Tmac August 21st, 2007, 05:40 AM The Jamuna Future Park is a mega-shopping complex cum commercial centre with a total floor area of about 4.20 million square feet and has three levels of basement carpark to provide about 2,800 parking bays. When completed it will be the largest shopping mall in Dhaka. The structure will house a shopping mall, movie theater, 5 star hotel, a private TV station, etc.

tanzirian August 21st, 2007, 06:22 AM Nice starter compilation Tmac. Does anybody know when it's supposed to be complete? Things seems to have progressed nicely despite corruption troubles of its owner, but I would be suprised if the interior is finished this year. My prediction...at current rate of construction...middle of next year.

-Located on Pragati Sarani, Jamuna Future Park is projected to be the largest shopping mall in Asia. Undertaken by Jamuna Group, the complex will not only be a shopping mall, but also this will include commercial space, theme park, hospital, theaters, TV station and others.
-Total construction area would be 450,000 square-foot. Cost of the project is estimated at more than Tk. 1000 crore (US$ 167 million).
-The total cement requirement of the project is estimated at 120,000 MT. CEMEX Bangladesh is currently the exclusive provider of cement in the project.

mirzazeehan August 21st, 2007, 09:21 AM Nice thread Tmac!From what I can see in the google earth pic of the mall,it is all set to have Five big Domes.Hope they make each part of the mall unique and diifferent from the other in terms of decoration and architecture-much like the Ibn Battuta Mall in Dubai which has got five parts based on the architecture of five countries.

Or are there to be entrances on multiple sides? If we can go by the computer rendering, there will be some lawn area in front, but the Google Earth view shows the building hemmed in by other structures or trees...so some of that may have to be cleared.

This is how the place should look after JFP is completed.The rendering below also suggests that all small sized structures in the surrounding areas will be removed before the mall opens.

Tan,I am not sure if they still plan on building the exact thing in the picture.But JFP was always supposed to consist of one Mall,one 5 star hotel,and one world class hospital...so I guess the two buildings on two sides of the mall will be the hotel and the hospital.Small structures will surely be removed from the area,and from the front of the mall as its a huge project,and cannot afford to have those around it.

Hi to you too! I doubt that a shopping mall, in and of itself, will attract any tourists to Dhaka (after all, this isn't Dubai)...but I am sure that tourists already in Dhaka might stop by for a look-see.

Hi,
That would depend entirely on the retail stores, items, prices etc available in this mall. Also, they would need to advertise in other SE countries to attract tourists. Generally BD lacks poor image abroad compare to many neighboring countries even after having similar or better infrastructures.
There is another very big shopping mall (biggest in SE) in Dhaka and foreigners like it. But I don’t know if anyone would visit BD just to shop in that mall.
You can find info about that mall in other sections of this forum. The name of that mall is “Bashundhara” mall. Just to give you an idea how big that mall is, a Canadian diplomat based in Dhaka commented that it was one of the biggest malls she had ever seen in all the countries she had visited over the years!

Yes, BD may have image problems, however if the tourism board works its butt off to promote this + Bashundara City, you guys may see an image improvement...and tourists. Also, with BD's somewhat low PCI, it may be possible for Dhaka's new megamalls to sell stuff at lower prices than the ones in SEA, which will in turn increase tourism.

tareq79 November 4th, 2007, 07:48 AM JFP is so massive that you need wide lenses to cover the whole of it.
The miserable road seen in first few pictures is the only/main approach road to Basundhara R/A. I wonder how congested that road will be in future when all the plots of that R/A get occupied.
This is true for all the housing projects in Dhaka, they make a narrow approach road but keep expanding the housing area.

