It offers executive studios to two-bedroom units, with floor areas ranging from 34 to 93 square meters. Strategically located at a 744-square-meter lot at the corner of Roxas Boulevard and Kalaw Street in Manila.
Eton Baypark Manila will be launched on June 08, 2007. Eton is now accepting Letter of Intent/Reservation Checks. There will be an investors night on June 20,2007 to be held at the Century Park Hotel.

Eton Properties Philippines, Inc. (EPPI), a property firm controlled by tycoon Lucio Tan, said Friday it would start next year the construction of a 25-storey, furnished residential condominium in Manila.
Located at the corner of Roxas Boulevard and Kalaw Street, Eton Baypark Manila will be the company's second residential project following Eton Residences Greenbelt, which is now almost sold out.
Eton Baypark Manila will house 210 studio and two-bedroom units, providing unobstructed views of the Manila Bay and Rizal Park.
Prices of units range from P2.5 million to P8 million.
The project is slated for completion and delivery by 2010.
Company president Danilo Ignacio told reporters that the company would be needing more than its initial capital allotment of P10 billion this year to finance its seven key projects, including Eton Baypark Manila.
Ignacio said Eton is planning to develop an 11-hectare property at the corner of Quezon Avenue and EDSA and another one-hectare property in Makati into mixed-use commercial areas that will have residential units, hotels and business process outsourcing (BPO) centers.
By the third quarter, Eton will also start the construction of a 17-storey office building in Ortigas that will cater to BPO companies.
Ignacio said the company is also sourcing foreign master planners for a new development outside Metro Manila, the Eton City in Sta. Rosa, Laguna.

Eton says it is not involved in Tan’s sequestration cases

MANILA, Philippines -- The real estate company of the Chinese-Filipino tycoon Lucio Tan on Thursday sought to ease potential buyers’ concerns on its possible involvement in the government’s sequestration cases against Tan.
Officials of Eton Properties Philippines Inc. said in a news briefing that the company -- still officially known as Balabac Resources and Holdings Inc. -- was “not involved in any litigation issues pending before judicial bodies relative [to] ownership issues with the government.”
Eton president Danilo Ignacio said the company had received several inquiries from clients about its potential involvement in the controversial cases, especially after congressman-elect Ferdinand Marcos Jr. agreed to help the government reclaim 60 percent of Tan’s companies that allegedly were acquired illegally.
“Neither is [Eton] one of the sequestered companies under the Lucio Tan group being pursued by the PCGG [Presidential Commission on Good Government],” Ignacio said.
He added that these sequestration orders of the PCGG against Tan’s companies had been lifted and declared null and void as early as February 2006 by the anti-graft court Sandiganbayan.
“In layman’s terms, the said sequestration orders were rendered in violation of the ownership rights of the said Lucio Tan companies, which include Allied Banking Corp., among others,” he said.
Ignacio said Eton reassured potential buyers about their concerns and pointed out that sales have so far been unaffected by the developments.

Eton Properties Philippines Inc., the property unit of tobacco and airline tycoon Lucio Tan, yesterday launched its second high-end residential condominium project near Rizal Park in Manila.
Eton president and chief operating officer Danilo Ignacio told reporters in a briefing that the project, called Eton Baypark Manila, was the company’s response to the needs of Manila-based businessmen and entrepreneurs for a high-end residential condominium.
“We are getting a lot of inquiries from businessmen from Chinatown area and we are also getting strong interests from Fil-Americans for this project,” Ignacio said.
The project is located at the corner of Roxas Boulevard and T.M. Kalaw Street, the site of the landmark Otani Hotel, which was foreclosed by Allied Bank from deceased property magnate Tan Yu.
The project is a 25-story condominium offering studio to two-bedroom units with price ranging from P2.5 million to P8 million per unit.
Construction will start early next year for completion by December 2010.
Ignacio said Eton Baypark Manila was part of the seven priority projects that the company planned to develop over the next five years.
He said the management could go back to the board to ask for additional funds for future projects after earlier allocating P10 billion in capital expenditure for the seven projects.
The company in April to launched The Eton Residences Greenbelt in Makati. Ignacio said the project had been sold out two months after launching.
Eton Properties is also set to launch Eton IT Center, an office development to leased primarily to business process outsourcing companies. Two BPO companies have expressed interest in leasing a space in the area.
Construction of the Eton IT Center will begin in the third quarter of the year for completion by December 2008.

hey...i like the design,minimal i dont like buildings with too much variation..
kahit na ano pang uso ang dumating,ok pa rin siya.even the interiors are nice and classy better than gramercy,the designer is good.

