Penang residential property market continues to soften

The residential sector is expected to continue to lead the overall property market in Penang this year, despite a contraction in the number of transactions.

THE market for residential properties in Penang has softened since the beginning of this year and is likely to continue for the rest of 2009, according to a property analyst.

Henry Butcher Malaysia (Penang) Sdn Bhd vice-president Shawn Ong told Business Times that the residential property sub-sector is set to stay as the most dominant sub-sector this year.

It comprises about 65 per cent of the total property volume, making up half of the total transaction value.

"The residential property sector has always been popular with property investors in Penang and the national All House Price Index shows that Penang's performance is above the national average but slightly below Kuala Lumpur," he said in an interview.

Ong said the residential sector is expected to continue to lead the overall property market in Penang this year, despite a contraction in the number of transactions.

However, an increase in the value of individual transactions was recorded over the same time period.

This could be due to the preference of locals and foreigners to buy more up-market property for investment and/or accommodation purposes.

"On whether this trend will continue or be a one-off phenomenon remains to be seen," he added.

In times of an economic slowdown, rising unemployment and lower disposable income, Ong noted that property will be the last thing on people's mind.

"There is no doubt that the demand for property is weak and in these troubled times, the property sector has lost its appeal."

However, as governments across the globe strategise to drive their stimulus plans, the world's economy is expected to recover and when that takes place, inflation is expected to follow and the best hedge against inflation is property.

"The Penang governments needs to draw upon policies to complement the federal government's various stimulus packages for Penang.

"In view of the current economic crisis, many sectors of the Penang are impacted as the snowball effect from the export-oriented manufacturing sector.

"The Penang real-estate sector is undeniably one of the affected sectors. However, it is during this downturn that we should take stock of the property sector in Penang and plan for the future," Ong said.

Belleview launching projects worth RM500mil on Penang island

GEORGE TOWN: Belleview Group is launching residental and commercial properties on the island with an estimated gross development value (GDV) of more than RM500mil this year.

Group managing director Datuk Sunny Ho told a press briefing that the projects comprised 227 houses for Palmyra Residences in Balik Pulau, 1,300 condominiums at three high-rise schemes in Air Itam, 62 terraced and semi-detached properties in Bukit Dumbar, and the 1st Avenue shopping mall complex in George Town.

“We are launching now because of the lower raw materials prices. Steel, for example, is now about RM2,000 per tonne from about RM4,000 earlier this year.

“The prices of other materials have dropped by about 30% compared with earlier this year,” he said.

Banks were also offering attractive housing loans at an all-time low interest rate of 2.2% per annum, he said, adding that Belleview also believed the global economy was on its way to recovery.

The Palmyra Residences comprises double-storey terraced and semi-detached houses priced from RM373,000. The properties have built-up areas ranging between 1,625 and 1,976 sq ft.

n Air Itam, the condominium units under Melody Homes, All Seasons Park and All Seasons Place will be built on a 20-acre site, which will also house a 250,000 sq ft commercial complex.

In the third quarter, Belleview will launch 1st Avenue, a shopping mall with an estimated gross commercial area of 600,000 sq ft, next to Komtar.

GEORGE TOWN: Amid much excitement, the Hard Rock Hotel Penang in Batu Ferringhi finally unveiled its 5.5m (18ft) by 2.1m (7ft) giant guitar in front of the lobby entrance to signify that it will be opening soon.

Hotel general manager John Primmer said the giant guitar was what defines Hard Rock.

“Almost everyone will identify this feature and it is something that is recognisable from afar,” he said during the unveiling ceremony at the hotel yesterday.

In addition to the giant guitar, both the hotel and the cafe will be filled with over 500 pieces of memorabilia of rock stars of different decades as in all Hard Rock establishments around the world.

Loud music was heard blasting through the speakers as about 200 hotel staff with face masks, face painting and balloons marched about 1km to the hotel after gathering nearby.

Primmer said that the hotel – the first Hard Rock Hotel in Malaysia – aimed to offer its staff more than just a job.

“Our mantra is ‘All Is One’ and here we are today, making their first day at work unforgettable,” he said to the cheers of the staff.

Red FM and Clarion were also on the island to give a shout-out on the opening and that the public could walk away with room stays at the hotel as well as goodie bags.

The hotel, which will open its doors on Sept 19, boasts 249 rooms and suites with good views of the hill and sea.

It is learnt that the Hard Rock International group had invested RM150mil for the new building and renovations at the site where the Casuarina Hotel once stood.

