BACKGROUND
Dubbed Kota Kinabalu’s largest ever urban commercial project, KK Times Square is a sprawling, 23-acre development designed to accommodate the city’s expanding commercial activities. Comprised of a combination of office and retail facilities and public spaces, KK Times Square will offer shopping, dining, entertainment and leisure activities for Kota Kinabalu residents and the city’s growing tourism industry.

KK Times Square is being built in two phases. Phase One is an ultramodern, eight-acre development of 12 five-, six- and eight-story buildings with a total floor space of more than 645,000 square feet (59,922 m2).

When selecting a concrete waterproofing system for Phase One, the project team had several key concerns. First, given the project’s scope and timeline, affordability and ease of application were critical. Knowing that some concrete waterproofing systems deteriorate over time, they wanted a system that would be long lasting, thereby minimizing future repair costs and inconvenience to tenants and their patrons. And, in light of the project’s proximity to Sutera Harbour in the South China Sea, they needed a waterproofing system that could withstand significant hydrostatic pressure and protect against the corrosion of steel reinforcements.

any nice place for cheap cheap seafood. im staying at promenade for one day only..the rest..climbing mount kinabalu

all they need to do now is more beautification projects to be done in those area......and do not build any more malls....focus on hotels instead...

ah...no chance for me to see it completed since im coming to town this november...

any nice place for cheap cheap seafood. im staying at promenade for one day only..the rest..climbing mount kinabalu

just go behind filipino/craft market n you'll find there lots of seafood to choose but seafood bakar ja la..... from squid to snapper.... very cheap... i tell you...

yes.... kk version of low yat but the management is soo greedy oo..... they turn carpark from 1st to 2nd floor into shop lot which makes kompleks karamunsing facing parking lot shortage....

Asian Pac plans projects in Klang Valley, Kota Kinabalu
Thursday July 19, 2007

KUALA LUMPUR: Asian Pac Holdings Bhd plans to launch several residential and commercial projects in the coming years, chairman Datuk Seri Megat Najmuddin Khas said yesterday.

He said the projects were expected to be located in the Klang Valley and Kota Kinabalu.

“These (projects) are still in the planning stage and we are in talks with the authorities for approvals,” he told reporters at the signing of a tenancy agreement between Asian Pac and Parkson Corp Sdn Bhd here.

Under the agreement, Parkson will become an anchor tenant of Asian Pac's shopping complex, The Mall, in Kota Kinabalu.

Parkson will occupy 140,000 sq ft over three floors of the shopping complex, making it the largest of Parkson's seven retail outlets in East Malaysia.

Megat Najmuddin said the mall would house 260 shops spread over four levels.

“We are aiming to have about 60% of the tenants from the fashion and food and beverages lines,” he said, adding that The Mall was expected to generate over RM400mil in sales in the first year of operation.

The Mall, targeted to open by 2010, marked the second and final phase of Asian Pac's Kota Kinabalu Times Square, a sprawling 9.2ha urban commercial development.

The RM1.2bil project comprises offices, shopping, leisure and entertainment facilities, two hotels and serviced apartments.

Parkson chief operating officer Toh Peng Koon expects the local retail industry to pick up in the last five months of this year.

“We expect a positive performance for the second half, helped by salary increment among the civil servants and the arrival of tourists from Visit Malaysia Year campaign,” he said.– Bernama

Very nice, especially the facade, that makes the mall would not look out of place when compared to Klang Valley malls.....at 3.4 million sq ft in gross floor size, will it be the 2nd biggest mall in KK after 1 Borneo?

ala, nda payah diorg mau relocate tu airport coz landasannya kan suda dipanjangkan ke laut...... which means kapal terbang semua akan take off dan landing dari arah sana.... ruang udara d area CBD nanti mana kena kacau lagi oleh kapal terbang tu.... starting dari sana la kk start mau ada banyak bangunan yg tingginya sama atau lebih dari bangunan yayasan sabah.... hehehe.....

Can I assume you were kidding ?:)

An airport with its runway limited to operations to/from one direction, whatever length of runway you construct, is not very efficient. Worse, not very safe either - think wind direction.

Actually, flightpath to BKI's runway 20 (or from runway 02) - north lah, heading towards bandar direction - doesn't come too close to actual KK CBD. There is still some margin of comfort (can see even from pic posted previously - but go google earth for clarification) Cannot be certain about DBKK's regulations, but there should not be any restriction on height of buildings in KK because of aircraft flightpath.

