ONE of Kuala Lumpur’s early Malay settlements has been earmarked for development. Rumour has it that the 200- year-old Kg Haji Abdullah Hukum in Bangsar has been marked for a major development comprising condominiums, office blocks, shopping complex and there is even talk of a transit hub to be built in the area. StarMetrospeaks to the residents there to see what they think of the changes that are coming their way.
For most of the remaining residents of Kampung Haji Abdullah Hukum, it is the sense of closeness to the city and the warm neighbourhood atmosphere that they will miss when they move out of their home of more than 30 years. But they all agree that it is time that some form of development take place in the area.
“My family loves this place very much, but if we want our country to be a developed nation then we have to shift and let the proposed developments take place. We cannot be living in this area for our entire lives. But it is not going to be easy to leave this place as it holds many fond memories for all of us,” said V. Mani Velu, who operates a barber shop next to his home.
His shop, situated near the Sri Sakthi Nageswry Amman temple, is shaded by tall coconut trees and has no proper door. It is a popular stop for many seeking to have an economical haircut.
Mani, who followed in his father’s footsteps, said he left school and took up the hair-cutting job at 12 and one of his regular customers, Abdul Samad, 62, has been frequenting his shop from day one till today.
“I have got so used to visiting Mani’s shop that if he has to leave the village, I would definitely look for him at his new shop for more haircuts,” said Abdul Samad who lives in an adjacent village but would often meet up with Mani for tea.
Leong Chong Moi and her husband Lam Kam Chong, who would be moving out of the village with their four children at the end of the year, said they too were happy that the village was going to be developed.
“We heard that a new bridge linking our village and Mid Valley would be built next year and we are very happy over the news,” said Leong, who sells vegetables for a living at Brickfields.
Both she and Lam love taking care of their pet dogs and planting fruit trees around their home in the village. After moving into their new home, they felt it would be impossible for them to continue their hobbies.
“I am going to put my dogs up for adoption and also take on new hobbies when I leave the village,” said Leong.
Traders Mohd Salehan Abdullah and Hashim Othman, who operate a burger and satay stall respectively, felt that the impending development was generally good but they hoped to be able to continue their businesses elsewhere.
“There is no place like home, and this place is just so peaceful and quiet,” said Hashim, who returns to his former home daily to prepare ingredients to cook the satay gravy.
Hashim would spend half a day in the village preparing ingredients and cooking the gravy using the traditional method – over a wood fire.
“Sometimes I stay here on weekdays and only return to the flats where my family is staying on weekends. This is such a homely place to live in,” said Hashim.
He too felt that developing the area was necessary but he would definitely be missing his favourite pastimes such as planting trees and cooking outdoors.
Mohd Salehan, 32, who has been selling burgers for the past 10 years in the village, said he only hopes to be able to find a place to continue his business.
How the village got its name
Haji Abdullah Hukum, whose given name was Muhammad Rukun, came to Malaya at the age of 15 with his father back in the 1800s.
To earn a living he worked as a farmer and a contractor before he started opening lands and villages with the consent of Raja Laut, who was then the Raja Muda of Selangor.
Abdullah was later chosen by Raja Laut to head a mosque in Pudu.
He was also given the authority to start a nursery in Bukit Nanas and to open a village in Sungai Putih (now Jalan Bangsar).
After retiring, he continued to stay in the village in Sungai Putih which is now known as Kampung Haji Abdullah Hukum.

even Kampung Baru which should stay as their original function should have some remaking....
for a kampung to survive, the residence themselves have to be motivated by not letting their house and surrounding looks dirty, shabby and messy...
....if they cannot do such things, no need to blame government. no need to be crybaby!

a kampung like those in malacca is what a kampung should be. a clean, neat with an environment-aware occupants...this one should be protected since it has 'value'
but this kampung(abdullah hukum), people living there don't know how to make their house looks better and how to make their surrounding clean and tidy, still you want them to stay?
the responsible to live in a proper environment/house is not 100% carried by government. this is what typical malaysian thinks...
as i said if they cannot survive, give way to those who can!
and humans are not born to be poor for whole life. living in kampung doesn't mean you have to be poor. Tan Sri Azman Hashim is the best example, raised in kampung baru and now one of prominent figure in malaysia's corporate world.

True, people should not be expecting handouts from the government to keep their homes in good repair, but still ... Reading the interviews at the top of the page it's clear that many of the soon-to-be evacuees are working hard to make a living. :yes:
Seeing the photo posted by Nazrey at the bottom of the previous page, though, makes it clear that the fate of this area is inevitable: demolition and new projects. There's only a narrow strip of old buildings left, and glassy tall buildings are squeezing the ramshackle wooden houses tighter and tighter. It almost looks like two glass armies marching towards each other, ready to stomp out the entire place. Soon the two glass armies will meet without battle, but with the loss of another bit of Malaysian history. :(

i think you have been too emotional in this issue. there is no 'battle' between the rich and the poor. and also no war between modern and traditional.
the history will always be there, people know the 'Abdullah Hukum family' pioneered the land and whether the kampung will be replaced by condos or shopping center, that's not the problem. take Masjid Jamek area for example, when Yap Ah Loy open the land for tin mining trading center, it was a kampung also, the Bangunan Sultan Abdul Samad also sits on a kampung too, but can we said it as a 'lost history'?
for KL, the Kampung Baru alone is enough to be stayed as what they are. people can be too emotional, and sometimes hypocrite too. same case with singapore old HDB flats which one by one will be replaced with luxury condos...it is not a matter of rich vs poor lah. people's lifestyle always need changes. do you expect in next 10 years we should stay in a 2 room house as what our parents used to live in the last 30 years? i cannot see it in such case.

S P Setia Bhd has entered into a memorandum of understanding (MoU) with Datuk Bandar Kuala Lumpur (DBKL) to pay a RM3.6 million compensation to a maximum of 600 squatter families occupying state and private land in Kuala Lumpur.
In a statement to Bursa Malaysia yesterday, S P Setia said its subsidiary, Pelita Dunia Sdn Bhd (Pelita), had agreed to pay RM6,000 to each family pursuant to a proposal made to DBKL to develop the said land into a mixed residential and commercial development as a privatisation joint-venture project.
“DBKL upon receipt of the compensation will pay to the squatter families in the manner he deems fit and relocate them to low medium cost high rise residential units located near the said land, which was developed by DBKL,” the company said.
S P Setia and DBKL would also execute a privatisation agreement within two years from the date of the MoU, it added.
It also said that DBKL had agreed in principle that the project would be carried out subject to approval from the appropriate authorities for the state land to be alienated to DBKL, payment of land premium of the alienated land by Pelita within the prescribed time, and the completion of the purchase and payment of the private land by Pelita.

