Kinda interesting the way this building is rising. While Marina 101 is building the floors right with the core, this one built the core first.

^^ There is no sun from that direction (North-West) so the only thing the Elite Residence will block would be the sea view ... which by the way was never advertised as feature of the Marina101

The close-up of the top shows helpful numbers on the core (I guess they are fixed on top of each floor, not on bottom).
And lv30 is oversized and has a lateral door: this looks like a service floor to me.

I love these towers. The pace of construction is amazing! However I do feel sorry for the people stuck between 4 buildings without seeing the sun all day long. lol :D

Yeah, come to think of it, supporting reinforced concrete 380m high absolutely requires a lot of load-bearing pours. I think of a time when no one thought you could push cement that high. I'd love to see the effect when the interiors are finished.

Whats so special about this project? old design indeed and looks like a box really with small windows. The plot is so small hardly can come up with some sort of design. Yes it is a tall tower and who would want to live above 50+ floors except if they want to hibernate, I mean they would spend half their life going up and down the lifts if they want to enjoy living in dubai.

Anyway, does any one of you have experience of living in 80th ot 90th floor for a long time?

Have you ever travelled in a high speed elevator before? Was in the John Hancock Centre before and the lift went from ground level to the observation deck in around 30 seconds or just a little bit more. :cheers:

Remember, the glass color is not only designed for the outside viewers. If you stand inside the building blue glass is the best since it filters yellow light. In a region like Dubai with quite a bit of yellow sand dust and sand covered land this is quite relevant.

Yes, Elite Residence is a SKYSCRAPER now, with core at lv 55 and circa 205m.
Floorplates have sped up as well: outer walls of lv 35 are under way. And above the base there's more than just a sample of cladding, it's more than a full floor. Looks a bit like Sulafa Tower there atm, but all will be different when laminations get off, I suppose.

Didn't you know? You can read it a few pages back that they are gonna lift this building here from Dubai with 10 Apache helicopters to Shanghai. Because of the economic crisis they can't find any tenants here in Dubai, but due to the economic boost in China they likely will find tenants there.

Cladding and ornaments are coming quick now. I like the blue color of the glass, though the planned smaragd green woud've been a nice contrast.

sorry, but i doubt it.
protection layers still there and cladding might be orange (as i mentioned before).

edit: it seems to be partly white, we can see few unprotected panels already.

I don't think they are able to build such a structure on top which is open on such a height. And what's on top of the open part? Something where people regularly come? I think it will be very very windy at that open part, if there are stairs in there it will just be blown away lol.

Hello Everybody.
First of all, thank you very much for regularly posting construction updates on this forum. I look at this page every few days and enjoy following the progress. I am barely in Dubai otherwise I would also provide you guys with a few pictures.

The reason I write here is, I have a question concerning payments and penalties. Maybe one of you has an answer.

As I have payment issues, I asked Tameer if I could pay everything at once in half a year. They rejected and talked about a 5000 Dirham fine for every delayed month. I am willing to take that fine as with the exchange rate of the euro and my current financial situation, this would make more sense for me. However, I wanted to aks if in return I can also demand fines from them through an attorney for the delay. Does anyone know the contractual framework and the law in the UAE? Sorry for posting this here, but I thought this might be a forum where others also have similar problems or solutions.

Thank you and i will continue to enjoy watching the Elite Residence grow ;)

There will be enough machineries and equipments to be positioned on top, plus above 300 is way to high for a public roof pool.

Even if there was available space not needed for service equipment etc, I don't see additional public facilities as an option. Who would be willing to pay for such a non-profit installation? Would be nice though if anybody did...

Construction of a 91-storey exclusive residential tower in Dubai Marina is making good progress and is on schedule to be completed by March 2011.

The Tameer Holiding Investment project, otherwise known as Elite Residence Tower worth a massive AED 1.7 billion, will stand at 380 metres and accommodate up to 1,500 residents in one of Dubai’s most sought-after districts.

Originally due for completion in 2009, the development is now successfully underway and scheduled to open to the public in March next year.

Master developer Emaar and main contractor Arabian Construction Company are reportedly making good progress on its construction, Cladtech International having already made a start on the cladding work.

In October 2009, KONE were appointed to supply a total of 12 elevators for the project using the company’s JumpLift technology to hoist up goods and supplies during the building’s construction.

[B]Tameer President Federico Tauber said: “Cladtech, a leading UAE based cladding contractor, has commenced work and is progressing at an excellent rate on the Elite Residence project.

"The Elite Residence will offer one of the most desirable addresses in Dubai Marina, the city's most sought-after residential district.

