I cant find any info on this one... It cant be more than 5 floors in the end. But here is hoping its more. and if they can rave about a four floor dev in Uhuruland, I can rave about my little sandton hotel here.

I bet its going to be more than 5 floors, all signs are that everyone is building for 2010 and beyond. If 2010 is successful, the occupancy levels even for Joburg hotels will rise. This is a hotel next to the Gautrain too so they have to take advantage of this. Also they don't have the luxury of space so they have got to go higher. A 5 floor will be too small.

But look at the Seers, no body is writing about it. The SA media is only interested in the Gautrain and FIFA WC 2010 projects. Those have more controversy and are more appealing in terms of readership.

the fact that the board says "danie strydom architects" i really dont feel its going to be a very tall hotel.

the supporting columns also dont look very large. i cant see this being more than 10. i actually feel it looks more like 5-10 than greater.

wonder why there is no render up?

I agree wit dysan.. It will prob be a relatively small (50-100 rooms) hotel that shouldnt clear more than 10 floors.. That's the Radisson's job which is practically opposite the road

They have gone way higher than what we expected the hotel to be. It'll definitely go up past 10 I think.

In any case, I haven't noticed anyone being particularly conservative when it comes to floor count.

Many of the developments I see are listed as 6 floors when... erm... they appear to be no more than 4 floor squats.

I took a phot yesterday, just forgot my camera in the car. Will post today if I don't get lazy to go collect otherwise will post tommorow.

My frind told me that there are about 3 buildings that have been demolished next to News Cafe in Santon and as per norm not boards.

I saw townhouses being demolished at corner West Street and Rivonia and again its PROTECH KTHUTHELE.

We need an inside info from Protect Khuthele, plenty of these new developments have got their boards outside.

Protech Khuthele does groundwork for new developments. They work at the airport, seers and absa sites at this stage. I think the new development accross from news cafe is RMB's new office extention. very larny apparently, huge, and it hugs the ground. 5f me thinks

Awesome photo's! For the uninformed, the Radisson is literally on the opposite side of the road, and they are pretty much neck and neck height wise.. And the holiday inn doesn't seem to be topping out yet

Remember, the Radisson is just accross the street. And the Hilton. And Nedbank, the JSE and Deutche Bank. I don't know if I will like the end design though. Looks a bit frilly. But hey, Sandton is not known for no-frills architecture!

Man, this is such a sky filler. OK, its there, its not bad, but its not great. Plus those arches and pillars and curly wurly detail and the little sandtonite pyramid tops make this utterly bland building even more... uhm... lets stick with non-classy. Yet, it is a holiday inn. So we were not expecting the taj mahal.

......don't know much about "sky fillers".....this is a pretty nice building considering its squeezed location near the Village Walk....its better than its Radisson cousin across the street......once they remove scafolding and all equipments; paint it and install windows; landscape, turn on the lights, it will be alright.....my only problem is how the entrance to the lobby will work........considering how tricky it is to get into that Picardi/Village Walk parking????....unless they will have a long driveway along Picardi wall.....

After moving up here a few years ago I can only think that the locals have no sense of style. But then again, Sandton generally has no style :P

I think the reason behind it is that architecturally, Johannesburg doesn't really know how to define itself. Sandton is even more so, as it is so new. Unlike Cape Town for example, that takes its architectural cues from its heavily entrenched European architectural influences, thus now it follows the "German type" neo-modernist industrialist architecture that is now common in their new buildings (like CTICC, Lehman Bros, Icon, Harbouredge etc.). Johannesburg has more of a problem, as it's populous is generally newer money, more African and less architecturally linked to a heritage. Thus, Johannesburg borrows styles from anywhere, creating things for the nouveau-riche that they think will look "cool". I wish Jo'burg and Sandton would be able to find a modernist-African style, just as Dubai is new, but has found its modernist-Islamic inspired architecture. In South Africa we constantly have this belief that overseas is always better, thus the styles reflect that belief.

Joburg needs to define its own style, one that reflects modern Africa, as it is the metropolis of the African renaissance.

The reason I refrained for using "South African" is that some styles are endemic to South Africa, like West Coast Cottage, or Cape Dutch, but that would look odd on the Highveld and then thought people would rebuttal that S.African architecture already exists.

Thanks for all the replies, I agree with annman re the modern africa style. - something I would associate with Jo'burg far more than the kitsch neo-classic styles that are so popular there. Joburg has been building this crap for well over a decade now - time for the architects to put their foot down and say "NO MORE".

