CAGAYAN DE ORO -- A new mini hydroelectric is expected to further improve the competitiveness of this city when it comes online in 2014.
Principals of the Turbines Resource and Development Corp. (Turedeco) broke ground for the project last Saturday in Barangay Lumbia this city and in Baungon, Bukidnon.

It will be built at the left bank of the Cagayan River approximately 142 meters downstream from the junction of the Cagayan and Bubunawan rivers. "Our run-of-river plant will have an installed capacity of nine megawatts and will be a merchant plant with on-grid connectivity," said Fr. Emeterio J. Barcelon, S.J., Turedeco president.

"The project is estimated to cost around P1.5 billion," said Edgar N. Seronay, senior assistant vice-president and regional head for the Development Bank of the Philippines (DBP), which has been tapped as lead bank for project financing.

In addition, the Land Bank of the Philippines and shareholders from the Barcelon, Arguelles and Lagapa families will also contribute capital for the project.

"The project will be financed under DBP’s Environment Program for Renewable Energy and is part of the bank’s commitment to environmental protection and sustainable development," Mr. Seronay said. -- Michael D. Baños

Well, it turns out they work for Vineyard Construction. A clearer image of the company logo is shown below. Vineyard Construction is a Cebu-based construction firm which was also involved in the construction of Tune Hotel Cebu.

SC allots P2.38B in savings to build techie courthouses for Manila, Cebu, CDO

The Supreme Court decided to use P2.38 billion of its savings to build courthouses or halls of justice for the cities of Manila, Cebu, and Cagayan de Oro (CDO).

Supreme Court spokesperson Ma. Victoria Gleoresty Guerra said in a news briefing that the magistrates arrived at the decision in an en banc session on Tuesday.

Of the P2,383,220,000 earmarked, Guerra said the main chunk of P1.865 billion has been allocated for the construction of the Manila Hall of Justice for the city's 120 courts.

For the Court of Appeals building in Cebu, the SC justices set aside P266.95 million. This amount would be added to the P40 million previously set aside in 2004 for the same purpose.

A CA building in Cagayan de Oro City will also be put up through a P251,270,000 fund. This is in addition to the P40 million previously set aside in 2004.

"Right now, both the CA Cebu and CDO are renting," Guerra said.

The decision to fund the building through SC savings came after Acting Chief Justice Antonio Carpio lamented the “unfortunate” and “tenant” status of the courts in Manila and other cities during the inauguration of a newly built Hall of Justice (HOJ) in Pampanga province earlier this month.

"It is very ironic and unfortunate that the capital city of the Republic still does not have its own hall of justice," Carpio said.

He said judges and court employees of Manila courts are still "tenants" inside Manila City Hall, where they make do with “cramped and dilapidated work space.”

Long term savings, high-tech facilities

Guerra said that the Supreme Court will save in the long run because of all the rental fees it will not spend on.

She said the SC has yet to approve a location for the Manila hall of justice but among the options are the former site of the Government Service Insurance System (GSIS) along Arroceros Street and the former Jai-Alai building on Taft avenue.

Back on February 26, then Chief Justice Renato Corona revealed that the high court is working on a P3 billion fund for building new and modern halls of justice.

Guerra said among the features of the Manila Hall of Justice are LCD screens outside each courtroom to allow lawyers, litigants and the public to view court activities and announcements.

She said the Manila courthouse will have paperless conference rooms with closed-circuit television (CCTV) cameras, intercom, Internet wireless hotspots and video conferencing facilities installed in strategic areas.

A centralized filing and docketing system will also be installed to improve workplace efficiency and help the judges move cases faster. — ELR, GMA News

Red Court Inn – soon at southeast part of the city

Another accommodation facility will soon open in the city. Red Court Inn, just a few meters away from the Bolonsiri Junction in Camaman-an, is perhaps a drive-in motel.

As shown in the photos, the small gate blocks the construction but it seems it is almost done. The small post with the logo is visible from the road while the metallic logo is already in place. A google-earth image shows the location of RCI.

Mindanao Container Terminal cited in PIDS study as crucial in inter-regional trade

A study by the Philippine Institute for Development Studies (PIDS) entitled: ”Inter-regional Trade of High Value Fruits and Vegetables: Issues on Transport and Shipping” showed the need for More investments in road and port infrastructure are crucial to lowering the transport and trade costs in the country.

