I will start this thread for condos that are repossess or mortgage...In this way we can help the seller, whose property might be just repossess by the bank or the developer and thus helping the buyer with a baragin price...

^^ I'm not that familiar with the banking or repossesing laws here in Phils so I'm curious since I have not explored that field yet...

So if a buyer has their unit paid by in-house financing, say in the case of that Forbestown unit, then the developer repossesses it and sells it?

And for that Greenbelt Park Place, since the owner already has some equity on it, when the unit gets repossesed, he is still entitled to the equity he put in?

Also, what is the deal with buying repossesed properties? Is there something from the deal we have to be extra careful about?

@queetz...What I had been advertising here for now is not a bank repossession...it is from megaworld projects wherein buyers did not fullfill their obligations for the full payment with the turnover...

Megaworld tries to help buyers who cannot pay..either they transfer their funds to another new project or we try to sell it (brokers) to interested parties with the same price as the owner bought it during pre-selling...

Repossess properties are the best buy, because you get it in a bargain price and at the same time, you don't have to wait for your unit...it's already delivered..and you can earn from renting it out...so you can divert your rental income in paying the creditor..either megaworld or other banks....

Right now,Megaworld is affiliated with security bank with a low yearly ineterest starting at 5% per annum...

for the greenbelt park place...the owner has a certain time period...for him to sell it or transfer his fund with another project or hold his fund with megaworld...but it cannot be refunded...he can only hold it or divert it to other new projects...so for example...the owner is trying to sell it...if somebody from here buys that unit...the owner will be paid with his equity in cash or terms...depending on the negotiation of the owner and the buyer..plus the remaining balance at megaworld for 2 years without interest...

I hope I answered all your questions...btw..the banks has a different scheme...most of them offers cash sales....

Honestly, they don't declare it...because repossessed will benefit the developer..and it will be so easy to resell the condo which is already ready for occupancy....but I know..there's like a 10% rate....

and if a buyer defaults payment.. they don't get refund.. so dyan talaga kumikita ang developers.. imagine they can still sell the property and still have the original buyer's money.. tapos the 2nd buyer will default again.. tiba tiba lalo!

^^ By some coincidence, the purchase in question is from a Megaworld Project. At least I know who I can refer her too in SSC to seek help just in case. ;)

Also I'll be watching this thread closely for properties I may want to buy myself since my pending deal with another condo doesn't seem to be happening since they have not responded to my offer as I wrote this post... :rant:

^^ Well, I was hoping that I would get something out of this thread but since no ads for condos that I want, I decided to invest my money somewhere else (for now).

Anyways, with regards to advertising, it would be nice if people do ask permission from the mods prior to them advertising but given that a huge part of Projects on the Rise is providing info through advertising for projects that we all want to follow (and invest in), it would be hypocritical if we were to start to single out smokingguninmanila now while others routinely get away with over marketing their products.

I think advertising is okay as long as its in the spirit of the thread and the forum section, not done to the extreme and not shoved into their face (like some marketing people that I know here). Plus a lot of people, including yours truly, will indeed benefit greatly from this thread through the exchange of useful information. No one is obligated to buy anyway and if any form of advertising is banned from the forums, most Project thread in all forums would all be locked since info in those threads are mostly advertising anyway.

Of course, if someone decides to start a classified section in Samahan selling stuff from cars, cell phones, etc, then that is clearly a violation of the forum rules.

Well as far as I can see...all the threads here in rise projects...isn't that promoting and selling the project? It's just my opinion...

Anyway...it's up for the moderator to delete this thread...but I know..this can help...and nothing to destroy or any bad blood...

If this is a studio or a one bedroom condo, the ROI is >10 years assumimg you will be paying on the low 3M. I guess you can rent it only 20-25 grand a month tops, but you also have to pay HOA, taxes and maintenance. However, if you believe there will be more than normal appreciation of the property you can take the risk. The property is more for OFW's who want to have a place to stay in the Philippines when on vacation.

thx portludlow for the answer...there is a great demand for the greenbelt area and fort bonifacio right now...and probably ortigas...the rest...i don't know since some condos or condotels are located in a busy and congested area..

Also, It is better for it to be furnish..since most expats wants it furnish...then..you can rent it out on a daily, weekly and monthly basis like Prince Plaze 2 and the rest...

