Peel Plan Liverpool Whopper

Only weeks after Liverpool set a new height record with a proposal for a tall building, it looks like being broken again, this time by developer Peel.
Located literally in the Princes Dock near the likes of the under construction Alexandra Tower and the finished City Lofts Tower, the proposal will be built on an island surrounded by water in the middle of the dock and connected to the dockside by a pathway.
The tower on an island has been on the plans for the area since they first surfaced but with the specifications of sixty floors of the project has been put to four architects practises - AFL, Broadway Malyan, Chapman Taylor and Benoy who will be all competing to deliver a landmark scheme that Peel like the look of. If built, it is set to be the tallest tower in the United Kingdom outside of London, trumping Manchester's 188 metre tall Inacity Tower.
Called the Shanghai Tower in recognition of the links between Liverpool and Shanghai including their similar historical waterfronts, it will have 93,000 square metres of space including Liverpool's first five star hotel not to mention a helipad on the roof and basement parking underwater in the dock. Yellow submarines will be optional.
Despite big ideas Peel do however have a poor record of delivering skyscraper projects with all their previous proposals including the Quay Point Towers in Manchester having failed to shape up to the initial big announcements.
As to whether this one hits the same problems as Quay Point or continues the momentum that Liverpool's waterfront is now getting, only time will tell.

Newcastle Guy July 27th, 2007, 11:39 AM As it contains offices, this could very well turn out to be the UK's first 200m+ tower outside London. And all this just a week after a 170m tower was announced for the city. I think we know which city in the UK will have the best skyline after London then:)

I beg to differ. Liverpool's had huge hurdles just to get a 140m tower. It's going to take a while for this to get approval but it should if they are persistant and dont give up like alot of other things Peel do.
They are'nt the most reliable but 50% of thier projects to break ground and I hope this is one of them. However on the skyline front. I would watch out for Manchester within the next 3/4 weeks.

Twinned cities who's trade goes back a long time. The Bund in Shanghai actually has buildings which are basically replicas of Liverpool buildings, the least we can do is name a tower (which was inspired by shanghai) after them..

hugh July 28th, 2007, 07:32 PM I've long recognised the similarity between the Liver Building and the Bund - or Waitan - in Shanghai. Nevertheless, naming the proposed tallest building in Liverpool, 'Shanghai Tower', still strikes me as being over the top. Perhaps the city on the Huangpu will reciprocate?

I know they were off the cuff suggestions, but the sad thing is a lot of new developments have bland names chosen by committee. The Marine Way Bridge in Southport; One Park West, Liverpool. I'd hope that by naming it Shanghai Tower it'd maybe make people think about what was in the dock before it. :cheers:

Martin S August 5th, 2007, 10:58 PM Shanghai tower is still very much an outline proposal at the moment and it will probably be two months before we see any renders. Then, we should have four sets to choose from as it will be an architectural competition. Whether the citizens of Liverpool have a say in which is finally chosen remains to be seen however.
As for the name - sounds great to me. Better than just naming it after the developer a la Beetham Tower or plumping for John Lennon Tower. We want to celebrate our global connections and what better way than the first sight of Liverpool that people sailing down the Mersey will see?

Hi guys, l joined the forum months ago, made a couple of posts but have been a serial lurker since! Anyway, I just thought I'd draw your attention to some snippets of interesting and positive bits of information I came across today in the new LDP Business magazine. If anyone has a copy, there is a double page spread (pp. 66-67) on progress with the Shanghai Towers scheme. It mentions that Peel has been in talks with a Chinese business about financing and occupying its proposed tower, adding, "The North West property group wants to form a joint venture deal with China Container Shipping Line, a multi-national group based in Shanghai. Its a state controlled enterprise that operates 440 vessels and has 260 branch offices around the world... Peel has been flagging up the scheme to interest groups and says it has received positive feedback so far. It currently has teams of designers and traffic consultants drawing up a mini masterplan which should be published later this year. It's possible a full planning application could be lodged later next year."
I've tried searching on the new LDP website for a link to the article, but to no avail! It's quite extensive so, I'm just quoting the main bits!
There are two further Liverpool Waters related articles in the mag. One, on page 10, reports that Peel could have a planning application for a "proper cruise terminal" ready within 3 months. By proper, it goes on to explain that, in contrast to the berth which opened last September, this one would be complete with passenger facilites and baggage handling, enabling it to be a point of departure, rather than just a port of call.
On page 6 of the magazine, there is an article on Peel's attempts to clear the King Edward Industrial Estate of tenants. Apparently, they face opposition from some of the tenants, most notably Printfine, which is described as Liverpool's fastest growing company. The article also makes reference to Peel's objection to the King Edward Tower on the grounds that it would detract from its own scheme.
Anyway, just thought I'd let you know about these snippets of information. News like this plays down the notion that Liverpool Waters is a pie in the sky development and makes me more confident that the plans will come to fruition!
On a wider point, for those of you who can get hold of it, the magazine is really informative and great for Liverpool regeneration nerds like me! There's a section looking at the economic impact of Capital of Culture and another highlighting the potential trade links between Liverpool and China. All in all, a great read!

Myself given the collapse of the few tall tower initiatives beforehand, I think there's a very small chance of this actually getting past the planning phase.