Latest update on the construction of the coastal road project (Lapasan-Gusa section) showed significant progress on the two vital bridges in this phase.
Shown below is the ongoing pile driving at the mouth of Kolambog Creek. It will be just a matter of time that the foundations would begin.

Meanwhile, the second bridge located at Gusa just near the former Aguilar Foundation School has just finished pile driving and is now on the foundation works.

The ongoing lot development at Kauswagan located at the back of Gaisano warehouse along the National Highway is reportedly another warehouse.
As what my sources say, it is leased by Gaisano, while the lot in front of this is also owned by Gaisano and is currently used as container yard for their materials and supply shipment.

Construction is on the boom at the Pueblo de Oro township. It seems as though buildings are sprouting in this promising plateau overnight, one of this is the newly finished Kara Furniture Boutique along Masterson Avenue.

Another one is this buildibg along Masterson Avenue and is almost finished, it is a series of buildings being rented out by PDO.

It has become standard practice for some establishments to alter the sidewalks---just like the new crown paper at velez-jr borja sts., while this is good---putting some tiles would not be good---it is slippery when wet at the same time they alter the height of the normal sidewalk---how can PWDs (persons with disabilities) climb the sidewalk? The city government should look into this and stop this practice, better still penalize, fine or tax the establishment. A provision should be included in the building permit----to not to alter the height of the sidewalk----the city should have a standard of what a typical sidewalk should look like. Just my two cents. Paging the HACI de ORO or some disable groups----please bring this concern to city hall!

Onsite reports state that the ongoing earthfilling activities right across Paseo Mall and ZCX Convention Center is being undertaken by Gaisano. Accordingly, rumors indicate that Gaisano has bought the lot, which is not part of the Pelaez property for the mixed use development of Paseo del Rio. Workers onsite said they do not know what Gaisano will build at the site but huge stockpiles of recently delivered eaerth materials could be seen onsite as shown below. Although this site was flooded during Sendong, engineering works such as backfilling and elevating the ground floor could help mitigate it. Gaisano may have considered the promising business opportunity in the area. Because of the area (estimated to be 8,000 square meters more or less), a mini mall or department store could be feasible. Gaisano could get the “masa” crowd which is not the intended clients of Paseo Mall, which I assume will target the upper middle to upper class of society.

Work on Robinsons Supermarket in Gusa has sped up and its planned opening next week is not far-fetched.

As shown, workers are now finishing the building’s facade. We may soon see the large Robinsons’ logo in a few days. Clearly, there is already one tenant – Rose Pharmacy, located at one corner of the building. I think the interiors are already done and dry goods may soon be delivered this week for display. This supermarket I believe will cater to clients in the Gusa-Bugo areas and eastern municipalities.

PROJECT WATCH: Big development now at Tune Hotel

A few weeks after workers from Vineyard Construction arrived onsite, significant development can now be seen at Tune Hotel project site.
As shown in the following photos, there is now perimeter fence and excavation is now ongoing probably for the 10-storey building’s foundation. You can see some site supervisors onsite too. Other bystanders are seen asking for any job vacancy (I assume).

Here are some new construction projects in the city…no. 52 of the series.
First is a pasalubong center right across Tagoloan Municipal Hall. The rendering shows a glassy facade of a one-storey building with an open air section at right.

PROJECT WATCH: Other construction projects 53

Here are more updates of previously posted construction projects in the city…no. 53 of the series.

First is the 4-storey dorm-pension house along Tomas Saco-1st street as shown below which is nearing completion. You can see the beautifully crafted decorative stones on the left. I think this would be completed in a month. Previous update was March 8, 2012.

Next is this new Crown Paper store at the ground floor of the Loft Inn along Velez-JR Borja Sts. It just recently opened after this was first posted last May 22, 2012 or roughly 2 months. Still, the store could make more sales once the concreting of the street beside it (JR Borja) is completed.

Vertical construction of the new 5-storey CLIMBS building along Tiano-Gomez Street is also underway as shown below. Work was focused on the foundation in the past few weeks. Previous post on this was last May 22, 2012.

Meanwhile, more steeel beams are being installed at this new commercial building along Hayes Street fronting Bagong Lipunan Restaurant. Its proximity to Divisoria, banks, schools and other small offices will make the building attractive to potential business entrepreneurs. Previous update was three weeks ago on June 29, 2012.

