DLF MALL

DLF is expected to start work on a 2 million sft mall in Whitefield which will also include the Hilton Hotel

The mall-cum-hotel is a joint venture with Hilton Hotels, the investment for which is Rs. 1,200 crore.

MIGHT OPEN BY EARLY 2010.

SALAPURIA MALLS

The Bangalore-based real estate giant the Salarpuria group is all set to develop two malls in Bangalore. In Bangalore, a Rs 550-crore mall would come up near Old Madras Road covering 6.5 lakh sq ft while another mall costing Rs 350 crore would be developed near Malleswaram on 4 lakh sq ft. Construction of both these malls is expected to start in two months period and would be completed in 15-18 months, Salarpuria director Mahesh Khaitan told FE. June 1,2007

MBD ZEPHYR 2 MILLION SFT DEVELOPMENT

JAN 28,2007:

The MBD Group today said it will launch MBD Zephyr, a mixed-use lifestyle destination entailing luxury hotel, luxury retail and premium retail and entertainment in Bangalore.

Located in the heart of Whitefield (Bangalore), this magnificent two million square feet development is spread over 8 acres, having a huge frontage of 580 feet and strategically located within 9 km from the current Airport and 20 km from the new international airport, connected through the six-lane expressway.

The first component of MBD Zephyr, a luxury hotel which will be in the likes of Regent, Ritz Carlton or Four Seasons, shall be owned and managed by the MBD Group.

''MBD Zephyr is the first of its kind mixed use development in India which will interpret the concept of luxury in three defined categories: luxury hotel, luxury retail, premium retail and entertainment,'' MBD Group Chairman and Managing Director Ashok Kumar Malhotra said.

He did not mention the investment details for the project.

The Luxury retail area would target brands like Gucci, Versace, Chanel, Christian Dior, Louis Vuitton to name a few.

While, the premium retail area would target brands like Debenhams, Zara, Mango, Marks & Spencers and Body Shop.

Bangalore is the third in the MBD Group's portfolio of mixed-use development in the country.

While the upcoming MBD Neopolis in Ludhiana and Jalandhar targets the premium segment, MBD Zephyr, is aimed at the luxury end of the market.

UNITECH VALDEL MALL

Unitech has formed a JV with Valdel Group (Bangalore).
The new entity has started construction of the FamilyMart Mall in Bangalore.
Area - 4,50,000 Sft (6 Screen Multiplex).
Proposed Opening Date: Early 2009
Family Mart has been reportedly demolished and construction of this mall is taking place.

TOTAL MALL - HOSUR ROAD, MADIVALA

With new malls mushrooming all over the City, theres one more to add to the list. Total mall opened its doors last week at Madivala. But what helps Total stand out from the other malls, is its unique concept.

Total is divided into two segments — the brands and the hypermarket.
The ground floor is filled with brands, 21 as of now including Mc Donalds, Coffee Day, Spykar, Reebok and much more. But the second and third floor house the hypermarket. These floors are filled with in house brands, thereby making the products cheaper.
The hypermarket is something similar to a Big Bazaar — only in house brands and low prices. Clothes, toys, gift items and furniture is available at the hypermarket. The electronics section houses all the top brands at reasonable prices. There is a huge food market as well. This is impressively large with a fresh vegetables and sea food section. The mall has tied up with farms and fishermen to ensure fresh produce. The sea food section also has live aquariums with fish and crabs, for those of you who want your food absolutely fresh.
They also have their own bakery and a take away restaurant called the ‘Garma garam’. The mall claims this will serve up food that tastes home made and the prices are easy on the wallet too. But the takeaway counter is not the only place where you can get food. Though as of now, the mall houses only cafes, it will soon have an entire floor dedicated to food and a kids gaming area. Apart from that they will have around four floors of only restaurants and lounge bars. Total will soon also house the City’s first Oxygen bar, ‘Ozone Spa’.
There’s ample parking space. The interesting part however, is that the parking is, at least as of now, free of charge. Total has a few other features including travellators so for those who hate the escalators but don’t want to take the stairs, this is a great option.
Another great feature about the mall are the billing counters. There are 24 billing counters in the hypermarket alone and of course the stores on the ground floor have their own billing. So hopefully, shopping at Total will mean no more long, tiring queues to get your purchases billed. The mall isn’t complete but new stores are coming up everyday and it should be complete within the next few months.

Will the high street stores live it up with malls?

While malls in Bangalore are grabbing attention in the retail space today, visibility on high streets is becoming equally important to retailers. High streets are not only surviving the thrust from modern retail formats, but making a big comeback, finds out Chanda P Kumar.

Brands define the lifestyle of most individuals, and with higher disposable incomes Indians want their Puma, Nautica and Louis Vitton products in their cities. Retail is now a booming industry in the Indian economy where the market in South India alone is valued at Rs 2,62,930 crore (in 2006). Of this, the size of the organized retail market in 2006 stood at Rs 12,825 crore, comprising 4.9 per cent of the total retailing market.

With this huge market, retail infrastructure too is gaining momentum in the real estate space today. However, malls are not the only way for brands, but flagship stores on high streets are among the desired retail formats too. In Bangalore, the retail storm is even heading the suburban localities like Jayanagar, Koramangala and Indiranagar, away from its Central Business Districts (CBDs) areas.

Now, residents of these areas don’t have to trudge through traffic and shop in Brigade Road and Commercial Street but get products from their favourite brands in their locality itself. Retailers are targeting the brand conscious yuppies of the city, by bringing their favourite brand in their neighbourhood. Brands like Nike, Adidas, United Colours of Benneton, FabIndia, Crossword, Puma and Samsonite have hit the suburban areas.







Humble streets like 100 ft road in Indiranagar, Lavelle road, 11th main in Jayanagar 4th block and 80 ft road in Koramangala, Marthahalli have now overhauled into high streets with branded stores whose mannequins scream out the latest fashion in apparel, accessories, footwear, leather goods and sporting wear.

A few old bungalows in these streets have also been converted into chic boutiques which offer them thousands of sq feet to flaunt all their merchandise. “The disposable incomes are rising across the community. Retailers are targeting this group and entering newer areas besides established high-streets,” says Vikram Rajaram, Executive Director (South), Knight Frank India.

Lifestyle dictates
Affordability has increased with higher incomes, where everyone wants the latest in apparel, accessories and electronic goods.

