I think also it is 9 storeys plus two storeys elevator's house that make 11 storeys Koresco Condo2!:lol::lol:

Pero agree ako nga tsada ang condo 2, sa color very cool sa mata ug sa design neat and clean. Unta sugdan na pod nila ang ikatulo nga condo ug ang isa pa ka hotel.

Yeah I was aware nga naa nay mga 30% pero murag dugay dugay na man to nga infosyaro sab 30% ra gihapon karon,mao I asked if pila na kaha ka percent ang sold lots ani and if naa na nagstart ug tukod ug balay..

that was a valid question and dili na nako problema if unhan nimo ug pagka negatibo ang akong pangutana..defensive ra kaao ka oi

anyway, I checked CHIs website, im not sure if updated ni and mao ni ang status sa sale so far, daghan pa diay ug bakante noh (if updated)

pero oi, hinaot unta dili mag flop ang alegria hills kay aron ma enganyo ang ayala nga magpadayon ug invest sa cdeo ug sa mindanao, kay nabasa nako sa ilang website nga as of october 2008, 30 out of 95 lots pa lang ang nabaligya, hinaut unta mitaas taas na karon ang halin :)

I remember someone made his own claim before that there's already an Ayala Land Premier Subdivision in Davao. Hmmm... :) Anyway, for a high-end subdivision to have sold 35 out of 95 lots as of October of 2008 is already a good stat considering that this is not the best time to invest in an elite land developer when recession has been making people going gaga. With that number, it can never go flop. :cheers:

^^insular village was developed by the Ayala's i think in the 80's? not sure exactly when, but Ayala Land Premier is barely a new concept. with regards to Alegria, its a high end village and the lot size are twice the size compared to other high end villages like in Pueblo de Oro.

as per Waway's pic, the lot ranges from 400 sqm to even as high as 745 sqm (prolly a corner lot). the price is just about right, not even high compared to Metro Manila. but then it goes up because of its lot size. :)

We're talking about millions here way. Hindi basta subdivision yan na nagsusuluputan kaagad ang gustong bumili. Yung iba nga, nagdidildil pa ng asin para makabili lamang ng murang pabahay ni Villar, Ayala pa kaya. :)

the 6 sales between June 2007 and October 2008 was the one that alarmed me..but if its not alarming to you then ok lang din :) like I said, its just me...siguro I was just basing it on the brisk sales ng condos and uppermidrange housing sa Davao..

^^if only CDO has 1.4 million (http://en.wikipedia.org/wiki/Davao_City) in population, maybe mas higher ang rate. but then CDO is not as big as Metro Manila or Davao. the fact that they (Ayalas) invested here, it means CDO is a thriving city with full potential. so OK lang kung 30 percent ang sales as of last year. in fact, meron pa nga silang other project besides Alegria in the future. as per Waway's pic, it says FUTURE DEVELOPMENT (medium scale village).

i dont think its alarming. Ayala pa, meron yan silang strategy. di yan basta2 mag-e-invest kung losing sila. and business is all about taking risks. Ayala is about the future, meron silang long term vision.

besides, there are a lot of high end subd in CDO sa uptown with lower prices. so its also a factor. Ayala is a BRAND, and your paying for what its worth of. :)

There is no need to rush. The difference between Ayala Northpoint and Alegria is that the Bacolod project is along the highway, with flat terrain, readily and highly accessible .... and now on its 12th year i think while Alegria is located along the hills, not readily accessible with more infrastructure utiltiies still under construction ... and now on its 2nd year.

