Sun Hung Kai Properties is to close selling an office tower at Shanghai IFC, Pudong, to HSBC Holdings for as much as five billion yuan next month, as foreign banks embark on an expansion spree in the mainland's larger cities, according to a mainland report.

The acquisition would probably set a record price for grade A office space in Shanghai provided various foreign banks are looking for world-class design development as their headquarters, analysts said.

Victor Lui Ting, an executive director at Sun Hung Kai Real Estate Agency, declined comment, saying he would explain details later. HSBC was unavailable for comment.

The office tower is part of a four million square foot, office-retail-hotel and serviced apartment project.

Shanghai IFC, in Lujiazui, the financial centre in Pudong, has three towers, including twin towers at 260 metres and 250 metres and an 85-metre tower. Tower One, comprising 900,000 sq ft of grade A office space, is expected to be completed in 2009. It includes a shopping mall and two luxury hotels managed by the Ritz-Carlton and W Hotels group.

The whole HK$8 billion project is slated for completion in phases from mid-2009 to 2010.

SHKP had agreed to sell an office block to HSBC for five billion yuan, the mainland Oriental Morning Post reported, without indicating its sources. The bank would be awarded the naming rights, the report said.

HSBC owns 4,800 square metres at HSBC Tower in Pudong after it paid US$33 million in 1999.

Property consultants said foreign banks had been looking for large bulk spaces for expansion in cities such as Shanghai and Beijing following the central government's move to open retail banking to overseas lenders last year.

William Cheuk, a director of office market at DTZ Debenham Tie Leung, said the prevailing record price for office space in Shanghai was US$6,000 per square metre in Puxi. "Foreign banks and insurance companies are rushing to expand their operations to capitalise on robust economic growth in Shanghai," he said.

Standard Chartered leased 11,420 square metres in UC Tower, UBS took up 5,200 square metres in Citigroup Tower, Rabobank leased 662 square metres in HSBC Tower and ABN AMRO leased 464 square metres in Azia Centre, according to Jones Lang LaSalle.

The sale of the office tower would be a departure from SHKP's original plan to keep Shanghai IFC for long-term investment.

SHANGHAI -- HSBC Holdings PLC said it intends to put its name on a new skyscraper in Shanghai's financial district, the latest big international bank to underscore its expansion plans in China with a flagship building.

The London-based banking giant said it plans to buy the top 20 floors of a twin-tower complex planned for the Pudong section of Shanghai. The 250- and 260-meter-tall towers are being built by Hong Kong's Sun Hung Kai Properties Ltd.

In 2009, HSBC intends to occupy space in the shorter structure of the 400,000-square-meter development that also will feature shopping and two hotels, by Ritz-Carlton Co. and Starwood Hotels & Resorts Worldwide Inc.'s W.

The beveled tower, HSBC Building-Shanghai IFC, will be taller than the bank's Hong Kong landmark. The 53,000 square meters that HSBC will occupy in Shanghai is slightly more than half of the space it has in its former world headquarters in Hong Kong. Terms weren't disclosed.

HSBC's property announcement follows its decision in April to sell and lease back its current headquarters in London's Canary Wharf district for GBP 1.09 billion ($2.18 billion).

"Almost half our business comes from emerging markets," said Stephen Green, HSBC chairman, at a groundbreaking for the Shanghai building. "That's where you'll see us making a priority with investments."

As foreign banks look forward to growth and liberalization in China's financial system, cities from Beijing and Tianjin to Guangzhou hope to emerge as the nation's business center. Meanwhile, Hong Kong is eager to retain its traditional position as the country's international gateway. Yet bankers and property analysts say Shanghai has the momentum.

Much of the rush reflects how China this year began letting foreign banks take deposits in yuan from its citizens, a market dominated by local giants that together hold about $2 trillion in savings. China also required foreign banks to designate a headquarters city, and the biggest ones have all chosen Shanghai.

The city government says about 135 financial institutions -- including the Shanghai Stock Exchange -- are in the Pudong financial district, and it hopes to have 600 that employ 200,000 people there by 2010.

HSBC, with profit in China of about $130 million last year, plans to open in at least 30 more locations and add 1,000 employees this year.

Just noticed its using the same ifc logo as the one in hong kong? And this will be the 2nd building in pudong to grace the HSBC logo right?

The plan has changed several times.

They were planning three towers at first! 2x250m~, 1x180m~.

And then they recovered the three tower plan, making the short one even shorter to 90m. Twin towers are 260m, 60fl and 250m, 58fl. This is the version they are constructing at last.

Shanghai's luxury flat prices rose 5.3 per cent in the second quarter from the first quarter, thanks to a stock market fund outflow and continued purchases, a report by Jones Lang LaSalle showed.