I don’t think SEAfan was being emotional, but very rational in fact, a lot more than you at least.
I think many people including myself, would love to see that place developed because it lies as nothing more that an eyesore now – kampong turned slum. I never liked looking at it when I take the commuter train or the LRT and am actually looking forward to the new project.
But what struck me recently was this place is 200 years old (according to the papers) and predates KL even! This place apparently ties in with the founding of KL although till today the exact events of the founding are quite unclear. But you seem to be quite certain that Yap Ah Loy cleared a kampung in KL and opened up a trading centre? However I gather that he was actually the third Kapitan Cina in KL and there were others before him who set up the town.
It is also because people with similar unemotional (or uncultured) approaches to history that KL lost countless shophouses in the 60’ to senseless and horrid renovations and structures. They probably thought that they “had to move with the time”. To them shophouses were probably only about 60 -80 years old then and were more excited to raise the skyline of the capital city than preserve these reminders for the future. The worst part is that it is still happening! Experiencing and seeing a historical building/ site is extremely different from reading about it from a book. So even if people know about history as you exclaimed “the history will always be there”, you have still lost an essential part of it.
SEAfan mentioned that development is inevitable there and I couldn’t agree more. But that Osh, doesn’t mean that it can be labeled insignificant enough to be least bothered about it. It would be good that whatever development which comes into that site incorporates a minor tribute to the kampong. At least the LRT station will not be renamed a corny “eco-city” or whatever.

KUALA LUMPUR: SP Setia Bhd’s tie-up with Datuk Bandar Kuala Lumpur (DBKL) to compensate 600 squatter families that occupy several parcels of land a total of RM3.6 million could turn out to be a blessing in disguise as the development would ride on the success of neigbouring projects, said CIMB Research.
The compensation is part of an MoU, which is a privatisation joint venture between SP Setia and DBKL, to develop the land into a mixed residential and commercial development.
CIMB Research said as the land in point was located next to the Abdullah Hukum LRT station and had the Jalan Bangsar frontage, it could be extremely valuable.
“We are pleased that it has signed the MoU as it brings SP Setia a step closer to closing the deal which has been held up since 2000. The long delay is turning up to be a blessing in disguise as SP Setia’s project will ride on the success of neighbouring projects,” said the research house.
“The Bandar Mid Valley project across the river is nearly fully completed, and IGB Corporation Bhd has only one last parcel of land to develop. Moreover, IGB is keeping most of the commercial buildings under construction for rental income and there is very little for sale,” it said.
CIMB Research said Bandar Mid Valley and Megamall were overwhelming successes, adding that the land value in the vicinity had also surged substantially.
It estimated that SP Setia would end up with 8.1 hectares of land for development on a 60:40 joint venture basis.
“The land acquisition price has yet to be determined but we gather that it would be at favourable rates. While it is too early to determine the gross development value (GDV) of the project, we came up with a ballpark estimate of RM2 billion based on a conservative GDV of RM100 per 0.404ha.
“If the plot ratio and the selling prices in the built-up area are higher, then the project could be worth significantly more,” it said.
CIMB Research maintained its 'outperform' recommendation and RM11.50 target price which was pegged to an unchanged 40% premium to realised net asset value.
"SP Setia remains our top pick in the property sector and re-rating catalysts include further progress on the privatisation land and news flow on its geographical diversification,” it said.

I can't help myself not to see similarities with KL now. Kampung are destroyed because they are seen as substandard for a high class city like KL wish to be. The process is always the same, local(usually poor) people received some compensation to be relocated, but of course they can't afford a condo within the new development that take place in their Kampung, so they are spread out further in the outskirt of KL, usually in low quality apartment. It is obvious to me that profit is the principal driver for such projects, not the city improvement. With little investment, any lively Kampung could be transformed in a very attractive place. Cities who took the option of renovate instead of destroying made a long term investment for the town, whereas cities who destroyed their inner cities transformed it into a soulless aggregate of building that will devaluate with time. If you had the chance to travel in old cities (Middle East, Europe, North Africa ..) you realize the value of historic center. For example, look at Paris, they built one tower (tour montparnasse) in the middle of the old city. Now it is obvious that this modern building in the middle of what was once a village is a complete disgrace. Imagine all Paris destroyed in the '60 to become "modern", I don't think people would want to go there anymore. (I am not from France by the way). Bejing destroyed recently residential village areas in the name of modernization, but obviously it profit a few and heritage has been lost forever. Diversity is healthy for KL.
Anyway lah, stop destroying Kampung, upgrade them.

AFTER almost seven years, SP Setia Bhd, Malaysia's most valuable developer, has reinforced its determination to secure more prime land in Kuala Lumpur.
It has agreed on a preliminary pact with Dewan Bandaraya Kuala Lumpur (DBKL) to help it deal with squatters on the land located within the Kampung Haji Abdullah Hukum area opposite the Mid Valley Megamall.
And it has even offered compensation for the 600 families who reside there.
It now stands a better chance of buying and developing the land, estimated at some RM300 million, analysts said.
The 10.8ha freehold site is intended for a residential-cum-commercial job.
"SP Setia's chances are good because DBKL is behind it," an analyst who requested anonymity told Business Times.
"I think it is feasible because SP Setia has an MOU (memorandum of understanding) with DBKL. Moreover, it is going through proper legal channels, and the squatter families will be compensated," said another analyst.
Officials from SP Setia declined comment.
Commercial land within the 10.8ha (1.2 million sq ft) site could be worth an estimated RM250 a sq ft, according to S.K. Brothers Realty (M) Sdn Bhd general manager Chan Ai Cheng.
SP Setia's wholly-owned unit Pelita Dunia Sdn Bhd had last Tuesday signed an MOU with Kuala Lumpur mayor Datuk Ab Hakim Borhan to compensate and relocate up to 600 squatter families.
SP Setia will fork out RM3.6 million, which works out to RM6,000 per family. How much each family will eventually get is, however, within the mayor's discretion, the developer told Bursa Malaysia.
A privatisation agreement between the MOU parties will follow in two years from the date of the MOU.
Pelita Dunia was originally a joint venture entity between SP Setia and Yayasan Gerakbakti Kebangsaan's subsidiary YGP Holdings Sdn Bhd. The joint venture company was formed in 2000 to develop the tract.