The opening of Malaysia's first Hard Rock Hotel in Penang next month is set to generate up to RM10 million for the island-state's economy.

Hard Rock Hotel Penang general manager John Primmer said the figure includes wages and spin-offs to local businesses, including transportation companies and an estimated 100 local vendors.

"We are planning to open three Rock Shop merchandise outlets (in the hotel), offering 150 items from t-shirts, caps, pins to Hard Rock souvenirs, and expect up to RM4 million in revenue from the sale of these items during our first year of operation," he told Business Times.

"These outlets are located at different parts of the hotel and each shop carries a different range of items," he said, adding that the Rock Shop by the main driveway to the hotel will allow convenience and access to the public who are not hotel guests.

The RM150 million Hard Rock Hotel Penang will open its doors on September 19 and has created over 200 jobs.

"Due to the brand and the concept of the hotel, we are looking at young information technology-savvy couples (30 per cent), families (30 per cent), older rockers (20 per cent), and the meetings, incentives, conventions and exhibition market (20 per cent) in terms of the markets we are targeting," Primmer said.

He added that while the concept that the Hard Rock brand carries remains, what makes the Penang property unique is that it will be the first Hard Rock Hotel with a beach front in the world.

"At the same time, it adapts a modern concept compared to the existing Hard Rock hotels outside of the US," he added.

The first Hard Rock Hotel in Asia opened in Bali, Indonesia, in 1998, followed by one in Pattaya, Thailand, in 2001.

The Penang property will be the 10th Hard Rock Hotel worldwide.

Getting ready to start RM2b Penang Sentral

BUTTERWORTH: Malaysian Resources Corp Bhd (MRCB), the developer of the RM2 billion Penang Sentral, is optimistic that it will be able to start work by next year.

Its executive director, Datuk Zaki Zahid, said yesterday the company was in the process of completing the land acquisition for the project which would become a transportation hub modelled after Kuala Lumpur Sentral.

Zaki said MRCB and Pelaburan Hartanah Bumiputera Bhd were in talks with the Federal Government, state government and Penang Port Sdn Bhd.

He said the project would start with the construction of an integrated transportation terminal and MRCB was negotiating with the Transport Ministry and Economic Planning Unit for funds.

The terminal, under the first phase of the project, involves the construction of bus and taxi terminals as well as shops.

The RM300 million terminal is expected to be ready by 2011.

The project will comprise an integrated terminal for rail, road and sea travel, and is one of several major projects aimed at strengthening Penang's role as a logistics and transportation hub for the Northern Corridor Economic Region.

"Once the funding is finalised, we will begin the physical works," he said after handing over school supplies to 300 pupils from three schools adopted by the company under the Pintar programme.

Zaki said MRCB would increase its annual allocations to six schools adopted by the company for next year.

The company is spending RM60,000 on each school.

1 Tanjong, a super condominium project in Tanjung Bungah, will be Lone Pine Group of Companies’ prime offering at the upcoming Star Property Fair 2010 in Penang.

Its general manager (marketing and corporate affairs) Mabel Ooi said potential housebuyers could register their interest in the project at the fair.

She said the project would be launched next month and was expected to be completed in the third quarter of 2013.

“The scheme consists of two iconic, 41-storey tower blocks with a total of 147 freehold units,” she said of the development at the former Tanjung Country Club site.

Each floor will have two exclusive units and two lifts opening into its private lift lobby with a sunken planter for the creation of a garden or a fish pond.

“There will be three different layouts – a typical unit, penthouse and top penthouse to cater to the lifestyle of each individual purchaser,” she said.

The typical unit will have a gross floor area of 4,760sq ft offering 270-degree views of the sea and rolling hills, while penthouses and the top penthouse will have approximate areas of 9,500sq ft and 18,600sq ft respectively, both with panoramic 360-degree views of the sea, hills, city and landscaped facilities.

There will also be a host of resort-style facilities, including an infinity pool, outdoor jacuzzi, a landscaped tropical garden with a bridge and stream leading to a fun pond for children.

“We’re also aiming for the Green Building Index Gold Award by incorporating a number of green and eco-friendly features that will reduce heat absorption while reducing energy and water consumption,” Ooi said. - The Star

The buzz at the moment in Penang is about Mah Sing Group Bhd’s plans to develop a modern township in Batu Maung that will change the face of the southern area of the island.

Named Southbay, it is strategically located just two minutes away from the Second Penang Bridge which is due for completion in 2013. Penang International Airport is just 10 minutes away.