According to South India Retail & Realty Report, Fashion is the largest category in the organised retail segment, valued at Rs 4,665 crore comprising 19 per cent of the market share in South India.

Targeting these brand-conscious consumers, retailer are opening stores closer to residential colonies. “We are looking at more exclusive stores specifically in Commercial Street, Indiranagar, Banashankari, J.P Nagar, Whitefield, Malleshwaram to cater to a great target audience which is growing,” says Sanjay Chandrashekar, VP, Crocodile.

Brands are also unveiling flagship stores to cater to a specific audience, especially with luxury goods segment. “We have more stores on high streets as they cater to our consumers, who don’t prefer entering crowded malls but a location where they can just park their car, walk-in and buy the product,” says Ramesh Tainwala, President, Samsonite West Asia. This luggage segment leader currently has 15 stores in Bangalore, of which 13 stores are stand-alone outlets and two are present in the malls.

Retail outlets in malls get huge footfalls, specially in the weekends comprising of window shoppers, people awaiting the start of a movie or some who just want to kill time! Just a few of these footfalls churn the cash register and materialise into business for retailers.

Whereas flagship or exclusive outlets which do not get huge crowds, are most often visited only to purchase the products, bring about better sales for brands. As all retailers say, outlets are all about location! location! and location! Standalone outlets on high streets offer visibility that is often submerged amongst the hundred plus stores in shopping malls.

“The cost of putting up a hoarding leads to only visibility of the brand as compared to opening a store, which increases visibility but also churns out sales and allows the customers to experience the entire range of the brand in a comfortable environment,” says Mr Chandrashekar.

New retail developments in Bangalore have been slow, where the city faces acute shortage of retail space as most upcoming malls are still under construction. As a result, many retailers have taken up spaces in buildings in central locations and residential areas. Even though the rental values of highstreets are on par with the prime malls located in central areas, retailers are choosing to be on highstreets that offers more space as compared to malls. “In stand-alone outlet one gets an exclusive high street frontage for the brand and pays for one’s own store. Whereas in malls, the one has to pay for common areas also,” explains Sanjeev Mohanty, Managing Director of Benetton India.

With high-streets offering retail space of more than 3000 sq ft for the store, brands stock up their entire range of merchandise. “These stores give an opportunity for the collection to be displayed more completely and also allow us to increase the width to provide a complete wardrobe solution. It gives our customers an international experience,” says Mr Mohanty.

Mall woes
Retail revolution has brought in property developers into retail infrastructure, where many have forayed into mall development to make a quick buck. And though malls might be the best place for retailers to go, some inconveniences have led retailers to the high street. Some problems faced by retailers include delay in completion, change of layout, fluctuating prices, and compromises on significant promises made at the time of signing the deal.

“There is definitely a gap between some developers and retailers, and effective communication with retailers will help developers get better idea of their needs,” says Neeraj Duggal VP-Retail, Prestige Group, the promoters of Forum Mall. Retailers find it hard to get their desired locations in a mall, which is provided by flagship stores of high-streets, offering them more options to design and present their merchandise.

“The catchment area has developed beyond the CBDs. Areas like Jayanagar, Indiranagar offer large spaces, which is not available in the CBDs,” says Govindraj, VP, Retail & Marketing, Tanishq.

Busy suburbs
However, the good sign is that malls are moving away from CBDs and moving to other catchment areas like Jayanagar, Bannerghata, Outer Ring Road, Whitefield, Hosur Road and Sarjapur Road. Along with ample area, retailers get space at reasonable rentals.

Cosmos Mall and Pantaloon’s Brand Factory are examples to this phenomena. According to Knight Frank’s report, 63 per cent of the new retail space (about 6.24 mn sq ft) in Bangalore will come up in these Southern suburbs by 2008. “There will always be demand for quality space in retail,” says Mr Duggal adding that Prestige will open its mall in Whitefield shortly.

Industry experts say that retail space today is more driven by supply than demand. “If space is available, retailers are more than happy to open a store, therefore the potential for retail space is huge right now,” Mr Rajaram explains.

According to Knight Frank’s Retail Market Review, the current stock of organized space in Bangalore is over 2 mn sq ft, which is estimated to touch 8 mn sq ft by end of 2008. While the market for retail infrastructure is hotting up in the country, property developers and analysts say that the market will stabilize in the coming years.
“The retail space is growing phenominally at a grwoth rate of 25-30 per cent. But with more malls and other retail formats coming up the market will stabilize in 3-4 years,” says BG Uday, Managing Director, Garuda Mall

RMZ WILL BUILD A MEGA MALL IN YELAHANKA


North Bengalore is all set to get the face lift in Realty deals when the first international flight will take off in March-2008. RMZ Corp is building a mega mall in Yelahanka. The Mega Mall will be 1.2 Mn sft in size and will house 200 retailers and the largest number of multiplexes under one roof. Singapore based DP Architects will work on this project for RMZ.

The project is coming on a massive 12 acre plot that belonged to the Standard Brick & Tile Factory. The Mall would be a four-storeyed building. Construction is expected to begin in early 2008. The Mall might open for business by mid 2010.

SOBHA GLOBAL MALL

'Sobha Global Mall' will be developed over 16 acres in the city. World-renowned Architect and Design Consultant Neil Jeffrey has been entrusted with the task of chalking out the architectural intricacies of this mega project. The mall provides a city square ambience adorned with street style cafes blending deftly with its plush indoor and outdoor settings. The mall will include an avant-garde amusement park, a rooftop discotheque , an ice-skating rink, 13 screen multiplex and provisions to park over 3,400 cars on its premises. Sobha is reportedly spending 250 Million $ (1000 Crore) on this mall.

The mixed-use project will house a hotel, offices etc apart from the mall. The project's built-up area is around 2.9 Million Sft. The mall will have an area of 1 Million Sft.

Construction is expected to begin by Mid 2009.

The mall might open by 4Q 2011.

Are they like, suburban malls?

Yes, many of the new malls in this page are in the suburbs, in various directions. However, quite a few are located in the city centre or close to the city centre. I would place any area within 5 kms radius of Majestic as city centre, in my perception. Have tried to list them out below, as they appear on this page.