Well last nite I was so hyper from tons of meetings...I had posted in several threads and it was just spontaneous when I do this...I just react instantaneously...there are times..I'm stop by the server for sending 2 messages within the 39 seconds time period..and sometimes...the posting duplicate itself.

My question "really?" was an honest question or meant as a joke and nothing personal... a friend just called up and he knows the other guy and vouch that he's a friend...anyway..because the interrogation reminded me of Congress who always debate on technicalities...for me, it is not the process that should be questioned but the end result...which will benefit others in the long run and not harming others.

Law sometimes can be used for Good and Evil...it can ruin a person's life and it can benefit and give justice to others. But...Law cannot assure you all the time, that justice will be serve.

My writings are funny, rediculous, outrageous....but one thing for sure...they will make you think and ponder...I love to write ..although sometimes my grammars are wrong and I don't even proofread them.

If I hurt some people, then I will give my apology...but remember...if you are hurt or disturb with some postings, that only means that you have some unresolved issues in the back of your brain that you must reconcile with. It can be your ego, belief, pride, principle, fanaticism, or even survival. We have to ask ourselves..."Why am I disturb with this issue or posting?"

I know, there will be a great reaction again and hopefully, some will understand what I'm trying to say. I don't take this personally and for me, it as an expression of airing myself and writing what I feel towards different issues.

now back to business....

Parang gusto ko nang bumilib diyan sa taong iyan.....parang diplomat kung umareglo....overseas phone call...behind the scenes...and without drawing attention to himself brought this misunderstanding to a peaceful resolution. Hindi ko alam na involved pala siya dito.

Well last nite I was so hyper from tons of meetings...I had posted in several threads and it was just spontaneous when I do this...I just react instantaneously...there are times..I'm stop by the server for sending 2 messages within the 39 seconds time period..and sometimes...the posting duplicate itself.

My question "really?" was an honest question or meant as a joke and nothing personal... a friend just called up and he knows the other guy and vouch that he's a friend...anyway..because the interrogation reminded me of Congress who always debate on technicalities...for me, it is not the process that should be questioned but the end result...which will benefit others in the long run and not harming others.

Law sometimes can be used for Good and Evil...it can ruin a person's life and it can benefit and give justice to others. But...Law cannot assure you all the time, that justice will be serve.

My writings are funny, rediculous, outrageous....but one thing for sure...they will make you think and ponder...I love to write ..although sometimes my grammars are wrong and I don't even proofread them.

If I hurt some people, then I will give my apology...but remember...if you are hurt or disturb with some postings, that only means that you have some unresolved issues in the back of your brain that you must reconcile with. It can be your ego, belief, pride, principle, fanaticism, or even survival. We have to ask ourselves..."Why am I disturb with this issue or posting?"

I know, there will be a great reaction again and hopefully, some will understand what I'm trying to say. I don't take this personally and for me, it as an expression of airing myself and writing what I feel towards different issues.

Usually banks post listing of foreclosed properties (some are available on the net).. I have a friend in Maybank, he got a lot in San Andres Manila (50sqm) for almost 1M. First come first serve yata yan, sometimes may bidding.. sometimes may price na talaga.. usually ang mga nauuna dyan eh mga bank employees..

Sa Bangko Sentral ng Pilipinas website meron some assets for sale, nandun din ang procedure on how to buy a foreclosed property. UCPB also has some foreclosed properties --- they also have payment plans. Meron din UnionBank and Banco de Oro.

financing is possible. most likely it will be facilitated within the same bank which owns the foreclosed property. the Asset Management and Disposition Group will usually refer you, the interested party, to the Consumer Lending Department.

kung naghahanap kayo ng foreclosed, let me know what you're looking for. i usually scour the freshest of lists of various banks looking for a good deal :) then i'll inform you.

I do believe that the new developments are overpriced compared to the resale apartments, (excluding where people are being unrealistic with price or flipping a new development). I d be interested to know how long it takes to sell a top end apartment in makati, as they do seem to be on the market a long while. Which suggests to me the currency strength and output of new apartments may already be meeting demand and perhaps set to create an oversupply.

