I love the downtown park. Very cool. and that walking bridge is so cool, as well. Downtown is very nice and continuing to become even nicer. A lot better than downtown/mainstreet Columbia.

This morning a judge ruled in favor of Hughes and the City of Greenville which means the ONE/Washington Square development can now proceed forward. A petition was signed by by 52 downtown retailers in support of the project which definitely helped favor the court's decision. Also, the site grading permit for Brasfield and Gorrie (general contractor) was approved on August 19th which means construction can and will probably start immediately.

Bookends phase II/Washington Station will be starting construction the first week of October. Financing/lending is being provided by First Tennessee Bank National Association.


Two new corporate headquarters for downtown Greenville:

Several companies recently chose downtown for their new corporate headquarters. Wireless Communications, Inc. purchased 105 East North Street. The 15,000 square foot office building will add some 30 corporate associates to the thriving and vibrant Downtown Greenville community. Wireless Communications owns and operates 23 stores in the Upstate and Midlands of South Carolina and Northeast Georgia, including its flagship store at 103 North Main next to Piazza Bergamo.

Another new company for downtown is Proaxis Therapy, who recently purchased the "Bergamo Building," located at 103 North Main Street. Proaxis Therapy provides advanced physical therapy services focusing on creating positive outcomes for their clients. The company began in 2004 with two employees and one clinic and has grown to more than 120 employees and 13 clinics in Greenville, Spartanburg, Pickens, and Anderson counties. Proaxis Therapy plans extensive renovations to the building. Other building tenants include The Gathering Spot, Verizon Wireless (owned by Wireless Communications, Inc. mentioned above), Wish, and Enwright Associates, Inc. Architects, Engineers, and Planners.

The City of Greenville extends a warm welcome to these new corporate headquarters!

A bookstore has not been announced for the project at this time. That's not to say one couldn't announced in the future though.

What's this about an unveiling of the second tower next month ?

According to a news article in the newest issue of the Greenville Journal, the second tower is slated to go to the Design and Preservation Commission for approval in October. It is not up on the city's website yet though. Tenants for this building are slated to be announced next Friday also. The city could be waiting until this day before posting the application on their website.

What are you guys talking about? Bookends phase II is not a parking garage and doesn't even look like one. Instead it connects to a current parking garage already built on site. 7 stories tall in all. Totally separate project from ONE/Washington Square also.

1:30pm...guess I can spill it:

CertusBank to expand by 100,000 square feet than what was originally announced. This addition will be located in the second office highrise or phase II of the development which now has the green light to move forward pending DPC approval. LOVE that it's a major bank expanding their HQ over a downtown relocation. Keeps the vacancy rate lower and adds even more high-paying jobs to the downtown scene.

The Greenville Journal is reporting that the USC Moore School of Business will be locating downtown in January 2012, five new apartment complexes will be under construction downtown by the end of 2012, and a high-end national retailer has signed a lease for ONE.

Greenville New Markets Opportunity ("GNMO") LLC announced today over $18.5 million in below-market financing for Project ONE, a mixed-use development located at the corner of Main and Washington Streets and developed by Hughes Development Corporation. An IMPLAN analysis predicts Project ONE will provide 544 direct, indirect and induced temporary jobs during the construction period, and 672 permanent jobs created and retained during operation. New major mixed use renovation/development project within the Hyatt Regency complex was officially announced earlier today. It will be called NOMA Square which is short for North Main. Several tenants were unveiled also which include Orb Lounge, Roost Restaurant, Greenville Waffle Company, Studio 220, and Max's Library. I know it's old news, but when I think about it, I dont like bookends because it doesn't have enough trees. Trees are something that made Greenville special

New member here. I just wanted to comment on the usefulness of the construction updates here. My family might be making the move from Columbus, OH to Greenville for a business to be located in the One project and these construction photos and updates have been very interesting. Thanks for taking the time to post them.

Hey another new member. Though I can't really say that because I've been following this thread for about 6 months now. :) I grew up in Greenville and have lived in Texas and Hawaii for the last 8 years, but have followed the happenings in Greenville since I left. So anyway I'm really glad to have such prompt updates on all the cool things going on back home. Although I have been itching for a new photo on One for a while...lol.

Tom Croft, the Croft Co. Inc. owner, plans to build between 98 and 110 units at 121 Rhett St., which sits next to the Riverplace mixed-use development on Camperdown Way, developed by Hughes Investments.

The complex will have a pool, exercise facility, rooftop terrace, club room and the potential for a few retail spaces along Rhett Street. The residential component is not contingent on retail.

The apartment complex will mainly have one- and two-bedroom options, with some three-bedrooms mixed into the plans.

If approval is granted, Croft expects to begin construction this summer and open doors in the first quarter of 2014.

