Sy-led SM Prime to stick to building big shopping malls

THE COUNTRY’S largest mall operator will continue to develop big shopping centers even if others have already ventured into developing "pocket-sized" retail outlets.

"We want to focus on building shopping centers. We have no plan to venture into smaller-type malls," SM Prime Holdings, Inc. President Hans T. Sy said in an interview.

Ayala Land, Inc. has already disclosed plans to develop and manage small-format retail facilities known as "neighborhood centers," which will have a maximum 10,000 square meters (sq. m.) of gross leasable area.

Mr. Sy said the smallest development to be undertaken by SM Prime will be 55,000 sq. m., as big as the latest SM outlet, SM City Rosario in Cavite.

Mr. Sy said the company still has 14 huge properties all over the country and has been continuously acquiring land.

SM Prime spends about P3 billion a year for "landbanking," he said.

SM Prime currently dominates the mall sector with 36 malls nationwide, and is making headway in overseas expansion with four malls in China.

"They may say [the market] is already saturated but I say there is a lot of opportunity especially in the provincial areas. I am talking about places like the General Santos and Cebu City, which is actually a big area for developers," Mr. Sy said. -- K. J. R. Liu

MALL operator SM Prime Holdings Inc. is not interested in venturing into smaller community-type retail centers, preferring to stick to its tried and tested strategy of building one-stop shopping destinations.

This, despite plans bared by rivals to go into community shopping centers. Two weeks ago, Ayala Land Inc., which is behind the Glorietta and Greenbelt malls in Makati and TriNoma in Quezon City, said it is setting up a new subsidiary to develop small-format “neighborhood centers” with a maximum leasable area of 10,000 square meters (sq.m.).

Ayala Land plans to spend P320 million to fund five such projects next year to be located in Makati City, Bonifacio Global City and Nuvali in Laguna province.

In a recent interview, SM Prime president Hans Sy said the firm is confident with its current strategy, which propelled it to its current status as the country’s largest mall developer and operator.

“We want to be focused on shopping centers. Wherever we go, the smallest [leasable area] we will have is 55,000 sq. m,” said Sy. The firm recently opened its newest mall, SM City Rosario in Cavite, which offers roughly this number of leasable space. He explained this is the minimum space set by the company in order for a mall to operate efficiently.

The developer will also operates massive malls—such as the recently renovated SM North Edsa which now has 425,000 sq.m. of gross floor area, making it the largest in the country. SM Mall of Asia previously held this title, with 386,224 sq.m.

Sy said SM Prime remains bullish on the business based on the Filipino’s penchant for visiting malls as a recreational activity. He said the firm continues to see opportunities even within Metro Manila, as  it plans to open SM City Novaliches in Quezon City next year.

“I don’t know why people conclude there is oversaturation [of mall in Metro Manila]. One advantage over here is that [malls have become] a replacement of public parks,” said Sy.

The company continues to acquire new land, disclosing that SM Prime has about 14 properties scattered around the country as potential sites for new shopping developments.

Sy said SM Prime allots an average of P3 billion every year to expand its landbank.

“We are going toward Southern Luzon [and]  on top of that we also have a property in General Santos City and we are acquiring some more in the Mindanao area. There is a lot of opportunity,” said Sy.

For Cebu City, the firm recently offered the provincial government P3 billion to purchase a 28-hectare waterfront property which will be developed into a smaller version of the SM Mall of Asia complex. Sy said the firm may spend as much as P20 billion over the next 15 years for the property, which is part of the 240-hectare South Road Properties reclamation project.

It will be the second SM shopping center in the province after SM City Cebu opened its doors to the public in 1993.

The company currently owns 36 malls in the country. Next year, it plans to open five SM malls, expecting to end 2010 with 41 shopping centers all over the Philippines. SM Prime also plans to open another mall in China to end next year with four.

Tanauanons lord 6th national skimboarding competition

Tacloban City (1 January) -- The skimriders of Tanauan once again emerged as champions in the three divisions of the recently concluded 6th Tanauan National Skimboarding Open Competition held at the Bantay Dagat Area of Tanauan in the province of Leyte.

Tanauan Mayor Roque A. Tiu said that in the Open category, Tanauan's Brando Espada was proclaimed the champion, Leo Espada was first runner up and Niko Cobacha was 2nd runner up. Cebu's Arjun Jimenez was the 3rd runner up.

In the same competition held on December 27 to 30, Tanauan's Sheryll Pajelleno, the reigning champion ably defended her crown and emerged as champion in the Wahini (women's) division. Inday Ibanez, also of Tanauan was declared as the second placer. Aileen Notato of Makati City was third placer while Tolosa, Leyte's Jamaica Salceda was 4th runner up.

