Taegon November 28th, 2010, 06:01 PM Despite of trashes, traffic jam, and effects of Global Warming such as flood, many investors are still coming in. If you can witness, there is this construction boom in the city. The city indeed has tremendous progress. :)
How much more if the city is clean, ordered traffic flow, and flood is minimized, more investors will surely come in that will create progress beyond dreams or imagination. :lol:

garbage and flood will never stop investments and tourist from coming over. Could be a sad reality for @Certified Gold. :D

oro plata mata November 29th, 2010, 05:43 AM i doubt about this. the mayor revealed that the ayala is planning to build a zip line from alegria down to cm recto mall. its too long i think. bacin maopaw ang magzipline pag abot nya sa mall. bacin nasayop lang si dongkoy. maybe they will have this in alegria only. maybe a cable car is more feasible to connect their two properties. another , ayala also has made an agreement with their tenants at cm recto to also put their branches at alegria. so ayala is also planning to build another mall at alegria. alegria mall is much better to hear than gemini.

Although I am not saying that CdeO is besieged by such problems, I do agree with the sentiment regarding the orderliness and cleanliness of the city vs investments..
Malls, hotels, condos these are nice to see but to the common people, I doubt these things matter much. Whenever I would share recent developments to my friends (like latest pictures of Abreeza or SM Lanang) they would take a glimpse and then say.."ok"... To the common people, its still the general quality of life that is more important.. (and its more so to the least of the people i.e. the masses who probably wouldnt get to use these "investments" that we hype about).

cleanliness of a particular place is not a sole responsibility of the government. i understand youre a student,then take this. i observed during the opening of the milo olympics, students were throwing their garbage anywhere and before the activity ended the whole place was turned like into a landfill area. so donot just complain do your act in maintaining the cleanliness of our place.

re zip line, haha dili lng mitaas akong kilay ani kung dili milugwa na kalimutaw ko haha sayop gyod na nga info, siguro cable car madada ra pero 10 yrs pa siguro.
kana pud agreement, di man na applicable sa tanan nga tenants imo. ug dili pud paigo tanang tenants sa gemini didto sa alegria kay ang proposed palang neighborhood mall lang naman. (aw di pa nga sure asa dapit ibutang ang neighborhood mall malay natin sa Bulua diay.)

Its not true, no news about it....but it coca-cola will sell their lot many will be interested with it including LKK kasi kapitbahay nya lang.

We don't know still yet if it's Community Center or Neighborhood Center. But the late 2009 press release above spoke about Ayala's plan regarding Community Center in CdeO. When the press release appeared, I believe this Community Center and Avida Brand subdivision were planned to be put up in their uptown vast property. And since the agreement between the two parties was not yet finalized, I believe that the BPO building would be put up in the uptown lot too. But a detractor before managed to have his own sketch regarding proposed 10,000-20,000 square meter Ayala Community Center in the 4 hectare lot :lol:, while the agreement between Ayalas and the Floirendos was not yet written on legal papers. The 4 hectare CM Recto lot worth billions of pesos,... and they would only build a community center with a big parking lot and even apartments? :lol: As we know, the signing between the Floirendos and Ayalas never materialized last November 23, 2009. In fact the signing was finally done on February this year. And it's not a community center of course, but a big lifestyle regional mall. :D
And finally to support the claim that CdeO will have another Ayala mall few years from now...