However, the KK Times Sq site, Sutera Harbour, Grace Ville are all directly under when the jets scream down or up. Also, at that point, the aircrafts would be at a much lower height compared to when flying say over Jesselton Point, Wisma Merdeka.

KUALA LUMPUR: Asian Pac Holdings Bhd has raked in RM160 million sales representing over 95% take-up rate from the first phase of its KK Times Square project in Kota Kinabalu, said its chairman Datuk Seri Megat Najmuddin Megat Khas.

The first phase of the project, which is the company's maiden venture in Sabah, comprises 12 blocks of business suites, shop offices and retail outlets with a gross development value (GDV) of RM168 million. The first phase is expected to be completed by year-end.

Speaking to reporters after Asian Pac's AGM here yesterday, he said the construction of the second phase known as the Mall consisting of a shopping mall, two hotel blocks and two blocks of serviced apartments, had already begun.

We intend to develop and keep the shopping mall, hotels and car parks as our investment properties while the serviced apartments are meant for sale, Megat Najmuddin said.

The company expects the project to contribute at least RM20 million annually in rental income from 2010. Parkson Corporation Sdn Bhd has signed up as an anchor tenant at the Mall for a total space of 140,000 sq ft. The second phase has a GDV of RM650 million.

Asian Pac had sold out another commercial development at Karamunsing Capital in Kota Kinabalu consisting of eight blocks of commercial buildings to the tune of RM55 million on the launch day at the end of last year. It is expected to be completed in the first half of 2009.

Over at Peninsular Malaysia, he said the company had recently acquired a piece of prime commercial land at Sri Gombak and it was also in the midst of acquiring another land located in Wangsa Melawati.

For Sri Gombak, we are building shophouses with an expected GDV of RM125 million, he said, adding that the company would begin to see revenue flowing in from the project by next year.

On its Fortune Eight development in Kepong Entrepreneurs Park here, he said: Hopefully some time in the middle of next year, the revised development will be under way. Currently, Asian Pac has a total undeveloped landbank of more than 1,000 acres.

I had the pleasure of visiting your beautiful and clean kota kinabalu for the first time last week!I am impressed with what i saw!But for sure i made a point not to go to any of the shopping malls in town!!!STOP no more malls for KK for the next 5 years !!!KK has its own charm even without the malls!!!The older part of town between centerpoint to the bank negara building needs some major upgrading,The market area too needs some tender loving care upgrading!Last not least public transportation.The cabs are so expansive,They need to get their act together with the airport very soon, its crazy to to have 2 terminals like it is now,Why not have water taxis between tanjung aru via sutera habour via town to likas.

Asian Pac unit to issue RM200mil notes

PETALING JAYA: Syarikat Kapasi Sdn Bhd, a wholly owned unit of Asian Pac Holdings Bhd, has proposed to issue RM200mil nominal value of up to 5-year guaranteed commercial papers or medium term notes to be guaranteed by Danajamin Nasional Bhd.

In a filing with Bursa Malaysia yesterday, Asian Pac said its principal adviser and lead arranger Affin Investment Bank Bhd would be submitting the proposed programme for the approval of the Securities Commission on behalf of Kapasi.

The proceeds of RM200mil to be raised is to be utilised by Kapasi to part finance its Kota Kinabalu Times Square 2 proposed development project on about 15.45 acres in Kota Kinabalu, the lease for which expires on Dec 31, 2076.

The proposed scheme comprises a retail mall of not less than 673,797 sq ft in net lettable area, 2,400 parking bays and not less than 41 exterior shop lots; and five blocks with not less than 498 serviced apartments and around 800 parking bays.

Asian Pac said the proposed programme was not expected to have any material effect on the group’s earnings for the financial year ending March 31, 2011.

Asian Pac managing director Datuk Mustapha Buang told StarBiz Danajamin’s guarantee had provided the company the opportunity to raise longer term borrowings at a reasonable cost within a shorter time.

“Despite being a mid-sized developer, we are now able to raise bonds for project financing. Bonds wrapped by Danajamin will automatically be upgraded to AAA rating, which gives investors an assurance of the quality of the paper.

“We expect to be charged a fixed coupon rate of around 4% to 5%, which is lower than bank interest rates of 7% to 8%,” he added.

Asian Pac increases on its property investments

ASIAN Pac Holdings Bhd is building up its property investment portfolio in new growth areas to widen its income streams.

According to managing director Datuk Mustapha Buang, the company will consider land that is ready for development in the Klang Valley, Penang and Johor.

“By raising our property investment portfolio, we expect to raise our annual income from investment property of about RM1.5mil now to more than RM40mil in the next three to four years. The existing income is mainly derived from car parking fees,” Mustapha says.

