ALOR STAR: Kulim is poised to be a Smart City by 2020 complete with a Light Rail Transit (LRT) system and a regional airport.

The proposals for such mega projects are included in the Kulim Local Plan draft dubbed Kulim 2020, drawn up by the Town and Country Planning Department.

The proposed LRT system from Bertam in North Seberang Prai to Kulim Hi-Tech Park in Kedah through Padang Serai will complement the development of Penang's integrated transport network, said development planning unit 1 project manager Mohd Sharif Che Din.

A regional airport for light and medium aircraft has been proposed in Padang Meha, he said.

“The proposed airport will not create air traffic conflict because it is located 50km away from the Penang International Airport in Bayan Lepas and 100km away from the Sultan Abdul Halim Airport in Alor Star.

“It will cater for private jets, community airline services such as Malaysia Airlines' FireFly and medium-sized cargo planes,” he said.

Other proposed mega projects to boost development in Kulim include the Central Spine Highway, South Kedah Highway (LEKAS), a spacious 112.22ha container depot in Padang Meha and an extended railway system linking Penang to Kulim.

The Central Spine Highway is part of the Kedah Structure Plan to construct an alternative central highway stretching from Jitra in the north to Bandar Baru in the south.

LEKAS will link the eastern part of Kulim to Selama in Perak through Mahang and Baling.

every city has their own masterplan but only a few managed to get it out of drawing board and build them.

I also saw a copy of Alor Star masterplan which includes LRT and airport expansion.

I doubt if they will ever build it in 20 years. Some say be positive, but i'd rather be realistic.

Every town would have such plans or wud wan such plans, LRT fr Kulim or nay parts of the mainland is not feasible....maybe one day for the mainland whn the area and penang becomes as congested as klang valley. An airport? maybe an airstrip wud b accptble.

after all, if Klang, Kota Kemuning, Puchong, Kajang, Hulu Langat and Rawang can get LRT (as per the Selangor MB) then why not Kulim ???

after all, they cannot be seen as being behind everyone else....

and of course there is a very important reason to have the LRT....just so that they can also justify building a railway station/LRT/shopping development....and they'll call it....what else....but.....

Kulim (Malaysia) Bhd has earmarked RM240 million to boost its plantation and oleochemical operations towards increasing growth this year.

Its chairman Tan Sri Muhammad Ali Hashim said about 65% of the investment would be used to replant 1,720ha of oil palm plantations in Malaysia and to expand its Papua New Guinea (PNG) Kumbango oil mill capacity from the current 40 to 60 tonnes per hour.

He said this in a statement released in conjunction with its 32nd AGM held here yesterday.

Muhammad Ali said a portion would be invested to boost its oleochemicals operations, including construction of a third hydrogenation plant with a capacity of 300 tonnes per day at a cost of RM11 million and 54,000 tonnes per annum palm wax plant in Johor, costing an estimated RM6.5 million.

The move is to capitalise on the increasing global demand for stearic-based products and palm wax, where the latter has been identified by candle manufacturers as a cheaper substitute for paraffin wax compared to petroleum.

In the area of research and development, Kulim will construct a state-of-the-art plant breeding laboratory at Kapiura, PNG. Scheduled to come online in mid-2007, the plant is to meet rising demand for laboratory tests for plant breeding and seed production.

Muhammad said plantation would continue to be its main contributor this year while its oleochemical and fast food businesses build up momentum.

Its managing director Ahamad Mohamad, added: "Kulim's palm oil production is expected to be enhanced by the anticipated higher crop towards the end of the year as well as with the increasing maturity of young fields.

"The future growth of the plantation division will be largely driven by our overseas businesses. Our PNG operation is anticipated to be well rewarded from the current strong price trends of crude palm oil (CPO), while our operation in the Solomons is set to contribute positively to the group being its first full year in operation with larger areas rehabilitated and available for harvest."

He said the divestment of its Indonesia plantations, which was announced last week, would not dampen the company's operations for the year. "There will be minimal loss of CPO output and even so, it will be substantially covered by our PNG operations."

The divestment was a necessary move as the Indonesian operations were becoming increasingly challenging to manage, said Ahamad.

Also, returns on investment have not been as encouraging compared to Malaysia, PNG and the Solomons, where Kulim has invested about the same level of effort and funds.

On the oleochemical prospect for the year, Ahamad said despite the current outlook of high feedstock prices, the industry remained promising. "Our game plan is to ensure that our cost structure remains competitive as we continue to explore new product developments and markets."