He added: “Once completed in 2011, the new landmark development at a height of 380 metres will become one of the world's tallest residential towers and will house around 1,500 residents."

Providing 695 residential units and covering a total built up area of 139,920.00m2, the high rise is set to feature more than a few characteristics of its neighbour The Princess Tower, currently one of the tallest residential towers in the world.

Located close to The Palm Jumeirah and The Mall of the Emirates, the tower will havepanoramic views over The Palm Jumeirah and Marina, and will be just a few minutes’ walk from industry free zones Dubai Media City, Dubai Internet City - with Jebel Ali a short drive away.

Developers of the Elite Residence project in Dubai have announced that Tiger Steel will be providing fabricated steel for the development.

The supplier, which will be awarded the contract officially by main contractor Arabian Construction Company later this week, has been chosen because of its proven track record and competitive edge.

It will be one of three steel suppliers to the project, alongside Cicon, which is providing reinforced steel (rebar), and Freyssinet, which is currently supplying steel for the post-tensioning.

The fabricated steel will be used for the roof feature at the very top of the 91-storey building, which will take the form of a crown in line with the ‘elite theme’.

Tameer’s development director Darren Ingram said: “The tendering is already done and we have made the decision to use Tiger Steel for the structural steel for Elite. The nomination is currently under process, and ACC will be announcing the contract officially later this week.

“Tiger Steel has already done work on the Elite project. We chose the company based on its proven track record here as well as its competitive edge.”

When finished, the Elite Residence project, which is already half constructed and progressing well towards its completion date, will provide 697 residential units overlooking the Palm Jumeirah, located close to Dubai Marina.

The Palm Jumeira views show best how this tower has grown during the last months:
core is at 69th level under framework / +250m,
regular floors at 55th and 56th level / +200m.

The change of the core above lv60 is remarkable, guess they need less elevators in the upper third.

Also the cladding pattern is different in the middle section above tech level 29. According to the renders, this reminds me of the Princess Tower shaft (columns with alternating two joined and one seperated floor).

It is, one of several high-profile residential projects in Dubai to get back on its feet this year, but Elite Residence is by far among the fastest-progressing.

Constructed as far up as the 64th floor with just 20 residential levels and a roof still to go, the tower, quite literally, has high prospects.

Advancing quickly and efficiently alongside its sister project The Princess Tower, (located just metres away), Tameer’s second-tallest, quickest-moving development is a clear indication that Dubai is looking forward to an upturn.

“The recession has had an impact on the Elite, I would be lying if I said otherwise,” says Tameer’s chief development officer John Zwets.

“Although we had sold the majority of the [residential] units at that time, the financial crisis impacted on how people deployed their capital and paid their bills. One of those bills was to satisfy their agreements with the developer. It became more labour intensive to get people to make payments.”

He goes on to say how, as a result, it became more difficult to pay the main contractor Arabian Construction Company, which in turn slowed construction down and delayed the project by as long as six months (though he reiterates that the scheduled completion date has not changed since the project received RERA approval in August 2009).

And yet today, it is almost as if the downturn never happened. Up on the 64th floor, a level which so far consists of just the lift shaft or ‘core’ of the building, workers are preparing steel for concrete casting, and ‘jumpform’ formwork is in place ready to be deployed for further upward excursions.

Luckily for the workers, safety seems to be a priority for the developer. As well as being equipped with safety hats, the men are enclosed by what looks like a rather secure fencing structure. “We are very focused on safety,” says Tameer’s development director Darren Ingram, adding: “as a result, we have had no major incidents on site.”

Valued somewhere between US $250million and US $299million, with a total built-up area of 135,760m2, the project involves construction of a 380m tower located close to Dubai Marina, facing The Palm Jumeirah – the aim being to provide panoramic views of one of Dubai’s most prestigious stretches of real estate.

When finished, it will have a total of 91 floors, including four basements, the ground floor and an additional 86 floors above ground level, with four parking decks and 82 residential levels.

It will offer 697 residential units to wealthy investors, with amenities such as temperature-controlled swimming pools, high speed elevators, a ballroom and a billiards hall.

With this in mind, it becomes difficult to see how Elite Residence is any different to the large number of other prestigious, residential developments that are back in business this year now that the worst of the downturn has passed. According to the developers, it’s all about architecture.

“If you look at the shape and the formation of the building, it could probably be described as an interesting blend of what people consider to be modern architecture and what obviously is a remarkable building that really drove the emergence of technologies and architectural expression,” says Zwets.

“You can’t call Elite a traditional building, because it is simply not. I think what the architect was trying to do was give it a ‘Dubai flavour.’

