actually, i really dont care if these people would run their towns like daimyos in the shogunate era of japan. what i cared most is that when hanjin would finally be back, then they should keep their hands off. i think a panel headed by moreno was given the responsibility to facilitate all the concerns about hanjin. so that the hanjin fiasco shall not be repeated. only fools refuse to learn the lessons from the past.

believe me that Hanjin incident hugged the headlines because the project is a monumental BIG ONE.... a lot more smaller projects are being victimized by our so-called red tape and political banditry such that investors are willing victims in exchange for approval. this is the problem with PHIVIDEC... an industrial estate with an LGU operating inside and residents living... which should not be the case BUT presently, it's a given because PHIVIDEC hasn't bought all the lots inside their 3,000-hectare estate. also, there shouldn't be any problem in the first place if PHIVIDEC has control over all the lands inside. just imagine relocating 2 populous barangays.

Old layout of proposed Agora Redevelopment ... i don't know if the configurations of the terminal has been changed but the market component was changed (aside from the exterior).

do you really think a large international conglomerate would pull out a multi-billion dollar project just because of a slapping incident? :lol:

the truth is long before that incident, as well as the permit issues, Hanjin has already slowed down their work at PHIVIDEC due to the impending world crisis affecting the shipping industry and they will actually cease the construction pending recovery of the world crisis...just purely maintenance work at the site when these "slapping and permit issues" came about, then politics came in... and media blew it open... and in the Philippines, THIS IS BIG NEWS :ohno:

fact: even without that incident, Hanjin will eventually stop their shipyard project.

fast-forward: The shipping industry has gotten over the crisis; more ships being ordered from Hanjin --all in the pipeline; Subic is getting congested---can Subic deliver those ships in time?

...THE INEVITABLE IS COMING!

i just love the highlighted words above. the important thing is that theyll push thru and thousands will be employed

so he acted that way because of the fact that his town couldn't receive the revenue that can be collected from hanjin? my God! this is truly unimaginable if he really miss the point that 45,000 people most possibly from his town can be employed. and no one missed the real reason of that "slapping" ,it was well reported in the local and national news.

Maayo unta magdula ni ato mga opisyales ug Sim City 4 so they can appreciate better governance. Even if the city or town don't get enough tax directly from the company at certain point of time, the people will benefit with increase spending and this in turn also increase the commerce and demand of goods in that area. This could also solve the problem of unemployment and in the long run will benefit sooner the community. They should look into the future not the present.

Gran Prix Econotel
By Louise M. Francisco
from Entrepreneur Philippines Magazine, May 2010
A chain of budget hotels gives franchisees an intriguing investment alternative

There’s an ocean of choices for travelers and tourists apart from the five-star hotels and small inns found throughout the Philippines. A Swiss-educated Filipino hotelier, however, is giving weary trekkers a handful of great alternatives with a chain of budget hotels across the country—and has opened up his business to franchising.

Collectively, the Gran Prix Hotels and Resorts have rooms from economy first class, giving guests a range of options to satisfy their pockets. It’s how Jan Vincent Kierulf, president of the hotel chain, wants it to be.

“Conforming to the name itself, which means ‘grand prize’ in French, we want our clients to feel they received a grand prize in our rates and services every time they visit any of our branches,” says Kierulf, who gained his Bachelor of Arts in International Hotel Management at the IMI International Hotel Management Institute of Switzerland.

With a capital of P12 million, the 42-year-old hotelier put up his first econotel in Pasay City in 2004. Branches in Cubao, Quezon City— like the Pasay branch located near the terminals of Luzon’s major bus lines—and Cebu City soon followed.

Gran Prix also operates an “express inn” in Tarlac City for business people and transients and a “hideaway” in the resort island of Boracay. Its latest addition is a boutique hotel in Manila’s Ermita tourist district, which opened in December 2009.
The room rates for each branch vary, but the lowest starts at just P799 per guest a night for a deluxe room at the Tarlac branch. The priciest is for a suite in Boracay, at P5,580 a person a night.

