Hamiltons Architects have secured their first major project in Kuala Lumpur, Malaysia
The 50,000m², 40-storey development consists of 22 levels of clear span office space with a signature 136 key E&O hotel located above providing complimentary uses and shared functions. The triple height open pool deck at level 40 enjoys breathtaking sunset views across the city skyline, promising to become one of the city’s social centres. The offset cores positioned to the east and west minimize solar gain, whilst providing separate and dramatic entrances to the office and hotel through a 14 metre high open plaza lobby with lush gardens forming a backdrop. A fully glazed coffee shop provides a meeting place for occupants and visitors and defines a destination within the city.

Fussy is good. At least they are wise to choose foreign architects over local ones. We need more foreign design iconic towers for KL.

I can confirm thats jalan tengah and jalan p ramlee right behind the Weld next to the old st mary school!!!I used to lived therelah until 1997!!!
Maybe this is the location. You guys hopefully could confirm this. A, B and C as reference points.

PETALING JAYA: E&O Property Development Bhd’s plans to launch two high-end projects during the third quarter of the year are on target. One is a commercial development situated on a 4.1- acre site in Kuala Lumpur, while the other is a residential project on a 21-acre parcel
within its 980-acre Seri Tanjung Pinang seafront, mixed development in Penang.

According to its marketing and sales director KC Chong (pix), it has since begun sub-structure works on the former St Mary’s school site in Jalan Tengah in KL. Plans are for a mixed commercial development featuring serviced apartments and retail and food and beverage outlets.
“We will be launching the apartments in phases and will have built-ups of between 1,000 sq ft and 3,000 sq ft,” Chong told theSun after the Group’s post-EGM press conference last week. On the apartments’ pricing, Chong would only say that property prices in the vicinity have breached the RM1,000 psf mark.
It also plans to retain some units for rental income. There will be 657 units housed in three 28-storey blocks as well as 35,000 sq ft of retail space. Adjoining the project on a 1.1-acre site will be a 35-storey Grade A commercial building owned by the E&O Group that will be kept for investment purposes.
Also planned for launch in the third quarter are 1,000 condominium units, with a gross development value (GDV) of more than RM1 billion, which form the last leg of development for the first phase of Seri Tanjung Pinang totaling 240 acres. The first phase has a GDV of RM2.7 billion.
Earlier during the press conference E&O Property Development managing director Datuk Terry Tham said E&O is currently in negotiations with several local and foreign parties to jointly develop the project.
On the condos’ (that will be partially furnished) pricing, Chong said that it would reflect the prices of its Suites at Waterside project in the first phase of Seri Tanjung Pinang, which are priced at about RM600 psf.
On the progress of the Seri Tanjung Pinang development, Chong said it has obtained approvals from the state government on the concept of the second phase totaling 740 acres. The second phase comprises a cluster of three islands that will be connected to the mainland.
“For the next two years, we will be getting the necessary approvals as well as starting the physical works on the site. This phase will take between 10 and 15 years to complete and
the components will be similar to those residential and commercial properties in the first phase.
We have plans to introduce gated homes,” said Chong.
Meanwhile shareholders of E&O Property Development have given their approval for its merger with Eastern & Oriental Bhd at a courtconvened meeting last week. Approvals were also obtained from shareholders of Eastern & Oriental Bhd at an EGM that was held after the court-convened meeting.
With the merger targeted for completion by June, Tham said it plans to enhance its hospitality and lifestyle, and property investment businesses alongside property development, which now contributes more than 90% to the group’s earnings. It aims to scale the earnings contribution from property development to 60% and equal contribution from the other two sectors, Tham added.

Bank expects E&O to return to the black this year

The bottom line of Eastern & Oriental should return to the black in 2010 and jump 66 per cent in 2011 and 57 per cent in 2012, says CIMB Investment Bank
EASTERN & Oriental Bhd (E&O)(3417), a high-end property developer, could return to the black in the current financial year and stay profitable for the next three years, CIMB Investment Bank Bhd said in a report yesterday.
For the year to March 31 2009, E&O suffered a net loss of RM37.28 million compared with a net profit of RM128.85 million a year ago.
"The bottom line should return to the black in 2010 and jump 66 per cent in 2011 and 57 per cent in 2012. We believe robust earnings growth is sustainable even until 2013," wrote analyst Terence Wong in the report.
He noted that E&O has the highest upside to its target price if it manages to execute its ambitious launch schedule without too many hiccups.
The research house, which initiated coverage on the company yesterday, describes E&O as its top pick in the property sector with a trading buy target of RM2.18 a share.
This is a steep discount to E&O's revised net asset value of RM3.11 a share, which, according to CIMB's Wong, is the third steepest after UM Land Bhd and Hunza Properties Bhd and more than double the sector average.
Also, E&O has unbilled sales of RM310 million which should reap pre-tax profit margins of 25 per cent and this will be booked over the next two to three years, the CIMB report stated.
The group also has more than RM4 billion worth of properties that are ripe for launch over the next two to four years that should help in its turnaround prospect.
The bulk of the value comes from Seri Tanjung Pinang, a comprehensive mixed development township located 5km northwest of George Town and adjacent to Gurney Drive.
The project also involves reclamation of 397ha of land. So far this year, E&O has launched 33 link houses priced from RM1.1 million upwards, which were snapped up within hours.
Two intermediate units fronting the sea were sold for RM1.6 million, while two corner units, also fronting the sea, were sold for RM2.8 million, a record in Penang.
Its next launch will be the remaining 33 units of marina serviced apartments valued at more than RM30 million, while the biggest launch of the year will be condominiums with RM1.8 billion gross development value (GDV) in total.
Other sizeable launches include the Jalan Conlay condos with a GDV of RM800 million and the commercial building next to St. Mary Residences, situated in the heart of the Golden Triangle, with a GDV of RM500 million.

