The Private Residences at the Hotel Georgia

The Private Residences are located next to the historical 12-storey 1927 landmark Hotel Georgia in the luxury district of Vancouver, and will house 155 stunning condominiums. The new tower, in which the Private Residence will be housed, is located on Howe Street and will feature striking canted facades and refracting surfaces.

The Private Residences are true luxury residences with interior design by Mitchell Freedland and distinctive architecture by IBI/HB. Residents will have access to all of the services and amenities offered to the patrons of the Hotel Georgia, including fitness trainers, pool, steam room, sauna, 24 hour concierge, valet, and room service. The Hotel Georgia development combines heritage preservation with an envelope-pushing high-rise development.

Built in 1927 in the Georgian revival style, the hotel presents luxury and elegance at its finest and was designed in the classical beaux-arts tradition, one of the last hotel’s in Vancouver to boast of this.

Wanting to add some contemporary flair to the elegant chandeliers and finely polished wood, the Georgia will soon see a number of not-so-slight nips and tucks that include building the Private Residences at Hotel Georgia which will be situated between the 14th and 48th floors of a sleek new tower. Of course, a renovation with a price tag this steep means that the hotel’s private residences will cater mostly to jet-owners and business tycoon types wishing to add a downtown address to their name. The Georgia has never fostered a reputation as a run-of-the-mill hotel.

Suites will range from 630 to 3,700-square feet, not including a penthouse that will take up the entire 48th floor. Suites will come with a balcony or deck and will available in 1,2 and 3 bedroom sizes. Of course, residents will be able to enjoy all the modern amenities of the hotel including its 55-foot by 15-foot pool, yoga and Pilates studio, spa services and dry cleaning facilities.

The 7,143-square foot penthouse offers 360 foot views of the surrounding city, shoreline and mountains. With four bedrooms, four decks, a lounge and wet bar, it gives new meaning to fine living. Also included in the steep price tag (yet to be determined) is a wine room, library, games room, formal dining room for 14 people and a kitchen well equipped to handle any catered event with two dishwashers, two ovens, two fridges, a six-burner stove and a butler’s pantry.

The private residences are expected to sell quickly given their location and the Georgia’s outstanding reputation. Hey, Elvis once stayed here.

According to their website, the Private Residences at Hotel Georgia presents ‘a beautiful mélange of historic elegance and ultra contemporary design,’ and yes, like most condominiums, the ads will likely feature a young, stylish couple enjoying life in their new home.

- 8 floors providing 60,000 sq. ft. of office space,
- 3 floors for hotel usage, 1 floor of retail, 1 mechanical floor
- 7 levels of underground parking.

Awesome pics. Any word about how the parkade will operate? Has that automated parkade that was in Bing Thom's design carried over into this one?

No, it hasn't - all of the parking will be underground - they'll be demolishing the existing ballroom, excavating underneath, and rebuilding a replica of the ballroom - that gives them a much bigger footprint for parking than the Bing Thom proposal. That also frees up the above ground space for office space and a more interesting facade (the automated parking required a rectangular floorplate).

What a beautiful structure! I love the concave/convex surfaces (I don't think those are the right terms for them but you know what I mean), and the supermodels strutting on the pool deck. :P

perhaps it's the sheer scale of this floorplan, but is it only me who thinks there should be more open space? seems a little cluttered. mind you, the dining and living rooms prolly take up about 2000 sqft so maybe i'm just out to lunch

My initial thought too...but at least it offers some difference, LOL...like the sides that taper (for lack of a better term)

But yeah, for the most part, enough of the same shit...variety please...different textures please....

Common, Winnipeg made a valid point.
In fact, the city made the developers go back and tweak the design (specifically the crown) because they felt it was not "iconic" enough for such a high profile project. The building is beautiful, but not necessarily a landmark people will get imprinted in their minds. It does blend in with the others. This is not necessarily bad, but a valid point.

Yes! We need vivid colors!
That is my biggest beef, as nearly all new buildings have those washed out looking, pale blue/green/gray color.

The crystal design was by Bing Thom and was actually originally proposed for the One Wall Centre, except that it would've been golden. So, perhaps there's still hope the design will be revived someday for another project....

To me those original renderings were a bit misleading ... I saw one that looked like this building would be composed of stacks of blocks of ice, which as we know the final structure would not resemble. I am a big fan of realistic renderings, as it leads to less disappointment in the final structure.

