Damac Properties has announced the launch of its first project – Al Jawharah -- in Jeddah. Located on the Jeddah Corniche and alongside the Red Sea, Al Jawharah will be 40-storey residential tower.

Ines September 16th, 2007, 12:28 PM well, i dont work for DAMAC - just have an agency agreement with them authorizing me to sell their projects - they wont even tell ME how high the tower is gona be - it's a sales tactic - keep everyone guessing... why buy on the 50th floor when you know there's gona be something coming up on the 70th floor - higher floor = higher appreciation = better return on investment.
I will post on here with any updates I get.

gohorns January 2nd, 2008, 10:55 PM ^^ saudi guy...it would be nicer to have taller towers in these plots as they have great location and unbeatable views...but you also have to think if it makes business sense to make something like 80-90 stories. the demand for residential real estate is high but not that high..plus jeddah is a big city and has a long coastline...so the land prices are not high enough (yet) to justify a much taller tower. in the long run though (30-40 years) these towers will be replaced by taller towers because the demand will be very high then from a larger population :)

Luxury lifestyle provider, Damac Properties has announced the appointment of Kasktas Arabia LTD Construction to carry out enabling works at its 'Al-Jawharah' residential project on the Jeddah Corniche.
This spectacular 40-storey tower, which will be located alongside the Red Sea, will be set in beautiful landscaped surroundings, with grand reception area, double height lobby, guest lounge designed by a top interior designer and will feature luxurious 3 bedrooms as well 2 and 1 bedroom apartments, Health club and multi-level car park.
Commenting on the appointment, Chairman of Damac Properties Hussain Sajwani said:
'We are pleased to announce the signing of this agreement with Kasktas Arabia LTD Construction as our official enabling work contractor for 'Al Jawharah' project. This agreement will add a lot of value to our project portfolio. Kasktas Arabia LTD has a very strong record for delivering top quality projects that adhere to international standards.'
At Damac we are always keen to work with contractors who have a good reputation and perform to our high standards on site. Kasktas has excellent standards of in terms of both operational professionalism and time efficiency - both of which are extremely important to us.
He concluded that: 'The appointment of Kasktas comes after support by the Jeddah Municipality in the facilitation in obtaining required permits for the start of this project. Their guidance and input has assisted us greatly.'
Work to secure the site and undertake clearance of the land is now expected to commence in three weeks. Once enabling works have been completed tenders to appoint the main contractor for construction will be reviewed and the successful contractor announced.

Al-Jawhara Tower will have 294 residential units
Dubai’s Damac Properties has invited contractors to bid by 31 January for the contract to build its 178-metre-tall Al-Jawhara Tower in Jeddah.
The 49-floor residential tower will have a ground floor with retail space and a restaurant, a basement parking floor, three podium floors for parking, and a health club floor consisting of a gymnasium, swimming pool, sauna and steam rooms.
The 42 residential floors will have a total of 294 apartments made up of one, two and three-bedroom units.
The total built-up area will be about 88,000 square metres.
It was designed by WBTL Architects of the US. The local consultant is the local Zuhair Fayez Partnership Consultants (MEED 27:7:07).

Drake & Scull International Centre for Contracting has been awarded a SR450m ($120m) contract to build the Al Jawharah project in Jeddah.
Work on the 42-storey residential building, which is being developed by Damac Properties, will take around 28 months, according to a statement from the Dubai-based developer.
“We are working with Drake & Scull on a number of our projects in Dubai and this project in Saudi Arabia will further strengthen our working relationship,” said Ziad El Chaar, general manager of Damac Properties.
“This contract award also underlines our steadfast commitment to the Saudi real estate market and further demonstrates that we continue to look ahead and make plans to progress as a company,” he added.
Al Jawharah, a 86,196 sq luxury development on the Jeddah Corniche, will include five bedroom penthouses as well as one to four bed apartments.