The Board of Directors of S P Setia wishes to announce that Pelita Dunia Sdn Bhd ("PELITA"), a wholly owned subsidiary of the Company has on 21 August 2007 entered into a Memorandum of Understanding ("MOU") with Datuk Bandar Kuala Lumpur ("DBKL") whereby PELITA has agreed to pay through DBKL, compensation to a maximum of 600 squatter families occupying the following Lands, amounting to RM3,600,000.00 ("the Compensation") calculated at a rate of RM6,000.00 per squatter family :-
(a) "State Lands" means all those pieces of lands in the state particularly described as Lot 3345, Lot 39, Lot 237, Lot 160 and Lot 238 of Seksyen 95A and 98, Bandar Kuala Lumpur, Wilayah Persekutuan Kuala Lumpur; and
(b) "Private Lands" means the six (6) pieces of lands owned by private owners particularly described as GRN 29879 Lot 16, GRN 24355 Lot 5, GRN 27156 Lot 30 Seksyen 095A, GRN 27157 Lot 29 Seksyen 095A, GM2506 Lot 215 Seksyen 0098, GRN 25790 Lot 42 Seksyen 0098, Bandar Kuala Lumpur, Daerah Kuala Lumpur, Wilayah Persekutuan Kuala Lumpur.
(hereinafter referred to as "the said Lands")
PELITA has agreed to pay the Compensation pursuant to a proposal made to DBKL to develop the said Lands into a mixed residential and commercial development ("the Project") as a privatization joint venture project.
DBKL upon receipt of the Compensation will pay to the squatters family in the manner as he deems fit and relocate the squatters families to a low medium cost high rise residential units ("residential units"), located near the said Lands, which was developed by DBKL.
DBKL has agreed in principle for the Developer to carry out the Project subject to the following:-
a) Approval from the appropriate authorities for the State Lands to be alienated to DBKL;
b) Payment of land premium for such alienated land by PELITA within the prescribed time; and
c) The purchase and payment of the Private Lands by PELITA is completed.
The parties to the MOU ("the parties") would subsequently execute a Privatization Agreement within a period of 2 years from the date of the MOU on terms and conditions to be mutually agreed upon by both parties.
The MOU will not have any material effect on the issued and paid up capital, net assets and earnings of the Company for the financial year ending 2007.
None of the directors, substantial shareholders and persons connected to such directors and substantial shareholders of the Company have any interest, direct or indirect, in the MOU.

allurban October 16th, 2007, 07:38 AM Diversity of course is important, but kampungs in KL which one to you come across that show quaint and beauty of Malaysian traditional kampungs.Rubbish strewn all over and houses run-down.Not good for tourism eh..I think the Abdullah Hukum neighbourhood would change positively if they just built a bridge across the river from MidValley...instead of building the monster bridge all the way to the LRT station....
that way, people can still cross over but would actually walk through the Kampung to get to the LRT station...
if it is shaded and leafy and safe...well, why not...I'd rather walk through a pleasant kampung than a tunnel covered in ads.

It may not have been exactly a model neighborhood, but I'm still not happy to hear of its demise.
I won't judge on whether or not KL will regret the decision to wipe out this kampung in the future.

As what can I see is that the demolition covers whole area, but still have some houses remain standing there, also noticed large pieces land behind old Unilever warehouse has been cleared.

Nevertheless, this skybridge will enable commuters that using rail transport to have another alternative to MV instead of KTM alone...and add more passengers to AH...

after talking with a granddaughter of the Kampung Abdullah Hukum's pioneer (Hj. Abdullah Hukum.....of coz he was!), she said those demolished by DBKL are houses built on government land/state land. yes, they are part of KAH and sharing the same history but their family are not originally native of KAH.
those left are the houses belong to abdullah hukum's family. and since the land is 'Tanah Lot' (private owned land), DBKL has no power to demolish them and the owner refuse to leave. According to the old lady, there are 6 families of abdullah hukum who are still living there....
so this is the house of Hj. Abdullah Hukum...still standing for more than 100 years!!

Keluarga mahu jadikan warisan sejarah negara
KUALA LUMPUR: Keluarga pengasas Kampung Haji Abdullah Hukum di sini meminta kerajaan tidak merobohkan rumah pembuka kampung itu untuk tujuan pembangunan sebaliknya dikekalkan sebagai rumah warisan sejarah.
Rumah yang dibina Abdullah Hukum atau nama sebenarnya Muhammad Rukun dipercayai kini sudah berusia lebih 120 tahun tetapi masih kukuh dan dalam keadaan asal tanpa sebarang pengubahsuaian.
Abdullah Hukum membina rumah berkenaan selepas beliau dilantik Sultan Selangor, Sultan Abdul Samad sebagai salah seorang Ketua Masyarakat Kuala Lumpur dengan gelaran Tuk Dagang Dianjuk dan dibenarkan membuka kawasan Sungai Putih (sekarang Jalan Bangsar).
Cucu Abdullah, Esah Hassan, 71, ketika ditemui Berita Minggu berkata, mereka akur dengan arahan kerajaan supaya semua penduduk Kampung Haji Abdullah Hukum berpindah ke penempatan baru tetapi meminta kerajaan mengkaji semula tindakan merobohkan rumah bersejarah itu.
“Kami bukannya mahukan apa-apa. Cuma minta kekalkan rumah ini dan jadikan bangunan bersejarah. Generasi muda akan datang boleh melawat ke sini dan mereka akan tahu sejarah asal tempat ini.
“Kami akur rumah kami dirobohkan atas nama pembangunan dan kemajuan, cuma mohon simpati demi menjaga nilai sejarah negara. Mungkin bagi pemaju, rumah usang ini tiada nilai apa-apa, sedangkan ia sebenarnya tidak ternilai daripada aspek warisan negara,” katanya.
Rumah sejarah itu masih mengekalkan warna asal iaitu merah hati serta mempunyai tangga batu yang dibina berdasarkan ciri rumah orang Melaka, dipercayai mengikut cita rasa isteri Abdullah Hukum, Zainab Ismail yang berasal dari Melaka.
Tinjauan Berita Minggu mendapati rumah itu mempunyai 18 tiang yang diletakkan atas pelapik batu batu besar mempunyai keluasan kira-kira 100 meter persegi. Kayu asal membina rumah itu dipercayai jenis cengal masih dalam keadaan elok, cuma tangga batu kelihatan merekah.
Kawasan Haji Abdullah Hukum ini dibersihkan sepenuhnya untuk projek perumahan dan pembangunan di mana semua penduduknya termasuk penempatan setinggan sudah dipindahkan ke kawasan berhampiran termasuk Apartmen Pantai Dalam dan Apartmen Haji Abdullah Hukum.
Ketika ini, hanya ada beberapa rumah yang belum dirobohkan iaitu rumah asal Abdullah Hukum, surau Haji Abdullah Hukum, tiga rumah ahli keluarga Esah serta sebuah rumah di hujung kampung milik Asiah Rashid, 85.
Rumah asal Abdullah Hukum semakin ditelan arus permodenan dan kini terletak kira-kira lima meter dari Apartmen Haji Abdullah Hukum, kira-kira satu kilometer dari Pusat Beli-Belah Mid Valley dan kira-kira 500 meter dari Stesen LRT Abdullah Hukum.
Esah yang berkahwin dengan Muhamad Amir iaitu sepupunya dan juga cucu Abdullah Hukum berkata, rumah itu mempunyai sebuah loteng di tingkat atas tetapi sudah dirobohkan selepas datuknya meninggal dunia pada 1930-an, manakala bahagian lain dikekalkan.