On pace to be the best downtown in the state. ^^

Now surely downtown Greenville continues to be an impressive work in progress, but it could never replicate the timeless beauty of downtown Charleston which has evolved over the course of three centuries and is much more expansive and densely developed than any other downtown in the state. To be fair, it could be argued that downtown Greenville has the best concentration of contemporary urban development in the state, but the title of best downtown is an extremely tall order in a state that includes Charleston--even ten years from now.

I'm not knocking Charleston, believe me. I go there, a lot. However Greenville has a lot more land/space and easier building codes to allow faster progress for developers. Along with a continuing ever-expanding metro. And that is keeping in mind the context of the question above. Charleston has the rich history, yes, and the waterfront, yes,... but Greenville, despite the recent economy fall of 2008, has continued growth downtown and the city sits between two major cities: Atlanta and Charlotte from I-85. Much more traffic. Charleston is in it's own little world, cut off from a "continuous flow". Yeah, there's HWY 17, but.... It's I-26 then the water. I'm not knocking Charleston's beauty and port advantages, but we're talking what city could be the best perhaps in the "next ten years". As much as I love Charleston with all it's beauty and great food and rich history, Greenville, to me, offers a much more attractive demographic. And Charleston is WAY more expensive to stay, eat and play. When I think "Charleston" I think: great low country food, Ravenel Bridge, Market Street and King Street and water. When I think of "Greenville" I think great southern food, Reedy River Park, Main Street and the mountains.
I like both cities a lot. I like both downtowns, a lot. However, I just see faster growth in downtown Greenville. And, lol, if there is ever to be a "new tallest" in the state, Greenville will get it way before Charleston does. Right now the iconic building for Charleston is the Ravenel Bridge. With good reason, too. It's beautiful and tall and wide and catches your eye in the Charleston skyline. Greenville has a long way to go to even come close to Charleston's international appeal, but it's wouldn't take much. From what I see in Greenville, things are moving forward constantly. A lot more than I could ever say about Columbia. I mean, I live with in 25 minutes of Columbia and still choose to go to Greenville instead. Why? Greenville offers WAY MORE. No contest. And why is that? ...... :D LOL, in fact, I just got back from Greenville. Ate at their restaurants and bought their products from their stores. And it's a 50 minute drive. Charleston is over 2 hours away.

Most of this has very little to do with becoming the best downtown in the state over the next 10 years which is what you said. As I stated, Greenville is making impressive gains downtown, particularly for a city that wasn't as historically prominent as Charleston, but it will take several decades, maybe even a full century, for it to have the full buildout and urban density that downtown Charleston offers and that's just if downtown Charleston doesn't add any more development in that time period. Downtown Greenville has more potential for faster growth because it's not as developed as downtown Charleston. Charleston is more expensive to eat, stay, and play because it's a more popular and desirable destination. And of course Greenville would be more apt to get a new state's tallest; Greenville doesn't have height restrictions while Charleston does. Now when we focus on the metro areas as a whole, that's a different discussion, but I specifically responded to your comment about "best downtown." You're partial to Greenville and that's fine. I like all the major metros in SC and am a little more partial to Columbia myself, but being totally unbiased here, there's absolutely no way I could say that any downtown in SC would be on track to be the best over downtown Charleston within the next decade.

As far as Greenville offering "WAY MORE" than Columbia, I definitely disagree. Obviously there are a few things Greenville has that Columbia doesn't when it comes to retail and such (and vice versa to a smaller degree), but it's not a drastic difference whatsoever and Columbia is closing that gap pretty fast anyway with recent gains in retail destinations; it's not like we're talking about the offerings of Charlotte compared to the offerings of Columbia here. But we digress.

In the Greenville market, the downtown apartment activity is bustling. Hughes Investments recently delivered the Riverwalk at Riverplace, a mixed-use development that consists of 44 units as a New Markets Tax Credit deal. Davis Property Group’s 100 East project consisting of 48 units will boast a rooftop pool. Both are reported to be fully pre-leased and are good indicators for what current apartment demand looks like in our rapidly changing market. Subsequently, there are two new proposed developments with no less than 300 units combined now pursuing the downtown area.

That looks good. Hope the final product looks as good as the renders. Can't wait to hear more about these other buildings hoping to find a home downtown. 300 units should require some decent height...:)

Apparently an out of town developer with deep pockets is planning a large apartment complex on Rhett Street in downtown Greenville that will be revealed sometime next month. This is in addition to the Croft project that was recently unveiled and two Hughes projects. Oh and can't forget about this either:

In the latter regard, the company has “for some time been sniffing around” Greenville for opportunities to build apartments and has in mind “a larger project that would add a meaningful number of units to the downtown market.”

But nothing is imminent, he said. “We are working on a couple of locations, but we’ve been chasing this for three years. That’s the nature of the commercial development business.”

No clue on the number of residents downtown. Chicora project was approved earlier this month while Rhett at Wardlaw project is rumored to be approved next month. The other ones are still a ways off probably.
