Yes, it is indeed a rendering for the project when it was first launched in 2003 or 2004.....

However, new rendering suggest that the hotel + mall component will be different, it looks taller and feature blue glass.......

The RM450mil joint venture with a local company, Geofusion Sdn Bhd, and Sandakan Municipal Council has added 25% more land to the bustling Sandakan central business district.

Oh gosh....i am really cant wait for the mall + hotel complex to be built there.......for sure, if based from the rendering, it could well be the tallest building in Sandakan, one of the tallest in Sabah and change the face of our town centre forever.....

I have to be frank.

Most of the building shown above look dated, like from the 1990s or earlier. Heck, I could related these building with those abandoned or under-occupied decade-old shophouses doted around my home. The latticework don't seem to help much either. They actually look less appealing then even those used on the National Sports Complex in Bukit Jalil or various Cyberjaya office buildings (also built during the late-90s).

Sandakan harbour project to have boutique hotel

SANDAKAN Harbour Square, Sabah's first integrated urban renewal development project, will soon have a RM40 million boutique hotel.

Named the @ease boutique hotel, it will have 138 deluxe rooms and suites, a modern business centre, and state-of-the-art meeting facilities, among others.

Parkcity Everly Hotel general manager John Augustin said @ease will be the first hotel for the project which has a 1.5km esplanade located near the city's central business district.

With strong tourist arrivals in Sabah, the state's capital Kota Kinabalu currently faces a shortage of 6,000 rooms.

The hotel is managed by Value Hospitality Group that also manages the Prescott and Everly hotels.

It will officially be opened on December 23 by Sabah's Tourism Minister.

With timber as its sunset industry, Sandakan, which is also popular destination for ecotourism, is keen to revive its Little Hong Kong of the East label.

The RM450 million project, which is on a 4.8ha site, is undertaken jointly by Sara-Timur Sdn Bhd and ICSD Ventures Sdn Bhd. It is due for completion in 2010.

ICSD is a partnership between Kuala Lumpur-based Ireka Corp Bhd and Sabah-based construction and development company Syarikat Charng Sheng Sdn Bhd.

Sarawak's Sara-Timur, an engineering and construction works services provider, is the main contractor for the first and second phase of Sandakan Harbour Square.

The project comprises a three-storey central market, fish market and jetty, 129 units of three- and four- storey shop-offices, a waterfront esplanade, multi-storey car park facility, shopping complex and an international standard hotel.

KUALA LUMPUR: Sandakan’s first boutique hotel, the RM40-million @ease waterfront hotel — located within the RM450 million Sandakan Harbour Square — will be opened on Dec 23.

The hotel, which overlooks the Sandakan Harbour, has 138 deluxe rooms and suites, business centre and banquet facilities and it is targeting corporate clients, businessmen and tourists.

It would be the first hotel within the Sandakan Harbour Square and fourth hotel under the three-star category in Sandakan. The project was undertaken by Sara Timur Sdn Bhd’s subsidiary Sara Timur Properties Sdn Bhd.

Sara Timur — a Sarawak-based engineering and construction company — was the main contractor for the first two of four phases of the 12-acre Sandakan Harbour Square. The hotel will be managed by the Value Hospitality group.

Sara-Timur Properties joint managing director Rosita Hamden said yesterday there was good potential for tourism in Sabah.

“Sandakan has many attractions to offer including the Sepilok Orang Utan Rehabilitation Centre, the Kinabatangan river and eco-tourism,” she said at a press briefing here yesterday.

She said first daily flights from Kota Kinabalu to Sandakan are usually packed with tourists and businessmen, adding there was a shortage of 6,000 hotel rooms in Kota Kinabalu.

“We are expecting 60% occupancy for the first year which is according to the standard average industry occupancy,” said Value Hospitality’s area general manager John Augustin.

Sara-Timur Sdn Bhd’s regional director (Sabah region) Anthony Tiong said the company was looking for more opportunities and would first focus within Malaysia. Sandakan Harbour Square is Sabah’s first integrated urban renewal development project that was launched in January 2003 and targeted to complete in 2010.

KUALA LUMPUR 24 Dis. – Sandakan Harbour Square, sebuah projek pembangunan bercampur berharga RM450 juta yang dilaksanakan oleh Majlis Perbandaran Sandakan (MPS) kini memasuki fasa kedua.

Projek yang dimajukan oleh Sara-Timur Properties Sdn. Bhd. pada tahun 2003 itu melibatkan empat fasa dan dijangka siap sepenuhnya pada 2010.

Pengarah Sara-Timur, Kawasan Sabah, Anthony Tiong berkata, fasa pertama telah pun siap pada Ogos 2006, manakala fasa kedua dijangka siap pada Oktober tahun depan.

‘‘Fasa pertama kini telah melalui proses penyerahan kepada pembeli.

‘‘Projek itu yang merupakan projek integrasi, komersial, perniagaan dan rekreasi moden pertama di Sabah akan menjadi hab baru untuk aktiviti komersial dan pelancongan di daerah tersebut,’’ tambahnya.

Projek Sandakan Harbour yang dibina di atas tanah seluas 4.8 hektar itu meliputi pembinaan hotel butik, jeti perikanan, pasar ikan, pasar moden tiga tingkat serta bangunan pejabat dan kedai.

Selain itu, tarikan utama projek itu adalah laluan persisiran pantai, pusat membeli belah yang tidak sesak serta restoran dan kafe yang menghadap pantai serta sebuah hotel bertaraf antarabangsa.