Property Talk: By S.C. CHEAH
“THEY have really done a good job!” These words came from the CEO of a major property development group while we were having lunch at the KL Hilton, the day before the official launch and groundbreaking ceremony of the Platinum Park by Deputy Prime Minister Datuk Seri Najib Tun Razak on Jan 22.
The CEO was surprised when I answered his question that the 50-storey office tower that would be sold en bloc as mentioned in my column on Jan 21, is in Platinum Park and that the developer TTDI Development Sdn Bhd (TTDI) is selling it to Felda for RM640.7mil, or about RM930 per sq ft.
This is indeed a major coup and many industry players did not know about the sale or details of the Platinum Park development. It was the best-kept secret. The TTDI management has for the past four to five years worked hard to amalgamate the bungalow lots and came out with a winning concept. It has kept quiet until it was time to blow the trumpets with fanfare.
About 1,000 people were invited for lunch and to witness the signing of the agreement to purchase Menara Felda and launch under a big tent at the project site at the corner of Jalan Kuda and Jalan Stonor. The night before the launch, more than 50 members of the media came for a preview-cum-dinner at the site show room.
Did TTDI come in too late into KLCC?
Group managing director Datuk Johan Ariffin does not think so. “I don't think we missed the boat but instead, we have caught the market on an upswing. “The earlier condos were priced around RM650 per sq ft but now they have shot past RM2,000. The secondary market in One KL is reselling at RM2,500 per sq ft,” he said.
“We've taken a good amount of time to carefully plan and conceptualise this project. We haven't finished on the retail planning,” he said, adding that he was unperturbed with talks of a glut of high-end condos in the KLCC area. We don't have that many units and it is less than 5% of the total supply in the area. We are targeting a niche upper band, a very select group,” he said.
In fact, at RM2,000 to RM2,500 per sq ft as the indicative price for Platinum Park's luxury condominiums, it will help to pull up the price structure of similar high-end developments in the periphery of KLCC and those further away.
There is an upcoming RM3.6bil to over RM4bil mega development in Kampung Abdullah Hukum at Jalan Bangsar that may also benefit from any spill over demand from the KLCC.
If the condominiums or offices in this project that is adjacent to the Mid Valley City, were to be priced at around RM600 per sq ft, it would be an attractive proposition, as Bangsar is also a prime area but the price would be a mere quarter of the top end of KLCC prices.
What makes Platinum Park exciting is that it will have a RM20mil, 1.5-acre private park and cobblestone walkways that will give residents, office workers as well as visitors to its retail outlets a “back to nature” feel. For the residents, it will be an exclusive domain to live, work and play.
As RSP principal Hud Abu Bakar said, there would be lots of lush landscape and water features as well as state-of-the-art CCTV surveillance and sophisticated fibre optic lighting, some of them set in glass structures. It will be an exciting, uplifting and happening place.
He explained that the instead of having sharp edges, there would be curved buildings that maximises on the view, ventilation and is harmonious with the surroundings.
“It also minimises reflection from the sun and deflects the wind more evenly. Our inspiration is also taken from the form and function of a car that has character, is dynamic and progressive,” Hud said, adding that Platinum Park would be the “climax of the Jalan Stonor development”.
In designing Menara Felda, he said its oblong shape is derived from the shape of the palm seed while the top of the building resembles a leaf that symbolises Felda as an agriculture body.
“When this tower is lit up at night, it takes on a very nice shape. When you come out of the KLCC, you can see straight at this tower,” he added.
Platinum Park will have six ingresses and egresses. From the North, one can drive into the development from Jalan Ampang and Jalan Binjai; from the East its from Jalan Tun Razak and Jalan Kuda, from the West it is from Jalan Stonor and from the South one can come in from Jalan Kia Peng and Lorong Stonor.
The neighbours are also all first class projects. Just across Jalan Stonor is the newly completed Binjai twin-block condominiums and the existing Stonor Park. The proposed Suria Stonor condominium is next door while Magna Prima's Avare, another high-end condominium is under construction at the rear. Across the road at Jalan Kuda are The Oval condominiums, also being built.

SP Setia Bhd, Malaysia's most valuable property company, aims to double its net profit in four years, helped by new product offerings and overseas expansion.
The company expects overseas businesses to contribute equally to its net profit and revenue by 2012, said group managing director and chief executive officer Tan Sri Liew Kee Sin.
SP Setia, which has a market value of some RM5 billion, made a net profit of RM260 million for the 12 months ended October 31 last year.
Its revenue was flat at RM1.15 billion.
"We are looking at launching new projects in nearby neighbouring countries, which we can effectively manage.
"There is huge potential in Southeast Asia. Besides maintaining a steady growth in Malaysia, we will launch projects in new markets," Liew told reporters at Invest Malaysia 2008 in Kuala Lumpur yesterday.
The firm has 1,937.12ha in Penang, Johor, the Klang Valley and Kota Kinabalu, Sabah, with 16 ongoing projects worth RM30 billion.
This year, it will launch four projects in Malaysia and one in Vietnam, worth RM5 billion collectively.
Earmarked for next year is a mixed development project at a 8.1ha site opposite the Mid Valley Megamall development, in a joint venture with City Hall.
The project will comprise mainly commercial components such as shopping, retail and offices, and also apartments and condominiums.
In Sabah, SP Setia plans to launch several tourism-based developments, after unveiling plans for its first venture in the state, a RM1 billion mixed development project in Tanjung Aru - dubbed Aeropod.
Aeropod is a major bet on the economy of Sabah, which is set to benefit from an 18-year development plan, estimated to attract investments of more than RM100 billion.
Liew said the group is keen to build eco-friendly developments in Sabah, which is in line with its aim to diversify its geographical concentration to other high-growth states and international markets.