The original project was canceled and the land and project given to another developer and architect.

The architect was pissed, and rightly so. He designed a beautiful tower better than anything Vancouver has and the city said chop off the top hundred feet. If I were him I would go to a city where people appreciate quality. Or Toronto.

The developer (Allied Holdings) ran into financial problems, couldn't proceed with the project, and then sold the property to Delta Land which wanted to build its own project (including a different mix of uses, and apparently, much larger suites).

it would have been cooler if they took the entire tower and stuck it right ontop of the georgia hotel... also its a shame that they demolished the old georgia medical dental building. the area would have a pretty historic feel still if that building were still there

An unnamed Portland, Ore. businessman has paid a record $18 million for a 48th-floor penthouse suite in downtown Vancouver.

The 7,400-square-foot unit in the Private Residences at Hotel Georgia won't be ready for occupancy until 2011, when the $400-million development near Georgia and Howe is completed.

Sotheby's International Realty Canada president Ross McCredie said the buyer wants to remain anonymous, but the Vancouver property will be one of several he owns throughout the world. "It's not the first time he's bought a penthouse suite in a big city," he said.

McCredie said the unit will feature an "incredible" rooftop deck and custom finishings throughout the suite. Owners of the 155 condos in the development will also have access to services and amenities provided by a restored Hotel Georgia, including round-the-clock concierge and valet services.

McCredie said Vancouver billionaire Jim Pattison bought a unit in the project, as did former prime minister Kim Campbell. He wasn't certain what Pattison bought, but Campbell paid just under $2.5 million for a two-bedroom unit.

The $18-million price for the penthouse suite exceeds the amount paid recently for a 6,500-square-foot, two-level penthouse in the Fairmont Pacific Rim Vancouver. That unit is believed to have sold for well in excess of its $12-million asking price.

Potential buyers are mulling over a $17.6-million suite on the 60th floor of the Shangri-La development and an $18.2-million price tag for a 6,900-square-foot condo on the 26th floor of 1000 Beach Avenue.

Three units on the 60th floor of the Ritz-Carlton project on Georgia Street have asking prices ranging from $10.8 million to $12.8 million while actor Jean-Claude Van Damme is believed to have listed his 7,500-square-foot suite on the 41st floor of the Shaw Tower for a whopping $19.8 million.

McCredie said more than half of the 155 units for sale in the Hotel Georgia project have been sold since sales began last Friday. More than $200 million in sales took place on opening day, with most being in the $2.5-million-to-$3-million range.

"A lot of local buyers just gulp at those prices but international buyers are not as fazed," he said. "We constantly hear from international buyers that this price point is relatively cheap in their minds."

McCredie plans to market more of the units next month during a sales trip to Abu Dhabi, Dubai and Moscow.

Vancouver condo marketer Bob Rennie said penthouse buyers constitute a market unto themselves.

"They're high-net-worth individuals with a lot of discretionary money who want the absolute best," he said. "It's often a second, third or fourth residence for them.

"I know people hate these terms but as Vancouver becomes more of a world-class city and resort city, the take-up of these units is becoming stronger."

ugh. i am one of those that hate the 2nd and 3rd home phenomenon of vancouver considering that i have yet to own my first home. but if it means remarkable buildings (not that i'm saying this is one of them yet, i'll le the finished product decide for me) then i can tolerate it a litte so long as the liveliness of downtown remains.

They'll be building high density along the Canada Line probably for the next decade. Save your money slowly for a down payment and buy along a transit corridor, so that even if you're not DT, you can get there in a few minutes.

These insanely high prices are definitely screwing the younger generation. I hate to see it too, but prices will not keep increasing this rapidly forever. The only way young people will get homes will be to inherit them. That sucks. It is that way in most places in Europe and becoming that way here.

Work hard, stay out of trouble, and you'll get there. Find you a partner and become a DINK (double income, no kids).

I met a dude from Philly and he just bought a place 5 mins from downtown Philly for 55k. I told him my place is 15 mins from downtown and is a 70's leaky 2-bedroom, 3-floor p.o.s. and is worth 600k and he was floored. To top it all off he asked how much I made at work (where he met me) and I was like well, I make 41k a year here plus I do freelance design work on the side, yet I still don't own a house (or even a car)...

Shit, maybe I should move to New York, I heard it's cheap there...Vancouver is for ballers!!!

