Oversupply forces builders across the country to either shelve projects or convert their ambitious mall projects into mixed-use & residential projects

A huge oversupply in retail real estate sector is forcing Indian developers to turn their mall projects into homes.About 96 million sq ft of retail space is expected to be added by 2013 in the top 10 cities in India,while demand will be only for 34 million sq ft,said Crisil Research.This will create a significant demand-supply mismatch,arresting the rise in rentals.Bangalore-based,RMZ Corporation has recently converted its 1.1 million sq feet mall plan into residential cum-hotel project.The firm had earlier tried to reduce the size of the mall to 500,000 sq ft and add a new office space component.We are now building luxury homes at the location, said Raj Menda,managing director of RMZ Corp.Looking at the numbers,many real estate developers in India are seeking to convert their malls into mixed use or residential projects.This phenomenon has increased recently, said Amit Bagaria,chairman of retail consultancy Asipac.While some micro markets in Bangalore will see an over supply of 168%,Hyderabad,on the other hand,from a present shortfall of 66% is headed for an oversupply that could go as high as 322% in 2014.The Mumbai Metropolitan Region will see an oversupply of 58% with Pune at 128%.Because of the expected oversupply,a number of big mall projects,such as Atul Ruias Pheonix Market City mall,Sobha Developers Global mall,RMZ Corporations Galleria in Bangalore,Parsvanaths Metro mall in Delhi and Lancos mall projects,are either being redesigned or shelved.Delhi-based builder Parsvnath has shelved five retail projects due to fund crunch.Moreover,Pheonix Mills,Entertainment World Developers,Salarpuria,Omaxe,IVRCL and Goel Ganga Group are reconsidering their mall projects in Hyderabad,Bangalore and Pune.Sobha Developers has included a residential component in its mall project,jointly developing with Davnam Constructions.The mall was earlier expected to have an ice skating rink,amusement park and a commercial tower.With many other malls coming up in the same vicinity,Sobha is building only 660,000 sq ft of retail space while the rest will be residential, said a person with direct knowledge of the development.Sobha Developers confirmed the development but refused to comment.Delhibased Omaxe said that over supply of mall spaces will only lead to stress on rentals and lower occupancy.Building malls is not a lucrative business as the demand from retailers is lukewarm,especially in the NCR.We are not looking at setting up new retail projects now, said Rohtas Goel,MD of Omaxe.

Mall culture just got bigger, better

The City’s obsession with the mall culture just seems to be getting bigger and better, in proportion to its ever-growing population. There are more than 100 malls in the major category in the city and one more was added on Wednesday, with the opening of Ascendas Park Square right in the heart of ITPL near Whitefield.

C K Ramamurthy, Chairman of the BBMP Town Planning Standing Committee, said: “The number of malls is on the rise in the City unabated. There are so many commercial complexes and smaller malls. The trend of malls will always continue, as the city and its population continue to grow,” he said.

Mantri Square at Malleswaram was started in 2010. In the first three months of its operation, it recorded footfalls of close to 44 lakh. Presently, the mall gets footfalls of almost 15 lakh every month, said a spokesperson for Mantri.

Large scope

“There is still tremendous scope for malls in Bangalore – malls are the best form of organised retail. Currently, organised retail is still quite low for a City like Bangalore. The city can comfortably take about 20 more malls,” said the spokesperson.

Banking on the trend, four IT youth from ‘Inovvorx’ have even started what they call the country’s first ever social networking website catering to branded firms and brand crazy youth.

Called Doondoo.com, the site brings clothes, jewellery, accessories, movies, electronics, eatouts, bars among 32 different categories, on a single platform. It provides real time updates of events, offers, prizes and anything related to companies. Ascendas Park Square hopes to cater to 27,000 IT employees, along with their families.

Apart from the existing 2.8 million sq ft of land at ITPL, it has 2.5 million sq ft of vacant land, on which it plans to build integrated communities where Special Economic Zones combines with residential areas, shopping, entertainment and much more.

Easy decision

Thomas Teo, CEO India of Ascendas, says choosing Bangalore to start a mall was an easy decision.

“Bangalore has a very commercial crowd. But its malls are very utilitarian, run-of-the-mill shopping buildings. The city’s people need malls that are different, with more scope for entertainment,” said Teo.

The city needs FDI in retail to grow economically, said Karen Tan, High Commissioner of Singapore to India.

“Singapore has benefited in a major way through FDI in retail. Also, we have grown without forgetting the smaller businesses. Bangalore, in particular, must allow FDI in retail and also work closely with local businesses.”

Ascendas Park Square mall, developed by Ascendas Services (India), located in International Tech Park, Bangalore (ITPB) is now open for the public. The mall spreads over 450,000 sq.ft. and houses over 140 stores across five storeys.

Located at the entrance of ITPB and adjacent to the hotel, Ascendas Park Square will cater to over 27,000 employees working in the park, and people living or working near ITPB. The mall will have multiple entry points for external visitors from the main road, and a link bridge connecting the mall to the rest of ITPB only for the park employees.
Based in Singapore, Ascendas provides business space solutions in Singapore, China, India, South Korea, and Philippines. It serves a global clientele of over 2,000 customers.