KUALA LUMPUR: SP Setia Bhd is set to finalise a joint venture (JV) agreement with Dewan Bandaraya Kuala Lumpur (DBKL) to develop high-rise residential cum commercial project on a 20-acre (8.1ha) plot located opposite the Mid Valley City.
Speaking to reporters at Invest Malaysia 2008 yesterday, SP Setia’s managing director Tan Sri Liew Kee Sin said the company secured an approval from the Economic Planning Unit (EPU) seven years ago for the project.
Although it had subsequently signed a memorandum of understanding (MoU) a few years ago with the DBKL, a privatisation agreement is still pending.
“We expect to finalise a deal with DBKL soon and launch the project next year,” said Liew. However, he declined to reveal the value of the project.
Squatters residing on the land were relocated to nearby apartments recently, indicating that the project is making progress.
The JV between SP Setia and DBKL will be similar to previous deals such as the one between IGB Group Bhd and DBKL for the now completed Mid Valley City project. Under such deals, DBKL would provide land while developers such as SP Setia or IGB carry out the development work and invest in the infrastructure.
Heading the country’s largest property developer, Liew said he was positive on the recent changes taking place in the country’s political landscape.
“I think the changes are good for the country, even though some of my friends have lost (in the election). It is good to have competition (in the political landscape) and because things will get better,” said Liew.
For instance, in Penang where SP Setia has major on-going property projects, he felt there should not be any problems as the new Chief Minister Lim Guan Eng has called for more openness and transparency, which has always been the group’s practice.
Having gone through the 1998 financial crisis, Liew was also unfazed about a potential slow down in the domestic economic growth that may affect property sales.
He said the group’s exposure in the property sector was well spread out, covering different regions with different products for several market segments. With certain adjustments of the project’s portfolio, the group can capture the market segments where demand is still strong.
Also, SP Setia’s property development projects in Vietnam was picking up steam and this would reduce the group’s dependence on the Malaysian market.
“Our target is that by 2012, contribution in terms of turnover and earnings from our overseas projects will be higher than Malaysia,” said Liew.
SP Setia is on track to meet sales target of RM1.8 billion for the current financial year ending Oct 31, 2008. This figure is within reach as sales have already reached RM646 million for the first four months of FY2008 compared to RM290 million in the same period last year.
SP Setia planned to launch five projects in FY2008 with total gross development value (GDV) of RM5 billion. The group has a remaining landbank of 4,783 acres (including in Vietnam) which are sufficient for its volume of development works over the next 10-12 years, with estimated total GDV of about RM30 billion.

ABOUT 30 residents from Kampung Abdullah Hukum in Kuala Lumpur marched to the Kuala Lumpur City Hall (DBKL) complex yesterday morning to submit a memorandum demanding that the loacl auhtority fulfil its promise of providing them units at an apartment project.
The residents, accompanied by Ampang MP Zuraida Kamarudin and Wanga Maju MP Wee Choo Keong, had gathered at Dataran Merderka at about 10am to air their grievances.

They represent about 130 households who are in a dilemma over uncertainty of the status of their promised homes at the Apartment Abdullah Hukum.
These residents, who are now renting houses while waiting for their housing units, were supposed to have shifted to the new apartments a year ago.
Last year, the long-time residents of Kampung Abdullah Hukum were asked to move out to make way for the Eco City project by Pelita Dunia Sdn Bhd.
The project includes luxury homes, a commercial centre and a 70-storey tower.
According to Roslan Mat, DBKL has earlier promised that all residents affected by the project will be given a unit each at the Apartment Abdullah Hukum.
The cost of the promised unit was RM51,000. The residents were also promised a compensation of RM6,000 each.
Roslan said all affected residents were moved to the new home stage by stage.
“There are five stages of shifting. All have been moved but shifting for the stage three residents are still pending. The DBKL also have not shown the list of people who are going to be shifted.
“We want to know why is it still pending?” Roslan said.
Roslan, who has been staying in the kampung for 47 years, said the cost of RM51,000 for an apartment unit measuring less than 198 sq meters was too expensive.
“They should give us the homes for free because according to a source from the DBKL town planning department, we were told that the land cost was between RM350 and RM500 per sq feet,” he said.
Roslan also said under the DBKL open housing system (Sistem Perumahan Terbuka), the apartments units were also given to those not from Kampung Abdullah Hukum.
“There are those from outside the kampung and also certain people who got more than one unit. How is that possible?” Roslan said.
Mayor Datuk Abdul Hakim Borhan's personal assistant Shaari Ahmad Junid accepted the memorandum from the residents.

If residential, it is a bit hard to break 300 m height, but if commercial (office building), it may able to break 300 m easily....but even on both types, it should be over 250 m, considering quite a number of 70 storey building or so in the world normally over 250 m....or will they add spire to break 300 m easily?

DEPUTY Federal Territories Minister Datuk M. Saravanan will meet residents of Kampung Abdullah Hukum who are unhappy over the delay in getting the keys to their new homes at Apartment Abdullah Hukum.
He said he would meet the affected residents on May 31 to come up with a solution.
Saravanan said the people should not resort to holding demonstrations but have discussions with the relevant authorities to resolve their problems.

“If they are not happy with the manner in which DBKL is handling the issues, they can approach the FT Ministry to discuss the problems in a cordial atmosphere, and not by holding banners and shouting,” said Saravarnan.
He said holding demonstrations with political interference was not going to help the situation.
“We should nip the culture of protest in the bud because it will create an impression that DBKL only works when there is a protest.
“It should not be that way. I am not saying that there are no shortcomings in the DBKL as there certainly are, but we are working hard to overcome them,” he said.
Referring to the protest led by Wangsa Maju MP Wee Choo Keong on Friday, Saravanan said if the people in his constituency were unhappy with something, Wee should have come forward as the MP representing the Wangsa Maju people to address the matter.
“Instead, we had Pakatan Rakyat MPs from all over at DBKL building. This is not politics. The demonstration is used by the Opposition to gain political mileage,” he added.
Saravanan said he was not aware there was a second group of protesters who had gathered at the Kuala Lumpur City Hall on Friday morning in addition to the boisterous group of hawkers from Wangsa Maju who were unhappy with DBKL's demolition of their stalls.
“Due to the aggressive protest by the Wangsa Maju traders and several Opposition MPs, we were not aware that there was also another group of protesters from Kampung Abdullah Hukum. I only knew about the issue when I saw the news on television on Friday night.
“I then made a call to a resident in Kampung Abdullah Hukum to obtain more information,” he said in a phone interview with StarMetro.
About 30 residents had gathered at the DBKL building on Friday to submit a memorandum demanding that the local authority fulfil its promise of providing them units at an apartment project.
Although most households were given units at the Apartment Abdullah Hukum, the relocation of another 130 households had been delayed.
Meanwhile, DBKL director-general Datuk Salleh Yusup said the City Hall considered the Taman Desa Setapak trader issue closed.
“It is no longer an issue because we gave the traders three days to answer but they failed to respond. The land belongs to the government and now they have to go,” he said.
On May 21, the DBKL had demolished 130 stalls in eight locations in Taman Desa Setapak.
Commenting on another demonstration staged by the Kampung Baru Weekend Market Traders and Welfare Association, Salleh said DBKL owned the land where the market was located.
The association had claimed the land was under the Selangor Development Corporation (PKNS) and did not belong to the DBKL.
“Transfer of the land ownership is already in the process. We obtained the land in 1986 and we have a right to redevelop the area.
“It will be a mixed development that will benefit everyone.
“We will give priority to the qualified local traders to do business once the development is completed.”

