Punongbayan) she told me that they dont have yet the specific plans for provincial expansions. But we don't worry, lang daw. she will definitely tell me about it once all plans are laid out. :(
so that lot clearing near pdr is not shopwise but confirmed owner is SSI... unsa jud kaha na ilang ibutang diha ba?

I finally found the rendering of the proposed Divine Mercy Church which will soon rise at the Divine Mercy Shrine Hills in El Salvador City, Misamis Oriental. As shown above, it has a circular shape roofing designed to look like the crown of thorns…. the entire cost of this project will all come from donations. We’ll look forward to this one.

i like this idea a lot. i do hope in a few month's time, all our questions will be answered regarding the clearing lot in PDR.

Work on the intersection of the Puntod-Kauswagan Bridge has so far stopped as DPWH has shifted its focus on the completion of the coastal superhighway project towards Gusa and the access road from Igpit, Opol.
But a vital component in the said infrastructure is the intersection at the Puntod end of the 3rd bridge. As shown below, concreting has been completed on some sections of both approaches, downtown-bound and Pier-bound.

During the previous administration, then DPWH Secretary Hermogenes Ebdane revised the plan and recommended that a rotunda be built at the intersection to avoid the need for traffic lights. Shown below is the plan…with the road layout connecting to the coastal road.

Now, it seems DPWH is still not sure on the much better rotunda plan when it proceded with the concreting without the rotunda as shown in the main layout at the top of this post.
Below are some of the different layouts…but I’m still hoping they would build the rotunda.

As shown above, from the intersection, the road meanders towards the east perhaps avoiding the huge property of Limketkai which could add up to the right-of-way costs considering it is an industrial property. But hopefully, DPWH can decide sooner and make this road a reality.

The informal settlers will be relocated in the upper Bolonsiri, Camaman-an where another NHA project will rise.

Here’s the route layout of the 3rd Bridge Access Road (Kauswagan-Igpit Section) which is being c0mpleted by DPWH. Shown above (click image to enlarge) is the Bayabas-Igpit section with intersection at Bayabas (left) and intersection at Igpit (right) in Opol town.
First, we’ll start from Kauswagan-Bonbon Intersection where major infrastructure changes are planned. As proposed, there will be a rotunda at the said intersection. DPWH has not started this component as it is still focused on several sections of this road going to Opol. In the plan below, the road to the left leads to the Kauswagan-Puntod (3rd) Bridge. Going eastward (right of rotunda) is heading to Bayabas. The arrow heads north. The property and developments left of the image will have to be cleared for the 4-lane highway.

From the proposed rotunda, we travel along the existing Bayabas Road. The existing 2-lane road will be expanded into 4 lanes.

Then, just after Capisnon near the boundary of Kauswagan and Bayabas, the existing road meanders and DWPH has opened a new intersection going east as shown. This new road opening is already done and major works are ongoing including the huge drainage lines.

From the said Bayabas Intersection, the route continues eastward, crossing the main drainage canal.

From there, the route further goes east toward Bulua Terminal. The road colored green is already existing and forms the road around Bulua Market and Terminal Complex.

Then, the new highway makes another opening along Montecarlo Complex.

From there, the highway heads to the northern part of Bulua and the bridge across Iponan River. Roads traversing the highway are colored green. At Barra after the bridge, the highway intersects Barra Road. By the way, the images also show the side elevation of the road with the BLUE LINE indicating the final grade as against the RED LINE which is the existing grade.

The major intersecti0ns of this new road are the Bayabas and Igpit Intersections which are relatively new openings providing alternative routes to vehicular traffic.

This new road will help re-route huge trucks and decongest the National Highway and with the Laguindingan Airport scheduled to be operational by next year, expect the major benefits to roll, which includes property development and other real estate investment and sprouting of commercial undertakings.

A 100-hectare Multi-Industry Cluster (MIC) core will be established at PHIVIDEC Industrial Estate specifically in Mohon, Tagoloan. This is based on the final report of the Feasibility Study conducted by a Korean consortium Saman Corporation-Korea Planners Association.
Misamis Oriental was selected as one of the three pilot provinces in the country for the MIC development because of its strategic advantages that are found to be conducive for investment.

