hi. this looks like a good mall. But I think the road (KRPURAM - ITPL road) is extremely narrow to accomodate such a big mall. There would be big traffic jams on weekdays and peak hours in weekend.

Selling wines in India

Anyone who travels within India would know that retail prices of alcoholic beverages vary widely, as does the availability of brands. For example, you cannot find anything except a limited number of Indian spirit and beer brands in retail shops in Chennai (which resemble prison cells — what with extremely dingy setups and iron barred windows), whereas there’s a world of beverages on display and for sale in cities like Bangalore or Mumbai.

This is simply because alcoholic beverages are a state subject, and every state and Union Territory has its own rules and regulations (and duties and taxes) for buying and selling the stuff — it’s like operating in 28 different countries! Nevertheless: say you’ve produced some wines in your very own winery, and now want to share the stuff with consumers — how do you get round to doing that?

The answer really depends upon which state your winery is located in. If it’s in Karnataka, then the markets to hit first are Bangalore and (to a lesser extent) Mysore; if in Maharashtra there’s Mumbai and (again, to a lesser extent) Pune. Local wineries in both states currently enjoy a significant degree of tariff protection from wines coming from other states or overseas. Then again competition in both states will only intensify as more wineries come up due to this very same advantage.

Karnataka has what’s probably the best managed and most open distribution system for alcoholic beverages in the country: although everything has to be canalised through the Karnataka State Beverages Corporation, this only ensures that the trade actually invests in what they pick up (as compared to 1-3 months’ credit elsewhere), and means that vendors get paid weekly against depletions — which is great for cash flow. This also means that a producer can go directly to the “trade” (hotels, restaurants and clubs — the “Horeca” segment and retailers) for listing and purchase instead of having to try getting a distributor interested in keeping their brands.

Maharashtra, on the other hand, retains the three-tier distribution system of producer-wholesaler-trade. While local wineries have the option of selling directly to the trade, they cannot operate a stockpoint in the city and must distribute directly from the winery — and since each sale requires a time-bound Rs permit’ (written permission from state excise specifying the wines being moved), that’s too big a constraint for most producers.

The rocks on which most new wine brands launched founder are the entry requirements imposed by the trade in both cities — these range from listing fees (Rs 5,000 - 10,000 per label and pack) to mandatory “display charges” for a specified period, at each outlet (if part of a chain), to taking stocks on a consignment basis (in Mumbai).

It’s an unfortunate fact that there are now so many wine brands available in the key markets that most consumers are confused, even intimidated by the choice — and tend to fall back either on known brands (Sula or bust) or go by price (and wrongly assume that a higher price means better quality). More in the next column on the relative quality of wine and how to judge for yourself.

Wines I’ve been drinking:

The Luca Exotic Lychee Wine, made by the improbably-named Nirvana Biosys company at their winery in Haryana, is a most interesting product. It’s got the most amazing aroma of (what else) Litchees, with an off-dry (not sweet) taste, medium-light body, and balanced acidity — not at all unlike a nice Riesling or Gewurztraminer. Available in key cities in the North, Calcutta, Hyderabad and now Bangalore (Rs 790), it’s an interesting wine that’s well worth a try.

They should make it mandatory for all malls to provide service roads..
They demolishied mantri mall ramp but no service road there yet :bash:

I went to Phoenix Market City today. Here are some comments.
1. It is not exactly a strip mall. Yes, there is a nice pedestrian walkway outside but all shops have entrances from inside the mall building.
2. It is really huge and spacious inside. I have not seen the Mantri mall but this one is bigger than Express Avenue, Chennai.
3. Big Bazaar and Reliance stores seem to be the anchor tenants
4. Food court appears to be very small. I'm assuming there is some additional space which is currently blocked for visitors.
5. Traffic - WILL BE A NIGHTMARE - For those who are not familiar with this area, there are 2 roads that take people from/to Whitefield offices (ITPL, etc) from the city - this road is one of them (4 lanes - 2 for each direction). It has heavy container traffic as well. Peak hour traffic is very high but non-peak hours are fine. No matter which direction you come from, a U-turn has to be made to approach the entry gate or when coming out from mall exit gate. This mall will make life very difficult for road users.