And by this, I mean something different to the bland sky scrapers you would see in another metropolis like Hong Kong, or New York. I think he tried to give it a bit of soul.”

This so-called ‘Elite theme’ is perhaps better depicted by reference to the project’s unique features. According to Ingram, the colour scheme is particularly important, as are the finishes and structural idiosyncrasies.

“Among the things that distinguish Elite Residence from other developments are the location and the unique design attributes,” he says. “The façade system will provide a superior external finish, quite unlike some other residential buildings, and for this particular tower, there is a very unique roof feature.”

Otherwise known as the ‘crown’, the roof, as explained by project manager Frank Zaid, is a key part of the Elite theme, and will be fitted with 400 small lights that will change colour at night. These lights are in addition to lighting down the mast and sides of the building.

Customised by a specialist lighting consultant, the external lighting for the tower is itself another fundamental element of the design, which according to Ingram, highlights Elite’s unique architectural features. :banana:[/COLOR]

With the tower standing at 380m high however, it is important to consider how the roof will be constructed, and indeed how the lights will be fitted safely. “The roof will be pre-fabricated at ground level, and lifted up to the top of the building in stages and installed by crane,” explains Arabian Construction Company’s (ACC’s) project director Bill Parker.

“The light fittings will be pre-installed into the cladding at the cladding factory, to avoid having to fit the lights at height and ensure safety.”

But the developers are keen to stress that Elite as a project is “not a pre-fabricated development but a built building”, which may explain why lower levels of the project are at different stages to those higher up.

The first floors for example, are complete with plastered walls, windows and kitchen furnishings, in sharp contrast to level 64 which remains an open air space. Parker explains why.

“The construction of Elite is all being done in a planned sequence. Effectively what you have is a vertical climbing of trades, which is an efficient way of constructing this kind of building. The nature of high rise demands a vertical progression based on the structural plans.”

He adds: “What we like to talk about is a typical ‘floor cycle’ where each trade is trying to meet its own target within that cycle.”

In the case of Elite, the first stage in the cycle is the structural works, followed immediately by the cladding to enclose the building quickly and maintain safety, and additionally because the walls and ceilings act as a buffer for the skin of the building.

The block work, plaster work and tiling is next, followed by the MEP works, joinery, ceiling grids, ceiling plaster, paint work and finally the fit outs.

The whole process takes approximately nine months, suggesting that the structural works for the last main floor must be completed by early 2011, should the tower be constructed in time for its scheduled completion date – the end of Q3/October next year.

The question is: are the time schedules feasible?
“I think it is a reasonable programme,” confirms Parker. “We’re working steadily towards completion.”

To achieve it however, he suggests that coordination between the main contractor and subcontractors is critical, which at Elite, is being well managed by the site engineers.

Certainly the developer seems happy with the site’s progress. Speaking about the structural works, Zwets says, “The project is currently progressing at around four, sometimes five floors a month, so that’s a five to seven-day cycle per floor."

"The contractor, ACC, is doing remarkably well, so we’re very happy with them. We hadn’t used them before except for The Princess Tower [also under construction] and we’ve had a similar experience there. They are a very good contractor.”

Subcontractors include MEP firm Reliance Electro-Mechanical Contracting (REMCO), lifts provider Kone and cladding expert Cladtech.

The steel is being supplied by three different contractors, including Cicon (which is providing the rebar), Freyssinet (which is supplying the steel for post-tensioning) and Tiger Steel, which was only recently awarded the contract to provide the fabricated steel for the roof feature.

Concrete is being supplied by Universal Concrete Products Limited Company. The developer anticipates that the project will require 17,900 tonnes of steel and 75,000m3 of concrete to complete.

To reduce the volume of steel and concrete used however, and minimise material handling on-site, not to mention the time and costs of the overall project, post-tension reinforcement technology has been incorporated into the structural design for the floor slabs in the place of traditional reinforced concrete.

“Post-tension concrete slabs are leaner so your building gets lighter and you need less traditional reinforcement,” explains Zwets.

“This reduces the mass of the building, and means you can construct faster because the slabs require less steel and less steel fixing, therefore less action by the workforce, so there is a reduction in time as well as costs.

“It is also means the floors are lower and around 5cm thinner than traditional concrete, which makes quite a difference when you’re building a 91-storey tower, with 5m less to build to achieve the same number of floors.”

Time and efficiency certainly seem to be of the essence with the completion date little more than 12 months away. “The structure is reinforced steel because this is more efficient for the vertical structure, but the floor slabs will rely on post-tension reinforcement as it carries the load better,” adds Parker.