A Chinatown is being planned to be established in Cagayan de Oro City owing to the growing number of Chinese investors in the city.
Most local Chinese businesses are concentrated in Divisoria and along Osmeña Street, which are considered to be the local “Chinatown” but is not properly delineated. If the plan pushes through, the city will have a community solely for the establishment of Chinese businesses. The most popular symbol of this “town” is the Chinese Arch as shown above (Manila). With regards to the location, this will be announced in the coming weeks as several areas are being considered.
Interestingly, very proximate to Paseo del Rio is the Bell Church (Chinese Temple) shown below and Oro Christian Grace School (Chinese School). Perhaps this is a good place to start.

We don't still know yet. Hope it's going to be a new development to expand the city. Divisoria and Cogon for me aren't good for Chinatown since the business establishments in the two districts are not only run by Chinese. There are lots of establishments owned by Koreans, Indians, Maranaos, etc. So it has to be outside Divisoria and Cogon. Anyway, the developer will be from mainland China, not our local Chinese businessmen here. :)

Construction of the Medical Arts Building of Maria Reyna Xavier University Hospital has began with heavy equipment now onsite.
The hospital’s expansion building is located at the back of the existing medical facility but with a wide frontage along JR Borja Extension as shown which makes it very accessible. A pile driver, a huge crane and another heavy equipment are already at the project site as shown which signals the start of construction activities. As shown in the perspective above, the building will be 5 storeys with two wings.

With the memorandum of agreement signed last June 29, the partnership between the Archdiocese of Cagayan de Oro, the Sisters of St. Paul of Chartres and Xavier University was formalized. With the formalization, Maria Reyna Hospital will now be called Xavier Maria Reyna University Hospital and will be jointly owned by the three signatories.
Xavier Maria Reyna University Hospital will become the base hospital for the School of Medicine and the College of Nursing. It will provide residency training programs for the disciplines of internal medicine, surgery, pediatrics, obstetrics - gynecology, ophthalmology, otolaryngology and family medicine.
Future plans for the hospital include the construction of a Medical Arts Building which will house specialty centers for the heart, lung, kidney and others. This will provide important specialty health services and bring these closer to the local population. Construction of the city’s eastern coastal highway is still ongoing. The current project terminates at Gusa at the intersection just before Priderock Business Park.
Shown above is the plan of the coastal superhighway as it turns right towards the National Highway at Gusa. [Click the image to enlarge]. The properties to the right of the existing road will be cleared for the 4-lane highway. This is the only segment that has not yet started…maybe in the process of just compensation or negotiation perhaps.

The long-delayed concreting of the remaining sections of RN Abejuela and Tirso Neri Streets in Divisoria are now underway.
The portion of RN Abejuela fronting BDO-Divisoria is now closed to traffic as heavy equipment are removing the old asphalt layer of the street. The section fronting United Bookstore up to Pabayo Street is however open and utilized for diagonal parking.

Accordingly, DPWH commissioned two separate contractors for the respective roads targetted for completion before August. The contractors are working on opposite sides of the said roads such that portions of both roads can still be utilized be vehicular traffic. Portion of Tirso Neri from Corrales Avenue to Velez St. as well as portion os RN Abejuela from Velez to Capistrano are still open to traffic.
Both RN Abejuela and Tirso Neri Streets are National Roads which fall under the jurisdiction of the said government agency.

The proponents of the 10-storey eco-friendly Primavera Residences took a long time to construct because they want to to ensure a good foundation and stated that it will be the safest high-rise building in the city.
In a press conference Saturday, Italpinas Euroasian Design and Development Corporation chair Romolo Nati said that as of this month their superstructure is 15.67 percent accomplished. The scope of work competed, he explained, includes the fencing, site cleaning and finishing of its onsite facilities.

The proponents of the 10-storey eco-friendly Primavera Residences took a long time to construct because they want to to ensure a good foundation and stated that it will be the safest high-rise building in the city.
In a press conference Saturday, Italpinas Euroasian Design and Development Corporation chair Romolo Nati said that as of this month their superstructure is 15.67 percent accomplished. The scope of work competed, he explained, includes the fencing, site cleaning and finishing of its onsite facilities.

