Yeah, this is one of the better designed upcoming scrapers for the city. Anyone know when it will start construction?

there sould be more of these comin....grreat design and acceptable height(probably around 200m rite?)...

I must say that from the first rendering, if the pic is to scale, the towers look like they're def in excess of 200m, considerng the towers are supposed to be BEHIND the Wisma Indocement and the wisma indocement itself is not particularly short,, I would say about 100-120m. So, judging from the image it looks like the towers may actually be up to 220-240m in height..
haha unfortunately the towers , from that angle, will actually be obscured by The Peak which will be 273m...

i totally 4got...the icon will be right next to the peak...wowzers...

yeah, not sure either. It is very possible that the rendering was not drawn to scale too. Anyway, the taller tower I think will be around 45 storeys (just my guess), so I'm guessing about 200m.

No news about 3/4 ritz so far. I'm sure it'll be built, just a matter of when..

I don't know if you noticed, but compare to newer renderings with the rendering on the site (Post #1) - something is missing...do u notice that the curvature on the bottom half of the towers is gone? The newer renderings look less sexy than the original ones...it also looks stouter.

also notice that they've "flipped" the towers somewhat...the shape of the "roofs" have both been flipped to its mirror image so that the combination produces a / / formation rather than a continuous \ \ , if u know what i mean. i can't decide which one looks better.

the curve should still be there because the floorplan of the pent house is sort of crescent-shaped, which hopefully would mean that the building will have that lil curvec

Yeah, this set of renderings seem to be the FINAL design that tehy're gonna use (the architects only uploaded these pics recently). For some reasons, they've scrapped the curvature, which looked really slick. It's a pity, really...I wonder why? Perhaps engineering /cost reasons?

yeah.. it would be more expensive to build a building with a curved structure..
which means.. some of the materials have to be custom made fit to the plan..
and curved floorplans are always tricky to work with... it looks good, but it's annoying for the architects.. hahaha

the new design is nice too !! :)

how do you know? Cos it is stilli possible that only one of the towers was converted to office, while the other tower still remains. they haven't put down the icon website yet. Also, www.polaris3d.com (latest version uploaded 2 days ago) still lists it as a residential building.

yea the website is back up again, but the collier's report says that it has been converted into an office tower? maybe they changed their mind, or maybe it is one office tower and one residnetial tower

It's OFFICIAL - THIS PROJECT WILL BE LAUNCHED EARLY MAY 2006.

According to this report, it will have THREE towers (not two).

1. Office tower - 50 storeys
2. Residential tower 1 - 55 storeys
3. Residential tower 2 - 55 storeys.

It might just be a misinterpretation of the source, who knows...cos I've read that the apartment project has been converted to office, but other reports make no mention of the office tower. Based on this report, it looks like the developer is now planning on building BOTH apartments and office tower...:okay: This certainly would explain why the project has been delayed for sooo, sooo loooong...

If so - can't wait to see the design of the 50-storey office tower. I wonder also whether they've actually increased the height of the two residential towers to 55 storeys from 47 storeys as announced previously...maybe they want to surpass the Peak's height??? this is interesting. :booze:

JAKARTA – PT Duta Anggada Realty Tbk berencana meluncurkan proyek perkantoran dan apartemen The Icon di kawasan Setiabudi, Kuningan, Jakarta Selatan, awal Mei 2006. Total investasi dua proyek tersebut diperkirakan mencapai Rp 600 miliar.

Mengutip laporan PT Building & Construction Interchange (BCI) Asia yang dirilis belum lama ini, proyek perkantoran The Icon terdiri atas 50 lantai dan tiga lantai basement. Total luas bangunan gedung tersebut mencapai 80 ribu m².

Sedangkan pada proyek apartemen The Icon, menurut laporan BCI Asia, Duta Anggada rencananya membangun dua menara (tower). Masing-masing menara terdiri atas 55 lantasi. Luas bangunan seluruh tower diperkirakan mencapai 180 ribu m².

