A project for 151-story twin tower in SongDo city is under way.
This is the combined effort between an american real estate developer and
korean construction companies.

The mayor of Incheon City(in which SongDo is) and John Portman of Portman Group
singed MOU regarding 1.92 million pyoung development plan.

Portman Group will form a consortium with domestic companies including
Hyundai construction among others. The completion of the project is planned by
Aug/2010. The target date is set ahead of ShangHai Expo Oct/2010.

The height of these towers(610m) is over twice the current record holder(Tower
Palace, 69f, 264m).

Both towers will be connected by 3 bridges. 50% dedicated to the office space
and the rest to multi-use. Hotel in one side and high end appartment in the
another. At the top, restaurants, leisure facilities and in the underground
convention center and shops will be located.

The total cost 11 Billion US$ will be funded 40% from Portman and the
rest from domestc (korean) investing banks and funds.

^yep and if either of the towers was being built in London or New York it would probably cost closer to 20 or 30 billion. Economics is fascinating, the geography of an area also makes a lot of difference, for example dubai has very solid bedrock very close to the surface (50m or less in most places), whereas London is built on clay. Labour costs obviously vary dramatically, in dubai it is extremely cheap, in London maybe 10 times more expensive? Dunno much about the economy, geography or employment laws of Incheon, but its easy to see how prices can vary on such huge projects.

By the way the thread says approved, but i dont remember seeing anything new on this tower for at least a year, do we know if anything is actually happenning with this, or has it gone stale?

No wonder why the new World trade center in New York is such a big deal, even though it's not that tall compared to newer projects.

I'm so in love with the twin towers. This is fantastic news! Very high and simple towers with skybridges, couldn't get any better. The top looks nice too. Sharp roof(s) and a glassy facade. My my... :)

That's $11 billion for the entire project. Which includes 1,500 acres of land reclamation and a total of 2.9 million sqm of space. Quotes for the towers alone run around $3 billion.

Looks like it needs a major overhaul from an organized garbage dump to a people friendly development. If these two towers rise above that mess that would be a shame.

That's not where the buildings are going. I'm not sure what part of Incheon that is, but it's certainly not Songdo.

are you sure about this because most of south korea's supertalls never materialise. But if this were to get off gound by end of year, that would make 3 supertalls in the world at 610m under construction.

Almost all South Korean supertalls that don't get constructed are in Seoul; Incheon is a different story.

The Incheon Towers are being built in an economic zone that is seeing explosive growth, and regulations there are not as tough as the ones in Seoul.

Hope it gets built...I like the design.

Good point, I never thought about that. I would rather stay in a secure tower than a possibly unstable tower.

This one looks more sensible to me. Prefer this design, the previous one looked like something from I-Robot/Star Wars, totally unrealistic.

1st thing first... The entire SONGDO development area 63.6 million square yards is what will cost US$25 Billion dollar (Not US$11.1 billion) and NOT the tower itself.

Never before did anyone constructed a tower of this size and spent such amount. The Tower construction cost is at US$ 2.3 Billion dollar alone.

According to the developers site construction already started and is suppose to be done in end of 2009 - question is anyone is from that area that can verify that info or provide pics from construction?

I was talking to someone here in Korea yesterday who is connected to
the IFEZ and works within the greater project, and according to him and
other people with him - this project is definitely going to be built.

All the financial and planning groundwork seems to be in place.
The latest issue of the IFEZ journal for Oct. has letters of support
for the over-all project from the Mayor of Incheon and Council
members. The tower/s are really the centerpiece of all all promotional
material to do with the IFEZ and it is very unlikely that the people
who are undertaking this project or have backed it are going to
'lose face' by letter the towers be stalled without an exceptional reason.

Yep - sorry about the typo's in the last post. It was made at night after
what seemed like an especially long day at work.

The post M.Schwerdtner made with the promo poster from Seoul
illustrates what I alluded to. These towers are at the forefront of
a lot of promo material for Incheon and for this to happen it reflects
that the project is very consolidated both with business and with
government. In Korea it would be very much a 'loss of face' to
project something like this to be a pending reality then have it
not eventuate.

Incheon is on the subway line from Seoul but I may need to drive
to the location to check it out fully. Come December when the
project construction is due to begin I'll try to get there and take some
pics.

Obviously with Koreans building in Dubai - they have the technical
know-how in place to replicate what they are building in the ME
back in S Korea.

I live just a few kms from Songdo shin doshi. I go down there on a regular basis. I can't really tell which site is for the twin towers though. But the overall land reclamation project is quite impressive. There's a small mountain just north of Songdo New City (in the old Songdo area) that provides a good overview of the area.

