Vision City likely to be in Quill Capital Trust :banana:

PETALING JAYA: Vision City, the integrated development project, could possibly be injected into Bursa Malaysia-listed Quill Capital Trust (QCT) on its completion in 2010 by the Quill Group of Companies (Quill group).

Quill Retail Malls Sdn Bhd, a subsidiary of Quill group, on Monday signed an agreement with Rashid Hussain Bhd to acquire the uncompleted Vision City project at Jalan Sultan Ismail, Kuala Lumpur, for RM430mil.

Based on QCT’s listing agreement, its manager, Quill Capital Management Sdn Bhd, had the first right of refusal on the commercial properties developed by Quill group and CapitalLand group, both of which are major shareholders.

Investment analysts said this right of refusal implied that there was a possibility of Vision City being injected into QCT should the development offer promising returns.

Quill group could only inject completed commercial property assets with tenancies into the real estate investment trust (REIT).

“The supply of investment-grade commercial space continues to be scarce.

“Against this backdrop, we believe Quill group's investment in Vision City will yield good returns and we intend to fast-track its completion to leverage on the strong demand,” executive director Datuk Michael Ong said in a statement issued on Monday.

The deal is one of the largest single property transactions in recent years.

The acquisition includes a pre-approved development order for the construction of a seven-level retail centre with a net lettable area (NLA) of 752,000 sq ft, a 35-storey office tower with NLA of 500,000 sq ft, a 45-storey serviced apartment block with 450 units and 2,280 car parks.

HSBC Malaysia's new annexe building, which is expected to be completed by the first quarter of 2010, is another asset that may be injected into QCT.

In June, the REIT announced to Bursa Malaysia it intended to buy Wisma Technip and Plaza Mont' Kiara for RM215mil.

The trust's current asset portfolio include HSBC Global Service Centre, BMW Malaysia headquarters and two DHL buildings, all of which are in Cyberjaya.

Oh great! That leaves me wondering about Plaza Rakyat fate though.......

QUILL Capita Trust (QCT), a property trust that has been listed on Bursa Malaysia for a year, is going on an expansion trail that is projected to increase its portfolio of assets under management to at least RM750mil by year end.

QCT was listed on Jan 8, 2007, with four properties worth RM276mil under the Real Estate Investment Trust (REIT). All the properties are located in Cyberjaya with a combined net lettable area of 493,118 sq ft.

The REIT's manager, Quill Capita Management Sdn Bhd (QCM), recently placed two more properties into the trust, making it six properties in its stable.


Wisma Technip is one of the latest properties acquired and placed into Quill Capita Trust
QCM chief executive officer Chan Say Yeong said the two new additions - Wisma Technip, and the retailing and car park portion of Plaza Mont' Kiara – were acquired for RM125mil and RM90mil respectively, hence expanding QCT's net lettable area to 799,547 sq ft (excluding car park area).

Wisma Technip is a 100% occupied office building with a net lettable area of 233,021 sq ft, while the commercial shops are leased to food and beverage and retail tenants.

The car park lots of Plaza Mont'Kiara have a net lettable area of 73,408 sq ft with a 94.9% occupancy. The sale and purchase agreements for both properties were signed on June 8, 2007.

Chan said a placement of 151.44 million new units in QCT was concluded on Sept 3, which raised RM226mil, thus allowing the two properties to be purchased quickly.

Funds from the exercise allowed QCT to lower its gearing from to 0.17 from 0.31 and also gave the option to borrow up to RM400mil from financial institutions, which is preferred over selling more shares to raise funds.

In Malaysia, REITs are restricted to a gearing of 50% under the Securities Commission's guidelines.

Chan said QCT's recent acquisition and injection of two properties was just the start of an accelerated expansion plan to place more properties into the trust.


“Within five months from the date of QCT's listing, we bought two more yield-accretive properties with high occupancy and long-term tenancies,” he said, adding that the acquisition was in line with QCM's strategy to achieve better geographical spread of properties across the country to reduce risk.

Chan said the acquisitions were also in line with QCM's growth strategy to double QCT's asset size to at least RM560mil by end-2007.

“We have achieved this target and the REIT's performance (in terms of share price and investment return) has not disappointed investors,” he said.

QCT's share price closed at RM1.30 last Friday, representing a 54.7% rise its initial public offering price of 84 sen.

“We are now poised to fast track the growth of the trust,” Chan said, adding that there were several properties either from Quill Group of Companies (Quill) and CapitaLand or third party transactions that could potentially be injected into the REIT in the near to medium term.

Quill and CapitaLand are both significant stakeholders of the trust. The latter is one the largest listed real estate companies in Asia headquartered in Singapore.

Chan said other properties from Quill which could potentially be injected into the trust in time were the office tower Lot J at KL Sentral (350,000 sq ft), HSBC headquarters near Masjid Jamek (100,000 sq ft) and an integrated development, Vision City, located at Jalan Sultan Ismail (comprising 300,000 sq ft office space and 700,000 sq ft retail space).

