On top of that I had and still have school work and stupid term papers on mental depression and essays to write. At this moment, I am done with applying to 2/14 colleges, so maybe I'll start writing again in December.

Six lanes of a new 14-lane road between Panvel and Sion will be dedicated to Pune traffic
MUMBAI: The drive from Pune to Mumbai should have been a breeze, thanks to the expressway. But it invariably gets spoilt in the traffic snarls at Panvel, where the expressway ends and merges with city roads. Now that’s about to change.
A new 14-lane road between Panvel and Sion will include six lanes dedicated to expressway traffic. This will be the country’s first access-controlled urban road, Anil Deshmukh, minister for public works, told DNA.
The barricaded lanes on this road will enable direct entry into Mumbai city for cars coming from Pune. “We have seen that the Mumbai-Pune express highway is the fastest road to Pune. It is a new-age road, but at both ends there are bottlenecks. We want to make the ride a smooth one,” said Deshmukh. The 25km stretch between Panvel and Sion will have 14 lanes, including four service roads, four lanes for city traffic, and six lanes restricted to the Pune-Mumbai traffic from the expressway. This will be the first road of its kind in the city.
The project is slated to cost Rs250 crore, including three flyovers at Uran junction, Kamothe junction and Sanpada. “We have called for tenders and the process has already begun. We want to finish it within a year,” said Deshmukh. Work is expected to begin in February.
Deshmukh said this road would transform Mumbai’s landscape. He also said the government would go ahead with the Peddar Road flyover, despite opposition. They are waiting for environmental clearance, for work on the flyover to begin.
“We have a study that shows that noise and air pollution in the area will decrease,” said Deshmukh. “We respect Latadidi, but for the sake of Mumbai’s development, she shouldn’t oppose this, because we will go ahead despite opposition.”

If you zoom in, you will see that most of the houses/apartments have red roofs. It forms a pleasant sight to see all the houses with red roofs and then follows tall buildings.
On the contrary if you zoom in to view Bombay, you can see Gray rooftops which are of slums (millions of them) and some good organized road and building structure by Queen's Necklace.

Mumbai, Nov 6 - After Rhythm and Blues (R&B) diva Beyonce Knowles rocked Mumbai with her six-member all-women band late last month, it is the turn of hip hop singer 50 Cent in his true mobster style to rap Mumbaikars.
Come Nov 18, rapper Curtis James Jackson, better known by his stage name 50 Cent, will be taking the stage for a show sponsored by Smirnoff at the Mumbai Metropolitan Region Development Authority (MMRDA) Grounds at the Bandra-Kurla complex in suburban Mumbai.
Organisers of the show said 50 Cent was coming to India after being showered with fan emails and being tipped on India by fellow rapper and friend Akon.
'His dynamic rapping prowess and rise to fame has earned 50 Cent a huge fan following in India. He has been keen on visiting India for quite sometimes now after his friend Akon briefed him about the country,' said event organiser Owen Roncon.
'What is more interesting is that, unlike most artists who don't tour India immediately after a release of a new album, 50 Cent, an acclaimed star, is coming down right after his album 'Curtis' was released in September, which has been a major chart-buster.'
'Like all other international stars who have visited Mumbai, 50 Cent too has shown a keen interest in Indian cuisine and wants a taste of the culture. But due to time constraints and a tight schedule, we doubt how much of sightseeing can be fitted in,' Roncon said.
'He has requested that Indian cuisine be served to him during his two-night stay in Mumbai.'
Roncon said the rapper would be flying in directly from the US late night on Nov 17. He is coming with performers of his own record level G-Unit Records and will be staying at the ITC Grand Maratha Sheraton in suburban Anderi.
Mumbaikars can look forward to the show as the tickets are priced lower compared to the Beyonce concert.
The organisers said that tickets have been priced at Rs.600 and Rs.1,000, unlike Rs.3,000 that fans had to shell out for Beyonce's show at the same venue last month.
And hip hop fans are not complaining.

MUMBAI: The railway authorities have expedited tests on the first of the 157 new trains that will be inducted in the suburban train network under the Mumbai Urban Transport Project (MUTP), with the first of its kind rake set to roll out by November 20. Every new train must undergo at least eight different tests carried out in the night.
Mumbai Railway Vikas Corporation (MRVC), the executing agency of the rail component of MUTP will handover the first rake by mid-November following which Western Railway will complete the painting of different signs on the coaches in a week.
Both Central and Western Railways together will receive 157 new 12-coach trains being manufactured by the Integral Coach Factory (ICF) in Chennai. In all, 1,884 coaches have been ordered.
The first train of the new lot reached Mumbai in this August and trials began soon after. The initial set of trials was undertaken by Siemens (the company that has provided its know-how for improving the condition of the existing locals). The tests are carried out between 2am and 4am daily.
The new violet-coloured train set to be launched is currently being tested and examined by the chief commissioner of railway safety and member of railway board.
PC Sehgal, Managing Director of the Mumbai Railway Vikas Corporation, said the tests were being conducted individually, not only on every coach but also on every unit comprising three coaches — two trailer coaches and one with a pantograph.
Currently, the city is receiving one train each month to begin with. “However, once the trials are over and the first train rolls out successfully, the production would increase and every month the city could get at least five new trains,” Sehgal said.
With new interiors and changes in the structure of the train, it is important that it operates successfully. “It is important that the motor-coach functions well, the train halts at the distance prescribed when brakes are applied and the amount of power required by the traction-motor needs to be monitored,” he said.

Mumbai, November 8 THE Railway Ministry has written to the state government asking it to increase the FSI on its plot located in Bandra for its commercial exploitation to fund phase II of the Rs 4,500-crore Mumbai Urban Transport Project (MUTP).
The project aims at reducing the crush load in Mumbai’s suburban train network — where rakes with a capacity of 1,700 people are carrying more than twice their capacity at 5,000 commuters during rush hours.
The funding for the project has been a bone of contention between the state government and the railways. While the railways had earlier insisted that the state government foot half of the Rs 4,500 crore cost for the project, which the state rejected, arguing that around 60 per cent of the expenditure would be incurred on introduction of new rakes and the project would eventually help boost railway’s revenues.
Later, it was decided that the state would spend Rs 605 crore on the project, and the Centre would contribute an equal amount. The railways was supposed to seek a loan of around Rs 2,500 crore for funding and raise a further Rs 790 crore from the sale of a 10-acre plot at Bandra.
However, senior state government officials said that the railways wrote to the state government around two weeks ago saying that there was no need to sell off the plot located near the Bandra-Kurla Complex. The railways instead demanded that the FSI on the plot be raised by the state to help cover the cost of the project through commercial exploitation, officials said.
Sanjay Ubale, Secretary (Special Projects), Government of Maharashtra, said that they would soon meet with railway officials to see how much the FSI would have to be raised for the purpose. “We will have to see the cost and what to extent it (FSI increase) can be done,” he added.
The Rs 3,500 crore MUTP-I project, which may be completed by 2009 with the introduction of around new trains, will reduce the number of people travelling in a train to 3,600 in rush hours. In the second phase, which officials say may start after around six months, the authorities plan to reduce the number of commuters per train to 2,500 with segregation of tracks meant for local and outstation trains and with more rakes running on the tracks. The reduction in the crowds will also allow the doors of the rakes to close and ensure that air-conditioned local trains can be introduced.
Around 96 more trains are planned to be introduced in phase II-a total of around 253 trains in phases I and II, including additional rakes wholly funded by the Railway Board and replacements of old rakes being phased out.
Currently, the suburban and outstation trains use the same set of tracks, which imposes restrictions on the speed and frequencies of the local trains. However, land acquisition and resettlement would have to be ensured for the additional segregated corridors planned under MUTP-II.