SJR Viva Mall is planned in Majestic, which is the city centre, where the main city bus stand and the City rly stn are located.
UB City is also in the heart of the city, next to Cubbon Park, walking distance from MG Road.
Whitefield is, indeed, a suburb, about 25kms from city centre (IT/BT belt).
Kirloskar Mall at Hebbal, is a northern suburb (10-12 kms) on the way to the new airport.
Arch Mall at Rajarajeshwari Nagar is a south-western suburb on Mysore road, suburban area about 10-12 km from City centre.
RMZ at Yelahanka, again a northern suburb, about 18km from city centre, on the Hyderabad highway.
Gopalan malls at Old Madras Road, is an eastern suburb. Bannerghatta (south-eastern) is in the IT/BT belt about 10 km from city centre.
Orion Mall, Brigade Gateway, is at Rajaji nagar about 5-6 km west from city centre.
Soul Space Paradigm at Marathahalli is on Outer Ring Rd, about 20 km east from city centre and about 5 km beyond HAL airport.
Rockside at Brookfields, is again an eastern suburb (20 km) on the way to Whitefield.

Overall, seems like an even spread of malls, all over the city. The mall culture is taking over Bangalore. Already there are some decent sized malls like, Garuda near Brigade Road, Forum at Koramangala, Cosmos mall at Whitefield, Sigma mall on Cunningham Road, plus a few more in areas like Hosur rd, Bannerghatta rd and so on.

And that’s not surprising especially when mall developers and retailers are working round-the-clock to create an experience that attracts customers. But it’s not just the customer who’s paying a premium for the experience — the retailers too have to fork out their share.

With so much of buzz around the malls today, it is no surprise that the best of malls will also command the dearest of rentals. So, SundayET comissioned global real estate consultancy Cushman and Wakefield (C&W) to find out the malls that are on the top of the charts in 11 large cities of the country, namely Delhi, Mumbai, Kolkata, Chennai, Hyderabad, Bangalore, Pune, Chandigarh, Ahmedabad, Kochi and Lucknow.

The most expensive mall was determined by the ground floor rental values on carpet area for a standard vanilla store among operational and upcoming malls. This methodology takes into consideration retail malls in a given area that may vary given the specifics of a certain city and the overall nature of retail construction in a particular location. The ranking takes into consideration only the most expensive mall in the respective city.

While DLF Emporio Mall — which is coming up in upmarket south Delhi — was found to the most expensive in the city, Phoenix Mall in south of Mumbai emerged as the dearest in the financial capital. Malls in central locations such as Chennai City Centre mall in central Chennai and The Collection Mall in central Bangalore emerged as the most dear in these cities.

Luxury mall, DLF Emporio, coming up in 2008 in South Delhi’s Vasant Kunj area will house high-profile brands such as Armani, Versace, Hugo Boss, Louis Vuitton, Christian Dior, Dolce & Gabbana, Escada and Cartier. At a rental of Rs 900-Rs 1,000 per sq ft per month, this will clearly be the most expensive mall in the country!

The recently opened Select Citywalk in Saket follows a close second, commanding rentals between Rs 650-Rs 750 per sq ft per month. PVR Cinemas, Pantaloons, Crossword and Esprit are the main tenants here. Says Rajneesh Mahajan, national head, Retail Services, C&W, “Locations like south Delhi have always been much sought after as retail destinations in the city. And now with Saket and Vasant Kunj offering mall options for retailers, south Delhi has sustained itself as one of the most expensive and exclusive shopping destinations in the country.

Besides location, a well designed mall with the right trade and tenant mix also decides the positioning and rental values of the mall. Easy accessibility, infrastructure and developer competency are other key factors that can instil confidence in retailers and hence support higher prices.”

B P Dhaka, COO, Parsvnath Developers, feels that other than a proper tenant mix, personalised services in malls are necessary too and help to differentiate one from the other. “A proper tenant mix for any class of people is essential. Besides that, the focus should be on what a customer wants while entering the store, the ambience plays a vital role,” he said.

Mr Dhaka added that,”Customer should be seen as the brand ambassador, he should be pampered...malls which combine all these factors are not surprisingly also the most expensive due to the quality experience that they offer.”



Phoenix Mall in Mumbai’s Lower Parel turns out to be the most expensive mall in the financial hub. With tenants such as Bigbazaar, Lifestyle and Pantaloons, rentals in Phoenix are roughly around Rs 662 per sq ft per month. Inorbit Mall in Malad is the second most expensive in the city with rentals at approximately Rs 450 per sq ft per month.

A lack of availability of mall spaces in the city has led to high mall rentals in these areas. In fact, there are no new malls expected in CBD and off–CBD locations in the next two or three years. Lower Parel will see a few more high value retail construction entering the market by 2009-2010, most of which will be constructed on erstwhile mill lands.

City Centre Mall in Kolkata, located at Salt Lake Sector 5, is a booming IT destination which has a big potential to be a top retail destination. Moreover, the area does not have any other organised mall development within the vicinity, thereby increasing the demand. Rentals vary between Rs 340 -Rs 400 per sq ft per month and Shoppers Stop, KFC, Nike, Colours of India, T Junction and Airtel are some of the tenants in the mall. Forum Mall on Elgin Road follows closely at between Rs 300-Rs 350 per sq ft per month. Presence in the CBD area and a good mix of medium to high end brands makes the mall command these rentals.

The first option for retail in Chennai has always been malls located in central Chennai. Chennai Citi Centre Mall located at R K Salai, is the only mall that has a multiplex in it. While INOX runs the multiplex, the anchor store is Lifestyle with Landmark, Giordano, Adidas, Wills Lifestyle, Helvetica and Zodiac in smaller formats. Rentals here vary between Rs 160-Rs 250 per sq ft per month. Prices in Central Chennai continue to rise as there is a demand for space by old as well as new retailers looking at expansion or moving into Chennai.

On account of the short mall supply in Bangalore, the pricing of micro markets for malls, is primarily determined by the positioning of the mall and the infrastructure committed by the developer. An upcoming mall on Vitthal Mallya Road, The Collection, in central Bangalore is the most expensive mall with rentals at Rs 600 per sq ft per month.Positioned as a luxury mall coming up by 2008, it will house top notch brands like Louis Vuitton, Gucci, Fendi, Mont Blanc, Omega and Zegna.

