, KSRTC and Metro

The State Government has shortlisted eight firms for the Rs 1,300-crore Integrated Mass Transport System (IMTS) project proposed on a public-private partnership (PPP) model at Majestic in the City.

Briefing reporters here, State Transport Minister R Ashoka said the State would float the request for proposal (RFP) for the shortlisted firms including companies like Larsen and Toubro (L&T), Gammon India, Soma and Reliance in a week.

The project envisages linking of all forms of transport –– the BMTC, KSRTC, Metro and the Railways –– besides creating parking space for more than 3,000 cars near the City railway station.

Ashoka said the State’s contribution in the PPP model project would be just the land and one of the eight selected companies would have to invest the capital for creating the infrastructure.

While the BMTC, KSRTC and Metro would also hold their stations/offices at the facility, BMRCL Chairman Sivasailam said his organisation would create a separate parking facility that can accommodate more than 3,000 cars.

Ashoka said work to construct the 45-storeyed integrated system at Majestic would begin by December this year.

Bangalore Metropolitan Transport Corporation (BMTC) Managing Director Syed Zameer Pasha said the construction could only begin after the completion of the work on the Metro.

No workspace available

About 20 acres of land belonging to the Karnataka State Transport Corporation (KSRTC) has been allotted to the Bangalore Metro Rail Corporation Limited (BMRCL) at Majestic for its underground station, as there is no workspace available in the area now.

Stating that the existing structure would be demolished to make way for a new, modern structure, KSRTC Managing Director Gaurav Gupta said: “The 45-storey building (that Ashoka had spoken about earlier) is an artistic impression. We will have to see how the new structure can come up once one of the companies is finalised.”

State plea to Bavaria

The State government, on Tuesday, urged Bavaria, the largest state in Germany, to share technologies pertaining to electricity generation from garbage and waste water management among other things.

Briefing reporters here Home and Transport Minister Ashoka said: “We are looking at technologies using which we can generate electricity from garbage and also better ways of managing our water,” adding that Karnataka was also looking at co-operation in the fields of transport, infrastructure and civil aviation.

Stating that many Bavarian companies had already set up shop in Bangalore and that the firms had the expertise in the aforementioned subjects, a representative from the 40-member Bavarian delegation urged for more co-operation in academics inviting more students from India to visit Germany.

Bangalore shines among India's booming cities (http://economictimes.indiatimes.com/news/politics/nation/bangalore-shines-among-indias-booming-cities/articleshow/7517616.cms)

NEW DELHI: Tech hub Bangalore tops the list in a new Morgan Stanley report on how India's booming cities cope with problems from infrastructure to job creation, with Mumbai , India's financial capital, trailing in 21st place.

Asia's third-largest economy is home to one-quarter of the world's 20 most densely populated cities but the slow pace of urban development has been a drag on economic growth.

The report found that second-tier cities Mysore, in the southwest, and Meerut in the country's north, came in second and sixth places out of India's 50 most populated cities.

Nearly one-quarter of India's top 200 cities have no car dealership, less than 10 percent have a 5-star hotel, and nearly two-thirds were still waiting for a large-scale retail store or hypermarket, the report found.

Its findings are based on a City Vibrancy Index (CVI), which looks at, among other factors, infrastructure, job opportunities, modern consumer services and a city's ability to mobilise savings -- what it calls key drivers of urbanisation.

Bangalore, India's "Silicon Valley", came in first place, with Pune in third and Hyderabad in fourth while New Delhi, India's capital, ranked eighth.

Over the next two decades, India is expected to see an urban transformation the scale and speed of which has not happened anywhere except China, with many cities becoming larger than many countries, in terms of population size and GDP.

By 2030 India will be home to about 590 million people -- nearly twice the population of the United States today.

However, India is dwarfed by China on infrastructure spending. India spends a mere $17 per capita on urban infrastructure, compared to rival China's $116. Poor infrastructure is estimated to shave a whole 2 percentage points off India's economic growth.