The long-delayed concreting of the remaining sections of RN Abejuela and Tirso Neri Streets in Divisoria are now underway.
The portion of RN Abejuela fronting BDO-Divisoria is now closed to traffic as heavy equipment are removing the old asphalt layer of the street. The section fronting United Bookstore up to Pabayo Street is however open and utilized for diagonal parking.

Accordingly, DPWH commissioned two separate contractors for the respective roads targetted for completion before August. The contractors are working on opposite sides of the said roads such that portions of both roads can still be utilized be vehicular traffic. Portion of Tirso Neri from Corrales Avenue to Velez St. as well as portion os RN Abejuela from Velez to Capistrano are still open to traffic.
Both RN Abejuela and Tirso Neri Streets are National Roads which fall under the jurisdiction of the said government agency.

CdO moves to replace old market with modern retail center
CAGAYAN DE ORO CITY -- The old Agora complex here used to be packed with makeshift stalls and rickety carts. A public-private sector partnership, however, has begun to transform the market and nearby bus terminal into a modern commercial center.
The Agora market -- renamed Market City -- now vaunts tiled floors and branded establishments, including the city’s first SM Savemore supermarket. Concerns have arisen, however, over the displacement of old vendors and continued vacancy of refurbished stalls.
Costing initially at least P250 million, excluding investments on facilities by locator establishments, Market City and the bus terminal are the outcome of a build-operate-transfer (BOT) scheme between the city government and Mega Integrated Agro-Livestock Farm Corp. The latter is expected to develop and operate the complex until its handover to the government after 25 years.
Of the more than 700 leasable spaces in Market City, only less than 50 are currently occupied since it has yet to be fully completed, project officials said.
Operating tenants so far include Western Union, LBC, Mang Inasal, Chooks-to-Go, Mr. Softy, Prito Paborito, Lechon Manok ni Sr. Pedro, B-MEG, and Oro Integrated Cooperative. Ace Hardware, Watsons and Jollibee are reportedly putting up outlets too.
Headed by Hong O. See, proprietor of the Ororama chain of stores, Mega Farm opened its own shop at Market City on March 18. The store, called Ororama TLP (Total Lower Price), mainly sells household items, glassware, kitchenware, and ready-to-wear clothes.
Ororama TLP comes on the heels of Savemore’s opening in October last year. The first in Mindanao and 35th in the country, Savemore -- Market City covers 3,300 square meters and cost P100 million to build.
Overall, the new Market City sprawls on 2.6 hectares of land, about a hectare allocated to the land transport terminal, currently under construction. Upon completion, the terminal would serve eastbound buses and jeepneys like before, only with more spacious waiting areas and pedestrian lanes.
A lodge for travelers would also be constructed in the following months.
CDO Tristrength Construction Corp. (CTCC) is the contractor behind the redevelopment of the Agora area since March 2009. Working alongside architects Calixto D. Tumulak and Dennis A. Villanueva, CTCC has envisioned Market City as a shopping mall-market hybrid in an open-air, single-level setting, complete with a wastewater treatment facility.
Mega Farm’s Erwin Bryan O. See said the development should now encourage tenants to “religiously” pay the rentals in exchange for the modern amenities, the shopping and transport terminal complex.
The construction of the complex, however, had attracted controversy after it displaced around 1,000 vendors, the City Economic Enterprise Department noted.
Project bigwigs were generally mum on the subject of Market City’s profitability and its capacity to absorb vendors displaced.
Melchor Lagura, the BOT project manager, declined to comment when asked about the profitability of the venture.
As yet, a casual inspection of Market City would show it to be largely unoccupied.
Many stalls, ready for locators, still remain empty or closed.
John Vincent C. Gomez, a supplies employee for Savemore, expressed a different view.
“As far as I know, the area is profitable, especially Savemore. Our store is doing particularly well in wet goods,” Mr. Gomez said.
Then again, he said the complex may suffer from the lack of vehicle parking for customers. He also expressed concern about the security in the area.
“I like Market City because of its proximity. I live nearby,” said Shine H. Andam, a shopper.

