นพ.วิเชียร แพทยานันท์ กรรมการผู้จัดการ บริษัท เจ้าพระยามหานคร หรือซีเอ็มซี เปิดเผยว่า ปีนี้จะเป็นครั้งแรกที่บริษัทเน้นการสร้างแบรนด์ นับตั้งแต่เข้ามาสู่ธุรกิจอสังหาริมทรัพย์เมื่อปี 2537 โดยตั้งงบประมาณไว้กว่า 100 ล้านบาท หรือประมาณ 7% ของยอดรับรู้รายได้ในปีนี้ที่คาดว่าจะได้ 2 พันล้านบาท

การรุกตลาดในครั้งนี้ ส่วนหนึ่งเป็นเพราะบริษัทได้ขยายการลงทุนไปยังพื้นที่ใหม่ 2 ทำเล รวมมูลค่า 4 พันล้านบาท ได้แก่ 1.โครงการ ดิ เอ็กซ์คลูชีฟ เนื้อที่ กว่า 103 ไร่ ย่านพระราม 2 กม.10 เป็นบ้านเดี่ยว 2 ชั้นเนื้อที่ 100 ตร.ว. ขึ้นไป แบ่งการพัฒนาออกเป็น 5 เฟส เฟสละ 40-50 ยูนิต รวมจำนวน 229 ยูนิต มูลค่า 2.5 พันล้านบาท โครงการดังกล่าว กลุ่มลูกค้าเป้าหมายจะเป็นเจ้าของกิจการ โดยในช่วงไตรมาส 3 นี้จะเปิดขายเฟสแรก 40 ยูนิต เป็นบ้านสร้างก่อนขาย จะขายเริ่มต้นที่ 14 ล้านบาทต่อยูนิต ขณะเดียวกันก็จะเปิดขายเฟส 2 เป็นบ้านสั่งสร้างเพื่อเป็นการเพิ่มทางเลือกให้ลูกค้า ซึ่งตั้งเป้ายอดขายปีนี้ 1 พันล้านบาท โดยธนาคารไทยธนาคารให้การสนับสนุนสินเชื่อโครงการในวงเงินเบื้องต้น 600 ล้านบาท

2.โครงการบางกอกฮอริซัน เป็นอาคาร 37 ชั้น รามคำแหง 58/3 บนเนื้อที่ 3 ไร่เศษ จำนวน 599 ยูนิตขนาดพื้นที่ใช้สอยตั้งแต่ 30-308 ตร.ม. ราคาเริ่มต้น 1.2 ล้านบาท/ยูนิต หรือประมาณ 4.2 หมื่นบาทต่อตร.ม. รวมมูลค่า 1.5 พันล้านบาท โดยเจาะกลุ่มลุกค้าเป้าหมายระดับรายได้ 3 หมื่นบาทขึ้นไป คาดว่าก่อสร้างเสร็จในปี 2552

ปัจจุบันบริษัทมีโครงการที่เปิดตัวไปแล้วและใกล้ปิดการขาย 6 โครงการ ได้แก่ โครงการคาซ่ายูเรก้า บางแค ทาวน์เฮาส์และโฮมออฟฟิศบนถนนเพชรเกษม ซอย 63/4 อีก 5 โครงการเป็นคอนโดทั้งหมดคือ โครงการชาโตว์ ริเวอร์ โบ้ท, โครงการ ชาโตว์ อินทาวน์คอลราจ รัชดา 13, โครงการชาโตว์อินทาวน์ รัชดา 17 โครงการชาโตว์อินทาวน์ เมเจอร์ รัชโยธิน และรอยัลรีเจ้นท์ รัชดา 36

“ปัจจัยที่ทำให้โครงการของกลุ่มซีเอ็มซีประสบความสำเร็จ ได้แก่ การวางแผนในการเลือกทำเลและการตั้งราคาของบริษัทค่อนข้างได้ผลและชัดเจน เช่น การที่เลือกลงทุนย่านรัชดา ซึ่งกลุ่มเป้าหมายเป็นพนักงานบริษัทมีรายได้ระดับกลาง” นพ.วิเชียร กล่าว

ทั้งนี้ ในปีที่ผ่านมาบริษัทรับรู้รายได้แนวสูงกับแนวราบ 50% แนวสูง 50% ในนี้จะรับรู้รายได้จากแนวสูงเป็น 60% แนวราบ 40% และคาดว่าตั้งแต่ปี 2551 เป็นต้นไป สัดส่วนรายได้จากโครงการแนวราบ 40% แนวสูง 40% อีก 20% จะเป็นรายได้ที่จะมาจากการขยายไลน์ไปยังธุรกิจเซอร์วิสอพาร์ตเมนต์และรีสอร์ต ที่อยู่ระหว่างเจรจาซื้อโครงการ เข้ามาอยู่ในพอร์ตของบริษัท จะเป็นการสร้างรายได้ระยะยาว

CMC to develop two projects worth B4.1bn

The property developer Chaopraya Mahanakorn Co Ltd (CMC) plans a luxury housing project in the Rama II area and a budget condominium in the Ramkhamhaeng area worth a combined 4.1 billion baht, according to managing director Wichian Padhayanun.