Hinay gyud... Hinay gyud ang sales sa Class A high-end real estate business the past year diri sa CdO... But, Class B real estate (high-end but with lots less than 300sqm) sales still remained strong as with lower class real estate projects... Take Robinsons Lands' Richmond Hills for example... Kusog man ang sales... Prices range from almost 5K to more than 6K+/sqm... Once Ayala introduces their other, more affordable real estate brands, they'll also have brisk sales... Alegria Hills will pick up ra man gihapon... I'm positive about this... It's just a matter of time... And so will other new high-end subdivisions in CdO like Santa Barbara, Teakwood Hills, etc... :-)

Well, Robinson's and SM have that corporate branding touch while the gaisano's have not reached that level of quality like that of first two. It will take a lot of years before they can reach that level. They (Rob and SM) protect their store branding and they put "anchor" on specific shops that are company owned. I don't think Gaisano has that kind of "branding" as seen in the anchor shops of SM and Robinson's. And, aside from those, SM and Robinson's really know what type of stores that are apt to their malls and they get rid of those stores that are somewhat, if i may coin this word, "nuisance" or something like irrelevant to shopping convenience.

Sadly, that's how the Gaisano's manage their malls and we can't do anything with that coz it's their prerogative. But, as said, a mall is mall and we can only go there either to appreciate or criticize. Congrats to Tacloban and soon Dumaguete and Gen. San for their Robinson's malls.

Sayanga no. Siguro tungod pud sa crisis karon. I've been to one of their branches and all I can say is sila gyud ang naa sa top of the game sa mga 'arcade' business. I hope CDR and National Bookstore would push through coz they are really 'halinon' in all demographics.

Well, Robinson's and SM have that corporate branding touch while the gaisano's have not reached that level of quality like that of first two. It will take a lot of years before they can reach that level. They (Rob and SM) protect their store branding and they put "anchor" on specific shops that are company owned. I don't think Gaisano has that kind of "branding" as seen in the anchor shops of SM and Robinson's. And, aside from those, SM and Robinson's really know what type of stores that are apt to their malls and they get rid of those stores that are somewhat, if i may coin this word, "nuisance" or something like irrelevant to shopping convenience.

Sadly, that's how the Gaisano's manage their malls and we can't do anything with that coz it's their prerogative. But, as said, a mall is mall and we can only go there either to appreciate or criticize. Congrats to Tacloban and soon Dumaguete and Gen. San for their Robinson's malls.

Sayanga no. Siguro tungod pud sa crisis karon. I've been to one of their branches and all I can say is sila gyud ang naa sa top of the game sa mga 'arcade' business. I hope CDR and National Bookstore would push through coz they are really 'halinon' in all demographics.

I think that's where Gaisano lacks which is consistency. I guess this is where they should look closer to. Learning some anchor store branding and putting some quality in their retail stocks and quality in the choice of clients in stall rents is one of the many things that Stephen Gaisano should also look into.

It is reported that Korean shipbuilder Hanjin Heavy Industries & Construction Corporation has not totally abandoned its shipbuilding facility project in Misamis Oriental but the date of resuming construction hinges on a small window of positive outlook amid the present global economic recession.

Mr Oscar Moreno governor of Misamis Oriental said that "Hanjin is still interested in resuming the shipyard project in PHIVIDEC."

He added that Hanjin's latest memorandum of agreement with the Philippine government to pursue the shipyard facility project in the province expires in March 2010.

The project covers the construction of Hanjin Heavy's biggest shipyard facility outside South Korea. It is also envisioned to be one of the biggest in the world. It will be constructed in a 441.8 hectare area inside the 3,000 hectare PHIVIDEC Industrial Estate in the towns of Tagoloan and Villanueva.

The project contract was signed in January 2008. Hanjin stopped construction of the shipyard facility and hastily left late last year because of alleged bribery attempts involving mayors Mr Paulino Emano of Tagoloan and Ms Juliet Uy of Villanueva.

The depth of the piles driven can be seen in the photo below. The numbers indicated on the piles are in meters so this one below is nearly 6 meters deep. Pile driving is also on-going just beside it.