Currently, Asian Pac operates 1,300 car park bays in Kota Kinabalu and another 2,300 bays will be ready in the next three to four years. It also has a 6.3 acre site in Kepong Entrepreneurs’ Park that is being leased to Carrefour.

Mustapha points out that most of Asian Pac’s projects are in Kuala Lumpur now and the company has experienced some delay in the approval application process pending the Kuala Lumpur City Draft Plan 2020.

“It is also getting more challenging as land cost in the city has appreciated by 20% to 30%. Building up another source of regular income flow will ensure we are able to diversify our income streams,” he adds.

Currently 40% of Asian Pac’s sales come from commercial projects and the balance from residential projects.

For the financial year ended March 31, 2010 (FY10), the company recorded sales of RM101.6mil against RM83mil in FY09.

The company has in the pipeline four mixed developments with a total gross development value (GDV) of more than RM1.8bil for launch in one to two years.

The first will be KK Times Square phase two in Kota Kinabalu; Dataran Wangsa in Wangsa Melawati, Kuala Lumpur; Kepong Entrepreneurs’ Park parcel B4 in Kepong and Dataran Larkin in Johor Baru.

A residential project for launch early next year will be Bijan at Country Heights comprising 12 terraced bungalows and semi-detached houses with GDV of RM20mil.

KK Times Square 2 will be launched next month, Dataran Larkin by November, Dataran Wangsa by December and the Kepong Entrepreneurs’ Park project will be early next year.

Mustapha sees opportunity to further expand the company’s presence in Kota Kinabalu,

Its wholly owned unit, Syarikat Kapasi Sdn Bhd has built up a good track record in Kota Kinabalu through its KK Times Square 1 comprising 5-, 6- and 8-storey shop offices and Karamunsing Capital’s 55 units of two- and three-storey shops.

“We want to leverage on this presence and are on the look out for strategic land for development in Kota Kinabalu. We are also exploring possible joint ventures with Government-linked companies.

“With climbing palm oil prices, the Sabah Development Corridor and increasing tourist arrivals, we see good potential for Kota Kinabalu’s property market,” he adds.

Syarikat Kapasi, which owns the 23.45 acres that KK Times Square is located on, was acquired in 1997.

The land is strategically located at the coastal area of Kota Kinabalu, close to Sutera Harbour.

Located about 10 minutes from the airport, KK Times Square comprises shop offices, a shopping mall of about 670,000 sq ft in net lettable area, 41 exterior shops and 498 serviced apartments.

Asian Pac chief operating officer Calvin Low says the project with a total GDV of close to RM1.4bil, is slated for completion in 2013.

“The 670,000 sq ft of net lettable area to be completed in the later part of 2013 will be able to churn out rental income of RM40mil a year. The five blocks of serviced apartments and shoplots with a GDV of RM460mil are for sale,” Low adds. To raise funds for the KK Times Square 2 project, Sykt Kapasi would issue RM200mil nominal value of up to 5-year guaranteed commercial papers or medium-term notes to be guaranteed by Danajamin Nasional Bhd.

Danajamin is guaranteeing the bonds based on the viability of the project as the fund will be raised specifically to finance the project.

Mustapha says Danajamin’s guarantee has provided the company the opportunity to raise longer term borrowings at a reasonable cost within a shorter time.

He says this form of fund raising would be popular, especially in projects where there are no sales during the construction period.

KUALA LUMPUR: Asian Pac Holdings Bhd will venture into property investment with the development of The Mall, a shopping mall that forms part of the RM1.5 billion KK Times Square II in Kota Kinabalu, Sabah. When completed in 2013, The Mall would be the largest mall in the state capital.

KK Times Square II comprises The Mall, 498 luxurious residential suites called ‘The Loft’, and 41 exterior shops.

“Instead of buying land and developing properties to sell them, we will hold the property for long-term investment,” said Asian Pac executive director Chuah Swee Guan, who added that this would be the group's first such project.

Chuah spoke to reporters after the signing ceremony for the RM200 million commercial papers/medium term notes (CP/MTN) between Asian Pac’s subsidiary Syarikat Kapasi Sdn Bhd and the principal advisor and lead arranger, Affin Investment Bank Bhd on Tuesday, June 29.

This fund-raising exercise will enable Kapasi to raise up to RM200 million to part finance the construction and development cost of KK Times Square II, which is estimated to cost RM500 million. Syarikat Kapasi is the first to conclude the issuance of a CP/MTN programme, which is guaranteed by Danajamin Nasional Bhd.