Direktur Duta Anggada Ventje C Putra Suardana mengakui, pihaknya berencana membangun gedung perkantoran dan apartemen mewah di kawasan Setiabudi. “Saat ini kami masih mengurus izin proyek kepada pemerintah daerah,” ujar Ventje kepada Investor Daily di Jakarta, Kamis (20/4).

Ditanya berapa besaran investasi Duta Anggada pada dua proyek tersebut, Ventje menolak untuk menjawab. “Nilai investasi yang kami keluarkan untuk proyek The Icon belum dapat disampaikan karena masih dalam penghitungan,” kata dia.

Selain The Icon, Duta Anggada saat ini mengembangkan sejumlah proyek lain, yaitu City Walk Jakarta, City Loft Jakarta, Jatinegara Grosir Jakarta.

Sebelumnya, perusahaan yang masuk bursa sejak 1990 itu menggarap proyek perkantoran Chase Plaza, Mampang Park Office, Gedung Darya Varya, Gedung Wigo, Hayam Wuruk Plaza, Bapindo Plaza, Great River, dan STIE Nusantara.

Sedangkan pada proyek residensial, Duta Anggada menggarap Kemang Club Villa, Ampera Town House, Apartemen Regensi Menteng, Apartemen Hayam Wuruk, dan Apartemen Pavilion Tower. Selebihnya, Duta Anggada membangun proyek ritel mulai dari Furnicenter, Duta Plaza, Indo Plaza, Plaza Jatinegara, hingga Plaza Johar.

Kinerja Perusahaan
Secara terpisah, Corporate Secretary Duta Anggada Greg Toreh menyebutkan, pada 2005 aset perseroan turun dari Rp 1,494 triliun pada 2004 menjadi Rp 1,402 triliun pada 2005. Menurut Greg, penurunan itu akibat debtor asset settlement. “Artinya, utang Duta Anggada dibayar menggunakan aset yang nilainya sama dengan jumlah utan perusahaan,” ujar Greg kepada Investor Daily melalui telepon genggamnya, kemarin.

Greg optimistis, tahun ini pihaknya dapat meningkatkan kinerja perusahaan. Meskipun aset perusahaan turun, laba bersih perusahaan naik signifikan menjadi Rp 197,5 miliar. Tahun 2004, Duta Anggada rugi Rp 85 miliar. Sedangkan dari sisi pendapatan usaha, menurut laporan perusahaan kepada Bursa Efek Jakarta, tahun ini membukukan nilai Rp 356, 92 miliar, sedangkan 2004 sebesar Rp 273,379 miliar. (c94/c82)

That's why only cities that are economically booming can really afford to build those supertalls.

the cost of building a 110 storey tower would be enormous. If the whole Peak development costs US$100 million, building a single 110 storey tower could well cost US$1 billion - it's not economical. Developer must also think about how long it's gonna take to build the building - it might take them 5 years, when they need cashflow in 2 years. These things need a lot of long term planning. Also they have to be sure that the people would want to buy it. think about this - would you wanna buy an apartment on the 107th floor of a building in a city like Jakarta? with the inadequacies of our fire dept service (apparently they can only reach 8th floor, and not tomention other security hazards), i have a feeling those units would be left unsold.

and yet the technology in indo is not as good as japan in terms of material and workmanship. :)

glu, the complex right on jl Sudirman is the existing Manhattan Bank. The ICON complex is just the opposite of THe Peak. So I assume that the small one will be the office tower.

it's being converted to St Regis Residences, and there will be a new 50 storey office tower next to it, to be a mixed development consisting of St Regis hotel and office. The whole block is due for completion in 2011...so maybe it will recommence construction next year.

I make a new thread for St Regis Jakarta here as today I saw a big billboard of St Regis at the corner Jl. Setiabudi - Sudirman (Chase Plaza). Anyone has rendering? Please share with us.

err.. why dont we use the Icon thread and change the name to St Regis??

