If I were you, I would write them a letter informing them of my decision to back out of the sale. This way, no further liability can legally be pinned on you. I would also take the extra precaution of closing my account so there is no way they can cash those PDCs. Kiss your reservation fee good bye for you won’t see it back. Pero kung hindi pa nila nadiposito yong reservation fee, dalian mong isara ang bank account mo. He he he.

nakapagbigay na ako ng sulat at notarized ng attorney at nakhingi din ng pirma na they recieved the letter. kaso medyo nahuli na kasi di kagad naasikaso ng sis ko. 2 days ago lang nabigay letter e tom na encashed yung first check. inadvice sya sa office ng EEI na pahold daw sa banko yung check kaso ayaw naman ng bpi kasi dapat yung may ari daw(ako) ang magpahold.
bale sabi ng friend/agent ko di naman maghahabol EE at nakapagbigay na rin ako ng letter.(At may nabasa din akong malaki din kita ng EE sa mga nagrereserve at buma back out).
ang pinakadraw back lang is magkakaroon ako ng bad credit sa banko at pagkakaalam ko di na ako pwede mag issue ng check in the future.:ohno:

WORST project in the area in my opinion :ohno:

1. Delayed - 2011 turnover plus 12months GP - with its present status, it will definitely go beyond the GP. Naunahan na sila ng SM Light.

2. Highly densed - six high rise buildings na pinagsiksikan. Talo pa ang tenement sa pagkakatabi ng 1st and 2nd bldg.

3. Poor Amenities - only one 15m lap pool to service the entire 6 bldgs? seriously? and you call it resort inspired??

4. Poor Customer Service - with all the complaints on the missing receipts/unreachable CS.

5. Location sana panglaban nito - but will all the other developments side by side, they'll certainly be the last option.

6. Building construction - sorry, pero parang ang pangit ng pagkakagawa.. hindi pulido, unlike its sister project in the Magallanes station (although delayed rin) which is at least mukhang malinis ang pagkakagawa.

can we have photos again please? Thanks for the effort sa mga naguupload. Just needed to know if madedeliver nila by Sept 2012 ang Tower 1. I've emailed Empire east customer service 2 times but ni isang reply walang ako natanggap. I've been meaning to call them but because of the time difference minsan nakakalimutan ko na. Any news? With regards sa receipts, I've received a receipt from VAS realty ata and not Empire east, ngayon ko lang din nalaman na joint venture pala siya. Yung receipts naman ng monthly payment ko pinapadala sa address namin ni Manila, so medyo kampante naman ako. Please post some new photos para makita ko kung tapos na ang Tower 1. Every now and then, I ask my mom to check on the building para malaman ko kung anong nangyayari but all they say to my mom is matatapos on time. Accommodating naman yung mga sales rep. Parking space they offered me last year but I declined kasi medyo expensive, I didn't know na ganun kamahal ang parking space, para ka nang kumuha ng 1 kwarto hahahaha... :)

Based sa hitsura ng bldg ngyn, I don't think this will be for turnover ng Sept2012.. it is even unlikely it'll be completed within the year...

glorified tenement bldg ang dating.. dikit dikit ang buildings at iisa lang yata ang pool amenity area for the 6-7bldgs. if matutuloy yung succeeding bldgs, this will really congest the area. although mukhang matagal tagal pa yung succeeding bldgs.. mukhang mahina yung na yung sales nila (due to increased competition in the area) kaya kahit si EE tinatamad na tapusin yung 1st two bldgs..

PWL is 6 towers all in all. Towers 2 and 3 have their own amenity areas with a 15m pool and 1 wading pool...communal nga ang pool for all towers but it can accommodate the residents.

PWL towers are irregularly shaped to allow more spaces, more light, and more air to circulate in each building. EE projects are now allotting more open spaces so I think this project won't be congested.

Tower 1 is expected to be finished this year and hopefully, they can start to move in there already. Construction naman is ongoing e. :)

in my humble opinion, i dont think the bldg layout were properly thought of to have more air to circulate in each bldg.. just looking at how near bldg 1 is to bldg 2, hindi na ako makahinga..

also, a 15m pool is very small for a two tower high rise bldg, much more to all 6 towers. I am sorry but your comments above seem to be taken straight out from the EE brochure. :ohno: :ohno: :ohno:

actually the photo above is TOWER 3 which was launched May 2010, 36 floors yan. The number of floors for Towers 1 and 2 remains the same as well as their facade :)

hello tower mates @ tower 2! 2 BR din ako pero nagrequest ako sa EE na kung pede wag na maglagay ng wall in between the room para effectively maging 1 BR lang sya. naliliitan kasi ako masyado sa mga rooms, pero mukhang di naman inapprove ng EE ung request ko.