Lawmaker to turn over multi-million projects in Oro
Friday, July 27, 2012

CAGAYAN de Oro City Rep. Rufus Rodriguez (2nd district) will lead Friday’s groundbreaking ceremonies to signal the start of multi-million infrastructure projects in the city.

The first ground breaking will be for the P14.1-million construction of slope protection along Butuan City-Cagayan de Oro City-Iligan City Road, Alae-Bugo Section in Barangay Bugo.

After the groundbreaking, Rodriguez and his party comprising of public works engineers and local officials will proceed to Barangay Balubal for yet another groundbreaking for the construction/repair of the P160,000 two Multi-Purpose Buildings.

Also to be held would be the groundbreaking of the P2-million construction of road in Purok 4, Barangay Tablon and another P2 million for the construction of road in Sto. Niño Barangay Lapasan; construction of slope protection along Butuan City-Cagayan de Oro-Iligan City road in Barangay Agusan worth P11.6 million; construction of road in Barangay Nazareth worth P2 million and another P2 million for the construction of two multi-purpose building; P5 million for the construction of road in Barangay Macasandig; P2 million for road construction in Barangay Consolacion, and the construction of the Cagayan de Oro River Basin in Barangay Macabalan worth P50 million.

After the groundbreaking, Rodriguez will then turn over another multi-million infrastructure projects in South Divisoria and in Barangays Puerto, Lapasan, Macasandig and Macabalan. (Annabelle L. Ricalde)

Lawmaker turns over P7-M infra projects in Oro

CLOSE to P7 million worth of infrastructure projects were turned over Cagayan de Oro Representative Benjo Benaldo in three areas within the city’s first district over the weekend.

First to benefit from Benaldo’s projects are the personnel of the 4th Infantry Division (ID) who will reside at the Diamond Heights Village inside Camp Evangelista where the congressman turned over a 369 meter-long concrete road worth P3.8 million to Major General Victor Felix.

“This is part of 82 to 100 projects that we allocated for the first district. With the very able leadership and capabilities of District Engineer Bonifacio Lora and Assistant District Engineer Khadaffy Tanggol, we hope to finish these before my first term ends,” Benaldo said during a simple program after the ribbon-cutting.

He added that, before, only one percent of the national housing budget was allocated for Mindanao.

“Now that we are the assistant majority leader in Congress and with the full cooperation of Mindanao congressmen, half of the housing budget has been earmarked for Mindanao. As long as I am still your congressman, I will devote more of my time and efforts so that our men in uniform will be given decent housing,” Benaldo told the soldier-recipients who gave him a standing ovation.

Also turned-over over was a P1 million road project at the 4th ID.

Benaldo was warmly received by officials and residents of Sitio Pasil in Barangay Kauswagan as he lowered the time capsule in a simple groundbreaking ceremony for a P2-million covered court.

Assisting Benaldo during the groundbreaking rites were Kauswagan village chief Pedro Balite, former village chief Elnora Cahoy, and other barangay officials. (PR)

MANILA, Philippines–The National Economic and Development Authority (Neda) Investment Coordination-Cabinet Committee has approved the construction of a new airport in Daraga, Albay.

The Neda ICC-CabCom approved the Bicol International Airport Project in a meeting on July 12, when the Cavite-Laguna Expressway Project was also given the go-ahead.

The new airport, described as a Principal Class 1 airport of international standards, will replace the existing Legazpi Airport, which is hampered by limitations and safety concerns.

Funding for the project, which was estimated to cost P4.799 billion, will come from the budget of the Department of Transportation and Communication (DOTC).

“The project aims to improve the safety and efficiency of aircraft operations through the construction of a new airport in Albay that meets international standards and practices, and enhance the accessibility of tourism destinations in the Bicol Region,” Economic Planning Secretary Arsenio M. Balisacan said in a statement.

The project also involves the construction of landside and airside facilities, passenger and cargo terminal buildings and related facilities; installation of security and navigational aids equipment; preparation of detailed engineering design, and acquisition of land for the airport compound.

In the meantime, the ICC-CabCom in a separate meeting on July 3 approved proposed expansion of scope and cost adjustments or loan validity extension of four ongoing government projects.

With the expanded project scope for the Bridge Construction-Replacement Project, the total cost will increase to P4.97 billion from P3.186 billion. The project will receive a supplementary loan from Deutsche Bank S.A.E. under a Spanish Export Credit facility.