India's government is trying to bridge the gap and plans to double spending on infrastructure to $1 trillion in its next five-year plan, which runs from 2012-17.

Akash happy news for you.

Fire exit locked to deter stubborn smokers (http://timesofindia.indiatimes.com/city/bangalore/Fire-exit-locked-to-deter-stubborn-smokers/articleshow/7518798.cms)
Sunitha Rao R, TNN, Feb 18, 2011, 02.41am IST
BANGALORE: Three weeks before Bangalore's worst fire tragedy at Carlton Towers on Old Airport Road, the door to the fire exit was closed to prevent employees there from stepping out to smoke.

When flames engulfed the building on a sunny afternoon of February 23, 2010, employees ran into a locked door. The fire left nine dead, 70 injured and hundreds battling Post Traumatic Stress Disorder.

When panic struck employees screaming for help and smothered by thick smoke, their only hope of getting out was locked. The owners' association had decided to close the fire exit and entrance to the terrace to prevent smoking in the building.

A major charge against the Carlton Towers Owners' Associations soon after the fire was for closing the Fire Exit and entrance to the terrace. "It is sheer callousness of many who used to smoke on the fire exit or go to the terrace. The owners had repeatedly cautioned them not to smoke in the building. A fine of Rs 1000 was levied on those found smoking but all efforts were futile. Finally, the door leading to the fire exit was locked," said Srinivas Rao, an executive who worked for Equis India, a company operating from the 7th floor of Carlton Towers.

There were notices at every office saying smoking in the fire exit was prohibited. But some employees were loath to go outside the building for a smoke.

Bangalore tops the list of most vibrant Indian cities (http://www.siliconindia.com/shownews/Bangalore_tops_the_list_of_most_vibrant_Indian_cities-nid-79195-cid-1.html)
By SiliconIndia

New Delhi: Bangalore, Hyderabad and Pune are the most vibrant cties among 50 cities in India with Bangalore topping the list. "AlphaWise City Vibrancy Index: A Guide to India's Urbanization", measures the key drivers of urbanization such as physical infrastructure, financial penetration, consumer services and job listings. The index helps investors evaluate companies strategic positioning in urban centers and monitor sector trends over time. It also acts as a guide on the relative level of urbanization across India's top cities, states a study brought out by Morgan and Stanley.

Being Asia's third largest economy India lags behind other nations because of the slow pace of urban development. One-quarter of the world's 20 most densely populated cities are in India. Mysore and Meerut falls on second and sixth places respectively among India's 50 most populated cities. By 2030 India is expected to give shelter to almost 590 million people which is almost double the population of the U.S.
Rate of economic growth in the cities can be measured from the fact that nearly 25 percent of India's top 200 cities don't have car dealership, 10 percent doesn't have 5 star hotel and around 62 percent are still waiting for retail chain stores or hypermarkets.

Findings are based on a City Vibrancy Index (CVI), which among other factors looks at, infrastructure, job opportunities, modern consumer services and a city's ability to mobilize savings - what it calls key drivers of urbanization. Bangalore, India's IT hub fulfills the criteria and stands on top of the list. New Delhi, capital of India, stands eighth and financial capital of India, Mumbai stands at 21st.

"Urbanization is a core component to the process of city formation and building out India's competitive strength in the global markets. The India Urbanization findings underscore our commitment to putting clients at the forefront of the most timely investment debates," said Ridham Desai, Head of India Research and India Strategist at Morgan Stanley.

The AlphaWise Evidence Series was first launched in India in June 2010 with the first ever corporate survey of 260 large and medium sized companies, this was followed by a farmer survey, auto survey and then the second wave of the corporate survey. The team started 2011 with surveying the unemployed in Urban India in order to get their unique insights.