KUALA LUMPUR: Eastern & Oriental Bhd (E&O) aims to bolster its working capital position by raising RM500mil to prepare for high-end property launches worth RM4bil, said executive director Eric Chan.
The projects would be launched in the coming months amid the recovery in the economy after a dry spell in terms of new launches in the second half of 2008 and part of 2009, he said.
“We have RM4bil worth of sales to be launched but to do this, we need working capital, especially when it is a condominium. Even if we sell 10%, we still have to construct the rest,” Chan said after the company AGM and EGM yesterday.
The property developer will raise its working capital internally by disposing of stocks and non-strategic landbanks to raise RM300mil.
The remaining RM200mil will be raised via a 1-for-2 rights issue which is expected to be completed by November, according to Chan.
The group plans next month to launch its Seri Tanjung Pinang condominium on Penang island, which has a gross development value (GDV) of RM2bil.
In the Klang Valley, it will this weekend open for sale Phase 2 of its St Mary Residences, or Tower A, which has a GDV of RM750mil.
It has also marked up considerably the price of this phase by 25% to RM1,250 per sq ft.
Chan justified this by saying the new phase would be completely fitted out, unlike the previous phase which only had kitchen fittings.
“Phase 2 will come with lighting, right down to wardrobe and curtain railings. To make it easier for buyers, they do not need to pay for loan documentation, unlike the first phase,” he said.
E&O is also preparing to launch its Jalan Conlay condominium, another project at Jalan Yap Kwan Seng as well as an office tower development which forms part of the St Mary project.
The company aims to sell at least 20% of St Mary Residences Phase 2 to foreigners and is currently on a sales campaign in Singapore, Hong Kong and Guangdong, China.
Chan said the company, like any other property development company, needed two years to realise profit. “A profit in 2008 is due to sales in 2006,” he said, adding that the group would, therefore, have to keep the momentum going.
E&O suffered a net loss of RM31.7mil for its 2009 financial year compared with a net profit of RM128.5mil in the previous year.
Chan said the company had a current gearing of 0.79 which would be reduced to 0.46 with the rights issue. This could be further reduced to 0.16 with RM300mil to be raised via the disposal of stocks and non-strategic landbanks, he added. The property developer has total borrowings of nearly RM900mil.

DBKL need to set a standard for design submission.
I'm sure others who are progressing must also comply to certain standards of design. I mean look at the Quadro project and compare its design for its location. OMG

Last time Eric Yong told me it's a square box like CapSquare and Menara Hap Seng.
May not be the one shown since dat was for E&O. E&O sold the land to Hap Seng.

You are wrong...many cities do have guidelines on how the buildings should look like. In North American cities, buildings have to conform to the deisign of the surrounding buildings in, say, the same block. Also, there must also be view corridors to allow neighbouring buildings some or partial view, etc. Also, there are height restrictions. All these will infleunce on how the end result of how a building would look.

CORPORATE FOREST. The site is located at the junction of Jalan P. Ramlee and Jalan Tengah, within the golden triangle of Kuala Lumpur and close vicinity of KLCC. The building is a single office tower block measuring 35-storeys in height. The first 32 floors are designated as principal office floors whereas the top two floors are designed as executive penthouse offices. Parking is accommodated within the five basement floors of the building.
Special emphasis was given to the orientation of the tower block, with particular reference to the sun path. The final orientation and placement of the building is a direct response to the need to reduce heat gain, whilst at the same time engaging the exclusive view of the KLCC twin towers and the backdrop of the city skyline.

The lobby at the ground floor is a triple volume space, semi-enclosed and naturally ventilated. It is capped by a huge suspended glass canopy, which provides shelter for incumbent visitors. The landscape theme is an attempt to integrate nature with the office environment, where tall and slender trees rest in sunken planters filled with gravel. Visitors have the opportunity to experience the landscaped zone before stepping into the lift lobbies. This is intended to evoke a tranquil environment inside the building. In a sculptural gesture, a small caf is housed within a freestanding glass box perched on a platform within the lobby space with a solid, freestanding wall acting as backdrop.
The typical office floor plate area ranges from between 830
square metres to 890 square metres. Column-free spaces with tall volumes are provided to allow maximum flexibility to future tenants.
The lift lobby is clad with structural glass panels to expose the workings of the metal lift cars. Externally, the building is clad with glass across the office spaces whilst the core walls are clad with ceramic composite panels. Apart from the primary layer of glazing, a secondary layer of hoods and fins are introduced to act as sun-shading devices. These are also in glass but treated with different levels of opacity in response to shading requirements as well as to create a more interesting facade.

Fair enough, while Hap Seng did a good job on rehabbing the derelict-looking podium of the ex-MUI Plaza, they somehow neglected the tower block. I think the tower will look great when cladded in glass, so that it will be a more modern-looking building in tandem with the second tower!