I went to Phoenix Market City today. Here are some comments.

PVR Cinemas is set to bring the IMAX movie experience to Bangalore.

PVR sources who spoke to The Softcopy were reluctant to go into detail about the project, but did say it would be off the ground “by next year.”

A local theater owner said the plan was an open secret.

“We have known that they are going to do it in Yeshwanthpur, in the Brigade Gateway property, for the past six months,” said Amit Gowda, owner of Urvashi Theater and an industry insider.

Project requires big investment

Though PVR was not willing to discuss the financial aspects of the project, a look at the `6.2 million construction price of the Prasads IMAX in Hyderabad provides a fair understanding of the monetary risk.

IMAX is a brand as much as an experience, and even using the name comes with a hefty price tag.

“When we looked into IMAX they asked us for $1.2 million—just to use the brand,” Gowda said.

PVR will have to bank on the power of that brand to put bums on seats as there are a limited number of films shot in the IMAX format.

“Only 16 Hollywood films are going to be made for IMAX this year…there are no local movies made in the IMAX format,” the head of PVR’s projects wing said.

All of this might push the price of a ticket up considerably.

"I’m sure that if they open an IMAX in Bangalore it will not be less than Rs.600-700 a ticket,” Gowda said.

To make the IMAX project profitable, PVR is thinking outside the box—it’s looking into the possibility of resizing superhit movies, such as Sholay, into the appropriate format.


Screen could be up to 8 stories high

Theater screens for IMAX have to be extremely large to handle the larger film format of such movies—10 times larger than the ordinary 35mm film format.

The standard IMAX screen size measures 22 meters by 16.1 meters, but they can be much larger—the LG IMAX Theater in Sydney is the largest in the world and has a screen measuring 35.73 meters by 29.42 meters that covers an area of more than 1,015 square meters.

Though it will cost PVR an arm and a leg to build a venue big enough to screen IMAX films, the response from viewers in other cities has been promising.

The Prasads IMAX in Hyderabad has an average 4½-star rating on Google reviews, with one reviewer, Bhargava Krishna, calling it the “one of the best Indian cinematic experiences.”

But still I feel there is a shortage of fine dining options in Whitefield area. Especially when compared to IndiraNagar or Kormangla, there are hardly any places where one can enjoy a good dining experience.

^^ Yea.. compared to Indiranagar, koramangala and mg road. You are comparing a suburb with CBD and EBD :) Some beijing bites etc are there in whitefield.. but not many pubs i guess. Not a problem since something called wine taverns license that comes very cheap and that should be adopted by restaurants..

It would be wrong to say that Whitefield lacks fine dine restaurant as there are aplenty in my eyes. To name a few there is Terracota at Vivanta, a Dot dot yum and Estia at Aloft, a couple of them at Zuri, Royal Orchid, Toscano at Forum Value Mall, Chic n' chic and Crep's bar (French cuisine) at Brigade Gateway, Premier Inn, so many at other premier hotels like Savannah, Royal Suites, Keys and much much more.

A lot of stores have opened at the Phoenix market City as of today. I noticed many new brands there which I don't believe existed in Bangalore before like Zara. However there are many others to open. I think within a couple of months it should be fully operational. The mall has been brilliantly planned, it looks quite like Ambience Mall of Gurgaon and High Street of Mumbai. I give a big thumbs up to this mall as Bangalore doesn't many big mall. It might be just next to Mantri Square when it comes to area. I liked it how they kept the PVR cinemas in a separate building while keeping it in the Mall premises, so you don't have to walk down a thousand staircases/ escalator after the movie gets over. Great planning for the hypermarket; though selection of hypermarket brand i.e. Big Bazaar is quite a let down; wish they had a better one like Hypercity or Spencer Hyper or even Easy Day Market coz Big Bazaar seems out of place amongst the fashion brands who's who. The great thing about hypermarket is how it is planned, the gates of Big Bazaar are right in the parking lot, so you don't have to carry heavy bags around the mall. how many stores have opened in market city is it worth going so far now i stay at malleshwaram

I am sorry I disagree with the way you look at at whitefield. Whitefield still needs many more malls, it is the future of Bangalore. It has great potential. The list you populated is actually an eyewash. Total and Central are far away from whitefield periphery. Cosmos should be closed it's a crime to call it a mall. Cosmos is just a dump of useless shops. Too many malls in whitefield marathalli..

