Office building development. Very little info released...only the planning app has been seen. They're will be 77 student bedrooms..

im a little confused by these plans, as there in fact seems to be two developments hightlighted on them. The one we are talking about is actually on Talbot Street where the former double glazing building is. This is the proposed building. The other one, between Talbot Street and Wollaton Street is a concented 6-storey gateway to the city. Does this mean we are therefore getting two developments simultaneously at this entrance to the city centre?

These two along with the new church building should really improve this end of town. I myself am not religious, but I do take offense to crappy carparks strewn with rubbish and graffiti, so that should be an improvement.

I think its actually both buildings, if u look at the plans above. The one u have highlights on the map is a 6-storey building given consent.

There is another over the road from it on Talbot street, also triangular shaped. Its on the site of what is at the moment occupied by the former pope and parr double glazing premesis. I think this is the site that the plans are actually indicating, looking at the building in relation to the cemetary and Talbot Street/Wollaton Road

With that being the case, that could end up being quite an exciting end to the town! Two cranes up there on the top of the hill at the same time would look great! It has to be better than whats there. It is kind of a shame they cant retain that building on the corner or incorporate it in some way, as it is a nice place, despite being left to wrack and ruin. Still cant complain! They look good! Canning Circus has improved vastly over the last year since they re-did the roads and pavements and improved the lighting. The scultpture thats there and the xmas decorations also add some nice culture to the junction.

It also seems that the buildings on the left of the entrance to the cemetary have been marked for something. About 4 properties are boarded up and marked in the same style, so im not sure if they are all under the same ownership. All the buildings are in a state of disrepair, and the potential for that site is endless.

A New block of student flats is proposed for the edge of the city centre.

A planning application has been submitted for 77 apartments in Talbot Road, Arboretum, less than a mile from Nottingham Trent University.

People living in the area are worried about the amount of student accommodation in the ward, but the latest scheme has been given a cautious welcome by local Liberal Democrat councillor, Tony Marshall.

Coun Marshall said: "In principle I am in favour of purpose-built student housing. I am glad something may be done with the site. It has been derelict for some time. It is a good site for students; it is only down the road into the city."

Mr Marshall is dismayed at the number of town houses in his ward that have been turned into student lets.

He said: "It seems in some streets they are taking over and in summer there is nobody there."

The planning application has been submitted to Nottingham City Council by Britain and Europe Estates Ltd, which is based in Ashbourne, Derbyshire.

The proposal is to knock down an existing warehouse.

An adjacent Georgian house would be incorporated into the design.

The new building would range from three storeys to five.

In line with new rules introduced by the city council, the building must generate ten per cent of its energy needs from renewable sources and the applicant has proposed using solar panels to heat water.

In addition, the developer has said the proximity to the city centre means "the use of the private car is not essential" and "the proposed operators are agreeable to restrictions on car ownership being applied to residents".

Storage for more than 20 bikes would be provided.

There would be en suite bathrooms and internet access in each room and a courtyard.

In its application, the firm states: "The introduction of new student accommodation will contribute to physical regeneration through the removal of vacant buildings and the provision of new high quality buildings, and economic regeneration by injecting additional expenditure from residents to support local businesses."

Maya Fletcher, from the Nottingham Action Group, which campaigns for balanced communities, said she believed some purpose-built accommodation for students had not proved popular with them.

She said: "In principle, we do want students in purpose-built property, but in practice I would want to know what consultation they have done with the student body.

"It is no use building accommodation if students do not want to live there because it is the wrong design, too expensive or in the wrong place."

Its good that they are retaining the georgian house front there as well, allows for a little less impact from the new build portion. Hpoefully it will encourage Talbot Street and Wollaton Street to tidy up a bit. The backs of the shops from Derby Road look crap as u go down Wollaton Street.

Right.. they have granted approval to demolish the old building but haven't yet granted permission for to build the building itself.

And this (which indicates they should have started this already) was taken form the developers website (http://www.b-a-e.com/our_developments2.htm#talbot). I've not even seen this come up at a Commitee Meeting.. I wonder what's holding it back?

This contemporary development of approximately 75 self-contained student apartments takes full advantage of a prime city centre location, with easy access to excellent shopping, dining and entertainment.

A majority of the apartments also benefit from stunning views over Nottingham city.

Work will commence summer 2007, with completion scheduled for Summer 2008.

The brick wall is ugly but it's not dominating enough to notice straight away. I like the coloured windows on the side and I think the ventilation pipe is quite funky.
For student accomodation is doesn't half look bad.

Considering this is student accommodation on a small and awkward site, this is very good.....except for the ground floor.

The building will be on the corner, it will replace the building at the tip of wollaton street/talbot street.

So this image would have been taken from across the road on Wolloton street looking towards the development, and away from town.