HDFC Property looks to exit Embassy Golf (http://economictimes.indiatimes.com/markets/real-estate/news-/hdfc-property-looks-to-exit-embassy-golf/articleshow/7512295.cms)

BANGALORE: HDFC Property Ventures, the real estate fund of India's largest mortgage finance company, plans to exit its investment in Embassy Golf Links, a commercial real estate project in Bangalore for 255 crore.

The fund house had picked up 33,000 sq. ft in the 5 million sq. ft commercial development in 2006. The property is currently occupied by LG and ANZ, a person said.

"Both, high net worth individual investors and rental yield funds, are in talks with HDFC Property for the short-listed property. The return on investment are in late teens," said the other person.

Both, HDFC Property Ventures and Embassy Property Development, could not be reached for the comment. The $800-million fund, has a large exposure in some of Embassy's big IT park projects in Pune and Bangalore, which are on lease rental to companies such as IBM , Yahoo! and Microsoft . The private equity fund has also picked up 22% in 7 million sq. ft SEZ Manyata Tech Park in Hebbal, a suburb in north Bangalore, developed by Embassy.

HDFC, which raised money from overseas investors more than four years ago, is hitting the market to offload some investments.

The fund, which manages a total of 3.5 million sq. ft of office space assets, has shortlisted six properties in business districts in Mumbai, Bangalore, Pune and Hyderabad to be either part-sold to individual buyers or wholly to another fund.

"Many private equity funds, whose investment period has come to an end, would look at exit. We will see many project-level exits by the end of this year," said said Amber Maheshwaari, director (investments) DTZ, an international property consultant.

In April 2010, HDFC exited from the mall project developed by another Bangalore-based developer Nitesh Estate, when the realty firm went public. HDFC fund exited with 20% return on its two-year-old investment.

Embassy Property Development is understood to be raising private equity even as it is awaiting Securities & Exchange Board of India (Sebi) clearance for a planned public offer of 2,400 crore. The real estate company has so far developed close to 25 million sq. ft with a high degree of focus on business parks, whose valuation is pegged at 8,000 crore to 10,000 crore by the company.

Private equity firms invested about $1.24 billion in 34 deals in India last. In 2010, five exits worth $1.58 billion took place through buybacks compared to just a single instance in 2009. Last year, witnessed exit deals such as Och-Ziff Capital Management Group LLC- Nitesh Estates for $40.61 million, Symphony Capital Partners-DLF Assets ($694 million) and Siva Ventures-Aamby Valley ($323 million).

The office space market started gathering momentum from mid-2010. Total commercial space absorption of 32.65 million sq. ft in 2010 was in large Indian cities alone, which is a 23% increase from absorption of 27 million sq. ft in the year before," mentioned a report by Cushman and Wakefield.

Sachin eyeing villa near Kolar (http://timesofindia.indiatimes.com/city/bangalore/Sachin-eyeing-villa-near-Kolar/articleshow/7558921.cms)
Shilpa Phadnis, TNN, Feb 24, 2011, 01.11am IST
BANGALORE: It's official. Master-blaster Sachin Tendulkar may be tossing a coin before he puts his money on this. "Sachin has shown serious interest in buying either the Imperial or Presidential villa. Right now, he's busy with the World Cup. He may freeze the deal after that," said Roy CJ, chairman and managing director, Confident Group.

Casa Imperial villa comprising 4-5 bedrooms tucked with lavish entertainment spaces costs Rs 3 crore, while the Casa Presidential range of villas overlooking the golf course comes with a price tag of Rs 2 crore. Schengen visa from French consulates in Bangalore, Kolkata (http://www.deccanherald.com/content/140076/schengen-visa-french-consulates-bangalore.html)
New Delhi, Feb 21 (PTI)

France has set up two visa sections at its consulates in Bangalore and Kolkata from where one can also get Schengen visa that enables travel to certain European countries.

While the visa office in Bangalore became operational yesterday, the one in Kolkata will start issuing visas and business permits from the end of this week.

"The move is to provide better visa services to the people of the country. The new centres will reduce the burden of the people to travel to far away places to get their visa," French Embassy officials said here today.