Judging by Gran Prix’s expansion plans—it aims to double its branches to 10 in the next three years—its guests seem to be coming in droves. Kierulf says: “We are now looking at locations in Cagayan de Oro, Tacloban, Dumaguete, Bohol, Baguio, Ilocos Sur, Camarines Sur and Bicol for our future expansion.”

PROJECT WATCH: Other construction updates 25

http://cagayandeorodev.files.wordpress.com/2010/12/img_7349.jpg?w=468&h=351

Here are some latest new construction projects in the city. Shown above is a 2-storey commercial building just beside Corpus Christi School in Macasandig. Work is fast which began sometime 2 months ago. It is conveniently located that it will be a very viable location for a “fastfood” outlet, considering the market which is Corpus Christi and Oro Grace Christian Schools, both with affordable clients.

As seen in more photos below, work is now on the second floor. In due time, I expect the concrete wall facing the road will be removed soon.

http://cagayandeorodev.files.wordpress.com/2010/12/img_7347.jpg?w=468&h=351

http://cagayandeorodev.files.wordpress.com/2010/12/img_7348.jpg?w=468&h=351

http://cagayandeorodev.files.wordpress.com/2010/12/img_7346.jpg?w=468&h=351

Next is the construction at the back of Will’s Place. Some work going on at the back of Jacutin Building with steel bars protruding. Expansion perhaps?

http://cagayandeorodev.files.wordpress.com/2010/12/img_7326.jpg?w=468&h=351

http://cagayandeorodev.files.wordpress.com/2010/12/img_7325.jpg?w=468&h=351

http://cagayandeorodev.files.wordpress.com/2010/12/img_7325-copy.jpg?w=468&h=351

http://cagayandeorodev.files.wordpress.com/2010/12/img_7333.jpg?w=468&h=351

Another new project is the expansion of Blessed Mother College along Tiano Bros. Street. Actually, construction has been going on for the entire year with one building at a time owing perhaps to increased enrollment.

http://cagayandeorodev.files.wordpress.com/2010/12/img_7334.jpg?w=468&h=351

http://cagayandeorodev.files.wordpress.com/2010/12/img_7329.jpg?w=468&h=351

This one below is located at the corner lot along Corrales Avenue and CM Recto Avenue. The property belongs to the Floirendo group whose bigger lot across is currently being developed by Ayala Land. A 2-storey steel framed structure stands at the site.

http://cagayandeorodev.files.wordpress.com/2010/12/img_7331.jpg?w=468&h=351

Just beside the Floirendo lot is one of the ongoing expansion projects of Northern Mindanao Medical Center (NMMC) but it will be first time for me to post this. Construction of this building shown below has been on-and-off but just recently, they’re now painting the exteriors. I think this will be finally completed.

http://cagayandeorodev.files.wordpress.com/2010/12/img_7332.jpg?w=468&h=351

Another new construction is this commercial building below along Mabini Street just across Executive Pension.

http://cagayandeorodev.files.wordpress.com/2010/12/img_7328.jpg?w=468&h=351

http://cagayandeorodev.files.wordpress.com/2010/12/img_7327.jpg?w=468&h=351

Next is the facelift and renovation of the former Mic and Mug KTV Bar. Looks like CDO’s adult nightlife is alive.

http://cagayandeorodev.files.wordpress.com/2010/12/img_7321.jpg?w=468&h=351

http://cagayandeorodev.files.wordpress.com/2010/12/img_7320.jpg?w=468&h=351

Lastly, here some of new constructions which I failed to take some pictures. Maybe you can notice them.

1. new 3-storey building at the former Isabella Grill site just beside Casa Crystalla along Pabayo Street (cannot be seen along the road as the construction is in the interior);
2. a portion of Pit Stop along Corrales Avenue (beside Consuelo’s) is also under construction – good site for a coffee shop;
3. renovation of a 3-storey commercial building along Vamenta Blvd. (beside River View Inn);
4. JR Borja Extension has lots of new small business enterprises sprouting… in the next few years, I believe there will be little spaces left for new establishments;
5. new warehouse and container yard along Julio Pacana Street near Puntod-Kauswagan intersection;
6. another 3-storey commercial building along RN Pelaez Blvd. in Kauswagan near Bonbon-Bayabas intersection;
7. a large warehouse fronting no. 5 above just across the street;
8. a new chapel along Bugo Highway (just near Puerto Hospital) is nearing completion;

Again, these are projects which I have noticed or along my daily routine…they don’t include those which I don’t often pass.

http://cagayandeorodev.files.wordpress.com/2010/12/img_7354.jpg?w=468&h=351

Updates of previously posted projects…now on its 26th of a series. First is the nearing completion of the diagnostics building along Burgos-Chavez Streets near City Hall. My previous update of this project was last October 22, 2010.

