In conclusion, I think, naay planno ang ayala mo put up ug residences sa davao abay sa abreeza mall, pero kamolo pa plano,kay dili bya na basta2 mo lihok ang ayala kung dili well planned, basin gani dili abreeza ang ngalan ani na condo kay wala paman cguro mall ang ayala na mao pud gi ngalan sa condo, gapang himo lang ug interest ang davao forumers para dalion ni ayala ang abreeza na project, karon lang nako ni gi piece together with the infos that i got sa taga ayala

Goys, overall, it's just your words against our words. You and us can question the evidences we presented, point is, mura ra tag naglalis sa wala. Abreeza as far as I know is not under CHI so the statements made maybe true/maybe not. If your in sales, you don't usually care in other areas not in your responsibility. So let's just wait as it unfolds in our computer screen the said projects. For the mean time,` let's go back to Alegria Hills as many lurkers maybe interested in this project and not in Abreeza residences.

the event is a initial product presentation of Damosa Land, Inc. a recently accredited broker of Alveo Land.

Abreeza residences has already presented the project early last month, also in Microtel Davao. And preselling has also started. but not by Damosa Land. Now that theey have been accredited by Alveo, they are conducting their own product presentation.

Hope this clarifies everything.

the event is a initial product presentation of Damosa Land, Inc. a recently accredited broker of Alveo Land.

Abreeza residences has already presented the project early last month, also in Microtel Davao. And preselling has also started. but not by Damosa Land. Now that theey have been accredited by Alveo, they are conducting their own product presentation.

Hope this clarifies everything.

I never wanted to comment on your threads but i cant help but to correct inconsistent information and opinion based arguments that you are providing which are set as stones by naive forumers who are not familiar with real estate projects thru out the country and just stuck in what's happening in "vismin".

First you claimed that there are no condominium projects named after retail components of Ayala Land. Then what about these:

Greenbelt Residences named after Greenbelt
Serendra same name with the retail component Serendra
Marquee Residences same name with Marquee....

;)

And if you want to solely rely on information from their website, then care to ask why you cant find Centrio and even Abreeza on their www.ayalamalls.com.ph even if these two are confirmed projects with the latter as completed?

You are right that Ayala Land does not pursue projects without proper planning, taking that into consideration, then also understand that Ayala will not in anyway do press announcements without proper planning. If the Abreeza Residence project was bared in the nationwide dailies by the president of Ayala Land himself and the ceo of the company, then ask yourself....u think they would do such move if this has not been planned well? Ayala Land is a publicly traded company and no company in such stature will provide such public statements if it is unfounded and half baked.

Also, the next time you visit your local office there in CDO, try asking for the structure of Alveo's marketing team or in this case you call it "Ayala Vismin". To those who are familiar with the real estate industry and to educate those who are not, kindly check that Alveo has a structure divided into "inhouse marketing" - inhouse agents for Alveo, Ayala Land Premier, and Avida. We also have a different arm called as "brokers" and their international links. I may not be able to go into the details of each but there are certain projects which may not be handled by your local office in CDO but is being handled by "brokers" there in Davao. Ever heard of Damosa? And try checking its affiliation with Ayala.

I apologize if I am providing such comment on this thread but it amazes me that in this Alegria thread, you have been discussing about Abreeza. Care to bring all these concerns to Abreeza thread instead?

To sum it all up, the discussions here boil down to one thing: discrediting the information posted on our Abreeza thread. Wag na magplastikan coz cofnar, that's what you've been aiming for.

With all due respect, most if not all of the preselling projects today are set to be completed between 2014-2017.

I would like to call out all forumers who are familiar with the real estate industry or those who are still or was from the industry.

The 4 to at most 5 yr project time table from preselling to delivery is no brainer. I should know after dispensing several condo units to my clients before.

My own condo unit (from another developer) is yet to be delivered in 2012 but construction started around 2008. I wasnt able to take advantage of preselling coz i purchased my unit in 2009 and been paying for its equity since then. By 2012 i am yet to start paying for my remaining balance along with the lumpsum for the following: transfer fees, real property tax, or around 5.5% of the total contract price before it will be handed over to me. You should know that if you are into real estate or if you are that serious with real estate investments.

Sedona Parc is projected to be completed in 2014. Lerato here in Makati is set to be completed in 2015.

Is this only for Ayala Land projects? No, even Megaworld's latest offerings here in Metro Manila are to be completed sometime in 2016-2017. Our projects in Robinsons Land, the latest projects, are set to be delivered in 2017.

And what about the buyers or investors? seasoned buyers know that it takes such time before they can move in. And if they are truly familiar with investing, then they would know the advantage of purchasing during preselling coz at the time that construction commence, then unit prices would skyrocket. These presell buyers purchase condominium units for the secondary market or those who would rather purchase after the construction. The presell buyers would take advantage of the preselling price so they can resell their properties at a higher price once construction is completed.

You are right that Ayala Land does not pursue projects without proper planning, taking that into consideration, then also understand that Ayala will not in anyway do press announcements without proper planning. If the Abreeza Residence project was bared in the nationwide dailies by the president of Ayala Land himself and the ceo of the company, then ask yourself....u think they would do such move if this has not been planned well? Ayala Land is a publicly traded company and no company in such stature will provide such public statements if it is unfounded and half baked.




based on the sole article that was posted, the residences was the last to be mentioned, i did not say that the residence will not push thru, all im saying is that the condo was prematurely hyped in these forums and was even said to be sold out 40% even if there were no official public offering yet

Also, the next time you visit your local office there in CDO, try asking for the structure of Alveo's marketing team or in this case you call it "Ayala Vismin". To those who are familiar with the real estate industry and to educate those who are not, kindly check that Alveo has a structure divided into "inhouse marketing" - inhouse agents for Alveo, Ayala Land Premier, and Avida. We also have a different arm called as "brokers" and their international links. I may not be able to go into the details of each but there are certain projects which may not be handled by your local office in CDO but is being handled by "brokers" there in Davao. Ever heard of Damosa? And try checking its affiliation with Ayala.