Under the terms of the sales deal, which is subject to Indian regulatory approvals, the first two systems are scheduled to be installed within the next 12 months at Mumbai and Bangalore.

That article is already from March 2011 :(

I think whitefield is going to be blessed with Inorbit sometime soon hopefully. I saw construction going on near Satya Sai hospital. Along with Phoenix Market city this will be another eye-pleasing mall.

Any idea about Prestige Shantiniketan mall. Is it also on the cards?

I think whitefield is going to be blessed with Inorbit sometime soon hopefully. I saw construction going on near Satya Sai hospital. Along with Phoenix Market city this will be another eye-pleasing mall.

Whitefield is the most exciting areas in India at this point of time (strictly from a real-estate POV). Most of my time spent in Bangalore was at this suburb. It's got the right mix of commercial/residential/educational/healthcare facilities.

some of my views on PMC...
its huge...from inside it looks even bigger...
good ceiling height on LG and UG...as we go up the height reduces...exactly like ambience mall in delhi...
good blend of brands...from CK and FCUK to big bazar and pantaloons...
jaw droppingly huge parking...and well managed...
cosmo crowd...as its in whitefield...bye bye mantri...atleast for me...
killer combo of PVR and BluO...


now what i dont like
ordinary interiors...not at all swanky...
poor quality finishing of plaster...its quite visible...
no granite flooring...only vitrified tiles...looks like its laid in last moment rush...looks patchy...
bekaar food court...
top floor looks very disappointing...
outside area can be happening...may be later...
no exterior escalators..as shown in website...

good or bad...its worth a visit...

ck,fcuk,aldo,nautica,sisley,calonge,archise etc now open...may be one month required for entire mall to open...
but still much decent as compare to mantri...trust me...

PMC, big and feels relaxed. Half the shops not open yet, especially the bigger stores, anchor tenants and multiplex. Will take a couple of months to be fully functional. Expensive parking, Rs 20/hour after Rs 20 for first 2 hours (complimentary for now). Food court very small for a mall of this size. Already very crowded with partially open mall. Will have a long wait once multiplex and other shops are open. Because of U turns, expect lengthy trafiic backups in the main road on weekends.

Aditya Birla Retail Limited, ABRL, has opened its second hypermarket (more.MEGASTORE) in Gopalan Mall at Old Madras Road, Bengaluru. Absolutely it looks quite like Ambiance Mall, Gurgaon. Though they have a pretty good combination of shops, infact introduces many new brands for the first time in Bangalore. The crowd of the mall is very cosmo and urban unlike those found in Royal Meenakshi Mall and Mantri Square.
Pluses: Amazing mix of international and Indian brands. Superb layout/ floorplan of the mall, very spacious yet unique in design.
Minuses: No proper use of the large space outside the building of the mall. Food options are a let down at the moment. No McD, TacoBell, AuBonPain type restaurant.

True, the catchment is the professional/IT crowd of Whitefield/ORR with more disposable income, nuclear families.

Same case with Forum Value Mall also.

I think once the PVR gets functioning, that central courtyard area will see more traffic and become lively. And it is always better to have some breathing space outside the mall. Getting in and out doen’t give a claustrophobic feeling .

I think those might be taken care of in due course of time.

BANGALORE: If you're 19, going on 20, you may be stopped from entering pubs. Close on the heels of a recent Associated Chambers of Commerce and Industry of India ( ASSOCHAM) survey revealing that teenagers form a big chunk of pub visitors, police are talking about surprise checks on watering holes, while pub owners are planning to enforce the age cap of 21 strictly, by asking suspects to produce their age proof.

Pub and bar owners in the city acknowledge they have teenagers pouring in, but most times, they are sent back. "We had a large crowd coming in the whole week. It isn't possible to check everyone. So only if somebody looks like a teenager, we ask him or her for age proof. In this process, some others may sneak in. However, most times, we send them back. But parents can throw drink parties and get their children there. We can't do anything about that," said a pub owner who didn't want to be named.