Schengen visa enables one to travel to certain European countries even if he has secured the visa from one particular country.

This will enable travellers from Karnataka and Andhra Pradesh to get the visas from the Bangalore office. Till now, they had to go to Mumbai to get one.

Officials of the 'Invest in France Agency' said the French government had recently decided to 10-year residency permit for exceptional economic contributions to the country.

The Karnataka government is planning to build an international-level cricket stadium in Bangalore with a capacity to seat up to 80,000 spectators.

Chief minister BS Yeddyurappa today informed the Legislative Assembly that efforts are on to locate 60-70 acres of land for the proposed stadium with a seating capacity of 70,000 to 80,000.

"I have already spoken to (Anil) Kumble [president of Karnataka State Cricket Association KSCA)]," Yeddyurappa said.

The present M Chinnaswamy Stadium in the heart of the city was built more than four decades ago and can accommodate around 38,000 spectators.

The chief minister's statement came during a discussion on the lathicharge of frenzied cricket fans on February 24 as chaos broke out during sale of tickets ahead of the February 27 India-England World Cup tie in Bangalore.

Several members cutting across party lines demanded constitution of a House committee to probe the ticket sale mess as well as affairs of the KSCA, run by Kumble and Javagal Srinath, who is its secretary.

Clearly disfavouring a house committee, Yeddyurappa stressed the need not to send a "wrong message" (that Karnataka could not manage cricket affairs) and said he would convene a meeting, inviting agitated members as well as the KSCA management to resolve the issues.

NL Narendrababu, N Sampangi (both Cong) and SR Vishwanath (BJP), among others, pushed for a House committee probe, and came down heavily on KSCA.

PM Ashok (Congress) charged the KSCA with engaging in "illegal activities" and selling tickets in black-market. "KSCA has given tickets to people they want", he alleged. "There has been irregularities to the tune of Rs5 crore".

Yeddyurappa and home minister R Ashoka said since the tie was originally scheduled to be held in Kolkata before it was shifted to Bangalore, the number of tickets for distribution here was less.

"Only 1,000 tickets were sold to the public. Is it not cheating?," Narendrababu asked.

Following the chief minister's statement of calling a meeting to resolve the issue, speaker KG Bopaiah treated the matter as closed, which meant that the demand for a house committee probe was not met.

Bangalore, Mar 12: A proposal to build an entirely new cricket stadium may soon take shape at Rajanukunte near Yelahanka on the outskirts of the city.

It may be recalled here that a ruckus was created in the assembly over irregularities in the issue of the World Cup cricket match here recently. At that time, chief minister Yeddyurappa had made an announcement that a new well-quipped cricket stadium would be built in the city

http://mangalorean.com/images/newstemp29/20110312st.jpg
A nightly view of the present Chinnaswamy stadium

Quite uncharacteristic of politicians' promises, things have astonishingly moved so fast that a government land in Rajanukunte has been identified as the most suitable location.

The CM suggested to Karnataka State Cricket Association president and former India cricketer Anil Kumble that he accompany the government officials to the location to make a feasibility study.

The KSCA had indicated that a land of extent of 70 acres would be required for the stadium. As suggested by the CM, Kumble accompanied Bangalore north assistant commissioner G C Gangadharaswamy, additional tahsildar Venkatesh, revenue inspector Balakrishna and other officials and collected data and details of the proposed land.

The land bearing survey no. 79 extending to 125 acres was inspected by the team. Out of that 70 acres are likely to be earmarked for the stadium, which is proposed to have a seating capacity of 80,000.

One of the best advantages of the location is its proximity to the Bangalore International Airport (to be named as Kempegowda international airport soon). This will be useful to players from outside the state and India to reach the stadium in a much shorter period of time.

The Chinnaswamy stadium, where currently matches are held, is in the busy downtown district close to M G Road, it might not be a congested area on the days of matches. If planned well, star hotels are likely to come up very close to the stadium. They can accommodate cricket teams. It could be a far-sighted idea.