Sayang, I'm not saying the design is bad but it is very generic. They could and should have made a better building and product on that corner. It's very prominent. Ultimately a mistake I think. This can not be highest and best use of that lot.
They should have just put a high end hotel na lang. Disappointing.

@abusinos, it's currently controled by the Panlilios of Grand Boulevard (old Silahis). Lots of cases this one so I think it will be a long time. I'm not sure if anyone wants to tear it down.
Also it's on the list of national historic landmarks so highly unlikely for it be changed. ONe of our forumers here Ivan henares who is active in the heritage section can answer more on these matters as he's even on the board of Heritage conservation society.

My guess is that because of the poor soil structure , as this is close to the water and may even be reclaimed land ,Normal tie back which hold the surrounding wall of soil in dug up excavations may not be very effective and the need these to support the sides to prevent collapsing formations . My guess.

Yup, Eton Parkview looks different from Eton Baypark and EGR. So will its design be changed too? Well, your guess is as good as mine.

LUCIO TAN-led Eton Properties Philippines has increased residential condominium prices across the board.
Danilo E. Lim, president and chief operating officer of Eton, told reporters yesterday the 5% increase imposed starting on June 2 was meant to cover rising construction costs.
"This is the first time we did an across-the-board price increase. Before, we only had periodic price increases," Mr. Lim said. "I understand that most of our [competitors] have likewise done the same thing."
He said the increase was meant to cover rising cement and steel prices, as well as the peso’s continued depreciation against the dollar. Steel has doubled to P66 per kilo this year from a year ago, he pointed out.
Construction costs have also gone up by 20%, which translates to a 10% increase in the selling price of the buildings.
"Despite the price increase, we still have strong sales," Mr. Lim said.
Yesterday, Eton opened the model units of its 34-story Eton Parkview Greenbelt, half of which has been sold.

I would be interested to know your view on this project . As an investor in this project it does seem to be taking a long time to put the foundation down and as I see it, there have been many projects along Roxas Blvd. with a greater height then this one. I see the U. S. Embassy is also doing some massive building and they are certainly closer to the water then this project.
Eton has many projects going so I think they will try to make this one an on time project. I am told delivery is Dec. 2010 .
I do appreciate the constant updates with photos that ETON has done on all their projects. Unlike many other developers they certainly keep you updated...

Eton Properties Philippines Inc., the real estate development arm of the Lucio Tan Group of Companies, will go full blast on the construction of its existing projects as it temporarily defers the launch of new ones given a sluggish world economy.
Eton president Danilo Ignacio said the company remains committed to turn over to the buyers all projects on their promised delivery dates as it concentrates on the completion of 17 projects it has launched or announced to the public.
Ignacio said the company is looking to build more projects catering to the middle-income sector to take advantage of the huge demand coming from the middle class. In the pipeline is a middle-income housing project in Eton City, a master-planned satellite city that will rise in a sprawling 1,000-hectare property in Sta. Rosa, Laguna.
Eton City will feature high-end residential enclaves, a world-class business district, a champion golf course and first class leisure, entertainment and shopping hubs and a 35-hectare man-made lake,
Ignacio, however, said the company might introduce new projects as opportunities arise. Eton is looking at the possibility of developing a middle-rise building at the former site of Sta. Clara Church along Katipunan Ave.
Projects expected to be completed next year include an office building catering to the business process outsourcing sector, a hypermart and a commercial center, all located in Centris on Quezon Ave. A retail structure will also be launched in February next year in Corinthians and Archers Place.
Ignacio said he is optimistic that the company can sell its inventory in spite of the financial turmoil.
Given the economic slowdown, Eton will cut back on overhead costs and expenses, Ignacio said.
Eton earlier raised prices by five percent to cover escalating cost of construction.
Other projects of the company are Eton Residences Greenbelt, Eton Baypark Manila, Emerald Lofts, Eton Parkview Greenbelt.
Residences Greenbelt is a premium residential condominium located in the heart of the Makati Central Business District and right in front of the posh Greenbelt complex. Dubbed “the first all-loft luxury condominium in Makati,” this 39-story building will rise on the current site of the Philippine Airlines head office.
Baypark Manila, is a 29-story luxury residential condominium. It will rise on a 744-square meter lot at the corner of Roxas Boulevard and Kalaw St. in Manila while Emerald Lofts is a two-tower, mid-income residential high-rise located in a 3,422 square meter property in Ortigas, featuring loft-style homes coupled with a retail component.
The 33-story Eton Parkview Greenbelt will offer a total of 230 units at prices starting from P3.6 million. Development of the project is slated in January 2009 and is expected to be turned over to buyers in December 2011.
Since it transformed from a holding company to a property development firm last year, Eton Philippines has launched 10 major projects, which include Belton Place, One Archers Place, Eton Cyberpod Corinthian, Eton Centris, North Belton Communities, and South Lake Village.