There is the usual exchange of words between teenagers and pub staffers when they are not allowed inside. "Even last week, many teenagers came in during the anniversary of our pub. When we asked for ID proof, they showed their driving licences but that is not a valid ID proof. When we stop them, they argue that their parents allow them to drink, so what's our problem?" said Ashish Kothare, owner Le Rock and Legends of Rock.

However, parents are not ready to buy youngsters' claims. Maya Purushotham, a private firm employee and mother of two, has this to say: "There is an age limit prescribed for drinking. I don't think any parent would encourage drinking among children. Pubs and police should take strict action to prevent our teenage children from drinking."

"We'll brief our men and they will be checking for ID/age proof of anyone who looks like a teenager, even if it inconveniences them. And we don't have a problem with police surprise checks. We'll extend full cooperation to them," said Ashok Sadhwani, owner of the Couch and Pub World.

Another Minus of the mall: Shops close by 9pm. And Restaurants are closing by 9:30pm at the moment.

Ascendas PARK SQUARE MALL

Sources say that some brands of the Park Square Mall have left due to poor marketing by the mall management. The mall was thrown open to public last month in a haste while there were only a couple of stores open. The visitors face major inconvenience like Inadequate Parking and stubborn staff -- will let you park only on the bottom most floor while the rest of parking is available, Almost ZERO Marketing, Poor mix of brands, No Cafes, No Quick Service Restaurants, Improper layout -- there has been cases where a visitor is lost in dark following the layout signage which is mostly not valid yet as 90% of the shops are not open. The situation is even worse if one wishes to go for dinner after 9pm.

The brands who have taken a u-turn are Kiwi Kiss Froyo, Reliance Mart etc.

And being at the entrance of ITPL is another deterrent. It looks all congested with those Volvo buses parked and the traffic which gets in and out of ITPL.

Regarding the marketing angle, yes, there was no awareness program. I was also not sure whether it is really opened, eventhough I had driven through that road many times. Comparing with this, Phoenix Market City had erected many hoardings announcing ‘Now Open’.

Only 2 floors were accessible.

Market city opened with all floors accessible, more open stores...

Unless park square open the food court and q cinemas soon I think they'll face very low footfalls

Open to everyone

I just came from there...less than 10% of the stores are open right now.The upper floors are also closed off.

Even the food court isn't open...kinda annoying.

Actually, only the ground floor was open to public and only 2-3 stores were open.

Huge disappointment...

Why are you talking as if you know nothing of whitefield?

Bangalore's eating-out market is getting ready to open its doors to some big international restaurant brands as well as domestic brands. More excitingly, some of these big names are looking to open shop just before the year-end festivities kick off.

Top on the charts are two big names coming from California, Trader Vic's and California Pizza Kitchen (CPK). JSM, a partnership between noted restaurateurs Jay Singh and Sanjay Mahtani that run noted brands like Hard Rock Cafe and Shiro, will launch both Trader Vic's and CPK in December. In addition, Mai Tai Lounge, a high-end resto-bar format of Trader Vic's will also be launched.

Mumbai-based popular fine dining restaurant, Indigo, which specializes in modern European cuisine, is planning on bringing its deli format, Indigo Deli to Bangalore. But this will take some time. Sigree, the Indian fine dining brand from Speciality Restaurants ( promoters of Mainland China) will debut shortly in the city.

For all you food lovers, here's some exciting news coming your way. Bangalore's eating-out market is getting ready to open its doors to some big international restaurant brands as well as domestic brands. More excitingly, some of these big names are looking to open shop just before the year-end festivities kick off.

Top on the charts are two big names coming from California, Trader Vic's and California Pizza Kitchen (CPK). JSM, a partnership between noted restaurateurs Jay Singh and Sanjay Mahtani that run noted brands like Hard Rock Cafe and Shiro, will launch both Trader Vic's and CPK in December. In addition, Mai Tai Lounge, a high-end resto-bar format of Trader Vic's will also be launched.

Mumbai-based popular fine dining restaurant, Indigo, which specializes in modern European cuisine, is planning on bringing its deli format, Indigo Deli to Bangalore. But this will take some time. Sigree, the Indian fine dining brand from Speciality Restaurants ( promoters of Mainland China) will debut shortly in the city.