It's likely that the wall you want to be taken out might be a 'structural wall' and not just an ordinary partition wall. It could also be possible that your request might had fallen on deaf ears

You should be able to move in once youve settled your balance upon turnover. In some contracts, it ometimes say that you have to pay the balance once the turnover notice is received within some period otherwise you forfeit your ownership. So you have to make it clear with the developer not just with agents.

Really hope there is someone here that can suggest... Especially those who are facing the same problem...


Nakapagbayad na kami ng installment for more than 2years and last Dec 2011 we needed to cancel oir 2units in San Lorenzo Place (also Empire East)..
Sayang talaga pero di na namin kayang magbayad dahil may iba pa kaming financial problems.

So last Dec 2011, EE gave us back the cancelled future checks.

Pero hanggang ngayon hindi pa rin nila kami sinasagot sa madami naming chasers regarding "notarized notice of cancellation" at kung kelan nila bibigay ang 50% refund that we are entitled to under Maceda Law.

Hope may mga suggestions kayo dahil talagang kailangan namin ang pera.

Hello, hindi namin naisip yan.. nag-decide na kasi kaming mag-cut ng losses and accept that we'll lose the 50%. But we badly need the 50% refund para sa another financial issue namin.

Hi! just sharing an experience of a friend of mine with another developer, though.. She was on the same situation and what she did was;

1. prepare a formal letter addressed to the division/ division head who handles cancellation or pull-out
2. PERSONALLY GO to the office and have it receive by the division in charge
3. in your letter; in reference to Maceda Law; ATTACHED Valid Receipts or Proof for the reason of your financial woes as a supporting documents. - (in my friend's case,hospital billings and doctors certification from her father;s helped justifies the financial losses)..
4. Again, Personally and directly get in touch with the person in charge from your developers office
5. in about 2-3 weeks the developer issued the check amounting to about 45-50% at the most from the amortized total. a fair deal than totally nothing

i hope these steps could help you. Its the client's mere presence at their head office is what will really call their attention.

Shucks... woud you believe they just emailed me a letter saying my request for 50% refund is DISAPPROVED... because the contract says all payments shall be forfeited in favor of the seller as liquidated damages.

And does it mean Empire east is above the law (udner RA 6552 Maceda Law saying any contract stipulating otherwise is null and void)???

Hello, hindi naman kailangan sa court kasi for sure may mga buyers ng empire east na naka-kuha ng refund.

Ang dami dami dito nagsasabi na nakakuha sila ng refund, bakit hindi ito magawa ng Empire East?

Dahil above the law sila? :((

Talagang mahirap kausap ang Empire East. I had bery hard time dati para lang makuha ko ang contract. Sobrang dami ngang naririnig kong reklamo to empire east.

Suggestion lang, pumunta ka sa HLURB (but call them first to get all info you need) and file a complaint and bring any and all your documentations, ie. you've been paying for at least 2 years, receipts, CTS or anything supplied by Developer for evidence. You don't need a lawyer to go to HLURB, but going through litigation (Court system) may require you to procure the services of a lawyer to mount a credible lawsuit that may have a chance of succeeding (winning).

What I can only say is that constructions works are ongoing. it's hard to say 'yes' or 'no' but that's what I can guarantee you. All empire east projects are ongoing, true it construction might be slow but they're trying their best to deliver on time.

since wala ako sa pinas..yun partner ko ginawan ko ng power of Attorney para sya ang magasikaso ng mga papers ko jan..Hirap din ng pinagdaanan ng partner ko kasi pinupuntahan pa nya sa main office para magrequest..halos makipag-away na sya dun..
kaya hayun every 2-3 months pinapadala na sa bahay yung receipts..kailangan pa talaga sila kalampagin..

Actually yung agent na pinag kuhanan ko ng unit ko pati sya tinigil na ang pagbebenta ng Empire East projects... sya din kasi naiipit at naiinis na din sya sa kabagalan ng EE.

