CAPITALAND'S latest residential development, Scotts HighPark in Scotts Road, will have large four-bedroom units with verandas that create the feeling of living in a penthouse or landed home. Duplexes even come with outdoor jacuzzis. The 73-unit boutique development has 37 four-bedroom units in a 27-storey tower and 36 two- and three-bedroom units in a 19-storey tower. CapitaLand says it has received 250 expressions of interest. Private previews are expected soon.

This is the site close to Newton MRT. It is sandwiched between Sheraton Towers & Goldbell Tower.
The site used to be occupied by a hotel, the Melia at Scotts.

AS LUXURY home prices climb to new highs, developers are moving to capitalise on the upswing by further whetting buyers' appetites with new launches of upscale apartments.
Yesterday, CapitaLand said it will soon start previews for its latest development, the 73-unit Scotts HighPark, which boasts a 27-storey block consisting exclusively of spacious apartments of over 3,466 sq ft called the Penthouse Series.
City Developments (CDL) also said it will release 30 more units of its St Regis Residences, where a unit recently set a record price at over $3,000 per sq ft. And Hong Leong Holdings aims to launch its luxury 85-unit Tate Residences this quarter.
The niche high-end homes market is on an uptrend, with new developments reporting favourable sales largely owing to foreign demand.
At St Regis Residences, about 65 per cent of the buyers are from Britain, the United States, Japan, China, Hong Kong, Indonesia and Malaysia.
Since its June 1 launch, CDL has sold 58 of the 173 units at $2,500 to $2,600 per sq ft (psf) on average, and has raised the price of some apartments by 2 per cent to 3 per cent.
Over at the 91-unit Newton One, the Lippo Group has sold 60 units at $1,230 psf on average since its mid-May preview and said prices have gone up to $1,420 psf.
Yesterday, Cheung Kong Holdings also said it has sold 232 units of its 248-unit Cairnhill Crest condominium and has booked a profit of $640 million from the sales.
The 40 units that it sold in March and April were at an average price of $1,825 psf.
More than 70 per cent of Cairnhill Crest owners are foreigners from countries such as Indonesia, China and Australia.
'The recent surge in positive sentiment in the high-end market has attracted a lot of buying interest from foreigners, and developers are trying to capitalise on it,' said property consultancy Knight Frank's director of research and consultancy, Mr Nicholas Mak.
At Scotts HighPark, the 36 four-bedroom units of 3,466 sq ft to 4,112 sq ft would appeal to foreigners, said consultants.
While it is rare to find so many large apartments in a block nowadays, it has not always been so.
Beverly Hills in Grange Road, which has units of about 3,800 sq ft and The Arcadia at Arcadia Road with units of about 3,600 sq ft to 4,200 sq ft are examples, said property consultancy Jones Lang LaSalle's national director, residential, Ms Jacqueline Wong.
Both were built over 15 years ago, she said. Developers then stopped building such large units to cater to demand for smaller, more affordable homes.
But they are building bigger units again as foreigners want them, said market watchers.
Indeed, the chief executive of CapitaLand Residential Singapore, Ms Patricia Chia, said it has had strong expressions of interest from over 250 local and foreign potential buyers for Scotts HighPark. The condo, which also has two- to three-bedroom units, could be ready for previews by the end of this month or early next month.
It follows the sales of Tanglin Residences and the fully-sold The Botanic on Lloyd, said Ms Chia.
'We were able to tap into a wave of strong buying interest for high-end homes, and we expect this momentum to trickle to the high to mid market this year.'
A market watcher said the nearby recently-marketed Newton One could be used as a gauge, while another said CapitaLand may price it above Newton One, at possibly $1,350 to $1,400 psf.

hmmm... out of 250, what percentage actually purchase at least a unit?
Pengui June 9th, 2006, 12:13 PM Oh, this is a very small site, it has been fenced with a completed showroom and no activity at all for several months already. I'm really surprised they can fit two towers on that plot ^ ^

Timerty June 21st, 2006, 08:23 AM My dreamhouse in the sky... but I was hoping it would occupy the empty field beside the Alliance Francaise. I think the psf should be about $1800-2200 max? If it would be more than that then I may take whatever is going to be built on the field. And I hope that most of the "interested" 250 would just look and walk away so that at least my dreams would still have some hope, otherwise I will have to kill some serious competition :)
Pengui June 21st, 2006, 02:49 PM I'm not too sure but there might be something coming up for the plot on another side of Goldbell Tower, although I'd assume it's a different plot that the one you're mentioning. I believe that big plot is zoned for a future shopping mall/bus interchange.
What I wanted to say is that on another side of Goldbell Tower, there's another showflat that is now completed and ready to open, I don't know for what project.

