g-man, thanks for the information on this large project. By the way, I liked that night shot of the skyline in the project's website. Also, I checked out the demographics information in the 2nd page of the PDF you suggested and it seems that there is a large customer base around that area with a healthy income.

I wonder how many cities have three wholesale clubs (Costco, Sam's, and BJ's) within a mile of one another on the same road like Greenville does? Not many, probably! :lol:

The question is, will one of the three go under or move to another location as a result? Two have existed just fine, but I am not so sure about having all three right there. If one would move to another area of the city (e.g., Cherrydale, Laurens Road, Pleasantburg Drive) they would probably do quite well. Especially Cherrydale.

I feel your pain. Don't get discouraged about the stalling of projects, though. Most of them will eventually be delivered. No developer spends a sh*tload of money for a piece of land that will sit there for too long. As for the photos, I am sure Greenville is still the photogenic city we see every now and then. I am sure you can go out there and take some photos of the actual city, especially downtown ;) Take that fish of yours for some fresh air and take a few photos while you are out there :lol:

Shopping Area At Former Mall Site Takes Shape

GREENVILLE, S.C. -- It's out with the old on Woodruff Road near Roper Mountain Road and Interstate 385 and now the new is taking shape.

With most of the old Greenville Mall demolished, 80 acres in the busy shopping district are wide open for new retail space.

A Costco warehouse is the first new business to open in the Magnolia Park Town Center.

The retailer’s grand opening was Thursday morning.

Hundreds of customers showed up to check out the prices and membership fees which range from about $50 - $100 per year.

Marketing manager Lisa Lanz said that about half the store’s staff moved to the Upstate from other stores, including some from Miami.

"We try to keep the prices as low as low as possible and we don't make a whole lot of money off of the product itself which is why we do charge a membership," Lanz said.

Business owners in the area have been waiting for new upscale businesses to move in.

By the end of 2008, the Florida-based developer plans to have a new hotel, retail shops, restaurants and office space in the New Magnolia Park Town Center.

I will be on training, at an off-site location, during the entire last week of August, so I have between this weekend and the next one to take some construction update photos. Too hot, brother, too freakin' hot :(

The new owners of the former Greenville Mall say numerous retailers are interested in opening stores at the new shopping center they plan on the high-profile property between Woodruff Road and Interstate 385.

Marc T. Yavinsky, executive vice president with Menin Development Cos. Inc. of Palm Beach Gardens, Fla., which bought the former mall property in March, said Wednesday that his company is negotiating 40 to 50 letters of intent with retailers interested in the new development, called Magnolia Park Town Center.

Yavinsky said the tenants are considering stores ranging in size from 2,000 square feet to 40,000 or 50,000 square feet and that many of them would be new to the Greenville market. None has signed a lease, he said.

Yavinsky declined to name any of the potential tenants or say when any might announce a presence at Magnolia Park.

He said two hotels -- up to 350 rooms together -- could be among the businesses on the site eventually. He said Menin is investigating how much office space is appropriate for Magnolia Park.

Menin has hired Development Design Group Inc. to design the project.

The Baltimore designers portfolio includes the Atlantic Station mixed-use development in Atlanta, according to its Web site.

Menin has previously said that Magnolia Park would be similar in concept to Downtown at the Gardens, which it developed in Palm Beach Gardens.

Retailers at Downtown at the Gardens include a 16-screen theater, Whole Foods Market, The Cheesecake Factory, Urban Outfitters, Z Gallerie, Yard House, Smith & Hawken and Sur la Table.

So far at Magnolia Park the retailers are Regal Cinemas and The Sports Authority, which were tenants at Greenville Mall.

Also, Costco Wholesale Corp. recently opened a store on about 15 acres of the former mall property that it bought from Canyon Gulfside Greenville LLC, which owned the property before Menin.

This is for the people on UP. The trailer that is missing at the MPTC site was just simply moved across Woodruff Road next to that two lane road where the Microtel Inn is at. When I drove by this site a month or two before Costco opened, I would always see John Deere Gators and bulldozers going from the trailer to the site and vise versa.

Expect construction to start on Sports Authority within the next 2-3 months. Completion date for entire development has been moved up from mid-2009 to late 2008.

^^If you're talking about behind and to the left of Hollywood 20 then yes. If you're talking about to the right of Hollywood 20 in front of the hotel then no. There are going to be 3 parking decks and each one will have 3 levels. The dark gray shaded areas are the decks.

It has now been said that Apple is no longer coming to Haywood Mall due to lack of space available. The mall is pretty much filled to capacity currently, which isn't a bad thing. :) Gsupstate said recently that he went to a meeting and looked at the plans for the Apple Store. He is involved with MPTC and has been to meetings for that development before, but never Haywood Mall. He also said it would open in late 2008. That is the same time MPTC is scheduled for completion. See where this is going? ;)

If that development ever gets off the ground. Borders is going to MPTC, while REI will probably go to the Point. REI was one of the tenants McChesney said it would like to see at their development.

I know that renderings are very conceptual and not all should be counted on in the final design or product, but palm trees in Greenville??? Come on people! We have a few, but I'd rather have trees with more substance. We're not Columbia, Myrtle Beach, or Charleston.

^^That's the same thing I said when I first saw the rendering. I doubt you will see palm trees put in this development though. They probably just stuck them in the rendering to make it resemble Downtown at the Gardens.

Completion for Rooms to Go is now set for fall of 2008 along with some of the shops. The majority of the center will open in fall of 2009. The area around Sports Authority has been changed again. It will include less surface parking between RTG and Sports Authority with Sports Authority having a corner entrance instead of a plain front entrance and a store on the front left side. I wonder which of their restaurants will be part of Magnolia Park? Anyone have any familiarity with their restaurants and have any input? Dolce Enoteca e Ristorante has locations in Los Angeles, Atlanta (Atlantic Station), and Reno, with one coming soon in Huntsville, AL. Bella Cucina Italiana looks interesting, but the only location is in Los Angeles so I don't know if they are planning on expanding that restaurant to other parts of the country. Besides, if we're having a nicer Italian restaurant in Magnolia Park, I would prefer to see Maggiano's Little Italy. :)