While, Mai Tai Lounge will be located in Orion Mall, Malleswaram-Rajajinagar, Trader Vic's and CPK will be opening in Phoenix Market City, Whitefield. CPK is a casual dining restaurant with a focus on gourmet pizzas, the Californian way. Question is not about 3 malls .I feel it can but are there enough Retailers to Operate out of these 3 Malls .They Prefer The Larger of the 3 Malls for Operations as footfalls will be higher .Those who cannot find space in the Largest will look for next Available One .It's a Simple Concept in Real Estate If you build a MEGA MALL you will spoil the business prospects of all smaller malls in the vicinity.After Phoenix Park square is the best Mall It's bigger than forum .I am sure Cosmos Mall might close down .Park square is a decent mall

And everything from the itpl shopping centre (basement) will shift to park square..

Looks like they will have to do it otherwise Park Square is a huge FAILURE!

I went there on Nov 1st. Only few shops are open, Reliance Trends amongst them. A few more including Reliance Timeout will open soon, work was going on. Lots of shops are uncommitted too. Amoeba Video games floor was operational and their bowling alley will open in a weeks time. Heard KFC will come up in 4th floor from some worker.

Parking was spacious enough but they did allow only in lower basement. Parking cheaper than Phoenix and free for now.

Looked and felt like (a slightly bigger) Cosmos and may end up with the same fate too. Lets wait and see if Whitefield area is ready for this many malls.

it's very much under progress. basement levels are complete and construction has reached ground floor. i guess it should be complete within a year and mall should open in a couple of years.

btw, inorbit mall is also quite complete. should open in a few months. catchment areas for these go well beyond itpl - whitefield road from hope farm junction all the way until old madras road is filled with many apartments.

Demand Demand for space in malls in Bangalore remained weak in 3Q11. However, large-format retailers, such as Reliance and the Future Group, expanded in the city’s high streets. Net absorption in 3Q11 was 585,000 sq ft (54,348 sqm)in 3Q11. The high streets in Indiranagar, Koramangala, Whitefield, BEL Road and Old Madras Road accounted for 116,646 sq ft (10,836 sqm) of leasing activity. Overall vacancy rates increased from 4.9% in 2Q11 to 7.9% in 3Q11 due to the completion of the Park Square Mall in Whitefield and Soul Space Arena along the Outer Ring Road, each with an average occupancy rate of about 66%. Key transactions in 3Q11 included Reliance Digital’s lease of about 21,000 sq ft (1,951 sqm) in the high street on Residency Road and Inmark’s lease of 14,000 sq ft (1,301 sqm) on the high street on Infantry Road in the Prime City sub-market, Tanishq leased 10,000 sq ft (929 sqm) in Jayanagar and Hyundai leased 5,400 sq ft (502 sqm) on Airport Road, both in the Secondary sub-market, while, in the Suburbs sub-market, Bodycraft leased about 7,200 sq ft (669 sqm) in Whitefield. Supply The Park Square Mall by Ascendas completed in Whitefield in 3Q11, adding a built-up area of 450,000 sq ft (41,806 sqm) to the market and Soul Space Arena along the Outer Ring Road added a built-up area of 250,000 sq ft (23,226 sqm). The Park Square Mall commenced operations with a healthy occupancy rate due to good pre-commitments in previous quarters, and has such anchor tenants as Spar Hypermarket and Inox. Asset Performance Rents in the Prime and Secondary sub-markets remained stable at 2Q11 levels in 3Q11, while those in the Suburbs sub-market rose marginally by 3.7% q-o-q due to the completion of the Park Square Mall by Ascendas, where rents are above the sub-market’s average. Capital values in malls in the Prime City and Secondary sub-market also remained stable, although they increased by 4.4% q-o-q in malls in the Suburbs sub-market as these spaces commenced operations with healthy occupancy rates. Moreover, the Park Square Mall by Ascendas demanded a capital value above the sub-market’s average. 12-Month Outlook With some 54% of the expected supply in 2H11 already pre-committed, net absorption is forecast to increase to 2.3 million sq ft (213,677 sqm) of the total annual supply of 3.3 million sq ft (306,580 sqm)by end-2011. With low leasing activity, Bangalore is unlikely to see a significant increase in demand for at least another six months. We do not expect demand to keep pace with supply and vacancy rates are forecast to increase from 7.2% in 3Q11 to 7.7% at end-2011. Despite this, we expect rents to recover across all sub-markets by the end of the year as new, good-quality malls come on stream

Thanks for the update on Forum Shantiniketan. Since the hoardings were removed it made us feel the project is scrapped.