Now it seems inspite of that, Orbit group are going ahead with the construction of this commercial 'scraper anyway!!

ORBIT CORP TO BUILD HIGH RISE COMPLEX AT PAREL
Mumbai: While most realty majors look upon large townships as revenues spinners, niche players such as Orbit Corporation prefer the redevelopment mode (demolishing of old structures and rebuilding) to generate similar revenues in city-centric projects.
A 2.26 lakh sq. ft high rise office complex at Lower Parel here on 72,000 sq. ft land is being built to sell in excess of Rs 30,000 a sq. ft by the company. With construction projects generally having a gestation period of 18-24 months, the company intends achieving a turnover in excess of Rs 800 crore this fiscal.
“The first two quarters accounted for about Rs 350 crore, the third and fourth quarters should bring in the balance 60 per cent,” said Mr Ramashrya Yadav, Head-Finance and Strategies. The company entered the capital market in March this year.
Orbit has benefited by the recent cancellation of an agreement it had with JSW Steel for the property as the deal was for delivery of commercial space at Rs 17,000 per sq. ft. JSW had instead opted for about four lakh sqft at its Kalina property for Rs 804 crore.
This property was acquired by Orbit from Ambuja Cement for about Rs 333 crore in April. Anchoring properties with a high quality workmanship, the 35-storeyed building at Lower Parel will have a roof*top garden every five floors with a head clearance of 60 ft.
The gardens will have a diagonal placement with the building itself being contoured in an ‘X’ formation. An added factor will be use of an excess steel to eliminate pillars on the floor plate. Over 7,500 sq ft floor spread across each of the storeys will not have a pillar on the carpet area. The pillars will be along the periphery and interconnected by tresses.
Emphasis is on reducing concrete use and increasing steel and glass utility. One side of the building will have a steel cladding and the other double reinforced glass.
The claddings will not only cut down on painting and maintenance due to corrosion but also help curb heat emission, said Mr Ramashrya. The first five floors of the building will house a 300-slot car park.
With over 1.1 million sq ft the pipeline, the company intends to add a further 2.2 million sq ft in the next 6-18 months for development or rather redevelopment. On Monday, the company stock on BSE closed at Rs 589.55, down 1.39 per cent over the previous close.

I have been inside the buildings that line the Marine Drive and they look worth crores from inside.
But on the outside they are nothing, but shabby!
Surely, people living in Mumbai must have the money to paint the exteriors if they have spruced up the insides!..

First phase of mill workers’ rehab begins

MUMBAI: The first phase of rehabilitating the city’s textile workers has been kicked off with Chief Minister Vilasrao Deshmukh performing the foundation-stone laying ceremony on an area of 3.37 hectare of New Hind Mill at Kalachowkie in Cotton Green.
Of the 5,588 flats the Maharashtra Housing Area and Development Authority (Mhada) has agreed to construct 21 towers of 24 storeys in two year’s time. Of the total 3,978 flats of 225 sq ft will be reserved for mill workers.
The remaining 1,610 flats will be used as transit camps. Mhada got possession of the New Hind Mill land as per the rules governing the redevelopment of textile mills, following the sale of five mills by the National Textile Corporation a year ago.
Apart from appointing a committee headed by chief secretary comprising union leaders of the mill workers, Deshmukh said, the criteria for mill workers’ eligibility for a free flat will be fixed by the committee in the next two-three months. The new flat owners will also pay 20 per cent less property tax.
The chief minister will himself chair another committee comprising labour and textile minister to solve grievances of textile workers. Deshmukh said that of the Rs951 crore compensation money earmarked for the mill workers, Rs887 crore has already been paid after the closure of mills.

It's obvious to everyone that the lack of maintenance is due to deep structural problems such as the rent control act rather than a lack of money. But the Finance Minister apparently thinks that all the residents have to do is to spruce up the exterior and everything will be fine.
And is he simply throwing up his hands with the comment about managing the government being complex and that "we are not capable of it any more"? If the Finance Minister in the central government thinks we are not capable of governing ourselves that seems like an occasion for :ohno: to me. He might have been taken out of context there though.

Fluid forms enmeshed in each other, at parts emerging from each other constitute this building, housing art galleries, an auditorium, a cafeteria and a small office block. The fluidity of form seen externally is carried through the interior volumes allowing spaces to flow into each other seamlessly while each functional space is yet defined within. All the internal spaces are lit by skylights and the art gallery area walls flow into the roofs as a series of homogeneous fluid forms. A small office complex is perched 40’-0” above the galleries. This allows the galleries to be lit by skylights while defining the office block distinctly as a separate volume. Thus within a small plot of 1400Sq m, an area of 1050Sq m comprising the art galleries and related functions and an office block of 1050Sq m are conceived together, each with its own identity. Exposed concrete would form the entire shell of this fluid sculptural structure.

India’s tallest ‘green’ building is all set to come up in Mumbai.
The 85-storey Park Hyatt Tower at Marine Lines will be built using recycled raw materials such as aluminium, steel, tiles (made of recycled glass and minerals), bamboo products, green roof, non-toxic paints and fly ash cement (a by-product of heating coal).
It will be 301 metres high and spread over 8.82 lakh sq ft. It will also have ‘hanging gardens’.
“Many buildings are following the trend of ‘going green’. The construction cost involved in green buildings is 2 per cent higher than in conventional buildings.
However, in the long run, this proves to be more profitable as these buildings need less maintenance,” said Joe Verghese, COO, Colliers International, a real estate consultancy.
Park Hyatt has been designed by American architecture company FXFOWLE (formerly Fox and Fowle) and is being built by Neelkamal Realtors.
Refusing to divulge details, Nabil Patel, director, Neelkamal Realtors, said, “We will disclose details in January.” However, according to sources, construction may begin in few months and the tower will be ready within four years.
Meanwhile, Mumbai has another green building — I Think IT Park — being built in Kanjurmarg. It’s being constructed by the Lodha Group.
Said Sumit Sarkar from the marketing team, “The I Think IT Park is one of the first green constructions in India.”