For the grommet division which is the category for the younger players or beginners, Carl Gabas of Tanauan was able to defend his crown and was proclaimed the champion. Leaner Apita of Borongan, Eastern Samar was the second placer; Franklin Pelicano of Tanauan was proclaimed as the third placer and Hendrick Vargas, also of Tanauan, was the fourth placer.

The champion for the Open Category received a trophy and P25,000 in cash while the wahini and grommet champions received P5,000 each.

The well participated reggae party which followed the awarding ceremonies in the evening of December 30, was an indication that the skimboarding activity in Tanauan was a success, Mayor Roque Tiu said.

No participant left before the awarding, a clear manifestation that the participants loved and enjoyed the camaraderie at the Skimboarding Area.

The skimriders do not only learn to put their energies in the right places, they also develop that sense of responsibility to the sea which is the source of their enjoyment.

Thus, the skimmers themselves, see to it that the environment is kept clean and protected.

The special treat for the skimmers is the setting free of the seaturtle which was caught in a fisherman's net on December 26.

Mayor Tiu said that the skimmers were telling him to set free the turtle. What they did not know was the local government of Tanauan is waiting for the DENR personnel to put a tag and observe the setting free of the seaturtle. True enough, the sea turtle was set free in the presence of a DENR personnel and the skimboarders, on December 28, Monday.

Aside from skimboarding, Rumba Bugsay or boat racing, wall climbing, long skating, and wall climbing were also highlighted during the competition.

The riders left early morning of December 31 to be with their families in meeting the New Year. Others, opted to stay longer to enjoy the waters of Tanauan more. (PIA 8)

TACLOBAN CITY - The City Government of Tacloban will implement next year the planned upgrade of the Tacloban City Convention Center (TCCC).

This was disclosed by City Building Officer Danny Fuentebella.

Fuentebella said the upgrade of the TCCC, which is popularly known as the Tacloban City Astrodome, is part of the plan of the administration of City Mayor Alfred Romualdez to convert the Astrodome into a sports complex.

“The planned upgrade of the Astrodome will be implemented next year and is expected to be finished before 2010 ends,” he said.

“Once it will be finished, the dreamed of sports complex that will make Tacloban City the “Sports Capital” of Eastern Visayas will become a reality,” the city building officer added.

Fuentebella bared that the upgrade of the said facility will involve the putting up of a soccer field, beach volleyball, basketball, and volleyball courts on the grounds of the astrodome complex; and the extension of the concrete sidewalk.

He added that aside from those, the city government will also install a ramp and an elevator inside the facility.” Those will facilitate the entry and exit of disabled persons,” the city official pointed out.

Fuentebella further disclosed that the city government will allocate P15 million for the project.

“The project entails a big amount as it will involve major construction and repair work,” he said.

Constructed during the time of former Mayor Alfredo “Bejo” Romualdez at a cost of more than P300 million, the TCCC is the biggest and most modern facility of its type in the entire Eastern Visayas region. may tama ka! In fairness to Leyte Park Hotel damo man la guihap mga visitors na check-in. But expect some unwordly criticism from the visitors. I really do hope that Mr Chan will renovate, refurbish and upgrade the LPH and bring back the Class AAA status when the hotel was built by Madame Imelda....

1.) For breakfast, try McDonalds and Jollibee-Real. Good place to see early bird folks at Tacloban wharf unloading their stuffs from boats. Also, you may see San Juanico Bridge from afar.
2.) For lunchtime, you may try Tacloban Royal Seafoods Restaurant along Salazar Sts. Especially, if you are craving for seafood dishes this is the nice place. Also, try Ocho Grill and Gerry's Grill at Sen. Enage St and P. Burgos Sts respectively. Ang sasarap ng timpla ng mga luto nila seafoods cuisines.
3.) For dinner esp. Fine Dining....Guissipie's the place to be. The only Italian-fine-dining resto in the City.
4.) For group bonding and mid-night dinner, Calle Zaragosa is the best. Located at Independencia St. just accross Leyte Normal University. You may also try, BrodPit at P. Burgos St.; Stephanies Smoke Haus at Avenida Avenue and Zaibatsu at Sen. Enage St.

Iceland firm signs $300-million power supply contracts with Leyte co-ops

MANILA, Philippines - Geothermal development firm Envent Holding Philippines Inc. has signed more than $300 million worth of long-term supply contracts with five electric cooperatives in Leyte.

Envent chief executive officer Gudmundur F. Sigurjonsson said the contracts involved multiple power purchase agreements (PPAs) with five electric cooperatives on Leyte Island for 35 megawatts (MW) of clean, renewable electricity at a price range of $100 and $113 per megawatthour (mwh). The value of the contracts over their 10-year term is between $300 million and $338 million.