I saw this building in Wellington and made me think of South Africa, it is modern yet retains an earthy and ethnic feel about it ....

When the architect was interviewed on Radio, he said the aim was to create a "unique" African style and I think that really present another type of architecture that we can Identify ourselves with. I do not have a problem with us copying any architectural style from anywhere in the world but the problem is copying "too much" of it like we did with tuscan.

(Hotels and Leisure) JOHANNESBURG (July 24) - Hospitality Property Fund today announced that it will acquire the 301-key 4-star Holiday Inn Sandton, adjacent to the Village Walk Shopping Centre in Sandown, for R400 million.

Currently under construction, the 18 561m2 hotel is located on one of the prime hospitality sites in the country. The hotel is expected to be operational by September 2008 at which time Hospitality’s acquisition will be effective.

Hospitality Property Fund is a JSE Limited-listed property loan stock company, which invests in properties in the hotel and leisure industries. Hospitality is managed by Hospitality Property Fund Managers, a joint venture between property fund managers Grapnel Property Group and hotel specialists Hotel Tourism & Leisure Asset Management.

Valued at approximately R2,5 billion, Hospitality’s portfolio will comprise interests in 23 hotel and resort properties.

Hospitality’s hotels and resorts include: Radisson Hotel Waterfront, Mount Grace Country House & Spa, Champagne Sports Resort, The Rosebank, Birchwood Executive Hotel and Conference Centre, five Courtyard Hotels, Protea Hotel Victoria Junction, and seven other Protea hotels.

The acquisition is subject to various conditions including the approval of the Competition Authorities of South Africa.

Stayed in this one over the weekend. Great staff - great views. Some drawbacks? It is extremely pricey - if you want to charge R2000 to R3000 a night you need to make sure a few things are in place. The place is brand new, so new that our room still smelt like paint. Inside the room everything works, but a few shoddy finishes create a bad impression. Paint splashes on the closets, crooket tiles in the bathrooms - downlighters that have been messily painted over. Carpets already fraying as you exit the lift on the 9th floor. Dusty doors - couldnt they just clean these? Dirty windows, in the rooms and throughout - dust, paint - even when you take the skylift to the skybar on the 10th floor. What is the use of a glass lift if you can hardly see through the layers of grime? And this after being open for 6 weeks! Their was still construction dust on the shower floor! Ag nee sies man... and if not for these untouched edges it would have been amazing. Its a business hotel, no more than that - but they need to keep it clean.

Shot for the pic's Jakes, those prices are pretty steep, tho the finishes in the room are quite nice, so given that and the location the price seems to be round about there. Pitty about the snags, those should have been covered in the final check by the operator, looks like Holiday Inn arnt doing their job..........tisk tisk

A hotel such as, let's say, the Steigenberger in Frankfurt, charges EUR345 (and upwards). This is not in the CBD or the Financial Centre.

Holiday Inn in London, depending on location, charge anything from GBP119 - GBP289.

when converting it does not seem that bad, however is the target market foreign businees ppl or saffers? i have a certain image of holiday inns, and upon hearing that this one costs >R2k, i will think twice about staying there. in sa you can go far with 2k/night.. anyhoo, hope it works out for them.

I agree, one tends to have images of happy families on summer holidays coming to mind when you think of Holiday Inn, but they have repositioned themselves quite a lot with some properties catering almost exclusively to the business community.

Decided to head up to their Skye Bar to check out the views. Can't say I was terribly impressed.

The paving, e.g. isn't at all level. It's not difficult to arrive at your parking bay a little sea-sick.

The lounge itself it pretty average (I can deal with the kitsch lighting and the pretty dirty windows). Problem is that it's tiny and doesn’t point in a particularly useful direction (i.e. almost no view). The views are hidden behind curtains on the "smoking" lounge balconies on other parts of the floor. On the south side of the building is a pretty cool view if you're willing to sit on an uncomfortably designed balcony. (Also, the cocktail juice I got was a mix of orange and cranberry juice. It was disgusting - think melted wine gums mixed with water! It went back...)

And then there are the finishings. Two of the bathrooms on the top floor had the hinges screwed on the wrong side, and this was tackily "fixed" up. A bunch of the other touching up makes it feel no grander than a Formula 1. On Design, many of the support pillars are also break the walkways...

My rating, pretty k@k 2, maybe 3 star, hotel... definitely not 4 star. The attention to detail just isn't there.

I wrote a letter to Holiday Inn, please do the same. They should definately follow up with the builders! And really, where is management? Windows still not clean? Unacceptable!