Skyye, Lounge Bar in UB City, is pulling out all the stops to create a White Christmas a winter wonderland in what will be a first in the city. If you want snow falling, no problem. If you want snow on the ground, it will take just a couple of hours for it to materialise.

There have been snow themed parties in India, but it was only an illusion of snow created with soapy materials (where people would get wet and soapy at the end of the event) or thermocol. But armed with imported machines, the snow in UB City is going to be as realistic as possible. It will not only look great but also not melt.

Insta snow powder originated in Japan for indoor snowboard parks. To create fresh snow, you need to add a little water to the powder. This is also used by special effects experts in movies.

“Four snow flake machines and snow powder have been imported from the US. On December 24 night, it would start snowing around 9 pm and go on till closing time. Snow beds will be placed in the sidewalks for guests to make snow balls and throw at each other,” says Anupam Sehgal of Skyye, Lounge Bar.:cheers:

Guests will not find it particularly cold, however, since it’s not real snow. So no special clothing is required other than the normal winter wear.
Snow making does not come cheap. Each machine costs Rs 75 lakh and 50 gm instant snow powder costs $60 (Rs 3,000). About 150 kg of Insta snow powder will be needed to create snow beds at the event. The snow powder is a superabsorbent polymer and is a safe, non-hazardous material.

Apart from the snow beds, there will be snow covered Christmas trees at the entrance.

There will also be a snow sleigh and four igloos (houses built of snow) to seat guests. In this case, the igloos will be made of a metal structure and thermocol. Each can accommodate eight to 10 people.

The party card comes with a key. There will be three treasure boxes at the venue. Whichever guest’s key opens the boxes will go home with a bumper gift. Resident DJ TT will entertain the guests. The organisers are expecting a crowd of 1,000. A couple entry pass will cost Rs 6,000 and for stags, Rs 3,000, which includes unlimited food and alcohol.

A: There is lots of rollout this year starting from Pune that is going to have two boarding centres from our stable. Last we had started with one boarding centre in Gurgaon in the NCR region followed by another one in Vasant Kunj in New Delhi. The next one is coming up in Bangalore in the ORION mall.

A: It is a 49:51 join venture, 51% in our favour and 49% in favour our Thai partners. It is funded by debt and equity both.

Q: You have signed exclusive deal with IMAX, could you tell us rollout plans with respect to that and how significant that is?

A: For a couple of territories we have signed a deal with IMAX, wherein our first IMAX would be coming up in Bangalore in our existing cinemas in the Forum mall. That would be followed by another one in Pheonix, there will be one in Delhi and one in NCR region. That looks to be the rollout hypothetically for the next 12-18 months in terms of IMAX. While the technology is expensive the returns are also phenomenally good.

Maybe its just me , but almost everytime i go to a mall it is either to catch a movie/bowling or for eating out and maybe sometimes to the supermarket inside....rarely do i buy any clothes at a mall

Good point - this ones been under construction forever. I dont know about parking space in this - but it will give a much needed parking breather to vehicles wanting to part around the brigade road to mayo hall stretch!!

Pity - I've been going to the complex since I was a child. But BBMP is right - Jaynagar Shopping complex a nightmare when it comes to safety as well as its hopelessly under-utilized as far as its strategic location and prospects go.

BANGALORE: Move over Kerala and Punjab. It's Karnataka which is now hitting a new high in the consumption of India Made Foreign Liquor () in the country.

The state now appears to be holding the distinction of consuming the second highest quantity of IMFL. And it has clearly outperformed Kerala and Punjab which generally share the slot of highest IMFL consumption.

During the financial year 2009-10, 389.97 lakh cases of IMFL were sold in Karnataka. This was way ahead of the 187.42 cases of the same category of liquor sold in Kerala and 242 lakh cases sold in Punjab. Only Andhra Pradesh was ahead of Karnataka, selling 412 lakh cases of IMFL that year.

The IMFL sale in the state has been on the rise every year since 2006-07. It has grown by over 150% from the 153.61 lakh cases sold that year.

A new high is in the offing during 2010-11. With 334.36 lakh cases of IMFL being sold in the first 10 months, for which statistics are available, the total annual figure is certain to be in the range of 400-plus lakh cases.

A case of IMFL liquor consists 12 bottles each of 750 ml capacity.

Excise officials are hard-pressed to explain the surge in sale. All that they say is it reflects the growth in population.

GROUND REALITY DIFFERENT

The state's IMFL feat, however, contradicts the mood in the city. Bar licence holders are complaining that they are finding it difficult to clear the 54 cases of hard liquor that they have to mandatorily pick up.

"Pubs may not be able to sell enough hard liquor but local bars and retails are running full. Festive season or not makes little difference," said an excise department official.