South Asia's largest shopping mall to be delayed by two years

The opening of South Asia's largest shopping mall, Jamuna Future Park, would be delayed by at least two years due to slow pace in construction during the last 15 months, a top official said.
The country's biggest private sector infrastructure project having a total floor area of 4.20 million square feet was scheduled to be completed by 2008 as per the initial plan, said project director Syed Lutfi Ali.
"But due to slow progress in interior decoration and various factors, it will take at least two more years to make it fully functional," he said.
When completed, the Future Park situated near the city's posh Baridhara residential area will be at least five times bigger than the Bashundhara City, presently the largest in the country.
Project officials said the mammoth project would cost more than Tk 20.00 billion.
Three under-ground floors of the nine-storey building complex will be used for parking of 2800 cars. Four of its top six floors will be used for commercial shops and one for restaurants, amusement and health clubs.
The top floor will be used for offices.
"Nearly 60 per cent of the project has been completed. The remaining works are mainly interior related." Ali said.
The Jamuna Group is now implementing first phase of the project. A five-star hotel will be built in the second phase at the same site after the opening of the shopping complex, he said.
The project director did not say the reasons behind the delay. But officials of companies linked with the project attributed to the regime change in January 2007 to the slow pace of work.
Nurul Islam Babul, the chairman and owner of the Jamuna Group, which is building the shopping mall, was one of the few businessmen detained by the military-backed government on corruption charges immediately after it took over.
He was released in February this year after nearly a year in custody.
Officials said they are expecting a momentum in activities with the release of their chairman.
The physical infrastructure of the nine-storey complex was raised two years back.
A leading Chinese company- Shenyang YUANDA Aluminium Industry Engineering Co., Ltd- completed outside glass fitting and aluminium works of the huge complex by late last year.
Sources said the glass fitting and aluminium works alone cost Jamuna at least Tk 600 million.
The group has hired Durham-Bush, Malaysia for the design and balancing of air conditioning and mechanical ventilation system of the shopping complex at a cost of US$ 16.5 million.
After the completion of the ventilation system, the group will start electric works.
The Future Park will have laying escalator, which is also the first of its kind in the country, on four-floor shopping centre to facilitate speedy movement of thousands of visitors at a time.
Unlike single dome in Bashundhara city, it will have five mammoth domes, fountain and attractive lighting work inside the complex.

You know, this problem of (business) operation coming to a halt if/when the "owner" is not in th picture must be a Bangladesh phenomena. Why does the government allow private businesses to become very large with some reglatory safeguards for such occurances? Doesn't it become a great burden for the government and the entire country in general, when a very large privately owned business that employs thousands of people, has deep pockets as well as large debt, when the company nearly goes under only because the CEO becomes incapacitated (manmade or otherwise)? No wonder the government shall very little choice but to set them free even if they are guilty!
A well structured company is supposed to be on "auto-pilot", people may come and go but the organization endures, continues.

