Hello all
I'm in the UK and looking at buying in this development off plan.
As ever it's a bit nerve racking when you are about to cough up large %'s.
Does anyone have any opinion about the development or ACW Holdings who are the developers?
Also, is it a good area to be in to be able to walk to things such as coffee bars and restaurants?

Just joined this forum [newbie], hoping to find some queries answered as well as recieving good information from fellow forum members .
I have just put a deposit down on the Knightsbridge Court appartment and we are awaiting the first stage of the documents to arrive .Can anybody tell me if these should be checked over with a UK Solicitor ? [Will probably do this anyway] Rhumour has it that the company are legite enough and have agood reputation.
Has anybody had any advice on setting up an account to make the staged payments & is the contract exchange easy enough.
We have so many questions regarding the legal side of the transaction , but presume all will be okay.
The development in Knightsbridge look good on the website & Brochure although I cant find any info on the acwholding company & or Sky Investments

Now going to look at the JLT area , any ideas what a 2bedroom appartment should actually cost .

malec June 19th, 2007, 07:24 PM Haven't a clue who these guys are so don't know. Personally I would not buy in jumeirah village for a while. Developers are claiming completion in 2009 and 2010 when the site is still just barren land with no infrastructure or anything so expect 2, 3 or even 4 year delays. Unless of course you have money flowing out of your pockets and wouldn't mind a little gamble but I'd prefer to buy somewhere else, somewhere where there is clear progress like the marina, jlt or burj dubai complex.

Firstly mate, don't worry. I too have bought in Jumeirah Village South, albeit on a different project to Kensington Manor. Couldn't comment on ACW and your project but yes, JVS is being delayed and this is due to Limitless (Master Developer) being late in handing over plots to the developers. As far as I know, my friend who is an estate agent out in Dubai said that they have recently started to handover plots, although they are doing this district by district.
With regards to exchange rates, I usually just pay my instalments through the bank. Assuming you're based in the UK, all major banks do money transfer and Barclays charge a fee of £20 each time. Saying that the rate probably isn't as bad as paying through your credit card, even with the additional admin charge. I would seriously look into this. Better still, if you're over in Dubai, open up an account there - not sure what paperwork you'd need but I'm sure you could open up just a current account.
Finally, regards to panicking and stressing over our investments - don't worry as we're all in the same boat. All projects in Dubai are delayed - so this is nothing new or unique to Jumeirah Village South.

WHO ARE ACW HOLDINGS?? They seem to be based in Leeds (uk), but when I called skycom to ask about their previous developments and history, they only told me about hanover and knightsbridge in jumeira village!!

The development ive invested into is called Hanover square and is a leaseback studio apartment in a 5 star hotel.
This is the FIRST time ive invested in anything like this and this is exactly why I joined this forum to get some helpful info from decent people, so thanks marina2010!

The ESCROW law has only been a recent development...as such most (if not all) developers did not implement this previously..I guess experienced investors in the past would have and continue to consider the track record of the developer before committing cash .
I personally have purchased property only recently after researching the
market for about a year.
I have learnt :-
1.The dubai govt. is committed to protecting it's image as a safe haven for
investment in property..developers ,knowing this,will not easy swindle your money as they will face the full wrath of the law.
2.developments in newly designated area do take longer to get off the ground
due to firstly, delays in plot allocation and secondly work is hampered by
the limited infrastructure available
3.New or first time developers offer projects at discounted rates to market value (for obvious reasons) but because of their inexperience and lack of
project management skills long delays can be expected..but projects will
eventually be completed...Lots of these developers have diversified from
core businesses that do not have any link to the construction industry.
To set your mind at ease , you should ask ACW to provide proof that
they indeed own the plot .

True November 5th, 2007, 06:24 PM Knightsbridge Court is a previous release, Kensington Manor is a new development release, although neither have been completed as of yet. I invested in Hanover Square, purely as an investment.
Does anyone know of how many small development companies in Dubai have previously gone bust?? Ive heard about the lighthouse in marina, any others?

Sure I'll let you know. I really wouldn't worry too much about ACW, I don't know much about them (yet) but Skcom seem a good sales agent, they were selling Iris Blue in the Marina and I doubt they would want to be associated with a cowboy outfit.
You'd be mental to back out now for no reason. However I wouldn't pay any further instalments until the escrow account is in place which should be the end of this year to comply with the new law. (If they start asking for more funds next year not covered by escrow then I'd certainly take a reality check before you go further). Somehow I don't think it will come to that and I'm sure you'll be fine. Looks a really good investment to me. I'll report back from the exhibition in a couple of weeks time.

Morrismarina November 18th, 2007, 06:09 PM I went to the Birmingham show over the weekend and now report back. On a positive note the presentation seemed of good quality with nice brochures and incredibly detailed and well made models of the developements.There seemed to be about four projects but I was mainly concerned with looking at Hanover Square (5* hotel serviced apartment) and Kensington Manor (residential with an 8% rental guarantee for 2 years). Presentation was by Skycom and literature said that their "sister" company was ACW Holdings so presumably part of the same outfit.
I was more interested in Kensington Manor as I might move to Dubai in a few years time and hence might want to live in the property myself. I'm personally not too keen on serviced apartments as if the hotel returns are poor there is no exit stratergy, a poorly performing serviced apartment would be difficult to sell, but that's only my opinion of course.