Unitech, the country's second largest realty developer by market capitalisation, will foray into Mumbai with a commercial project spead over 80 acre near the Bandra Kurla Complex.
The company will be investing nearly Rs 4,000 crore in the project over the next three years.
The project size is eight million square feet, and the first phase, comprising three million square feet, is expected to be completed in 2010. The first phase of the project could annually yield Rs 1,200 crore as rentals if one were to go by the prevailing market rate of Rs 350 per square feet near Unitech's project.
It is believed that Unitech has acquired 50% stake in a special purpose vehicle of a private builder based in Mumbai. "The land belonged to this SPV in which Unitech has now acquired 50% stake. The project will be developed solely by Unitech," said a source close to the development.
"We have strong plans of entering Mumbai with various development projects," said Sanjay Chandra, managing director, Unitech. He did not comment on the commerical project.

LUXURY PROJECT - Unitechto develop $1 bn property in Mumbai
To be designed by the architects of Burj Dubai, it will come up in 80 acres of land in the Bandra-Kurla Complex
I n what could become one of the most expensive and high-end commercial spaces in the country, Unitech Ltd, India's second largest property developer, is developing a superluxury commercial property in the heart of Mumbai in the Bandra-Kurla Complex. The development cost of the project is around $1 billion (about Rs3,900 crore), a person familiar with the development said.
Unitech will build the complex on 80 acres of land in the Bandra-Kurla Complex in a joint venture with the land owner, this person, who did not wish to be identified, said.
The value of the land is Rs4,000 crore. Unitech will pay around Rs2,000 crore for the land to the land owner, staggered over a few years, the person added. The joint venture with the land owner is on a revenue-sharing basis and the superluxury complex will be a commercial complex with re tail space on the lower level, the person said. It will also have a hotel in it. The entire project is expected to be completed in five years.
Unitech has hired one of the world's top international architects for the project. The complex will be designed by Skidmore, Owings & Merrill Llp., which designed Burj Dubai, which will be the world's tallest building when it's finished in 2009.
This will also be Unitech's first commercial project in Mumbai, one of the fastest growing real estate markets in India after New Delhi and its suburbs. The company is already developing a 20-acre residential township in Virar (West) in Greater Mumbai.
Real estate developers have been rapidly expanding their footprint across India to mitigate the geographical risks associated with having operations in one location.
This has seen DLF Ltd, Parsvnath Developers Ltd and others expand their operations outside New Delhi to other mega cities such as Mumbai.
Unitech's project will release a total of 9 million sq. ft. In the initial phase, around 2 million sq. ft of land will be developed.
While Unitech has an existing partnership with international hotel chains such as Marriott International and Carlson Hotels, the company has not yet decided on its hotel partner for Mumbai, the person familiar with the development said.
The Bandra-Kurla Complex within which the property will come up is one of the most sought after real estate pockets in Mumbai. The complex is spread across 370ha and has offices, banks and other business establishments.
According to the Mumbai Metropolitan Region Development Authority, the BandraKurla Complex is an alternative location (to traditional commercial districts such as Nariman Point) to absorb the growth of offices and commercial activity in Mumbai and is also a location where some of the existing commercial activities from South Mumbai can be relocated.
Land prices in the BandraKurla area have spiralled since the early 1980s, when the complex was first developed. According to real estate consultant Cushman & Wakefield, the price of land in this area is currently around Rs26,000 per sq.
ft, making it the third most expensive location in the Mumbai region after Nariman Point and Worli

Three firms have paid 27.9bn rupees ($701m; £339m) for six acres of land in Mumbai, in what is India's biggest commercial land deal.
Reliance Industries, the Wadhwa Group and the Hiranandani Group bought the land, according to a report in the Times of India.
A shortage of high-quality office space in booming Mumbai has been driving demand and underpinning profits.
Even at these high prices, investors expect profits of more than 10%.
For its two acres, Wadhwa paid about 46,800 rupee (£569; $1,176) per square foot.
"We paid this price because of the strategic location, surrounded by garden from three sides. It is a peaceful environment," said Vijay Wadhwa, promoter of the Wadhwa Group told the Times of India.
Quietly profitable
Even after having paid these high prices, Wadhwa said it still expects to see a profit of between 10% and 15%.
Mumbai and London have the world's priciest rents for higher quality offices, with rent in Mumbai at an average of $189.51 a square foot.
This represents a 55% rise from a year earlier, a recent real estate survey suggested.
The Indian economy has been booming, seeing an annual average expansion of about 7% over the last four years, a growth rate that is expected to continue.
The multinational companies that move to India to benefit from this growth, as well as lower costs and huge English speaking workforces, also need office space.
"We already have committed clients including multinationals and diamond merchants," said Mr Wadhwa.
"We will sell the building outright once it is constructed."
The Mumbai Metropolitan Region Development Authority (MMRDA) will make good use of the cash from the sale of the land, said commissioner Ratnakar Gaikwad, adding that the bids still needed scrutinised.
"All the funds will be used for building the city's infrastructure," Mr Gaikwad said. "The Mumbai Metropolitan region needs huge funds for its development."