Before the development of the Golden Mile, this area below the Carmen Bridge has long been the haven for rugby boys and prostitutes giving quick pleasures to prospective customers. In less than a month, the Golden Mile has reached such accomplishments worthy to be noted. It is a flagship project of Mayor Jaraula and designed to attract more investors and tourists. The Golden Mile will also connect to the Paseo del Rio Mixed Use Development Project which is another big investment and also slated to start late this year.

yes! the previous flooding in this city was a "blessing in disguise". It helped a lot to the ongoing planning and implementation of Golden Mile project. If ever the flood wasn't happen maybe the worst case scenario was overlook.

MANILA, Philippines - The Korean government is expected to increase its financial aid to the Philippines on the back of the strong economic cooperation between the two countries and also because of the prolonged impact of the global financial turmoil, a ranking official of the National Economic and Development Authority (NEDA) said yesterday.

NEDA deputy director-general Rolando Tungpalan said that from 2007 to 2009, Korea’s financial assistance to the Philippines amounted to $300 million.

“For 2007 to 2009, the Philippines and Korea finalized an agreement for loans involving some $300 million for Korean assisted projects through the Korea Economic Development Cooperation Fund (EDCF). Indeed, we are very grateful for this,” he said during the Philippines-Korea Development Cooperation Forum last Wednesday.

Tungpalan said the upward trend in the loans and grants is expected to continue in the next cycle or from 2010 to 2012 although there are no available figures yet as to how much would be extended to the Philippines. “We’re on to our next cycle,” he noted.

He said that while South Korea may be a relatively new player in terms of development cooperation with the Philippines, its contributions have been substantial.

Under the EDCF facility, the projects are mostly infrastructure geared towards the improvement of the investment climate in the country.

Transportation projects include the development of the Bacolod-Silay Airport Access Road and the Gapan-San Fernando Olongapo Road Expansion project.

For the widening of Gapan-San Fernando road, Korea and the Philippines signed on Tuesday a loan agreement of $41 million.

Other ongoing projects include the Northrail-Southrail Linkage project amounting to $35 million, the development of the Lung Center of the Philippines and the National Referral Center amounting to $2.9 million and the Laguindingan Airport Development project in Misamis Oriental worth $32.7 million.
Projects in the pipeline include a $31 million grant for the establishment of rice processing centers in the Philippines.

I'm excited coz my 6 year old daughter is wanting to experience her first movie in cinemas already. She'll be 7 in September. As we watched this Ice Age 3 commercial by Mcdonald's she said, 'naa unta cinemas sa atong TV' :lol: coz she read on tv "now in cinemas". Maybe she thought a 'cinema' is a cable channel or something. She has no idea yet on what a movie house or cinema is.

Public Works Secretary Hermogenes Ebdane, Jr. has endorsed to President Gloria Macapagal Arroyo the release of an additional P200 million for the completion of the 7,700-seater convention center in Taguanao in Cagayan de Oro City.

Rep. Rufus Rodriguez, (2nd District, Cagayan de Oro City), said works on the convention center are expected to resume soon since the funds would be coming from the 2009 General Appropriation Act.

Rodriguez is optimistic that the Cagayan de Oro International Trade and convention Multipurpose Center, initiated and envisioned by Sen. Aquilino “Nene” Pimentel, would showcase the city’s position as a gateway to tourism and business opportunities in North Mindanao.

“I am certain that very soon, Cagayan de Oro will have its very own premier convention center, one that can rival the very best that our country can offer and which can provide the business and tourism sectors with increased opportunities for growth, “Rodriguez said.
With the current international economic indicators pointing to the beginnings of a worldwide upturn following the global financial meltdown, Rodriguez said, the convention center’s completion would be a welcome indication of the city’s readiness to be part of a new wave of business opportunities for the region.

“Cagayan de Oro has always been a hub for trade opportunities in Northern Mindanao, and with the worst of the global financial crisis appearing to be over, we can now look forward to the re-emergence of our city as a gateway to business opportunities in our corner of the country,” Rodriguez remarked.