MANILA, Philippines—The late Frank Sinatra would not call 2008 a very good year. Far from it.
Most, especially those who lost their jobs or saw their fortunes wiped out, would want to wake up tomorrow thinking that it had never happened. But it did. And as this year comes to a close, people are fervently hoping that 2009 would be better or at least not as bad as 2008.
The Philippines, fortunately, has not been as hard hit as other economies like the United States and Japan but most economists and policymakers feel that the full brunt of the global financial crisis will hurt the country in 2009.
How will companies cope?
The Philippine Daily Inquirer asked a number of CEOs and top executives this question and their varied answers give an idea of what’s in store next year.

“2009 will be a difficult year and there is a lot of uncertainty. We don’t know to what extent the global economic crisis will affect the Philippines. Right now there is a lot of wait and see. The way I see it, there is a battle of fundamentals and emotion. I think the Philippine economy is still solid on fundamentals. The country is well positioned to handle this crisis because it learned from the 1997 Asian Financial crisis. I don’t think the Philippines will suffer the same as what is being suffered by other countries. Our banks are disciplined so we won’t have the same problems banks are having in the US.
“But on the other side, the Philippines can’t be isolated. That is where potential difficulties may arise. To what extent, we don’t know.
“For 2009, we will be very cautious. We will approach 2009 with cautious optimism and there will be continued opportunities even during a crisis. I don’t think there will be a recession in the Philippines. All projections point to some growth. There might be an economic slowdown but not a recession. In the case of Eton, we are fortunate that we are debt-free and we have an extensive landbank.
“If you look at what happened in 1997, most of the real-estate developers that had problems in 1997, are the developers who borrowed money, used that money to buy land and because of the crisis could not launch projects and could not pay back their loans. So the banks foreclosed these properties. Some of them ended up as part of the landbank of Eton through our sister banks (PNB and Allied Bank).
“In the case of us, we are debt-free and we don’t use any cash to buy land. That allows us to launch a project if and when opportunities arises. We have several projects in the pipeline that is push-button ready for launch if there is an opportunity.
“I think in 2009, the focus will be on our existing customer so that means we will finish all our projects.”