Bandra-Kurla plots sold for a record Rs 2,791 cr
MUMBAI: It’s no longer a game for the faint-hearted. Mumbai has just concluded its largest land deal ever. On Monday, three different deals in the Bandra-Kurla Complex were sealed for a whopping Rs 2,791 crore. The amount is almost 180% higher than the reserve price set by MMRDA, which auctioned the plots.
And the show will continue on Tuesday as well when another prime property in Mumbai suburbs will be up for grabs for an expected Rs 700 crore, when the Bombay High Court opens the bids for around 178 acres of land belonging to PAL-Peugeot in the Kalyan-Dombivili area. The land has been mired in litigation for about nine years.
Monday belonged to Reliance Industries, Wadhwa Builders and Purnendu Chatterjee’s real estate arm TCG (along with the Hiranandani group), which bid successfully for the 75,350 sq mt BKC land. For the PAL-Peugeot plot, around 35 bidders, including leading developers such as DLF, Unitech, Omax, Indiabulls, Akruti Nirman and the Hiranandani group, are in the race.
Wadhwa Builders and the TCG-Hiranandani combine won the two plots earmarked for commercial and office use, while RIL won the bid for the third plot, which is reserved for a multi-storeyed car parking and commercial complex. Due to the increasing demand for parking space, MMRDA had proposed to allocate one plot to develop a commercial complex and a multi-storeyed parking facility for a minimum of 550 cars.
According to Anuj Puri, chairman and country head, Jones Lang LaSalle Meghraj (JLLM), the deal prize is justifiable in the current scenario. “The MMRDA land deal has created history in Indian real estate. In the current scenario, when the economy is clocking an 8-9% growth and the demand-supply gap favouring the demand side, the business maths works out. It may be sustained for another 18-24 months till the time the two assumptions hold good. But after that, when supply starts coming in, sustainability will be difficult,” he told ET.
The highest bidder, Wadhwa Builders valued the 16,500 sq mt land at Rs 831 crore, or Rs 5.03 lakh per sq mt. TCG quoted Rs 3.67 lakh per sq mt for the 28,300 sq mt plot, valuing it at Rs 1,041 crore. Both these plots are meant for commercial use.
Reliance Industries quoted Rs 3.4 lakh per sq mt for the third plot, the total amount being Rs 941 crore. Each plot had a reserve price of Rs 1.53 lakh per sq m. So the premium is more than 150%. Even though property prices have been ruling high in prime locations in Mumbai and the BKC deal is one of the biggest in the country, how the business maths would work out in each of these cases is a difficult call to take now.
The auction saw strong response from banks, financial institutions, non-banking financial companies, housing finance agencies, and a couple of other merchant banks, insurance agencies, and an asset management company. On Tuesday, the Bombay High Court will open the bids for around 178 acres of land belonging to PAL-Peugeot in Kalyan-Dombivali area in Thane.
The court has ordered the sale of the property, plant and machinery of the company — a joint venture between Premier and Peugeot of France — spread across six locations in the district. Apart from real estate, the properties include the main factory and godowns at Kalyan village and other structures at Gharindi, Usargar, Sandap, Sagaon and Sonapada.
The court has fixed the earnest money for bidders at Rs 30 crore, which were to be deposited with the receiver by November 23. PAL-Peugeot, which used to manufacture the Peugeot 309 and the Viceroy 1.38D vehicles, had defaulted on loan repayment to various banks and financial institutions. It later went into liquidation.
Bombay Boy November 28th, 2007, 12:40 PM having worked out the calculations its actually pretty cheap. the mmrda is trying to up the fsi in bkc from 2 to 4 and all big builders obviously already know its through or will be through. so even at Rs. 46,000/- per sq ft of land you get a floor at 1/4th, i.e. around Rs. 12,000/- per sq. ft. add in construction costs of around Rs. 3,000/- a sq. ft. and you end up with cost to the builder of Rs. 15,000/- a sq. ft. the builder will sell it easily for Rs. 30,000/- plus, thats a profit of over 100%!! if i had that kind of money i would have bought the land myself

Raheja Infocity I's signature tower (I can't find the name) is an impressive 58 stories tall (possibly 60), easily making the tallest tower in Navi Mumbai.

THE Evershine schools and colleges' designs are kinda off the hook with regards to the area they are being built in. Virar is not that much developed. If such schools were built in suburbs of Andheri to Borivali or South Bombay amidst some good infrastructure, it would have given it a better look.

Mukesh's Sea King is another contender
The Ambani brothers are set for a battle royal again. The Maharashtra government’s decision on the successful bidder to build its showcase project of around Rs 4,500 crore, Mumbai Trans-Harbour Link (MTHL) or sea link between Sewri in island city of Mumbai and Nhava Sheva, is going to be watched keenly by the corporate world as Anil Ambani’s Reliance Energy (REL)-led consortium is all set to submit its bid by December 15 after a long drawn legal battle.
And more interestingly, it is going to pitch once again the two Ambani brothers against each other for their share of $40 billion Mumbai Makeover Plans of the state government.
After the REL-led consortium was disqualified at pre-bidding stage, it challenged the state government’s infrastructure arm – Maharashtra State Road Development Corporation’s (MSRDC) – decision to disqualify REL in courts and got favourable verdict from the Supreme Court in September. The Supreme Court had granted 90 days (ending December 15) to REL for submitting its bid.
Earlier, Mukesh Ambani-controlled Sea King Infrastructure Co-led consortium was all set to get the contract as the two other pre-qualified bidders – LT-Gammon and Iffco – opted out of the race and didn’t submitted the financial bids. However, the court battle between REL and MSRDC prevented Sea King from getting the contract formally.
Besides MTHL, both Ambani brothers have put bids for the second line of metro railway for the Charkop-Bandra-Mankhurd route, which is the longest metro corridor in Mumbai (32 km) and investment in the project has been pegged at Rs 6,192 crore.
Again, Mukesh Ambani-controlled RIL secured the rights to develop a convention centre and parking lot at the Bandra-Kurla Complex in 2006 and Anil Ambani-controlled REL bagged contract to construct the first metro corridor for the Ghatkopar-Bandra-Charkop route.

The Mumbai International Airport Limited (MIAL) has planned a complete revamp of the airport complex — apart from renovating existing terminals extensively and building a new one, the domestic and international terminals will be connected.
Due to shortage of space, both terminals will have to be constructed while they are still in service. So MIAL will first have to pull down existing structures, build temporary ones and then build the new facilities around them.
And all this will cost between Rs 500 to 700 crore.
An MIAL spokesperson compares the challenge to “performing an-open heart surgery on a marathon runner while he is running.
“The biggest challenge in front of us,” he says, “ is to carry on work without stopping day-to-day work.”
Due to shortage of land, passengers will be exposed to the entire revamping.
“Everything will happen in front of their eyes,” says the spokesperson, “A lot of things, such as traffic plans and approach routes will change. Our job is to make it as painless for the passengers as we can.”
MIAL is also looking into ways of acquiring more land. Thus slum rehabilitation, relocation of Air Traffic Control towers and Air India hangars is on the agenda.
The new building, which will come up in place of the existing international airport, will house both — the international and domestic terminals.
Work on the 1B and 1A terminals is almost done. Apart from brand new interiors, these terminals also look different from the outside.
The master plan has been changed several times, says the spokesperson, and the current one seems to be closest to the ideal.
In the last year, traffic at the airport has gone up from 2.2 crore to 2.5 crore.

