I have been wondering what was going on here, I have seen construction activity for a few weeks. It's the condo building across from Publix. Parking was always the problem with retail in this building, there just isn't much there.

Phillips Development and Realty LLC has purchased the 12,000-square-foot office and retail segment of the Parkside of One Bayshore condominium tower along Tampa's Bayshore Boulevard.

The Tampa-based company bought the ground floor of the 18-story building from Crescent Resources LLC for approximately $3 million, or $250 a square foot.

Phillips will relocate in September from its current office at 1510 W. Cleveland St. to a new 7,000-square-foot space at Bayshore and West Platt Street, according to a release. It will lease 2,000 square feet of its space to the Republican Party of Florida.

The remaining 5,000 square feet will be leased to retail tenants, including a high-profile coffee company, Phillips stated.

Phillips has several developments in Tampa including Casa Bella on Westshore, which was recently converted from waterfront luxury condos to rental units.

It seems like everywhere you go these days, there's a Starbucks. This doesn't surprise me at all actually. There's a Starbucks on Gandy by Himes and Publix in S. Tampa that's been open for a few months. They've got some good frappachinos (I think I mispelled it) there but it sucks that they may have to raise prices.

although happy to see something fill in the space I don't know how well a starbucks would do in that building. I hope it works out.

Company Gets In On Ground Floor

TAMPA - After months of vacancy, the ground-floor retail space of Parkside at One Bayshore has a permanent tenant.

Phillips Development bought 11,000 square feet in the building at Bayshore Boulevard and Platt Street, moving its corporate office from Raleigh, N.C., managing director Don Phillips said.

'You cannot get a better address,' Phillips said.

He said about 4,000 square feet along Platt will be split between a coffee shop and a PharmaCare office. He is leasing space fronting Bayshore to the Republican Party of Florida through the 2008 election.

The remaining space is occupied by the development company.

'Everybody gets a window,' Phillips said. 'It's a nice place to work.'

Phillips said his company has projects from North Carolina to Texas. It is building the 250-unit Casa Bella on Westshore apartment complex on West Shore Boulevard and is scheduled to soon begin building the 401-unit Le Jardine apartments at Spruce Street and Lois Avenue, near International Plaza.

'I moved here 4½ years ago,' Phillips said. 'I just fell in love with the Tampa Bay area.'

Spanish Supermarket Replaces Vietnamese

The Two Gardenias Hispanic Supermarket has opened at 4807 S. Himes Ave., replacing a Vietnamese market.

Manager Jorge Valdivia said his father-in-law Antonio Espino bought the market, which focuses on Spanish and Hispanic products and cuisine.

'We are the place to go for the best Cuban sandwiches and roast beef sandwiches,' Valdivia said. 'We want to be known as the house of sandwiches.'

They also sell some Asian products, a holdover from the previous owner, and tropical drinks, ice cream and beer.

'We are like a mini supermarket,' Valdivia said.

The store is open from 9 a.m. to 7 p.m. Monday to Saturday.

Cafe Juice N' Fruits Surviving Summer

Jennifer Ochoa loves her new job.

She has fun working with partner Gladys Santacruz but wishes more customers would come join them.

'It's what I expected,' said Ochoa, co-owner of Cafe Juice N' Fruits, 3216 W. Kennedy Blvd. 'We wanted to do something quick, not complicated.'

The cafe features fruit juices, fruit salads, sandwiches and quick to-go lunch combos such as grilled chicken with pasta or potato salad. It also offers cookies, smoothies, shakes and ice cream.

Ochoa, who came to Tampa about three years ago from California, said she also owns Maximum Cleaning Corp.

The cafe is open from 8:30 a.m. to 6:30 p.m. Monday to Friday and noon to 5:30 p.m. Saturday.

For condos, better late than never

BAYSHORE BOULEVARD - When people began moving into the Parkside of One Bayshore condominiums in 2005, many eagerly awaited some signs of life in the tower's 11,000 square feet of retail space.

Some wondered whether the hollow ground floor would ever be anything but a depressing row of glass windows, a product of the city's failed condo boom.

Finally, after two years, a sign of life: Starbucks is coming to Parkside of One Bayshore.

"We are very excited about this news and what it will bring to the location," said Allison Fogt, spokeswoman for developer Phillips Development & Realty.

"It already has built-in customers in the condos and is ideal for foot traffic and commuters."

The popular coffee shop will open at the Platt Street and Bayshore Boulevard corner sometime in late spring or early summer, Fogt said. It will include outdoor seating and a terrace.

Starbucks will take up 1,800 square feet, and Phillips Development is using 6,000 square feet for its corporate headquarters until more retail shops arrive.

About two-thirds of the 103 units in Parkside, which cost between $450,000 and $2.2-million, are occupied.

I'm actually surprised the article says about 2/3 of One Bayshore is occupied. If they mean occupied by people living there, then that's better then I expected.

That doesn't sound too far off, I have met or know of several people living there. And when I go to Publix after dark there are a nice mix of lights on.

Good, now all of the joggers can get their caffeine fix at either the beginning or the end of their run. While it sounds like a nice addition, one just has to wonder about the parking, foot traffic from the joggers/bikers as well as the local community in and around that location should be good though.

Yeah, maybe it will breakdown in Malfunction Junction. I still find it that the interchange still doesn't work properly after all that reworking.

Yep, point in case the eastbound I4 flyover exit...1 lane that backs up.

Haha, you guys weren't around then, but I used to bitch about that all of the time, before the work was done. (that it was going to back up right after they were done with it)