Force India launched its Force India F1 Team Academy in Bangalore

Force India launched its Force India F1 Team Academy in Bangalore here on Tuesday.

The academy is an initiative to identify racing talent in India and to provide vocational and academic training for young Indians aspiring for a career in motorsports, said a release.

Vijay Mallya, Chairman and Team Principal, Force India Formula One Team, and Raymond Wong, Chief Executive Officer, Exxon Mobil, unveiled the academy. Nico Hulkenberg is a Formula 1 racer and has joined Force India as a test and reserve driver.

Mr. Mallya said the academy was a historic milestone in the sports arena in India. He also added that the academy was conceived to inspire young Indians who have talent, but so far have had no proper opportunity or serious platform to showcase their abilities.

“I hope that this academy will give young Indians who have the necessary passion and drive, a serious chance to show promise and an opportunity to excel. If the academy is able to place even one Indian on the F1 Grid, then all the effort would have been well worth it,” Mr. Mallya noted.

When Mr. Hulkenberg was asked what it took to be a Formula One racer, he said, “Talent, perseverance and physical fitness are the only requirements. One must also be disciplined to climb to be a successful racer.”

Bangalore is all set to get an entertainment city near the Clover Leaf Junction at Sompura on the NICE Peripheral Ring Road. Located on 300 acres of land, the entertainment city will host studios (sound and stage) on the lines of Hollywood studios, like WB, Disney, and Paramount Pinewood in England etc. The state of the art studios will be air cooled and will have computerized lighting system and a live editing table, along with the latest Film Cameras, dollys, cranes, Jimmy Gib etc.

Nandi Infrastructure Corridor Enterprises Ltd (NICE), the consortium that is promoting the Rs. 4000 crore project and about 20 studios would be created at an investment of Rs 1,000 crore. Each studio will house the latest and comfortable make up rooms, trial rooms and other necessary facilities, giving the ultimate comfort to the users. The entertainment city will play host to Television serials, shows, etc, wherein the producers will have to enter the studios with their tapes and can walk out with the finished product.

The entertainment city will have special studios for shooting advertisement films, wherein the latest cromachi and blue screen facility would be made available, along with a separate studio for computer graphics and other latest technologies. This would lead to a job creation in the range of more than 10,000 skilled and non skilled technicians giving a major boost to the industry. The studios aim to attract foreign film makers from all over the world to utilize the facility with enormous cost advantages. This will also give a fillip to the regional films in the market.

Discussions are currently underway with major studios regarding the same. Discussions are also taking place to set up a film institute and training centre, which will help alleviate the demand for qualified skilled technicians and actors.
“In about two-three months, we expect the land to be handed over to us. Once that is done, work on the entertainment city should start,” said Ashok Kheny, Managing Director, NICE. “There would be eight studios dedicated for cinema, eight for producing television content, two blue-screen or special effects studio, and two for producing advertisements. The development would have modern processing labs, animation studio, sound studio, computerized lighting and special effects studio,” he said. A 7 star, 5 star and 3 star hotels are also planned for the usage of the actors and tourists who would visit the place. This would also increase the tourism potential and increase the tourism earnings of the city of Bangalore.

NICE plans to develop an entertainment city in Sompura, near Bangalore. There would be eight studios dedicated for cinema and would have modern processing labs, animation studio, sound studio, computerized lighting and special effects studio.

Bangalore is likely to witness a robust demand in commercial and retail space in the present calender year on the back of higher economic activity.

According to a study of real estate research firm Jones Lang LaSalle India, the city is likely to absorb about 7.1 million sq ft of office space by 2011 against a supply of 7 million sq ft in this period.

“A majority of the expected absorption is likely to take place in the secondary and Whitefield micro-markets,” Abishek Kiran Gupta, head-research and REIS, JLLM said.
In the meantime, the office market has witnessed a total transaction of 2.77 million sq ft in the first quarter of CY10, which is 7.36 per cent higher than the previous quarter. The total net absorption in the city was 958,091 sq ft, of which the central business district (CBD) and others accounted for 18 per cent of the absorption during this period.