KUALA LUMPUR: Angry residents of Kampung Abdullah Hukum gathered at Dataran Merdeka recently to protest against their alleged unfair treatment by City Hall.
Together with Abdullah Hukum Parti Keadilan chief Roslan Mat, residents marched from Dataran Merdeka to City Hall to present a memorandum demanding justice for residents.
The residents said they were initially promised flats at Abdullah Hukum flats as part of a relocation scheme due to government projects in their area.
But, Roslan said, that promise had not been kept.
"Umno members promised the Abdullah Hukum community that all involved would be given homes. But that has not happened," he said, adding that each promised flats was valued at RM51,000, with additional compensation of RM6,000.
Roslan added that the relocation has been haphazard.
"From what I understand, residents have been moved in batches and not at one go, which is what should have been done in the first place."
In addition, Roslan said that several non-residents have managed to secure flats meant for Abdullah Hukum residents only.
"This is not fair, as some residents are still waiting for their homes," he said.
Even more perplexing was that in some cases, family members had been allotted units individually, said Roslan.
At City Hall, Roslan handed the memorandum to special officer for the mayor, Shaari Ahmad Junus.

PETALING JAYA: SP Setia Bhd's net profit for its second quarter ended Apr 30 dropped 19.68% to RM47.99mil from the previous corresponding period mainly due to the escalating costs of building materials.
Revenue was 5.12% higher at RM301.51mil.
In a note attached to its quarterly result, the company said despite the challenging economic and business environment, expansion plans were on track.
Sales for the financial year 2008 (ending Oct 31) so far had remained strong and had hit RM951mil as at May 31, it said.
The company said rising costs remained the key concern and would be dealt with via a review of how contracts were awarded by incorporating cost-escalation clauses.
It added that operations would be restructured to make it more cost efficient while key infrastructure and amenities in the townships that the company was developing would be expedited and improved to “enable justifiable price increases to be passed on to purchasers”.
Aseambankers Malaysia Bhd said in an equity research report dated June 23 that SP Setia faced the twin risks of dwindling buyers' confidence and margin compression, which might cripple earnings growth.
“We conservatively cut our FY09 earnings forecasts by 12% to 19% in anticipation of slowdown in launches and margins pressure,” it said.
It added that with no immediate catalyst amid domestic and external uncertainties, the company's stock price was expected to languish over the next three to six months.
Recently, Real Estate and Housing Developers Association vice president Datuk F.D. Iskandar F.D. Mansor said the residential segment of the property industry faced “challenging times” due to higher oil price-fuelling inflation.
He said contractors were also not keen to take on new projects as they were adopting a wait-and-see attitude.
However, Sime Darby Property senior executive vice-president Datuk Abdul Wahab Maskan was quoted as saying in a report yesterday that despite the escalating costs of construction, the property arm of Sime Darby Bhd would not be deferring launches of new projects.

SP Setia Bhd, Malaysia’s biggest property developer, is considering starting a RM5 billion office and residential project in Kuala Lumpur in 2010, chief executive officer Tan Sri Liew Kee Sin said in an interview today.
The project, on a plot next to the Mid Valley shopping mall, would be a joint venture with Kuala Lumpur City Hall, he said.
He also said SP Setia Bhd will report lower earnings this fiscal year because of poorer profit margins.
Earnings may improve next fiscal year, when the company will be “more aggressive,” he said.
In a statement today, SP Setia said total sales for the year ending October 2009 reached RM1.04 billion (US$295 milion) as of June 30.

SHAH ALAM: Although Permodalan Nasional Bhd (PNB) has raised its stake in SP Setia Bhd to 32.9% which can easily trigger a general offer if it decides to further increase its stake to 33% in the coming days, the company’s president and chief executive officer Tan Sri Liew Kee Sin is unperturbed by worries of a potential takeover.
Addressing concerns voiced by the investment community that PNB may further raise its stake in the company and the possibility of the company being taken private, Liew, who owns 12% of the company, said he personally did not think that would happen.
“It does not make sense for the fund to take the company private because that will not serve any purpose in further adding value to its investment. Whatever future plans there may be, they will add value to the SP Setia group,” he told StarBiz.
PNB controls three property developers – Island & Peninsular Bhd, Petaling Garden Bhd and Pelangi Bhd – all privatised between 2005 and 2007.
Liew sees PNB’s majority stake in the company as a boon that will enhance its value as a premier developer.
The investment fund, which has been a shareholder of SP Setia since the 1990s, had from last March started picking up more of the company’s shares in the open market.
He said being an investment fund, PNB would always be on the lookout to create value for its unitholders.
“Its purchase of the company’s shares over the last 16 months to become a majority shareholder underscores the good value it sees in SP Setia. We are very pleased to have a strong and long-term shareholder that looks for long-term value enhancement potential rather than quarter-on-quarter results performance,” Liew added.
He said the company’s goal was to have good, long-term institutional shareholders as their presence was a sign of confidence in the company’s potential and in what it had achieved so far.
Other institutional shareholders of SP Setia include the Employees Provident Fund with 12%, Capital Group of the US also with 12%, and other foreign shareholders which hold another 14% in the company.
On June 18, SP Setia announced the appointment of two nominees of PNB – Tan Sri Wan Mohd Zahid Mohd Noordin and Datuk Noor Farida Mohd Ariffin – as its new non-independent and non-executive directors.
SP Setia’s two executive directors – Khor Chap Jen and Teow Leong Seng – resigned from their positions on the same day.
However, both remain with the company in their existing capacity as executive vice-president in charge of property division (central) and executive vice-president/CEO of international business development respectively.
Analysts concurred that Liew’s hands-on management was a huge asset to SP Setia’s growth to become the largest property company by market capitalisation at RM4bil, based on the closing price of its shares at RM3.98 yesterday.
“The possibility of PNB taking over SP Setia and taking it private is very slim as the move will dilute the company’s value. It is also fair to say that the current management team led by Liew is highly professional and will be hard to replace,” an analyst with a foreign brokerage said.
ECM Libra property analyst Bernard Ching said the company was moving into the next stage of transformation from being a Malaysian-centric property player to a regional player.
“The management led by Liew has an enviable track record in Malaysian property scene. Its long term prospects are underpinned by its drive to penetrate high growth regional markets such as Vietnam and most recently China. While pursuing growth in new markets, management is also cognisant of risks involved and has structured its investment with minimal upfront cost and deferred payment based on development progress.
“Domestically, it is venturing into large scale commercial development such as Setia City. Its long-awaited The Kuala Lumpur Eco City project in Abdullah Hukum is also poised to enhance its value going into the next property cycle.
“This project will easily match Mid Valley’s size and value,” he said.
With projects worth a total gross development value of RM5bil in the pipeline for launch in one to two years, SP Setia will be well positioned for a potential pick-up in the property market.
“Its net gearing ratio at 0.2 times as of April 30, 2009 means its balance sheet is not stretched and has plenty of room to increase its leverage to capitalise on any acquisition opportunities as and when they arise,” Ching added.
Meanwhile, Liew said the company was confident of achieving its sales target of RM1.1bil for financial year ending Oct 31 after having raked in RM803mil in sales between November 2008 and June 15.
His confidence is based on the more positive signs appearing in the global and local economic fronts.
“The share market is improving and there is less negative news about the economy. I think things are looking to be more positive and that the worst times are over,” he added.
Attributing the company’s record sales of RM803mil to the Setia 5/95 Home Loan Package, Liew said the housing facility contributed 90% of the total sales recorded during the period.