MANILA, Philippines - Property giant Ayala Land Inc. (ALI) expects to sustain its aggressive capital spending next year as it rolls out new projects
to ride the current real estate market boom which has seen an exponential increase in residential, commercial, retail and recreational developments.
Jaime Ysmael, ALI senior-vice president and chief finance officer, said the company is gearing up for the coming year as it remains bullish on the real estate industry’s prospects given stable interest rates and steady remittance inflows from Filipinos living and working abroad.
ALI, which has earmarked P27.2 billion for its capital expenditures this year, is likely to maintain same spending level in 2011, Ysmael said.
Ysmael said the company remains optimistic of its growth prospects for the rest of the year on a resurgent investor appetite and thriving business process outsourcing
(BPO) industry.
Buoyed by the swift take-up rate of its projects, ALI has increased the number of residential units it is selling this year from 9,200 to 12,000.
“Expect similar aggressiveness from us next year. As to the number of units and products to be launched, it would all depend on how fast we could sell. But we are certainly confident we can sustain our growth momentum. All growth drivers remain intact. There is strong demand across all our product lines,” Ysmael pointed out.
He added that the strong property market has allowed the company to jack up prices of some of its products by five to 10 percent.
ALI’s business units include Ayala Land Premier (known for its exclusive and distinctive developments that appeal to the high-end market), Alveo Land Corp. (which targets the young urban professionals), Avida (which caters to middle-income families aspiring to own their first home), and the newly-launched Amaia (which caters to the economic housing segment).
The company expects to generate more than P40 billion from the sale of the 9,200 units originally planned to be disposed off this year.
Amaia Scapes - the initial project of Amaia –will make available a total of 2,000 units to rise on a 20-hectare property in San Pedro, Laguna. The first 1,300 units, priced at between P600 thousand and P1.2 million, are targeted to be launched within the year.
ALI has drawn up a five-year plan through 2014 that will involve the construction of 46 projects in 17 targeted key growth centers across the country in line with its goal to double its net profit over the next five years.
The plan is in line with its goal to achieve a 15 percent return on equity within five years or more than double the eight percent registered in 2009.
To ensure sustained long-term growth, the group will launch its own boutique hotel business, with at least five already being planned for construction this year.
In the retail segment, on top of continuing the expansion of regional malls, the group will enter into smaller formats known as community and neighborhood centers, to tap a broader consumer segment and address increasing customer sophistication and preference for convenience. The first of the six planned for launch this year will be rolled out in Cavite. Around P6 billion is being budgeted for the six small retail centers to rise in Cagayan de Oro, Baguio, Cavite, Bacolod and Iloilo.
With demand for BPO space on the uptrend again as industry revenues expected to grow to at least 25 percent this year, ALI is pursuing its expansion outside Mega Manila where higher cost efficiencies can be generated .
The company is building BPO offices in Iloilo, Cagayan de Oro, Subic and Cavite to prepare for the second wave of its BPO rollout program expected to boost ALI’s current market share.

I myself would even prefer to shop in Alegria if their second mall will be materialized to escape traffic jams in the major streets leading to Gemini. :)

I think their plan in their vast property in Bulua is to build an A1 resort, a sea-side community, and a theme park comparable to Enchanted Kingdom. :lol:

Kulang pa na ang kaboom sa uptown, unless matapos na yung ibang commercial estabs dyan, Uptown condotel, Primavera, Granvia, and other proposed hotels, condos, and condotels. Pagmatapos etong mga 'to at lalo na ma-transfer yung city hall sa upper Dagum, Carmen, this will be the time that SM is likely to build a mall in downtown. I believe 2 years from now, stable na ang market diyan sa uptown SM. For now, SM Savemores lang muna sa downtown to counter the threat of Ayala.^^

If they're just aggressive with their campaign of making shopping experience a one of a kind then people would definitely go to uptown. Putting stores, coffee shops, and restaurants that aren't found in other malls in CdeO would surely be a hit for SM City.

:okay: This is what we call passive action. A major renovation with no expansion (by turning the car park into a set of restaus and bars just like in LKK) in fact never excites me. This won't still change the situation.

The local gov't of the day can stop or minimise this kind of bad behaviour by legislating codes which includes provisions for fine/fees or even prosecution for worse offenders. Sometimes this is the only way to ensure discipline. This is not to say that there are really good and well-intentioned city slickers who wants to do the right thing by disposing their rubbish properly. But in most cases local gov'ts are to blame by not providing enough facility or services as regards rubbish collection:)

thats a possibility since bulua is already populated. carmen is also another growth area but its near divisoria. bulua, on the other hand, is where most of the future huge projects, LADP and coastal highway, will converge.

WRAPPED around the hill with an expansive view of the Cagayan de Oro City and Macajalar Bay, the clubhouse is a complex composed of pavilions linked by walkways.
Designed with the intent of reflecting the architectural theme of the village which is termed “Organic tropical”, the clubhouse structure started with the inspiration from the designs of American architect Frank Lloyd Wright. With the swimming pool, the sports facilities, and the landscaping, it aimed to relate organically to its natural setting.