Yup; there's been pressure on the government to actually build the Incheon Towers -- so it'll be one of the first 300+ supertalls that'll start construction in Korea.

인천 송도국제도시의 랜드마크가 될 151층(610m) 규모의 인천타워(조감도)가 이르면 2월 착공된다.

안상수 인천시장은 3일 “송도국제도시 6ㆍ8 공구에 세워질 인천타워 부지에 대한 지질조사가 최근 마무리 단계에 와 있다”며 “기초파일 위치와 수량 등이 정해지는 2월말이나 3월초 본격 공사에 들어갈 계획”이라고 말했다.

미국 포트만홀딩스, 삼성물산, 현대건설 등이 참여한 포트만 컨소시엄은 총 17조원을 투자, 송도 6ㆍ8 공구내 공공용지 등 일부를 제외한 230만㎡를 2017년까지 개발할 계획이다.

초고층 쌍둥이 빌딩 인천타워에는 대형 호텔, 쇼핑타운, 전문 상가, 비즈니스센터, 주상복합아파트 등이 들어서며 2012년 완공될 예정이다. 인근에는 73만㎡의 인공호수가 들어서는 등 세계적인 랜드마크 도시로 조성된다.

인천경제청은 지난해 9월 외관, 구조, 내진, 엘리베이터 등 분야별로 세계적인 전문엔지니어링사를 선정해 연말까지 기본설계를 마쳤다.

인천타워는 공사기간을 단축하기 위해 공사와 설계를 병행하는 패스트 트랙방식을 채택한다.

인천시와 포트만컨소시엄은 2006년2월 양해각서에 이어 지난해 7월 기본협약을 맺었다.

인천 송도국제도시는 1400만 평의 바다를 메워 건설되는 해상도시다. 다음달 중순 이곳에 151층짜리 쌍둥이 빌딩인 ‘인천타워’ 의 기공식이 열린다. 현재 아랍에미리트 두바이에 건설되고 있는 버즈두바이(160층 이상)에 이어 세계에서 둘째로 높은 빌딩이 공사에 들어가는 것이다. 바로 앞에는 세계 6위의 해상교량 인천대교(송도~영종도 21㎞)를 건설하는 공사가 한창 진행 중이다. 내년 8월 인천대교가 개통하고 2013년 말 인천타워까지 완공되면 이 지역은 수도권의 새로운 명소가 될 전망이다. 안상수 인천시장은 “인천타워의 착공은 한국의 제2도약을 향한 신호탄이 될 것”이라고 말했다.

◆삼각형에서 오각형으로 디자인 바꿔=인천타워의 디자인은 당초 구상에서 크게 달라졌다. 날카로운 이미지의 삼각형 트윈빌딩에서 오각형으로 바꿔 공간 효율성을 높였다. 2개의 타워 사이가 통로로 연결돼 있던 것을 중간에 47층짜리 새로운 빌딩을 세워 구조적 안정성을 높였다고 한다.

이승주 인천타워 프로젝트 매니저는 “기운차게 하늘로 뻗어 나가는 디자인으로 한국과 인천경제자유구역의 번영을 상징하는 형상”이라고 설명했다.

건축 연면적은 66만㎡로 18홀짜리 골프장 면적과 비슷하다. 비즈니스와 일상 생활을 함께 해결할 수 있도록 주상복합으로 건설된다. 서울 여의도 63빌딩이 사무실·상가 전용인 것과 다른 점이다.

가장 비중이 높은 사무실 공간은 40%를 차지하고, 10%는 아파트로 분양된다. 나머지 50%에는 호텔과 쇼핑센터·전시장·콘도 등이 예정돼 있으며 공원·스파 같은 위락 시설도 건물 내에 들어선다.

인천타워 주변에는 ‘랜드마크 시티’ 개발 사업이 병행돼 인공호수와 관광레저·문화교육 단지가 조성된다. 인천경제자유구역청 관계자는 “인천타워 공간 활용의 핵심 개념은 외국인 투자업체 종사자와 시민이 한데 어울려 하나의 완성된 도시 사회를 구성하는 것”이라고 말했다.

현재 타워건립을 위한 지질조사를 벌이고 있는 포트만컨소시엄은 조사가 끝나는 5월부터 파일공사를 시작하고 내년부터는 타워 상부시설 공사에 돌입해 오는 2013년 완공한다는 계획이다.

I do really like the design. It reminds me of a magnetic rod. It is imposing and looks like a solid skyscraper (as they should!). I'll be undertaking lessons in Hangeul next year to hopefully improve my general communication in Korean and definitely to see the advances in this project. Here's hoping that it's construction is fast-paced!