As shown in the pictures, the architect has used blue glass panels, yellow and white metal claddings and some brown wood-like exteriors for the building. Perhaps, some tenants will be opening business in January 2011.

My next project is that of Casa Azucena’s expansion. My previous update was last January 6, 2010 or nearly a year already. Located inside Marfori Compound in between Corrales Avenue and Pabayo Streets, the new building being constructed beside Casa Azucena was just a small apartment-like structure. But now, you can see the big difference as it has become clearly evident that the expansion project took some changes midway through construction. First, the small building at the corner shown below (first photo was taken January 2010) was acquired and demolished. Then, the proponent increased the number of floors. Just browse over the pictures and and see the changes made. Again, more rooms will be available when completed.

http://cagayandeorodev.files.wordpress.com/2010/12/img_7338.jpg?w=468&h=351

Just across Casa Azucena is the building currently being renovated by Montecarlo Realty. My previous update was last August 10, 2010. Unlike my last update, the following photos were taken at the back of the building. Montecarlo Realty is the real estate arm of UKC Builders and they’re currently completing the additional floor or the roof deck of the building shown below. They’ve also cleared the site maybe for parking purposes. The clearing included the site of the former Balyahay Garden Café (which has transferred to a new site near CAP Bldg.-also under construction).

http://cagayandeorodev.files.wordpress.com/2010/12/img_7341.jpg?w=468&h=351

http://cagayandeorodev.files.wordpress.com/2010/12/img_7342.jpg?w=468&h=351

The Earlsbridge is also nearing completion. My previous update was last October 1, 2010. Just see the difference as glass panels are already in place. Located along the intersection of Tomas Saco Street and Rodelsa Road, deadline of bids for space rentals was last December 17 as shown in the tarpaulin below (as what I’ve perceived to be). I guess the building has many bids already.

http://cagayandeorodev.files.wordpress.com/2010/12/img_7351.jpg?w=468&h=351

Another project nearing completion is this 3-storey commercial building along RN Abejuela Street just across Magsaysay Park in Divisoria. My previous update was also last October 1, 2010.

http://cagayandeorodev.files.wordpress.com/2010/12/img_7322.jpg?w=468&h=351

http://cagayandeorodev.files.wordpress.com/2010/12/img_7323.jpg?w=468&h=351

The Cooperative Bank of Misamis Oriental along Antonio Luna Street (across Land Bank) is also expected to have occupancy early next year. My previous update was last July 8, 2010. The coop’s chairman (Hon. Isidro Lico) is now an elected congressman of the party-list ATING-KOOP, and this building is perhaps his legacy of his service to the cooperative business.

http://cagayandeorodev.files.wordpress.com/2010/12/img_7330-copy.jpg?w=468&h=351

The TS Fashion Building along Corrales Avenue is also revealing its true colors as depicted on the perspective. Previous photo update was last October 1, 2010.

http://cagayandeorodev.files.wordpress.com/2010/12/img_7324.jpg?w=468&h=351

http://cagayandeorodev.files.wordpress.com/2010/12/img_7324-copy.jpg?w=468&h=351

And finally, the 2-storey commercial building along Velez-Chavez Streets just across Brew Berry Café is now almost done. Previous photo update was also last October 1, 2010.

http://cagayandeorodev.files.wordpress.com/2010/12/img_7336.jpg?w=468&h=351

http://cagayandeorodev.files.wordpress.com/2010/12/img_7337.jpg?w=468&h=351

I’ve got more updates but I’ll reserve them next year.:) Slowly and surely, the city’s urbanscape is changing everyday.