The giant glass and steel arch hangs like an upturned smile above the concrete and scaffolding, each day welcoming hundreds of construction workers and prospective store holders into the cavern like atrium of what is claimed will be Asia's biggest shopping centre.
No, this monster of a building is not on some retail park on the outskirts of Shanghai, or Kuala Lumpur, but in Dhaka, Bangladesh. And whether or not the claim of its Asian predominance is true, the sheer scale of 'Jamuna Future Park' cannot be questioned.
Standing in the entrance of the nine story building with sunlight cutting down through the glass ceiling, Future Park's designer AJM Alamgir can roll off a list of staggering figures as testimony to its scale.
So far more than 5.5 million bricks, 40,000 tones of steel, 2 million bags of cement and 3.6 million cubic feet of sand have been consumed in its construction. On average 1,200 workers are busy on the site each day and when completed there will be 4.5 million square feet of shopping, entertainment facilities and offices.
It is the largest ever private infrastructure venture, and will be three times the size of Bashundhara City, the country's current number one shopping mall, according to the Jamuna Group.
With space for more than 4,300 shops, a food court, children's theme park, cinema halls, an exhibition centre and offices the centre's total yearly turnover will be around TK16,000 crore, according to Nurul Islam Babul, chairman of Jamuna Group.
“It’s not only the biggest in the country, I must claim that it is the biggest ever shopping mall project in South Asia,” said Babul.
But getting it built has not been easy. Work started on the site in 2001, but political disputes delayed development. In February 2007 Babul was seized and sent to Dhaka Central jail, accused under the emergency power rules of anti-state activities and land grabbing. He was released on bail in December and is unwilling to comment on the accusations or the reasons for the project's delay.
At present around 80 percent of work has been completed and the aim is to open the first phase of the complex by mid 2009 with 140 escalators and 42 lifts still needing to be installed. A second phase involving the construction of a hotel and hospital will come later.
But will there really be enough customers to keep the 4,300 shops going?
Babul has no doubt. “When I dreamed of such a big venture, I considered a place which must be surrounded by areas that would be able to provide customers for Future Park.. I think this is the right spot.”
The centre is well located for most of the more affluent parts of the city, Gulshan, Baridhara, Uttara, DOHS, and Banani, he said, adding that “Its population density will encourage the prospective shoppers to become a part of the country's biggest business centre.”
The centre will have parking spaces for 5,000 cars and is surrounded by a 26 feet ringroad in order to allow customers to bring their own vehicles.
Babul also insisted that Future Park, with its entertainment focus ranging from restaurants to karaoke and bowling lanes to swimming pools, would attract non-shoppers.
“The park should not be considered a mall only, it's a city where you can find whatever you want for passing a day time.”
One common question asked is about power supply, but Babul said power supply is not a problem. “We will supply uninterrupted power to the mall by setting a 40MW private power plant inside the area.”
Bangladeshi engineers have already proved their skills by developing huge projects around the world. For example, everyone can recollect the name of Fazlur Khan, a Bangladeshi structure engineer who designed the Sears Tower in Chicago.
But here in Bangladesh it still comes as a surprise to many that a local engineer, such as AJM Alamgir is behind such a huge project as Future Park. Indeed Alamgir is involved in several of the major developments going on in and around Dhaka at the moment such as the Unous Tower at Motijhil, Silver Tower at Gulshan, and North Tower at Uttara.
Yet sometimes it is difficult to remain engaged in such a long running project as Future Park. “Sometimes I feel a little bored. But when I realize this project is likely to be part of history, any reluctance I have turns into enthusiasm,” he said.
It's a feeling echoed by Jamuna Group's Babul. “I will not be alive forever, but the 18,000 tones of concrete used in the Jamuna Future Park will make me immortal,” he said smiling.

This means that work has again gained some momentum. If it is ready for store possession by Fall 2009/ Spring 2010 -- then I think parts of it will be ready for Mirza's pictures way before then...We all want interior pictures as soon as they're ready.

Architecturally these new malls are great, but they seem to lack the interior decor and ambience I see at good malls here in the states. All in time I guess.

Actually, I haven't seen that in the malls in some SE Asian countries like Indonesia, Malaysia, the Philipppines, either. All the razzle dazzle is on the exterior (structure), inside they have no ambience, no identity.

Completely off topic, but tan, do you agree that all malls in the US more or less look the same? I think malls in London have more class (e.g. places like Blue Water - don't know if you've been there or not).
But yes, malls in Dhaka honestly need to step up a gear, with respect to the quality of our departmental stores. We need better quality retail outlets. One good example would be the new flagship Westecs store at Suvastu Imam Plaza on Gulshan Ave. Everything including the choice of music seemed fairly sophisticated to me.
Another interesting piece of news on the retail side is that Nokia is apparently opening five stores using it's global concept. I don't know if anyone has seen the store they have on the 5th floor of Bashundhara City - stands out amongst the other shops.

No, I wouldn't say that. Certainly there are plenty of generic malls but many nice ones as well. Here are two nice examples from my current home town:
The first is an outdoor mall where I like to hang out on the weekends cause they give free concerts and such...the arrangement is not unlike that of our very own New Market, just nicer....Dhaka could consider having more outdoor malls like this. The shops are air-conditioned but there are also covered walkways with ceiling fans, meaning if it is too hot or rainy you can just walk along those, and not get wet or uncomfortable...at the same time when weather is good you can sit outside.

I agree that there are many malls in the US, mostly in the middle of the country, that appear to be similar in architecture and structure but there are plenty of these with diversity in concept, style, and decor, like the one(s) in Tan's home town. I found most of them to be located in Florida, southwest and west of the country.
In Bangladesh, I think they should come up with their unique designs that is in keeping with "Bangladesh" theme. While I have no idea what that theme is, or could be, I am sure there are many creative designers in Bangladesh who could come up wth a theme.