Saemangeum is also reclaimed land.
I went there last week and took some photo's and talked to people.
I didn't appreciate the scale of Saemangeum until I saw it, and it's almost
complete and ready to the final stages after 15+ years.


The thing I like about the Songdo towers is that they will be one of the
first things people see when they arrive in South Korea by air.

I have mixed emotions about Saemangeum.
It is detrimental to the livelihoods of migratory birds, and
it seems like it will just be a Songdo version 2 or something.

Nonetheless, I agree that the Incheon Towers will be one of the highlights of the project, alongside Incheon Bridge.

The thing I like about the Songdo towers is that they will be one of the
first things people see when they arrive in South Korea by air.

Update: Start of construction of this tower has been pulled from 2010 to the end of this month(June of 2008). The land is still underwater and not reclaimed, but they'll build a special wall around the site and drain the water first so they can start construction early.

so they chose a new construction method which build the towers without reclamation on the whole zone and therefore they were able to plan to take groundbreaking day at this month,, at last..

인천시는 정부에 아직 바다 상태인 6·8 공구에 대해 ‘매립 준공 전 사용’을 요청했다. 하지만 정부는 관련 법규를 들어 난색을 표했다. 3년간의 실랑이 끝에 결국 정부는 지난달 말 인천타워 착공을 승인했다. 인천시는 이달 말 인천타워의 기공식을 열고 본격 공사에 들어간다고 2일 밝혔다. 완공 예정 시기는 2013년 말. 인천타워 시행사인 송도랜드마크시티유한회사 관계자는 “바다 위 착공으로 최소한 3년 정도 준공을 앞당기게 됐을 뿐만 아니라 공사비도 대폭 절감하게 됐다”고 말했다.

◇‘바다 위 착공’=최종적으로 여의도 행정면적의 7배(53.3㎢)가 될 송도국제도시는 바다 매립과 도시 건설이 동시다발적으로 추진되고 있다. 인천타워 건립을 추진해 온 인천시는 사업성을 확보하기 위해 부지 매립과 건축 공사를 같이하는 방식을 택했다. 인천경제자유구역청 관계자는 “해양 토목기술의 발달로 해상 착공에 아무런 문제가 없다”며 “매립을 다 끝낸 뒤 다시 땅을 파내고 건축공사를 시작하는 것은 공기 단축 및 공사비 절감 측면에서 오히려 낭비”라고 말했다.

인천타워 공사는 먼저 부지가 될 바다에 호안(湖岸)을 둘러쌓는 것으로 시작된다. 부지 17만㎡의 둘레를 큰 돌 등으로 제방을 쌓아 바다와 분리하는 것이다. 바다와 분리되면 호안 내부에 준설토를 쏟아 부어 바닷물을 빼내고 임시 부지를 조성하게 된다.

다음 단계는 해저 암반층까지 파일을 박아 151층짜리 빌딩의 구조적 기초를 확보하는 공사다. 인천경제자유구역청 관계자는 “해저 지질조사 등의 준비는 마쳤다”며 “극초고층 빌딩을 지탱하기 위해서는 엄청난 양의 파일이 소요되고 파일 공사만도 1년~1년 반이 걸릴 것”이라고 전했다.

파일 공사가 끝나면 지하구간(지하 2층) 공사에 들어간다. 지하구간에 이어 지상구간 공사에 들어갈 즈음에는 6·8 공구의 바다 매립 공사도 완료돼 육상건축 공사와 환경이 같아지게 된다. 올해 하반기 착공 예정인 연세대 송도 캠퍼스(5·7 공구)도 2010년 3월 개교에 맞추기 위해 바다 위 공사를 택할 예정이다. 바다 위 착공은 영종도의 인천국제공항 건설 당시 일부 활용된 것을 제외하고는 초고층 빌딩 건립에 있어서는 국내외적으로 드문 것으로 알려졌다.

I mean if you've looked at all the comments from beginning to the end on Incheon Tower, you'll see that there's so many frequent changes in dates (I'm not saying they're lying) that you see people must not be reliant on the news anymore.

I think all the protest in Korea will result in removal of the new president, then the plan would probably change.

If this does come to pass please let us know. I will be very happy as I especially like this project.

It's interesting technology to facilaite building this way and could be used elsewhere if perfected here. South Korean are quite amazing for coming up with innovation in construction. I think this project could assist South Korea to further build on it's reputation as an exporter of construction and engineering know-how.

Mind you - I'll just wait and see - until I see some actual proof of work underway - I'm going to be sceptical.

I'm not sure if the height was changed. Only two news articles write it as 570m, while all others write it as 610m. I've posted a question on this in another Korean skyscrapers forum community, so I'll pass on any relevant info if I get them there.