The proponents of the 10-storey eco-friendly Primavera Residences took a long time to construct because they want to to ensure a good foundation and stated that it will be the safest high-rise building in the city.
In a press conference Saturday, Italpinas Euroasian Design and Development Corporation chair Romolo Nati said that as of this month their superstructure is 15.67 percent accomplished. The scope of work competed, he explained, includes the fencing, site cleaning and finishing of its onsite facilities.

Cagayan de Oro City–It’s not just the glorious summer heat. What’s sizzling here these days is the investment climate that’s perking up big time. Only an hour and 15 minutes from Manila and 30 minutes from Cebu by plane, this gateway city to Northern Mindanao has updated communication and transportation facilities.
The Mindanao International Container Port is located here. When fully operational, the $2-billion Hanjin Shipyard in Villanueva and Tagoloan towns in Misamis Oriental is expected to employ 40,000 workers and 5,000 managers and executives.
SM has beefed up its presence here with a number of SaveMore outlets. Ayala is building another mall across the popular Gaisano Mall on the main highway. Limketkai Mall, the first mall in Mindanao, will unveil its new development in 2012.
Amidst all this buzz, people here are talking about the Paseo del Rio de Cagayan, a 12-hectare mixed use development project beside the historic Cagayan de Oro River and right smack in the city’s downtown center, or poblacion, a stone’s throw from the Cathedral of St. Augustine. Previously inaccessible to the general public, the land became a prime area and its commercial potential was opened up when the city government built a bridge connecting Carmen and Nazareth districts. The land is owned by the old, rich and prominent Pelaez family under the leadership of Dr. Rafaelita P. Pelaez, president and CEO of the Zealep Group.
In fact, Paseo del Rio de Cagayan was one of the 17 recipients of the “Models of Excellence” awards at the 2010 Philippine Real Estate Festival excelling in the community and society category for enhancing and revitalizing the quality of life of the residents, as well as the industrial and commercial zones that open up more economic opportunities
When finished, the riverside Quadrant 1 of the Paseo boasts a 304-room business hotel and a separate convention center with a seating capacity of about 3,000. Both buildings will feature an interconnected mall with cafés, restaurants, bars and movie houses.
The Riviera Hotel, whose rooms will have an unrivaled view of the river, will be operated by the Genesis Hotels and Resorts, a well-respected hotel manager under the aegis of its president, Miguel Cerqueda. The roof deck features an infinity swimming pool with an accompanying open bar. On the riverbank side, the first three levels comprising the mall will have extended verandas, where satellite stores for specialty restaurants, drinking pubs and other shops are envisioned.
The Riviera will be a mixed use 18-level building, which will house the hotel and commercial spaces.
The Zealep Convention Center, on the other hand, will be the largest in Mindanao. It has two floors for commercial spaces and one floor as convention/exhibit hall. This hall is designed to be flexible so that it can accommodate major conventions, as well as smaller affairs, such as weddings and other family and social occasions.
“Cagayan de Oro has been successfully marketed by the Department of Tourism as a convention hub, and the Zealep Convention Center fulfills the needs of such proactive tourism initiatives,” said Pelaez.
The project is only the first phase of a much bigger project, which is envisioned to become a first-class community—a city within a city, complete with all the modern and avant-garde amenities. Other establishments expected to rise in the area are high-rise offices and condotels, a mall, a high-end school, a call center and teleservice providers, a specialty clinic or hospital, a sports complex and other locators and offices—consistent with the incentives provided by law for Philippine Economic Zone Authority (Peza) businesses.
The whole Paseo del Rio is duly registered with the Peza, complete with a Presidential Proclamation, while the hotel and convention center are also accredited as a Tourism Economic Zone Enterprise.
Under Peza regulations, qualified locators and other offices will be able to enjoy incentives extended by the government. Activities eligible for Peza registration and incentives at Paseo del Rio include information technology services, business processing, foreign establishments, medical tourism and other tourism-related concerns.
Masterplanned by the world-renowned Palafox Associates, the Paseo del Rio is developed by Zealep Hotels, Inc., a subsidiary of Zealep Inc., which has interests in education, banking, tourism and real estate development.