I think it might depend on which bank you are planning on getting the loan from. Pero my friend told me that the best thing to do is to get a loan from a bank that has tie-up or is affiliated with Empire East. Kapag ganoon daw kasi, alam ng bangko kung ano ang documentation requirements from EE ang pedeng maibigay agad or pedeng hintayin.

EE has a tie-up with PSBank. And lately, someone from BDO has been emailing regarding their loan products.

If its already beyond the grace period that was specificied in the contract, it would be like a breach of contract na mangyayari nun.. as such, legally, you can now cancel your contract and demand for damages (in your case, complete refund plus interests). Yun nga lang you have to bring this to court kasi malamang hindi ka lang papansinin ng EE if simpleng complain lang about the delay ang gagawin mo.

Ang mahirap sa developers, pag ikaw ang nagkamali or may pagkukulang, kung ano anong interest at penalty ang icharcharge na sau. pero kung sila ang nagkulang, balewala lang.

hi. i called empire east to ask them about this. they said that it was just a matter of submitting complete required documents, etc. they have already complied with requirements and are just waiting for it to be lifted.

their customer relations team seems to be friendly and accommodating everytime i call them.

they also said that the project is on schedule - turnover of tower 1 will be last quarter of the year. let's all hope for the best.

I'm not updated about kasara but you may want to call their customer relations hotline - 8678351 or 8678546. They're all quite helpful there.

Lately I have been receiving calls from Empire East Representatives before my check issued to them becomes due to remind me about it. It's a new service they are providing their investors. It's great isn't it? When you issue 36 checks or more, sometimes you forget about it even though it's due on the same day every month. This helps you keep your account updated and most importantly, avoid any bank fees for having insufficient funds, esp when you issue checks for an account solely devoted to paying them.

I'm not an agent, just an investor. Also nervous about the timely turnover, but i just thought that this is worth mentioning here :)

di naman sila accommodating when it comes to emails.. I've emailed them several times but wala man lang reply. Diba dapat sila ang nagbibigay ng construction updates sa mga bumili ng units? Yung link about sa CDO recent lang siya, every month ba nagbabago yung list na yun?

I saw the construction this afternoon. Topped off na ata yung towers 1&2. Kung tama ang description ko ng topped off, gawa na hanggang rooftop. :) sorry i wasnt able to take a pic. But anyway, I think, they can deliver this year. :)

Ang ibig sabihin po ng "cease and desist" ay "itigil o ihinto, at di na pwedeng ibenta o bilhin".

ehh d nakita mo din yung light residences sa tabi??? hindi ba nauna nang mga ilang taon ang PW sa LIGHT??? ehh bakit yung light tatlong higanteng towers na ang nakatayo... hindi ba kung investor ka ng PW, may halong pagsisisi pag nakikita mo sa tabi mo ehh mas maayos at mas mabilis ang pagawa... pareho naman ng location at pareho din nagsimula na mababa ang pre-selling price.

Yes, it's quite sad to realize such but the point is, PW is in progress. There might had some issues with the subcontractors that caused the delay, or other factors maybe. But still, it is on-going. That's the lighter side and a reason to be optimistic towards it. :)

Tama ka bro, looking at the latest pics posted by aziza on the previous page eh nabago ang facade. They are starting to paint tower 1 and based sa pictures, the paint colors are in accord with the new rendering.

Not to burst anyone's bubbles pero I am 100% sure that turnover is not possible by Dec 2012. Based from experiences, it takes one year to do the finishing after the topping off and since wala pa ring topping off to-date, its impossible talaga. Matagal ang finishing works e.

Hi. Selling my Unit in Tower 1 for a good price. Would love to hold on to this due to the excellent location and best of all the direct access to MRT, but there are changes in my personal plans.

It's a 2BR corner unit at a high floor, and one of the biggest units in the tower. The price has appreciated significantly since i got it 3 years ago, but will sell at a good price. Tower 1 has been sold out long ago.

Eh bakit pa nila nirerequire na bayaran agad yung balance when hindi pa pala namin magagamit? parang lugi ata kami dun... standard ba na rule yun sa lahat ng mga condos?