Efficiency seems to be important for Tameer both in terms of the construction of the building and its long-term operation. Though they maintain that “Tameer’s objective is to be a developer and not an asset manager,” executives at the firm are keen to emphasise their consideration for the building’s long-term maintenance.

According to Zwets, an example of this was when they employed an internal facilities management team to carry out a comprehensive service review at the beginning of the project, which meant that managers were able to rule out any concerns over how the building would be managed and operated efficiently in the long term.

To encourage environmentally-friendly living, Tameer has also installed a central chilled water system on site for the air conditioning of the building (with a view to reducing energy costs).

This system will be in addition to relying on a high-tech cladding system that will maximise insulation.

“The cladding system consists of unitised panels which are manufactured in the quality-controlled factory situation and then installed on site as complete panels,” says Ingram. “This provides excellent thermal insulation and acoustic properties, as well as minimising the amount of work on site.”

As it stands there is a significant amount of work currently taking place at Elite, all the major contracts having been awarded to subcontractors and as many as 1,400 workers on site at any one time. As the tower grows in height, Tameer expects an increase in man power, with a peak of around 2,400 workers as the project draws closer to completion.

Thus, the only outstanding concern is how a 697-capacity residential building will manage to fill its units in the context of Dubai’s housing surplus. Zwets is quick to answer.

“The easiest thing to say is that this building was designed and started a few years ago before the recession. To date we are 95% sold out.” he says.

Perhaps then, there is room for more residential projects after all? Maybe another Elite-themed tower – continuing the brand name? “It’s an idea,” he says, “but not something we’ll be doing right now. I don’t know if the market is ready for new buildings at the moment. Like all developers in the region, and probably across the world, Tameer is focusing on delivering its existing projects, rather than starting new ones.”

Cladding has been put on even quicker, 6 new floors are covered up to lv 38.
And floorplates are at around 59, right below service floor, that could last a bit longer then.:)

I just noticed something odd on the last pic (http://i36.tinypic.com/2sbvl06.jpg) ... number labelling mistake between 67 and 68 or is there a mezzanine level!?:weird:

Now more recently... 9 floors cladded in about 5 weeks, one more floorplate (but it's service floor 60) and 3-4 new core levels, at least 76 should be u/c now, if my counting is correct. So the top part of the tower with taller floors must've started. The two last visible core openings already appear bigger to me, but that might be an optical illusion on the following picture.

Now the first of the tall upper floors are clearly indicated on the core, which must be lev 77 or 78 now. That's +2 from 8 days before, while floorplates have entered the upper third and got +1 level (62nd floor). Cladding progress is again faster with +4 (53rd floor).

With the setting suns reflected in the neighboring towers, the few pieces of uncovered orange cladding in the lower part don't contrast that much.

The protection layers have been stripped off above the almost finished base of Elite Residence.
The streetlights gives a reddish impression, but Princess Tower declares that it would be rather golden.
Now at night, new green neon lights shine from the front and back balconies of every 2nd floor... maybe it's still light effect testing.

Same developer right? - guess they got a good deal on buying in same tiles etc for both towers, more like Clone Residence than Elite Residence was seriously thinking of buying in, superb render vids etc but this has put me right off.

From outside the Princess one looks like it might be quite dark inside with the small tinted windows and that internal kitchen window is plain ugly. I like the fact that Ocean Res has clear glass balconies and big windows and great lobby but then the layouts aren't ideal and as I'm looking for one to live in it has to be right...

I think i'd have to see the layout in reality like from these pics as read too much heartache on reality vs plans like over on the Tridnet Grand Residence thread with the photos vs plan sketch comparison

The windows only look small from the outside, but all the windows go floor to ceiling, which I like a lot. Most of the new towers in the tallest block have floor to ceiling windows nowadays.

Of course corner rooms will be brighter than middle ones.

Apparently the core has already got all 8 tall floors that Imre's pic of the tower model at cityscape'07 shows, there's only the hollow crown above. If they stick to this design, the core should've topped out now! What do you think?

Yes, still the progress is visable almost weekly here, at least for Elite Residence:
cladding at lev 62 (2+ in 13 days), slab at lev 76 (+3) and core at lev 85 (+1... so there're more tall floors near the top than I'd expected).

Actually ET got three different main colors: concrete grey at the top,
paper white in the middle, and the final kind of orange-brown (that sometimes appears yellow in the sun) at the bottom.

In December, Elite Residences is still on the rise... slab could be at the transition to the taller upper floors now. And the core has gone up once again, more than I'd expected from the model.

Btw. here the outer walls look light golden... indeed better than the flashy orange, that it seemes to be sometimes.
