Liverpool's Future Tallest

This is a first look at what will be the tallest building in Liverpool on the site of the King Edward pub near the city's famous waterfront.

Designed by Leach Rhodes Walker for developers Y1 and Richmont Properties, the scheme will stand 170 metres tall making it by far the tallest building in Liverpool, a good hundred feet or more than the currently under construction Beetham West Tower not to mention the first true skyscraper for the city.

Costing a total of £130 million, it will rise to 54 storeys. Accommodation includes 412 one, two and three bedroom apartments including the highest penthouses the country, 2,300 square metres of office space, 700 square metres of retail space and 245 parking spaces.

The 14th floor features a massive skybar and restaurant spread over almost 600 square metres that will be accessed by an exclusive express lift and offer 360 degree views of the whole of Liverpool from within.

Architecturally the main feature of the building is the distinct spiral effect employed by the architects with a series of layered curves revealing different surfaces that celebrates the ecclesiastical grandeur of Liverpool. The brown stone is inspired by the Anglican Cathedral whilst the cornices and vertical lines on the curving glass take their cues from the Catholic Cathedral.

The scheme has had a warm reception so far from planners in Liverpool and with the changing design of it from a twin towered project to a single tower, the developer hopes they can secure planning approval and move quickly into a 36 month long construction programme which can begin on site in mid-2008.

Like to know what restrictions Liverpool has when it comes to Highrises. I know the Brunswick Tower scheme went haywire after interference from Ruth Kelly at the time and UNESCO despite two Beetham Towers built near a UNESCO heritage site. London has EH/Unesco/NIMBYs/heritage groups/CAA and all kinds of of opposition round Westminster/City areas. Seems Manc and Leeds don't have many if any restrictions on how tall they can build and where.

Well, the articles i've read so far say that the proposals have been recieved well by the planners and the council. A two tower scheme was originally submitted but apparently there were problems with density and quality but not with height.

wjfox the chances aren't as bad as you might think. The World Heritage people say they want any high rises to be stepped back away from the river, so 20 stories on the river edge, 30 stories more inland, 40 further inland etc. This is in the right place for a 54 storie tower. Remember, we've just had a 33 storie tower approved much closer to the river.

After the council getting publicly moaned about by developers and architects, they are trying to recover their image as a city open to talls.

It is skyline candy, and would look beautiful on the skyline, but offers very little to developing the city. There are no balconies, and this does not offer an environmentally friendly or particularly sustainable lifestyle. The planners should require balconies, and more office space in the mix.

Sorry to sound negative, it's pretty, but also pretty useless. If the only criterian was to develop the skyline, I'd be very excited about this, but large new developments should contribute to building residential as well as business communities.

I guess the fact that construction (if approved) is a year away, tells me that it is a very tenuous proprosal.

Not quite. There are plenty of unoccupied apartments etc, buy they are snapped up pretty quickly once they are put on the market. It's the speculators who buy them up while property prices keep rising.

Architects have been working on the design since July 09, don't know if its just been tweaked or a radical change. Developers say the finances are in place, and it will go before the citys planning dept. in early Febuary. I'ts still 54/55 floors tall.