أعلنت شركة داماك العقارية أمس أنها منحت عقد البناء الأساسي لمشروع "الجوهرة" في جدة بقيمة 450 مليون ريال لشركة "دريك أند سكل إنترناشيونال" . وذكرت في بيان أرسلته إلى "الوطن" أنه سيتم البدء في أعمال البناء بالمشروع المؤلف من 42 طابقاً في الأسابيع القليلة المقبلة على أن تنتهي خلال 28 شهراً. ويقع مشروع "الجوهرة" على الكورنيش وتبلغ مساحته الإجمالية 86196 مترا مربعا؛ ويضم وحدات البنتهاوس المؤلفة من خمس غرف نوم إضافة إلى الشقق المؤلفة من غرفة حتى 4 غرف نوم.
وقال المدير العام لشركة داماك العقارية زياد الشعار في تصريحات: "نعمل مع شركة دريك أند سكل على عدد من مشاريعنا في دبي ومن شأن المشروع في المملكة أن يعزز العلاقات أكثر بين الشركتين." وأوضح أنه بحكم موقع المشروع المتميز عند زاوية شارع الكورنيش نتوقع أن يصبح برج "الجوهرة" القلب النابض للمنطقة بتصميمه الملتوي الذي يشبه الألماسة. ولفت إلى أن هناك مؤشرات كثيرة على أن الأسواق السعودية أحد الأسواق المرجحة لأن تشهد زيادات في الأسعار خلال الأشهر الـ12 المقبلة .
ويمثل عقد مشروع "الجوهرة" أحد العقود الجديدة التي قامت داماك بمنحها في دول مجلس التعاون هذا العام والتي تضم عقدا بقيمة 500 مليون درهم لبناء "داماك هايتس" في دبي وعقدين بقيمة 420 مليون درهم لمشروعين في أبوظبي ، كما أعلنت الشركة مؤخراً مع فيرساتشي هوم عن "داماك تاور" مشروعها المبتكر الذي سيضم شققاً حصرية من تصميم فيرساتشي في منطقة سوليدير إحدى المناطق الأبرز في وسط مدينة بيروت.
وتواصل الشركة التقدم في أعمال البناء في مختلف المشاريع في منطقة الشرق الأوسط حيث تعمل لتسليم حوالي 4000 وحدة إلى عملائها في دبي بحلول نهاية العام، من ضمنها وحدات في البرج الأطول لداماك في منطقة دبي مارينا "أوشن هايتس" ووحدات في مشروع "بارك تاورز" البرجين المميزين في مركز دبي المالي العالمي.
وتعمل الشركة حاليا على بناء أكثر من 12 ألف وحدة في أنحاء دول مجلس التعاون بينما تهدف إلى تسليم 6 مبان خلال النصف الثاني من عام 2010.

JEDDAH - Luxury lifestyle developer Damac Properties has awarded the main contract for the construction at its 42-storey Al Jawharah project in Jeddah.
After the completion of enabling works on site, Drake and Scull International Centre for Contracting Ltd has been awarded the main contract worth SR450 million. Work will start within weeks, and would be completed in 28 months according to plan.
Located on the Jeddah Corniche alongside the Red Sea, Al Jawharah will be a spectacular residential tower offering luxurious five bedroom penthouses and apartments ranging from one to four bedrooms. The total area for the building will be 86,196 sq.
General manager of Damac Properties Ziad El Chaar said: “This contract award underlines our steadfast commitment to the Saudi real estate market and further demonstrates that we continue to look ahead and make plans to progress as a company.”
Al Jawharah will be set in beautiful landscaped surroundings with a grand reception area featuring a double height lobby and guest lounge. The luxurious apartments will boast fixtures and fittings including modern kitchens and large balconies to make the most of the views on offer.
El Chaar added: “Jeddah is the commercial capital of Saudi Arabia and is gaining a growing reputation as a recreational and tourist centre. The fact that we are starting construction at a significant time with Saudi Arabia poised to be one of the fastest growing markets during the next three years is important.”
“Many indicators point to KSA as being one of the markets most likely to see price increases in the next 12 months and this coupled with Jeddah’s growing popularity and importance as a business hub, means that developments like Al Jawharah which combines luxury, style and location will be hugely sought after.”
Construction progress has continued at developments across the Middle East with nearly 4,000 units due to be handed over to customers in Dubai by the end of the year.
This will include Damac’s flagship super tall structure Ocean Heights at Dubai Marina and also the company’s prestigious twin tower development at DIFC, Park Towers.
Altogether there are more than 12,000 units under construction across the GCC with the company aiming to hand over a total of six buildings during the second half of 2010.
El Chaar further said “this latest contract award in Saudi Arabia is just typical of the strides we have been making as a company across the Middle East this year. We feel there is no better indication we can give customers of our commitment than to continue to show progress on a range of projects across a range of countries.”