Perceived as a premium mall location by retailers and consumers, the mall commands high rentals also due to a shortage of operational malls in the region. Orion Mall in north Bangalore’s Yeshtwantpur area follows a close second with rentals between Rs 500-Rs 560 per sq ft per month. Being developed as a destination mall, it has achieved a differentiation by creating a premium 42 acre project with high-end 1500 apartments, inside the project.

In Chandigarh, the industrial area has come up as a sought after retail destination after Realtech Group’s City Emporio and Uppal’s upcoming Centra Mall. The close vicinity to Tribune Chowk, gives the city’s industrial area an edge over other developments which are primarily being developed on the outskirts of the city.

Hence developments from Uppal and Realtech are being leased out at higher rentals than the project announced by groups like DLF and MGF. City Emporio located on Phase I, industrial area is the most expensive in the city with rentals roughly at Rs 430 per sq ft per month. Tag Heuer, Samsonite, Zodiac and Lacoste are some of the tenants in the mall. Centra Mall in the same area follows second at Rs 390 per sq ft per month.

GVK1 Mall located on Banjara Hills in West Hyderabad is the most expensive with rentals ranging between Rs 170-Rs 180 per sq ft per month. And it’s not difficult to see why. With catchment that include high income residents of Banjara Hills & Jubilee Hills and a good brand presence, high mall rentals in this area do not come as a surprise. Significant retailing activity has also been witnessed here over the last 3-4 years which again makes this location gain an advantage.

A substantial retail development is being witnessed in Pune with major retail development happening in areas of western, eastern & Off CBD Corridor. Magnum Mall on Moledina Road is the most expensive in the city with rentals varying between Rs 320-Rs 340 per sq ft per month. Westside, Levis and Spiker are some of the primary tenants in the mall.

In Kochi, organised retailing is concentrated on M G Road and Marine Drive attracting footfalls from all parts of the city and this makes Summit Mall the most expensive with rentals at approximately Rs 90 per sq ft/ month. The zone is the prime location in the city, that taps the local residential catchment, thereby making sound locations for mall development.

Alfa1 Mall coming up next to Vastrapur lake and in close proximity to CG road is currently the most expensive mall in Ahmedabad with rentals as high as Rs 185 per sq ft per month for ground floor. Alfa 1 is spread over 8 lakh sq ft and has gained importance as it has secured some of the most prominent anchors such as Shopper’s Stop, Hyper City, Fame. It is a well zoned project with a good tenant mix. There are currently 4 operational malls in the city with Iscon Mega Mall being the second most expensive mall commanding Rs 150 - Rs160 per sq ft per month.

Fun Republic in Lucknow is the most expensive mall commanding a rental of Rs 190 per sq ft per month. There are very few operational malls in this region with more expected to come up by mid 2008. The country is riding high on mall mania. With organised retail taking shape and big retail giants entering major metros and smaller cities, it is no surprise that retail development is moving at a fast pace in the country.

It’s more good news for multiplex aficionados in the city. ‘Shringar Cinemas,’ one of the largest multiplex operators in the country on Sunday launched its newest addition, ‘Fame Lido’.

The pre-launch party saw the swish set of Bengaluru walk the red carpet. The pre-launch bash included the who’s who from Bangalore’s social circles and the entertainment industry.

Shravan Shroff, managing director, Shringar Cinemas said the Fame Lido is the first multiplex to offer recliners for couples and family. “The multiplex offers easy ticketing services with multiple options of online, mobile, landline, credit card and kiosk booking. By March 2008, we will have a total of 19 properties with 44 screens pan India,” he said.









Spread across 30,000 sq ft, Fame Lido is a four screen multiplex with a seating capacity of 993. The multiplex will be thrown open to the public/film goers from January 25.

I live in NCR and the malls in Noida apart from "great india mall" are just boxes with shops inside. No swanky look at all. Blr malls have always been clean and swanky with better design and lighting. Take bangalore central, garuda and forum malls which have been there for quite a long time now.

Nitesh Estates, the real estate arm of the Bangalore based Nitesh Group, marked its foray into the booming retail space with the announcement of setting up a 1 million sft shopping mall in Bangalore.

The mall, which would be the largest in South India, would come up on 5 acres at an investment of Rs 400 crore. The project would be ready by the end of 2009, said Ashok Ganguly, vice-president, (marketing and communication).

you can't call this a mall. it's just a building with 4 floors. there is no atrium too. so is oasis in koramangala. only good mall in bangalore is forum. and garuda is the other mall - but this is too cramped and i never liked it. and we already see over capacity. retailers are reporting lesser per store sales in bangalore.

My daughter's school bus stop was right outside the site of this new mall and it used to be a daily morning ritual to gaze at the gorgeous bungalow that used to be there. It was heart breaking to see it get demolished.

I reckon that there are about 10 of these bungalows left in Richards Town. The one across Cookson from the mall is maintained beautifully. The one at the other end of Cookson is a beauty.

Bluru is undergoing a tremendous change for the better... if only the roads and mega infra projects come to fruition quicker..
Many hallis have wild development without the roads being properly tarred. Pace of private development outstrips the public one. I saw a road in an internal development area laid in 3 days, road rollers, excavators, army of folks working round the clock. If only the public govt ones worked like these outfits, Bluru roads can be transformed overnight.

BTW Any updates on malls near the Whitefield area like Forum of Prestige. I am always surprised that the number of malls being built may not justify the demand side for shoppers. The latter always surprises me, no mall is empty and crowds throng the places. Yeh hai India. The unofficial stats on money supply outstrip the official ones.

Bangalore, Sept. 11 Phoenix Mills Ltd has announced its first mixed-use retail-led destination in Bangalore, Phoenix Market City, to be located at Whitefield, at an investment of Rs 645 crore.

The construction of the 29.54-lakh sq. ft mall has commenced from February 2008, said Mr Tony Ward, Chief Operating Officer – Leasing, Phoenix Mills Ltd. It is expected to be ready by January 2010.

The land for this project — 14.46 acres — was acquired at Rs 170 crore, funded through equity. The rest of the investment would be sourced through debts from seven banks, the lead bank being Corporation Bank.

Promoters of this project include Phoenix Mills Ltd, Horizon Ventures, HBS Realtors, Pinnacle Real Estate Development Pvt Ltd and Sharyans.

