]Developers hope their new condo skyscraper will be a standout in Dallas' downtown Arts District.
To buy into the ultramodern high-rise, residents will need to come up with $1 million for the smallest unit.
The 42-story condominium building is planned to overlook the new Woodall Rodgers park and will be constructed on Olive Street next to the Nasher Sculpture Center.
At 560 feet tall, Museum Tower is planned as the tallest totally residential building in town.
"It will transform the city's skyline," said Dan Boeckman, one of the partners in the project. "This will be another great piece of architecture in the Arts District."
The $200 million cylindrical tower was designed by Los Angeles architect Johnson Fain. The exterior of the high-rise is composed of three kinds of glass panels that will overlap like the scales on a fish.
The condo building is to contain between 100 and 125 residences, with some units taking entire floors. The smallest is around 1,500 square feet.
It's a radical departure from a much smaller building that the developers had previously intended to build there.
"We thought we had a truly irreplaceable site – the gateway to downtown and the Arts District," said developer John Sughrue with Brook Partners. "This is the opportunity to deliver an international quality development.
"It's a building that is befitting its Arts District neighborhood."
The developers have already vetted their project to groups who are building nearby performing arts venues.
"We had a great interest in what this is going to look like," said Bill Lively, president and chief executive of the Dallas Center for the Performing Arts. "We think it's very complementary."
The new residential project will include a spa, landscaped grounds and a private art gallery for residents.
Dallas chef and restaurateur Stephan Pyles has signed on to provide catering and other services.
Mr. Pyles will even plan kitchens in the units. "The buyers will have the option to go with a couple of different prototypes I design," he said. "There will be the opportunity for residents to have Stephan Pyles dinners, receptions, buffets, etc."
With its Arts District location, the builders are hoping the project will have wide appeal.
"The good news for them is the economy is doing pretty well," said Dallas residential consultant Mike Puls. "Also good for them, the best part of the condo market is the top quality project."
But Mr. Puls said that the minimum price for the units will limit the buyer pool. "A million bucks is a real big investment," he said.
The Museum Tower is competitively priced with the nearby Residences at the Ritz-Carlton building in Uptown, Mr. Puls said.
But the projects are vastly different in style.
The Museum Tower developers plan to open a marketing center in the Arts District next month. They intend to break ground for the building early next year.
"We have arts patrons who we think will be very interested in this project," said project partner Greg Greene. "We have already had a good reception from them."

TexasSkyWatcher June 23rd, 2007, 02:24 AM I love this tower. I think the design is a good one for that area and I hope it sparks a new boom for residential towers in the city. I am enjoying the growth in the inner city that is turning around bad neighborhoods. The spillover business is good for me in the first and second time buyer market and is good the for the city's image.
Now if we could just get crime down a few notches, we'd be set.

Craig Hall's tower is taller than this one, and located a couple of blocks to the SE. Apparently the site(Dallas Stonehenge) is in litigation over parking spots. Hall claims this is the only hurdle the building faces. Something about an agreement about the existing garage and how many spaces who gets. Hall is trying to negotiate a new agreement and the city aint havin it. Dallas politics. Allsome.

Half the city council is new also. Why not be fair and wait before you start tossing stones at the council?
And according to the NTTCOG, since 2000 Dallas has added more residents than any other city in the Metroplex save Ft. Worth.
I seriously doubt all 100,000 new residents were undocumented laborers. I suspect at least some are buying high-end condos.

Everyone who lives here knows the council is full of folks pressing self-serving agendas that prevent everyone working together. It has been this way for 30 years and I don't see that changing anytime soon.
I never said anything about ALL the new inhabitants of the city being anything, just trying to make a point. Most of the buyers of the new condos are people who already live in the surrounding areas who want to live closer in. This wave is the exact opposite of the wave out to the suburbs that happened in the 80's and 90's.
As for the council, watch what they do the next time they make a decision. New members not withstanding, my bet is that the in-fighting will continue just as it has ever since I wandered into the area. I have hopes that Tom will be able to get a few things done despite them, but our history says it'll be a tough row to hoe.
I hope that I am dead wrong, for it will benefit many if the new members decide to work together instead of dividing the city. It would be a total shock to the public, but I for one would welcome that attitude.

TexasSkyWatcher June 24th, 2007, 10:13 PM I'm just a realist. You haven't been watching the same city council's patterns that I have. Been in the area now for 30 years and it's rarely changed. It's been in print in the papers and is well documented in the TV & radio media.
I won't be a bit surprised with Tom's ability to do good things....it's the council that worries me. All I have to go by is past performance and while I don't know if they will continue this way or not, my money is on yes....how dare they wander from tradition? :lol:
If it appears to you that I am defeatist & negative about the Dallas City Council, so be it. I hope your expectations come true rather than mine.

TXSkyWatcher June 17th, 2010, 06:19 AM Well they just announced ground breaking on our local news for this tower. It's finally going to be built after 6 years of planning!! They said completion is expected in 2013.
I suppose you will have to confirm this but it's almost time to move this one to U/C!!

Building groundbreakings are few and far between these days.
So maybe that’s why more than 200 people turned out on a hot summer morning to watch construction kick off on the Museum Tower condo project in downtown’s Arts District.
The 42-story building is the tallest building started in Dallas since work began on the Cityplace Tower in the mid-1980s.

“This will be one of the great addresses in the U.S.” said Museum Tower partner Dan Boeckman.
It’s also one of the few skyscrapers going up in the country because of the recession and credit crunch, which has cut off funds for most building.
“This tower is one of the first in the U.S. to turn the corner in the economic slowdown,” said project architect Scott Johnson.
Museum Tower is being paid for by the Dallas Police and Fire Pension System, which will own the building and plans to profit from the condo sales.

Only the CBD was in a drought....we got a few rehabs and one new tower [Hunt] last year. We lost a 650 footer to the economy and the Museum Tower was delayed. But in Uptown we've had 35-40 towers constructed in the last 8 years.

Those are mainly mid-high range residential towers correct? I know towers such as the Azure and Victory Hotel have been built a little outside the CBD recently. Is Dallas' uptown on the west side of the CBD?

There are several residential towers and several office towers....I'd guess them fairly close to 50/50. Uptown is just north of the CBD.

Alright thanks. I've been to Dallas more than any other city and have spent a reasonable amount of time there so I'm surprised I didn't know where Uptown is.

That's the view from the Chase Tower skylobby. I work/live downtown, so just went up to check it out. I'll try to get a photo every month from the same location to chart progress.

I'd rather see them build this than 1m+ suburban style subdivisions which is what usually goes on in this part of the world. At least this provides highrise living.
This and OKC's Devon tower has got to be my favorite construction sites going on in the south.

Seems that you are behind on what is going on here, think before you quote. When Museum Tower is complete mid to late next year, this will also be completed about that time, right out the front doors of Museum Tower.

That freeway is being covered and turned into a park. It's already under construction.