Large tracts of land around Newton MRT have been lying empty for years...it would make you wonder what plans there are for the area, since such a prominent central location can remain undeveloped for so long.

RafflesCity June 23rd, 2006, 11:23 AM yup thats what I half-suspected, with the Newton MRT quite possibly serving as interchange...hence the vacant land needed for infrastructure. But its still my guess, as LTA hasnt yet publically revealed the rail alignment and exact location of the BTL stations ;)
Anyway I suupose once the interchange of the MRT is built, then an integrated development over the MRT station could be planned for :yes:

SINGAPORE : Another record home pricing here in Singapore - this time by CapitaLand for the Scotts Road area.
This followed news on Monday that an apartment at the RiverGate project along the Singapore River was sold at $1,700 per square foot, a record for the vicinity.
CapitaLand said it has achieved a selling price of more than $2,200 per square foot for its Scotts HighPark project located at the former Melia at Scotts hotel site.
This came barely two months since City Developments recorded the highest selling price ever for a Singapore apartment - $3,030 per square foot for its St Regis Residences.
Scotts HighPark is a 73-unit freehold project developed by CapitaLand.
Targetted at high-end buyers, one block will offer penthouse-sized units with a floor area of up to 6,545 square feet each.
The other block will consist of two and three bedrooms apartments.
CapitaLand was hoping to achieve an average selling price of $1,800 per square foot.
But at least one duplex had changed hands at more than $2,200 per square foot, working out to more than $9 million each.
And its largest penthouse could be sold off soon.
All eyes will now be trained on Capitaland's Orchard Turn project, which will invariably be compared to St Regis.
"The two products are pretty different. First, St Regis sells on the hotel brand. We are selling the project on height - that it has fantastic view all the way to McRitchie Reservoir as well as to the Marina Bay. And it will set benchmark prices for 99-year leasehold in that area. I think the current highest price for 99-year leasehold in that area is actually Draycott 8. We will definitely sell way past that pricing," said Patricia Chia, CEO of CapitaLand Residential Singapore.
Despite the buzz in the high-end market, CapitaLand is keeping its projections modest for the mass market.
"Based on our own projects, which is Varsity Park and Citylights, we have already seen a price increase of between 5 to 10 percent. Looking ahead, I think there should be another 5 to 10 percent (increase) annually," said Chia.
Kwek Leng Beng, executive chairman of City Developments, recently told Channel NewsAsia he expected mass prices to rise by at least 7 percent next year.
Home prices in Singapore rose by 1.8 percent in the second quarter, the fastest increase in two years.
Cumulatively, for the first half of this year, home prices rose by 3.4 percent, just a touch below the 3.8 percent rise for the whole of 2005.

Yup, the site is very narrow and deep, sandwiched between two towers, with very little street frontage. Hmm... Wonder why such a high price. Good location but layout and immediate environment is not really good.

It really depends which one r u looking at, if u r looking at those duplex series, than u will not be sandwiched by the two towers. ( Anyway, the showflat only have those 4 br type. And its next to the taxi-stand.)

Welcome to Hayden Properties’ latest development on 37 Scotts Road, a 30-storey luxury apartment block with a glass car elevator that is possibly Singapore’s or Asia’s very first, bringing luxury living to a new edge.
Every apartment floor is accessible by this elevator. The sight of the elevator going up and down the building is sure to leave bystanders in awe.
Unlike most apartments which have an aggregated carpark located on the first floor or basement levels of the building, this one is radically different.
The yet to be christened apartment sits on the former location of Hotel Asia, and will boast 54 units together with two penthouses. Each unit will have a floor space of some 3,000 square feet.
The project is targeted for completion by late 2007, and the prices have not been announced. Going by the soaring property prices for high-end residential projects, property watchers say it could easily go for S$4,000 psf.
Mr Leny Suparman, Chief Executive of Hayden Properties said in a statement last week that the development on 37 Scotts Road is set to introduce a unique factor to the apartment living experience, and will offer residents the luxuries of landed properties.
Hayden Properties was established 10 years ago, and is a joint investment by KOP Capital and Emirates Tarian Capital

okanenotatsujin May 28th, 2007, 06:21 PM Can't believe anyone can come up with a crazier idea. If I understand correctly how it works, it is similar to one of those car elevator u see in japan, once the lift reached your floor, you will drive the car out to a space in your apartment.
What a way to charge you for car space which is normally not included in the gross area of the apartment!
And they are charge 4,000psf for that space? !!! OMG