He said Quill also had other properties in Cyberjaya that could be placed into the REIT.

“There's one property project due for completion soon, and also an office building in Petaling Jaya's Section 13 and a logistic centre in Subang that could be sold to the trust,” said Chan.

He added that QCM would be offered the first right of refusal on the commercial properties from Quill.

Moreover, Chan said, QCT could rely on CapitaLand to support the growth of the trust as it had a stake in the REIT.

In March 2007, CapitaLand announced the establishment of the Malaysia Commercial Development Fund with a target fund size of US$270mil.

The objective of the fund was to enable institutional investors (who park their money into the fund) the opportunity to invest in the Malaysian real estate sector.

Some of the properties from CapitaLand that could potentially be placed into the Reit are One Mont' Kiara (170,000 sq ft office space and 250,000 sq ft retail space), a property project in Hartamas area (500,000 office space and retail) and several property projects in Petaling Jaya.

On acquiring overseas property to enhance the REIT, he said it was unlikely.

“We will stay focussed on Malaysian properties because of their attractive valuations and rental, compared with other Asean countries,” he said, adding that foreign investors generally preferred investing in REITS with real estate portfolios that were within a specific country.

On the portfolio of investors in QCT, Chan said: “The trust has an equal balance of foreign and local investors.”

The Grand Duta Hyatt is still on hold till today,i think it the project terbengkalai since 1999 - 2000,it suppose to open around 2003 i guess and it will be the tallest building in that area :ohno:

What Might a Green Shopping Mall Look Like?



Apparently, the idea of a green shopping mall isn't an utter absurdity. Sparch Architects has just finished designing a million-square-foot shopping mall for Kuala Lampur, and their vision is maximally green, and maximally livable. The building is to be an anchor for an urban revival.

Conceived of as a massive hybrid space, that's part public park, part shopping mall, and part urban promenade, the central space would be a partially uncovered atrium. To understand what's clever about this design, you've got to back up and understand why your average city slicker has a problem with most malls.

First, they're sealed off from surrounding neighborhoods, making foot traffic and leisure use an afterthought In other words, the 'public' space inside isn't public at all. In most urban planning, that's a massive problem, because it doesn't allow for new buildings to build up a working, social fabric in a city—making for the desolate downtowns common throughout the US.

Second, the energy costs are often insane, because a mall is generally a cavernous, fully air-conditioned space. The designers in this project estimate that energy use will be cut by 30%, thanks to the outdoor spaces and the improved shading from green cover. Check out the pictures:

I always thought that the design of Klang Valley mall are unimaginative. Most of them are just a boring box..until this one come along..

i read from indonesian architect magazine dat the construction 4 the shopping mall will begin next year n xpected complt a year later(2011)...no in4 on the twin tower....

sparch architects (formerly SMC alsop’s asia offices) has sent images of their latest work:
a retail mall 100,300 sqm in kuala lumpur, malaysia.
they cut the central portion of the new building to create a hybrid space—a voluminous garden
naturally ventilated but sheltered from the elements—that is an extension of the urban fabric.
with the originally planned hermetic air-conditioned box now drawing the streetscape into its
carved out volume, vision city deviates from the mould of the ubiquitous modern mall,
engaging more directly its immediate surroundings, physically as well as visually,
to realize the urban rejuvenation that its developers and urban planners are
envisioning for the neighbourhood.

It sounds like a good idea to bring in CapitaLand. At least we can (almost) expect Vision City to be completed once and for all.

In addition to the brief’s requirements of interiors and fa?ade treatments, Sparch proposed strategic structural modifications to transform the original spaces within the building mass. The design, informed by climate engineering, creates a hybrid garden environment in the heart of the building volume conducive for round-the-clock activities. The mall becomes a seamless urban living room.

Very, and i mean very disappointed with this project, potentially located beside a monorail station and the location is good but don't know what is keeping it clogged like this till today.

What happen to the vision? Even the singaporeans would not dare complete it ha!Interesting to note that along jalan sultan ismail there are 3 stalled projects this one,grand hyatt and NAS pavilion.

such a waste. with gobs of money being thrown around into new mega projects, why don't these developer-investors make low-ball offers on these abandoned eyesores and resuscitate them. i am 100% sure there must be good value there. only if those current dead-beat owners are motivated enough to negotiate. the city of KL should put a hefty penalty on these owners for each day the sites are left unattended...just like most cities here in the US. that will surely get their attention. sell it otherwise...plain and simple! :)

Just read it over City&Country, TheEdge weekend edition (not blue-colored The Edge Financial Daily).

Cool stuffs with the Crystal Display facade but it says construction will start depending on the right time. It's a 7XX,XXX sq ft mall, that will cater to upper-middle class and differentiate from Suria KLCC and Pavilion KL.

Whole project complete 2016.