Rodriguez expressed the confidence that when completed, the 7,700-seater world class convention center would be a magnet for an increased number of large-scale local and international conventions, spurring growth in the business and tourism sectors.

The Cagayan de Oro Convention and Civic Center is the first ever world class Trade and Convention Center being constructed in Mindanao. It was implemented utilizing the Design-Construct Scheme and is ideal for national, international and trade exhibits, as well as seminars and conventions.

Boasting of a 7,700 seating capacity, the Convention Center has several amenities like a multi-purpose hall that could accommodate 1,000 guests, a convertible indoor playing court, an exhibit area for 1,500 viewing guests with demountable partition for flexibility of expansion, 12 function rooms for 1,000 guests, 4 clubrooms with lockers and showers, cafeteria with approximately 100 seating capacity, and an administrative office, storage room and other support facilities.

Lack of funds had stalled construction of the multi-million convention center for sometime prompting Rodriguez to ask the Department of Public Works and Highways to provide additional funds for the project.

Yes; there's actually one stall in G-Iligan where you can buy Timberland shoes. It's this stall that I re-posted below. I got my pair of Timberland shoes from there a couple of weeks ago, but I wasn't given a discount. Could be that the promo hasn't started yet. But I wouldn't have minded waiting to get them now or tomorrow for a 40% discount privilege. :D

Because they're old malls/department stores now. But way back when shopping spree first evolved in the South, those were the stores where posh people (as well as the ordinary class) go to. In other words, they were THE malls at that time and I have rich memories of them.

“OUR founders have discovered the potential of Mindanao in terms of tourism and we will definitely align our business plans with the future development of the Laguindingan International Airport,” according to asst. marketing manager Freny Love T. Trinidad.

She added that there will be two stages in the development of the resort hotel expected to be operational in 2011-13.

Stage one of development will be 118 luxury rooms and is estimated to be completed in the year 2011. The rooms will have an area from 40-, 60-, 64-, 80-, 140- and 160-square meters, There will be high-standard restaurants, lounge, coffee shop, conference rooms, function rooms, spa, state-of-the-art fitness center and aqua sports facilities.

Stage two of the project includes development of 350 luxury rooms and is estimated to be completed in 2013. The most exquisite amenities include hotel accommodations, residential condos, swimming pools, conference rooms, convention rooms, function facilities, business center and music rooms. The magnificent design and relaxing view of Marina will highlight the project.


With construction of the Laguindingan Airport project in Misamis Oriental on schedule, the builders of the proposed hotel and beach resort of Club South Pacific Philippines in nearby Gitagum town are now processing all necessary licenses to start the first stage of its development.:banana::banana::banana:

The airport at Laguindingan, a town next to Gitagum, is now approaching 50 percent of its completion, with the access roads now completed.

The founder of Club South Pacific Phils. Co., Inc. who happens to be the same person who founded Terrace Downs High Country Resort in New Zealand, will handle the development in Mindanao. And the resort that will be built will become another destination for members.

the location of their clubhouse is at the steep portion of the subv. the last time i was there the security guard didnt allow my car to enter the place. in short, gikapoyan kog saka sa ila clubhouse kay subidaon kaayo dayon magbaklay ra ko. the next time ill go there, ill personally make sure to get updates of their clubhouse bahala'g subidaon.

wala naman balita about istillo sa gmall, but anyway nagstart ang construction sa Smart telecom today (july 15, 2009)

The Department of Transportation and Communications (DOTC) is considering Laguindingan Airport for future international traffic following the expected upswing in international tourists come 2011.

Doroteo A. Reyes II, Undersecretary for civil aviation, said the DOTC is looking at Cebu, Iloilo, Bacolod, Davao and Cagayan de Oro (Laguindingan) airports to pick up the slack for the anticipated growth in air passenger traffic, especially from abroad.