Though the construction pics still do not guarantee if they belong to the mall or something else. Cheers!

i think cinemas would be q-cinemas. not sure who they are, probably some kerala based group.

itpl park square mall is quite unique. it seems more like a premium space for entertainment than for shopping. there are lot's of options for games & food along with cinemas. that's exactly what they have advertised and would do very well with 100's of thousands young people working nearby. while phoenix market city has more premium brands, construction/finish is not premium and is at best efficient.

Mumbai: Big mall openings may pause with new projects drying up in the next one year after cash-strapped real estate developers rolled back investments into glitzy shopping complexes,leaving some retailers worried about their expansion plans.
There wont be many big malls,almost nothing in our reckoning,hitting the market beyond late 2012, says Sameer Sain,Founder & CEO,Everstone Capital,which owns about 14 malls through real estate funds Kshitij and Horizon.This,ironically,might coincide with Indias plans to open up multi-brand retail to foreign direct investment (FDI) and allow singlebrand retail operations to be 100% foreign owned.
Many of the big ongoing mall projectslike Atul Ruias Pheonix Market City malls,DLFs Mall of India in Noida,Dubai-based Lulus mall in Kochi,and L&Ts Elante Mall in Chandigarhare expected to open in the first three quarters of next year.This leaves retailers and brand owners,who have bet on the malling experience,with little visibility on store expansion beyond December 2012.
Sanjiv Goenkas Spencer Mall in Kolkata is slated for last quarter of next year but may slip into 2013,while Parsvanath,Raheja,Prestige and other local developers have a pipeline of smaller malls in multiple cities rolling into the market in the next 2-3 years.
Pheonix Mills CEO Shishir Shrivastava said that supply of malls in big metros would drop significantly within a year.
In 2005,bullish on the India growth story,many players entered the retail infrastructure market,announcing several projects but they couldnt sustain it because of financial pressures.While some intend to monetize certain projects,others have scaled down their expansion plans, he added.
DLF,Indias largest realty firm,shelved plans to construct a luxury mall at Lower Parel in Mumbai and has explored other options to unlock value from the textile mill land it acquired six years ago.Its peer Unitech and many other developers took similar decisions to delay or withdraw investments into retail.
About 22 malls have been put on hold or dropped in Bangalore,according to Jones Lang LaSalle (JLL) India.In Mumbai,seven new malls are expected to come up in 2012 and none after that.Retail consultancy Asipac estimates that top 20 cities can absorb per capita mall space between 1 to 1.5 sft per person based on the economic growth projections,but current numbers for all metros are well below 1 sft with Bangalore topping at 0.94 sqft.This means Indian cities can absorb more malls based on per capita income,spending power and current growth rates.JLL data suggests that about 350 malls were announced in the past six years,many of which are operational,quite a few delayed and some still under planning.
The slowdown in big mall development would prompt a rejig in the expansion plans of global and desi lifestyle brands,which had banked on new malls for most of their new stores.Aditya Birla-owned Madura Fashion & Lifestyle is returning to high streetseven if there arent manyto keep the expansion story going for its brands like Louis Philippe,Van Heusen and Allen Solly.
The crisis for lifestyle,especially luxury retail,lies ahead, says Darshan Mehta,President & CEO,Reliance Brands,which has joint ventures and licensing rights for seven global retailers,including Diesel and Kenneth Cole.I do not have any visibility for large new malls in Ahmedabad,a city with 10 million population and half the size of Los Angeles,and for that matter even in Gurgaon or South Mumbai,some of the biggest consumption belts in the country, he added.

Bangalore has a new shopping mall. Much to the joy of the high-street shopper, Phoenix Market City in Whitefield, the Gurgaon of Bangalore, brings well-loved brands like Zara to the city for the first time. More important, its well-planned 11 lakh or so square feet of retail space could change the way we in Bangalore shop.