Easy enough...take for exampe the first mall I pictured. This is designed to look like a South European village...with Italian or Spanish type details. These details could easily be substituted with a Bengali-Mughal or even Moorish-Mughal hybrid style. Clearly the money exists since they are building such impressive structures as JFP. There are pitfalls though with the open plan...if open access it could easily get crowded with beggars, touts and the like which would diminish its appeal. There are alternatives though...for instance another very nice mall not too far from me, is built around a long open rectangular courtyard, with shops around the periphery. This could easily be transformed into an enclosed compound, but still have the outdoors.

While states like Florida will as Towhid bhai says have more exotic malls, nonetheless the interiors of average malls in average places can be quite nice too. For instance there were a couple of covered malls where I was previously living in Columbia, South Carolina that are nothing special, but nonetheless have what I think of as inviting, well decorated interiors...I have no pics or else I would use these as examples. Columbia also has outdoor malls but the problem there is that unlike the one on the last page it does not have covered walkways...which means you get wet if rains going place to place. As you noted though West Palm definitely has a fancier assortments of shops and restaurants.

Seriously, Dubai has become a construction paradise. Everything looks so artificial in that city; it lost it's heritage and identity.
Back to our country, I wonder if they are working on the interior. It's hard to spot any indoor activities from outside.

That's a myth, Mirza. Unless one makes over 200k/year, one is as good as a day laborer in Bangladesh. On the average, you pretty much spend whatever you make. Those who are employed in the middle east, now they are the ones who are loaded!

Jamuna Future Park, which is said to be the biggest shopping mall and entertainment complex in Asia, will kick off its sales campaign in December with a plan to open it for public by July 2010.
Sprawling over 33 acres of land in Baridhara, the park won the clearance of the city development authority, known as Rajuk, on October 21 after a six-year long legal battle.
One of the key objectives of the establishment of the park is to reduce the number of people going abroad for shopping and treatment, Nurul Islam Babul, chairman of the Jamuna Future Park, tod a press conference in Dhaka yesterday.
It would rather attract foreign businessmen and tourists to Bangladesh, he hoped.
The park's projected annual turnover is Tk 40,000 crore.
Babul said space at the park would relatively be expensive, with each square foot costing up to Tk 60,000.
“Small vendors will not be able to afford a shop at the JFP as it will be meant for higher and higher-middle-class people,” he said, expressing his high hope that the gorgeous park would escalate the economy of Bangladesh.
“As the twin tower has improved the image of Malaysia, the world will know Bangladesh by Jamuna Future Park,” said Babul.
The JFP will house over 4,000 shops of local and international brands, a food court with the capacity of 3,000 persons, a well spacious exhibition hall, a cineplex with seven hall rooms and an amusement park.
In addition, a 22-line bowling alley, health club, gymnasium, swimming pool and a banquet hall with the capacity of 500 persons will attract people from home and abroad, the journalists were told.
A five-star hotel and a hospital will be built on the JFP premises.
The centre will have parking spaces for 5,000 cars and is surrounded by a 26-foot ring road in order to allow customers to bring their own vehicles.
The JFP will set up its own power plant with a capacity of 45 megawatts to ensure uninterrupted power supply inside the complex.
An automatic system along with CCTV, auto alarm, surveillance and guard patrolling would ensure security.
Construction of the JFP started in 2001, but political disputes delayed the process.
In February 2007, Babul was arrested under the emergency power rules for anti-state activities and land grabbing. He was released on bail in December.

"Foreign aid" is essentially a form of loan from one nation to another. In that sense, most of the "developed" nations have a higher debt burden than countries like Bangladesh. The US economy, for example, has been propped up for the last decade by the Chinese in the form of buying up US debt. The enormous leverage on top of that has led to the virtual collapse of various markets. In comparison, the Bangladeshi economy has much lower leverage and a much higher growth rate. This mall and the various others coming up are a natural consequence and a sign of the times. The world is a very different place than what JX is used to and probably would like to see. It doesn't change the reality.

