^^ considering the consistent growth in Alabang area yes this will be a South Investment specially for those whi's looking for a nice rental income since there seems to be a lot of foreigners choosing to reside in Alabang Area

It's now around 14th or 15th levels under construction of its 22 storeys , pretty much taller than its predecessor Vivant Flats which has only 17 storeys.
It has a good location ,walking distance to Festival Supermall ..its actually the third residential tower to locate on that nice , spacious tree lined road called Parkway Avenue ..its also near the Palms Country Club .

It's also quite massive and taller than its predecessor Vivant Flats which is beside it .
Sana ma-revive din yung Parkway Place condominiums of which Aspen Tower is a part of the supposed to be four at mas taller ( at least 30-storeys ) para maging tunay na condominium row na yung Parkway Avenue.

Maganda naman talaga sa FiliCity, in time it will also blossomed .Marami pang malalaking space dito for future developments so hopefully yung mas grand projects in the future dito ma-built since it is also a well planned business district . Hindi pa lang talaga napapansin ng mga big investors ..but my hats off to Filinvest coz they single handedly developing this very green business district and they make effort to build projects here every now and then to make it denser at least .

I saw the construction progress yesterday , it has overtaken the height of Vivant Flats its probably around 18th or 19th level . Vivant Flats is 17-storey .

What's the situation with the CCT? I am negotiating to buy a resale from Vivant. The owner does not have the CCT! I spoke with operations and they told me that the CCT's should be ready sometime this year. Something to do with this being a "Shared Development". Can anyone shed any light on this matter?

It's recently topped off , they are currently doing the exterior finishings and sooner the interiors . Hopefully it will have a very good color scheme exterior-wise so it will be eye pleasing or even better than its rendering.

I thought the last post was an update about La Vie Flats ..but anyway Ohana is nice too .

Has the exteriors of La Vie painted already ?, I think it will be nicer and taller than Vivant Flats . I hope both sides of Parkway Avenue will be filled up with high rise residentials . It now hosts three , Aspen , Vivant and La Vie condominiums. It's a walking distance to the city center ( Festival supermall ) too .

regarding that Project, I've seen that building last march when I was jogging at filinvest, and its almost done,, when will be the turnover date of that project? thanks

I heard LA VIE is ready for unit turn over by the end of this year 2010 or punch listing lang, I dunno.

And yeah don't post other projects in other project forums please. That sucks big time.

I was informed that the CCTs are now available for some of the units.

I have been inside aspen tower and really found it very impressive...the high ceiling lobby is hotel like. The Japanese president of our company has been renting here for years and so does the previous president and they both like the place because it is low density with only 120 units in a 23 storey building as compared to others with less floors but having 250 to 300 units.

But according to our HR director rent is really expensive with rent being paid one year advance and yet it's always full because another Japanese executive in our company is still waiting for a vacancy. Well I guess if it is nice, it comes with a cost.

I think it will take a long time before filinvest decides to build the other towers in parkway place if the size and configuration of the units will be similar to aspen to be able to maintain a low density of residents. This low density and aspen being the only gated condo in filinvest is the reason why our japanese executives like leaving there...more privacy, exclusivity and security. However, this is expensive to build.

A case in point is the 2br leased by my boss. It has a floor area of 130sqm. This is huge for a 2br as compared to the newer condos in the area. This size is luxurious and they might have to sell at very high prices which at present may not be viable.

I guess that's the rational for higher density condominium projects with smaller units so selling price can be peg lower at what the market can absorb. Likewise filinvest has the opportunity to make a higher margin for profit.

Its attached to a plywood backing with silicone adhesive. The plywood has to be screwed / nailed to a concrete wall first before the mirror is attached.

thanks plmetzen and rough for those updates on la vie. i hope it doesn't get too crowded in the area though. wow those rental rates at 60k/mo. are high. but i suppose the area is quite exclusive.