I’ve got more updates but I’ll reserve them next year.:) Slowly and surely, the city’s urbanscape is changing everyday.

Wow! Awesome updates!

i passed by kahapon sa newly built legislative buidling, sa likod, katong naa boulevard, im a bit curious, why kana ni fence nila bah? the whole Legislative buidling is now fenced with hollow blocks. and i think few meters lang ang walkway from the river front.. *sigh* i really thought we could have a wonderful river boulevard, lahi xa sa rendering coz, if my eyes served me well, as far as i could remember, walai fence dapat ang liko sa city hall.

basin lang pud for security purpose ang pagfence....lisod pud kaayo open to public ang building mismo after office hours...taas baya sab na ang golden mile, dili lang kay diha ra sa likod sa legislative building...pataas man na siya diba, bali 1 mile...then ipalahos sa macabalan puhon....

Cagayan De Oro to become a modern city: Mayor
Tuesday, January 4, 2011

MORE infrastructures are lined up for construction this year, City Mayor Vicente Emano said.

"I will transform Cagayan de Oro into a modern city," Emano said, as he promised to invite more investors to come.

He said he will also give priority to resolve the city's traffic problems as construction of two fly over are expected to commence along Claro M. Recto Street and in Macanhan-Carmen.

The chief executive enjoined Cagayanons to be united and work hand in hand for the realization of his vision.

"Let us work together for the future of our children," Emano said.

With the advent of 2011, Cagayan de Oro now hopes to play a critical role as prime mover of new and positive revolution of changes and progress, he added. (NJM)

exactly bai. this is what i thought too. the CM recto and macanhan-carmen will be funded by the LGU (local govt) while the puerto flyover will be funded by the national govt. besides, it was only recently the TV patrol Normin said that there will be THREE flyovers that will be built within CdeO namely: CM recto, macanhan-carmen and puerto.

sakto bai, but i think given man gud na national highway siya daghan gyud ga agi diha na area. IMO lang, i think kanang mga motorela ug jeepneys sa gaisano ang gabara sa traffic flow diha.... mo huwat ug pasahero tunga sa dalan, kung naa lang gyud siguro strong implementation sa RTA it could somehow ease the situation. :)

IMO if gikan sa Puerto Hospital paingon sa Petron, i think gamay ra xa. dili xa maka sulbad sa traffic coz the root cause of traffic sa puerto IMO kai ang corssing sa puerto market, kanang daghan motorized sikad ga parking plus mga vendors that occupy the sidewalk and mga jeep ga hunong sa tunga sa dalan para pana-ugon ang pasahero and sa atbang dalan ga alley pud ang bugo nga jeep, *sigh* right their and then, makita jud nimu ang walai pag tuman sa bala-od sa dalan...anyway i believe useless ang flyover if dili mo lapas sa crossing. unta mu abot sa may jollibee or better mas taas pa ang flyover para jud ma maximize iya purpose. IMO lang ha..hehehe

FrancisXavier
January 5th, 2011, 10:34 AM

Recto? Asa kahang parte? Madayon ba kadtong plano sauna nga gikan sa Marcos bridge padulong sa Lapasan or flyover lang to bypass only one junction like CM Recto-Corales? Mas nindot kung ng flyover didto magconnect sa East Costal Highway to West ibypass niya ang Agora area at Puntod. Then sa CM Recto strikto nalang na sa mga light vehicle or himoong ONE way.

PROJECT WATCH: Gaisano Bulua as of yearend 2010

Passed by Gaisano Bulua last week and took a few photos. It’s now clear this will be a three-storey commercial building. The small frontage hides what’s inside of the building but you can clearly see the areas near the front.

The main entrance near the left side is open with no barricades and is very tempting to go inside to take some shots. From the looks of it, the building seems to be “L-shaped”. Nevertheless, I was hoping I can get inside some other time as I was in a hurry.

I just hope Gaisano will finally put some fine architecture on this building when finished.

anyway, kagabie nag start na sila ug digging sa kilid sa highway, using the back hoe for the road widening..

ang isa pud ka solution diha kay ang pagwala sa mga vendors sa daplin sa dalan plus kanang mga trisikad nga gapangparking ipang imbargohon na...hehehe...di ba sulbad ang traffic diha...