To sum it all up, the discussions here boil down to one thing: discrediting the information posted on our Abreeza thread. Wag na magplastikan coz cofnar, that's what you've been aiming for.


I am not making up stories, my info gathering was solely for allegria, and i just shared what the ayala people told me when i asked them about abreeza residences, here is the info they gave me about their projects in mindanao:
both davao and cdo will have three components: mall, hotel and condo, the malls are handled by ayala property management corp. and the hotels are handled by ayala hotels inc., the condos are alveo brand for davao and avida brand for cdo, both of them to be marketed by ayala vismin, with brokers such as damosa being able to sell, the malls are certain, the hotels are certain pero ang condos wala pay official public offering, ive heard na ang damosa mag presentation karong aug 12, pero dili open to the public, lastly kung dili mo to-o ug civil info sharing, dili mag himo ug troll accounts para lang mo apil sa gubot

i respect your opinion. based on my experience as an inhouse property specialist of one of the 3 brands of ayala land in 2010, we do not require our clients to login to fill out a form for them to reserve. The website serves as an option for those who cannot meet up their property specialists to retrieve the reservation forms. thus they are provided to do it online http://www.atayala.com/reserve_online.php . I acknowledge the fact that Abreeza Residences cannot be found on this website and that most of the current projects of Ayala Land whether its of Alveo, Avida or Ayala Land Premiere can be found in their dropdown list. One quick question though, another new project which was launched few months back is Centero in Pioneer Mandaluyong, can anyone check if you can also see this online? Nah, you cant. But it's already on preselling same with Meranti.
so, kindly answer this question, if the online reservation form is the basis of confirmed projects, why are there projects such as Centero which cannot be found online? Thus, not all especially new projects can be found thru the online reservation form. ;)

To add pud bai TJ.... I approached the property investment consultant namely LAARNI CENIZA CALIXIJAN to inquire about Abreeza Residence at the ALVEO kiosk in Abreeza Mall... ug gi sales talk ko niya into buying a unit.... eto yung prices na inoffer niya

studio 31 sq. m 2.5 million
1 bedroom 51 to 61 sq. m 4.3 to 5.4 million
2 bedrooms 80 to 91 sq. m 7.2 to 8.6 million

She also said, reservation fee is 500T and the remaining amount is payable to 4 to 5 years (I am not sure). So mga around 50 to 100 thousand monthly amortization. Which is kayang kaya sa mga rich.

Sabi ko... I can't afford it... then sabi niya well you can be a referrer if you know someone who will buy.... referrers can recieve 25T for 1 studio unit.... may balak nga ako kasi may kakilala from abroad who can afford.

By the way, hindi lang ako ang nag-inquire... maraming caucasians and chinese looking people who were also there talking to agents/consultants etc..... very busy actually....

Anyway, about this bitter cofnar and company... if you refuse to believe about this project bahala gud mo pero you can't do anything kung mosaka na ang height sa building up to 26 floors right before your eyes.... I know you will get envious sa scale of grandness ang beauty ni Abreeza Residence.

then doesnt that negate with what you posted before? that insinuates that for you to reserve, you login to the website. And that was one of your basis on discrediting our thread just because you cannot find Abreeza on this drop down list and because of wat d ayala vismin personel told as well. sabi mo pa nga naconnect connect mo.

I never wanted to comment on your threads but i cant help but to correct inconsistent information and opinion based arguments that you are providing which are set as stones by naive forumers who are not familiar with real estate projects thru out the country and just stuck in what's happening in "vismin".

First you claimed that there are no condominium projects named after retail components of Ayala Land. Then what about these:

Greenbelt Residences named after Greenbelt
Serendra same name with the retail component Serendra
Marquee Residences same name with Marquee....

announcements and preselling of centera was around late 2010, how did i know? after robinsonsland i moved to ayala. centera project was launced first quarter of 2011 and thats even before abreeza opened. however, fyi, even before this project was posted on their website, preselling activities of some brokers already started and same with d inhouse sales group. now abreeza on d other hand was announced when?

and going back to d main issue at hand, u said dat abreeza cant be found on online reservation and after kinonek mo lahat u can now say "expose to" "sugar coat" and "walay klaro". but why are there projects of ayala land dat cant be found thru d online reservation? hence, d online reservation dat ur bannering as one of ur main points to discredit our thread isnt a main factor after all. second, i am not disputing what ur agent based in cdo told u, i said that before and il reiterate that again, BUT why not ask those alveo agents based in davao instead? can u blame those other forumers and prospective buyers if the info provided to them by these alveo agents based in davao is different from d ayala vismin agents based in cdo?

Not to dispute what you just said, but reading the article you posted cofnar, how would that nullify Abreeza Residences and validate your claim that Abreeza is lemme borrow your words "not klaro, hyped, expose to" project? :dunno: Were you able to discuss these matters directly with Emilio J. Tumbocon himself?

Also, as i said...I am not disputing what your local agent is telling you, but would you also blame the other forumers relying their info coming from the local agents in Alveo Davao?

Yes, you can claim that a certain agent told you this, and I cant blame local forumers in Davao who would also claim that it is 40% sold out...cofnar's source is from ayala cdo while the local forumers' source is from the Alveo agents in Davao. Now where did all these reactions started? When cofnar posted the other statements above.