The oleochemicals division recorded good progress in 1Q07, contributing some 37% to Kulim's revenue. The division's operational profit rose by 71% versus 1Q06.

In the fast food business, Muhammad Ali, who is also the chairman of QSR Brands Bhd, said plans were underway to expand the total number of outlets of Pizza Hut and KFC to 663 from the current 631.

He said Kulim was on the right track of repeating its 2006 success when revenue was up by 38% or RM506.32 million to RM1.84 billion and operating profit rose by 73% to RM258.13 million.

THE 20-year-old wet market in Kulim, Kedah, is set to undergo a RM800,000 facelift for the first time since its inception years ago.

Kulim assemblyman Boey Chin Gan said he had received the allocation from the Housing and Local Government Ministry.

Upgrading work on the Pasar Besar Kulim built in 1987 would begin this month, he said.

“The tender for the upgrading work will be called soon,” he said.

The upgrading work invol- ved renovation of the main market building, improvisation of drainage and sewerage system, rewiring and restructuring of hawkers site, he told reporters after a meeting with the haw-kers at the market recently.

Boey said there were 138 hawkers placed in a non-conducive environment within the market vicinity, adding that they would be relocated to a new site after the upgrading works.

He said the market traders, namely the poultry sellers, fishmongers, vegetable sellers and fruit sellers, would be relocated in groups to temporary stalls outside the building ”This is because we don’t want the traders to be inconvenienced by the renovation works ,” he added.

He also advised the hawkers to meet up with the Kulim Municipal Council soon so that they could set up a pro-tem hawkers’ committee to moni-tor the renovation works.

“This is important as the renovation will take some time. The pro-tem committee can see me if they face any problems during the renovation,” he added.

Fruit seller Cheng Bee Heoh, 55, who broke his toe bone after falling into one of drains at the market in 2005, said he welcomed the renovation project.

“The grills covering the drains are all missing as they have been often stolen. It’s about time the market is upgraded,” he added.

Vegetable seller Azman Mohd Noor, 35, said the big lorries were unable to enter the market place to unload the goods as there were no passages across the drains for the lorries to get close to the market building.

KULIM Technology Park Corpora-tion Bhd (KTPC) plans to set up a cyber club as a platform to develop a new generation of hi-tech savvy students.

Its group chief executive officer Datuk Ahmad Shukri Tajuddin said the development of a hi-tech savvy younger generation was expected to complement the growth of the Kulim Hi-Tech Park into a world-class cyber city.

“It will be a waste if local students don’t capitalise on the technology provided at the hi-tech park,” he said when launching the My-Malaysia: Digital Storytelling Programme at Kulim Hi-Tech Park yesterday.

The six-day programme, suppor-ted by Multimedia Development Corporation Sdn Bhd (MDeC) and the Kulim/Bandar Baru district education office, saw the partici-pation of 42 students from SMK Sultan Badlishah, SMK Kulim, SMK Tunku Panglima Besar, SMK Taman Hi-Tech, SMK Lunas and SMK Keladi.

MDeC vice-president Kamil Othman said the programme, held for the first time, was to encourage acquisition of knowledge on pro-fessional multimedia software.

He added the aim of the pro-gramme was to optimise usage of digital tools related particularly to the multimedia and filming indus-try.

Kamil said Malaysia did not lag behind in the global arena of multi-media and digital technology but it lacked the skilled manpower to optimise the usage of digital tools.

“For example, Malaysia is still lagging behind in story-telling. Our filming industry lacks knowledge in multimedia software.”

Kulim To Get RM120 Million Sports Complex

KULIM, July 8 (Bernama) -- A fully-equipped sports complex will be built in Kulim to meet the needs of residents in this rapidly developing district.

Youth and Sports Minister Datuk Seri Azalina Othman Said said the complex was expected to cost about RM120 million.

"The complex was proposed by Menteri Besar Datuk Seri Mahdzir Khalid when I met him in Alor Star yesterday and the two of us will meet Prime Minister Datuk Seri Abdullah Ahmad Badawi soon to apply for a special allocation," she told reporters after opening the Kulim/Bandar Baharu Umno division Wanita delegates' conference here today.

She said a sports arena costing RM100,000 would be built in Serdang, Bandar Baharu soon.

Keladi Maju eyes high-end projects in Klang Valley

KUALA LUMPUR: Kedah-based property developer Keladi Maju Bhd is on the lookout for land in the Klang Valley for its high-end residential project.