I like it.

Brick isn't ugly. And it reflects the neighbour (brick with domestic sized glazing), without being a poor pastiche. The coloured aspects including the chimney are quite fun. It's way better than lots of student accomodation in the city.

Its not at the top of Wollaton Street its between Talbot Street and the cemetry. The image is from the east looking across Talbot Street.

Ohhhh... ok... I've mistaken the site I thought it was where i said it was above....

My problem is the ground floor. Everything above that is fine. I really think that every development should make a big effort to bring some form of interaction with the ground floor. This does not. The ground floor will seem lifeless to walk or drive by.

I agree with you danz about the ground floor but the rest of it dont seem to bad considering its location
I also dont like the shutters on the windows cos i think they will look terrible in a few years time.

But not every project can have a commercial element, if that's what you mean by interaction (I guess you mean some better relationship with the public realm - some way of looking in - glass, i guess I mean!). But this development is a residential block in a city centre location, but it's by no means a retail or commercial environment. I owuld suggest that in such a marginal location (which backs onto a cemetary!), security considerations would suggest that you might not want too much public interaction!

As it is, it faces directly onto the street with really interesting upper floors with the variation of the timbered "shutters" (are they shutters?) providing monitoring of the public realm from within. And it has precisely as much interaction as the neighbouring historic building - i.e. ground floor windows. That's all my house has too!

Yeah I take on your point.

But look at the ground floor, don't you think the brick seems a bit incongruous with the rest of the scheme. To me, it seems like the worst part of the scheme.

Not sure what this big yellow funnel is about either? It looks interesting though I suppose.

I quoted for some cladding there back in May but the contractor said they have heard nothing on this since then.

We have to be careful on this thread as there are three separate developments going on very near each other and it's easy to get confused!

116-120 Talbot Street
This has gone through planning and has conditional approval. It is where Pope and Parr windows used to be. The site has now been cleared. It's a 5 storey development with quite a striking design as you can see below. It has a curved front that you approach from the Ropewalk side. The Georgian building that forms part of the site would be refurbished and incorporated into the development (though what it will be I don't know).

95 Talbot Street
The development on the corner is actually 95 Talbot Street.

As you can see from the render below from the latest planning document, the plans have changed a fair bit. This plot is proposed for 66 1&2 bedroom student apartments (up from 24 in the 2009 planning application that was approved) with commercial uses on the ground floor.

Bowman House

This empty office block next door to the current Christian Centre has gone in for planning for 150 studio student flats. The undercroft parking would be infilled and the building extended. It would be reclad to look as below:

Is it just me or are they two of the worst renders seen recently? I mean, isn't the purpose of a render to clearly illustrate the potential of the site and be a positive reflection of a scheme.

That second render in particular looks horrendous - drab, utilitarian and a potential blight on the landscape.

Neither give me much cause for optimism...:ohno:

The third render looks like an old photo from the early 60's. What an awful looking proposal. The first render should ideally have retail on the ground floor. No one likes having their bedroom looking out onto the pavement.

I am glad that Talbot Street is being given some attention though. It's current appearance is shocking.

Seriously. Grey plastic side with random small windows painted random colours. YAY for 2011! In 20 years we will look back at all the shit built in this decade and weep.

2. Don't even start me on this one. OKAY, I can't just let it go. LOOK AT IT. Compare it to the building to the right. Sometimes I wished I lived 100 years ago just so I didn't have to look at all of the CRAP that surrounds us.

3. I like it. Clearly designed by the same idiot who's designing everything else, but at least he wasn't on LSD that day.

i like the third one too. it's sympathetic to the surrounding 60's architecture (though, admittedly, whether that's a good thing is a matter of personal choice) but updated. if the materials and finish are of the right quality it should look rather neat.

the top one could go either way, but has promise. the other looks like an attempt to be bold, and add contrast... but on the cheap. it's the one most likely to look abysmal within five years.

Looks as though 116-120 talbot street is getting well underway :)
it's all fenced off, there's scafolding covering the nextdoor house
and from what i saw, i think there were concrete pillars too
ill try and take some pics next time i go past :)

The ground works about 80% finished i walked past the other night and saw all the trench foundations are full of set level concrete and the steel pins are sticking out ready for I section girders.

just got some news saying that 95 talbot street has been given the go ahead by city council for demolishment of existing building and erection of new building. Demolishment will start soon. Will keep you updated on what month they will start

That building in the last picture isnt being pulled down, just stripped right back to the bare essentials (floors and supporting columns) and then rebuilt from there.

Its a real shame about the timber fins which have presumably been value engineered down from chunky bits of real timber as shown on the original images, to flimsy bits of trespa laminate. Looks very cheap as a result. Still, it's better than having the empty Pope and Parr building there still!