The private equity players involved are IL&FS Group and Edelweiss Real Estate Advisors. The project is expected to break even in about six years, Mr Ward said.

Describing this “a city within a city,” Mr Indraneel Majumdar, the project director, said that the total retail area at this mall would be about 10 lakh sq ft, including a 1.5-lakh sq.ft hypermarket, 204 small-format stores, and 1.2-lakh sq ft food and beverages space.
8-screen multiplex

There would also be an eight-screen multiplex spread over one lakh sq ft, with a capacity of about 2,700 seats.

The multiplex operators are yet to be finalised, he added. Phoenix Market City would also have a 4.15-lakh sq. ft, 315-room five-star hotel — Hyatt Regency — in the complex, and over 2.45 lakh sq ft commercial space.

Well Whitefield is the most happening part of Bangalore now...Malls come up wherever maximum footfall is expected...i myself cant wait for these big developers to unveil the townships that theyll develop on large chunks of land in North Bangalore...we can expect big malls there only after these come up.

The vijay mallya mall.. above looks classy no doubt but it also looks a little unmaintained... look out for the black patches on the white stones.. is it due to the photography in lesser light or is it really dirty

I didnt think its black patches Raghu. I feel its the shade of the walls or the shade of the decorative stones used. Also maybe some areas arent fully finished/decorated. Decoration in some British malls is like this- not too modern but classical and classy - an example is Touchwood shopping mall in Solihull, UK. Maybe we need to wait for it to open and see before coming to a final conclusion. However i hope there is plenty of natural lighting let in through the centre rounded roof visible at the top in pic.

I had been to the 'Louis Vuitton' Store on 31st May '08. The Mall had a soft launach earlier and the store too was inaugurated. That time only one more store, 'TODDS' was also open.

I didn't go there after that, but seems more stores have opened, like KIMAYA..

This is a totally absurd statement, if you meant regarding public transport facilities to Whitefield.

Good bus services are there, including Volvo services, at least from Kempe Gouda Bus Station. During peak hours you can see one Volvo every 5 minutes, if not more.

And the malls in whitefield area is mostly targetted at the population in and around there. Population is not much increasing in the old urban centres, and there is no scope as not much construction activities/apartments are possible there. But in suburbs, the scale is construction as well as migration of people is gigantic.

but if you dont live near there, you have a hard time getting there.
public transportation is as good as not existent.

Brilliant and Sigh. The malls are being built and operated by private operators, it is not like they took your tax money to build these malls. They will either prosper or perish. Really, you don't have to worry on whether their well being is taken care of.

Aeons ago, there was a cartoon depicting the forces in India (e.g. ex PM Gowda) chasing after the new revolution (growth, IT, new infra) sweeping over India with Lota in hand and Lungi in the other. Seems apt to describe those wanting to oppose a new India. The fact is the tired old saga of the last 50yrs of inaction is where the problems are and these were carefully nurtured by vested interests like politicians and others. Nostalgia was also thrown into the equation about how our culture is under attack ad nauseum. Never has anyone stopped to think of the fact that for centuries India was a dominant economic power in the world and the current picture does not match up to its past.

^^I am not against constructing malls but only to go ahead only after making an assessment of its viability.Whether its tax payers money or an Individual's wealth money has the same value and color.Bangalore now is super saturated with residential blocks,commercial spaces and malls with lots of spaces unoccupied.In this atmosphere with reccession staring round it is foolish to fall in to the pit knowingly.Well,India was a "SONE KI CHIDIYA" as claimed over 1000 years back.Definitely not during 700 years of muslim invasion and conquest and thereafter 100 years of East India Company and 200 years of British rule.We should thank the British to cement the subcontinent in to one country called India, of course ,for their own selfish need.

STATUS OF MALLS IN BANGALORE

1)Orion mall:
Structure nearing completion and interior work is going on.
2)Mantri mall malleshwarm:
Interior work is at an advanced stage.
3)Rmz galleria:
Heard that the work is going on at a snail's pace. I think the site excavation is underway.
4)Sobha global mall:
This one is still on paper. Won't be surprised if this is shelved due to sobha's predicament.
5)Golden heights:
The mall portion has been concreted but no sign of interior work. FYI golden heights will house a Reliance Mart & food court. So technically, it is not a mall anymore.
6)Kirloskar mall:
Work has not commenced.
7)Unitech valdel mall:
Old structure demolished but construction yet to begin. Not sure if this will get constructed as Unitech is in a spot of bother right now.
8)Shop@mantri:
Completely leased by Future Group. Central Mall will open here. Should open very soon.

Forum Value Mall will be launched in June 2009. The Prestige newsletter specifically mentioned the launch date as 30th April but that was not to be.

Y'day, we had visited this mall, which is on white field road.
I would say, it is opulent, sprawling and astonishing. Sorry, I couldn't take any pictures. I can only say one thing, it can be compared to any developed country shopping malls. I think, it never becomes crowded as it is too big to become crowded.

It is in rectangular shape, shops are in Ground, 1st and 2nd floors. Food Court(called Transit Food court) is in 3rd floor (500 + seating capacity,.Subway, Pizza corner, Taj express and few other counters are there). Entire shopping corridors are spacious, flooring is good, balconies are Secured.

Atrium is very huge, looks very beautiful, but only complaint is, Atrium flooring is shabby.
In Atrium, Around evening time, they are conducting some entertainment programs(Program host is saying that, they are trying to provide Shoptainment (entertainment while shopping)). Shoppers are invited to sing. Music is provided while some one is singing. (Liked the concept, and my daughter sang nursery rhyme).

I haven't seen parking, but, I guess, it would be huge as no car/bike is visible from outside on sunday evening(Come cosmos mall (on brookfield road) at weekend evening time, you would find good number cars parked outside front of the cosmos on the road it self).

coming to Shops, Megamart is anchor shop (my good ness, i haven't such big single floor shop till now in India, but found only couple of counters). MTR , KFC and McDonald restaurents yet to be opened. Fame screens are not started. Guess, 50% of the shops are not opened.
In 3rd floor, apart from Food court, I think, kids area is there(not opened). Don't know, how it works and what it costs to use.

Once you come outside of the mall, that is front side of mall, you find lot of landscaped place. you would feel you are in some nicely landscaped park.
Overall experience for new comer to Bangalore city like me, it is very pleasant memorable experience.

