مع إنشاء شركة «أوال» لبناء الأبراج

أعلنت الشركة «الاولى للتطوير» السعودية وشركة «أموال الدولية للاستثمار» الكويتية عن انشاء اول ناطحة سحاب في مدينة الخبر شرق السعودية بتكلفة تصل الى مليار ريال (266 مليون دولار)، ستكون اول مشروع تنص عليه اتفاقية الشراكة، التي وقعت يوم أمس في مدينة الخبر شرق السعودية.
وتهدف الشراكة بين الشركة السعودية والكويتية لإنشاء شركة تجارية تعمل على الاستثمار وتختص بتطوير مشاريع الابراج في المنطقة تحت اسم شركة «أوال للتطوير». وجرت مراسم توقيع الاتفاقية في مقر الشركة «الاولى للتطوير» في الخبر. ووقع الاتفاقية كل من عايض بن فرحان القحطاني العضو المنتدب للشركة «الاولى للتطوير»، وبدر الرزيجان رئيس مجلس إدارة شركة «أموال الدولية للاستثمار».

ويقع «برج الاولى»، الذي تبلغ تكاليف إنشائه نحو مليار ريال (266 مليون دولار)، على ارض في مشروع ابراج الاولى الواقعة على ضفاف الخليج العربي، في قلب المركز التجاري لمدينة الخبر ، بمساحة تصل الى 40 ألف متر مربع. وسيشمل المشروع برجا بارتفاع 60 طابقا يخصص جزء منه كفندق 5 نجوم والجزء الآخر كمكاتب، في حين ستشمل بقية أركان المشروع مجمع تسوق تجاريا يستهدف أفخم ماركات المصممين العالميين لجمعها تحت سقف واحدة، بالاضافة الى تضمنه على مجمع للمطاعم الراقية والتي تتماشى مع روح المجمع التجاري ومقاه مطلة على المارينا التي ستكون هي الاخرى الأولى من نوعها في مدينة الخبر.

وبين عايض القحطاني، العضو المنتدب للشركة «الاولى» أن اختيار «اموال» للشراكة في هذا المشروع جاء نتيجة الخبرة التي تتمتع بها الشركة الكويتية في ادارة قنوات الاستثمار العقاري، ورغبة من الشركة «الاولى» في دمج خبرات شركة «اموال الدولية المالية» مع خبرات الشركة «الاولى العقارية»، والخروج بوليدة تتمتع بقواعد قوية، اساسها النجاح المنبثق من الخبرات التي تتمتع بها الشركتان. وأضاف القحطاني أن «برج الاولى» اول مشاريع الشركة التي ستستثمر في انشاء الابراج في المنطقة سيكون أحد المعالم المعمارية في السعودية بشكل عام وفي المنطقة الشرقية بشكل خاص، حيث عمدت الشركة الى تعيين أحد أكبر المكاتب الهندسية في العالم لتصميم المشروع وذلك للخروج بتصميم مبتكر وفريد يتماشى مع متطلبات المرحلة المقبلة في عالم الاعمال في المنطقة، لما تشهده منطقة الخليج والشرق الاوسط من طفرة في حجم الاعمال التجارية والاقتصادية، موضحاً أن البرج سيعمل على زيادة الحركة التجارية في منطقة الخليج لما يوفره من خدمات لوجستية وتجارية للكثير من المستثمرين في المنطقة، وأضاف ان الانتهاء من المشروع سيكون في نهاية 2010.

واشار القحطاني الى أن المشروع سيضيف قيمة حقيقة للسوق العقارية في البلاد، الذي يحظى بدعم من حكومة خادم الحرمين الشريفين الملك عبد الله بن عبد العزيز.

في حين بين بدر الرزيحان رئيس مجلس إدارة شركة «أموال الدولية للاستثمار» أن الشركة تعمل على الاستثمار في السوق السعودي عملاق اسواق منطقة الشرق الاوسط، نظراً لما يتمتع فيه السوق السعودي الاستثماري من طفرة غير مسبوقة في حجم الاعمال بمختلف اشكالها، مشيراً الى أن الشركة اختارت الشركة الاولى للتطوير لما تتمتع فيه من ريادة في القطاع العقاري، الأمر الذي يفتح لـ«اموال» فرص الشراكة للاستثمار في القطاع العقاري السعودي، الذي يعيش انتعاشاَ نوعيا جديدا في استثماراته، وذلك عطفاً لما توليه الحكومة السعودية من اهتمام كبير في المشاريع التنموية في البلاد.

وإكد أن ذلك الاستثمار سيكون بداية لدخول شركة «أموال الدولية للاستثمار» الى السوق السعودي، حيث ستكون شركة «ابراج الاولى» واحدة من المشاريع التي ستستثمر فيها شركة «أموال الدولية للاستثمار».

وأشار الرزيحان الى إن المنطقة باتت بحاجة الى مشاريع بمثل مشروع برج الحقيقة الذي سيوفر حلول عقارية مختلفة وجديدة في منطقة الخليج العربي، وذلك لما يتمتع به من موقع استراتيجي في قلب الخليج، وفكر حديث وريادي لما تهدف اليه الشركة الجديدة في تغير مفاهيم الابراج في منطقة الخليج العربي، عبر تطويره بشكل عالمي وغير مسبوق في عالم الابراج، مؤكداً أن الاستثمار العقاري يظل الاستثمار الاقل خطورة والاكثر أماناً، بالاضافة الى تعزيزه من قبل المنافسة التي تشهدها منطقة الخليج العربي في قطاع تطوير العقارات.

^^ I think there's a Kuwaiti investment firm behnd the project also. I might e wrong, but I think Al-Oula is only the plot developer.

I know that a lot of the Al-Oula projects have take a long time to launch, but there are a couple around khobar that have been just completed and they are pretty nice developments.

Greetings all,
I've attended the ESTATEX (5th International Real Estate & Housing Exhibition) event currently held in Dhahran Expo, and have seen the presentation and the model display and rendering for Al Oula Tower and it does NOT look even remotely close to this one. The actual design is even more spectacular!!

Its still going to be 60F with a height of approximately 300m.

P.S. I'll post a rendering of the actual project once I get my hand on a good one.

Regarding the design with the ball, I believe that it is history. Thank god!
That was a potential design by Arabian Architecture (Abolnour).

Actually there are 4 renders shown on this thread.
Wish I could confirm which one was the final design.

The only thing I know, is that the one I've posted earlier, which was taken from Al Oula's brochoure during an event in Dhahran International Exhibitions Center, in which they also presented the same design as a model. Thus it is the only "official" conceptual design.

This Project seems to be on-hold for the time being. :|
In fact, last time I passed by, they had replaced the sign boards for the Tower with Advertisements about other AlOula projects kingdom-wide, so they might be planning to cancel it. :(

^^ it is suppose to be built on Alcornich... I am not sure if they will ever build it.. I actually have little faith on this company.... Talk alot and do so little... No wonder EMAR left their joint venture..

As much as I am personally sorry this project has been cancelled, as I have been following it since 2007.. I think it is not that bad since the tower was probably not placed in a good location to begin with.. in Khobar/Dammam we seem to lack good building zoning plans.. I also think towers above 100m should be authorized only on King Fahad Road (el Kabari) or nearby and not randomly approved.. Also, as you might be aware, all other buildings on the Prince Turki Road (Corniche) are limited to 16F-20F maximum, and this tower would have ended up seeming rather awkward in its current location.. This might turn-out to be a good opportunity to re-asses our zoning philosophy and hopefully if they bring it back they'll move the location.. :)

I actually agree with you ... and I never liked the tower design either..