على ما اظن ان دريك اند سكل تعمل 24 ساعه في المشروع
بعد ما ينتهون من صب القاعدة اكيد راح تشوف السرعة في البناء
مشكلة جدة الارض مشبعة بالمياه الجوفيه وهذا ياخذ وقت في وضع الدعائم (الخوازيق) ممكن الدعائم لوحدها تستغرق عام كامل
ولكن زي ما انت شايف انتهى وضع الدعامات من فترة طويلة والان يتم عمل القاعده او الحصيره بعدها يكونون عدوا المرحلة الاصعب في التنفيذ

بالعكس تصميمه جدا رائع وانا اعجبني من اول ما كنت اشوف اعلانته في الشوارع عام 2007 وهو مشابه لحد كبير تصميم اوشن هايتس لنفس الشركة في دبي مارينا
والصورة من جهه مختلفه اول مره نشوفها اعتدنا على الصورة الجانبية

والله لكل شخص وجهة نظر بعدين انا قلت برج سكني وليس مكتبي مافيه في السعودية كلها للحين ابراج سكنية توهم بادين فيها حتى الرياض مافيه لان المملكة والفيصلة مثلا مكتبية وتجارية بالاضافة الى فنادق لكن برج الجوهرة سكني
والابراج السكنية تختلف استخداماتها عن الابراج المكتبية الابراج السكنية القائمة حاليا في جدة قديمة ولاتتعدى العشرة طوابق وابراج الفارسي مثلا والمسارات وديار البحر ودريم كلها بدائية التصميم ومافيها اي ابداع

Ahmad Rashid Ahmad February 27th, 2011, 01:21 PM Damac Properties has hit a major milestone in the construction of its 48-storey Al Jawharah Tower on the Jeddah Corniche, Saudi Arabia.
Main contractor Drake and Scull has finished foundation works and all basement levels, marking a significant step forward in the project.
“This is a major milestone in the construction of Al Jawharah Tower. The foundations are crucial for the super-structure, but they take time to complete. Work will now really begin to accelerate and it should be a floor a week from this point forward” said Niall Mc Loughlin, Senior Vice President DAMAC Properties.
Around 420 tonnes of steel and 7000m3 of concrete went in to the foundations for the tower.
“The sheer volumes of raw materials used in the foundations are staggering. 420 tons of steel is the equivalent of more than 4-hundred motor vehicles, and 7 thousand cubic meters of concrete, would be enough to fill 3 Olympic-sized swimming pools” Mc Loughlin added.
When finished, the tower will feature 5 bedroom penthouses and 4, 3, 2 & 1 bedroom apartments. It will also offer residents separate male and female health clubs, which include gymnasiums, swimming pools and spa and sauna rooms.
McLoughlin commented; “Al Jawharah will set a new benchmark for luxury in Saudi Arabia. It is DAMAC Properties’ debut project in the Kingdom, and it is important that we make a statement with this development”
Al Jawharah is being constructed in four major stages, with stage one defined as the basement to the ground floor; stage two from ground floor to the health club level; stage three from the health club level to level 20; and stage four from level 20 to the top floor.