For 55K you can get many condos in the inner cities in the US. Only problem is they are usually in what we call "the ghetto".
If you don't mind getting shot at, etc., there are many bargains.
Remember, cheap is usually cheap for a reason!

Demolition of the parkade is almost complete. They had been working on everything but the facade for the past month or so, but half the facade came adown this morning, and I would imagine other half later today. Shouldn't be too long 'till excavation starts.

Halleluyah. Great to see that parkade go. It was ugly. Will be fun to follow the progress on this one.

Other half of parkade is now gone. It looks as though they may have another few days of cleaning up the rubble, then I suspect the sidewalk barriers will go up and excavation will start (have permits been granted yet?). I only wish I was in the HSBC building on the east side - they will have a geat view of this thing going up. My view is a little limited from the TD tower, but will try to get some progress shots from time to time.

I saw pics of some "shock absorbers" that they were installing in one building, I believe in Panama City, for seismic protection, that were the weight of a small car.

All very fascinating. Need to feel safe in those highrises in case an 8.0 (ie, the "big one") quake hits!

The Hotel Georgia had a renovation in the late 90s to decrease its longtime room count of 320 to 313. Now its the late 2000s and the hotel is getting another renovation which will involve a further decrease in the room count from 313 to less than 200. Also, the (Fairmont) Hotel Vancouver had full renovation in 1989 and 1999. How can a building get two major renovations within about a decade?

^^Is that Vegas? LOL, first thing I noticed when scrolling down was the box building w/ the balconies on the right, so for a split second I thought it was Toronto, until the box turned out to be 50-60 stories, then I saw the palm trees and crappy urbanism. The mountains were pretty hard to notice the first time around with all that haze.

Yeah, "The Crystals" shopping mall in Las Vegas and the new ROM expansion in Toronto are both from architect Daniel Libeskind. He seems to be a little repetitive and less original in his latest designs. Their resemblance is striking.

Too much to tell. Schedule shows occupancy of hotel, parkade and offices to L11 and office elevators (L12) etc. Oct 2010
as of right now, there may be a point in which concrete will stop at L14, and the crane will come down to be re-erected after hotel occupancy. Final occupancy 2012 (can't remember the date) but may be bumped up 6 months if concrete doesn't stop.

from what I understand, we don't have to stop at all. the only problem is we aren't allowed to have any street or lane access for deliveries, which makes it pretty tough to do work. We will be able to pre-load material on site and keep working, but the city is telling us we need to allow for 2 months of no deliveries. Which will be a lot of money sitting in the building not installed.

As for what the site looks like, they're are making us take down the hoarding that covers the sidewalk in front of the tower portion. I'm pretty sure the manlift currently at the hotel has to go aswell, but we should have some inside elevators going by that time anyways

You can say that again!

This is a $400 million project. The monthly interest, even on a portion of this amount, is huge!

I was under the impression that work would be stopped during the two weeks of the regular Olympics, and not during the Special Olympics being held afterward. A two month stoppage for all downtown work is very onerous for all developers. I hope that you guys can preload to the hilt and keep working.

Scott construction isn't getting the full story from the city. I know at 3 harbour green, the plan is to shut down for 2 weeks, so we may have to do the same thing. I'll post that info when I know.
One thing is for sure, I certainly won't be driving to work during that time.

kimike, would you know if an effort to preserve historical elements is being made inside the old portion of the Hotel Georgia (lobby, windows, etc.), or is it being gutted wholesale?

I thought that I saw something a while back ago in the paper about a "discovery" of some old architectural features hidden behind more recent work that was being preserved.

Basically the entire hotel was gutted before I got there. There are some existing details remaining in the old lobby still eg. the wood work around the elevators and around some of the columns. Of the stuff that had to be cut out for the column upgrades, they tagged em, and took them away as intact as they could. I believe they also made molds of most of it aswell so we can reproduce it to look original once we're back at finishing stage.

I don't know of any "great find" but I do know it's pretty weird walking around and looking at all the old things and trying to figure out what era they came from. eg: the elevator equipment currently there has drawings from 1957-1960. I found a signature in black felt that showed from '97 (I think)

It is pretty strange in there sometimes. It's slowly going away as we change from old to new though.

What kinds of things should I update on as time passes?

BTW, good article. Most of that woodwork you see in the pictures is all original stuff and is still intact waiting to be refinished.