Managing director Chuah Chin Ah said the company was looking for a one- or two-acre site in Kuala Lumpur to build high-end condominiums, to be sold at an average price of RM1mil per unit.

“Although the competition is strong here, I believe there is still room for growth in the Klang Valley property sector. In terms of property prices, Kuala Lumpur is still among the cheapest compared with other major cities in the world,” he told a press conference after the company AGM and EGM yesterday.

Currently, the company is concentrating on the first phase of Taman Lagenda, a mixed residential and commercial development in Kulim, launched two months ago.

The project, with a gross development value of RM350mil, will comprise 4,136 houses and shoplots when fully developed in three years.

“We have received very good response from buyers. A month after our sales launch, we achieved 30% to 40% take-up,” Chuah said.

He said the group was also developing factories in Kawasan Perindustrian Makmur in Kulim.

Besides property, Keladi Maju is also involved in oil palm plantation and hopes to expand its existing 1,500-acre agricultural land to take advantage of the current high palm oil price.

Chuah said the company's good prospects would reflect positively in the current financial year ending Jan 31, 2008 (FY08).

In FY07, Keladi Maju group recorded pre-tax profit of RM20.65mil, an increase of 20.2% from FY06, although its turnover of RM50.58mil was 14.3% lower than before. It declared a first and final dividend of 15% per share less tax to be paid by Aug 17, ex-date July 25.

KULIM, Aug 8 (Bernama) -- The Zambian government is impressed with the rapid growth of the Kulim High Technology Industrial Park (KHTP) with its ability to attract investments worth billions of Ringgit especially from renowned companies in the world, Kedah Menteri Besar Datuk Seri Mahdzir Khalid said.

He said Zambian President Levy Mwanawasa had stopped to visit the park Wednesday on his return trip after attending the Langkawi International Dialogue which ended yesterday.

During the visit, the Zambian President also visited the Silterra semi-conductor factory and was briefed on the KHTP by its chief executive officer Datuk Ahmad Shukri.

"He is impressed with KHTP and hoped a similar project that would be carried out in Zambia with the cooperation of the Kulim Technology Park Corporation (KTPC) will also be as successful," Mahdzir told reporters after accompanying Mwanawasa on the visit to KHTP.

He said Zambia had appointed KTPC as a consultant for the setting up of a 2,000 hectare high technology economic zone at Lusaka to be known as the Lusaka Multi Facility Economic Zone.

He said KTPC had sent some officers to Zambia for the purpose.

AN INTERNATIONAL school, two hotels, medical facilities for chemical-related injuries and a dedicated police station are among the amenities being planned under the fourth phase of the Kulim Hi-Tech Park in Kedah.

Kulim Technology Park Corp (KTPC) group chief executive officer Datuk Ahmad Shukri Tajuddin said the federal government had earlier this year allocated RM145 million for the fourth phase of the science park, which covers 156ha.

"A fifth phase covering 422ha was also announced with a RM265 million allocation," he told Business Times.

Ahmad Shukri said the park's third phase - which covers 172ha - can accommodate another five new tenants and then it will be full.



He said the ELC International School is scheduled to begin in September and teachers and staff are currently being shortlisted.

"Construction work on a two-to three-star category hotel, boasting 100 rooms, is expected to take off by the end of this year with development costs tagged at RM40 million," Ahmad Shukri said, adding the proposed hotel project will be carried out by Alor Star-based property developer MBAS Jaya Sdn Bhd.

The proposed hotel will take around one-and-a-half years to be completed.

Also on the drawing board is a 200-room new hotel.

Meanwhile, a RM5 million two-storey hostel is also being planned in Phase 4 of the park.

The 31-bedroom hostel, for which construction will begin by the end of this year, will be managed by KTPC, which oversees the management of the park.

Ahmad Shukri also said that plans are afoot to meet the human resource needs of the park's tenants.

"A more concerted skills development centre at the park is being worked out with the cooperation of the Northern Corridor Implementation Agency and the Kedah Industrial Skills and Management Development Centre," he added.

Are this source reliable? Does Penang Gov has $$$?

I thought no investor is interested in building monorail, not to mention LRT nor MRT, due to population density not up to certain level and no incentive/backup from government.

if i'm not mistaken, that was the masterplan for Penang LRT/MRT (or whatsoever).

for me, Kulim could be potential major satellite town for Georgetown. thus linking Kulim to Bayan Lepas airport is way better. unless for political reason.