Unfortunately, malls in this hi-tech city are neither high on tech nor on design. In their claustrophobic confines, you could go round and round and up and down looking for a store and never find it. And God forbid if you have to go to the bathroom. BANGALORE: It's happy feet and happy hours for the city, where shaking a leg after a drink was a problem till a few days ago.

Police have granted licences to three dance bars and are looking into 14 more applications. Police, however, said dance bars should comply with the pre-condi tions laid down while granting licenses.

"They should have a proper dance floor. Only music will be played. No women bartenders will be allowed . These are the conditions that governs the license," said additional commissioner of police (law and order) T Suneel Kumar.

Another police officer said that only after a thorough inspection of the premises will licenses be grant ed. Lounge bar owners, though, are elated at licences granted to three dance bars - at Leela Palace (on renewal), Fusion Lounge bar and MPS both on Church Street.

"This shows police are not so shy to give sanction to start or recommence dance bars," owner of a lounge bar said.

But no, they went after Garuda mall since the payoffs are going to be quite juicy. Kinda reminds me of the movie Casablanca, after the shooting, the police chief tells his subordinates to "Round up the usual suspects".

Organised retail players make their presence felt

India is the fifth largest retail destination with about 14 million retail outlets, out of which only about six per cent comes under the organised system of retailing.

The organised players have strengthened their presence in and encouraged mall shopping, the modern shopping phenomenon, that is also catching the fancy of the Indian consumer. And the South Indian psyche is not any different. Making the most of this new shopping mindset of Indians, all leading developers have forayed into mall development in a big way.

Statistics point out that various locations in South India will have more than 33 per cent of new mall space coming up in the next two-three years. A report by Beyond Squarefeet, a mall management company says that out of the total of 98.7 million sq.ft. of organised retail space coming up in the country during 2012-2014, about 35.4 million sq.ft. area would be in South India.

Ongoing projects

Currently about 230 malls are under construction or are being planned, many of these in Tier 2 towns like Mangalore, Mysore, Hubli, Thrissur, Calicut, Vizag, Madurai and Coimbatore, apart from the four capital cities of the states, says the report.

Among the four Southern States, Karnataka has occupied the top slot for mall development with as many as 78 malls coming up soon. “With wide spread geographic conditions and fast developing demographic and lifestyle statements, the region offers prominent back-end support and growth opportunities in every field,” says Mr Susil Dungarwal, Chief Mall Mechanic, Beyond Squarefeet.

According to retailers, the growth in IT and venture capitalism will boost earnings and thus spending.

Mr Thomas Varghese, CEO, Aditya Birla Retail Ltd, said that Karnataka is a very prosperous State and Bangalore is one of the dynamic and fast growing cities. “The people of the city are constantly searching for better prospects and demand a variety of food and entertainment.”

Tapping into this potential consumer pool, Aditya Birla Retail's chain More currently has 118 supermarkets and three hypermarkets in the state.

Cultural shift, lifestyle

The cultural shift and changing lifestyle will bring in more footfalls and possibly more earnings to the retailers and will continue encouraging developers to take up new projects, says the report.

By 2014, Karnataka will have a total of 10.4 million sq ft of gross leasable area. Bangalore already has an explosion of organised retail space, with the latest being Phoenix MarketCity, that was opened last month, while upcoming malls are RMZ Galleria with a 1.1 million sq.ft. of gross leasable area, Orion Mall in Rajajinagar with 0.8 million sq.ft. of built up space will come up soon.

Tier 2 towns like Mangalore, Mysore and Hubli are also attracting developers of retail space. For instance, Plama Mall in Mangalore has a gross leasable area of 1.5 million sq.ft.