Car break down: You can push into the lift
Either case good for exercise
That a good point, this lift will work slowly than pure passenger lift as it takes time to get the car in and out; guess they have another pure HUMAN lift

LET it not be said that Singapore is behind on any of the latest property trends.
Hotel Asia, which will be redeveloped into a 30-storey luxury condominium, will have private car-parking in each unit, the most recent fad in luxury high-rise homes. The price is around $4,000 psf.
A new entrant to the Singapore market, Hayden Properties, bought Hotel Asia from the Ascott Group only in February for $147 million.
Ascott in turn bought Hotel Asia in July 2005 for $108 million, including $4.3 million for the hotel management company.
Hayden Properties is a joint venture set up in October 2006 between Singapore-based KOP Capital Pte Ltd (previously known as Koh Ong & Partners Management Services) and Emirates Tarian Pte Ltd.
Hayden Properties will also redevelop Horizon View in Cairnhill. Horizon View was acquired through a collective sale for $113 million in October 2006. Details are expected soon.
There is no name yet for the Hotel Asia project, although the development could be launched as early as the end of this year.
Hayden Properties director Leny Suparman said that the project would be the world's tallest development with integral car porches. The property will have 54 condominium units and two penthouses. Units will have an average of two car porches and additional basement car park space.
The architect for the new development is Singapore firm Eco.id Architect and Design Consultancy which recently won the Best Design and Architecture Award 2007 for Starwood Group's W Retreat & Spa on Fesdu Island in the Maldives.
Emirates Tarian is a subsidiary investment company of the Emirates Investment Group (EIG) which has other real estate investments including Palazzo Versace Gold Coast, Palazzo Versace Dubai and Emirates Financial Towers.
In an interview late last year, EIG chairman Sheikh Tariq bin Faisal Al Qassimi said that it was at a 'crucial stage' of discussions to conclude an investment here, estimated to be in the region of at least $1 billion. Sources had said then that it could be an ultra-luxurious Versace hotel.

I am very agree with you. I think another disadvatange regarding the private car park is the Carbon Monoxide gas.
We know that we need to warm up the car before we use it.
This may cause unpleasant carbon diaoxide smell and more dangerously is the possibility of carbon monoxide gas from the car. This happened frequently as you all know. THE SILENT KILLER:ohno: !!!!

may not be. many continentals do not require the warming up of engine. their engine management system will take care of the initial acceleration, etc.

Can you imagine after a heavy downpour and the car becomes muddy, you bring it straight up and you sit in your living room (assuming you can really view the car from the licing room as shown in the picture) and all you see is a muddy car. On one hand you are in a luxurious spick and span room and next to you is a dirty car. In this case, they have to provide a car wash service next to the car lift.

Do you think they would park their daily staple cars such as BMW 3,5 or 7 or even Mercs E C or even S class etc... in their house? I am sure there are additional basement carpark for them. This is more likely for their exotic, exclusive or special edition car collection such as Pagani, Lamboghini, Ferrari, Aston Martin lah... so that when guest come to their house or party they can go woow...whee... and admire them...