“Ang problema lang natin, maski matapos and airport na ito in 2011, the demand for exchanges of passengers will be very great,” Reyes noted following a site inspection of the Laguindingan Airport Development Project (LADP) July 3. “The next problem is tourism that’s why right now, the DOTC is in tandem with the Department of Tourism (DOT) to bring more passengers to this airport.”

The Regional Project Monitoring Committee of the Regional Development Council for Region X (RDC-X) reported that as of June 30, 2009, LADP is 47.92% accomplished, or around 10.26% ahead of schedule. In fact, the next meeting of the RDC-X has been scheduled at the Laguindingan Airport administrative building this September.

Reyes revealed that this early, the DOTC is already evaluating other points in the Philippines where international flights can be directed to decongest the present gateways of Manila and Cebu.

During the 76th meeting of RDC-X held November 16, 2007, Tourism Secretary Ace Durano committed to arrange direct flights from emerging tourist markets like Russia and China as soon as the Laguindingan Airport is commissioned for international flights.

The Laguindingan Airport was originally conceived as the anchor project of the Cagayan de Oro-Iligan Corridor (CIC) to eventually replace the Cagayan de Oro (Lumbia) Airport. The latter’s high elevation and terrain constraints precluded all weather operations and the use of higher capacity wide-body aircraft needed to service the growing domestic passenger traffic to and from Northern Mindanao.

Comparative data from the Civil Aviation Authority of the Philippines (CAAP) show air passenger traffic through Lumbia Airport growing by a hefty 66% from 544,936 in 2004 to 902,671 in 2008 despite the same approximate number of flights.

This was attributed to the fielding of the Airbus A320 and A319 aircraft by Philippine Airlines (PAL) and Cebu Pacific Air (CEB) which enabled the competing carriers to move more passengers with lesser flights.

For the first quarter of 2009, air passenger traffic at Lumbia increased 32,901 or by 16% over the same period in 2008 to 242,731. The number of flights also increased 188 (+10%) after both PAL and CEB increased flight frequencies to accommodate the increasing passenger traffic.

Budget constraints have limited the first phase of the LADP to a 2.1 kilometer runway, though Reyes assured this is already big enough to accommodate the 302-passenger Airbus A330-300.

“Once we expand this runway to 2.5 or 3 kilometers we can already accommodate larger aircraft like the Boeing 747 due to the excellent approach from both east and west which will enable big aircraft to maximize the runway,” Reyes added.

The runway extension was endorsed by the RDC-X November 27, 2008 through Resolution No. 67.

The first phase of LADP will only develop 153 of its total 393 hectares, with provisions for future expansion, said LADP Project Manager Delia Capicenio.

“As promised to the President, we will be completing the runway and the major buildings by March 2010,” Capicenio said. Runway concreting is scheduled after the rainy season later this year, she added. A four-lane concrete access road links the LADP to the Iligan-Cagayan-Butuan Road (ICBR).

The P7.853 Billion LADP can handle all weather and night landing operations with its Instrument Landing System (ILS), VOR/DME, Meteorological Observing System, Precision Approach Lighting System, Precision Approach Path Indicators.

Its apron can handle two wide body aircraft at any one time and two air bridges would whisk arriving commercial passengers straight to the 7,184 sq. m. terminal building without exposing them to the weather. The terminal building has annual capacity of 1.2 million passengers while its parking area can accommodate 240 vehicles.

With the exceptions of Ayala and SM, i think (s)he is right. Especially our Gaisano malls/stores here, mora og layo ra gud tawon compared sa Gaisano Iligan... :)

somebody posted an item in the archieves that shakeys will re-open its door in iligan but dont know when jud ni kay that news was in 2007, may to be exact!! wait lang jud ta ani...and hopefully daghan pud lain na mag.open!!! anywey, 2 months nalang....makatungtong najud ko anang mall nato...:banana::banana::banana:

i like the food sa BIG DIPPER. we usually eat there during my MSU-IIT years in Iligan. The restaurant has all the potential to expand even to other places in the Phil.