The feed-in tariff (FIT) rate proposed this week is expected to kick-start the rise of solar power in the country.
FIT is a policy mechanism to promote the adoption of renewable energy.
It is the basis for which consumers pay a FIT allowance per kilowatt hour, in effect guaranteeing or subsidizing renewable energy producers the price of the power they put into the grid.
FIT should have been in place last August and the delay has put both investors and technology suppliers at bay.
The delay was hurting plans to expand the capacity of its solar power farm, Ramon C. Abaya, Chairman of the Cagayan Electric Power & Light Company (CEPALCO) told Malaya Business Insight earlier.
CEPALCO runs a 1-Megawatt (MW) solar farm, the country’s first, in Cagayan DE Oro City. It plans to expand capacity to 20 MW, starting with the construction of a 10-MW plant in Villanueva, Misamis Oriental.
The 10-MW solar power plant is worth about €25 million (US$ 35 million).
"Without FIT, it doesn’t make sense to proceed," Alexander Lenz, Conergy President for Southeast Asia & Middle East, also said earlier. "FIT determines profitability, without which we can’t do the calculations."
Conergy officials were in Manila recently to familiarize key players on how to maximize profit and output and mitigate risks for solar photovoltaic power plants.
It is one of the biggest manufacturers of solar power plant components in Germany; it manufactures solar panels, inverters and mounting systems from its own facilities.
According to the United Nations Environment Program, a nuclear power plant can take 10-15 years to build while a coal-fired power station around five year. Mid-size solar plants of 5 to 10 megawatts, however, are now taking only about three months to get from the planning stage to construction.
Hendrik Bohne , Conergy Director of Sales for South East Asia & Middle East, estimates it takes about 18 months from the signing of a power purchase agreement to commercial operations, which includes approximately three months construction time for a 1-MW solar power plant and 8-9 months for a 10-MW plant.
"FIT will have to be in place before CEPALCO makes the final decision," he said.
FIT rates are in place in many countries where renewable energy is taking off. Thailand, now Southeast Asia ‘s biggest solar power producer and eyeing 3 gigawatts of it, has had it for close to two years now.
Malaysia will adopt its own version by June or July; it will install 29-MW of solar installations starting this year.
After adopting a fit structure in 2004, Spain became the largest solar photovoltaic market in 2007, installing almost half of the photovoltaic systems in the world by 2008.
Because the FIT rate started high, many investors jumped in and made very good money.
Spain had to drastically reduce its FIT rate for solar power and put installation caps in the wake of the 2008 financial crisis; the solar market crashed, from 2.6 gigawatts of new installed capacity in 2008 to a maximum of only 500 megawatts per year today .
In the next three years, the Philippines wants to install 100 megawatts of solar power capacity.
Solar power is now a very viable proposition because its price has gone down to very affordable levels.
"It will take a couple of years before grid parity is achieved in the Philippines, more than the three to four years expected grid parity, for example, in Southern Italy or California," said Lenz.
"Solar power costs have generally gone down because the market is more competitive. Now it costs 2.5 euros per watt peak, or 2.5 million euros per 1 MW. In Spain in 2008, the cost was 7 million euros for a 1-MW solar farm," Lenz said, adding the cost has decreased by about 20 percent in recent years.
After a strong growth in 2010, the global photovoltaic market is expected to stabilize in the next years, added Bohne.
Among the drivers are fast deployment, increasingly cost competitiveness and proven technology.
The advantages are many: modular installations from small scale and upwards, very limited operation and maintenance overhead, long-term insurance that guarantees the amount of electricity generated, high bankability and stable returns.
There are many criteria to consider before going solar, Bohne said.
For example, the power guarantee duration should at minimum be 90 percent for 12 years.
Conergy gives output insurance that guarantees how much power is generated. A guaranteed power output of the system is necessary to ensure the long term reliability of the electricity supply.
"The beauty of a solar project is that it is predictable and sunlight is stable. The energy yield is predictable and regular, and returns are known well in advance," said Emmanuel Guyot, Conergy Director of Project Development Asia Pacific and Middle East .
"The technology is simple and passive, with low maintenance, and the module lifespan is 25 years. Because the risks are very limited, it is very attractive."
"Many players are getting in but many of them are not well versed," said Lenz. "Some banks for example don’t know the proper risk assessment of photovoltaic projects."
He said the right systems, partner, finance and criteria must be looked at and "local banks are new to these."