At the same time, the implementation period of the project will be extended from January 2012 to December 2015 while the list of bridges covered under the project will be modified.

The cost of the Saudi Fund for Development-assisted Mindanao Roads Improvement Project will also increase to P3.91 billion, P2.197 billion, and the implementation of the project will be moved from Jan. 1, 2012 to Dec. 31, 2014.

Other approved requests include the 24-month loan validity extension for the Laguindingan Airport Development Project of the DOTC and the extension and reallocation of Support for Strategic Local Development and Investment Project (SSLDIP) of Land Bank of the Philippines.

The DOTC sought for a two-year extension of the Korean Export-Import Bank loan and the Economic Development Cooperation Fund counterpart for the Laguindingan Airport project.

The project schedule was revised to accommodate activities for the air navigation component of the Lagundingan Airport. This component is targeted for completion in September 2013 for the airport to start operating by December of the same year.

I wish Tune will give way to SM. There is another very prime area across Savemore Kauswagan. It will be a good site for Tune. Remember that the developments are going westward because of the presence of new airport that will be operational next year.

New Bulua overpass now underway

Construction of the supporting columns for the second pedestrian overpass in Bulua is now underway.

As shown, the columns are rising on both ends of the planned overpass. One of the main girders is also observed onsite. The project is aimed to protect the school children of Bulua National High School and local residents from traffic hazards along the National Highway.

You can see that the project costs P4.274 million and is targeted to be completed last July 20, 2012. However, usually, the contractor can hold the project pending payment of its initial billing to DPWH.

MANILA, Philippines - Vista Land and Lifescapes Inc. is looking to build 50 shopping malls in the next five years, according to company founder and Senator Manuel Villar.

Villar said the malls will be located near Vista Land's horizontal housing developments. Vista Land has already set aside a significant portion of their housing developments for future retail projects.

"Up to now, whenever we buy raw land , we leave a part for commercial development... We have 65 of these properties. We have to take advantage of this kasi sayang naman, so we came up with a program of 50 malls in 5 years," he said.

The malls may range from mini-malls with around 5,000 square meters to big malls with 50,000 square meters.

Villar said the malls are a profitable business, which will also enhance the marketability of the housing projects.

"Number one we think its profitable... Two, so far but more important, it heightens the marketability of the product. Iba ang may mall sa harap eh or shopping mall," he said.

This year, Vista Land is building malls in Las Pinas, Sucat Muntinlupa, Antipolo, San Fernando in Pampanga, as well as Cagayan de Oro and Cebu.

At the same time, Vista Land will continue to roll out house-and-lot projects around the country.

"We are eyeing to add 15 to 20 more cities. So by end of 2013 we would have covered the entire nation," the senator said.

Projects are being planned for cities such as Ozamis, Butuan, General Santos, and Pagadian.

Vista Land has raised, for the second time, its five-year corporate notes to P4.8 billion. The notes were originally set at P3 billion but were increased to P4.5 billion last April.

The company signed another agreement to raise the notes issue by another P300 million to P4.8 billion due to strong demand from institutional investors.

Proceeds will be used to partially refinance some of the company’s existing debt and general corporate purposes.

Vista Land is a holding company with five business units: Brittany, Crown Asia, Camella Homes, Communities Philippines and Vista Residences.

PROJECT WATCH: Ongoing renovation for Sogo Hotel now underway

Interior renovations are now underway at the former DFA Building (Geleng Building) in Lapasan for the coming of Sogo Hotel.

There isn’t much to show except for the sign which states “NO PARKING, FOR RENOVATION”… some hollow blocks, a group of workers in the background and the tarp of Sogo Hotel. As of this time, most of the work is concentrated inside the building. We’ll be seeing more of the red, white and yellow color theme of Sogo once work on the exteriors begin probably in a couple of months.

^^Community mall pa gihapon tawag ana bisan ug bulag-bulag ang mga buildings. Pareha sa ketkai bulag man ang Rosario crescent imo.

Anyway, hope the Vista Land mall is different from the village center. Looking at the Grand Europa Map, there is still a big lot, which is reserved for future commercial development. Could it be the site of upcoming Vista Land mall? Just a wish mode.

Actually, that Grand Europa village center deserves a separate thread IMO. It is a mixed use multi-million Vista Land project, which will transform Grand Europa into city within a city.