Organic architecture is defined as a philosophy of architecture which promotes harmony between human habitation and the natural world through design approaches so sympathetic and well integrated with its site that buildings, furnishings, and surroundings become part of a unified, interrelated composition.
“We wanted the structures to appear to be hugging or wrapped around the prominent hill. They would seem to organically grow out from the ground rather than being unnaturally placed on top of it,” architect Jonas Suan of Ayala Land-Vismin’s Innovation and Design Group explained.
Tropical features were considered in the design. Elements such as broad eaves and large openings among others make the clubhouse responsive to the local climate. Local Mangima stones were used as façade accents. Indigenous flora was also considered in the landscape design.
“We tried to present the materials as true to its nature as much as possible which is what we believe an important character of organic architecture,” Suan added.
To maximize the natural setting of Alegria Hills, the views both from within and towards the complex were studied. Even the experience as one approaches the clubhouse was considered. Elements such as the pool deck, the balconies, and the vertical accent wall at the entrance were positioned to achieve optimum effect.
Open spaces and skylights were used to maximize natural lighting and ventilation in keeping with sustainable design. The structure was built along proper sun and wind orientation, following the contours of the land and corresponding with the natural rolling terrain.
Perhaps the most prominent feature of the clubhouse is the 25-meter infinity pool with an expansive view of the bustling city. Beside it is a kiddie pool where children can safely swim.
The clubhouse also features a multipurpose hall, a function room where residents and their guests can have parties and gatherings close to home. A fitness gym is also located underneath the social hall where residents can work out to complement their active lifestyle.
The sports facilities area features a basketball court and a covered badminton court for sports enthusiasts.
“Attention will definitely be given to enabling residents to appreciate and connect with nature, a tenet espoused by organic architecture. There will be canyon trails and parks, gardens and orchards, places where residents can be themselves, and yet be one with creation,” architectural consultant Marcos de Guzman, Jr. said.
The clubhouse is the second facility to be completed in Alegria Hills. The chapel in the grove was completed in March of 2009 which was marked with the celebration of a mass. The chapel has since become an ideal place for prayer and meditation in the midst of Alegria Hills’ scenic environment.

WRAPPED around the hill with an expansive view of the Cagayan de Oro City and Macajalar Bay, the clubhouse is a complex composed of pavilions linked by walkways.
Designed with the intent of reflecting the architectural theme of the village which is termed “Organic tropical”, the clubhouse structure started with the inspiration from the designs of American architect Frank Lloyd Wright. With the swimming pool, the sports facilities, and the landscaping, it aimed to relate organically to its natural setting.

Organic architecture is defined as a philosophy of architecture which promotes harmony between human habitation and the natural world through design approaches so sympathetic and well integrated with its site that buildings, furnishings, and surroundings become part of a unified, interrelated composition.
“We wanted the structures to appear to be hugging or wrapped around the prominent hill. They would seem to organically grow out from the ground rather than being unnaturally placed on top of it,” architect Jonas Suan of Ayala Land-Vismin’s Innovation and Design Group explained.
Tropical features were considered in the design. Elements such as broad eaves and large openings among others make the clubhouse responsive to the local climate. Local Mangima stones were used as façade accents. Indigenous flora was also considered in the landscape design.
“We tried to present the materials as true to its nature as much as possible which is what we believe an important character of organic architecture,” Suan added.
To maximize the natural setting of Alegria Hills, the views both from within and towards the complex were studied. Even the experience as one approaches the clubhouse was considered. Elements such as the pool deck, the balconies, and the vertical accent wall at the entrance were positioned to achieve optimum effect.
Open spaces and skylights were used to maximize natural lighting and ventilation in keeping with sustainable design. The structure was built along proper sun and wind orientation, following the contours of the land and corresponding with the natural rolling terrain.
Perhaps the most prominent feature of the clubhouse is the 25-meter infinity pool with an expansive view of the bustling city. Beside it is a kiddie pool where children can safely swim.
The clubhouse also features a multipurpose hall, a function room where residents and their guests can have parties and gatherings close to home. A fitness gym is also located underneath the social hall where residents can work out to complement their active lifestyle.
The sports facilities area features a basketball court and a covered badminton court for sports enthusiasts.
“Attention will definitely be given to enabling residents to appreciate and connect with nature, a tenet espoused by organic architecture. There will be canyon trails and parks, gardens and orchards, places where residents can be themselves, and yet be one with creation,” architectural consultant Marcos de Guzman, Jr. said.
The clubhouse is the second facility to be completed in Alegria Hills. The chapel in the grove was completed in March of 2009 which was marked with the celebration of a mass. The chapel has since become an ideal place for prayer and meditation in the midst of Alegria Hills’ scenic environment.
Master planned by Ayala Land, Alegria Hills shall offer a higher level of comfort, serenity and security that only an Ayala Land Premier community can provide to assure residents of quality, commitment and enduring value, a sure reward for their success.