That would be perfect for me, as I dont want to spend more than 50,000 to 60,000 per metre for something good.

you are right Robert. two developments side by side with each other can have the following differences:

Resale unit in an old condo - priced at 65K/sqm at most (bank foreclosed)
New unit in a preselling condo - priced from 90-100k/sqm.

there are new units priced at 75 - 85k/sqm elsewhere, and Megaworld has this unit prices on some of their McKinley Hill developments as well as on the Manhattan Garden City development.

i tried scouring the net for possible foreclosed properties. i've seen something that's selling at 65k/sqm. it's a 3BR unit at Pacific Plaza along Ayala avenue across Intercontinental Hotel. If a unit up there is priced at 65K, then units within Salcedo Village could be priced at lower value - maybe below 60K/sqm.

I read somewhere (forget where since it was a year ago) that condos in Manila depreciate over time due to several factors:

1. The mortgage market does not support secondary sales. Developers offer their own financing which makes it easy for buyers. If you go through banks its harder with shorter terms and higher rates. Now, where most condos are bought by OFWs, reselling will be tougher since the local population do not earn as much as OFWs.

2. Maintenance -- most buildings are not maintained to par --- see for example Megaworld's condos in Eastwood. And Megaworld is supposed to be one of the top property management/developer firm.

3. Maintenance fee --- usually increases disproportionately to service. Home owners have little say on fees unlike in the US.

I saw that Pacific Plaza 3 bedroom for sale I think 6 months ago. It hasn't moved and is now in the rental market as well. I think the fees on that one are very high which may factor into it not selling.

There is also a 2 bedroom in Serendra One being sold by its owner for 15 million which has not moved either in the last 6 months or so. And this one is almost brand new but in the secondary market -

I did not get my foreclosure list yet, but am waiting patiently.

It certainly is a curious real estate market in Makati, with properties far exceeding the normal price multiples of properties in Mayfair London for example, (assuming normal flat not one of new uber apartments by the Candy Brothers), when using average incomes in both countries.

Obviously therefore the Makati market is not driven by local salaries but by overseas investors and or the tiny local elite.

Re: 1. I can well believe this point ReitTrader, which suggests the artificiality could be whipped away at some point if developers withdraw.

Re: 2. I disagree in some developments, the ones I favour such as Salcedo Parkview, Asia Tower, Salcedo Place; the properties are well maintained.

Re: 3. True; but isnt it the same the world over, I m paying £6k pa sterling on a flat in Manchester UK for example; I admit it is 300metres, but still.

As I wont be relying on a mortgage and using cash, once I get over the 'Hey he is a white european, he ll pay anything', I think I ll find what I want.

Any recs for good realtors individuals or firms. Research from web indicates many useless sites, many outdated prices; much stock but not so hot on the details often too.

Wow. Someone is asking 35 million for a 220 sqm bi-level penthouse in TRAG, then theres a 244 sqm unit in Rizal Tower (rockwell) for 26 million, I know which one I'd go for! That's a difference of 9 million. :nuts:

newbie on this website...are those condo units really available for sale? is the market supporting that many units? and arent there several new projects in the pipeline nearing comletion? I'm wondering if now is the right time to buy?

I'm helping an aunt who plans to retire in metro manila and is interested in buying a condo around Makati-Pasig-Ortigas area, and it looks like the listing prices that I saw on a per square meter basis have wide differences...hard to figure what the "reasonable market price" is.

IT really depends on the definition of Decent Living.

If you're aunt expects to live in Forbes and eat out everyday in fancy restaurants then this will not be enough.

But if she want's a decent house in a nice neighborhood with a couple of help who will cook for her and watch out for her then the sum is very doable!

^^Eating out everyday – wow, I don’t know of anyone that has that kind of lifestyle. No, my aunt is actually very frugal. She saves soda cans and anything that has a redemption value. She has a very modest lifestyle but she is known to splurge on antiques. She is very mobile at a young age of 67 and is very independent. Maybe hiring a house help to assist her around the house is a good idea. But knowing my aunt, she will probably resist it. Oh well.

I agree, if you aunt is very frugal then 2000$ or 84-86k PHp a month is a lot! I mean this for direct expenses of course (food, shelter, basic health) and not major expensive hobbies. Depending on how expensive her tastes are (or cheap!) she should have a lot of disposable income for hobbies, vacations , extras.