Dubai: The raft foundation of Saudi Arabia's Al Jawharah Tower has been completed, the project's developer Damac Properties said yesterday.
Drake & Scull, the project's main contractors, has finished foundation work at the Jeddah-based development and completed all basement levels.
Al Jawharah Tower is a planned 48-storey building on the Jeddah Corniche, which lies on the coast of the Red Sea. The tower will be one of Jeddah's most iconic buildings as its external facade creates reflective panels that create illusionary effects by dispersing and refracting light.
Niall McLoughlin, senior vice-president of Damac Properties, said: "This is a major milestone in the construction of Al Jawharah Tower. The foundations are crucial for the super-structure but they take time to complete.
"Work will now really begin to accelerate and it should be a floor a week from this point forward. The sheer volumes of raw materials used in the foundations are staggering.
"Four hundred twenty tonnes of steel is the equivalent of more than 400 motor vehicles and 7,000 cubic metres of concrete; it would be enough to fill three Olympic-sized swimming pools."
Real estate law
Al Jawharah is being constructed in four main stages. The first phase is defined as the basement to the ground floor, stage two to the health club level, stage three to level 20 and stage four to the top floor.
The total development cost of the project, which is scheduled for delivery in June 2013, is 450 million Saudi riyals (Dh440 million).
Damac Properties said it was among the first companies to be granted an official licence to develop and sell properties off-plan under the jurisdiction of Saudi's new real estate law.
Soraka Al Khatib, Co-Head of Jones Lang LaSalle's Saudi Arabia office, said Damac had cleared a major hurdle by successfully acquiring the necessary credentials to sell off-plan.
"The Jawharah Tower project had been on hold for some time. However, Damac received approval to sell off-plan and they have bounced back more aggressively," he said.
"Around 70 per cent of the project's 300 units have already been sold. The cheapest unit — for a one bedroom apartment — is approximately 1.8 million Saudi riyals (Dh1.7 million)," he added.
The regulatory framework of Saudi Arabia's real estate market has been a key focus for the authorities recently.
Value chain: Kingdom tower tops
Real estate is the highest value sector in Saudi Arabia at $347 billion (Dh1.27 trillion), Zawya research showed yesterday.
According to Zawya Projects Monitor, the highest valued project in Saudi Arabia is The Kingdom Tower, valued at $20 billion, followed by Ras Al Zour Power and the Gosi Desalination Plant.
A report from Jones Lang LaSalle said it expected the Jeddah real estate sector to remain competitive.

The Damac Properties project, started last year and currently at ground level, is the first that will be constructed in the wake of a relaxation of building rules that will allow structures as high as 350m along the Corniche.
With the city aiming for a slice of Dubai-style high-rise building, it is perhaps fitting that the developer is exporting its knowledge from the city with which its parent company is most closely associated to the second-biggest Saudi city.
The tower will be a 48-storey structure of one-to-four-bedroom apartments and five-bedroom penthouse suites, along with three podium levels and one floor for parking and a health club.
The structure resembles two separate curves that have been locked together, with the blue top curve cutting through and being supported by the white curve that is rooted to the ground. The end result will be something that seams top-heavy enough to appear gravity-defying.
The construction work is undertaken by a joint venture of International Centre for Contracting, a Saudi contractor, and Drake & Scull Construction, the umbrella company for all of the civil work carried out by the Dubai-based Drake & Scull International outside the UAE.
The total land area is 8,000m2, and the site is within what looks to be an exact square, blocked from the road from metal hoardings on one side and in the shadow of the looming Rosewood Rotana, the only tower in the vicinity that serves as something of a landmark. The footprint of the tower is 1,400m2.
Zuair Fayez Partnership is the main consultant, with an additional specialist consultant, Salama, that focuses on structural engineering.
In February, Damac Properties announced the completion of the raft foundation , a process that included the pouring of seven million cubic metres of concrete and 420t of steel – as well as the basement levels.
Malek Salhab, senior manager of projects at Damac Properties, says the company began excavation work and the preparation for the foundation in September. “We have completed the basement floor, which has a depth of 2.6m, and since then we have been doing the rebar for the vertical elements.

Saleh Muradweij, executive director at Drake & Scull Construction, says that, due to the unusual shape of the tower, the company will continuously have to change the type of formwork. While tableform will be employed for the slabs, jumping formwork will be used for the core walls.

Some major parts of the tower's construction are still to be decided, in particular the use of post-tensioning. Salhab says the first few floors will use conventional slab, but in order to make good time, the company is considering using post-tensioning for each floor up the tower.

The tower is scheduled for completion at the end of 2012, according to Drake & Scull Construction. Muradweij explains that the value engineering of the project by Salama meant that there was a break on initial construction for a few months. This entailed changes to the structural design, as well as waiting for permits from the municipality.