Kuala Lumpur City Hall will be SP Setia's partner on a profit-sharing basis, taking 20 per cent of the project's net profits
Developer SP Setia Bhd (8664) plans to launch its RM6 billion "green" mixed development opposite Mid Valley Megamall in Kuala Lumpur by July next year, its chief said.
The project, to be known as KL Eco City, will be developed in three phases over at least 10 years.
It will be a joint venture with Kuala Lumpur City Hall (DBKL), which owns the 9.7ha leasehold land in the Kampung Haji Abdullah Hukum area.
SP Setia first announced its intention to develop the land almost a decade ago, but had faced problems with squatters in the area, among other things.
"That project has been approved. We hope to launch it by the third quarter of our 2010 financial year ... and start work on it even earlier if we can," president and chief executive officer Tan Sri Liew Kee Sin told reporters at the company's results briefing in Shah Alam, Selangor, yesterday.
DBKL will be its partner on a profit-sharing basis, taking 20 per cent of the project's net profits, he said.
SP Setia will develop office, commercial and retail space in the first phase; condominiums in the second; and signature offices in the third.
Liew ruled out building another mall.
"We'd like (our development) to complement Mid Valley. We think there's a market for niche shops," he said.
KL Eco City is expected to start contributing to the developer's bottom line in its financial year ending October 30 2011.
Liew acknowledged that there would first have to be a lot of work done to ease traffic congestion in that area.
SP Setia will spend RM250 million of its own funds over this financial year and the next to improve the infrastructure there. The KTM Komuter station in that area will have to be relocated, he said.
Liew also said that KL Eco City would be the first total integrated development to apply for the Green Building Index "gold standard".
Property analyst Ong Chee Ting of Maybank Investment Bank said the project would be feasible if well planned.
"It's a prime area and the developer has a strong brand name. So I don't see why it should fail," he told Business Times.

The group’s project at the new KL EcoCity and international expansion will also be another growth catalyst.
“Privatisation of land for the RM6bil EcoCity commercial project is expected to be completed by August this year, with the launch targeted for October.
“The commercial component will account for 70% with residential making up the remaining 30%. Focus for the commercial component will be mainly on service apartments and offices,” JP Morgan says.

SP SETIA Bhd (8664), the country's biggest property developer, says its target of RM2 billion sales this year will be driven mainly by projects on the home front.
"About RM1.9 billion will come from Malaysia and the remaining RM100 million from Vietnam," SP Setia president and chief executive officer Tan Sri Liew Kee Sin said yesterday in Kuala Lumpur.
He was speaking at a corporate luncheon on the property sector, organised by Malaysian Industrial Development Finance Bhd.
The group has already achieved RM608 million sales in its first quarter ended January 31 2010.
On average, SP Setia's annual sales of nearly RM1.2 billion come from residential projects in the country.
Some of its key developments in the Klang Valley are Setia Alam and Eco Park, which saw sales of RM238 million and RM197 million respectively in the first four months of the financial year ending October 31 2010.
Liew said that SP Setia's sales represent less than 5 per cent of the total market and he hopes to increase this share by ensuring that the group maintains its sales growth of 20 per cent a year.
He foresees the Malaysian property market being resilient despite an expected normalisation of interest rates in the next one to two years.
"Malaysia will still present growth opportunities for us for the next five years. In five years, we will be able to grow in China and Vietnam after the initial learning costs," he said.
The developer has invested some US$12 million (RM39 million) for land title rights in Vietnam and allocated US$30 million (RM99 million) for its developments in China.
While remaining focused on its projects in the Klang Valley, Johor and Penang, SP Setia also sees potential in Sabah from the Sabah Development Corridor.
In addition, the developer is hoping to launch its key catalyst, the KL Eco City development, in October. It will begin pre-launch marketing in three months.
The "green" mixed development is located opposite the Mid Valley Megamall and is a joint venture with the Kuala Lumpur City Hall (DBKL), which owns the 9.7ha leasehold land in the Kampung Haji Abdullah Hukum area.
"We will address infrastructure concerns such as traffic flow. More details will be provided in time to come," said Liew, who declined to comment further.
rizalhakim April 26th, 2010, 04:12 AM One project that excites Liew is KL EcoCity, an integrated commercial project with an estimated gross development value (GDV) of RM6 billion and net built-up of 5.5 million sq ft. About 60% of the development, which sits on about 24 acres and is situated near Mid Valley City, will be office space and 40% residential. There will be some retail outlets to cater for office workers and residents in the area. According to Liew, KL EcoCity will complement Mid Valley City rather than compete with it.
It will be accessed via specially built ramps from the Federal Highway and roads coming from Bangsar. The cost of the infrastructure, of about RM300 million — will be borne by the developer. There is already an LRT station near the development while a KTM Komuter station will be relocated to the area to improve accessibility.
American architecture and urban planning firm The Jerde Partnership was commissioned to ensure the development has an efficient and effective human and vehicular traffic flow. Jerde has done similar integrated mixed-used developments, such as Roppongi Hills in Tokyo, Japan and Zlote Tarasy in Warsaw, Poland.
KL EcoCity is a joint venture between S P Setia and Kuala Lumpur City Hall. This partnership is on a profit-sharing basis, with City Hall taking 20% of the project’s net profit. If all goes well, the project is set to be launched in 4Q2010, after waiting 10 years for the squatters in the area to be relocated. There are still two restaurants on the site but these will be relocated soon.
S P Setia has a landbank of 3,633 acres, with an estimated GDV of RM28 billion. Still, how KL EcoCity fares will have a major impact on the developer.