And if you do own a Porsche, what a great conversation piece it will be compared with, say, a boring antique table.
This private carpark in each unit is likely to be the most talked-about feature in a proposed 30-storey condominium on Scotts Road.
The yet-to-be-named project will be built on the former Hotel Asia site and will be the tallest development encompassing 'car porches' in the world, said developer Hayden Properties.
The loading limit for the car lift will be about two tonnes, and it will be big enough to accommodate a Rolls-Royce.
A normal four-door sedan weighs just over a tonne.
Hayden Properties director Leny Suparman said they first heard about the concept in New York and Dubai.
She added: 'It's high time that Singapore enters into a bold, new dimension of world class affluence living like... in New York and Dubai.
'This is something ultra luxurious for home-owners and something they can relate to. It's like living in a bungalow and it's great for car lovers who want to be close to their prized possession.'
There will be 54 units and two penthouses in this development, which will be launched later this year.
Each three-bedroom unit will be about 3,000 sq ft, including the car-porch space of 400 to 450 sqft - big enough for two cars, said the developer.
Each 5,700 sq ft penthouse will have two car-porches.
The price will be about $4,000 psf, said the developer, so expect to pay about $12 million for the three-bedroom units.
The car porch and the living area will be separated, possibly with glass.
That is because not many will appreciate choking on exhaust fumes in the living room.
There will be two car lifts and two passenger lifts.
And for those who prefer their cars on solid ground, every unit will also be allocated parking space in the basement carpark, said the developer.
There will be a valet service for those who prefer the passenger lift and want someone to park their car for them.
What happens if the car lift breaks down?
Then the home-owner may not be able to move his car till the lift is fixed.
But the developer said the condo would have a lift maintenance system with 24-hour service.
The company said it has received a provisional planning permit from the Urban Redevelopment Authority and construction is expected to start at the end of this year.
The developer has not worked out the maintenance costs per unit yet.
Though the project has not been launched, prospective buyers, attracted to the concept, have begun calling.
Chesterton International research director Colin Tan said it's the first time he has heard of such a concept for a residential property here.
There are mechanised carparks in commercial properties such as Peninsula Shopping Centre and Thomson Medical Centre.
LIKE LANDED PROPERTY
Said Mr Tan: 'One of the best things about living in a private condo is parking right next to the lift lobby and taking the lift right to your doorstep. This takes it one step further.
'This is a premium, a plus point for the development. It's like living in a landed property.'
But Knight Frank research director Nicholas Mak wondered if such extravagance was necessary.
He said: 'Do you really need to bring your car into your living room? If you argue that it's for the purpose of security, you can always have garages with locks. I wonder if buyers will accept it.'
Businessman Leonard Wee, 49, liked the idea though.
He said: 'It's every car enthusiast's dream to have your car parked right inside the living room. And what better way to show off your Ferrari? It's like having your own car showroom.'

My wif told me a story about them. Went to visit a client for the first time (not SG). Yes, they have supercars. twenty of them. These are not stored in garages, but were strewn all over the place like toy cars. These guys don't stay at hotels, they always buy a property when they visit a place. They have access to all the top sporting events - why ? - that's because they have their bought their own corporate boxes at ALL the sports grounds at the places they want to see.
Compared to some SE Asian billionaires, these guys were quite nice "if you want to watch a game, give me a call if you want a box !!". In comparison other, self-made ones in SE Asia (not naming who) can be very, very arrogant.
These cars are actually used. This was the first time she met them. They were kind enough to also drop them off back to the airport when they finished the trip...
The airport drop-off cars used ??? ... Yes, the drop off cars were a Ferrari and Lambo (plus Merc for the luggage) !!!! And this was for a first time meeting !! Told you they were nice !

Homebuyers, get ready for more property launches
Developers will release projects to capitalise on recent healthy home sales
A STRING of new private residential projects is hitting the market as developers move quickly to capitalise on encouraging recent home sales.
In the Kovan area alone, two new projects - Kovan Residences and D’Pavilion - are holding previews this weekend.
The 99-year leasehold Kovan Residences, which has 521 apartments ranging in size from 883 sq ft to about 1,700 sq ft, is next to Kovan MRT station. Prices range from just below $800 per sq ft (psf) to more than $900 psf.
More than 50 units have already been sold, said Mr Tony Bin, the chief executive of Centurion Properties, known until recently as Duchess Development.
Centurion is largely owned by well-known UOB-Kay Hian stockbroker pair Han Seng Juan and David Loh. The rest is held by private investors and Lian Beng Group.
Not far from Kovan Residences is another new project, D’Pavilion, priced at an average of $895 psf for the preview. This freehold 50-unit project in Upper Serangoon Road is within walking distance of Kovan MRT station. It has two- to four-bedroom apartments and six penthouses.
Over in Pasir Ris, the preview for 724-unit Livia has already started. It is priced at $650 psf on average, or from $597,000 to $636,000 for the two-bedroom units and $793,000 to $835,000 for the three-bedroom units. Some have been sold, sources said.
These launches come in the wake of healthy sales at the 348-unit Dakota Residences in Dakota Road. The developers, Ho Bee and ChoiceHomes, have sold about 150 units of the 99-year leasehold property for between $940,000 and about $3.38 million since they went on sale a fortnight ago.
The Sim Lian Group has also sold more than 200 units of the 308 launched units of Clover by the Park since its preview late last month. Transacted prices ranged from $582 psf to $877 psf. It has just launched for sale the remaining units at the 616-unit 99-year leasehold project in Bishan.
United Engineers is also ready to launch its condo-like Housing Board project in Ang Mo Kio Street 52, but it has yet to commit to a date.
Called Park Central, the project will have more than 550 units and comes under the HDB’s Design, Build and Sell Scheme (DBSS).
A market watcher said the firm will have to launch it below the prices of the previous DBSS project in Boon Keng.
‘They will have to learn from the Boon Keng project, which still has leftover units. When it was launched, many people came but not all later bought,’ he said.
The 714-unit City View@Boon Keng, which was launched in January, had 474 five-room flats priced from $536,000 to $727,000, a range that some considered too high.
Launches will not be confined to mass- and mid-tier properties for long.
Next Tuesday, Hayden Properties will launch The Hamilton Scotts, its luxurious Scotts Road project with 54 apartments and two penthouses, which all come with private car porches.
Still, this new project and a few others such as the freehold 100-unit Newton Road project L’VIV, were already expected.