I was afraid to stop the project because of the problems suffered by the chairman of DAMAC with the Egyptian government
but it seems that the work did not stop in all DAMAC's projects both in the UAE or in Saudi Arabia

أكملت شركة داماك العقارية، المنصة الثالثة من برجها "الجوهرة" في جدة في المملكة العربية السعودية.
وشرع المقاول الرئيسي للمشروع ‘دريك أند سكل جي في‘ في بناء الطابق الرابع الذي يحتوي النادي الصحي. ويتم بناء ‘برج الجوهرة‘ على أربع مراحل رئيسية الأولى من الطابق السفلي إلى الطابق الأرضي؛ والثانية من الطابق الأرضي إلى طابق النادي الصحي؛ والثالثة من النادي الصحي إلى الطابق 20؛ أما الرابعة فتبدأ من الطابق 20 إلى الطابق الأخير.
قال نيال ماكلوغلين النائب الأول لرئيس شركة داماك العقارية "إن شركة داماك العقارية راضية عن تقدم سير العمل الملحوظ في ‘برج الجوهرة‘ ونتوقع أن تنتهي المرحلة الثانية من البناء مع نهاية هذا الشهر."
يقع برج ‘الجوهرة‘ على كورنيش مدينة جدة عروس البحر الأحمر وتتألف هذه التحفة المعمارية الرائعة من 46 طابقاً بالإضافة إلى الطابق الأرضي. وسيكون هذا البرج الحديث المصقول معلماً أيقونياً بخطوطه الواضحة المتماوجة، وواجهته المتشابكة التي تبرز تصميمه الفريد.
تشكل تشابكات الواجهة الخارجية لـ ‘الجوهرة‘ ألواحاً عاكسة تشتت وتعكس الضوء ما يخلق مؤثرات بصرية رائعة . وتشكل هذه الواجهة الخارجية الدرامية إطاراً لتصميم داخلي مذهل. فبرج ‘الجوهرة‘ في غاية الأناقة بمنطقة استقبال ضخمة وبهو بارتفاع مضاعف وصالة مخصصة لاستقبال الضيوف بالإضافة إلى خدمة السكان (كونسيرج).
يتألف هذا البرج السكني المذهل من شقق دوبلكس (بنتهاوس) بالإضافة إلى شقق تتكون من 4 و3 و2 و1 غرف نوم. كما سيتمتع السكان بنادٍ صحي للسيدات وآخر للرجال يتضمن صالة ألعاب رياضية وحمامات سباحة ومنتجع داخلي (سبا) وغرف ساونا.
وأضاف ماكلوغين "سيفرض ‘برج الجوهرة‘ معايير جديدة للرفاهية في المملكة العربية السعودية. إنه أول مشروع لشركة داماك العقارية في المملكة ومن المهم أن يكون بمثابة بيانٍ عن الشركة."
تتواجد شركة داماك العقارية في السوق السعودية منذ خمس سنوات وكانت من أوائل الشركات التي منحت ترخيصاً رسمياً لتطوير وبيع العقارات على الخريطة بناءً على قوانين العقارات الجديدة في المملكة.
إن داماك متفائلة جداً بمستقبل السوق العقارية في المملكة العربية السعودية التي تتمتع بأعلى مستوى ثقة لدى المستثمرين في منطقة الشرق الأوسط، وهذا من شأنه أن يدفع بمزيد من الاستثمارات في قطاع العقارات. يرتكز السوق العقاري في المملكة العربية السعودية على أسس اقتصادية متينة حيث يتوقع صندوق النقد الدولي نمواً للقطاع الخاص بنسبة 4.6 بالمئة ونمو الناتج الإجمالي المحلي بنسبة 4.2. كما أن ارتفاع أسعار النفط يعزز من ثقة المستثمرين.

بالإضافة إلى ذلك ثمة تحولاً ديموغرافياً كبيراً في السعودية فهي تتميز بتكوين ديموغرافي فتي للغاية حيث 45% من السكان تحت سن العشرين.
إن المعدل السريع للتحضر وارتفاع نسبة الشباب عاملان مهمان في دفع السوق العقارية حيث يبحث العديد من الشباب عن شقق خارج بيت العائلة التقليدي.
وأضاف ماكلوغين " سيغري برج ‘الجوهرة‘ الشباب والأسر والمتقاعدين على حدٍ سواء فهو سكن حصري وأنيق سيجذب الباحثين عن أسلوب الحياة الفخمة."
تتوقع شركة داماك العقارية أن تسلم المشروع في عام 2013.