I think that the Hotel Georgia, Jameson House and the stalled Ritz project are by far the three most important projects that will reflect the character of Vancouver to the world for years to come, in spite of the hype for other projects such as the Olympic Village.

@kimike: You are much welcomed to this forum. We don't have as many forumers here in the Vancouver section of SCC as in the other skyscraper enthusiast website, Skyscraperpage, so we really appreciate your expert contribution and insights. Maybe some of their forumers will come to our website to read your posts here. :)

We're interested in any and all construction details, like type of glass in the windows, any "green" features, origins of trim stone, problems encountered peculiar to the site, elevators, retail leases, pics of steel and concrete, R-values, unit layouts, amenities planned, art work installed, unique architectural or engineering solutions to problems, when a big concrete pour is happening, location of mechanical floors, progress or delays, issues with the city ... basically everything. We understand that you may be somewhat restricted as far as making negative comments because of your direct involvement with the project, but any construction or matériel observations are fascinating to us, the "deskbound impaired", or as I like to refer to ourselves as "the peanut gallery", LOL.

yes, it has a glass bottom, and you'll be able to see it from the drive through "porte cochure". this is the area that if you look on the website, it's the pic that shows an image of Elvis in the background, and the pool is the square area at the ceiling. The beams that are going all over the place on angles are what holds the pool bottom. Although there's been more changes, and now there's more beam, and less open area.

The rendering at night is nice but its a shame that it will never look like that because it is a residential building. So the lights will be all "checker board" and will look like a jumbled mess

Great news! :banana:

I know that there had been discussions about the lighting scheme of this building early on.


LED lighting is energy efficient and a big-bang-for-the-buck expense that makes all the difference in the night ambiance of the downtown.

oh my gosh,,, that first original design is OH SO BEAUTIFUL!!! why they don't build that and carry on with the first design? that is so unique, so truly unique, which match perfectly to the nature and location of not only the city of VC but also the whole BC, its mountains, its clear waters, the natural beauty and that all can be so perfectly resembled in that design. believe me, if that would be built, I am sure it will have become the most famous landmark of the city of VC and a worldwide known building, something like the Eiffel Tower for Paris, CN Tower for Toronto or Empire State to NYC.

I hope the city hall people will wake up and go on with this absolutely truly beautiful unique design or else, to build it in Montreal!

That is right. The old Bing Thom design with the "automated" car park.

Everyone loved this design. Us skyscraper nuts and the City.

Never developed due to cost issues of the building versus the market at the time.

The city made them redesign the current version several times and asked for a bigger "wow" factor. They ended up with a pretty nice project, but it does not quite have the pizzaz of the Bing Thom version. Let's hope that a dazzling lighting scheme and some quality finishes make up part of the deficit.

hmmmm.... now I see ... well, that is really sad, cause already it is obvious to all of you how obsessed I am with skyscrapers having the " WOW" effect!? right? well, frankly, the new design doesn't have the " WOW" or the " X" factor I look for and try to trace in a skyscraper as such.

believe me, even the lightshow won't change much. It looks some strange design that will be a perfect match in Dubai or Abu Dhabi.

This was the design by the old owners. They sold to Delta Land, and with it, the project was scrapped. I believe they could have kept the design, but as mentioned above, it was too expensive to build anyways.

from what I understand, financing wasn't the issue. The owner has enough $ to finance the project by himself. The problem recently has been that all the $ is tied up in investments, that would not be giving full value if those investments are cashed in.
ex. in order to pay a trade $1 it would cost $1.25 in actual money because the investments were worth 80% of what they were a year ago.

Aside from that, we've now (well, like 2 months ago) been given permission to go full speed with construction. Although concrete is still slow, and we're having troubles getting coordinated drawings with the architects and their consultants.

Hopefully by the end of Oct, we'll actually see some drywall being installed

Building skyscrapers has always fascinated me. The begin with the base, slowly giving it the shape and once off the ground level, you see one or more storeys beind added up almost every week. I find that process the most interesting part of the whole. The building might not be the original, but after all, and on second toughts, it doesn't look like one of the condo's of which too many in the same color and shape is built or added up to the city's skyline. VC really needs some good sculpting and this one is a good beginning.

what fascinates me are those rooftop gardens, with trees. That is really " going green" as they call it and supposedly Canada is leading the role once again.
I 'ven't seen any highrise condo or skyscraper here in NL or Belgium or even Germany or Denmark doing that!

Our balconies or terraces are surely full of plants, but that kind of living, is truly something Canadian and unique to it.

Oh yes, you are right, I know that too. But I meant 'trees' and there is lack of tree topped roofs here.

Off course there are lots and lots of private balconies and roof top terraces (such as mine) with trees, Olive trees as well = yes, due to climate change my Olive trees are standing outside for 2 years on a row even during the mild winters now; but that is not the case in regard to skyscrapers.

sorry about the lack of photos on my part. I always forget about it while at work, and remember when I get home.

Quick update on construction status though...
Tomorrow we pour L5 floor (L4 ceiling). This is the last "non-typical" floor. It includes offices spaces (which are typical) but the 1/4 of the slab where the pool is is cut out to allow for a double height ceiling at the pool.

Hopefully after this, the floors will start rolling a bit quicker.

In the hotel, they're studding on L9; doing ceilings on 7-8; mechanical on 5-6; and electrical on 4.

The upgraded roof slabs and parapet walls are ongoing and moving slowly

Let me know if anyone wants more specific info

the schedule shows occupancy for the hotel and tower up to L12 (offices and ammenities) at Oct 2010. My guess, seeing the progress and how slow things are done, would be early 2011, but hey, you never know...

The residential tower shows anywhere from early to late 2012.

This is where it gets complicated, they may stop concrete at L14, remove the crane, and re-erect it after hotel occupancy.

However, to me and some of the others, it seems stupid to pay the $ to remove and re-erect as it would cost alot to do so.

instead it would make sense to pour the additional floors above the offices to get the structure to the point where it's high enough that the re-shore below the crane won't extend below the offices.

that's basically where we sit for schedule

Yeah I noticed that. I can't believe how close the new tower will be to the metropolitan. I'm assuming that at present the guests would have great views looking south towards the hotel vancouver which will soon be lost.

there really is no view of hotel Vancouver from the Met, as it is southwest of the Met which is blocked by the HSBC building. The only real view of anything that will be blocked is of the TD tower which is kinda boring anyways.

and yes, the edge of the tower is about 6-8" from the surface of the Met. Usually buildings are inset 3-4" on their own side of the property line to avoid future conflicts

edit: I looked this morning, and there was a view from the Met from the suites on the east side, but had to sort of look around the window to see it

loading drywall for first roughin floor Level 4 tomorrow. Model suite is boarded, taped, and sanded. Lots of equipment is starting to arrive in the next week or 2... elevators, main electrical gear, plumbing tanks etc.

getting exciting!!!

That is exciting. When do you think the hotel will be ready to go operational? I know that originally they wanted it to be ready for the Olympics but obviously that isn't going to happen.

The schedule shows hotel occupancy in Oct 2010. And it could still happen, but I believe they'd have to start making decisions faster in order for it to happen.

My educated guess...maybe Feb. 2011?

but it's all just speculation

What about the colour of the glazing on the tower? According to the latest rendering on the revamped website, it appears to be a blueish-black.

Sorry, that's one thing I'm not priviliged enough to know :)

I'd say the rendering that looks real life with the view from the TD tower base should be pretty close.

on another note, the proposal for the "Georgia hotel" sign at the corner of the building looks pretty cool

Right about the time I pack my bags and leave vancouver for good. It's like my presence in the city has been slowing construction. I suppose metrotower 3 will suddenly shoot up as well after I've left, although that's seriously wishful thinking.

Agreed. Look no further than One Wall Centre. Sleek and uniform on the bottom floors then up top you get the ugly "gap toothed" look from people's curtains in the the clear glass used above. How or better yet why the city thinks that clear glass is more esthetically pleasing is beyond comprehension. It is also not any less obtrusive as some would like people to think.

this job is very political. I am a little afraid of pointing myself out, and saying something I shouldn't, then putting my company in the line of fire on site.

I'm happy to shed light on the job itself, but not willing to point out it's faults.

I know there is a cafe going in at the corner of Georgia and Howe. starbucks maybe? but that's purely a guess.

other than that, there isn't any stores at street level. There's a restaurant by David Hawksworth going on Georgia st. This construction hasn't really started yet, so I'm not sure of any details with this.

poured floor of 42 today, so 8 more with mechanical. We switch now to a 7 day cycle as the building pulls back in, but the balcony continues out. (harder to form for concrete). looking to finish early January for main structure.

Not really, if you look at the buildings built within the last two decades the towers are always staggered with 360 degree windows.
