Just wondering if anyone has any feedback on this upcoming project of DMCI which is located at Dr. Sixto Avenue, Pasig City. It's one of their low-rise projects, similar to the East Ortigas, Mayfield, Raya, etc. projects.

Has anyone of you purchased from DMCI projects? Is it worth it?

Sorry, the images I got are too small. Just found on the net that these units are selling for P1.836 M. If anyone knows about the details, post them here. Can't say if the units are expensive or not, just looking at it, they look like flat units. But at P 1.8M maybe I will put my investment elsewhere.
DMCI is a reputable company, although I don't know their track record in delivery. What do you guys think?
bustero June 22nd, 2007, 12:06 PM Their projects are ussually inexpensive and good value. They deliver very well and quickly now.
They previously had another company called universal rightfield that developed Pioneer Highlands and the shareholders in that company and some of the buyers had problems.
They should be ok now since most the real estate companies have been reborn. They make their own buildings so they construct very fast.

barukdok March 19th, 2008, 03:43 PM Wow, this is the kind of project that really shows the Pasig river has been resuscitated! I was in Manila last week and saw how clean Pasig is compared to 15 years ago when it was covered with garbage.
We took a pedicab (yes, the manual one) from Divisoria and was headed for Taft Ave., when by accident, I saw a sign that read "Pasig Ferry Station." You bet we took a ferry ride from the Escolta area, and my, it was one pleasurable trip. The view from Pasig isn't postcard perfect, but its transformation is amazing. Hats off to the people behind the gargantuan task of cleaning up the Pasig.
Yes, there were a few breathtaking sights, from inside the airconditioned ferry. We noticed hundreds of seagulls and kingfishers swooping down the river. That means the river is now teeming with fish! It's really alive :D
We disembarked at Hulo Station, took a 2 minute banca ride to the Rockwell side. It was an experience, I tell you. You should try the ferry ride.
The next time, the trip will be all the way to DMCIs project :D The ferries certainly will make trips faster for residents in the project. Maraming stations along the river.:banana:

I can only guess, based on the pictures that I saw above - none. 4 storey structures are not required to have elevators. What looks like the 5th level may turn out to be an extension of the 4th floor units - a strategy common to projects of this category.
If I'm correct (no elevators), prices for the top most floor units should be lower than those on the ground floor, meaning, as you go up, prices become lower. The opposite of condos with elevators - the higher you go, the pricey it becomes.

I also find it hard to "style" my unit I think due to the lack of wall space. what I know is phase 2 is sold out already, in fact, this project has been moved to the "past projects" section of dmci's website.

I have the same question too but when i checked one of the units in Riverfront, there are portion wherein it has solid cemented walls and a portion that has gypsum (not sure) too. Correct me if i'm wrong though.
@aireiser - how many bedrooms does your unit have?
sking1238 September 3rd, 2008, 04:13 PM vrmzubiri, yes, dmci allows minor changes but subject to approval of their architect. ivinchy, walls of bathrooms are concrete and I believe walls of rooms are fibercem.

sking1238 September 3rd, 2008, 04:47 PM ivinchy, i don't know about adding a door to the balcony but items inside the unit like bedroom doors or fibercem walls can be relocated, and as I mentioned earlier subject to the approval of their architect. You may contact Architect Eric Saminal of dmci to ask. I myself am having a hard time thinking of what to do with our unit. :)

Oo nga, I'm hoping nasa 20-25k ang lease rate. If that's the case, I might consider renting it out. Are you also planning to rent out your unit?

I heard 18k up ang rent for 2br at the 2nd floor of Nile Building not facing amenities. Kung higher floors and facing amenities dapat siguro nasa 20k up unfurnished.
I just purchased, or am purchasing, a unit at riverfront. Transfer and still have to get my hands on the CTS although paid na ang seller (assume balance). My wife and I are still uncomfortable until we get our hand on the CTS although DMCI employees assured us OK lahat ng process of transfer kasi the owner already waived their rights in our favor.

ivinchy, i don't know about adding a door to the balcony but items inside the unit like bedroom doors or fibercem walls can be relocated, and as I mentioned earlier subject to the approval of their architect. You may contact Architect Eric Saminal of dmci to ask. I myself am having a hard time thinking of what to do with our unit. :)
I inquired about putting up grills on the balcony kasi may bata but was told that any changes that can be seen outside and which will change teh facade or design of the building is not allowed.

Although there are some units being sold for 3-3.2M, the above, quite recently posted dilutes the value of the units. Good for buyers but not really good for unit owners although price will stabilize once these units are sold.
My concern is for those selling at near cost or almost without profit. Are they selling because they cannot pay the amortization or for other reasons that we, unit owners, should be concerned of?

Hi vrmzubiri. I also got a unit in Hudson. But when I got it in 2008, I was told that turnover was Nov 09. How did you know that it was moved to Dec? Who can I contact regarding updates on Hudson? Thanks!

Hi condo dweller. I requested it through my broker. You have to make the request many months before the turnover... before they start installing the interior. Buti na lang very efficient yung broker ko. He coordinated everything with DMCI, and advised me all the things I needed to do in advanced. I even got a refund para sa mga materials na natipid.
My unit is also at Hudson. I inspected the bldg last week, and it's 98+ % completed. The interior partitions, kitchen stuff, paints were all done for most units. So most likely, they will no longer approve your request. From what I saw, Hudson units seem ready for turnover already.
Anyone here wanna share pics on how his/her unit was decorated? :)

Average ceiling hgt. is 2.8 meters, not sure though. I did not actually take measurement, sa tinging ko lang.
Ive seen some units with drop ceilings (jordan and nile) I think ok naman.

Some units have the exact opposite layout. I would suggest writing your queries to the management or I'll personally ask about it.

You just have to inspect every room to see if there are needed repairs for imperfections or what not. In our case, we had some bathroom tiles replaced because of cracks and the paints on the doors redone. Other than that, the unit is actually ok upon turnover.
As to when you can move in depends if you have accepted the unit right after inspection. If you don't want anything redone or fixed anymore, you can sign the acceptance form and you'll be briefed at the office for certain requirements. You''ll also need to pay the joining fee(around 4k for a 2 bedroom if I remember correctly); current month association due (P35 per sq.m.); meralco power bond; deposit for water. You'll also be required to have an emergency light and fire extinguisher which they also sell at the PMO but you may offer to purchase them independently, if they allow.
Once you've done all those, the keys are handed to you and you can move in. Just remember that when you're bringing in stuff or having things delivered, you need to secure a gate pass at the office prior to the date to avoid delays. The guards look for the gate pass when deliveries are made.

nile August 1st, 2010, 03:44 AM Yung RPT included in the assoc dues every quarter via PMO is for the common areas only but for the unit and parking, this will be paid at DMCI office. You have to request DMCI for the billing statement and it will take 7 days for it to be available.

sakay ka ng marikina jeep sa labas, then baba ka sa jenny's, then sakay ka ng bus na G-liner or mga fx or jeep na papuntang robinsons. dadaan na yun ng medical city. riverfront to jenny's including traffic is 10mins. Jenny's to Medical city 15mins with traffic na rin.

Kumuha pa kami ng extra na all-around insurance from Metrobank. (Condo Security) Para naman sa protection namin. 3.2K Annual Premium niya. 2 million coverage. Earthquake, Fire, Flood, etc.. protection.
