SOILBUILD will sell a 'sky villa' and two penthouses in its freehold 44-unit Leonie Parc View through an auction by Christie's and Colliers International, the developer said yesterday.
'We expect the sky villa and penthouses to appeal to both foreign and local investors, commanding prices in the region of $3,200 to $3,600 per square foot (psf),' said Grace Ng, Colliers International's auctioneer. Colliers will jointly conduct the auction with Christie's Great Estates exclusive affiliate Ken Jacobs.
Leonie Parc View is located on Leonie Hill Road in the prime District 9. The development comprises one sky villa, three penthouses and 40 four-bedroom units.
The project has been previewing overseas since late April. Following roadshows in Hong Kong and Indonesia, 18 of the 20 units released were sold through private placements to overseas buyers, with prices ranging from $2,600 to $3,000 psf, said Jerry Tan, managing director of property firm JTResi, which is handling the preview sales. The rest of the units will be released at a later date, Soilbuild said.
The double-storey sky villa is an expansive 7,000 sq ft and comes with a private lap pool on its upper level. The other two penthouses are 2,900 and 3,000 sq ft. The by-invitation-only auction is slated for June 8 at 3pm at the Raffles Hotel.
Low Soon Sim, executive director of Soilbuild, said: 'Through this auction, we intend to reach out to a wider group of international investors seeking a presence in a global city like Singapore.'

At $ 3600 I will pick Cliveden and eclat instead of this.

Suipalucsea May 22nd, 2007, 06:20 AM Oops, didn't spot this thread. The location of this place is in my opinion much superior to the others mentioned. But I don't know anything about the likely quality etc.

Pengui May 22nd, 2007, 02:40 PM The "sky villa" thing is just some PR packaging, right? Or is there any other difference with a penthouse with a private swimming pool? In my mind, "sky villa" sounds like what's on the top of International Plaza, but looking at the building's render it doesn't look even remotely like it.

butthead May 23rd, 2007, 01:44 PM At $2600-2800 psf starting price for LPV. I can get better condos that are currently selling at that price.
Let me name some of them:
1. Light@cairnhill
2. Grange residences
3. The Grange
4. Cuscaden residence
5. The Tomlinson
6. Scotts highpark
7. Ardmore park
All these are selling between $2500-2800 psf. And of course these are all big name condos. Even some lower floor st regis is selling $2800 psf I think. I dont understand why Soildbuild dare to sell $2600 starting price??:ohno: No tennis court somemore.
But they did sell 18 of 20 units.

I guess the point you may be missing is that times change. Even in other cities where the rate of change is much lower than here, the status of various districts changes constantly. There are plenty of areas in New York and London that people avoided like the plague 10 years ago, but are now extremely popular and correspondingly expensive. In those places, however, the physical structure of some parts of the city cannot be changed: Conservation Areas will always look like Conservation Areas, so Knightsbridge is unlikely to see its prestige fall. Here the same can hardly be said. On top of that, we have government initiatives: the government is openly trying to push the downtown area, Sentosa, and Orchard. The smart developers will try to anticipate these changes, and set their prices accordingly. In short: prestige has always been a function of time, and now the rate of change is increasing. Fast. Better go with the flow, right?

I'm new here. I agree that rather than the location, the other advantages do not seem to be clear for this project. Cliveden at Grange may look more appealing. However, as I check further with the developers out of my curiousity, they claim that the interior furnitures like the kitchen and bathrooms are far superior than other condos about the same level - whatever that means. Who is the architect by the way? Personally, I love the view - oversee Takashimaya and Meritus Mandarin hotel and the fact that there is not that many potential high rises to block the view. But, yes the main issue how to get the $$$ :-) while the property's price soars "uncontrollably". 18 out of 20 sold ... I guess now whatever project launches almost always a success, people are in euphoria. Let's wait and see the result from the auction!
butthead May 24th, 2007, 05:11 AM I dont know, But If i am to buy a condo. I would chose a developer that not only offer nice interior and design but also also larger land with full facilities like tennis court and huge swimming pool.
Im not saying I would choose park infinia comapare to LPV. But Im comparing development on the same zone.

rstopel May 24th, 2007, 12:40 PM Watch out for this developer. I own a unit at Millpoint next to great world since the launch. Construction pretty poor in my opinion and most other owner I have spoken to. Then they use some dodgy tactics to contol the condo management for as long as possible after TOP (first AGM was more than 2 years after TOP) so they can push defects to the common areas beyond the warranty period and so let the owners pay for it. Personally I wouldn't buy from developers such as soilbuild again. I prefer ones that have been around for a much longer time with a better reputation.

I very agree with you ... I maybe one of the neighbours you have spoken to ... muahahaahaaa!!!!
But ... one thing I must highlight is ... the design and concept is good la ... the materials they use are actually top of range ... The only problem is the execution part of it ... You just need to harass the developer until they do it ... or go to their other showflats and make complaints loudly ... it seems to work ...
When I got MP, I sent in a list of 5 pages of defects ... and then call them everyday and scold them ... until they rectify most of them ...
But you are right ... given a choice ... dont think anyone wants to deal with them ... The same situation happens in P16 I think ...
So for those who bought MonteBleu ... you may have to engage a specialist in defects to help u weed out the defects ...
But frankly ... I think SB has not reached the level to do ParcView ... this is like giving Shark's Fin or Bird's Nest to the Mee Pok Man ... wasted !

Thats because They just sold all the 8 units from mid to upper floor units at an average of $3000-$3400psf :nuts: .
It brings to the total of 26 units sold including option to purchase.
Well, Iam wrong to say this will not sell well.
Iam really surprised they did sold ther project so well.
Baby June 5th, 2007, 05:41 PM I just received an invitation from Colliers International for a special invitation to the auction for the Leonie Parc View Sky Villa and 2 Penthouses this Friday at 3pm, Raffles Hotel.... Is this the latest date ? With that kind of price, can't afford at all lah...may be see see look look.