The average price of flats of more than 180 square metres in the city's prime locations jumped to 31,425 yuan per square metre compared with a 0.6 per cent decline in the first quarter, Jones Lang said.

"It's a significant growth because in the past two years the market was pretty much flat," said Kenny Ho, head of research for Jones Lang LaSalleShanghai. "Local investors cashed in on the stock market and turned to properties. There is also a push from overseas buyers who are bullish on the economy."

The luxury property sector reeled from a government policy last year which restricted foreign ownership of mainland flats.

However, luxury houses gained ground in the second quarter as investors cashed out from the stock market on fears of increased volatility.

Overseas investors including those from Hong Kong and Taiwan also flocked to the mainland's most developed city to snap up flats, betting on further growth.

"With limited new units on the way, luxury prices on the secondary market will experience more upward pressure," Jones Lang said.

"The Shanghai luxury residential market remains active with a high level of end-user demand for luxury residential properties," it said. "Investments in luxury residential properties shot up as many investors cashed out of the Shanghai stock market, and turned to luxury properties as long-term investments."

In the first half, Shanghai also saw 13 whole-building purchase deals which were valued at 15.3 billion yuan on aggregate, representing 63 per cent of last year's total, Jones Lang said.

In late June, HSBC Holdings announced it would acquire 20 floors of Shanghai IFC in Lujiazui financial area from Hong Kong developer Sun Hung Kai Properties, the British bank's biggest property acquisition on the mainland.

Average rental for retail space in Shanghai has hit US$39.17 per day per square metre, a year-on-year increase of 11.2 per cent, Jones Lang said.

The first is based on real market forces (supply and demand) whereas the second is based on inflated money supply - meaning each dollar is of less value than it was before because there are effectively more of them. It skews a businessman's measure of demand because he's getting more money, but in actual fact it doesn't mean more customers.

China is different from the US. The US is a 200 year old economy - it's established in the world and very well developed. China hasn't had a functional economy since 1948 when the Communists took over. It's quite literally just waking up to the world. It's not a developed market like the US so it can boom for much, much longer. Besides, it's not really a boom so much as it is growth.

Are you saying the plan was to develop the whole plot and not leave a grassy area?

In the U.S. I'm used to seeing skyscrapers surrounded by nothing but a sidewalk. Seeing grass, bushes and trees next to skyscrapers in the middle of nowhere seems weird to me.

That's not a good thing, if the bubble bursts in China, a lot of people will lose everything. Same with the stocks, so many people in China are learning the art of investment for the first time in their lives, and buy into all the hype... :/

The whole concept of building large building complexes in Pudong sort of makes it pedestrian unfriendly and really impersonal... not to mention not convenient to move around in.

Why did the planners for Pudong design it to be similar to CBD's with buildings closer together and smaller (width-wise) roads.

Anyways, can't wait for the Shanghai IFC to be completed.

China's boom is based on hard work, US economy is based on speculation. You meant this, right? Excuse the OT but I'd like to have it made clear.

This is one of the most impressive projects I've seen in Pudong which is not a supertall. It would really be cool to see this one finish

^^ those are only the luxury hotels, there are many others available. Last time I stayed in Novotel hotel it's pretty good. you can go to ctrip.com to find out how many of them are in Pudong area.

yeah the original plan was for the project to be over 300m but that would block the view of jin mao or SWFC from the bund as they say so they lowered the height which is still very tall but its very classy and this IFC is one of my faves in shanghai

Pudong is not planned for density. Pudong is actually planed for the exact opposite of density, every skyscraper must be designed to incorporate park space into their lots.

Yes the Aurora Building features the second largest (?) TV display in the world. The largest one is on the Citibank Building, just right of the Aurora. ;)

It looks taller from the Bund than I expected already. Makes up a little for the reduced height from the original plans....

The second part of the project - the smaller tower that will house the W Hotel - has started rising as well (to the right). It is expected to be completed at the same time as the HSBC's tower (left).

Gee. Doesn't Pudong ever stop? Nup!

I love this fractal architectural style in skyscrapers ie. those that have planes disecting other surfaces @ (seemingly) random angles, like BoA (1 Bryant Park) in NYC and Eureka Tower in Melbourne.

the first tower (u/c right now) is facing towards super brand mall, and the second tower is facing century ave, so would it look like this when they are built?

it would be nice like that because it covers the empty space of the park in lujiazui =)

From that angle I guess it would be located a little bit to the right, partly behind the west tower - although seen from further north of the Bund, it would definitely fill the "gap" completely.

If you mean the big green spot with a small building in the top left part of the picture, that is the future Shanghai Center plot.

The plot behind and to the right with blue and white sheds used to be a police station. Probably still is. That's south though. North is at the bottom of the pic.

Obviously you haven't seen the real commieblocks in Pudong...anyway, they're probably around 100m.