Gulf Finance House EC, a Bahrain- based investment bank, is building a $10 billion energy and software city in India.
All of the $10 billion will be raised from 3,000 wealthy individuals and financial institutions in the Middle East, Peter Panayiotou, acting chief executive officer, told reporters in Mumbai.
An initial spending of $650 million will be done on the energy city and about $400 million on the software city, which will include telecommunications, he said. The cost of an entertainment park, that's also planned in the complex, hasn't yet been determined.
The bank has raised $630 million for the first phase of construction, Chairman Esam Janahi said. Gulf Finance is in the process of raising money for the second phase, he said. The project near Mumbai is expected to be completed in about five years.
``The response from strategic investors led us to expand the idea to include three additional projects.'' Janahi said. ``We raised more funds than we had planned to for the first phase of this project.''
Gulf Finance's announcement compares with the $15 billion of foreign direct investments India received in the financial year end March 31. The government expects foreign direct investments of $30 billion in the current fiscal.

Largest FDI proposal for Maharashtra
Bahrain-based investment bank Gulf Finance House (GFH) has signed an agreement with the Maharashtra government to set up a $10 billion (Rs 40,000 crore) special economic zone (SEZ) in five years.
This is the largest foreign direct investment (FDI) proposal in the state and represents a five-fold increase from an earlier announcement by GFH for a $2 billion to $2.5 billion investment in an “energy city”.
The ambit of the SEZ has also been expanded to include IT, IT-enabled services, hospitality and entertainment.
The company said it will set up the SEZ on 1,600 acres (648 hectares) of land at Panvel, nearly 50 km outside Mumbai.
Of this, 600 acres will be allotted for building offices for energy companies; software and telecom will occupy 300 to 400 acres.
Entertainment-related activities will be housed on 400 acres of land.
GFH is in advanced stages of negotiations with investors from North America and Europe to set up facilities in the SEZ.
GFH has already raised $630 million to finance the first phase of development and aims at mobilising $700 million in six months, said Chairman Esam Janahi.
“GFH will spend $2 billion to $2.5 billion to buy land and develop the infrastructure at the SEZ and another $3 billion to construct buildings and other facilities," said its acting chief executive officer (CEO) Peter Panayiotou.
The entire money will come from 3,000 wealthy individuals and financial institutions in West Asia.
Speaking at the agreement-signing ceremony, Maharashtra Industry Secretary V K Jairath said the SEZ has a potential of creating 300,000 jobs directly or indirectly.
Maharashtra Chief Minister Vilasrao Deshmukh said, “GFH will help us to maintain our position as the leading state as far as attracting FDI is concerned.”
He added that more than 80 projects with over Rs 80,000 crore of investments have come to Maharashtra since 2005..

Srikumar Padmanabhan is very busy these days.
As the secretary of his cooperative building society, he spends a lot of time talking to developers who want to rebuild the nearly 100-year-old chawl (a residential building with common toilet facilities on each floor popular around the turn of the last century) in the central suburb of Matunga in Mumbai. But Padmanabhan is holding out for the best terms that he can get.
“We have been offered prices ranging from Rs40 lakh for the smaller flats to Rs1.5 crore for the bigger ones, but we are looking for a developer who has a reputation for delivering on his promises,” said the 56-year-old Union government employee.
He has so far met at least a dozen developers. Once a redevelopment deal is done, the residents can sell their flats to the developer at a premium to its market value. Alternatively, the residents are offered new flats with 10% more space. The builder is entitled to build up to four times the space that he buys, depending on which part of Mumbai the building is located. Technically, this means a floor space index (FSI) of 4. Thus, on a 100 sq. ft plot, a builder can build up to400 sq. ft as per the city administration redevelopment rules. He makes his profit by constructing more flats andselling them.
Padmanabhan’s is one of the 16,000 old and dilapidated buildings in the city that are expected to be redeveloped. Faced with a choice of allowing existing buildings to crumble or allow developers to go vertical, the city administration is taking a case-by-case call. As a result of this, the city’s skyline has started changing slowly. The average height of buildings in Mumbai suburbs is 14 storeys or 30m compared to a decade ago when it was still predominantly “ground plus two” (or the ground floors plus two floors on top), said Mayank Gandhi, managing director, Lok Housing Ltd, a real estate developer.
“There is no choice in Mumbai today but to grow vertically. Given the density of population and the projected growth in population, tall buildings are the only answer to the city’s housing problems. As of today, we have to house around 12 million people and this number will double in 10 years. Going high is the only answer to our housing problems,” said Hafeez Contractor, an architect who is also a resident of Mumbai.
Contractor’s concerns are shared by the state and city governments. Under a state government directive, mill owners have been asked to redevelop the surrounding chawls too in the city’s 600-acre mill area as part of a development plan. All of these are being planned as high-rises. Mumbai’s 52 textile mills are metamorphosing into high-rise IT parks, hotels, residences and commercial complexes. Asia’s largest slum Dharavi, too, will become a high-rise area once aRs9,300 crore redevelopment plan is put into action.
The plan envisages housing the 57,000 slum families in seven-storeyed complexes. The other residential and commercial buildings that will come up on the plots are expected to be much higher, said Mukesh Mehta, the US-trained architect and town planner who has designed the project. Both Mehta and Contractor also point out that going tall will free up a lot of lung space for a city, starved of open spaces. “Building regulations specify that the taller a building goes, the more set-backs it has to provide. That means there are open spaces around buildings. You don’t have to look into your neighbour’s house when you open window,” said Mehta. Set-backs are the free space that a developer has to provide around a building,according to a formula specified by the city administration. Contractor also advocated raising the FSI, from the current average of 1.33 to 6. “If you are raising building heights without raising FSI, it will serve no purpose. But if the city were to raise the FSI to around 6, it will lower prices, as more supply will come into the market without the burden of additional land cost,” said Contractor.
The cost of land for Mumbai developers varies between 50% and 80% of the project cost. In south Mumbai, it is much more expensive. The new housing policy released by the state government earlier this year talks about allowing high-rises to replace crumbling buildings with tall towers. This could mean that low-rise sprawls such as Kalbadevi and Bhendi Bazar could see redevelopment on a massive scale.
The Remaking of Mumbai Federation (RoMF) has already submitted a plan to the state and city governments to level around 1,777 buildings in a 212-acre area in the busy trader-dominated areas of Kalbadevi, Bhuleshwar and Chira Bazar. The federation has proposed that these buildings should be replaced by 30-storeyed towers that will house the present residents with other 40-storeyed residences that can be sold off by the developers as profits.
“The plan will release around 77% area for public activities, schools and green spaces, while giving the government an additional income of Rs800 crore as well as give the present residents much larger living spaces,” said Mayank Gandhi who is also secretary of the RoMF.
Under the plan, residents of the 212-acre area will get225 sq. ft of living space which, according to the state government, is the minimum living space that developers must provide. Part of the profits from the sale of the residences, around Rs800 crore, would go to the city administration for development of infrastructure such as roads and sanitation, Gandhi said. The federation is a loosely formed association of members from different construction and real estate industry bodies and eminent citizens including P.N. Bhagwati, former chief justice of India, and M.N. Singh, former Mumbai police commissioner.
Redevelopment is not the only factor that is changing Mumbai’s skyline.
Aspirations of home buyers to touch the sky are also encouraging more and more builders to construct tall towers. At least 25 buildings under construction have more than 40 floors. The tallest is Oberoi Constructions Pvt. Ltd’s 90-storeyed Oberoi Skyz at Worli. :| When it comes up in 2009, it will be the tallest residential building in Asia-Pacific. The Park Hyatt Tower in the western suburbs of Mumbai, with 85 floors, is a close second. Shapoorji Pallonji group’s SD Corporation, a jointventure between the group and Thacker Group, is constructing a 60-storeyed twin-tower in south Mumbai’s aristocratic Altamount Road. Each of these towers will have 85 flats and eight levels of parking space for 1,300 cars.
A Shapoorji executive said the company did not wish to comment on the project at this juncture.
Currently, the tallest buildings in the city include the 45-storeyed Shreepati Arcade, the 40-storeyed Belvedere Towers and Suraj Building, and the 39-storeyed Kalpataru Heights. These buildings are all in central Mumbai.