Lolz, you would be surprised; I first didn't believe it. Let's say a begger in the streets of Dhaka asks someone for 1 taka. Now Dhaka has around 15 million people or so. The chances of someone giving a begger 1 taka, or may be 2 taka, is very likely since the amount is very small. Now if that begger asks a certain number of people all day and Dhaka is congested with people then he'll surely make a good amount of money. The minimum wage in the US is about $5.50/hour with 8 hour shift minus taxes it comes out to be around $31.
And even as a raised Bangladeshi-American, I know the poor Bangladeshis are a lot smarter than a lot of Americans here.

I don't think this is the frame of mind most of us should be in.
Rather we should think about how building a 'god damn mall' can give us more experience to build better 'god damn' structures overseas -- thereby giving some of the unfortunate poor some work and money so they can forget the foreign aid (who are really sucking us dry in the name of developmental aid -- there are so many 'god-damned' clauses in the loan packages that the aid is actually reversed sometimes).

Talk about giant Leaps....14 years ago,I remember my siblings discussing how amazing it is that Calcutta has an AIRCONDITIONED shopping center,cause at that time,we did not have any such AMAZINGLY COOLED place,haha.Then the retail boom starts,small to medium sized modern shopping centers pop up like mushrooms all over Dhaka.And then 4 years ago,we build Bashundhara City,South Asia's largest Mall.and Now...the WORLD'S 4th Largest mall right here in Dhaka is all set to open next Year:cheers:..Now thats what I call "Boooom! Bangladesh style"
If you ask me,thats what I think will happen in to skyscrapers scene too.We have been building hundreds of 20 storey buildings all these days,and we are doing that too..but all of a sudden..I think some people will come up with super talls that may surpass many of the ones today.Lets hope we keep on booming:cheers:

If people visit BD for the sake of a bridge or a mall, that would be awesome, but I doubt that is likely to happen. If I were someone who wanted to promote tourism in BD, I would restore work to restore and conserve our historic monuments, and protect our natural areas (Sundarbans, southeast coast, Chittagong Hill Tracts) from overdevelopment. Additionally, promoting local arts and culture as well as venues for showcasing these, would be more my priority, together with improved tourism infrastructure (accomodations, transport, etc that cater more to tourists).

Well bro people may not necessarily come to Bangladesh just for a bridge or Mall, but the combination with natural scenic sites is the key. I mean lot of foreigners know that Bangladesh has Sundarban and Cox's Bazar, but they are afraid to venture in since they think that we don't have any infrastructure, no proper accomodation or other city activities.
If we can promote 5 star hotels(Radisson, Westin), great communication system across the nation (will be shown by Jamuna and hopefully Padma bridge), world class malls (Bashundhara, JFP) along with amazingly beautiful places like Kuakata, Sundarban and Cox's bazar, our country will be an instant hit! Not to mention heritage sites like Mahestangar, Ahsan Manzil and Sonargaon.

Is it that the truth! As most (average) Americans don't get around much, such is their (collective) assumption. Case in point:
A former colleague of mine, married to a Korean is going to Busan, South Korea, where his wife is from, shortly, along with their two children and grand kids. While we were chatting, John tells me that his kids have hotel reservations and that they might have to stay with them. I asked why did his kids book hotels? He told me that his daughter couldn't do without her "creature comforts", so just to make sure. His daughter has never been outside the continental US. His Kroean wife comes from a very large and well do family. I told him that he may be socked to see that most of the homes of their relatives would probably appear like palces to him.
But to return to the topic at hand, Cox's Bazar has quite a few decent accomdation facilities by now. What is missing is advertisement to the world, that we are here, on the map, and open for business, and that we are just as good as Bali, Goa, Phuket, Pattaya, yet cheaper.
The sunderbans are of course, a different story. I'd rather leave it alone and not develop it for habitation (for hotels and such), out of apprehension, so as not to upset its delicate ecology. I'd rather develop Barisal and Khulna, and take tourists from these places by boat to the Sunderbans.

Guys anyone can edit a wikipedia page, and delete things as well. You just have to make sure the idiots who deleted the information get tired of deleting them. We need to keep re-posting the accurate information about Bangladesh-related pages. Just make sure you know how to edit Wikipedia pages. It is a special skill -- like editing HTML.
I've seen that there are plenty of people who have nothing better to do than denigrate a country by posting useless inaccurate half-truths about it within a Wikipedia page.