I think it's okay. St Regis hotel will occupy a new building anyway. The Icon will be St Regis residences. Now if anyone can take a picture of that billboard.... any renderings?

Actually I wish Hotel Indonesia was not under the management of Kempinski. It would be better if it were under the Luxury Collection (LC) management, as the name of LC worldwide is never directly pronounced following the real hotel name. It is only explaining that the hotel is member of luxury collection. So the name of Hotel Indonesia would be still obviously singled out. It is because Hotel Indonesia is our historic and legendary hotel, so the Hotel should bring its own name. In this regard, the name will be HOTEL INDONESIA, a member of Luxury Collection, instead of Hotel Indonesia Kempinski.

Not to mention, the hotel is now being converted into all suite hotel. So being part of Luxury Collection would be self-explanatory what kind of this hotel.

I also wish the abondoned BDNI tower were taken over and changed into TRUMP PLAZA HOTEL AND TOWERS.

yes, that's about right...so the Icon Residences is converted to the St Regis Residences. And the St Regis Hotel will be based on the old design...with slight modifications with the facade etc.

Any idea if the Residences are for sale yet? Any idea on the sq footage and price? I have invested in a fractional share in a studio in St Regis New York, and wonder if they have a similar concept for the one in Jakarta.

Di sebelah kanan crane yg kiri itukan ada beberapa section yg akan dimasukan diantara bagian atas yg ada cranenya dg bagian bwh yg ada terasnya. Di atas teras keliling itu ada semacam alat hidrolik yg akan mengangkat section bagian atasnya sehingga section bagian atas dan section bawah akan terpisah. Lalu dimasukan section 2x yg sdh tersedia itu.
Itu untuk crane yg berdiri di luar bangunan, kalo yg di dalam bangunan...misalnya di dalam corewall untuk lift. Biasanya disebut climbing crane, soalnya dia ngegantung di atas, bagian bwhnya cuma di pegang 2 baja I WF sebanyak 3 tingkat. Setiap naik bbrp lantai crane ini manjat lagi 3 lantai, makanya climbing crane. Wah banyak deh, cuma gw blm nguasain bgt...

oh gitu... jadi diangkat dulu pake hidrolik baru di masukin batang penyangganya gt?
apa hidroliknya kuat?maksimal berapa lantai?
dan crane yang sudah terinstall paling pendek berapa?

coba masuk ke Bandar Lampung Project deh..

Kuat dong, kan yg diangkat segitu-gitu juga cuma bawahnya aja tambah tinggi. Hebatnya dia ngangkat section itu dengan crane itu sendiri...
Seperti yang terlihat di gambar, kira2 2-3 section dgn pondasi beton dan paku bumi.
Crane itu tergantung berapa jauh jangkauan lengannya. Biasanya paling pendek 30 m paling panjang 50-60 m. Towernya sama aja ukurannya. Tapi ada juga yg kecil tower dan crane. Gw pernah liat pas Sahid Hospital dibangun cranenya kecil bgt, dan itu buatan jepang asli. Tapi kekuatan angkatnya lbh gede...

nah kalo pondasinya bangunan juga gapapa ya?yang itu kan beton..

tetapi ada kemungkinan the icon crane tidak mungkin menggunakan tipe climbing seperti burj dubai, ada kemungkinan masih standart dan diluar tower. boleh dilihat akar/pondasi crane pada gambar the icon dibuat permanent dan bukan untuk tipe climbing yang akar/pondasi cranenya terdiri dari besi2 yang menyebar. sebagai contoh lihat cranenya Freedom Tower, SCWF.

duitnya blm lancar kali,kan blom dipasarkan utk umum...

Cranenya ada 5 buah, 3 di atas dan 2 di bawah...masih tahap pembuatan basement...emang lama bisa 3-4 bulan...tapi kalo udah lt.1 keatas udah agak cepat....Parapet itu semacam dinding penahan tinggi sekitar 1 meteran terbuat dari beton mengelilingi pinggir atap gedung kayak pagar giut, gak hanya di atap aja ada parapet...