Real estate developer Hayden Properties is constructing a freehold 30-storey condominium on Scotts Road that will have elevators that bring your car up to your apartment.
Hayden's Director Leny Suparman concedes that this is not the first property in the world with such a feature, but she says it's the first to use the concept as a lifestyle showcase.
"There are projects like this in New York, in Germany, but the ones over there, it's more because there is a shortage of car park space and also they do not actually integrate the car proch into the lifestyle of the apartment owners, which is what we're doing. Basically for us, this car porch is an integral part of the design. It signifies the lifestyle of the owner."
In fact, Ms Suparman says the building will be designed in such a way that passersby on the street will be able to view a column of all the cars belonging to the apartment owners through glass panels on each floor.
The development comprises 54 units of about 2,700 square feet each.
The project, named The Hamilton Scotts, is expected to be launched in the third quarter of this year.
Completion is expected to be in 2011.
As for the price tag, Ms Suparman says the firm expects to attain an average of 3,800 dollars per square foot.
And despite the slowdown in the property market, she says the development has already received interest from parties who want to buy the entire property en bloc.
She says these include foreigners from Russia and the Middle East, as well as locals.
Hayden Properties is a joint venture between Singapore-based KOP Capital and a unit of the Emirates Investment Group.

A LUXURY condominium that lets residents park their cars right in front of their high-rise units has been released for sale at a price analysts consider rather steep, given the quiet market.
The Hamilton Scotts project - it has special lifts to bring the cars to the desired floor - will likely be listed at an average of $3,800 per sq ft (psf), said developer Hayden Properties yesterday.
That will price the 52 regular units of about 2,700 sq ft at between $8 million and $12 million each. The 30-storey freehold condo in Scotts Road also has two junior penthouses of about 3,200 sq ft and two penthouses of around 7,100 sq ft.
Market insiders say the condo could be priced between just under $3,000 psf to over $4,000 psf, while one market watcher says it could have fetched between $3,500 and $4,500 psf last year.
However, the $3,800 psf average price is still relatively high given the cooling market for luxury homes.
There are several posh projects in the pipeline, but developers have been holding back launches amid the uncertain climate.
The luxury segment has taken a big hit after the dizzying highs hit last year. Prices are down about 10 per cent with falls of a further 5 to 10 per cent expected by the end of the year, said Savills Singapore.
The only other major luxury development released for sale this year was the 100-unit Nassim Park Residences. More than half the units have been sold since May, with prices averaging $3,000 psf.
'Hayden is probably keen to take advantage of this quiet period to launch, after the release of Nassim Park Residences and before the Hungry Ghost Festival,' said Savills director of marketing and business development Ku Swee Yong.
Knight Frank's director of research and consultancy, Mr Nicholas Mak, believes The Hamilton Scotts has enough appeal to defy the trend somewhat: 'There will still be takers as it is a unique product. But this is the time for mass market projects.'
The recent pickup in launches was almost all in the mass market or mid-tier segment.
Hayden managing director Ong Chih Ching said it should be able to get offers if the project is priced correctly. However, it would not sell if the price is not right.
'We are previewing it and not launching it because this is not the right climate to launch,' said Ms Ong, who added that Hayden has temporarily halted sales at its ultra- posh Ritz-Carlton Residences until the mood improves.