OrIon Is Better than Forum on any Day they have parking for 6000+2800 cars on weekends which is around 8000 cars .And has a bigger multiplex ,Lake Side Cafes ,Fine Dining ,Even Apparel Mix is good you have Zara ,S Oliver etc but only let down is star bazar which does not fit in mall like orion

Club owners have certainly been doing their bit to get the green signal from the cops. Carlton Braganza of Opus, which received its license this weekend, tells us, “We got the inside area soundproofed and that’s one of the reasons why we were given the license. I’m just glad we’ve got it. Though our focus is on live shows and karaoke, people like to dance too and now we can do it legally!”

Not everyone prefers the nightclub scene, points out DJ Hussain. “Bengaluru’s traditionally been a pub city, where you go out to sit and enjoy your beer. But now with stand alone places getting the discotheque license, they are putting up dance floors too. You can request your favourite song and shake a leg to it. It’s the best of both worlds,” he says.

The deadline debate will continue, but for now, Bengaluru’s party peeps are a happy lot.

that's according o render which i shared from architect website it said multiplex mall with big bazar written on it however did not go to higher floors as crowd was high in number

BANGALORE: Future Group's Big Bazaar is making its biggest move into Indian households yet. The value retail chain is not just retailing grain, but grinding it, kneading the dough and even making chappatis for its consumers-at no extra cost.

Such services, including de-seeding pomegranate, grating coconut as well as cutting pineapple and jackfruit on the spot, are presently offered only at its prototype Rajaji Nagar store in Bangalore, but will soon be rolled out in all the 12 family Big Bazaar outlets across the country.

"The idea is to take care of all the pains of cooking, to reduce the negative labour that families do not typically reward the women for," says Ashni Biyani, director of Future Ideas, the innovation and incubation cell of Future Group.

"The consumer is familiar with modern retail and is willing to move to the next level," adds Future Group Founder and Group CEO Kishore Biyani's only child.

Industry watchers say the move will help Future Group, which launched value retailing a decade ago, win the loyalties of working women, students and singles with the new services.

"This will help the company not just be relevant to consumers as international competition increases, but also in smaller cities such as Aurangabad, where the consumer may expect such services," says Raghav Gupta, principal at management consulting firm Booz & Co.

Big Bazaar has a team of 'sevaks' at the Rajaji Nagar store, which opened doors on Wednesday, to offer different kinds of additional services.

If it's vegetables, they can be diamond cut, in cubes, for salad or sambar as per choice and zipped into a bag or chutneys can be whipped up.

The store also has a tailor to stitch curtains and a vendor to dry clean carpets and provide after sales services for electronics.

Future Group has also opened an office for citizen service centre Bangalore One, which allows consumers to pay utility bills within the store.

With grain, the store allows the consumer to buy, for instance, a kg of multi-grain such as wheat, jowar and bajra. Once billed, the consumer has the option of getting it ground, kneaded into dough and even made into chappatis either for the full weight or in parts.

Why anybody bothers CO2 generation? as long as it is economically feasible others should have no probs with it. a/c is the only thing that is extra in malls. Strip malls like lido mall or phoenix market city have good outdoor spaces too.. even royal meenaxi mall got a podium outside

non a/c malls can be opened in tier 2 cities to make it feasible :cheers:

Orion is about to open i guess, hectic activity last couple of months, the front of the mall is completely landscaped now...easily the best looking mall in bangalore(or in india) ansatte nange..

But vivekananda college signal can no way handle the traffic once this mall is up and running :-(

The mall creates lot of traffic problem on weekends; I was surprised to see absolutely full parking on on of the weekends. The food court is indeed very small but you can't find a place to sit on weekends.

Normally, clubs close their doors at around 10 pm, but this party had a back door ajar for latecomers or those who trooped in after partying at other dos in the city, which ended on the dot of 11.30 pm.
Bangalore’s nightlife has been the butt of jokes ever since authorities decided to fix the deadline as early as 11.30 pm. Not anymore! If you are in the know, you will be among the privileged few who are aware of the parties in the city that go on well past the Cindrella hour.
That night as the party progressed, more and more revellers walked in for some extra good times. Some of the them, who came from another party, were not ready to retire for the night yet. “The other party was not so hot. We heard this one was more happening so we came to check it out,” said a lady guest around midnight. Interestingly, the owners of other party hotspots were also seen partying here, after downing shutters at their own venues.
As for the party, every inch of the floor inside the club was used to dance the night away. As the night wore on, there was literally no space to move around in the club. But, that’s how a happening party ought to be.
And it is not just in the Central Business District that parties go on well past the deadline. Sources tell BT that several clubs in Whitefield and some closer to Sarjapur allow patrons to party till sunrise.

Orion Mall's opening will be test of mall's preparedness to handle traffic and its effect on Dr.Rajkumar Road. Already much delayed NM station construction is taking toll on traffic near the mall.

Hope Sampige Road scenario won't occur here....

I saw works going on even at 10.30..the water feature in the front is functioning now..looks cool...could still see interior works going on