even if the political will was there, such a grand plan simply isnt feasible. The comparisions they make with East Asian countries is not fair, since India is a democracy and the will of the people will always prevail. If Modern cities are what is needed then they should be built on SEZ's on greenfield locations (for this the govt should push to increase the maximium plot per SEZ land), bulldozing Mumbai (the seventh most expensive city in hte world) and starting again is not practical or economically viable.

W/e plans they make and w/e videos/development project they show people that they are going to make in the next upcoming years, those might just materialize.
Rest about making bombay into a completely developed city as "REMAKING OF MUMBAI FEDERATION" mentions it, that's never ever going to happen. If such was the case, development should have happened long time back (even a couple of decades or lets say 15 years would have been fine). But the realization and the awareness of people about how unhygienic and how unorganized some places are in Bombay/Mumbai and how there are slums that gives a dirty look to city has come about very late. Many people are now loooking towards western countries like the United States, England, Australia, Canada and comparing their cities with ours because most of them are now able to access the internet. But we lack a lot and lot of the things that these people have and its never possible for us as a city to get those things, considering the population, the mess these people will have to clean up, and the traffic in another 50 years ever.
So getting the city changed into a developed one like Shanghai, Singapore, Malaysia, Dubai is not possible.
Changes could be expected. But I even doubt of the five of the biggest projects coming into real life:
The Metro Rail project
The Nhava Sewri Sea Link
The International Airport Remake
The construction of a new International Airport in Navi Mumbai
and the Dharavi Redevelopment project.
Those, I am not seeing in near future getting completely fulfilled or getting completed on time.

A four-hour land journey between Mumbai and Nagpur may not remain a dream, with the state government firming up a plan to invite bids for a feasibility study for magnetic levitation (Maglev) trains.
On Monday, the government received an expression of interest from six leading infrastructure giants for preparing the feasibility report of high-speed Maglev trains with a minimum speed of 300kmph. Such trains are operational in China, Germany, Japan and France.
The state government’s planning department has proposed two-phase development of high-speed trains in the state. The first phase will see development of six routes in the Mumbai metropolitan region, with distances ranging from 20 to 50 kms. The second phase will be the much bigger passenger-cum-freight corridor between Mumbai and Nagpur, a distance of about 1,000km.
The consortiums, which have bid for the feasibility study, are the Louis Berger Group in association with the RIL-promoted Urban Infrastructure Development Company, KPMG, Vössing (Germany), TUV.SUD South Asia, Rohit Gupta & Associates, and Bhobe & Associates.
A planning department source confirmed receipt of the expression of interest (EOI) from the six firms and said one of them would be selected by January to prepare the final technical feasibility report and financial bid document.
Principal secretary (planning) had invited offers from consortia involving multinationals having a minimum of five years’ experience in consultancy and planning, designing, execution and operation of similar projects.

Precisely because it is one of the most expensive, the low rises should be converted into high rises, so as to put more space into supply....Doesn't it make more sense ?
And Indian should be very very selective and thoughtful about green field projects, to my mind. Fast forwards 50-70 years, India would have 2 billion population, demanding more agricultural land, so lets spare what we have.

Mumbaikars could soon find relief from the crowded suburban trains in the form of state-of-the-art magnetic levitation (or maglev) trains running at speeds of up to 300 kmph.
Six bidders on Monday filed expressions of interest, with the Maharashtra government, for appointment as consultants for the mega project. The bidders are: Louis Berger Group in association with Reliance Industries-promoted Urban Infrastructure Development Company, KPMG, Vossing (Germany), TÜV SÜD South Asia, Rohit Gupta & Associates, and Bhobe & Associates.
A senior state government official said: “The proposed high-speed rail is for 6 routes in the Mumbai Metropolitan Region, including potential maglev lines. The distances for each route would be between 20 km and 50 km. Besides, a passenger-cum-freight railway corridor between Mumbai and Nagpur is also part of the project.”

They are talking about high speed rails, with maglev being one of the potential technologies. Further, these are bids for a feasibility report, not the project itself. High speed rail is inherently suited for longer distances, or point-to-point services within shorter distances. For instance, a high-speed city-airport link is a possibility. Also, since the MMR is very large, perhaps there may be feasibility for other point-to-point high-speed services (e.g. Vashi-BKC-Nariman Point or the Reliance SEZ - Nariman Point).
I would not completely discount this announcement though maglev may not make the most sense and the project itself may end up not being feasible, except perhaps one or two specific lines.

I think there is an urgent need to count Mumbai's population every two years to know what is the growth rate. The population doubling in 10 years to 30 million predicted by many foreign and desi "experts" seems a bit wild to me. I have heard figures like 17 million people are packed in Greater Mumbai, 1 million in Dharavi alone.