FOLLOWING the launch of The Hamilton Scotts on Scotts Road, its developer Hayden Properties is now setting its sights on the region and beyond to develop and build similar ultra-luxurious homes.
Hayden has an interesting mix of owners. It is 50-per-cent owned by KOP Capital, founded by 39-year-old lawyer Ong Chih Ching and Leny Suparman, 33, who came from property consultancy CB Richard Ellis (Singapore). The other half is owned by Emirates Tarian Capital (ETC) of the United Arab Emirates.
Together, they plan to go overseas to develop hotels and resorts in Europe and Asia, according to KOP.
Both companies are already talking to potential investors and parties on acquiring land and developing properties overseas. Their interest lies in places such as Bali, Bangkok, Kuala Lumpur, Hong Kong, Japan, Vietnam, India and China.
KOP Capital, previously known as KOP Management Services and which sprung from the law firm of Koh Ong and Partners (KOP, get it?), is already familiar with overseas projects. The firm has been involved with the development of several luxury hotels and resorts in China.
And the two companies have got ultra-rich partners to support their expensive projects, both here and overseas. Its partner in Hayden, ETC, is a subsidiary boutique investment company of the Emirates Investment Group, whose real estate investments include Emirates International Holdings, Palazzo Versace Gold Coast in Australia, Palazzo Versace Dubai, D1 Residential Tower, Emirates Financial Towers, Karachi Financial Towers and White Bay.
In April, KOP sold a 51-per-cent stake in the company to the Dubai Investment Group, which is part of the business empire of Dubai’s ruler, Sheikh Mohammed Rashid Al Maktoum, whose diversified portfolio is valued at over US$7 billion ($9.45 billion).
“Hayden will concentrate on high end luxury properties, while KOP will go into opportunistic investments,” said Ms Ong, who has had 12 years of practice in corporate and property law, and who was a founder of the Singapore Investors Association of Singapore (Sias).
“We want to be a niche player in the high end lifestyle sector where there’s a lacuna (gap) in the market. There are lots of products created without much understanding of the life-style buyers want,” she said.
For instance when Hayden bought the Hamilton site, it did not at first think of putting up a luxury apartment block, instead it was looking at various other things like a serviced apartment which previous owner CapitaLand had planned for, or a hotel.
“But after talking to some people, we decided that what was needed was something iconic.
“The architects Eco-id came up with an innovative and daring design by giving apartment owners the comfort of parking their marques right by their residences, regardless of which level they are in,”Ms Ong said adding that they had to overcome various issues, including fire-safety compliance, et cetera.
Response to the launch of the 30-storey block scheduled for completion in 2011 was “very encouraging” the two said. “Although our launch party was scheduled for 8pm, people were already streaming in at 4pm, and we had more than 400 people turning up with all 500 kits that we had printed snapped up,” Ms Suparman said.
The two partners also disclosed that they received “no less than three offers” to purchase the entire project from parties from Russia, the Middle East and China.
“These people were looking for iconic developments and saw the Hamilton as an entry into the region’s property market. We didn’t mind selling them a chunk of the project but parting with the entire building would have made us appear desperate and looking like we were just in it for the punt,” she added.
Hayden has so far sold about a half dozen of the 56 units at an average price of $3,800 per sq ft or over $10 millionfor a 2,700 sq ft apartment, which doesnot include the 600 sq ft allotted for two cars.
The company has also tied up with the Ritz Carlton on a $300-million project in Cairnhill Road which will feature a 24-hour concierge service, housekeeping, sommelier service, and three sky terraces where residents can entertain, exercise or just lounge around.
The cheapest 2,800 sq ft apartment is expected to fetch at least $11.5 million while a junior penthouse of about 3,500 sq ft will cost about $18 million. Monthly maintenance will come to at least $2,500, the most expensive in Singapore.

Talking to another friend in the hi-end cars industry. Hi-end cars sales slowing. Deals with funny name cars >$1m. He not sure if it is shipment problem or demand problem.

the view from the 4202 sqf unit is beautiful, and the layout is great as well, but i think don't understand such a good unit without a good kitchen and bathroom. just unbelievable.

Vrooms July 12th, 2010, 01:51 PM Dont like dat project. its so close to the office building next to it. imagine pple looking in to ur home and bed room..... and its dark!
I think the whole concept and design of the project is nice. However, it is inbetween a hotel and a office tower of the same hight definitly 100% DARK! I dont know why this sight was slated for residential development it would have been so much more practial for it to have been a office tower.:)