If the city government is going to implement the modernization of CdeO's traffic system this year, Puerto should be included. That place deserves to have its own traffic lights with CCTV Cameras.

pwede ba himoon nga one way ang recto nga National Highway man na? :D

If our local government has political will then it can. Like in SG one way lang ang Orchard road.

exactly what i wanna happen. cant imaging a flyover sa CM Recto. mupangit jud ang city scape. sama ra na sa roxas blvd if butangan ug skyway.. :ohno: they should instead build flyovers to bypass junctions in Agora area to connect the east and west portions of the coastal highway.. hahay

Does Dongkoy have a political will? What do you think?

Not so... especially on traffic situation of the city.

Solons seek conversion of Alae-PHIVIDEC Bypass Road into Nat’l Road (http://cagayandeorodev.wordpress.com/2011/01/10/solons-seek-conversion-of-alae-phividec-bypass-road-into-natl-road/)
Posted on January 10, 2011 by damarre

Misamis Oriental 2nd District Representative Yevgeny Vincente Beja Emano and Bukidnon 1st District Representative Jesus Emmanuel Magbag Paras have co-authored a bill seeking to convert of the long-overdue Alae-PHIVIDEC Bypass Road into a national road.

Specifically, House Bill 01907 states “AN ACT PROVIDING FOR THE CONVERSION OF THE ALAE PHIVIDEC BYPASSS ROAD IN THE MUNICIPALITIES IF TAGOLOAN, MISAMIS ORIENTAL AND MANOLO FORTICH, BUKIDNON, INTO A NATIONAL ROAD, AND APPROPRIATING FUNDS FOR THE COMPLETE IMPLEMENTATION THEREOF”.

This road aims to decongest the traffic in Puerto, Cagayan de Oro City and allows large and long hauling trucks to avoid the dangerous zigzag road of the Puerto-Alae section of Sayre Highway. The alternate route is also expected to particularly benefit companies using the Mindanao Container Terminal and trucks coming from central and southern Mindanao.

Per info, the first phase of this project has been completed. This bill seeks government funding for its second phase for the remaining 17-kilometer stretch up to junction National Highway in the industrial town of Tagoloan in Misamis Oriental. The cost is expected to reach Php 1 billion and targetted for completion in 2013.

The approval of this by the House will pave the way for its completion. The bill was first read last July 2010 and is now at the House Committee on Public Works and Highways.

PROJECT WATCH: Granvia Square now on 4th floor
Posted on January 11, 2011 by damarre

Construction of Granvia Square Condotel at Pueblo de Oro is now on high gear as work is now on the fourth floor just barely a month after my last update in December 2010 which shows they were just starting work on the 2nd level.

As seen in the following photos, work is fast and based on the progress, they could top off the building in February 2011. The condotel’s developer, Johndorf Ventures Corp., must be rushing the building so it can start the project launch. Also, they might be contemplating that construction of Primavera Residences located right in front is still in low gear that it might be better to finish the building first for the public to see. Once the 10-storey Primavera is completed, Granvia will be blocked from view along Masterson Avenue.

http://cagayandeorodev.files.wordpress.com/2011/01/img_7579.jpg?w=468&h=351

You can also see a huge space at the back below which could be ideal for a second building.

Having a major renovation won't still change the situation. The mall will become pretty both inside and outside, but then it won't still satisfy the needs and wants of downtown shoppers and transients. It's still an old SM mall that I use to know. ^^

It's so good to know that people living in the western CdeO and MisOr will have this community mall. ^^

Hope Mr. Stephen will pursue his plan this year about putting another community mall in Puerto for the convenience of shoppers from Libona, Bukidnon and eastern MisOr. ^^

^^If they would add shopping, dining, and entertaintment value to their existing mall then may be Kagay-anons would shift their attention to SM City. Having a mall is like having a dish in a restaurant. If the chef opted to use simple ingredients then it has to be perfect. So if Henry Sy opted to put a simple mall in Cagayan de Oro, it has to be simple yet elegant, simple yet entertaining, and simple yet one of a kind.