If di pwede gamitin, it means di pa talaga usable. Maybe the units are done, but the rest of the common areas, essential areas, are not yet passable or operational. Maybe they want to announce the units are done so...

1. Buyers don't get upset, and are supposed to be happy the units are done
2. They can justify asking for the full payment.

Tsk tsk tsk... :(

i am no construction works expert but i was surprised to see that EE's been using woods for their scaffolding! you know, those 2x2 woods nailed together to serve as standing/support platform... sa lahat ng condo na ginagawa dito sa mmanila, parang eto lang ata ang nakita kong gumagamit pa ng kahoy :lol: parang 2story residential house lang ginagawa. tapos hollow blocks pa (vs. prefab wall panels). hmm... on the positive side, could this mean a stronger structure? wood scaffolding in red circles

i see.. i got the term wrong. i thought all platforms that is used to support any physical construction activities are called scaffolding :)

PWL Tower 1 (2 ?) was topped off and December 2012 has passed which is the basis for the turnover after the one-year grace period.

When can we expect for the project (tower 1 and 2) to be completed and prepared for unit owners to move in (and here's hoping it'll be within the 1st quarter of the year !)?

Is the December topping-off event a milestone to be considered as project completion thereby EELHI will not need to compensate the unit owners/investors for the delay in the turnover?

Empire East reps. and for those in the know, kindly enlighten us on the issue and provide a status update regarding the project. Pics will be appreciated as well.

Delayed na I think nang 2 months and counting. Ang huling milestone ay yung na top-off ang tower 1 na December pa. Empire East reps baka pwede namang balitaan nyo kami kung kelan ang umpisa ng unit viewing/inspection. Mas mainam kung may development pics man lang. Yung sa twitter account nyo project work completion % lang.

The property is a 2BR condominium unit in Pioneer Woodlands,
Tower 2, 29th floor (top flr).

It's semi-furnished, 32.5 sqm., with no parking lot yet.
As we speak, all units in Tower 2 are already sold out.
They are currently selling units in Tower 3.

I am selling this at its original contract price of 2.83M,
while the current market price is already at 3.4M.
As of January 2013, the 30% downpayment is already settled,
while the remaining 70% will be through in-house or bank financing.

If you are interested, you can settle the downpayment with me either in full amount or instalment, and settle the remaining balance either through in-house or bank financing.

Below is the calculation:
Downpayment: 849,000 (30%) - payable in full amount or instalment (via PDC in 1 year to 3 years max) AND STILL NEGOTIABLE
Balance: 1,981,000 (70%) - buyer will assume this through in-house or bank financing

As for the process, if you decide to take this opportunity, then the title will be transferred to you at no cost. I will be the one to shoulder the transfer fee.

Hi. I have a unit in Tower1. I have received an email from Empire East asking me to apply for bank financing. Anyone here who initiated the bank financing?

I got the same e-mail a few months ago. I haven't started anything yet as I haven't seen any concrete accomplishments or any complete unit for that matter.

Mag initiate lang siguro ako ng loan proceedings if may substantial completion na akong nakikita sa Tower 1. Eh mukhang mauuna pa yung San Lorenzo Place project nila eh....

Hi. To everyone here who has another condo property. How do you pay for the real property tax? Will the developer be sending the unit owners a tax assessment computation or is it the owners' responsibility to get the property assessed by going to City Hall?

My other condo was turned over to me 2 years ago. And I haven't received any tax assessment so far (and haven't paid RPT yet). I have one colleague who has a property at Avida and she told me that their developer sent them real property tax assessment computation after their unit turnover.

It depends on the property management of the condo. In Megaworld, they send you a bill but in other developers i.e. DMCI, you pay by yourself.

Since your unit was turned over to you in more than 2 years, I suggest you go to city hall and pay your Real Property Tax.

wala pa jerkyjerk, hindi pa ko nagbayad ng 70% tutal wala pa naman notice of turnover or construction update... i
'll pay the 70% by bank financing kaya i told the bank not to release yet the loan...

its been 1.5 years since natapos ka magbayad ng 30% yet wala man lang updates galing sa kanila kung kelan ang turn over? what the F is that??

A friend of mine is asking if there will be complication in reselling her unit, see she has a 2br unit in tower 1 and has paid perhaps only half of the balance, she still has to pay some months + penalty would that be an issue in reseling?