Two Lucio Tan controlled companies Allied Banking Corp. and Eton Properties Philippines Inc. (EPPI), have formalized their joint venture agreement for the development of two properties in Manila and Makati into residential areas.
The Manila development will house the Eton Baypark Manila a single tower residential project at the corner of Roxas Boulevard and Kalaw Street. Construction of the 25-story condominium last year while turnover is set in 2010.
"Since the project was launched in 2007, we have been getting a lot of interest from the Chinese community as well as from businessmen and entrepreneurs," said EPPI president Danilo Ignacio. A unit at Eton Baypark ranges between P2.5 million and P8 million.
The Makati property, with an area of 890 square meters, will feature the Eton Parkview Greenbelt. Situated on Gamboa and Soria streets in Legaspi Village the project will consist of 230 units each priced at over P3 million. The units are ready for delivery by December 2011.
"Just like Eton Baypark Eton, Parkview is substantially sold out," said Ignacio.
EPPI specializes in high end and mid income luxury residences information technology and business process outsourcing office (BPO) developments and township projects.
Earlier, it said it may delay the launch of new developments because of the impact ofthe global financial crisis but remains committed to deliver projects on their targeted dates.
Ignacio said what will keep them busy this year is the simultaneous construction of the 17 projects it launched. Among these undertakings are the Eton Residences Greenbelt, Eton Cyberpod Corinthian in Ortigas, The Eton City in Laguna, Eton Emerald in Ortigas, Eton Cyberpod Centris and the North Belton Communities in Novaliches, Quezon City.
"We are committed to deliver the projects on their promised delivery dates The next project we hope to launch by early this year is a mid in come housing project in Eton City," he said.
The company is also considering the transformation of its 2 hectare property in Katipunan Avenue, Quezon City into a mixed use development. "Our priority right now is to finish all the projects and sell our inventories," Ignacio said. Despite the crisis he believes the real-estate market will continue to grow—although at a slower pace than 2007.
"Residential housing continues to be a growth driver for real estate given that there is a housing backlog of an estimated three million units. The BPO industry is expected to remain a growth sector as US firms may most probably increase its out sourcing activities to be more cost efficient.

IsaganiZenze February 27th, 2009, 09:14 AM Well I am happy to report as of this month Feb. 2009 there was a license issued for the renovation of the LUNETA. Yes: thats correct. A license and permit was issued to start renovation to restore this site.
I was there today Feb 22 2009, and witnessed heavy interior demolition work taking place. They were in the process of tearing down (interior only ) and after speaking to the local Barangay rep. on site I was informed that it will be restored to a Hotel. He went on to tell me that his understanding was, Imelda Marcos is the present owner and that it was returned to the Marcos family recently in some sort of settlement. The guard on site informed me that G.O Enterprise is the company who will undertake the project. The sign on the front shows all the permit and license certs. and they have a local address and phone number to call for information.
I did look inside and seen serious work taking place today (sunday) and was thrilled as this will surely increase the value of ETON BAYPARK. The fact that this historical site will be renovated is great. The building will retain its exterior design and beautiful sight. I can only imagine what it will look like when completed.
I also see other buildings in that area start to take shape and many business are upgrading in that area.
I am especially happy for my investment with Eton BayPark as I understand the value has increased by 17 % in my situation. I often go to Rizal Park and see that in the last year that area has truly become a renovated blessing.
I also went on site of Bay Park and see that steel bars for the structure are rising above the ground level and its just a matter of a short time before the ground floor will be poured and complete.
Hope this is good news for other investors as I certainly feel that of all my investments here in the Philippines, this one has kept me excited.

rmn June 29th, 2009, 07:49 PM Hypothetical question: Supposing that I bought into this project because I was attracted by the building's proposed design. And then Eton decides to upgrade and revise the architecture, which they have done so for this development. Would I be able to get a refund then if didn't like how they redesigned the project and how it has turned out in its present incarnation? I was, after all, enticed to get a unit because I happed to like the original renderings that were presented to me.

The building interior and furnishing are well worth what I invested. It was turned over when they told me they would. It has the look of a 4 star hotel inside and the staff are very helpful. The views of course are "truly majestic" as advertised.
The problem they are having is with the size of the air conditioner. It seems more then 60 unit owners are not happy. The afternoon sun is taking a toll on the cooling capacity. They have no way to install a larger unit due to wiring and space of hole in the wall.
I have been told they will install Window Tinting to help with the heat transfer. Like anything here in the Philippines it seems getting that authorized is a big deal. Mr Ignacio I am told is a micro manager and needs to approve everything.
The units are mostly purchased as vacation places as I find the building empty on a day to day basis.
I have no complaints with this outcome and if ETON can deliver the same to other projects then they may be regarded as reliable. I would purchase another unit from this company based on my experience and delivered unit at Bay Park. Will have to wait and see about other project delivery !
Again, WELL WELL worth the money I invested ! I would rate the building and location a 9.5 out of 10 .

Sorry but eton residence greenbelt was delayed, the tunover now is jan 2012. My unit is at 32 nd floor, i think it will be arounf march. Did you get your letter about turnover or inspection date?