Concerned over Indian resistance to change and antiquated laws that do not match those of world-class cities, the World Bank has advocated an FSI policy like New York — the FSI is the ratio of the total floor area of buildings on a certain location to the size of the land of that location, or the limit imposed on such a ratio.
Senior World Bank officials, who visited Mumbai last week for meetings with government officials, have expressed concern over both issues. “It is a controversial place... there are a dozen different opinions argued very strongly,” Constance A Bernard, World Bank’s Director, Sustainable Development Unit, South Asia Region, told The Indian Express. “It is inevitable in a democratic process... but we find that the pitch is very high here.”
The World Bank has expressed concern over the “noise” made by the media, environmentalists and people in general whenever new projects are announced. Bank officials feel that Mumbai can be transformed into a world-class city, but there are too many laws that need to be amended — some by the local government, others by the federal government to facilitate development on par with metropolitan cities in the world.
“Take for instance, the problem of housing the ever increasing population. There are too many people competing against one another for buying a house. This has to be changed and the housing stock has to be increased,” said Songsu Choi, World Bank’s Lead Urban Economist. “Here there are too many regulations. In New York, the minimum FSI is 8 while in Mumbai it is 1.33.”
He said since land is scarce, Mumbai should grow vertically like New York to make builders compete with one another for wooing buyers. The Bank, he said, was “reasonably satisfied” with the pace of work in Mumbai and Maharashtra, but a lot of things needed to be done.
On water supply and sanitation projects in urban and rural areas, Bernard said that the major challenging tasks in urban areas like Mumbai included slums and the water delivery system. “Access to drinking water in urban areas has reached 90 per cent, but the system is not financially sustainable and the water quality is a problem,” she said, pointing out that such urban operations survived largely on subsidies and capital grants. She said there was need was for a reliable source of water which was affordable and sustainable, financially and environmentally.
According to Bernard, there’s need to improve accountability in service delivery systems and the state or urban local bodies can do it either through public or private or combined efforts. “We have left it to them,” she said, adding that the Bank would consider launching an awareness campaign to educate people on new projects.
Maharashtra Chief Secretary Johny Joseph, when contacted, said: “It is true that there is too much noise made by the media, environmentalists and NGOs over new projects. People file PILs and there are agitations, but it is inevitable... ours is a vibrant democracy. We have to take into account environmental concerns. We also need to see things from a global perspective.”
He said the government was aware of the problems and reforms were in progress. “There is an economic boom all over the world and Mumbai should take advantage of the situation,” he said. “The government is open to their suggestions (on FSI). We need to provide world-class infrastructure. If we want investors to come, where will they stay? There are not enough hotel rooms in Mumbai. There are 1.25 lakh hotel rooms in Dubai and only about 5,000 in Mumbai. It is true that the FSI policy in the US is different from ours.
He said that the Bank had sent 24 senior managers to interact with the state government which was committed to improve the situation by taking “appropriate decisions”.

Robertson Associates, the well known structural engineering firm of New York that was in charge of the designs of the World Trade Centre (WTC), destroyed in the 9/11 attacks, has been engaged by Oberoi Constructions to design a 32-storey commercial tower in Mumbai. The developer intends to provide a best-in-class environment to its occupants, the press release said.
The American firm has in its portfolio structures like the Bank of China Building in Hong Kong, Shanghai World Financial Centre (500m high) and a 1000 m tall residential building.
Called Oberoi Commerz, the 133-metre-high building, coming up at Goregaon (East) on the western suburbs of Mumbai, signals a gradual relocation of commercial real estate from south Mumbai. This trend, however, started a few years ago with MIDC at Andheri East and then Bandra-Kurla complex becoming the new business districts of Mumbai.
The high-rise offers an area of approx. 825,000 sq. ft. This project will house commercial offices on the lower floors and a five star hotel. Aspiring to be the new landmark in Mumbai's skyline, the project boasts of offering a unique Y3K ready workplace-helipad, as well. The project will be a part of Oberoi Garden City, an 85 acre of township self-contained with its own shopping mall, international school, hospital and residential complex. The building is to be completed by March, next year.
In the world today, every city has a modern architecture that adds to its charm. Hopefully, Mumbai will join the league of cities like Kuala Lumpur (Petronas Twin Towers) and Sydney (Opera House) to name a few that will add to its appeal.

Shiv Sena executive president Uddhav Thackeray on Thursday criticised the ruling Congress-NCP government for repealing the Urban Land Ceiling (Regulation) Act (ULCRA) and called on Shiv Sainiks not to allow the city to be hijacked by builders.
He said that if the poor did not get their due, the Sainiks would not allow a single brick to be laid for the proposed construction of high-rise apartments in the city. If slum dwellers were denied water at the expense of these high-rises, then water pipes would be broken, he warned.

He said slum dwellers would be affected by the Dharavi re-development plan and even the airport expansion plan would displace poor people. He said Mumbai need not beg the Centre for funds for re-development. At least 25 per cent of the taxes Mumbaikars paid must be returned to the city for re-development, he said.
Scrapping the ULCRA was a condition for obtaining Central funds under the Jawaharlal Nehru Urban Renewal Mission. Mr. Thackeray said for a sum of Rs. 2,000 crore, there was no need to scrap the Act.

At a rally held at Bandra, Thackeray said, “The state government is senseless. It can’t understand pain of ordinary people. It has become a puppet in the hands of builders. It talks of converting Mumbai into Shanghai. In fact, it is converting the city into a hell.”

And the saddest thing is that the people are following it blindly. So does it stop here? No! Tomorrow, they are going to bring out some other rallies and create destruction and call Bombay Bandh because of some lousy reason. People are just letting it happening because they have the thinking that Sena is there to help them. NO! They want publicity. What besides crying for Marathi Manoos has Sena ever done in reality?

Worli is rockin with 65 x 2, 45, 40, 38 x 2, 36, 35 x 3 and 30 storey buildings all coming up pretty much in the same area. And that's only a small part of the land that can easily be developed there! Damn!
According to Sanjay Puri's website, this tower is to be built by Rustomjee Keystone Group. I'm going to make a new thread on this in the international forums!

the train tracks are generally a better guideline

No reason to be unhappy mate. Before joining SSC, I was pretty much in the same boat sippin chai and eating biskoots while being totally oblivious to many places in NCR and all around India.

This must be an updated design, but for the life of me cannot see how they can claim its "58 levels" tall... the building is no more than 40 stories max. There has to be a 18 storey tall second building that's not in the rendering, giving a total number of "levels" as 18.

Residents of the Elphinstone Road-Lower Parel area say they are paying for the re-development of mill lands in their area with their health. The hectic construction activity at Elphinstone and Jupiter mills, where huge commercial complexes are coming up, and the NTC mill land, which will turn into an entertainment centre, is generating a lot of dust leading to people complaining of cough, asthma-related problems and burning eyes.
Since construction began a year ago, doctors have reported a sharp increase in lung ailments.
It is not unusual to see people walking around with their mouths and noses covered with cloth masks.
Restaurants are losing business as customers refuse to eat on tables covered with dust. The situation is so bad that some exasperated residents are planning to shift out of the area.
RESIDENTS COMPLAIN
Zohra Sheikh, a resident, says she has been facing health problems for over six months. “I have been suffering from cough. The dust has been affecting my family’s health. We have spent over Rs 10,000 on medical tests”.
Suhas Padade, owner of a sugarcane juice centre, and Shankar Shetty, who runs Prarthana restaurant, at Elphinstone Road claim business is down 40 per cent.
Dr Chetan Salunke, who runs a clinic on Elphinstone Road, says, “There is an increase in cases of cough and sore eyes, mostly among children. Every day, I treat at least five new patients who complain about itching and skin irritation. Many women have developed hair-related problems.”