Some of the key transactions during this period are Math Works leasing a 10,076 sq ft on Ulsoor Road, Impetus Leasing 20,000 sq ft on the Outer Ring Road among others. In the rental space, the average rent for office space in the CBD increased to Rs 78 per sq ft from Rs 76 sq ft in the first quarter of CY10. Similarly, the retail space is expected to see a momentum during the present calender year.

“Demand is expected to gain momentum and the total absorption in 2011 is likely to be about 2.31 million sq ft against a supply of 3.3 million sq ft,” the report said.

However, the report said vacancy rate was expected to rise from 5.8 per cent in 2010 to 16.4 per cent in 2011.

According to JLLM, the retail market absorbed 200,000 sq ft of retail mall space during the first quarter of CY11. ‘The high streets of Indiranagar, Koramangala, Whitefield, BEL Road and Old Madras Road accounted for 277,995 sq ft of the leasing activity indicating a surge in demand in retail space,” the report said.

Vacancy has also fallen to 5.5 per cent in the first quarter from 5.8 per cent in the last quarter. Some of the deals during this period are Pantaloons leasing 20,000 sq ft, Costa Coffee leasing 3,000 sq ft among others. Referring to retail rentals, the report said rental and capital values across micro-markets of Bangalore were expected to rise in 2011.

“We forecast rental values in the prime city area to reach Rs 184 per sq ft per month by the end of 2011,” the report said.

The appreciation in rental and capital values is anticipated in the prime city due to the lack of supply in the pipeline to meet growing demand, he added.

KMF mulls MoU with NZ firm to manufacture cheese

Jaideep Shenoy, May 8, 2011, 10.09pm IST

MANGALORE: The technology that produces mainland cheese of Fonterra, a leading multi-national dairy company owned by 13,000 New Zealand dairy farmers and the world's largest exporter of dairy products, could soon turn Karnataka's surplus milk into cheese. Karnataka Milk Federation (KMF) has evinced an interest in using their technical know-how in producing diverse milk products and market the cheese locally under the Nandini brand of KMF.

A recent week-long visit by a 25-member KMF team including its chairman G Somasekara Reddy to Fonterra units in New Zealand has ended in KMF mooting a proposal to set up an Rs 80-crore cheese manufacturing unit on a 10-acre land in Bangalore with Fonterra know-how. "The proposal is still at the discussion stage and we hope to enter in to a MoU with Fonterra when their team visits us," said A S Premnath, managing director, KMF.

Premanth told TOI here on Sunday that once KMF signs the MoU, cheese so manufactured using surplus milk in the state and their technology will be marketed under the Nandini brand of KMF. "We could think of going in for a joint venture to market the surplus cheese under a common brand outside the state and areas where Nandini is not so popular," he said, adding the proposed cheese plant in Bangalore will produce 10 tonnes of cheese per day.

Chennai, May 9 (IANS) To cut down its freight cost and carbon footprint, Noida-based Attero Recycling -- India's first integrated electronic waste (e-waste) recycling company -- has decided to set up a facility in Bangalore, a top official of the company said Monday.

E-waste includes old electronic goods like computers, mobile phones, televisions and also consumer durables like washing machines and others.

"We have decided to operate on hub and spoke model in order to reduce our freight cost. In Bangalore, we will soon inaugurate a 3,000 TPA (tonnes per annum) recycling facility where the e-waste will be segregated and dismantled," Attero Recycling CEO Nitin Gupta told IANS.

"The components that need further processing and recovery of precious metals -- gold, silver, copper and others -- will be taken to our Roorkee facility. The investment will be done in two phases and the total outlay will be around $1 million," he added.

According to him, Attero processed around 1,000 TPA last year and the volume is expected to touch around 10,000 tonnes in the current year.