VP Doy Ramiro discussed the salient points of the CDO Traffic Code.* Halfway through the discussion, Nick Summers asked what is the purpose of the RTA?*

Fr. Dy – the author of the traffic code is Councilor Ian Nacaya.* Emano refused to implement this.* There was even a list of one-way streets.* RTA has no power until given by the Mayor.* Cited Ed Montalvan’s article on traffic in the Mindanao Current. Before we do anything, we clear it first with Emano.* Discussion deferred after Doy’s presentation. *Ed Montalvan had PITO before but it fizzled out.

OPEN FORUM
Max Guerrero – suggested that we focus on licensing and LTFRB before traffic management.* They control the route, the franchise.

Nick Summers (a law enforcement officer in GB)– jeepneys carry up to 50 people.* They don’t care what they are doing. Lack of education.* LTFRB is very strong.* I complained about the over charging. Fine is P6,000.* LTO is an equally good agency to help us.* Licensing.*

Fr. Roberto Dy – jeepneys with many passengers should also not be allowed to go through Talakag if they do not let the passengers ride their jeeps.

Nick Summers – this is not happening in Cebu.

Jai Vedra – we are here to educate but the problem is the implementation.* I am a student – what can I do to help?* At least I know what I’m doing is good.* Everything starts now.

Proverbs Fernandez – young drivers who go to school have lots of complaints. *Awareness. As representative of all colleges in Cdo, this is a good start, teach the young drivers.* Models in driving, it’ll be good, something to look up to.*

Ben Contreras – in addition to that, we expect you to help us inform your other classmates.

Doy Ramiro – we have to be aware that when you flag down a jeep anywhere, they stop so they get the passengers.* Inform other students to go to designated jeepney stops.

Evelyn Goking – Re jeepney stops.* There should be designated place for getting jeeps for a particular destination.* Example:* jeepney stop only for Bulua so other jeepneys* with other destinations will not crowd in one jeepney stop.

Nick Summers – get all the jeepney drivers.* Arrange according to plate numbers A-D, E-G, etc.* Get their names, addresses.* If they violate, fine, 2nd violation, they go to jail.

Evelyn Goking – LTFRB still has something to do with the franchises.* Patag drivers are the worst.* Jeepney operators should be responsible.* We should take a look at the Hongkong traffic.

Max Guerrero – I agree.* In Hongkong, there is a yellow line for public utility vehicles.* Also, we should focus on LTO.

Doy Ramiro – Everyone must be informed of the traffic rules.* We should know the basis for our assertion.

Fr. Dy – Lets do it fast!* Filipino mentality – driver will philosophize, and when nobody is around, they will break the law again.

Dave Agudo - that is why we want warm bodies to help man the traffic.* I’ve talked to Col. Montalba.* They will give us traffic seminars and deputization. *If RTA cannot do it, we will be the RTA.* Max is right.* We can go to the LTFRB.* But I was told that for the LTFRB, the franchise is a money making business.* LTO is another problem.*

Max Guerrero – I want to cite and example.* Lillian Express Bus company parked its buses in front of our business.* I complained to the LTFRB and they acted on it.* There is a good chance for success if we try.

Dave Agudo – We can all do this parallel – LTFRB, information campaign, man the traffic.

Joel Ortiz – LTO, LTFRB and RTA can help us.* Big companies affected by the traffic can also help. Traffic chief can help.* We promote our campaign to schools.

Edz del Rosario– Last night,* I posted in Facebook a question about traffic.* Many commented but do not want to attend meeting.

Joel Ortiz– just inform our group and the members will help.* Mindanao Assoc. for Quality – Del Monte, Phil. Sinter, Kao, Mindanao Containers, etc.

Doy Ramiro – We will classify members or functions of members.

Kenneth Piloton (Rep. of Cong. Benaldo) – I will report the discussions. I believe he will support the group as this will be in line with his program.

Rowena Will– seek audience with the Mayor.* We could always try and get his blessing so he cannot say we bypassed him.