Speaking of which i manged to go inside brigade gateway [ anyone can go from the hospital side entrance ]...most of the superstructure for the mall is finished..only the interiors are getting done and also near the entrance

I managed to talk to one of the engineers there...he said they are looking at Jan 1st opening which i think is unlikely

The best part is the fine dining restaurants [ Toscano, Mainland china etc ] will come up just opp the lake with tables put up outside under an umbrella ...European stylu :cheers:

PS: I also managed to go inside WTC building which is really cool ;)

Bangalore: Finally,theres good news for all those pitching strongly for extended last orders for Bangalores pubs and restaurants.If all goes well,the deadline for closing eating and drinking places in Bangalore and major cities in Karnataka could get extended from 11.30 pm to 2 am.
The state government is thinking of extending the deadline and a preliminary meeting in this regard has been held with chief minister B S Yeddyurappa,excise minister M P Renukacharya told reporters here on Saturday.
Were thinking of extending the deadline because a number of foreigners visit star hotels and a large number of tourists throng important cities, Renukacharya said.
The proposal is to extend the deadline for serving liquor from the present 11.30 pm to 2 am in star hotels.Bars and restaurants,too,will have extended deadline,beyond midnight,but the deadline is being worked out.However,the excise minister ruled out extending the deadline for selling liquor at wine stores.

The concept of circulating libraries is quite old and was in demand & use in late 80s and early 90s even in small cities and towns. Later, it died down, reason i am not sure.

But its a fantastic concept to cultivate reading habit. Hope it picks up again.

Bangalore’s leisure quotient has been rated on its eating, nightlife, shopping and entertainment parameters. Designer Manoviraj Khosla speaks on what caused the low ratings

EATING OUT: Delhi and Mumbai have a lot more places than Bangalore does. There are a lot of nice places here too. But the topnotch names don’t come here because it doesn’t make business sense for them given our early deadline. If time were not enforced strictly, a lot more places would open up.
In Delhi and Mumbai, eatouts are open 24/7. Both cities have fancy restaurants and a rich culture of street food. In Bangalore, there are no non-vegetarian street food options. In Delhi and Mumbai, you can walk into any alley and there’s a delicious array of food. Even Hyderabad has a rich street food culture. And, you can eat until the wee hours of the morning! A city’s street food culture defines it – it’s where the middle, lower and upper income groups all go to eat.
Bangalore only has the VV Puram street food option, which has only vegetarian food outlets and, they are not open all night.

NIGHTLIFE: We don’t have a nightlife anymore. How can we, with the 11 pm deadline? Cities like Mumbai, Delhi and even Kolkata have a great nightlife.
It’s sad for Bangalore because we have everything it takes – great bars, lounges and restaurants; a crowd that really likes to party and, our city is much safer than Delhi. Bangalore has the right attitude, but then, the problem is, you are telling Bangaloreans to go to bed early all the time.
People are not stupid. You don’t need to tell people to do this and not that. I feel there’s no need for a deadline.
SHOPPING: In Bangalore, people might have the buying power,
but, they do not believe in spending as much. Mumbai and Delhi have a lot of designer boutiques and high-end brands because people believe in splurging. Delhi has a lot of disposable income – people spend without thinking. People spending more in Delhi doesn’t necessarily mean they are more stylish. Bangaloreans have a great sense of style – even the average college girl dresses up well.

ENTERTAINMENT: Where music is concerned, Bangalore tops – all the biggest international bands have performed here to big crowds. The theatre scene is better in Mumbai and given that Delhi is the capital, a lot of events happen there. But a lot of entertainment options don’t come to the city because of the early deadline.

Talk about nightlife in Bangalore and we find many city party enthusiasts complaining about the deadlines. “Where is the life in the nightlife,” ask a few. While cities like Bangalore would see people walking out of the pubs by 11pm, places like Mumbai see people only after 11.30 pm in clubs. Says Dj Jasmeet, “It’s quite shocking as to why officials have still not reviewed the timeline. Even after several attempts, things have not changed over the last five years.’’
“People here have good knowledge about music and the city is also known as the Expat capital. With the 11.30 pm deadline, one definitely can’t have a fabulous nightlife. The government should understand our problems. When other cities can do it, why can’t we,” says Jasmeet, adding, “They could at least provide open spaces where Dj’s could do their gigs for free of cost.”
However, Sunil Kumar, additional commissioner for law and order, says, “Licences are being issued for opening new pubs and clubs. I really can’t comment much about the timeline. The higher officials are considering the petition.”

Well I guess I just found a place to spend the holiday vacation, bangalore cold be perfect.