The baseload electricity will come from Envent’s 50-MW Biliran Unit 1 geothermal power plant, which is scheduled to come online in 2012 on Biliran Island.

The PPAs were executed with the following regional electric distribution cooperatives on the island of Leyte: Leyeco II, Leyeco 4, Leyeco 5, Dorelco and Soleco. The agreements follow the signing of an initial PPA last June, which committed five MW of the capability of the Unit 1 geothermal power plant.

Together, the agreements with the six off-takers commit 40 MW of the Biliran plant’s capacity.

The coops that signed the agreements handle more than 300,000 customer accounts, representing a population of about 1.9 million on Biliran and Leyte.

The remaining 10-MW capacity will be offered to six off-takers, and a portion left for the upcoming Wholesale Electricity Spot Market (WESM) in the Visayas region.

Envent’s Biliran Unit 1 is being executed in collaboration with Biliran Geothermal Inc. and several other local companies.

“The execution of those PPAs is a major milestone for the project as the revenue portion of the plant is now mostly taken care of. The negotiation process with the electricity coops was extremely pleasant and we are pleased with the professionalism and business acumen of our local partners. We are now working on the financial structure of the project, which we expect will take between five to 10 months to complete,” Sigurjonsson said.

Envent is a renewable energy business dedicated to the exploration of geothermal resources in the Philippines as well as to the development of geothermal power plants in the region. It is currently working on several geothermal projects and is committed to contributing to the Philippine government’s target of adding 1,200 MW of renewable power capacity by 2013.

Envent’s key shareholder is Geysir Green Energy, a global leader in the development of geothermal energy. Geysir’s co-shareholder is Reykjavik Energy Invest. Both companies are based in Iceland, where an impressive 100 percent of the power capacity is derived from renewable sources (23-percent geothermal and 77-percent hydro).

Geysir Green Energy is a global geothermal company which has invested around $650 million in geothermal businesses and projects around the world.

Reykjavik Energy Invest is the international business development arm of Reykjavik Energy, a geothermal power generation business providing the Iceland capital region with power generation and multi-utility services.

Isuzu marks first anniversary of auto-mechanic training center

Isuzu Philippines Corporation and Isuzu Auto Parts Manufacturing Corporation celebrated the first anniversary of the TESDA Auto Mechanic Training Center in Tacloban, Leyte, which Isuzu Motors Limited of Japan funded.

The project — which is part of Isuzu Japan’s “Heart And Smile” corporate social responsibility campaign — formally opened in 2008 with the aim of providing expert and subsidized automotive training to select underprivileged youth.

During the anniversary event, Isuzu also welcomed the third batch of scholars admitted to the training center. The latest batch consists of 15 trainees, bringing the total number of the training center’s scholars to 75 since it formally commenced operations.

The Technical Education and Skills Development Authority bestowed also in 2009 an award to Isuzu in recognition of its philanthropic contributions to the project. Acknowledging the award, Isuzu Motors Limited chairman Yoshinori Ida said, “Isuzu will continue its generous support of the project and work closely with TESDA in ensuring the progress of all scholars because the company believes in the young people being the foundation of a strong Philippine economy in the future.”

Ida, TESDA officials and Plan Philippines’ executives also handed out awards to outstanding scholars who got the highest scores in the written and practical examinations.

“It is our sincere hope that these bright and hardworking young people will be valuable members not just of the automotive industry but also of the Philippine society in the future,” said IPC president Keiji Takeda. “We expect nothing from them in return except their pledge to positively use the technical knowledge and expertise that they will get from the program.”

bpo & hotel? we all know that according to their press releases, mastart na hira han construction this month. the area is already clean and heavy equipment are already there. even the the old bldg. that they used as a bodega has been cleared and there is a sign nga igddemolish na ito. hulat-hulat la kita.

been to robinsons tac na.. all i can say is that its... small... too small.. over all, not bad for a first mall.. and i hope major expansions is on its way

...think magiging flagship project ata nila itong BPO bldg na itatayo nla ngaun. Kung feasible xa malamang they'll expand for bigger oppurtunity. And it will take more time.
For the meantime, the City gov't must focus some relevant projects to construct to attract more investors to the City. Otherwise, they must help those homegrown investors in order for them to grow more amidst the coming of real big investors to the City.

I think diri ada kay an Mac Arthur Park di ba guinpakapot ha langyawanon nga investor tapos an Leyte Park Hotel hi Mr. Wilson Chan an nanag-iya. So, privatize na gud it nga duha nga properties nira Madame Imelda. Dati guin-ankon han Phil. Tourism Authority iton nga duduha nga properties tikang ha PCGG para pagkakitaan. And the rest is history....