Without going into too much detail developments both look very nice and well designed and I don't have any problems here.
I did however have some concerns and the sales staff seemed defensive when I tackled them on some points:
1. ACW is not yet RERA registered, no explanation given as to why. Also escrow account will not be in place until March next year. I could not get a straight answer as to why this was the case. Surely anybody selling a new project would want to be RERA registered with escrow in place now but seems not the case here. I wonder why ??
2. Completion dates seem to be way off the mark to me. Like 99% of developments in Dubai payments are not linked to construction progress and I guess investors will be 80% paid up for a long time before they see hand over of their properties.
3. Was told that "shoring" work had all been done on the Kensington Manor site and piling to commence later this month. I haven't visited JV but for all reports on SSC this would seem unlikely ?? Can anybody confirm this ??
They could not confirm which company had done the piling work, said they'd done it themselves. Also they said ACW are doing the construction as well !! But they use a supervsion company called Al Hawraa. Anybody heard of them ?? I really couldn't understand anything I was being told here.
4. A worrying statement was made when I asked about have safe the investment was given lack of RERA and escrow registration. Was told that nobody had ever lost any money on any project in Dubai. When I mentioned the Lighthouse project I was told I was wrong and that this was in Sharjah not the Marina. The guy still refuted this even when I told him I'd actually stood on the Lighthouse site in the Marina and saw it with my own eyes. He had very good knowledge of Dubai so I can only assume he was intentionally lying about it. We agreed to differ before we came to blows !! But I felt uneasy about this.
5. Does not appear that Hanover Square is to be run be a major hotel brand ie. Hilton, Hyatt etc. they have nobody signed up and was told that ACW would run it themselves. They acknowledged that they had not run a hotel before. So it's to be privately run and I was told similar to Golden Sands etc. I would have felt more comfortable had a major brand been signed up.
6. Finance has to be cash as per the schedule. No developers payment plan in place and no bank finance available. Would have felt more comfortable if a major bank had checked out the developer and was willing to provide mortgage finance which of course gives a buyer more confidence in the financial standing of the developer, but alas nothing here. So again a bit of a worry.
Overall very nice developments, good prices (which reflect the risk involved). Bit too risky for me though and I'd only consider investing here once RERA registered and escrow account in place.

My understanding was that i would recieve a contract before payments became due but it seems they want me to pay the first part and then get a contract.
Is this normal in Dubai as they keep telling me?
Has anyone invested with them before?
As they have ESCROW and RERA do i have nothing to worry about?

I did my research and found out the company was owned by Wasim Nazir, he was involved in a mobile phone scam in the UK and was investigated by the Daily Mirror and by Watchdog. He did have a company based in the UK providing off the page advertising and selling mobile phones, hats off to him, he did very well.
Early 2005, the company set up a call centre in dubai, 100 seater, decided they didnt want to pay cashback and more than likely sent the cashback due to customers to dubai.
im not too sure but the call centre ie outbound call centre operations stopped in 2005/2006, and skycom investments was established.
Since then the company, with the finances it took from its many thousands of customers is helping with its current dubai projects.
will he rip you guys off? probably not!! he made his money, and now i am guessing he is running a legitimate business.

I have bought a number of properties through ACW Holdings. Admittedly the delay’s in Jumierah village are frustrating, but if you look at the capital appreciation that has been achieved before building has even started you should be pleased. I have been investing in property for the last 10 years and most of my purchases go through a company called IPIN who vet developers with a fine tooth comb. Dubai is a massive project which obviously will experience some delays, welcome to the world of property investing.
I would like to make it very clear I have invested my money in products that have been screen and conform to all the required regulation in Dubai. With all of my property investments I allow time and I expect some surprises. Please do not devalue my investment with what sounds to be inexperience at best. I have some excellent market reports if anyone is interested in doing some due diligence on where they have put their money. Dubai is an amazing investment, if they had RERA in Europe when I first starting investing, well I probably would have slept better!

but the things is, jumeirah village has not yet started. by the time this area start constrcuting their buildings and some establishments, you'll see the difference interms of appraisal value of your property..

First you have to consider the people behind Land Regulation, the government, banks, and etc.. developer cannot proceed if of the papers has not been signed by one of the officials just because they're having a vacation or whatsoever. Im a real estate agent here but I also invest in real estate in other country. Thats why I know how is it to have an headache interms of investment. so far. hehehe

As part of a conjoined plot, Knightsbridge Court progresses inline with Kensington Manor. Knightsbridge Court has officially completed the main excavation today and concludes the preparatory ‘enabling works’. The ground-works and excavation teams will now begin demobilisation to allow the Main Contractor to take formal control of the site for the construction of the building.

* Main contractor to take over the site within the next 5 days to start construction of the building