SP Setia Bhd (8664), the country's largest property developer by sales, is targeting to launch its much-talked-about KL Eco City, a RM6 billion project in Kuala Lumpur, by December.
"We postponed the launch of KL Eco City previously because of what was happening globally. We hope this time the project will come on stream as planned," SP Setia president and chief executive officer Tan Sri Liew Kee Sin told reporters after visiting Balai Berita in Kuala Lumpur yesterday.
KL Eco City, described as a green mixed development, is located opposite Mid Valley Megamall. It will be developed in three phases over some 10 years.
SP Setia will build office towers, condominiums and signature offices, including an area for retail.
The project is a joint venture with Kuala Lumpur City Hall (DBKL), which owns the 9.7ha leasehold land in Kampung Haji Abdullah Hukum.
DBKL is partnering SP Setia on a profit-sharing basis, taking 20 per cent of the project's net profit.
Liew said he was upbeat about the project, among SP Setia's biggest.
"We will have a different marketing approach for KL Eco City. It will be something never done before - not by us nor any other developers in Malaysia."
Liew also expressed optimism that SP Setia would meet its RM2 billion sales target for the fiscal year ending October 31 2010.
Up to May 31 this year, it had achieved revenue of RM1.6 billion, attributed to property sales from its 10 ongoing projects in Malaysia and Vietnam.
Since last year, SP Setia has launched several marketing programmes to promote sales, including its popular "5/95 home loan package", which has been emulated by other property developers, and the "Best for the Best" scheme. The latest was the "Invest in Setia Homes".
SP Setia achieved its highest sales of RM1.65 billion last year in spite of the global economic turmoil.

KUALA LUMPUR: SP Setia Bhd’s wholly owned subsidiary KL Eco City Sdn Bhd (formerly known as Pelita Dunia Sdn Bhd) has extended its memorandum of understanding (MoU) with Datuk Bandar Kuala Lumpur (DBKL) until Feb 20, 2011.
The company said on Thursday, Aug 12 that the board of directors at SP Setia has agreed to further extend the period for the execution of the privatisation agreement from the original two-year period after the MoU was signed back in August 2007.
In a separate filing to Bursa dated Aug 21, 2007, SP Setia announced that KL Eco City agreed to pay, through DBKL, a compensation sum for up to 600 squatter families who were occupying the state land that company was going to develop on, amounting to RM3.6 million or RM6,000 per squatter family.
“Pelita has agreed to pay the compensation pursuant to a proposal made to DBKL to develop the said lands into a mixed residential and commercial development as a privatization joint venture project,” the statement said.
The state lands referred to are Lot 3345, Lot 39, Lot 237, Lot 160 and Lot 238 of Seksyen 95A and 98, Bandar Kuala Lumpur, Wilayah Persekutuan Kuala Lumpur.
“DBKL upon receipt of the compensation will pay to the squatters family in the manner as he deems fit and relocate the squatters families to a low medium cost high rise residential units, located near the said lands, which was developed by DBKL,” the statement added.

once completed, the river will part of the landscape. and hope for more street mall style for eco-city.
don't really like to spend my time on a totally enclosed area. take the curve, relaxing.

A few phases.
Phase 1 started weeks ago. Sales is encouraging and I heard Phase 1 almost sold out at around RM1,000 psf.

D_Y2k.2^ February 9th, 2011, 07:54 AM Just came back from the sales office. This project is huge! The project will be fully completed in 8 years with 3 phases starting with the office blocks. All buildings will be GBI compliant. The tallest block will be 54 stories high
A Ktm station will be built connected together with the lrt station and a mrt station has been proposed.

Corporate buildings are 46, 42, 36, 32, 17 x 4, 16 x 2. Another corporate building is 42 stories high but around the residential building's 56 stories in height.
There will be a 300,000sqf mall located beneath the office buildings.
For everyone's info, the residential & commercial blocks are selling at RM1000sqft above+_+

KUCHING: The property sector is seeing a hive of activities in the post-Chinese New Year period as SP Setia Bhd’s (SP Setia) launch of its RM6 billion KL Eco-City project marked the start of a wave of properties that would be marketed as a potential transportation hub with a mass rapid transit (MRT) stop.
In its research report, HwangDBS Vickers Research Sdn Bhd (HwangDBS Research) said the KL Eco-City project launch commanded approximately a 30 per cent premium over neighbouring properties.
The strata offices launched at the end of January chalked up an 80 per cent take-up rate despite premium average selling prices (ASPs) of RM1,100 per square feet (psf). On the other hand, its boutique offices sold en-bloc at RM60 million per quadrant was already 75 per cent booked.
Furthermore, indicative response to the first condominium tower comprising 711 units to be launched in March or April was overwhelming even with ASP raised by 20 per cent to RM1,200 psf.
The research house also highlighted other upcoming launches to watch out for such as YTL Land & Development Bhd’s (YTL Land) Capers condominium at Sentul East after Chinese New year with 460 units priced at RM700 psf.
In addition, Selangor Properties Bhd’s (Selangor Properties) Batai condominium in Damansara Heights due to be launched in the first half of this year priced at RM1,000 psf and Guocoland (Malaysia) Bhd’s (Guocoland) RM2 billion Damansara City development also priced at RM1,000 psf were other launches on the horizon.
On the MRT developments, the research firm said that public display to gain feedback on the approved Blue Line (Sungai Buloh – Kajang) should be kick-started soon. The government’s decision on the proposed Circle Line (around KL city) and Orange Line (Ampang-Klang) might be announced in the middle of this year once the appointed consultant reverted its study findings in April or May.
The Circle Line would likely be approved given its significance in integrating all existing railway networks in KL. Although there could be alignment changes, HwangDBS Research believed the MRT would need to pass through high-density commercial value areas to be viable.
It said the first construction tender could be called by April with the ground-breaking exercise in July. However, the research house noted that property prices would start moving ahead as developers priced in improved accessibility and higher traffic from the MRT. Policies would likely remain accommodative to attract foreign/private investments to support the government’s initiatives.
Where land banking activities were concerned, SP Setia had started the ball rolling by buying two plots of land in January. This consisted of a prime 40-acre Jalan Bangsar land swap and 266-acre township land in Tebrau, Johor.
There could be more land banking activities on the cards as SP Setia beefed up its balance sheet with RM1.1 billion in placement proceeds in March. The master plan for the 2,680 acre RRIM@Sungai Buloh (MRT Blue Line terminal station) might be unveiled as early as mid-2011, which could see tenders called in the second half of 2011.
HwangDBS Research pegged YTL Land, Bolton Bhd and SP Setia’s target prices at RM2.80 per share, RM1.90 per share and RM7.90 per share respectively.

Yup exactly, I've always wondered for ages why it was not connected to MV. I was thinking of a walkway across the empty land....This was years before the Ecocity proposal even came up.....