Projek Sandakan Harbour itu juga, secara tidak langsung akan meningkatkan sektor perikanan dan pembangunan pertanian terutamanya industri kelapa sawit yang merupakan penyumbang kepada ekonomi Sandakan.

Sandakan sebelum ini pernah diberi jolokan sebagai ‘Little Hong Kong’ kerana perkembangan perniagaan dan pembalakan, kini turut dikenali sebagai destinasi pelancongan terkenal, terutama di Sabah.

Mengenai hotel butik itu yang kini sudah siap dikenali sebagai @ease Boutique Hotel, Tiong berkata, ia merupakan hotel butik pertama di Sabah.

Hotel lima tingkat itu yang mempunyai 138 bilik dan menyediakan pelbagai perkhidmatan moden seperti sambungan internet wayarles (WiFi) dan pusat perniagaan canggih, telah dirasmikan oleh Menteri Pelancongan, Kebudayaan dan Alam Sekitar Sabah, Datuk Masidi Manjun semalam.

Current deals to boost profit in 2009: Ireka

CONSTRUCTION firm Ireka Corp Bhd is optimistic that net profit and revenue will improve for fiscal year 2009 based on the value of works in hand.

It has four on-going projects worth RM1.14 billion, which will last the company until 2011.

President and chief executive officer Lai Voon Hon said its performance will be better due to cost-effective management and also because of higher margins from its construction activities.

He told reporters after a shareholders' meeting in Kuala Lumpur yesterday that Ireka will gain from the current fall in fuel and steel prices.

"We are careful with design and engineering in managing higher construction cost. Most projects secured are new and since the contracts do not allow variation of price, we have built a healthy buffer in case the material price goes up," Lai said.

Last year, Ireka posted a net profit of RM152.9 million on revenue of RM299.7 million, driven by extraordinary gains from the sale of assets.

It sold The Westin Hotel Kuala Lumpur, Ireka Land Sdn Bhd and ICSD Ventures Sdn Bhd.

For the first three months of its current financial year ending March 31 2009, it registered a net profit of RM3 million on revenue of RM62.9 million.

Its two latest projects are Seni Mont' Kiara, a RM539 million luxury residences in Kuala Lumpur featuring four blocks of 605 condominium units; and Sandakan Harbour Square, a RM194.9 million urban development in Sabah.

Its other projects are Tiffani by i-Zen and One Mont' Kiara luxury condominiums in Kuala Lumpur.

Ireka has been prequalified to bid for two local mixed development projects worth a few hundred million ringgit.

As for overseas, Ireka may invest in Vietnam, Indonesia and China and it will look for a few profitable projects.

Sandakan Harbour Square - 3- and 4-storey shop offices (40 units) in Phase 2A have been fully completed in early April 2009. Phase 2B of 3- and 4-storey shop offices (28 units) has also been completed in mid May 2009. Construction of the shopping mall, hotel and convention centre (Phase 3 and 4) commenced in early September 2008 - pilecap works, ground slab concreting and ground floor column works are progressing well.

STARWOOD Hotels and Resorts Worldwide Inc, which operates hotel brands like Sheraton, Westin and Le Meridien, is in talks with several parties for new hotel openings in Malaysia.

The group, which is bullish about the future of the local hospitality industry, is in various stages of negotiations to expand its footprint in the country.

Its on-going talks could result in the group having representations outside the prime locations of Kuala Lumpur and Langkawi.

"We are in serious discussion with six parties for not only Langkawi and Kuala Lumpur, but also secondary states," director of acquisition and development for Starwood Asia Pacific, Rajit Sukumaran, told Business Times in an interview.

The group hopes to expand its brands to include Penang, Malacca and the Iskandar Development Region in Johor.

"We are constantly expanding and our development mantra is the 'right partner, right place and right positioning'," he said.

The brand best suited for the location will be used, even if the brand is already in the locality nearby.

Starwood has nine hotel brands including Four Points by Sheraton, The Luxury Collection, St Regis, W Hotels and a loft.

When asked why Starwood is keen on Malaysia when hotels rates here are said to be one of the lowest in the world, Rajit said: "We see hotels as a long-term investment. Year-on-year there is growth in tourist arrivals. We are bullish about Malaysia especially the hospitality industry."

Today, Starwood operates eight hotels in Malaysia with a total room inventory of 2,800. These hotels include Le Meridien Kota Kinabalu, Le Meridien Kuala Lumpur, Sheraton Imperial Kuala Lumpur, Sheraton Langkawi Beach Resort, The Westin Kuala Lumpur, The Westin Langkawi Resort & Spa and Four Points by Sheraton Kuching.

The Starwood family in Malaysia is set to grow with two new confirmed openings - the 300-room Four Points by Sheraton Sandakan, Sabah in 2011 and a 200-room luxury category The St Regis Kuala Lumpur in 2014.

Starwood, Rajit said, is confident that Malaysia has a market for a luxury brand like St Regis.

When the hotel opens, it will join at least two other luxury brands which are scheduled to open at an earlier date - Four Seasons Place in Kuala Lumpur and The Raffles Kuala Lumpur.

"There are quite a few luxury brands coming into the market ... with the right opportunity and location given, our (St Regis') rates will be comparable with our competitors," he said.

Worldwide, the Starwood group operates 950 hotels in 100 countries with a total room inventory of 287,000.

Phase I consists of 61 completed shop units and Phase II consists of 68 shop units and is expected to be completed in Q2 2009.