Mah Sing Properties Sdn Bhd COO Teh Heng Chong believes the Southbay township could become the place of choice to live on the island, even more popular than George Town, due to its accessibility and innovative new concepts, which include the first gated and guarded residential area on Penang Island.

“Southbay is the beginning of a new city. It may even become more prominent than George Town in time to come as George Town is an old town,” Teh says.

The southern region of the island is often perceived as the less developed and more remote part of the island. But in fact, Southbay is located near many facilities such as shopping malls like Tesco and Giant hypermarket, healthcare facilities like the Pantai Mutiara Hospital, education institutions such as University Sains Malaysia, and hotels as well as recreational facilities.

Teh describes Penang as a “unique market, an island city that has enormous growth potential”. As the company already has a foothold in the growth centres of the Klang Valley and Johor, Tan says Penang is a natural choice as Mah Sing’s next growth target. The company is seeking to build up its landbank there.

“There has been a good response to our project in Penang ... If the response is good, why stop?” he quips.

Penang has the third largest property market in Malaysia after the Klang Valley and Johor Baru.

“Contributing to the robust demand for real estate on the island is the fact that it is second only to Selangor in its rate of urbanisation and level of monthly household income,” Teh explains.

The completion of the second Penang Bridge will be a major boost to the 88.11-acre township that comprises three main components: Residence@Southbay, Legenda@Southbay and Southbay City.

The freehold project has attracted many local buyers, especially upgraders, as well as foreigners — mostly Singaporeans who are attracted by the geographical and demographic similarities the two islands share.

“There is also a growing number of direct flights between the two islands,” Teh says.

Gated and guarded
Mah Sing is the first to introduce the gated and guarded concept of development on Penang Island. Both its landed residential areas — the Residence@Southbay and Legenda@Southbay are gated. The projects also feature green street concepts, lush landscaping and community parks offering the owners a resort-like sanctuary in a secure environment.

Teh says there has been a tremendous response. Of the 284 three-storey superlink homes in the 25.80-acre Residence@Southbay, 70% was taken up within two weeks of the launch in mid-2009. The project is scheduled for completion by the end of this year.

“To date, the take-up rate is over 90%,” Teh says, adding that The Residence@Southbay is also the first residential development in Penang to incorporate a private clubhouse.

“The Southbay township is a high quality residential enclave ... providing more security ... and complemented by hotels, shopping complexes and SoHo offices,” he says.

Another residential project, to be launched in the Southbay township this month, is the 27.81-acre gated and guarded Legenda@Southbay that consists of 3- and 4-storey bungalows with land areas from 7,500 sq ft and built-ups from 6,400 sq ft. Prices start from RM3.6 million. The gross development value is RM355 million.

Teh says the 76 bungalow units to be built on elevated land are ideal for three-generation families and offer breathtaking views of southern Penang. Legenda@Southbay won the Asia Pacific Residential Property Awards this year for Best Architecture (Multiple Units) Malaysia Category.

The three-unit-per-acre development is to begin construction in 2H2010 and is due for completion in three years. The low-density neighborhood will boast its own residents-only clubhouse.

The bungalows come in five designs, each with a private lift, swimming pool, security system and spacious car porch for at least four cars. Besides the clubhouse with a gym and a community hall, there is also a two-acre rejuvenating park with a jungle track.

The main commercial centre in Southbay will be the 34.50-acre Southbay City comprising serviced residential suites, retail lots, Grade A offices, office suites as well as hotels and resorts. The entire Southbay City has seven phases. The first, Southbay Plaza, takes up about 4.19 acres.

Southbay Plaza will have two towers connected by a retail podium. There will be 21 units of retail shops on levels 1 to 4 and the residential suites will occupy Level 9 upwards of both towers. There will be approximately 700 parking bays. The shops will have a net floor area of 74,475 sq ft with unit sizes ranging from 1,270 sq ft onwards. Indicative selling price starts from RM420 psf. The serviced residences range from 1,028 sq ft to 1,645 sq ft and are priced from RM400 psf.

“The suites come in 1-bedroom, 1+1, 2-bedroom and 3-bedroom variants,” Teh says.

Southbay Plaza is expected to be previewed in 3Q2010 and completion is due three years later.

“We anticipate that Southbay City will come alive once the second bridge is completed. This is when new opportunities will be opened up and we will be ready for them,” he says.

Mah Sing still has approximately 35 acres of undeveloped land in Penang, including Southbay City and a tract in north George Town.