Attero's $9 million Roorkee facility in Uttarakhand has a capacity to process 36,000 TPA of e-waste.

The recycling process consists of disassembly, mechanical separation of materials and metallurgical treatment.

Attero retrieves precious metals present in mobile phones, laptops, computers and other items.

"We refurbish items if required by clients and also sell refurbished computers at lower rates," Gupta said.

Attero gets its raw material -- e-waste -- free or for a price mainly from corporates-original equipment manufacturers and end users.

"In some cases, we get paid by the corporates to clear their premises of their e-waste. Not all e-waste are profitable for us to process," Gupta said.

According to him, mobile phones are the most profitable for recyclers as the precious metal content is high.

One tonne of cell phone contains around 100 kg of metals like gold and copper.

Though it has a licence to import e-waste, Gupta said the company is not looking at that option now.

"Our current focus is on building awareness about the problems of e-waste and the benefits of efficient recycling," said Llyod Sanford, president of supply chain.

According to him e-waste is growing in India, and it will be around one million tonnes by 2015.

"Extracting metals from old items is 70 times less energy intensive then mining for fresh metals," Sanford said.

Yep - I especially dislike the Sun City right at the starting of ORR/HSR onset - those ugly buildings with the garish blue coloring mixed with god knows how many multi colored vertical structures kill the otherwise pleasing aesthetics of ORR. A friend had bought a flat there - now he's regretting the decision!!

MUMBAI: Mumbai-based realty major Hiranandani Group plans to invest Rs 2,000-3,000 crore in the next one year for developing residential complexes and commercial spaces, a top company official has said.

"We will invest Rs 2,000-3,000 crore in the next one year to construct residential and commercial structures," Hiranandani Constructions Co-Founder and Managing Director Niranjan Hiranandani said. He, however, declined to reveal the markets in which the company would invest.

"We are currently focusing on Ahmedabad, Nashik and Pune . We are already coming up in a big way in Chennai, Bangalore and Mangalore." The group is also eyeing a foray into the power generation segment and is in the midst of setting up a 2,500-MW project with an outlay of over Rs 10,000 crore, he said.

The project, which marks the Group's maiden venture in the power generation business, is located near Pune. The project will come up in three phases, with Phase-I generating 350 MW of power. However, the venture is facing certain environmental clearance issues, a company spokesperson said.

The Group, which also owns luxury hotels Rodas and Melhua - The Fern, plans to expand its footprint in the segment in India and overseas through the inorganic route, Hiranandani said.

"We are looking to acquire a couple of hotels in India and Dubai... We are waiting for the right opportunity to make our move," he said, adding that the acquisition size would depend on the hotels the group ultimately zeroes-in on.

http://www.mybangalore.com/article/0511/bangalore-gets-super-luxury-address-with-prestige-golfshire.html

Bangalore, will soon boast a new address, situated a little away from the city with an estimated cost of 800 crores, the project is targeted at India’s uber-rich. The Prestige Group has been synonymous with innovations and has given India several landmark developments that have revolutionized modern industry. Prestige Golfshire is another exclusive creation from the company, set to be the avant garde of luxurious lifestyle armed with convenience and international standards. The project has been approved by the Karnataka Tourism Board and the new luxury resort set amidst the city’s green belt will be completed and open for business in three years time.

ndia trailed only Singapore, where the increase in HNWIs grew by 21.2 per cent. The HNWIs are keen to flaunt their wealth and acquire prestige assets. Realizing the market for super-luxury homes, more and more developers are coming up with million dollar homes in formats ranging from condominiums and suburban town houses to golf villas. Mantri Developers and Prestige aren’t the only ones eyeing the super-luxury market in Bangalore. Dubai’s ETA Star Property Developers (P) Ltd, Nitesh Estates and Skyline Constructions Ltd too have set out to build multi-crore villas in the city.