Looking good, the floor is rather pedestrian, maybe due to the fact it is open air court. I am sure they have provisions for parking, otherwise the mess would translate into streets being clogged. The white walls are rather bland.

Me Likes gopalan mall. Finally some Desi architecture in modern world.

It isn't really desi architecture except for the domes. It's European architecture.
It would have been better if the pillars had Hoyaleswara or Hampi ruins architecture.
It's high time we create an indo-modern architecture with indian sculpture in stone married to glass and modern minimalist illumination. Instead of steel and glass , we have stone and glass.

Imagine an Akshardham style architecture with glass and futuristic lighting. The floors can be futuristic too with glass and lights from below. The walls and pillars can be sculptured. You don't have to have sculptors on-site. There are ready to assemble kits that come nowadays. Just check how Swaminarayan temples with beautiful carvings have been built in US and UK.

And if you think the cost is too high because of manual sculpting, even that has solutions. Nowadays you just feed the design into a CNC machine it can produce intricate designs. It is already being done for carving wooden doors.

Additionally if you see Indian architecture, there are repeating patterns bordering like lace on clothes combined with unique idols like in image below.

These patterns can be produced out of cement itself by casting them like tiles and pasting on regular cement buildings to give them an ethnic look.

Besides, from a tourism point of view, uniqueness sells. Why would others come to see in our country what they can easily find in theirs?

All these NCR and Bangalore malls of steel and glass are already beginning to look boring. Wonder how they will look a few years from now. The PWD architecture that we frown upon today was modern in the 60s. That's how steel and glass is going to be in few years. Stone architectures are a beauty forever and a smart one time investment that will retain its classic appeal. Let's marry that with modern minimalism.

Just like bollywood we are blindly copying everything from west. We need to put our brains in the lessons from west and make it work for us.

AT 1.3 MILLION- sqft, Bangalore’s upcoming Mantri Mall is set to clinch the tag of India’s biggest mall. With a 10% higher gross lettable area, all five retail giants — Future Group, Reliance Retail, Tata-Trent, Landmark Gulf Group and Shoppers’ Stop — sharing an address and complete with a 23,000-sqft family entertainment centre, Mantri will outrank Gurgaon’s Ambience mall, the largest operational mall to date.
Even as liquidity constraints have kept the real estate sector grounded in the past few months, mall development in South India is slowly picking up steam. According to property consultants, Cushman and Wakefield, over six million sqft of mall supply is in the works in the southern states over the next two years. “From a demand point of view, there was a clear dearth of mall supply in the South. Though several projects have got delayed, there are some large properties on the horizon in the s o u t h e r n s t a t e s . Their performance, however, will depend on t h e proposition they offer to customers in terms of location, mall size and trade mix,” director of retail agency at Cushman and Wakefield, Jaideep Wahi, said.
Bangalore, which was the first mover with Forum in Koramangala and Garuda Mall in the central business district, is likely to see eight projects dotting the cityscape, creating an additional capacity of over 3 . 4 4 million sq ft by 2010-end. Though Bangalore has around 15 malls already, the built-up area of most are limited, with few strong performers. According to CEO-Retail, Prestige, S Raghunanandan, for a city of its size, Bangalore is a clearly underserved market. “Consumers don’t want to travel long distances, which will mean that more malls will be created to serve local catchments. We will see a shift towards the suburbs as there is a need to create entertainment and shopping avenues that are easier to access,” he said.

the express avenue has 0.9 million retail space rest is office space but the biggest mall tag is based on the total retail area available

The structure is almost complete. Exterior Plastering underway. Interior Work is at a preliminary stage.

Structure is almost topped up. Exterior Block work almost complete. Plastering underway. Interior work is progressing at all levels.

Central Mall has opened at Jayanagar. This is the second mall to open in Bangalore this year after the Forum Value Mall. The Mall is spread over 3,00,000 Sq ft and is India's Biggest Central Mall. It is 2.4 times the size of the Central Mall located on Residency Road.

The Mall is spread over 7 Floors. 4 Floors (G+3) are operational as on date while the remaining 3 floors will open in the near future.
The Mall consists of two basements for parking.

Central Mall at Jayanagar houses HomeTown, Ethnicity, EZone, FoodBazaar and Star & Sitara Salon.

F123 (FEC) and FoodStop FoodCourt will open soon on the 4th Floor. Central will also house a 1200 Seat Inox Multiplex (5th Floor) that will open sometime early next year. The top floor will house restaurants.

The pic was actually taken by me and i stay in mantri greens.I had been to the mall 2 days back.Actually i had take the front view of mall, there is a 3 floor hoarding put inside the atrium of the mall, saying that, this mall is the birthday gift to snehal mantri by her husband n chairman of mantri estates(sushil Mantri).

there is taco bells , mc donalds, kalmane, pizza hut n other restaurant too!!


btw, can someone tell me, how the traffic to the mall is going to be monitered and managed,As peaople are aware, everyone vehicle which comes from majestic, enters the city via Mantri mall and it gets jam during the peak hours.

Is there any pedestrain walk for people to cross ?

Thanks Idma! This one has been in construction for years...
And this one is spacious, on the BRT line, the traffic is not much in this stretch of ORR and they have huge parking as well.
Will definitely be a crowd puller, once it opens!

The Jayanagar 4th Block shopping complex is set to get a swanky look with the Bruhat Bangalore Mahanagara Palike (BBMP) giving a green signal for redesigning the project after mulling over it for two years.


Incidentally, the same builder who had designed the shopping complex in the seventies, Sundaram Architects, is recreating the complex. It was Sundaram who built the Garuda Mall on Magrath Road, a landmark in the city.

Though R Sundaram, the Group chairman, has designed several mega projects, designing the proposed theatre-cum-convention theatre is very special for him. After all, he designed the existing Puttanna theatre in Jayanagar 4th Block in 1973.

THEATRE SHUT

The theatre, named after prominent Kannada film director Puttanna Kanagal, has remained closed for many years. After 36 years, Sundaram has got an opportunity to design the new theatre-cum-convention centre.

Sundaram has fond memories of the place. “I still remember Laxman Rao, the administrator of then Bangalore Municipal Corporation (now BBMP), had shown a lot of interest in completion of the project and used to inspect the site daily at 7.30 pm,” he said.