Hi guys, thanks for your responses. I shared them with my aunt and she asked me if I know you guys personally. LOL. I thought she would make me do a PowerPoint presentation about her options when she decides to buy her new dig. LOL. Anyway, kidding aside, she is very excited that her lifelong dream is reachable and maybe just a few months away. She became emotional as she we talked about it. She left the country when she was 23 after completing her CPA exams, and in all those years, I think she only visited the country once or twice, I can’t remember. So our next step will be to visit Manila maybe after the rainy season. I really wish she can find her new home. She is really such a special lady.

I felt very uneasy that I have to pay the owner directly. I have bought properties here in the states before. I remember that I always make the check out to the seller's lawyer's name. Then, the lawyer is responsible for getting the funds to the seller.

Go through escrow. Don't give the money directly to the owner.

Hmmm -- is there such a thing as escrow in Manila? Here in the US that's the way real estate transactions are handled -- by an independent third party.

i think i'm going this route, instead of buying via pre-selling. i'm interested in a unit to live in, not for investing. i'd prefer somewhere in the BGC, makati or mandaluyong area.

i'd like to be able to live at the unit asap, instead of having to pay rent and pay the amortizations while waiting for the construction to finish.

we have available resale condos in salcedo village ranging from 233 sqm up to 323 sqm starting at 40,000 pesos per sq.m. these condos are 10 to 15 years old but very well maintained and are very low density. each floor contains an average 2 units per floor.

for example a 323 sqm condo near RCBC plaza costs only Pesos 12.5 million per unit net of taxes etc. and it is managed by Ayala property mgmt. it has so many pluses but sadly it doesnt have any amenities like pool. but just the same if you are looking for more privacy and exclusivity and a much bigger space at that, then this could be a worthy choice especially for retirees. i bet you all know that new condos are far more expensive and a lot smaller in sizes. just contact me at msc_3078@yahoo.com if you have any questions and inquiry!!!

I thought before the global recession that prices in Makati, probably had to head down, now I m positively certain of it.

If you look at the length of time resales stay on the market, the level of new condos coming on stream and the fact that basically only expats, and the local uber rich can afford these prices of 1000 plus per metre. It is a warning sign. There is no depth to the market. Sure, 7 million is cheap to most western eyes, (though not astoundingly cheap), for a 70 metre condo in a capital city, but at the rate they are building them, once they ve satisfied foreigner demand, who on earth from the local population can afford these prices ?

If supply were really constrained it would be a different story, but 2009 and 2010 will see a flood of top tier condo's come onto the market. I say top tier, I mean that in pricing terms only, because the construction quality, is inferior to the older blocks by some way.

Which is why I m going to go for a very well maintained, old condo in a good spot. I think condiminiumsph has a good selection and some are at reasonable prices, (though not so sure how upto date some of the prices are), also condo.com.ph, has a good selection at a bit more aspirational prices. I am frustrated though at the way property is marketed in the phils, with people putting prices up on property which hasnt shifted upon you making an enquiry and the seemingly massive disparity between asking prices for the same product. It is all so confusing!

I d be interested to hear what people consider salaries are for professional local people working in Makati, to better understand whether I am being totally unreasonable in my view that prices are structurally too high for the country in the financial district, or whether I m missing something.

Hi guys, I'm selling my Manhattan Garden City Parkway Tower 3 studio unit, assume balance.

It's a 22.5sqm studio at level 23. Paid for 2-yrs now, then you may continue the same payment scheme for another 3yrs. Upon unit T/O (2012), 50% of TCP.

I'm not including the price appreciations that my unit took along its contruction period, hence, I'd be willing to sacrifice it in favor of my transferee. I'm only interested to have my investments returned expeditiously. :)

I agree. BSA Tower has a better location and it is a tad overpriced. I have been looking at units at the BSA Suites. The prices are ok compared to other Makati CBD condos (below Php 80K per square). The only thing that gets me is that BSA Suites and Tower are just a notch higher above Cityland in terms of quality and re-sale value.

BSA Tower has a better location since it's right across Greenbelt 5. however, I noticed that the resale units there are overpriced.

What factors do you look at... or how do you evaluate a pre-selling project?

I'm planning to sell my unit in Manhattan Garden City Parkway Tower 2. I will be migrating hopefully this year. Still thinking whether to rent it out but it might be too much of a hassle.

a) selling price in the deed of sale?

b) zonal value (local government unit/BIR)?

c) fair market value determined by the city/municipal assessor?