Sandy Rijskamp – very hard to approach the Mayor.

Evelyn Goking – we should get the numbers first.*

Ingrid Agudo – we could stage a rally, not a protest rally.* Just make a noise.* But we have to have the numbers first so we can be a force to contend with.

Joel Ortiz – DENR, Upsilon Phi Sigma, Del Monte, Xavier U., membership with the campaigners can be as a group/chapter
Dave Agudo *– easy to say yes if as a group but if individual, there is a PERSONAL COMMITMENT.* Once you sign the membership form, you will follow traffic rules.

Max Guerrero – we can come up with a Memorandum of Agreement with groups.

Mike Ignacio – I’m not sure if the group is ..... I don’t know how ready they are in putting the place into play, the fire is there to put things moving.* Count me in if you want help in setting up the advocacy, the technical points. – I’m not sure how info was gathered but road management is under DPWH.* Don Apolinar Velez Street is still under DPWH.* Advocay – I’ve been working with MAQ *productivity programs for logistics, not just defensive but courtesy in productivity, in helping out others, a conked out car can cause traffic but no one stops to help. *I’m also guilty of that.* Not just jeepney drivers but also private vehicles but we can do most. One area we can look into to help out in easing the traffic because one jeepney has a flat tire bec nobody wants to help the driver. Boils down to <span>values</span>.* I’m not expecting big right now from the group.* You can count me in to help, with other companies, not just jeepney drivers, bus drivers, truck drivers.* Pro active and keep up with the community.

lagi bai. this is really something to expect. moreover, the 33 storey LKK gateway tower is another structure that is worth the wait. hope the 27 storey korean condotel will commence by 2011.

CAGAYAN DE ORO CITY, Philippines - President Gloria Macapagal-Arroyo and other government officials scrambled into action Wednesday to dissuade South Korean Hanjin Heavy Industries Construction Co. Ltd. from withdrawing the construction of the $2-billion shipyard facility in Villanueva, Misamis Oriental.
Arroyo met with Misamis Oriental Governor Oscar Moreno; Administrator Ninfa Albania of the Philippine Veterans Investments and Development Corporation (Phividec); Secretary Serge Remonde of the Presidential Management Staff, whom the President has designated as the secretary-in-charge for the Hanjin project; Undersecretary Boy Ibarle of PMS; Presidential Assistant for Northern Mindanao Jojo Popos; Tagoloan Mayor Paulino Emano; Villanueva Mayor Juliet Uy; Misamis Oriental 2nd District Representative Bambi Emano; and Northern Mindanao Regional Development Council Chair JJ Romualdo in Lumbia airport late Wednesday afternoon.
The huddle came after Hanjin managing director Myung Goo Kwon sent a letter to Albania expressing their desire to withdraw from the project.
"We are constrained to take this in view of the numerous adversities that beset the company's initial operations, to wit; negative and undue publicity of Hanjin projects both in Subic and Mindanao; local disturbances in the operations of the project; outstanding ROW (Right of Way) clearance and unfavorable actions therefrom," A Philippine star report quoted Myung.
Elisa Pabillore, Misamis Oriental Department of Trade and Industry (DTI) director said a pullout by Hanjin would have "serious ramifications" to Cagayan de Oro, Misamis Oriental, and the country's image of haven for business investments in Asia.
"It would take years to rebuild a shattered image. A damaged credibility is one of the many potential ramifications that would materialize in case Hanjin pulls out its investment," Pabillore said.
President Arroyo met with the officials before she went back to Manila after spending two days in Camiguin and Cagayan de Oro to inaugurate the Second Strong Republic Nautical Highway project. The meeting lasted for at least 30 minutes at the pre-departure lounge of the Lumbia airport.
Governor Morena in a statement said: "Instead of looking back and resort to finger pointing, we need to look forward and learn from the lessons of the past. I appeal to everybody to cooperate in insuring that this project will be completed and realize our dreams."
"I am not at liberty to disclose everything that was discussed but suffice it to say that the President, in no uncertain terms, urge the group not to lose the Hanjin investment," he added.
One of Hanjin's headaches -- an executive order from Tagoloan town Mayor Paulino Emano that seeks to stop the construction -- was solved Wednesday after Emano and Villanueva town Mayor Juliette Uy relented.
Emano and Uy gave Hanjin the go signal to continue the construction after a lengthy discussion with PMS Usec Ebarle Wednesday afternoon.
"The dialogue (with Ebarle) opened the way for a much clearer understanding of certain points and issues raised by the concerned local executives," said a statement from the Department of Interior and Local Government (DILG)-Northern Mindanao office.
Emano earlier ordered Hanjin to stop the construction of the shipyard because the Korean firm failed to secure a municipal building permit and an Environmental Clearance Certificate (ECC).
On Wednesday, the Environmental Management Bureau (EMB) of the Department of Environment and Natural Resources (DENR) issued a permit that would allow the Korean firm to put up fences around its facility in Tagoloan and Villanueva towns.
Most of the Hanjin staff in Villanueva had gone back to Manila according to Divine Lagdamen, head of the Phividec corporate planning department, but she said she got assurance that they would be coming back.
"Yes there is a work stoppage, but Hanjin is not closing down the project. The company's Korean staff has already gone back to Manila where they are based, but they will return once the project resumes," Lagdamen told Sun.Star Cagayan de Oro. Lagdamen said Hanjin officials told Albania that the work stoppage is "only temporary." She estimated that Hanjin have cleared 20 percent of the 441 hectares it will used for it's shipyard facility in the towns of Tagoloan and Misamis Oriental.
Hanjin said the $2-billion facility is expected to employ about 45,000 people -- including engineers, welders, fabricators and administrative personnel -- within the next three years, when the shipyard is expected to become fully operational.
"Recently there are a series of investigations and hearings by the Senate and everyday there are articles in the media denouncing and condemning Hanjin. Nobody refers to the brighter side such as more than 10,000 employment," Hanjin said in a press statement.
Still, there are other problems that hound Hanjin in its construction of its Misamis Oriental shipyard facility.
DTI-Northern Mindanao Director Alicia Eusena said the shipyard facility does not have yet the approval of the Philippine Economic Zone Authority (Peza).
Without the approval from Peza, Eusena said Hanjin will have to pay taxes to the Municipal Governments of Villanueva and Tagoloan.
The Senate is investigating Hanjin for construction a condominium right in the middle of a forest in Subic, Olongapo City.
In Misamis Oriental, hundreds of affected residents complained of poorly constructed resettlement site and non-payment of their farm products after their houses were torn down by bulldozers to make way for the construction.
Two villages -- barangays Tambobong and Balacanas -- will be destroyed and will exist no more this year. At least 6,000 residents, mostly farmers, will become homeless. -