Munaf Thakur, member of Elphinstone Road Rahiwasi Seva Sangh, an association of local residents, says, “Over 500 trucks bring construction material and a similar number take away debris from here. Spillage from the trucks remain on the road and dust is blown into homes by the movement of passing vehicles.”
Madhukar Tawade, another member of the Sangh, says, “Much of the dust is generated by the stone crushers and concrete mixers. The sites are not properly enclosed.”
The Maharashtra Pollution Control Board (MPCB) pleads helplessness. Sanjay Khandare, member-secretary, MPCB, says, “We cannot control pollution at construction sites as they are temporary projects. The BMC is authorised to curb pollution at construction sites.”
So the association asked the Brihanmumbai Municipal Corporation (BMC) to instruct the construction companies to curb the dust.
Prakash Thorat, ward officer (G South), says, “I have visited construction sites of Indiabulls and DLF along with my engineers after receiving complaints from local residents. We have instructed the companies to reduce the amount of dust being generated from their sites.”
COMPANIES SAY
Gagan Banga, director, Indiabulls, which is developing the Jupiter and Elphinstone Mills at Elphinstone Road, says the company has not received any written complaint from the BMC about dust pollution. “BMC officials come for regular inspections. We carry out regular watering of the site to keep the dust grounded. We also ensure that vehicles carrying debris and construction material are covered. We even have workers cleaning the tyres of the vehicles.
“There is construction activity going on and it (dust problem) is not a usual situation. There will be some inconvenience. We have put up 30-feet high metal barricades around the site. We plan to raise the height by another 10 feet. However, we are ready to talk to residents if there is still a problem.” An official from DLF Universal Ltd, which is developing NTC Mills at Lower Parel, said they have taken all possible precautions to control dust pollution.

Sometimes this cannot be helped.
If a builder took all the precautions some dust will escape.
Each builder would have to take that extra responsibility of ensuring the public and the workers are protected, however some builders would give a damn.
As the projects are temporary the authorities can't do much.
As the article says regular watering and erection of higher barricades are trying to reduce the problem.

That's because the Metropolitan Region Development Authority (MMRDA) has decided to wash its hands off the project allegedly because of the interference of citizens and the BMC does not seem willing to shoulder the responsibility either.

And after much lobbying by citizen's groups had started the Rs 130 crore Marine Drive beautification project which entailed a first phase for the strengthening and rebuilding of the promenade, which is almost complete and a phase two for the beautification of the area, including plans for an amphi theatre.

Well suppose not.....but the Marine Drive project came as a surprise.
It makes me sick that the authorities just walk away projects. Its bad for their image, the city and the people of Mumbai as well as for visitors.
What example are they setting and the losers are the people of Mumbai as always!
It really shows & proves that the authorities cannot deliver a simple project. I would be weary of any project announcement by the state as before I was optimistic about the authorities handling of projects for Mumbai.

The same money could be better spent on repaving or building a road somewhere else.
In addition, there's no need for beautification projects to be handled by a regional infrastructure agency like MMRDA. Local residents' associations are the ones to fund and drive minor changes such as those. For an example, the Carter Road promenade to Joggers' Park in Bandra was built almost entirely due to the efforts of the local residents' association (I think they are called ALMs in Mumbai).
In brief, this project doesn't matter one way or another. It's certainly not one of the best projects in Mumbai in terms of ROI.
Not that I disagree with comments on the incompetence of the authorities - they are richly deserved, and more.

Well..
You are quite right to some extent. But I think if the seaface is beautified more, it would give the skyline some good charm. The reason I agree with you is that I am unhappy with the BMC and the MMRDA concentrating too much development in South Bombay while the rest of the Bombay's roads are not even looked at and they are full of potholes and without lanes.

The walkway is quite wide and I think it is a good thing. However, it would have been better if there were more trees (palm/coconut) or landscaping on it.

Oberoi's Mall is between Goregoan (east) and Jogeshwari (east). You should see it if you are going towards South Bombay on your right side between Goregoan and Jogeshwari through one of those Eastern/Western express Highways (get confused between the eastern and the western)...

IMO there's no reason to spend money on "image" projects like beautification of Marine Drive (which is already one of the best and most well maintained roads in Mumbai) when there are so many other basic infrastructure needs to address in other parts of the city. The same money could be better spent on repaving or building a road somewhere else.
In addition, there's no need for beautification projects to be handled by a regional infrastructure agency like MMRDA. Local residents' associations are the ones to fund and drive minor changes such as those. For an example, the Carter Road promenade to Joggers' Park in Bandra was built almost entirely due to the efforts of the local residents' association (I think they are called ALMs in Mumbai).
I agree with that too! There are many other areas that need desperate repair to roads and pavements. Marine Drive I think set an example as well as a standard for the rest of Mumbai. Since Marine Drive is where tourists and visitors also go it would be best to showcase this promenade to its best. Marine Drive before the make over was drab, unkept, worn out and run down.

That's what I am saying. We should get the things done before the CM of Maharashtra bragging about Bombay becoming Shanghai. The BWSL is far from being completed. I doubt if Bombay will ever see some expressways with steady traffic instead of heavy traffic it is facing now.

what i find most sad is that no one seems to address core issues - encroachment (really the root of most problems), public transport, corruption, land & rent laws. tackle these and bombay will be well on its way to being one of the great world cities

If the government wanted to remove the encroachments they would have done that a long time back and would have made sure that these people don't ever come back again to the same place. Bombay Boy January 9th, 2008, 01:50 PM india will get richer as will the majority of its people. but i doubt this will translate into an overhaul of the system anytime soon. it will be done in bits and pieces with major issues affecting the poor coming last, when they really should be first. some issues like land/rent laws have so much inertia due to market distortions lasting decades that to reverse them will result in a huge social upheaval that no person dependent on ballots will attempt. and this just makes it worse for the next leader
india's major social/political changes structurally should have happened in the few years after 1947. economic changes can happen fast and with manageable opposition, but these systemic ones need once in a century moments
i really dont forum on anything but this one and another which is far removed from infra/social/political discussions. dont know of any other forums

Projects like these are to attract the middle & higher ends of the market by making lobbies, interiors etc more attractive and appealing as more people like in apartments in Mumbai.

Yeah the India Bulls projects are a let down in terms of no proper renders or anything. However they are building something unique so we will have to wait for sometime. According to the web-site these buildings are nearly completed.