The Mall, which has a gross development value of RM861 million, is modeled after the major shopping malls in Klang Valley and boasts a net lettable area (NLA) of 670,000 sq ft.

According to Allan Soo, managing director of CB Richard Ellis (CBRE), the retail consultant for The Mall, the mix of tenants would be fashion-driven, similar to major shopping malls in city centers.

“Easily 50% of the tenancy will be fashion outlets and we’ll have a mix of lifestyle, entertainment and F & B outlets as well. Basically, it will be a fashion and lifestyle mall,” said Soo.

Retailer Parkson Corporation Sdn Bhd has already committed to a space of 140,000 sq ft, making it the anchor tenant.

Asian Pac is confident that the shopping mall will not only be sustainable but also dominate the market once it opens, despite the lack of large malls in Kota Kinabalu.

According to data released by National Property Information Centre (NAPIC), the shopping centres supply in Kota Kinabalu stands at 352,575 sq meters as of 1Q 2010.

“Almost all malls in Kota Kinabalu are strata-titled which means poor tenant mix planning or control. None are investment-grade nor planned for the long term,” said Soo.

Soo believes that the time is right for a major grade ‘A’ mall to dominate the market and KK Times Square II with its single ownership, a strong fashion led-tenant mix and prime location will fit the bill.

The 15-acre, 9-storey KK Times Square II is the second phase of KK Times Square. Phase 1 consisting of 12 blocks of business suites, shop-offices and retail outlets called Signature Offices was launched in 2004 and is sold out.

Three other projects slated to be launched this year are the RM100 million commercial development project Dataran Larkin in Johor, the RM70 million mixed development project in Dataran Wangsa @ Wangsa Melawati and a RM300 million mixed development project in Kepong.

KOTA KINABALU: The city will have a new bridge that will link KK Times Square and the Riverson development with the future bus terminal.

The bridge, costing more than RM20 million, will feature three lanes in both directions and is expected to be completed in 12 months from yesterday.

The cost of building the bridge will be borne entirely by the developer of KK Times Square, Syarikat Kapasi Sdn Bhd, which is a wholly owned subsidiary of Asian Pac Holdings Bhd.

It also consists of a bicycle track, which is part of the Tanjong Aru to Universiti Malaysia Sabah (UMS) Cycleway Project, which will be implemented by the City Hall this year, said Asian Pac Holdings Bhd managing director, Dato Mustapha Buang during the ground breaking ceremony of the KK Times Square New Link Road Bridge held in front of Wawasan Plaza and next to the present bus terminal.

Later, during a press conference, Mayor Datuk Abidin Madingkir said that the establishment of the new bridge and road would help ease traffic congestion along the coastal highway.

“At present, many motorists are using the Coastal Highway, resulting in traffic congestion. With the bridge connecting direct to Anjung Senja from the KK Times Square, we feel that it will help ease the congestion. The road network is something we have been hoping for in efforts to reduce traffic congestion,” he said.

“The link bridge will provide another road network connectivity to the city, especially to the future bus terminal, Anjung Senja Sea front boardwalk and joining Jalan Tun Fuad Stephens towards the northern part of the city,” he said.

Apart from relieving traffic congestion, Abidin also said that the link bridge has touristic elements attached to it since it is sited by the coast.

Meanwhile a press statement from the developer explained that the 87.4 meters long and 28.4 meters wide bridge will span over Sungai Sembulan and that its aim is to enhance accessibility to the mixed development for KK Times Square.

To span the relatively wide but shallow bridge, two units of single span twin cell box girders will be used.

The bridge is designed for a three-lane dual carriageway skewed at 18 degrees with a central median of 2.4 meters and a walkway on both sides of the bridge.

Full integral bridge design concept is adopted. No expansion joints and bearings are used in the design of the bridge to minimize future maintenance cost; the bridge is built monolithically to the abutments.

The proposed new bridge is designed as cast in situ post-tensioned box girder bridge and that the box girder depth varies from 1.8 meters at mid span to 4 meters at the pier.

To optimize the design of the bridge to achieve the required free board with relatively shallow depth, counter weight box segments of 10 meters long and 5.1 meters deep are provided at the two abutments. These counter weight segments are filled in with granular fill material.

Bored piles are adopted as the foundation of the bridge structures, to provide resistance as well as the lateral soil structure interaction.

It is also said that the Jalan New Link and the bridge were designed in accordance with the ‘technical directive of Public Works Department’ and meets the urban road alignment requirements.
