Dan Hochhaus December 30th, 2010, 04:18 PM Finally another Marina superblock pano, thanks to advlive.
Elite Residences surprises me once more:
While slab work is still around the transition to the taller top floors and cladding has climbed 3-4 floors since Dec 17th,
the core has grown about one more level - without leaving any more openings. Most likely this is technical area.
But for me this doesn't go together with the model pic by PrincessTower (http://farm5.static.flickr.com/4071/4586143283_2e0355f4bc_o.jpg), linked here in posting #393 (http://www.skyscrapercity.com/showpost.php?p=56501853&postcount=393):
the core top would already appear within the grid of the crown there, IMO.
Also compared with the other towers, Elite Residence could be around 350m now, only 30m to come - inlcuding the spire.
So either there's a total height increase, or the design of the hollow crown has been changed to a massiv one.
Or what's your opinion?

i guess it's easier (and cheaper) to support the crown by a core instead of these 4 steel arches. or they decided to overtake Marina 101 :lol:

No core growth for the last 2 weeks, but slab floors have closed in by 1, I guess.

yeah, I was wondering about the sudden slowdown after the speed we've seen before - that might explain it. they've reached a level where the floor layouts and formworks change. the same happened at princess tower too, where it took quite a while to adjust once they've reached the penthouse section.

In the middle this is mostly hidden by the formwork, that is up by one big level (equals one of the upper floors).
Another detail at the very top: one panel of the formwork has been removed - I guess that the core has topped out.:)

People have different opinions, and a forum is a place to discuss about them. ;-) And if different opinions are "unwanted rubbish of a troll" than idk why we have forums. I don't bash all Dubai projects, in fact i gave the U-Bora tower in the BB thread a big compliment the other day, as one of the best Dubai buildings ever. Anyway, I am sorry for getting off topic.

Though slab of the latest tech floor plus first upper floor is completely visible on Imre's pics from 11 Feb, progress seems to have slowed down a bit to normal... the dismantling of core box takes weeks, for instance.
A propos cladding: why are some parts already uncovered and others now?

Dubai property developer Tameer Holding Investment has announced the completion of the superstructure of its 91-storey Elite Residence project in Dubai Marina.
The superstructure rises to a height of 355 metres, with the much anticipated tower set to reach a final height of 381 metres when it is finally completed later this year.
The mega tower features four basements, recreational and sports facilities, a wide selection of one and two bedroom apartments, and three and four bedroom penthouses, with a total of 697 apartments.
Demand for homes in Dubai has improved in recent months, following a spectacular property price collapse which has seen residential values depreciate by up to 60 per cent across some parts of the emirate since the height of the market in 2008.
Cheaper property prices are attracting growing interest from overseas nationals seeking to bag a bargain holiday home or investment.
Data released by Dubai’s Real Estate Regulatory Authority last week showed that the volume of homes sold in Dubai increased by 20 per cent during the first quarter of 2011 compared to the corresponding period last year, with Brits among the most active purchasers.

The model, just like the design, is simply an artistic impression of the architect's vision, and during the implementation, is adjusted changed improved and fine-tuned by the structural enginering team. :)

I've never realized those rows of "signs" on the concrete. Looks a bit like the greek letters for "psi" or "phi"... but now I see these tags(?) have been used before, too, before putting on cladding. Let's see if the purpose of the dark attachments near the top floor is the same: to fix the glass facade later...

I remember first seeing it a year ago and I thought it looked really funny because of the central column being so much higher than the exterior scaffolding. not sure if everybody noticed, but there is this bellied, round bodied part on the lower section of the pole. you can see the frame of it behind the scaffolding. In addition there is going to be two spheres on the base of the spire. one of which had small light dots in the latest mini model. the framework is already visible - see if you can find it.
and by the way, I know it doesn't look like that from a distance, but this red light on the tip of the spire is so huge and heavy - you wouldn't be able to carry it for long.

The four crown edges will look bigger, and the spire's top will be difficult to recognize from greater distance during daytime, I suppose.

The roof structure and mast have recently been completed, and the tower crane has now been removed. The focus for the site team will now be on the completion of the internal finishes. “It is a proud moment for Tameer to see one of our most iconic projects reach this important milestone,” said president Federico Tauber.

Are you suggesting Dubai is paying money for the Elite Residence Tower in any way? If anything, Dubai is making a good chunk of money out of it. The plot costs dozens of Millions, and is about 60x60m.

The marina is more dense and has taller towers than the original drawings. the plan was not to build it more dense than manhattan.

I'm sorry, but the way the Dubai Marina appears cries out "artificial", "senseless" and "wannabe urbanity gone mad" with an unbearable volume. Unfinished/on hold/empty projects don't help much in this case of course.
It looks really impressive at night though, I have to admit.

I think so. The wanted a dense cluster, but they didnt´t know that to have a goos cluster, it must be tall and low building in smooth transition. Also, buildings have to be more massive. That's important.

office building layouts can afford to be more massive. i wouldn't want to buy into more massive towers than the elite residence - doesnt that mean less window area per sqft? in residential developments windows in each room are important, too.

Well population growth in Dubai cross 2 million mark few days before and most of the Business Class people buy Holiday Homes here ...may for the other reason also.......but population is growing ....

the kitchens look outdated indeed. IMO it comes down mainly to those urgghh kitchen tiles. I'll repeat myself: get rid of the silly tiles, add some indirect light, some modern decoration - and it will be fine.
the ceiling tiles are only in the kitchen. most towers have them. has anybody a good idea of what to do with'em?! suggestions or experience with remodeling are appreciated.

Dan Hochhaus January 8th, 2012, 02:12 AM ^^ White is the totally dominating colour in the 2nd pic for the non-reflective parts of these facades... but Elite Residence will add some contrast when the protective layers come down at the top half as well.
From this view, it looks like cladding is almost done, exept for the parts above the two top corner balconies and a bit of one arch cornice. The tracery may receive a finishing, though they could let the tracery almost as is - would be a lot of extra work to paint or clad it as white as the rest of the crown, and the light grey fits well to the spire.

The wall tiles are also only ok but the fixtures don't look very robust for such a high-class tower. Of course fit-outs aren't done yet but I do hope they improve on what's there for sure.
AltinD February 7th, 2012, 11:08 AM ^^ The fake ceiling with such tiles is the norm in Dubai because the A/C unit is located there, as well as the ducts feeding the outlets on other areas of the home.
I also don't like the kitchen tiles, but they can be changed.

What at first appear to be so attractive (a dense group of skycrappers), really ends being a very oppressive urban group of buildings. Maybe I`m just a weird man, unhappy with this results for Dubai.

I personally like my unit above the 80th floor. Hence it clearly is a necessity for those towers to be that tall. at the end of the day it's ours, and we make the decision. hurray!! :banana2: decision is: super tall. you build your house to your specs. probably "unnecessary" small, but only in my opinion. ;)
like it or not, but for us owners it's necessary. sorry it doesn't meet your taste.
so keep on walking down the street - there is plenty of highrises, and villas thereafter to enjoy. that's actually good about Dubai, everyone will find something according to their height preference... :cheers:
