Eight funds vie for half of Millennium

At least eight overseas and local funds are in talks to buy two of the four towers of the Millennium Residence luxury condominium, according to Suchad Chiaranussati, one of the project's investors.


''We are considering whether to sell or rent them,'' he said. ''In any case, we aren't in need of cash because the project is a direct investment by Recap Investments.''


Recap, a Singapore-based investment fund, invested in Millennium Residence through MR Sukhumvit Ltd in which it holds 49%, with the balance controlled by Mr Suchad.


Mr Suchad, who is also the managing director of RE Singapore Consulting Pte Ltd, Recap's consultant, said the 9.5- billion-baht development would have four towers. Two of them, with a total of 302 units worth four billion baht, were launched for sale in mid-2006.


To date, 150 units of the two towers worth two billion baht have been sold. The construction of all four towers started in June last year and is scheduled to complete by the end of 2009.


With a total of 604 units, the project is located on a 13-rai site on Soi Sukhumvit 16. Unit prices start at seven million baht and range up to more than 100 million baht, or 110,000 baht per square metre.


''These will be the first condominium towers in Thailand to use a stainless finish on the outside, which will give them a newer look than conventional all-concrete buildings,'' he said.


Recap entered Thailand's real estate market two years ago, spending 10 billion baht on two projects. Apart from the Millennium Residence, it paid four billion baht to acquire the Jungceylon shopping complex and hotel in Phuket last year.


Mr Suchad said 90% of the retail space at Jungceylon was now occupied. Its 435-room hotel will open in September, with 235 rooms available initially. All rooms will be available under the Millennium brand in December, with the targeted average occupancy rate of 70%.


''As an investor, we view that Thailand is not exactly an ideal destination right now due to political uncertainty,'' he said. ''But at the same time, this unfavourable sentiment provides rare opportunities such as better prices or safer deals, particularly for investors who have confidence in the country in the long run.''


Mr Suchad also invested in the Exchange Tower office building at the Asok junction in which he holds 61% and Singapore's City Developments Ltd (CDL) 39%.


The building now has an occupancy rate of over 75% with rental rates between 725 and 750 baht per sq m per month.

Very impressive and very modern. I like it! I calculate the very lowest priced apartment at US$195,000 and the most expensive well over US$2,500,000 ... quite expensive! (if my calculations are correct that is). It depresses me that dear old Krung Thep City has gotten so expensive.

i love the way of atkins thingking about urbanism context in the building design. i can see at ground floor level, where the architects lifting the building and give the people huge space to breathe. i thought that's a good point to give a respect to our world land..