Adding to the beautiful golf course is the Prestige Golfshire Clubhouse – Falcon Greens, which among other facilities like a well-stocked bar, a cigar lounge and a restaurant, will also house a golf pro-shop. The clubhouse is a unique blend of self-indulgent features, contemporary design and impeccable service. Perched on the highest point of the 275-acre property of Prestige Golfshire is located the 5-star, luxury resort hotel – The Marriott. This hotel is bound to impress with its panoramic view of the golf course, the 300 rooms that include 30 luxury suites, ballrooms, banquet halls, infinity pools, a lounge bar, conference and convention centres.

“We are aspiring to create premium residential developments that redefine luxury living. The idea is not to create houses or villas but to gift people a lifestyle with each Prestige development. The Prestige Group which is synonymous with many firsts is now all set to gift Bangalore its first world-class golf luxury resort with Prestige Golfshire. With this project, we also introduce the Marriott International Hotel to Bangalore.” says Irfan Razack, CMD, Prestige Group.

And the privileges do not end there- Golfshire also houses the Quan Luxury Spa which will offer classic and signature rejuvenating spa treatments using sciences as varied as Hydrotherapy, Thalassotherapy and Ayurveda. The ultra luxury mansions at Prestige Golfshire come in 8 different, uber-exquisite designs. Designed by the award-winning MAPS design, Singapore and Thomas Associates, Bangalore, these mansions reflect a spirit of serenity, peace and tranquility. The mansions in Prestige Golfshire have 450 to 575 sqm of enclosed area and spacious sundecks of about 100 to 250 sqm.

33 new tree parks to sprout this monsoon

If the state forest department keeps its word, Karnataka will see 33 large parks being set up this monsoon, along the lines of Lalbagh and Cubbon Park. Bangalore alone will have four more large ‘tree parks’.

The proposal for allotting space for tree parks was cleared at a meeting on May 9 between the minister for forests and the planning department. The proposal will now go to the finance department, for the clearance of necessary funds.
“The project is likely to get fund clearance in the coming days. Work on the parks will be initiated with the advent of the south-west monsoon, which is expected to arrive in the state by mid-June,” said PC Ray, conservator of forests, (development), Bangalore.

Sources from the department said that chief minister BS Yeddyurappa had already committed an additional ¤150 crore to the forest department in this year’s budget; the department had sought ¤49.20 crore for the tree park project.

About 300 hectares of land for each of the four tree parks in and around Bangalore has already been identified. Details of where the parks will be located, however, were not immediately available. In the districts, the parks are expected to be located close to the district headquarters. Twenty-nine parks will be created in various districts.

“The plan is to make the parks theme-based. Panchavati vana, seetashoka vana, nanadanavana, butterfly park, bamboo garden, mythological garden, floral park, park with medicinal herbs etc, were suggested as themes. There will be a ticket counter, pathways, resting areas, benches, drinking water kiosks, amenities like public toilets, a canteen etc in each of these. Spaces will also be readied for the children to play and have joy rides,” said Ray.

The parks will serve as areas where children can be educated about the conservation of nature. Watershed management, bicycle trails for tourists, eco-friendly architecture, use of mud, stone and bamboo in construction — the parks could also serve to showcase all these, the conservator of forests said.

ITC's new Headquarters - designed by Atkins architects (http://www.atkinsglobal.com/projects/cipher-assessment)

Atkins has been appointed to provide multidisciplinary design services for ITC Tower in Bangalore – ITC’s new headquarters. The proposed one million square feet commercial tower will function as information technology offices with ancillary support services, and will house a working population of 6,500.

Having a strong social and sustainable agenda, the brief required Atkins to support a “triple bottom line” approach where the needs of people, planet and profit are equally served by the design. The project aims to achieve the highest possible Leadership in Energy and Environmental Design (LEED) Platinum Green Building rating, enabling us to push the envelope of best practice in sustainable design.

This project aims to set a new benchmark for quality office design and will keep Atkins at the leading edge of intelligent and sustainable building design.