the truth is long before that incident, as well as the permit issues, Hanjin has already slowed down their work at PHIVIDEC due to the impending world crisis affecting the shipping industry and they will actually cease the construction pending recovery of the world crisis...just purely maintenance work at the site when these "slapping and permit issues" came about, then politics came in... and media blew it open... and in the Philippines, THIS IS BIG NEWS :ohno:

oro plata mata December 7th, 2010, 06:04 AM it ignited of course, specially when the one who did it is the highest official of the place where their investment is located. the US crisis came later which hanjin said the reason that caused the delay of their resumption. sorry, but i still believe the incapability, arrogance, and the issue of corruption which finally aggravated the situation and caused hanjin to pack up.

why would you beg Hanjin to return DURING a world economic crisis? besides, the damage has been done... the slapping incident was BIGGER NEWS in the country than the CRISIS :lol:
Mayor Paulino Emano is an arrogant mayor PERIOD. everyone knows that (HOME OF THE TIGERS OR CUBS!)... he's been like that ever since or when PHIVIDEC has not paid revenues to the LGU (all goes to the National Treasury)...
but the slapping incident isn't the reason of the "pack up"... it was just the apparent "fly in the ointment" of a MUCH BIGGER SETBACK experienced by Hanjin which are ORDER CANCELLATIONS. Hanjin isn't new to controversies; e.g. corruption, illegalities, politics etc... and investing into RP for so many years is their record...

Nope... the issue of the Mayor was the permits daw :lol: ...the slapping involved the barangay captain who is known to be that arrogant too... it was also the same reason why Asia Brewery transferred to El Salvador; why San Miguel ceased its Food Complex...etc.... they demand.

the issues before was that this kagawad would not want to sign documents unless his demand will be given....e.g. work for his constituents (even if not qualified), services contracts, money? perhaps :lol: ... to the point of visiting the project site bringing with him a "long arm"... and demanding and threatening.