Jayanagar did not have a place where all facilities were available under one roof. The shopping complex fulfilled that demand. Its most prominent feature was the vegetable market that could accommodate 136 stalls.

UNIQUE ROOFING

Another unique feature was its shell-shaped roof. “After completion of the project, in the initial days, none came forward to occupy shops. Later, the complex drew tremendous response from businessmen,” he recalled.

“The Puttanna theatre was those days called Poonam theatre. The BMC had given the theatre on lease to a private party. The theatre has a seating capacity of 500. The sad part was the authorities concerned did not care for the maintenance of these buildings,” said Sundaram.

According to him, the new convention centre has been designed to accommodate 1,200 people. The vegetable market, the cold storage and Janata Bazaar will make way for the new theatre complex. The complex will have three levels of basement parking that can accommodate 800 cars and 300 two-wheelers. A provision has also been made for commercial complexes and food courts.

‘HALL OF FAME’ PLAN

“We also plan to have an exhibition area on each floor of the theatre complex where we could create a ‘hall of fame’ for Kannada film industry,” said V Rama Murthy, vice-president (engineering), Sundaram Architects.

The existing Puttanna theatre area will make way for the vegetable market and Janata Bazaar.

The complex will have lifts and escalators, including a separate freight escalator. It will be completely fire-proof with all the fire safety equipment like sprinklers. “We will also have a back-up diesel generator in case of power cuts,” said Murthy. The complex will be partly dependent on solar power.

PEDESTRIAN PATHWAY

The design also includes a segregated pathway for pedestrians. It will have ramps to make it accessible to the differently-abled.

Jayanagar MLA B N Vijaya Kumar told Bangalore Mirror, “The Puttanna theatre is among the oldest in the city. It has been closed for the past seven to eight years. Cine lovers have been demanding its renovation. Considering this, the new project has proposed to convert the theatre into a convention centre.”

The project, which is estimated to cost Rs 99.7 crore, is expected to be completed in two and a half years.

Bangalore-based Madhura Beverages, part of the
Rs 300-crore Madhura Group with diverse business interests, is stirring a fresh brew. The master franchisee of Italian coffee chain Caffe Pascucci, which currently has launched its pilot run in the city, is investing
Rs 150 crore to expand its food and beverage footprint over the next three years.
The store has achieved breakeven within six months of launch recording Rs 8 lakh revenue since February. The firm plans to capture 20-25% of the Rs 650 crore organised coffee market in the next three years. Of the Rs 150-crore war chest, the company will pump in Rs 60 crore to open 60 multi-format outlets across India — 10 cafés each will come up in Bangalore and Tamil Nadu, eight each in Hyderabad and Pune.
The second coffee outlet with dine-in format will come up in the Mantri Mall in Malleswaram. The firm is also looking to set up shop in Jayanagar, Indiranagar and Koramangala by
December this year.
The company has lined up a Rs 40-crore blueprint to get Italian companies to set up pizzerias and gelato outlets in Bangalore by this fiscal. “Each of the 60 outlets will cost Rs 75 lakh approximately which includes the cost of importing coffee machines from Italy,” said VS Sudhakar, director of Madhura Beverages.

Mexican foodservice brand Taco Bell is set to launch its first outlet in India at the Mantri Square mall in Bangalore next month. The outlet will be about 3,000-3,200 sq.ft in size.

Talking about the brand’s expansion plans, Vinod Mahboobani, VP of business development at Yum! Restaurants International (YRI) said, "We are planning to open four to five Taco Bell restaurants in India. Though the current target is Bangalore, we will take the brand across all the metro cities of India namely — Chennai, Mumbai, Hyderabad, Delhi, Kolkata and Pune."

Mahboobani also informed Imagesfood.com about the company’s process of finalising the locations for new Taco Bell outlets. Taco Bell would be YRI’s third brand in India, after Pizza Hut and KFC.

It was a pleasing experience to see Indian designs on the pillars. The mall is not fully occupied, interior works of few outlets are still going on. Overall the experience was good :cheers:

Recovering from tough times, individuals and families are back in action at entertainment spots, restaurants and especially malls. The mall culture in India has taken off tremendously, with one being launched after another not only in the major metros but in the smaller cities as well.

Gurgaon's Ambience Mall, which stretches for a kilometer and spans an area of 1.8 millon sq. ft, offers shoppers mind boggling opportunities. The Great India Place in Noida also covers a whopping area of 1.5 million sq. ft. Joining the big boys is Bengaluru's own Mantri Square mall, spanning an area of 1.3 million sq. ft, which is scheduled to open on March 1.

Developed by Mantri Developers, one of South India's leading real estate developers, Mantri Square aims to fulfil a much needed requirement of north and west Bengaluru by offering residents of areas such as Rajajinagar, Sadashivnagar, Malleswaram, Kumarapark, Hebbal, Yelahanka, Vijayanagar and Basaveshwarnagar a premium destination for shopping, dining and entertainment.

Accord Advertising, the Mumbai based specialised outdoor agency with a pan-Indian presence, has won the sole branding and advertising rights for this mall, which is situated in Malleswaram in the heart of Bengaluru.

Discussing the partnership, Jonathan Yach, head, mall management, Mantri Developers, says, "One of the reasons we chose Accord to partner us on this venture was because we saw synergies in its approach and ours, where it offers its customers the best service with a customisation and innovation at every step of approach."

The mall consists of a six screen Inox multiplex and department stores such as Shopper's Stop, Pantaloons, Lifestyle, Marks & Spencer and Reliance Trends and will also be anchored by a Spar Hypermarket. There will also be a wide range of standalone stores of popular brands in categories such as fashion, apparel, jewellery, footwear, home décor, electronics and more. A food court with a seating capacity of 750, offering a wide range of national and international cuisines, a gaming zone and restaurants are the other attractions.

The Mantri Square team expects a whopping footfall of 1.5 million people per month, which will consist mainly of SEC A and B audiences. In terms of area, the mall will offer a total advertising space of about approximately 12,000 sq. ft.

Of course, within such large spaces, brands usually clamour for attention. Accord Advertising, to complement the overall look and positioning of the mall, has been working closely with the design team of Mantri Square to create a wide range of advertising opportunities.

Accord will offer different kinds of advertising platforms to advertisers, including digital, LEDs, static signages (inside and outside) and promotional event spaces in the mall premises.