He said the luxury housing segment would recover next year, as the supply was becoming limited, improving the sales prospects for the Rama II development. The budget condominium in Ramkhamhaeng will be located near a future mass-transit route.

The company plans to open The Exclusive, a high-end housing project worth 2.6 billion baht, in the third quarter of the year. It will be located on a 103-rai site on Rama II Km 10, with 229 houses on lots of at least 100 square wah each.

It also plans to launch The Bangkok Horizon condominium worth 1.5 billion baht. It will have 599 units sized between 30 and 308 square metres with an average price of 42,000 baht per sq m, or starting at 1.25 million baht. Construction should finish in 2009.

CMC plans to spend 100 million baht, or about 7% of revenue, on marketing and advertising this year to build brand awareness, Dr Wichian said.

CMC has registered capital of 750 million baht and has six projects in hand. One is the Casa Eureka Bang Khae townhouse and home office development on Phetkasem Road with 144 units starting at 3.95 million baht.

It has sold out its Chateau River Boat low-rise condominium on Charoen Nakhon Road with 198 units priced from two million baht. The units should be transferred by the third quarter.

At the recent House & Condo Fair, the company launched Chateau In Town Collage Ratchada 13.

The 630-million-baht development will have 292 units starting at 1.86 million baht. About 90% of the units have been sold.

Also launched at the fair was Chateau In Town Major Ratchayothin, worth 220 million baht, with 120 units starting at 1.56 million baht.

As well, the company has the 310- million-baht Chateau In Town Ratchada 17 with 150 units, sized from 35 to 90 sq m starting at 1.49 million baht. About 50 units have been sold. CMC is also developing the Royal Regent Ratchada with 79 units starting at 1.74 million baht.

''We chose the Ratchada area because the target customers will be middle-income earners who need to travel by mass transit. Compared to other projects nearby, our prices are reasonable at 42,000 to 46,000 baht per sq m,'' said Dr Wichian, a physician-turned-property developer.

CMC expects to generate two billion baht by the end of the year from sales of Casa Eureka Bang Khae, Chateau River Boat, Chateau In Town Collage Ratchada 13, and the first two phases of The Exclusive. Last year, it earned 400 million baht in revenue from sales of 800 million baht.

It is expected that the new drive, with prices staring at 39,500 baht per square meter and gifts worth up to 300,000 baht for each buyer, will lead to over 25% of the units being booked.
Wichian Padhayanun, Chaopraya Mahanakorn Co., Ltd.’s Managing Director, said the company’s 27-storey high-rise condominium Bangkok Horizon was officially launched on September 1-2, 2007 at an enjoyable Bangkok Horizon Party. Also, the special offer of 39,500 baht per square meter and a range of special gifts, for example, built-in kitchen fittings, air-conditioners and gift vouchers to purchase furniture, have attracted strong public interest.
Bangkok Horizon is considered to be the first project that fully meets the needs of the new well-off generation with its prices starting at 1.2 million baht and a complete range of facilities including a free-form swimming pool on the 8th floor and 2 gigantic roof gardens on the 22nd and 37th floors.
In addition to this, the condominium will have 24-hour CCTV security system, high-speed Internet, fitness center, squash court, laundry service, restaurants, a convenience store and spa. Yes rising, but... what i dont understand when i see these pictures, it why the building isn't wider. To me it seems like this is only the centre "box" of the building, that the half-circles in both end are not yet being constructed. The building itself just seem too narrow. Somehow.

Hmm why they delete the picture...strange. Both Syntec and CMC are lousy at updating the progress with pics. I could do it better.

The latest pics. They have more workers there than before. On 12th-13 floor now i think.

ตอนนี้กำลังสร้างชั้นที่34อยู่ครับ หน้าโครงการเห็นบอกว่ามี39ชั้น ถ้างั้นก็เหลืออีก5ชั้นสินะ

หน้าต่างก้ติดเกือบถึงชั้น20แล้ว กลางปีนี้คงจะเสร็จแล้วกระมั้ง อิๆๆๆ

เค้านึกยังไงมาสร้างตรงนี้ ความสูง และดีไซน์น่าจะอยู่แถวสุขุมวิท ไม่ก็รัชดาเป็นอย่างน้อย