Anil Kannambille, co-founder, Accord Advertising, tells afaqs!, "For the first time, we have installed state-of-the-art 3M thin light displays and also an LED display at the food court. The events going on at the mall will be aired live and will invite audiences to be part of these. This will also be supported by Bluetooth networking."

It's only a matter of time before mall rats and advertisers targeting them come raining in. Will they be able to do something different that no other mall offers – spaces and surfaces that haven't been explored for advertising yet? Let's wait and watch.

Max hypermarkets which operates its hypermarkets under brand name--SPAR is set to open its flagship store at Mantri Mall in Bangalore on the 15th of March. " This particular SPAR store is very special as it is our flagship store and probably the largest on a single plate in Bangalore," a spokesperson at Max Hypermarkets told Imagesfood.com.

Dubai-based Landmark Group which owns—Max Hypermarkets, in the year 2007 signed a licence agreement with the Netherlands-based SPAR International for opening SPAR hypermarkets in India. The first SPAR Hypermarket was opened in Bangalore in the September of 2007.

Allison has been retained by Nitesh Estates to design Nitesh Mall, one of the largest retail and mixed-use destinations in Bangalore, India.

The five-story, 538,000 square foot retail center will include more than 130 specialty retailers, six anchors, a food court, cinema and hypermarket. In addition, Callison will design a nine-story Marriott residential serviced apartment on the same site.

“The project combines retail, entertainment and residential space in a seamless design,” said Callison Principal Randy Stone. “The blending of uses was strategic to ensure the best mix was implemented to maximize ROI for Nitesh.”

Scheduled for completion by 2011, Nitesh Mall is located off the Indiranagar 100-ft road that is considered one of Bangalore's retail hubs, with most signature brands operating their flagship stores there.

“Callison was selected because of its impressive credentials and global experience,” said RS Mani, Chief Operation Officer, Nitesh Estates. “We did not want to compromise on any aspect – starting from design to customer experience.”

The number of shopping malls mushrooming across the country's landscape may have made you wonder where they will find so many shoppers and

tenants. The fact is, the mall culture is still in nascent stages in the country when compared to developed and other developing countries.

India still does not have a super mall, which is at least 11.2 lakh square feet in size, while the US had 50 of them and even South Africa 21 way back in 2005.

According to a study done by Asipac, a Bangalore-based real estate development consultancy, only the country's largest 12 malls qualify as regional malls (5-11.2 lakh sft) while Australia has 75 regional malls besides 15 super malls.

In fact, the largest Indian mall -the newly opened Mantri Square in Bangalore - is less than a fourth of the world's largest mall - the 3.77 million sft Dubai Mall).

Clearly, there's room for hundreds of more mega malls as the country continues its drive to become a super power economy with a huge middle class market.

Or are we saying South Asia is does not include south-east Asia and hence malls in Malaysia and Philippines are not in the consideration set? A quick reference to wikipedia does confirm the vagueness associated with the definition of south Asia.

Hence, while Mantri's claim cannot be challenged technically, global comparisons like the one in economic times (posted by Avinash2060 below) do help put things in perspective.

Cant help but wonder though - would it have made any difference if Mantri had just claimed that it was India's biggest mall?

Largest or not, Forum Koramangala is going to mint money till it gets a competitor in its locality. I was told, one of the main reasons of the failure of Sigma mall is its location in North-central Bangalore, while the spending consumers are in South, south east and east Blore. Now that many corporates are setting up office in North Bangalore, has the situation changed?

It is an excuse for a mall, but it commands one of the highest lease rentals in the country, thanks to the young population and entertainment industry (bollywood,tv industry, models etc).

But you have a point, North Bangalore is coming up.

since the issue of spending power was raised by you when you said malls only do business because of IT employees .I believe that students are the ones who determines the fate of the mall when it comes to that mantri square is in a sound location

I meant spending pattern not spending power (this is almost the same as richness). There is difference between the two.

I never said anything abt present North Bangalore. I was just asking a question. U got too emotional I believe.

That is a good article on malls, I have been wanting to see a writeup on India's malls for a long time. Clearly the number of malls in India is mushrooming day by day. The larger malls will come up in areas that have lots of land. If you see the big malls in the US they happen to be in outlying areas, people have to drive to the destination and since they are large they are willing to do this. A similar trend may happen in India. What is needed for India is appropriate size malls that are convenient for shoppers. I would rather have a number of smaller malls that cater to the public distributed wherever it makes sense. The mall becomes a destination for people to shop and entertain themselves. Evenly spreading the mall culture throughout India upgrades the shopping experience for the average Indian.

Was at this mall yesterday. Other than Reliance, Lifestyle & Spar most others are still frantically getting theirs finished. Some look more than 3 months away to opening. Bigger than most I have seen in Bangalore. Was teeming with a lot of support staff, security, parking attendants, helpers, etc. Everybody was having a tough time handling crowd and setting their process in place. Especially the food court restaurants were struggling as their order to fulfillment process went for a toss. They couldnt make as fast as the crowd ordered and the crowd was getting impatient with their first day figuring out. Shopping carts were being taken all the way to the street. The spar manager was heard calling for the shopping cart collector to come to the street. Must have created a lot of jobs for the area. Spar had to close early as they couldnt handle the crowd despite controlling entry in batches at a time. Reminds me of the first day ipod rush in the US.

The traffic was a mess as usual for an opening day. Should get settled but the mall could build a magic box underpass from the road next to Bashyam park, between BBMP ward office & petrol bunk, directly into the mall parking lot as this will take away most of the traffic from the north and west of the city coming via sirur park road. The small stretch of road isnt used much and could pretty much be dedicated to the mall traffic. It was blocked yesterday as they imagined rightly people would try to use it to dart across and put a complete halt to the sampige road traffic. Nagappa road has a lot of bus traffic and the mall traffic has to weave in and out of a sea of buses.

The parking lot itself was interesting it is only 2 basements but made into four by the clever use of the stacked parking equipment. This would probably the largest implementation of the stacked parking I have seen. Surprising it hasnt been in the news.

The widest retail options at Mantri Square will be complimented with flavours from national and internationally acclaimed kitchens. With 39 F&B outlets the mall will have the largest food court and dining area in Bangalore. It has 1 lakh sq ft area and can accommodate over 1,000 people.
